My wife and I relocated to the DC area this summer, and Kenneth made a long-distance move far easier than it had any right to be. He walked us through multiple video tours so we could choose an apartment without being there in person. When there were mistakes on the sales side, he emailed the right people on our behalf and got them sorted out. What was a hectic and stressful move that had to happen in a hurry, his help made possible. What really stands out is that his help didn't stop once we signed the lease. We've been here two months, and he's still the person we know we can count on whenever an issue comes up. Just last week he helped us get a storage unit after none had been available for months. We love the apartment and the location, and especially how dog-friendly the community is. We've met so many great fellow dog owners here. I lived here for a short time and really enjoyed my apartment complex. I always bumped into one of the maintenance workers,Rosa, in the morning and she is so kind and helpful with any questions/concerns I have about the complex. I've been living at Courtland for three months now, and I absolutely love it! For many years, I've been a huge fan of the Greenbelt, and now I get to enjoy the view every time I look out my windows. HONEST REVIEW (from a currently disgruntled tenant) : - The front office is excellent (except for a random dude that works some Saturdays-not Cameron, he's great-that makes empty promises and never follows up) - The insides of the buildings almost always smell like dog piss - The apartment complex does NOT vet animals or screen them in any way and there are multiple aggressive/not well controlled dogs on the premises. - The pool and jacuzzi area is awesome except not always well kept with tons of bugs often floating in the ill-cleaned waters. - The elevator is broken 60-75% of the time, so living on the 3rd or 4th floor is a pain. - Parking is great and you can almost always find a spot. If you can't street parking is nearby. - They throw a lot of events and bring in food trucks which is a nice touch. - My wifi hasn't been working in over a month due to a coax that the apartment claimed wasn't their responsibility but after many attempts for clarification, they found out it was. That really sucks and still do

This is going to be a long review, but worth reading. First, I want to say that moving is hard. Moving to a completely new place comes with a lot of challenges, bumps, and unexpected situations. In my case, there were definitely moments when I felt overwhelmed and didn’t know how everything was going to work out. But in the end, Cortland made what felt like an impossible move possible. This was my first experience with Cortland. Before moving in, I saw the mixed reviews and understood that every apartment community will have its issues. I’m someone who is a problem solver. What stood out to me about Cortland was teamwork. From leasing to management and everyone involved behind the scenes, people worked with me, accommodated me, listened to me, and helped me through a very difficult transition. I had the most exceptional experience meeting Dessi and looking at the apartment complex. Everything was amazing, but the best was the service Dessi gave us as we walked and all the way to the end. I visited one of They’re Competitors, 30 minutes after meeting with her and the experience was horrendous. Nowhere near the excellent service that Desi provided. By far the best apartment complex that I have ever lived in that I will be extremely reluctant to leave. The front office people are all amazing (especially Austin) and proactive/helpful. The property is always super clean (and safe), and everything is well-maintained. This complex also has the best maintenance team of anywhere I've lived. They are all extremely kind, understanding, and efficient. I am especially fond of Gaspar, who treats all of us like we're an extension of his family. He has dropped everything to come help me during late night maintenance emergencies, and I couldn't be more grateful for him. I love it here!

I signed a one year lease but had to move out early due to relocation, the whole leasing team including Macey, Rama is really friendly and very helpful. Overall, I had a great time living in the property, which is newly renovated and is wonderfully located in the heart of pentagon city. Macey is a great manager and she really takes care of all the residents and very easy to work with. If I ever come back to DC, I will live here again.

I’ve been living here for about 9 months now, and overall, I’ve had a very good experience. It’s a great community with excellent amenities, including a swimming pool, gym, and Amazon lockers. The management team communicates well about community events, maintenance issues, reminders, and important alerts. The maintenance service is excellent and, most importantly, very prompt. My apartment’s AC unit broke down in the middle of a Texas summer, on a weekend. Since they needed to order a replacement part, the repair couldn’t be completed until Monday. However, instead of simply asking me to wait, they provided a temporary portable AC unit and even came out to install it. Things can break in any apartment, but I really appreciate how they handled the situation and provided a practical temporary solution instead of excuses.

