My wife and I relocated to the DC area this summer, and Kenneth made a long-distance move far easier than it had any right to be. He walked us through multiple video tours so we could choose an apartment without being there in person. When there were mistakes on the sales side, he emailed the right people on our behalf and got them sorted out. What was a hectic and stressful move that had to happen in a hurry, his help made possible. What really stands out is that his help didn't stop once we signed the lease. We've been here two months, and he's still the person we know we can count on whenever an issue comes up. Just last week he helped us get a storage unit after none had been available for months. We love the apartment and the location, and especially how dog-friendly the community is. We've met so many great fellow dog owners here. I've been living at Courtland for three months now, and I absolutely love it! For many years, I've been a huge fan of the Greenbelt, and now I get to enjoy the view every time I look out my windows. HONEST REVIEW (from a currently disgruntled tenant) : - The front office is excellent (except for a random dude that works some Saturdays-not Cameron, he's great-that makes empty promises and never follows up) - The insides of the buildings almost always smell like dog piss - The apartment complex does NOT vet animals or screen them in any way and there are multiple aggressive/not well controlled dogs on the premises. - The pool and jacuzzi area is awesome except not always well kept with tons of bugs often floating in the ill-cleaned waters. - The elevator is broken 60-75% of the time, so living on the 3rd or 4th floor is a pain. - Parking is great and you can almost always find a spot. If you can't street parking is nearby. - They throw a lot of events and bring in food trucks which is a nice touch. - My wifi hasn't been working in over a month due to a coax that the apartment claimed wasn't their responsibility but after many attempts for clarification, they found out it was. That really sucks and still do

This is going to be a long review, but worth reading. First, I want to say that moving is hard. Moving to a completely new place comes with a lot of challenges, bumps, and unexpected situations. In my case, there were definitely moments when I felt overwhelmed and didn’t know how everything was going to work out. But in the end, Cortland made what felt like an impossible move possible. This was my first experience with Cortland. Before moving in, I saw the mixed reviews and understood that every apartment community will have its issues. I’m someone who is a problem solver. What stood out to me about Cortland was teamwork. From leasing to management and everyone involved behind the scenes, people worked with me, accommodated me, listened to me, and helped me through a very difficult transition. I honestly don’t believe my move would have been possible without the Cortland team. I had the most exceptional experience meeting Dessi and looking at the apartment complex. Everything was amazing, but the best was the service Dessi gave us as we walked and all the way to the end. I visited one of They’re Competitors, 30 minutes after meeting with her and the experience was horrendous. Nowhere near the excellent service that Desi provided. By far the best apartment complex that I have ever lived in that I will be extremely reluctant to leave. The front office people are all amazing (especially Austin) and proactive/helpful. The property is always super clean (and safe), and everything is well-maintained. This complex also has the best maintenance team of anywhere I've lived. They are all extremely kind, understanding, and efficient. I am especially fond of Gaspar, who treats all of us like we're an extension of his family. He has dropped everything to come help me during late night maintenance emergencies, and I couldn't be more grateful for him. I love it here!

I signed a one year lease but had to move out early due to relocation, the whole leasing team including Macey, Rama is really friendly and very helpful. Overall, I had a great time living in the property, which is newly renovated and is wonderfully located in the heart of pentagon city. Macey is a great manager and she really takes care of all the residents and very easy to work with. If I ever come back to DC, I will live here again.

I had a very pleasant experience, visiting and touring Cortland Vesta. I went, without an appointment being made, and to my surprise was able to get an on spot tour of the apartments due to a suddenly cancellation. Crystal Welch, the Community Manager was absolutely amazing and the apartments were beautiful and I had an opportunity to meet some great tenants in passing as well. I would highly recommend!

I’m confident out of all the local options, this place has the best value for money. The move-in process was made quick and easy thanks to Tionne and all the unwaveringly friendly staff. This complex sports a pool, a complete gym, a fire pit and plenty of lounging space on the roof. Generally the entire community is kind and welcoming. Additionally there are plenty of restaurants and activities within reasonable walking distance.

I've only been living here for a few days now, but I just have to say that Tionne has made the process of moving in (from across the country, at that!) an easy, minimal-stress experience, and I'm so grateful. Everyone I've met here so far, be they residents or staff, has been extremely nice and helpful. I haven't had any noise issues from my neighbors; everything in my unit is working and comfortable; and I'm very happy with how dog-friendly the building is. I will definitely update as time goes on, but I'm really glad that I chose to move here so far! Having such an updated apartment, WITH w/d in the unit in this extremely gorgeous, historic, walkable neighborhood is the best of Birmingham, in my opinion.

Just moved in a few months ago and have had a great experience so far! They have a number of floor plans for everyone's taste, and I have been very happy with my pick. I highly suggest going on a tour prior to move in the see what the apartment has to offer and to view a few different floor plans. I had my tour with Elena and she was great. She laid out all of the expenses in detail, showed me my different options for units, made sure I was familiar with the different amenities and basic neccessities that residents have access to, and she was very thorough and responsive to questions I had while filling out my online application to get approved for my unit. Overall the move in process was straightforward and I have been satisfied since moving in. I recommend the Cortland Vesta to anyone who wants to live in the downtown Birmingham area.

