Huge shoutout to the Maintenance team specially Carlos, he’s gone above and beyond to help us, even after hours. Our AC went out in the middle of the night and he responded quickly, got it fixed fast, and made the whole situation so much easier. Living at Cortland has been an amazing experience. I stopped by Cortland South earlier this week in the search for an apartment. From the street, the landscaping is clean and inviting. The grounds feel green, and are well maintained. Inside, the leasing the staff was friendly and patient, they answered all my questions without rushing. Danielle was extremely helpful. The common areas, clubhouse, lounges all looked modern and comfortable. The pool decks, with cabanas were updated and nice. In the apartment model, I liked the finishes, good lighting, updated flooring. The layout flowed well, and the in‑unit washer/dryer is always a plus.

What stood out even more was the atmosphere. Neighbors greeted each other warmly in the pool area and there was such a strong sense of community — it honestly felt like everyone knew and cared for one another, almost like an extended family. The community and apartment are super clean and beautiful. It is obvious the community and apartments are well taken care of. I love that the community is dog friendly and all the amenities offered. The location is great as well because there is a Walmart 2 mins away and restaurants close by as well. I definitely recommend living here if you can.

I’ve been living at this property for over a year now, and I have to say the maintenance service has been nothing short of excellent. I’d like to highlight Javier specifically—he’s been incredibly helpful every time we’ve needed assistance. His professionalism, attention to detail, and clean work really stand out. Just recently, we had an issue with our kitchen dishwasher, and he handled it quickly and efficiently without leaving a mess behind. Cortland South Kendall is by far one of the best places I’ve ever lived in. The environment is safe, clean, and filled with friendly neighbors. The tenants do a great job of keeping the building, rooms, and outside areas well kept. Every time I visit my boyfriend at Cortland, I honestly never want to leave. There’s just something so calming and welcoming about the whole place. The grounds are always so clean and beautiful, and I love how peaceful it feels walking around. The pool area is one of my favorite spots—I could spend hours there just relaxing in the sun. Everything feels so well taken care of, and it seriously gives off resort vibes. Every time I’m there, I feel at home. Cortland has definitely become one of my favorite little getaways.

From the beautiful pool area to the well-equipped gym, everything is well-maintained and designed for comfort. The location is also super convenient—having a Walmart right next door makes shopping easy and stress-free. The staff is friendly and always willing to help, making this a great place to call home. From my initial experience living at Cortland, until even after, she has been an amazing help. From the time I came to visit the property to the time I moved in, the experience has been nothing short of amazing! The leasing team, especially Adrianna, is so wonderful! I can't say enough positive things about the experience I've had and continue to have. I am almost in disbelief that a rental experience can be this positive and awesome. When I came to pick up my keys, Adrianna met me with a huge smile and said "WELCOME HOME!" When I entered my new home for the first time, there was a bottle of wine, a handwritten note, a candle and a coupon for a free pizza waiting on my counter for me. I am truly blown away by the amount of care, hospitality and geniune kindness that everyone has shown. My only wish is that this place was a condo so I could permanently purchase at Cortland South Kendall!

I currently relocated from Miami Dade to Central Florida. I lived at Cortland South Kendall back to when it used to be called Mareas at Botanica. moved in at the height of the pandemic and stayed for four years. From the beginning to the end, my experience has always been a pleasant one. I’ve dealt with a few property managers, and of course, a whole acquisition. However, the staff and the maintenance staff has always been amazing. The community events are catered to both adults and kiddos having food trucks is a great way for neighbors to work with each other. more properties should follow in your footsteps. Overall, I enjoyed my time living here. The staff is friendly and helpful and the property is nice. They maintain it well and address resident needs right away. I would recommend moving here for that reason. Management was also super accommodating in allowing me to transfer my lease due to a job relocation. I wouldn't recommend living by the pool as it gets very loud at all hours of the morning and night with lots of parties. Limited parking at times too due to pool visitors (many of whom don't live there). I think security and rule enforcement could be improved a bit, but Im not really sure if thats something the property management could really change on their end because it's basically teaching adults to behave like adults. I've had to call the cops twice on different neighbors due to excessive noise, and couldn't get in contact with property security in the middle of the night. It's a shame that the worst part about this place is the people that live here. But aside the occasional inconsiderate person bla

Management and staff are very kind and truly care about their residents and the community. I've been having issues with a very rude and dirty neighbor and they were able to address the situation. They have also solved the issue with the trash pick-up company. Since this property is near a natural reserve I was also having issues with mosquitos and they have truly gone the extra mile to remedy this situation. The only reason I gave it 4 stars instead of 5 is because one of the maintenance workers, a tall man is always in a bad mood and is very rude, I personally will not allow him in my home again. Other than that I think the staff and management here does an exceptional job at looking out for the community and its residents. Their is always food trucks, and events going on to give back to all the residents.
