I currently relocated from Miami Dade to Central Florida. I lived at Cortland South Kendall back to when it used to be called Mareas at Botanica. moved in at the height of the pandemic and stayed for four years. From the beginning to the end, my experience has always been a pleasant one. I’ve dealt with a few property managers, and of course, a whole acquisition. However, the staff and the maintenance staff has always been amazing. The community events are catered to both adults and kiddos having food trucks is a great way for neighbors to work with each other. more properties should follow in your footsteps. Cortland we miss u. thank you for providing myself and my family some wonderful memories that will last a lifetime!! Best maintenance I have ever dealt with. your issues will be resolved immediately, not several days later. please be kind to the staff. Overall, I enjoyed my time living here. The staff is friendly and helpful and the property is nice. They maintain it well and address resident needs right away. I would recommend moving here for that reason. Management was also super accommodating in allowing me to transfer my lease due to a job relocation. I wouldn't recommend living by the pool as it gets very loud at all hours of the morning and night with lots of parties. Limited parking at times too due to pool visitors (many of whom don't live there). I think security and rule enforcement could be improved a bit, but Im not really sure if thats something the property management could really change on their end because it's basically teaching adults to behave like adults. I've had to call the cops twice on different neighbors due to excessive noise, and couldn't get in contact with property security in the middle of the night. It's a shame that the worst part about this place is the people that live here. But aside the occasional inconsiderate person bla

Management and staff are very kind and truly care about their residents and the community. I've been having issues with a very rude and dirty neighbor and they were able to address the situation. They have also solved the issue with the trash pick-up company. Since this property is near a natural reserve I was also having issues with mosquitos and they have truly gone the extra mile to remedy this situation. The only reason I gave it 4 stars instead of 5 is because one of the maintenance workers, a tall man is always in a bad mood and is very rude, I personally will not allow him in my home again. Other than that I think the staff and management here does an exceptional job at looking out for the community and its residents. Their is always food trucks, and events going on to give back to all the residents.

The moment I walked into the building it was just amazing and I was greeted by Jessica and I cannot tell you enough that she was amazing from start to finish. She is amazing. She breaks down every single piece of information. It was just beautiful and I really hope that I get this apartment with my boyfriend, because I would love to live here just because of the vibe and how they treat you is just amazing and especially Jessica. I cannot fathom enough how Good she was to me and my boyfriend And respectful and she broke everything down. She’s perfect. She is perfect for the job. She is like the face that you want in front of your company So Jessica keep doing what you’re doing. I love the way that you were. I've been living at Cortland for 6 months now. I love it here! The staff is great and very helpful. The amenities are beautiful and well taken care of. The location is awesome. Everything you can possibly need is 5 mins away. The apartments them selves are beautiful and the newest in this area. Love that we have are own little patch of nature. Feels like your not even part of the typical miami hustle and bustle. Love our community and the people in it, there is a 8% of fools but that's everywhere. This place truly feels like home and I'm blessed to live here and be part of this community.

I don’t do these often but I think there’s something to be said about the fact that I had been to multiple Cortlands in the area and the reason I chose Cortland south Kendall wasn’t because they where more Boujee or anything but simply because the customer/ resident experience was unmatched compared to the other cortlands. I mean Gaby and Stephanie as soon as I walked in greeted me like they knew me for years and where so helpful in the process they made it so easy for me and my husband I couldn’t have asked for a better experience. I previously lived at Cortland in the hammocks and I did not have a good experience at all. Coming to south Kendall the team here reassured me that things were going to be different and they totally were. The amenities are world class and I love being able to use all of them.

Cortland south is such a warm welcoming home, we love where we live, very family oriented, have not needed to complain about maintenance, staff is so helpful 24/7, honestly no other apartment complex like this one, yes there can be room for improvement, like anything, but the fact that staff always listens to our conerns and is very attentive is awesome. thank you for making us feel safe in our home.