This is a very nice building and is in a good location. But the staff is what really makes it great! Everyone in the office is very kind and responsive to whatever your needs may be. I worked a lot with Rama when I first moved in. She was so helpful on one of the most stressful days of my life. She answered every question before I even thought to ask it. Also, she takes the time to speak/greet me every time I see her, which is always appreciated! Malik in the office is also very helpful and helped address an issue quickly and without any delay!

I cannot explain in words how great my move in experience was because of Tiffany, Patrick and Q. I could not make it in person and Tiffany did my virtual tour and it was great. She took her time to explain and show everything like I was there. Just her professional presence on the call set a standard for the other apartments that I still needed to see. No one came close to it. Fast forwarding, I happen to be in the area the day I planned to see all apartments and stopped in to see if I could see the apartment in person. They are hands down one of the friendliest and most genuine people I’ve met in any leasing office. Every time I see him, he greets me with a big smile, remembers what’s going on in my life, and makes me feel truly welcome here. From day one, Hailee and Que have been incredibly helpful and patient — whether it was answering all my questions, helping with paperwork, or just checking in to make sure my apartment and stay have been going well. You can really tell he cares about the residents and wants everyone to feel at home, not just like another tenant. Edit on 09/17/26: Internet has significantly improved and have little issues for several months. Some brief outages but the signal returns very quickly. Really not an issue anymore. However, the amount of frogs that have spawned in this community is out of control and makes it difficult to enjoy the walking areas and it is unsafe for dogs. Edit on 03/08/26: The internet service here is so bad. I just don’t understand. When it WORKS it’s fine..but many days there are hours of extremely low wifi speed. If I didnt have a phone plan with hotspot i’d be miserable here. Dissapointed that i’m stuck with this service now. Julia assisted my girlfriend and I with our move-in and we are very happy with the process and our new home. We had many questions throughout but were always answered in a reasonable amount of time and she was super nice throughout it all.

As a guest, I frequently workout with my friend who is a resident at Cortland. I wanted to take my time to leave this review and to specifically mention Gloria. This building and community are really something special and Gloria is a perfect representation of that. She is always friendly, motivating us during our workouts, and maintaining the building’s gym beautifully. Even when she has to close the gym down for cleaning, she is always kind and respectful about kicking us out ;) all in all, this is a great place to visit and I look forward to hopefully becoming a resident myself eventually!

She keeps our building, gym, and business center so clean and enjoyable and she’s always so pleasant to talk with💗 Edit: I would also like to include Corbin specifically in my review. I can’t say enough good things about Kenneth Shwe at Cortland Pentagon City. We visited several apartment communities in the area, and he was by far the most thorough and knowledgeable leasing agent we met. He covered everything during our tour—including things we hadn’t even thought to ask about—and never rushed us, even though our appointment was later in the day. His professionalism and attention to detail really set him apart. Our experience with Kenneth was absolutely five-star. Unfortunately, the concierges at both Pentagon City and South Eads gave us incorrect information when we were trying to arrange tours, which made things a bit confusing. Hopefully Cortland can improve this part of the experience, because the service we received from Kenneth was exceptional.