I’ve been living here for over a year and a half now, and it has been such a pleasant experience. Although the units and amenities are great, it’s the leasing and maintenance teams that ultimately made me decide to renew my lease! Tionne and Elena are two team members who have gone above and beyond to ensure that Cortland Vesta feels like home to me and my small family. I’ve had a great experience with **Cortland Vesta in Uptown Birmingham**. The location is excellent — it’s close to **Mountain Brook and downtown**, so getting around the city is easy. The views are great, the building is **very clean**, and the area stays **quiet and well-kept**. Another big plus is how **walkable the area is**. It’s easy to get outside and enjoy the neighborhood. I also want to give a shoutout to **Bri**, who was a huge help. I walked in when they were almost closed, and she still took the time to help me out and show me around. Living at Cortland Vesta has been an amazing experience. The amenities are beautiful and well maintained, and the community has such a great atmosphere. One of my favorite spots is the rooftop deck where you can sit back, relax and enjoy the incredible views of the Birmingham skyline. The pool area is also stunning and feels like a resort with its amazing views and relaxing vibe. They also host resident get togethers, which is a great way to meet neighbors and build a sense of community. I like that we now have a coffee shop next door for residents to enjoy which makes it so convenient to grab a coffee and pastry to start the day. I love this place. From the initial contact, Tionne has been gracious and attentive. I described the type of apartment I was looking for and she over delivered. Since moving in, she is always there with a smile to assist me and my guests. Plus fun to be around when they host events in the building for the residents. Crystal has also been a great help and I love seeing how her and her team generally working together. Highly recommend. The views are breathtaking and relaxing that I feel blessed to call this my home.

We’ve lived here for more than two years and have loved it. The rooftop offers one of the best views of Birmingham in the city, and the amenities are excellent. The staff are friendly, responsive, and genuinely involved in the community. Tionne was our main contact during the move-in process and has been professional and helpful ever since. The property also hosts regular community event and the staff consistently does a great job organizing them. Overall, Cortland Vesta is easily one of the best apartment communities in Birmingham.

Tionne and Christina have been absolutely the best of managers here. They really do care and Tionnes ability to do whatever she does on that laptop to fix my problems, I need to hire her for our Business! She works miracles from my pont of view. Christina holds her own with her residents. She is patient and does her best to keep us all safe and in a high quality high rise and it much appreciated! Thank you Christina! She is quick to help with our unusual mail setup, even bringing the medication thats delivered on ice to our door to make sure it gets put in our refrigerator right away. Elena, I’ve been living here for a year and it was a lot better than the last apartment which was a rundown. I didn’t had to go downstairs to do the laundry because the washer and dryer is in the room and and the shower have no curtains

I have been living at Cortland Vesta for almost a year now, and my experience has been excellent. The community is beautiful, well-maintained, and very comfortable to live in. What truly stands out, though, is the maintenance team. They are incredibly responsive, professional, and friendly. I especially want to mention Jonathon, he is a great guy. He is always helpful, respectful, and quick to solve any issue. Always smiling and ready to help in any way possible. It’s clear that he genuinely cares about the residents and takes pride in his work.

I have lived in the Cortland Vesta high-rise for the past two years. Because I work from home, I’m able to see how the building and management operate on a daily basis, which has given me a good sense of how consistently things are maintained. The office in the lobby is fully staffed Mon-Sat, which I love, because there is always someone ready to help, if you need it. Even when I have had something come up on the weekend, I was always able to reach management or maintenance and get help. The maintenance team is top notch and 99% of the time, they come within a couple hours of submitting the request, they are all great and really helpful. The facility is nice and kept clean and issues are attended promptly. Trash chutes and bins are tended to routinely and oversized items and boxes in the fire lobby on each floor are taken out daily. Cortland Vesta front office staff are always polite and very helpful. Social events are well organized and fun. Amenities are wonderful. Close to everything ( church, restaurants, stores, parks, etc.) Security is dependable and very reassuring. Maintenance folks are courteous, prompt, and very appreciated.

The property is immaculate. Everything is always tidy and clean. The amenities are awesome but what sets this place apart from any other apartment I have ever stayed in is the staff. What a place to be! Do not even know where to start with this community. From the moment you walk in, the leasing agents make you already feel like family. The residents here are some of the most welcoming people as well. There is not quite another place in the Birmingham area like Cortland. Jonathan is one of the best at what he does. There simply isn't another like him. Anything you need, hes there with a solution. Elena was my leasing agent & she was more than a thrill to work with. Cortland is the perfect location to live in Birmingham! It has amazing views of the city from just about anywhere in the building but the rooftop is the absolute coolest place to see the city! Elena was an absolute joy to work with. The location of Cortland Vesta is fantastic. The property is situated in the heart of Five Points South, close to UAB, and within walking distance of restaurants and gas stations. The building itself is modern, clean, and beautifully designed, with contemporary décor throughout. And the views from the high-rise floors are truly stunning. Elena facilitated my tour and was incredibly patient as we explored the different layouts. She welcomed every question and made me feel completely at ease, even though apartment hunting can often feel exhausting and overwhelming. She genuinely made the entire process effortless. I’ve been living here for about 4 months and absolutely love it! It’s the best apartment complex I’ve lived in so far. Maintenance are quick to respond to any issues. I love the front desk staff (Tionne and Elena). They have activities for the residents each month (e.g., bingo, Halloween party, etc). The views are breathtaking! I hardly ever hear from my neighbors beside me. I love the security in the apartment (elevators and doors only work via phone app) and how they keep the gym clean. I like my neighbors and we all respect each other. It’s just a gem! 😊