From the tour to the application process to move in day, everything was so easy & seamless! I’ve been here for 3 months and absolutely love it. Cortland makes everything so easy for you from bringing food trucks throughout the week to breakfast on the go to even bringing a dumpster to throw out your christmas tree in the comfort of your own home. Cortland has been such an amazing experience. Would recommended it to anyone!

Cortland has been amazing since day one. I have lived here since 2020. Just recently I moved from phase 1 to phase 2 and it all went very smoothly. The leasing office is always there to help and makes any process very easy. Stephanie is amazing and has always been there to answer any questions I’ve had. Cortland is very well kept and clean. The pools are resort style, the gym is also very clean and the clubhouse always smells like if you’re in a hotel. Also, Maintenance is amazing and the nicest/hardworking people. I absolutely love it here. If you’re thinking about moving here please do so, you will not regret it! I love my apartment and love cortland!

I absolutely love living here. I was one of the first residents here and now going on 4 years. It’s very family oriented and pet friendly. The amenities are resort style and absolutely stunning like no other place you’ll find especially in Kendall. The office staff is wonderful and extremely helpful at all times! Daniela is amazing i absolutely love her! And Stephanie is great too! The whole team they have now is wonderful. Maintenance is always fast and efficient. Highly recommend 10/10!

I have been living here for 6 months and it has been nothing but amazing! From the pre-move in process, touring the facility, exceptional communication between all staff & residents. It truly has given me a sense of feeling “at home”. The amenities and community itself are great at maintaining it clean, well kept, and functioning. There is ample parking spaces, electric vehicle charging, and well lit to walk at night, which is comforting. The residents are respectful, we aren’t perfect but we most definitely hold one another accountable.

Ive been living here since July and I only have positive things to say about my experience. Its so peaceful, amenities are amazing (Pools feel like youre at a resort) The gym is huge, game room is amazing, being able to work from the clubhouse if I want a change of scenery, and even having a dog park in the community makes you never want to leave your place! If you have any minor issue or whatever the case may be, they're always on it, and will make sure to get it resolved super quick!! Cortland South Kendall has been the best complex Ive ever lived at!!

I had a problem with my air conditioner freezing I called for service and within an hour there was someone in my house. I got to meet him and he was the most pleasant man. He explained everything to me of why the unit was freezing and how he fixed it also explained what not to touch and how the air conditioner should be at all times. Fixed the problem fast and efficient. I don’t remember his name but he was the best and very respectful!

You will find everything you need here, pools, bbqs, dog parks, amazing landscape and the best neighbors. Another thing that has completely made our experience incredible is the staff. The leasing agents are so kind and helpful and always make you feel top priority. I love Danielle and Adriana’s work ethic and promptness. Rarely write reviews but they deserve one. I move around a lot so I’ve seen a lot of different apartments and a lot of different management teams. This is by far the best. The most beautiful well kept community I’ve ever lived at. In my short lease I never once had a maintenance issue, but I can only imagine they’d be fast with how quickly they did respond to my other needs. Then the cherry on top is this is the first apartment complex that has ever contacted me about getting my deposit back as opposed to the other way around. If you’re thinking this might be the spot for you look no further. You’ll love living there.

I was trying to find an apartment built according to Vastu for a long time and finally found one at Cortland South Kendall. And it's super close to my new job! I love this apartment complex. It seems that it is planned by a truly professional designer. The buildings are very cute, apartments are well thought of, and the office and club house are just gorgeous! The leasing process was quick and painless. Thank you, Christian for all your help!! Originally there was a glitch with my a/c, but the maintenance came the first thing in the morning. Erick is a magician! He fixed everything in no time! The complex is very quiet, but for social butterflies the office team organizes community events where you can meet your neighbors and get free treats. I also like that the complex is built next to a conservation zone. My balcony is facing a beautiful courtyard with palm trees and flowers and the back of the building parking is facing woods. Love it! Before moving in, I read a few negative reviews about this complex. So

I love it here! Steph and Dani are amazing. The apartments are very luxurious and everything is convenient. The pool is beautiful and the gym is open 24/7 which is amazing. There is plenty of parking. Trash is next to us and gets picking up at our front door which is great.

