We had such an amazing experience working with Sandra at Cortland Brighton Bay! She helped us through the entire process of transferring my lease from my previous unit into a new unit with my new roommate, and she truly went above and beyond to make what could have been a complicated and stressful process feel so easy. Sandra was incredibly helpful, patient, kind, and always willing to answer our questions and walk us through everything we needed to do. She was also so personable and funny, which made the whole experience even better. We genuinely felt like she cared about making sure everything went smoothly for us, and we are so grateful for all of her help! I have had the privilege of calling Cortland Brighton Bay home for nearly five years, and I've been hard-pressed to find a home that would be comparable or better. During that time, any issues brought up to the office and/or maintenance staff have been handled quickly and with care. The office staff is kind, and quick to help how they can, when they can. They do an exceptional job at making you feel like family, and do an even better job of balancing the corporate, resident, and normal Florida-living demands, with grace and understanding. I've personally seen Millie and Sandra extend their hearts past their job requirements. The cherry on top is the maintenance staff. Always available on-site to keep most everything in top shape, they really make the experience of living here into a great one. In particular, Mike is a beam of positive energy and light. I lived at this apartment complex for a little over two years, and overall, it was a genuinely good place to call home. The biggest highlight, without question, was the staff. Every interaction I had was positive. They were friendly, professional, and extremely responsive. The maintenance team, in particular, went above and beyond. I remember one time coming back from work, my apartment was sitting at 78 degrees while the thermostat was set to 73. I submitted a work order through the app, and within three minutes (no exaggeration), maintenance was already at my door troubleshooting the issue. I was back to comfortable temperatures within the hour. That level of responsiveness is rare and honestly set the tone for my entire experience. The property itself was well kept. The pool, gym, grills, and landscaping were consistently clean and maintained. The community felt safe, neighbors were quiet and respectful. I recently moved into Cortland Brighton Bay and have had such a great experience so far. The grounds are beautiful and very well maintained, which was one of the main reasons I chose this community. I especially want to recognize Sadie in the leasing office. She was absolutely amazing during the entire process—from touring the apartments to move-in. She’s incredibly patient, kind, and knowledgeable. If she didn’t immediately have an answer to something, she would look into it and follow up right away, every single time. Moving here was genuinely one of the best decisions I have ever made. I have lived in quite a few apartment complexes, however none have compared to the experience I have had so far with Cortland Brighton Bay. Touring the complex was a very seamless process. Our leasing consultant, Sadie, took the time to listen to all of our needs and concerns from the moment we toured to the moment we signed the lease. She is truly amazing at her job. Once the lease was signed, my application was handed over to the Atlanta team, as they are the ones that handle the nitty gritty details on the back end. My leasing specialist was very communicative and made sure to reach out if they had any questions. Sadie, was also very communicative and would be sure to put a note on my account if I had a question so that the Atlanta team could contact me to address it (Thank you Sadie <3). On the day of move in, Sadie took the time to walk me through the move in paperwork and also included one of the service workers, Mike on the process.

My husband and I moved from out of state, and when we took our first tour, we were impressed from the moment we walked in! The process of moving was awesome! We were greeted with Mike from maintenance. We have never been personally greeted before for an apartment tour, on the day of moving in!! He has a wonderful energy, extremely personable, and very professional along with the team in the office. Thank you Sadie for getting us in smoothly! Our specific apartment is very spacious with a patio Lake view and wildlife as if it's our own backyard! The layout is so well thought out that it makes it so comfortable to live in! The amenities are great and the community overall is quiet and safe as everyone is always walking around outside. I can't say enough of great things about this place. My girlfriend and I absolutely LOVE Cortland Brighton Bay. We moved here from out of state (Washington DC) a year ago without even touring (just on the strength of the reviews) and our expectations were BLOWN AWAY from day one. The apartments are beautiful, modern, and well designed. The community itself is beautiful as well and very pet friendly. The leasing and maintenance teams are professional, responsive, and extremely helpful whenever we need something fixed! Also the pool, gym, and other amenities are awesome and well maintained. We couldn’t be happier with our decision to make this our home. We are now moving from our 1 bedroom to a 2 bedroom and singing for 15 more months. If you are coming from out of the area and thinking about moving here, do it!

I've lived in Cortland for 3 years now and can honestly say its one of the nicest complexes I've lived in. It certainly has its issues such as weird office hours to the point that they never seem to be available. I work a normal job and can't always take time off to come into my leasing office for questions. I'm not sure if its normal but I feel like there should be hours that the team is available on the weekend or at least on weekdays outside of normal working hours. On the other hand, the maintenance team is great. They're always quick to respond. I've only ever had good interactions with them. Mike from their team is always nice and personable. I enjoy chatting with him whenever I see him out and about. The otters and pond wild life is a plus. I've seen a few other people leave reviews commenting about the trash service and can agree that my bags have been missed a few times (which inevitably leads to racoons tearing them apart). While its an inconvenience, its not the end of the world to me.

