I am leaving Cortland Bayport after over 3 years and have really enjoyed my time here. A large part of this is the staff, both the excellent front office staff and the army of same-day-service maintenance crew. The apartments themselves have modern kitchen counters and flooring. I have a 2 bedroom and a bonus room that was perfect for my office, a screened-in balcony, and walk in closets. There are plenty of plusses. The gyms are always clean andwell stocked with equipment and weights. The pools are a good size. They have lakes and canals surrounded by oaks so you can still take beautiful walks during the cooler hours of summer. It's not far from a Walmart, a Target, and I even enjoy going to the large thrift store across the street. It's sad that I am leaving but I wanted 3 bedrooms and a garage and those are limited here and more expensive. I highly recommend this place.

Living at Cortland Bayport has been a wonderful experience. The property is beautiful, clean, and very well cared for, but what really makes this community stand out is the people who work here. I especially want to recognize Lady and Asley for always being so welcoming, attentive, and helpful. Their professionalism and positive attitude make a real difference and make residents feel valued. The maintenance staff also deserves a lot of credit—they are efficient, dependable, and do an excellent job keeping everything in great shape. Another thing I really enjoy is the effort the team puts into building a sense of community. The recent pool event was a perfect example. The community is very well maintained, the amenities are in excellent condition, and you can really tell that the team cares about creating a welcoming environment for the residents. We have never had such a positive experience moving into a complex! The last place we lived was a complete nightmare (that property was actually previously managed by cortland and now is not, and the difference shows) and this complex has been night and day, we could not be happier with the move. Pauline was absolutely amazing from the tour to move in day. They are so fast to respond to anything, if they don’t answer the phone right away they either call or text back shortly after. Any questions were answered so quickly and Pauline checked in with us multiple times to make sure everything was going well, she even drove us to the apartment the first time to make sure everything was good! The property is beautiful, amenities are awesome, and apartments are so spacious and nice for a low price compared to other ones in the area. We just signed a 15 month lease and are already talking about wanting to renew. No complaints!

Great property with an even better team! They helped us on multiple occasions that most places would not even bother with and we felt very accommodated. Maintenance was always super fast and friendly, pickleball courts are awesome and the access to the water was a plus as well. Definitely recommend you consider this complex!

I’ve genuinely loved living here! The leasing staff is always incredibly kind, welcoming, and helpful whenever I have questions or need assistance. The maintenance team is also amazing. They’re very responsive and quick to fix anything that comes up, which makes such a huge difference. One of my favorite parts of living here is the amenities. Having multiple gyms and multiple pools gives you so many options and really makes the community feel luxurious and convenient. I also absolutely love the canal views. It creates such a peaceful atmosphere and makes coming home feel relaxing every day. The location is another huge plus. It’s perfectly situated for commuting, whether you’re heading toward Oldsmar or driving down into Tampa. Having that flexibility makes getting around so much easier. Overall, this has been such a great place to live and I would absolutely recommend it!

Attended the high tea event, it was so lovely. Beautifully decorated with flowers, three-tier sandwich and dessert trays, and several tea options. I've lived here for 3 years and I can't say enough to justify how efficient, friendly, kind, and professional the staff here is. The community itself is beyond beautiful and cozy, the gym has everything you need for a full body workout, there's three different pool areas, and the maintenance upkeep is top tier. Handyman Cristhian especially stands out, as he seems to always be involved with any work that needs attention on the grounds and is known for being very friendly and attentive to all the tenants. All in all, Cortland Bayport is a vibrant community, filled with tons of amenities to support any lifestyle and help you feel right at home. Would recommend to anyone, especially families with pets!

I recently moved in and have had such a wonderful experience so far! Jen and Sandra both did an incredible job welcoming me to the community; they were so kind and made the entire move-in process feel seamless. I also have to give a huge shout-out to Iliev and the entire maintenance team. He has helped me tremendously, even with the smaller things like replacing lightbulbs, and he is always so helpful and professional. The only small suggestion I have is that the amenity rooms are starting to feel a bit outdated, and the jacuzzi hasn’t been quite hot enough to enjoy lately. It would be amazing to see those areas refreshed to match the rest of the beautiful property! Overall, I am very happy with my decision to move here. Thank you all again.

I just moved in and as I find small things that need to be fixed with the appliances they come quickly and do a great job. They are also very nice.

Apartment hunting has been so stressful! No place is perfect but Kelly went above and beyond to make the touring process a bit easier. I looked at many complex's before moving here. This place had it all. Gyms. Pools and dog parks galore. The office team is the best. They put on events every month and are very dog friendly. Every neighbor has been so nice and friendly! I highly recommend living here. They also have BBQ grills. Pickleball. And tennis courts. UPDATE: after being here a year, I still can say that the team is still wonderful, we love coming in for coffee and enjoying all the community events. Pauline and Sandra are amazing.