I have had the privilege of calling Cortland Brighton Bay home for nearly five years, and I've been hard-pressed to find a home that would be comparable or better. During that time, any issues brought up to the office and/or maintenance staff have been handled quickly and with care. The office staff is kind, and quick to help how they can, when they can. They do an exceptional job at making you feel like family, and do an even better job of balancing the corporate, resident, and normal Florida-living demands, with grace and understanding. I've personally seen Millie and Sandra extend their hearts past their job requirements. The cherry on top is the maintenance staff. Always available on-site to keep most everything in top shape, they really make the experience of living here into a great one. In particular, Mike is a beam of positive energy and light. I lived at this apartment complex for a little over two years, and overall, it was a genuinely good place to call home. The biggest highlight, without question, was the staff. Every interaction I had was positive. They were friendly, professional, and extremely responsive. The maintenance team, in particular, went above and beyond. I remember one time coming back from work, my apartment was sitting at 78 degrees while the thermostat was set to 73. I submitted a work order through the app, and within three minutes (no exaggeration), maintenance was already at my door troubleshooting the issue. I was back to comfortable temperatures within the hour. That level of responsiveness is rare and honestly set the tone for my entire experience. The property itself was well kept. The pool, gym, grills, and landscaping were consistently clean and maintained. The community felt safe, neighbors were quiet and respectful. Moving here was genuinely one of the best decisions I have ever made. I have lived in quite a few apartment complexes, however none have compared to the experience I have had so far with Cortland Brighton Bay. Touring the complex was a very seamless process. Our leasing consultant, Sadie, took the time to listen to all of our needs and concerns from the moment we toured to the moment we signed the lease. She is truly amazing at her job. Once the lease was signed, my application was handed over to the Atlanta team, as they are the ones that handle the nitty gritty details on the back end. My leasing specialist was very communicative and made sure to reach out if they had any questions. Sadie, was also very communicative and would be sure to put a note on my account if I had a question so that the Atlanta team could contact me to address it (Thank you Sadie <3). On the day of move in, Sadie took the time to walk me through the move in paperwork and also included one of the service workers, Mike on the process.

My husband and I moved from out of state, and when we took our first tour, we were impressed from the moment we walked in! The process of moving was awesome! We were greeted with Mike from maintenance. We have never been personally greeted before for an apartment tour, on the day of moving in!! He has a wonderful energy, extremely personable, and very professional along with the team in the office. Thank you Sadie for getting us in smoothly! Our specific apartment is very spacious with a patio Lake view and wildlife as if it's our own backyard! The layout is so well thought out that it makes it so comfortable to live in! My girlfriend and I absolutely LOVE Cortland Brighton Bay. We moved here from out of state (Washington DC) a year ago without even touring (just on the strength of the reviews) and our expectations were BLOWN AWAY from day one. The apartments are beautiful, modern, and well designed. The community itself is beautiful as well and very pet friendly. The leasing and maintenance teams are professional, responsive, and extremely helpful whenever we need something fixed! Also the pool, gym, and other amenities are awesome and well maintained. We couldn’t be happier with our decision to make this our home. We are now moving from our 1 bedroom to a 2 bedroom and singing for 15 more months. If you are coming from out of the area and thinking about moving here, do it!

We were having a maintenance problem and put in a work order. Mike and Roberto came to assist rapidly after getting into contact with us and completely handled the problem. They were friendly and made the whole experience excellent. Couldn't ask for better guys to help us out.

I've lived in Cortland for 3 years now and can honestly say its one of the nicest complexes I've lived in. It certainly has its issues such as weird office hours to the point that they never seem to be available. I work a normal job and can't always take time off to come into my leasing office for questions. I'm not sure if its normal but I feel like there should be hours that the team is available on the weekend or at least on weekdays outside of normal working hours. On the other hand, the maintenance team is great. They're always quick to respond. I've only ever had good interactions with them. Mike from their team is always nice and personable. I enjoy chatting with him whenever I see him out and about. The otters and pond wild life is a plus. I've seen a few other people leave reviews commenting about the trash service and can agree that my bags have been missed a few times (which inevitably leads to racoons tearing them apart). While its an inconvenience, its not the end of the world to me.

My stay here was phenomenal! It was a great location, appropriate pricing, and staff were very responsive to questions or work orders. They truly value building and developing a community, helping residents make connections no matter where you may have moved from. Just wanted to thank Sandra and the entire staff for making our transition from a third floor apartment to a ground floor so smooth and easy. We were a little worried about the process when we first inquired but Sandra explained everything so clearly that the decision was a “no brained”. Cortland Brighton Bay apartments are more of a community than the traditional apartment complex . The technicians on property know residents names and offer superb service— Mike goes above and beyond to ensure our units are well served and in order at all times. He is one of the techs. The office staff is awesome too— providing us with programming and community events. The units are posh and fairly priced. The amenities are many. I feel fortunate to live at Cortland Brighton Bay.