Been living here for 2 years and it has been nothing short of amazing. Elly is always with a smile, Christian is always very helpful! The one time things got complicated for me Stephanie resolved it. Vladi is always the one to the rescue and fixes all my issues. He loves my dogs which is very important to me. Danielle is very approachable and has a great attitude. Overall my experience living here has been amazing! I love the scent of the clubhouse, that’s a plus too!

I recently had the pleasure of visiting this community which was well-maintained and had an outstanding maintenance guy, Erick. He was always quick to respond to any issues that arose and went above and beyond to ensure that everything was in working order. Overall, I was very impressed with the community and the maintenance guy's dedication to keeping everything in top shape. If you're looking for a well-maintained living community with an excellent maintenance team, I would definitely recommend this place. Everyone is very nice and attentive.

This complex is absolutely amazing. Conveniently located right next door to a Walmart, a couple of restaurants, 3 gas stations and even a car wash. Short distance to the turnpike and 874. And the front office staff is amazing. I especially can't say enough about our Resident Experience Manager Stephanie. She takes the time to listen and address any and all concerns in real time. Definitely an apartment complex that I would recommend to others

Cortland South Kendall is a very beautiful apartment community in Kendall right next to Zoo Miami. Surrounded by nature and lots of retail and restaurants, close to Turnpike. The amenities are gorgeous, huge pool with cabanas, large gym, kids and pet park. Very quiet and well kept, maintenance team always keeps it clean. Office team is very helpful. Highly recommended.

I have been to 3 Cortland locations in south Florida and I must say this one is my all time favorite. If you’re a family oriented person like me you will love it here. It is right next to the zoo and many other local essential establishments such as Walmart. The surrounding natural preserves make it feel as though you are living at a resort. Not to mention their magnificent amenities ?? fully equipped with on site staff ready to tend to your every need. They also have a very memorable leasing team ?? ask for Danielle, she is exceptional ????

After searching for the best place my fiance and I are happy to call Cortland South home. Honestly we were nervous because the place seemed too perfect online but after touring in person we fell in love and realized what's advertised is exactly what you get! Our apartment is so cozy and feels like home seriously. Danielle in the leasing office made the process super easy, she was extremely welcoming, informative and kind. She walked us through the process from beginning to end. Great amenities, friendly neighbors, and love the layout. It literally like a mini resort. I would rate this complex 10 stars if possible.

Had a tour with Stephanie Jarquin. She was an absolute delight! She pointed out all the amazing amenities including the beautiful pool area that has a game area. The gym is another great feature this property has. It’s clean and has all the up to date equipment. And let me not get started on the club house. Wow.. it looks like somewhere you can live in. Simply amazing! 🤩 one of the best communities in south kendal. A true resort like lifestyle experience with exceptional and delightful staff. My family really enjoyed our tour and are looking forward to leasing one of their newer apartments that will be ready in a couple of months. 5 star Amenities for each member of the family to enjoy. From Gym to game room and resort like pool area. The gym even has a glass playroom for your kids to play while you get your workout in “are you kidding me” 😱 that is UH-MAZING. I lived here when it was still Mareas at Botánica and managed by Bozzuto. I was the first one to live in my building at the time and it was fantastic. So quiet and peaceful. I loved hearing the random noises from the zoo late at night when I went for a walk (nothing loud, just fun to remember all the animals that live there). Then the neighbors starting moving in and it went downhill fast. I had one person who smoked in the hallway 24/7 and blasted gangster rap at all hours of the day while I was working. My other neighbor had topless girls running in and out of his apartment every day. Unfortunately neither person was doing anything criminal, it was just highly unpleasant having to live next to them. The dog park is lovely and the apartments and grounds were very well kept. Never had any maintenance issues since the place was brand new. The only real issue I had was a lack of parking. If you got home past 7, there was nothing left. The parking lots were very brightly lit so I never had any concerns about wal