I’m on my second renewal, mainly because the property management and maintenance can’t be beat. The community is well maintained and any maintenance issues are usually resolved same day. Iliev specifically does a great job. I appreciate the timeliness, effort, and commitment.

Currently living at Cortland Bayport and wanted to take the time to leave a review for Jose in the maintenance team. Jose always manages to complete my tickets within 24 hours- 48hours and despite with a busy schedule, always has a great attitude and a huge smile! Im been here almost 2 years and I never had any problem at all. Every time that I put a request to fix something, they come in the same day. Thank you to Leidy Leon that she’s always more than happy to help me with anything. My favorite apartment to live in Tampa. I honestly gives this place a 100%... the truth is that from the first day I decided to call to see when I could move and all the steps to follow, Leidy Leon assisted me in a unique and professional way. She was in charge of everything and the one who helped me until the end. It is a super nice, clean, quiet and safe place. I recently moved in and have had a great experience so far. Sandra helped me during the tour and through move-in. She was incredibly kind and made the process very welcoming. The complex is peaceful and well-kept, with beautiful pools and a great gym. The hallway walls were newly painted and cleaned too. This place is awesome! I lived at a Courtland property in Colorado. The staff there was not as well trained as they are down here. When I moved in there were some issues, it does happen. What really stood out to me was the speed of the solutions. That is what customer service is all about, solving problems quickly. All the employees are nice and overly polite.

I visited my son and grandchildren who live here. The community is on the water, the staff very friendly and sweet. They have suites family can rent which made my stay not only comfortable but it was quite enjoyable. The suite I stayed in was near the boardwalks along the water. It was a two bedroom suite very spacious. My grandkids and I had a sleepover at my suite and had breakfast on the canal. It was beautiful and a great value. I it was nice to be able to cook for my family in my own kitchen. look forward to visiting soon and hope to move here one day.

Update 10/25: Our Ac went out at 6pm today and my wife called the emergency line. Jose from maintenance was here at 6:10 with a warm amile and our AC is back up and running less than 30 minutes from our call. Impressive. So glad we found this place. My family recently moved into the Cortland Bayport apartment complex and I couldn't be happier with my decision. From the moment I walked in, the staff was incredibly friendly and welcoming specially Ana and Jennifer, they made the leasing process a breeze. The amenities are exceptional - from the sparkling pool to the state-of-the-art fitness center, everything is well-maintained and easily accessible. The apartments themselves are spacious, modern, and filled with natural light. The location is also perfect - close to shopping and dining options, yet tucked away in a quiet and peaceful neighborhood. Overall, I highly recommend Cortland Bayport for anyone looking for a luxurious and convenient living experience. Five stars all around!

I love my neighbors and the events the community puts together. Food trucks every week and always doing giveaways on Facebook. Not just a complex. The Maintenance crew are the sweetest and most attentive. Office is hard to get a hold of sometimes but if you email they respond quickly. It’s a large complex 900+ so I get it. Overall happy with the team and community. Love being next to the water. Very grateful for the teams help during the recent hurricane. I was out of town and unable to bring my plants inside from my patio. Ana and her team made sure to go to my home per my request and being my plants inside. In the middle of the chaos they took my concern to heart and got it resolved. Thank you team!

I have stayed at 2 cortlands and left cortland due to a life change. Immediately noticed the difference in quality that Cortland offers and care. After a year, I decided to move back to a Cortland and a new area; And Cortland Bayport has been above all the best so far. The staff is friendly and maintenance team is beyond the best in the business. If you have any maintenance issues, they will be there either same day or next. This apartment is Huge with several pools and gyms. Very clean and recently got a paint remodel. They take pride and care for the property and most of all, the residents.

El personal que allí trabaja es muy profesional, las muchachitas de la oficina muy atentas y elegantes, todos son muy amables, cada vez que voy a este lugar me encuentro con un técnico llamado José el cual es muy servicial, me saluda con mucha cortesia y respeto. Crystalynn made choosing the apartment really easy and put us at ease! Therese did a great job making signing the lease easy and helping with anything we needed. Edit: I have been living in these apartments for years and love it! Honestly the maintenance team really is what makes this company so great. They are very quick at responding to requests. I would also like to note I was in these apartments for the hurricanes in 2024 and both me and my family (in a different unit) didn't have any flooding into the building.

No place is perfect but the team here goes above and beyond to make this place great. Location is great you have everything you need close by. On the water it is peaceful and has lots of nature. Maintenance guys are quick to come same day service most of the time. Its a big community so parking can be a little rough at times. You do get one assigned space which is nice. My space number was fading and I kept forgetting to ask them to paint it again. I came home last week and they had repainted all the numbers for my building- didn’t have to ask. Impressed!