I hardly have any problems. Cortland is clean organized and welcoming. However if I do I have a problem I have been fortunate enough to get Mike as the maintenance personnel to fix it. He is always on time with a smile on his face and transparent about the situation. Keep up the great work Mike!

I love it here. I had Millie as my leasing agent. All I have to say is what a pleasure. She was the sweetest lady, I was in a time crunch to get this apartment and she made the process so easy as so fast. Cortland is lucky to have such an upbeat caring employee. Any question or concerns I’ve had since moving in was answered promptly by someone. I’ve only lived here for a month but the property the staff and the community as a whole has been pretty impressive and a joy to live in. I love my apartment it’s so spacious the rooms and the closet are huge for an apartment. I’m very happy here and hope to be here a while. UPDATE I have been living here for a little over a year now and it has continued to be a pleasant experience. I’ve had a couple maintenance issues And the maintenance team here is absolutely amazing. Mike usually is the one that does my maintenance request he is very timely, super nice and personable. Anytime I put a maintenance request in, They are there within hours or the next day! My experience here has been nothing short of great. Very beautiful and comfortable. Anytime my wife and I need help with anything, Michael Sanchez with maintenance is always around to optimize our experience. Everyone that works here really makes the value of the property priceless. If you’re on the fence thinking about living here, just go for it.

I was a resident at Cortland at BB for 4 years. Overall my time there was pleasant, the location is ideal as I often traveled to Tampa and Clearwater. The amount of people who are moving to the area is causing an increase in traffic, 4-6 pm becomes a nightmare on Gandy. The staff was kind, Liz is a very sweet lady. Cortland rotates their staff team to different properties in the Tampa Bay Area every so often so I didn’t get the opportunity to build relationships with the team. I always felt safe even with the gates never working. I often walked the trail and neighboring neighborhood and never had any issues. The challenges I encountered were termite infestations typically during the summer time. They caused so much stressed, they had a colony in the walls. The only effective solution to this issue was heat bombing the apartment which I had to vacate for 24 hours. This was my primary reason for leaving, I could not anticipate another summer dealing with those termites. Also, I suspect there was mold growing in

I’ve been living here for 6 going on 7 months and it’s been great. Community is great & the apartment staff is amazing. Michael Sanchez the maintenance man that comes and fixes any issue i have is amazing! Really makes us appreciate the community.

I love living here! I tell everyone from back home that they need to come live here too so they can enjoy it as I do! One of my favorite things about it is the incredible maintenance team! Especially the team member Michael Sanchez, he’s always nearby and eager to help with anything from maintenance to where to find the best eats, everyone is super personable making you feel more at home!

I’ve been living here for 4 going on 5 months and it’s been great. Community is great & the apartment staff is amazing. Only minor facility issues such as shower drain clogging from hair (my fault) & dry vent needed to be cleaned. If I put in a work order ticket, the issue gets resolved at the latest the next day if not that same day! I’ve enjoyed everyday of living here and I couldn’t recommend it enough!

**Hurricane Milton Update** Community has survived! I love this place, so I’m happy to see it come out of Milton in the condition it has. Some panels off buildings, a few screens open, lots of tree debris, some trash containers scattered, but otherwise okay! We did not lose power at all (bldg 4), and saw lights on whenever we looked outside. Only lost internet/cell service for a few hours morning after storm. Did lose water for a few hours overnight, came back on in the morning. Flooding was 1/3 of Helene, but winds were 100x, rain was constant buckets for 4-6 hours. Hope this helps those of you who evacuated, waiting to come home.

We only toured here, however, we thought the property was beautiful and clean, nice pool and leasing office, and Liz is an absolute sweetheart! Beautiful units here and it seemed like a peaceful community - and it seemed VERY affordable. We ultimately have decided to go with a different complex that suits some of our needs better, but this is a well kept complex and definitely worth checking out.

Been here for about a month, and the whole staff really works hard to elevate your experience. As with apartment living, we ran into hiccups but they were promptly solved and our concerns were addressed very quickly. Sandra, from the office, was really communicative and worked very hard to address any issues we had very quickly. Andy and Mike, from the maintenance team, have also been amazing in solving any maintenance issues, and things are fixed within a day or two (usually much faster). We’re really thankful that everyone has been so kind and accommodating. Very happy to call Cortland Brighton Bay home.

Cortland Brighton Bay is a great community to live in. Requests for service are addressed quickly. I put in a request on a Sunday morning because my air conditioning wasn't cooling. The service technician Mike Pennington was here to repair it in little over an hour. He not only fixed the problem but he also explained what the problem was. Most importantly to me he made sure it worked properly before leaving. Thank you Mike.