I’m a new tenant here and I just have to say I absolutely love the area, all the amenities and even the workers! They were all extremely helpful and nice, did everything with a smile on their face. Their Maintenance Man Eric Velazquez made sure everything was tip top shape after moving in and made sure to put my mind as ease with many explanations of the going ons at the place, and how to reach them 24 hours of the day. If you’re considering moving to The Cortland Apartments I can wholeheartedly say this will be the place for you!

I love Mareas! This is a beautiful community. I just moved end of December. Cassandra, Stephanie Jessica and Elizabeth are super helpful!! They really care about your needs. Javier painted my apartment and it looks new. Cassandra went above and beyond to make sure I was receiving all of my packages and she is always available for whatever I need. She is professional and courteous but down to earth, I love her! Vladimir is the one that does the maintenance and he is always positive, professional and has all the solutions and fixes whatever I need quickly. We also love the playground and gym.

From the time I came to visit the property to the time I moved in, the experience has been nothing short of amazing! The leasing team, especially Adrianna, is so wonderful! I can't say enough positive things about the experience I've had and continue to have. I am almost in disbelief that a rental experience can be this positive and awesome. When I came to pick up my keys, Adrianna met me with a huge smile and said "WELCOME HOME!" When I entered my new home for the first time, there was a bottle of wine, a handwritten note, a candle and a coupon for a free pizza waiting on my counter for me. I am truly blown away by the amount of care, hospitality and geniune kindness that everyone has shown. My only wish is that this place was a condo so I could permanently purchase at Cortland South Kendall!

In love with my apartment and this community. Gorgeous with upscale gym and huge pool with cabanas. Dog park with nice shade and lots of grassy areas and sidewalks to walk your dog. There is a security guard at night and the staff is great! Tucked away from busy roads and traffic, quiet, and safe. Conveniently located near restaurants and Walmart is right across the street.

I can’t say it enough - the maintenance staff here at Cortland South Kendall is bar none the best in town! Every time I put in a request - it’s same day service! Funny sorry, my daughters bathroom lights went out and I requested help over the weekend (the leasing office is closed on Sundays) and Vladimir came by today (Monday) upset that it took that long to get to me to replace the bulbs. They are special LED lights or I would of handled it myself. They are so genuinely sweet, respectful and most of all efficient!! Bravo to that crew!!

Adriana, my leasing agent, was very knowledgeable, kind, and courteous even going so far to take care of my 85-yr father when he got lost on the property. Christian was also very helpful at times when Adriana was not available. Gemnady, our chief maintenance supervisor has personally been to my apartment three and fixed all three issues quickly even stopping to give me tips on what to do when thing wrong. I also love the beautiful landscaping and greenery along the continuous pathways that run throw the complex, with benches for sitting and perfect for running or walking within the community.

I just rented a unit in this complex and very happy so far. People in charge are very friendly and dedicated to best benefit of the tenants. The complex is kept very very clean and maintenance people are all over the place, ready to help you with any need you may have. Update Post: Cortland South Kendall It’s been over 17 months, since I moved into Cortland South Kendall, and as such, this is my 1 year update. Cortland South Kendall is considered a resort style, luxury apartment complex situated privately in a State of Florida Preserve. I can for sure agree with my first impression, in that this is truly a wonderful place to live! I can say that I do feel like I am in a pristine, private island at a resort style hotel, as I wake up every day to this excellent and beautiful environment. Cortland South Kendall apartments are new, spacious and outstanding. The office staff and maintenance are both truly awesome especially Elly, the property manager, and Eric, of maintenance. You can email them anytime, and they will respond quickly and timely to try and remedy the situation! Living here is very peaceful, delightful and calm. Especially now with our new 24/7 on site security, in a marked patrol unit, that continuously walks and patrols our community in order to maintain our pea

To put it simply, this is the best place to live in the area. There is nothing I can complain about. The community is extremely well-kept. I feel safe with the security the closed community provides. The amenities are amazing. The pool is always clean. There are restaurants, markets, and retail stores within a half mile, which make daily commutes that much faster. The staff is friendly and the maintenance team is always quick to respond. I would 100% recommend this community to anyone looking for home sweet home.