Beautiful community, love the pools and being able to see the manatees in the morning. Maintenance is quick to respond - we love Iliev he is very nice and always takes the time to greet our dog. He comes the same day to fix things as soon as I report. Update; want to say a special thanks to Ana the general manager. She has been very understanding and helpful. Living at Cortland has been nothing short of amazing. The community is spotless, beautifully landscaped, and truly feels like home. The staff are friendly, professional, and always go above and beyond to make sure residents are happy — maintenance requests are handled quickly, and the leasing team is genuinely helpful and welcoming. The amenities are top-notch — from the pool and gym to the clubhouse and outdoor spaces, everything is kept in great condition. I normally don't leave reviews but my experience here has been one of the best. From the moment we got to the office Ana and her team were ready to help. Despite it being a very busy office everyone took time to help and answer all our questions. Even got to meet their maintenance manager who Was there on move in day to do our orientation and show us our new home. You can tell this team really cares and enjoys their work. They are smiling and saying hello. Maintenance is quick normally the same day response. They always go the extra mile and leave extra ac filters. The ladies in the office are great! They are quick to respond to any message we send in the portal. We have 3 pools to enjoy and nice walking areas. One of the best places we have lived in. Just renewed!

Lived here twice now and continue to be impressed by the exceptional service we receive. The community is everything someone can ask for - three pools, two hot tubs, two gym, etc. & well manicured. From the landscaping to the common areas, everything is thoughtfully cared for and creates a warm, inviting environment to come home to. There’s a real sense of pride here, and you can feel it in the way neighbors look out for each other and in the overall atmosphere of comfort and safety. Living here feels like being part of a small, friendly neighborhood where people genuinely enjoy their surroundings. Adding to that experience is the incredible staff support. David, in particular, is absolutely amazing! He’s the kind of service technician every community deserves—prompt, professional, and always friendly. Every time I’ve needed assistance, he’s gone above and beyond to make sure everything is fixed quickly and correctly. I want to give a HUGE shoutout to Josephine for helping me out these past couple days. I had a package from Amazon delivered to one of the lockers here, but the parcel system went offline, so I never got the email with the code or even which locker it was in. Not only did Josephine help me update my phone number in the system so this doesn’t happen again, but she actually came in on her Saturday, with a colleague, and opened every single locker until they found my package. This was a big deal for me because the package had a headset I needed for work, and being a Friday, I didn’t want to wait until Monday. I work 8am–8pm and the office doesn’t open until 10am, so it would’ve meant making an extra trip just to get it. She went above and beyond, and I’m seriously grateful for the time and effort she put in. Thank you, Josephine!

I had such a great experience touring with Jen! She was so kind, honest, and super helpful throughout the whole process. We ended up talking for so long, not just about the apartment but also about life and our kids. She made me feel comfortable, gave me a ton of insight, and didn’t pressure me at all. We are new to the community and wanted to share an experience we had just a few days ago. We returned from our vacation and unfortunately the AC had stopped working and the apartment was 84 degrees. We called the emergency maintenance number and despite it being 3am they came and fixed the AC within 30 minutes of the call!! We were so impressed and pleased we were able to get to sleep in a cool apartment! Thank you for your quick response and action in repairing the AC! Much appreciated!!

We only toured and Jennifer was kind enough to show us a one bedroom. Explained all the things that we needed. We felt this property was pretty big, and it was nice enough. The 2 things that were important to us was the rent and travel time to my job. Rent was a bit higher and traveling was too much for me. And other than that, I felt like the apartments were too small, but that’s not Jennifer’s fault. We did like that you can store a boat and rent a garage for $100 each. Jennifer did keep in touch with us with texts and sending us quotes. Nice location by the water. Just not for us. If you decide to tour make sure you ask for Jennifer.

Our first year of living here is completed. And after all comparing and considering we have finally decided to stay here for the next year. As in overall it's cozy and comfortable living here and our neighbors are nice people. ----------------- Previous review: After 4 months of living here I have to reduce the amount of stars. Be ready for regular extra payment in fines. You even won't be notified about the penalty, just in the sum to pay you will see an additional three-line figure. At the same time be ready to wait for your maintenance orders won't be fulfilled for weeks and even months. A/c doesn't work in the den (as they said - it's normal). Hot tubes don't work over 2 months. As pools are unheated and the water is extremely cold - there's nowhere to swim in autumn and winter. When we first arrived, we found that there was black wool, dirt and mold under the fresh paint and sealant. The dirt was in all corners and so the first week we were busy just cleaning our apartment. Been living here for 4 years and counting. Location is superb and honestly have no complaints if any are minimal things you’d probably get anywhere. Maintenance has been the highlight here since having any tiny apartment problem maintenance is there next day to fix it asap. Jose has been definitely been an amazing help and always keeps the energy up with smiles and waves everytime I see him driving in an out from the complex or on my longboard going to the gym. It is really fun living here🙌🏼