I was only here temporarily, and it was honestly one of the best apartment buildings I've stayed in while in Birmingham. My only complaint is the occasional noise from inconsiderate neighbors that think everyone wants to enjoy their music with them. Avoid renting anything near unit 1706 if you don't want your walls to shake.

I truly enjoy living here, they have food trucks that come on site, they offer yoga classes, which I haven’t had the chance to explore yet. They keep us informed with everything going on at the property.The office staff is amazing!!! Teon is amazing, we have been here almost a year I usually get my girls from school and see her, she always smile and greet us as we come in. Everyone is truly a blessing and I am still excited about calling Cortland Vesta home!

I want to give a big thank you to the amazing maintenance team Justin and his colleague for their prompt and professional repair of my dishwasher. From the moment I submitted the request, they were quick to respond and kept me informed every step of the way. The repair was done efficiently, and they made sure everything was working perfectly before leaving. On top of that, they were friendly, respectful of my space, and left the area clean. My daughter and I took a tour, hosted by Elena Sanders. The facility is absolutely stunning, a surprise to me, having rented almost all my adult life. The models are very nice and help capture the vision you’d have for “your own place”. Most high-rise apartments have very limited space, but these are very well planned and could easily accommodate the modern dweller. I love how the top floor is the community center, instead of a pricey penthouse. It makes the building completely accessible to all residents, leaving very little to be desired. Since she is graduating college next December, we took a tour to set a goal for her and Elena was very welcoming, answering all of our questions, no matter how trivial. I know Caroline is excited and willing to work hard for what she wants. See you all again in December!

I absolutely love Courtland Vesta!! I’ve been staying at the property via Landing and it’s my fav out of the 6 various apartment communities that I’ve been able to live in thus far in the Birmingham area. The staff are nice and polite when I’ve encountered them, the amenities are well maintained and clean, easy access to interstate. Location isn’t central as the other apartments I’ve lived in downtown however still a great location. I was a bit weary after reading some reviews but again my fav so far! I feel comfortable and safe and the views…absolutely breathtaking! Thanks to Courtland and Landing for making this connection bc I’ve enjoyed them both! Sunsets and sunrises here are immaculate especially facing Highland Ave.

The staff at Cortland have all been AMAZING! Tionne made the move in process so easy and the maintenance man has been an absolute blessing! He has gone above and beyond as well and I am very thankful for the team. UPDATE I am very displeased with the internet service being offered in the mid rise building. Although it is no fault of Cortland I do feel I need to disclose that I feel stuck because my college student is without any internet because of the error by the Att concierge for the the complex, Becky, who has been a complete pain to deal with. After contacting her multiple times about the address on file for the install (I had scheduled internet installation in JUNE for an AUGUST INSTALL TO INSURE my student had internet for the start of college) she gave me some BS excuse about why it was saying the address was wrong and assured me it would be fine after the install on the 15th. The install didn’t happen on the 15th because surprise surprise they said it was an incorrect address and the next day the Att

Where do I even start. I have lived here for over 3 years. The Cortland Vesta is the absolute best place to be in if you are living in Birmingham. From the views of the sky deck, the gym, the upscale design of every apartment is unbeatable. I have had the honor of living in the high rise & the mid rise & can say you can not go wrong with either choice. This place doesn’t make you feel like a resident, this place makes you feel like family. Crystal is a wonderful manager who strives each day to make sure her residents are at their full potential of living. You ever have a problem within the apartment then Jonathon, Danny, & Cliff will always have an answer for you & are some of the most exceptional people within their profession that you will ever have the privilege to meet. If you are looking for an apartment then I encourage you to give this “resort” a chance & you won’t regret it.

(Original 2 Stars, edit notes at the end) This apartment has decent concrete walls for quiet living, good appliances, decent location, and a good view, but that is about it. I have lived here for over a year. Our parking garage gate has been broken for 60 days (I have the text/date they sent when it became broken) with no end in sight. It is like leaving your garage door open 24/7 and hoping someone doesn't come in and rob the place. This comes directly after the summer where a resident was murdered in the parking garage (google it), a car was hotwired and stolen (I spoke to the owner of the car), and another car was broken into (I saw this with my own eyes). They also told me they can't hire security guards to check vehicles who enter the gate because it would be too much work. So what do they do? Eh, just leave it open. It's not like there is a history of crime occurring when the gate is broken anyways. When I first signed the lease, one of the amenities was a heated pool. The pool heater was always broken