I can't say enough about Cortland South Kendall - particularly Lourdes - and I have not yet moved in! My family and I were desperate to find somewhere to move, as I am expecting my second child and we outgrew our current apartment. Needless to say, I scheduled a last minute tour and was happily accommodated by Lourdes. Not only was the property beautiful, but her fantastic customer service made our decision much easier and we are excited to soon be Cortland residents!

At this moment this place deserves all the stars it can get. This place was a last minute stop on my full day of yours since I am coming from out of town. I made it in the last hour of the day while Lourdes was giving a tour. Although she was not expecting me, she told me that it would be no problem to assist me (major plus because a lot of places were turning me down throughout the day because they were “fully booked.”) The apartment is fairly new, the price is just right, the gym is 25/7 and I’ll be getting an apartment that is exactly as pictured. Overall, the cherry on top was definitely Lourdes, she made my decision much easier because she helped me out last minute. I truly appreciate someone who respects my concern in finding a place to live. Truly excited for moving day!

This is the newest community in the Kendall area. Most other apartments in the area are 20-30 years old and charging high rents. Cortland South Kendall is just a couple years old with all the amenities and luxuries you can ask for. Love it here.

We’ve been living here for almost a year now while every community has its faults Cortland actively works on fixing their‘s you see the improvements being made every day keep up the good work the staff inside for the most part have been friendly, Christian has gone above and beyond to make sure that we are happy here at Cortland South Kendall!

The units, staff, and grounds are great. Christian in the leasing office has been super helpful. Always responds to emails, calls, and makes sure my questions are answered. Very happy with my decision to move here.

The transition from moving from Orlando to Miami was smoother than I ever thought expected, once I landed in Cortland. I went to a dozen different buildings trying to find the right fit. One morning I came to do the tour with Lourdes, she was so friendly and patient with me that I came back again and made sure she was our tour guide. I signed my lease right then and there with her. Truly great customer service. Thank you!

I had a wonderful experience moving in with a tremendous help from the representative Lourdes at Courtland Kendall South. After Lourdes took me on a tour of the premises, I was completely sold on Cortland’s upscale amenities and residence. My husband and I are relocating for work and were so fortunate to find Cortland, specifically incredibly lucky to have worked with Lourdes. We had a beautiful tour of the property where she was informed, prepared and ready to answer every question we had. Throughout the application process she was available to us all day for any question we had and reassured us the whole way through. We are so happy we found our home at Cortland but more importantly Lourdes made the whole process seamless. Moving cross country is nerve wracking as it is, but Lourdes really made us feel so comfortable. We are so lucky to have met her.

During my stressful move in process, I searched through many apartment complexes in the south Kendall area. The moment I walked into Courtland South Kendall I was greeted and attended to buy Christian Rojas. We connected and I explained everything I was looking for. He did not hesitate to show me around the complex. We viewed all the different units that I was interested in. Multiple times. We revisited those units again and my request were very meticulous, down to the sunlight. His special attention and charismatic services what sold me most on moving into this complex. Thank you Christian for everything! He truly made this stressful process a breeze and an easy decision for me.

Cortland South Kendall is a great place to live… it’s lush landscaping is an oasis to be reckoned with… the pool area has nothing to envy next to a 5 star resort… the maintenance team is top notch and on point and the community grounds are pristine!

I have lived in this community for almost 2 years. The maintenance of the landscape, walkways, pool area, etc. is impeccable. I have noticed major upkeep improvements with the Cortland Management.