We moved into Cortland Brighton Bay after our home in St. Pete flooded during Hurricane Helene. Living in this community has been a pleasant surprise. From the leasing process and accommodations they gave to families impacted by the hurricanes to their attention to maintaining the property, we've been very impressed. Our experience living here has been nothing short of wonderful. Is it perfect all the time? Of course not—but honestly, nowhere is (including our so-called “luxury” apartment in downtown St. Pete where we paid way more!). What truly sets this place apart is the team. I've lived at this complex for just under a year and transferred to a third-floor unit partway through my initial lease. While I hadn’t expected a 100-year storm, I figured it was better to be safe than sorry. Thankfully, there was no damage — just peace of mind. Throughout my time here, I’ve never once regretted choosing this community. I toured about 10 places before deciding on this one, and I can confidently say I made the right choice. Maintenance has always been quick, efficient, and professional, and the office staff is just as dependable and helpful. A special thanks to Sandra for making my transfer process as smooth as possible. She even followed up with a kind text to make sure everything went well — completely above and beyond, and very much appreciated. I love it here. I had Millie as my leasing agent. All I have to say is what a pleasure. She was the sweetest lady, I was in a time crunch to get this apartment and she made the process so easy as so fast. Cortland is lucky to have such an upbeat caring employee. I was a resident at Cortland at BB for 4 years. Overall my time there was pleasant, the location is ideal as I often traveled to Tampa and Clearwater. The amount of people who are moving to the area is causing an increase in traffic, 4-6 pm becomes a nightmare on Gandy. The staff was kind, Liz is a very sweet lady. Cortland rotates their staff team to different properties in the Tampa Bay Area every so often so I didn’t get the opportunity to build relationships with the team. I always felt safe even with the gates never working. I often walked the trail and neighboring neighborhood and never had any issues. The challenges I encountered were termite infestations typically during the summer time. They caused so much stressed, they had a colony in the walls. The only effective solution to this issue was heat bombing the apartment which I had to vacate for 24 hours. This was my primary reason for leaving, I could not anticipate another summer dealing with those termites. Also, I suspect there was mold growing in

I’ve been living here for 4 going on 5 months and it’s been great. Community is great & the apartment staff is amazing. Only minor facility issues such as shower drain clogging from hair (my fault) & dry vent needed to be cleaned. If I put in a work order ticket, the issue gets resolved at the latest the next day if not that same day! I’ve enjoyed everyday of living here and I couldn’t recommend it enough!

**Hurricane Milton Update** Community has survived! I love this place, so I’m happy to see it come out of Milton in the condition it has. Some panels off buildings, a few screens open, lots of tree debris, some trash containers scattered, but otherwise okay! We did not lose power at all (bldg 4), and saw lights on whenever we looked outside. Only lost internet/cell service for a few hours morning after storm. Did lose water for a few hours overnight, came back on in the morning. Flooding was 1/3 of Helene, but winds were 100x, rain was constant buckets for 4-6 hours. Hope this helps those of you who evacuated, waiting to come home.

We only toured here, however, we thought the property was beautiful and clean, nice pool and leasing office, and Liz is an absolute sweetheart! Beautiful units here and it seemed like a peaceful community - and it seemed VERY affordable. We ultimately have decided to go with a different complex that suits some of our needs better, but this is a well kept complex and definitely worth checking out.

Been here for about a month, and the whole staff really works hard to elevate your experience. As with apartment living, we ran into hiccups but they were promptly solved and our concerns were addressed very quickly. Sandra, from the office, was really communicative and worked very hard to address any issues we had very quickly. Andy and Mike, from the maintenance team, have also been amazing in solving any maintenance issues, and things are fixed within a day or two (usually much faster). We’re really thankful that everyone has been so kind and accommodating. Very happy to call Cortland Brighton Bay home.

Cortland Brighton Bay is a great community to live in. Requests for service are addressed quickly. I put in a request on a Sunday morning because my air conditioning wasn't cooling. The service technician Mike Pennington was here to repair it in little over an hour. He not only fixed the problem but he also explained what the problem was.
