Our Approach
We endeavor to cover the apartment living experience from wall to wall – from concept to completion - including investment management, design, build, and operations. By striving to own nearly every touchpoint and aspect of the resident living experience, we aspire to delight residents who choose to live in a Cortland community while seeking to maximize value for our investors independent of the market cycle.
-
Multifamily's Strength
Cortland believes that macro and supply dynamics continue to favor investments in multifamily assets, particularly those located in the affordable growth markets of the US.
-
Vertical Integration
We believe that our vertically integrated investment and operating platform allows for the creation and delivery of a differentiated living experience, while providing investment and asset management focused on executing asset-level business plans intended to maximize NOI growth, occupancy, and resident retention.
-
Resident-Centric
We believe that our focus on creating next-level apartment living experiences for our residents and striving for consistent operational excellence helps increase overall resident satisfaction, loyalty, and advocacy for the Cortland brand.
-
Brand Reputation
We believe that Cortland’s market concentration and reputation for delivering a high-quality living experience provides an opportunity to create brand awareness and customer demand in an otherwise crowded, commoditized marketplace.
-
Proprietary Analytics
Cortland’s proprietary data analytics and deep local presence allow us to strategically select markets and submarkets for investment that we believe will generate outsized investment performance.
-
Deep Market Presence
We believe that we can leverage the presence and execution experience of Cortland’s investments and operations teams to select and underwrite superior assets in relevant submarkets.
Our Strategy
Our asset-specific analyses and diligence are intended to establish a rigorous, cross-functional investment process that aims to identify target market opportunities, enhance underwriting, and create competitive advantages and market influence.
Value-Add Renovation
Cortland seeks value-add multifamily properties in select growth areas of the US, utilizing our vertically integrated renovation and operating platform to deliver capital appreciation through targeted value-add upgrades and/or repositioning.
Core-Plus Acquisition
Cortland pursues core-plus, stabilized acquisition opportunities in high-growth US markets, striving to leverage our operating platform and brand to deliver an elevated resident experience while seeking to deliver NOI outperformance throughout changing market cycles.
