Very clean surroundings, I went to the pool recently when I went to visit family and one of the maintenance employees was very attentive to every detail and made sure the whole environment was clean and safe. I absolutely love living here! The community is so warm and welcoming — it truly feels like home. The maintenance team is incredible, especially Izzy! He’s always so professional, kind, and quick to help with any request. He even goes above and beyond — like bringing Amazon packages inside when there’s a service request placed. That level of care really shows how much they value the residents here. The amenities are fantastic — three beautiful pools, great grills for family gatherings, and everything is always well-kept. I’ve lived at Cortland for a while now, and one of the things I appreciate most is the great communication and how quickly things get taken care of. I’ve lived with a lot of different apartment communities, due to my job traveling and it’s rare to find one that consistently checks in with residents and makes communication a priority. That means a lot to me. I feel truly settled here, and any time I’ve had an issue, it’s been handled promptly. Recently, I’ve been working with Nylah and she has been extremely helpful — always responsive, always professional, and quick to assist whenever I need something. Overall, this community runs much differently than most places I’ve seen, and I can confidently say it’s a great place to live.

I had such a wonderful experience working with Nyla through the application and touring process. She was so helpful and made everything smooth and stress-free. We recently moved in, and we absolutely love it here! The community is beautiful, the area feels safe, and everyone we’ve met so far has been super friendly. One of my favorite things is the kid’s playground — my family enjoys it all the time. It’s such a refreshing change from our old apartment, where management was completely careless. For example, I once had a fridge issue here, and the maintenance team came out the same day and fixed it. At my old place, something like that would have taken weeks. From the very first day I toured, I knew this was going to be the perfect new home for me and my daughter. I felt safe right away, and I was so impressed that I went ahead and applied the same day I toured. This is such a beautiful community — very well-kept and always clean. The apartment itself is spacious and comfortable, and I’ve really enjoyed living here so far. It’s amazing to see all the improvements they continue to make around the property. One of my favorite features is definitely the gym, which is always well-maintained and convenient to use. cortland is beautiful all the amenities 24 hour gym is my personal favorite and i tour with Nylah I told her what I was looking for: something quiet, with lots of natural light, and a space that actually felt like home—not just a place to sleep. She didn’t just show me random units. She walked through options with me, asked thoughtful questions, and even remembered the small things I mentioned, like wanting a little nook to set up a reading corner. She ended up showing me a unit that I probably would’ve overlooked on my own, and it turned out to be exactly what I wanted. Cortland is absolutely beautiful from the landscaping to the amenities, everything is so thoughtfully designed and detailed. I toured with a lady named Nylah, and she is truly a gem. Her patience stood out the most to me, which I really appreciated. That kind of care is so important in this line of work, especially when you’re someone like me who takes choosing a home very seriously. I want everything to be perfect, and I have to say—I’m genuinely impressed. The upgrades since I last toured back in 2013 are incredible. What a transformation. I would absolutely recommend Cortland as a place to live. It’s stunning, peaceful, and clearly evolving for the better.

I have to say the employees here are great especially Reese . The outside of building is always kept so beautifully clean I take my baby for a walk and it’s nice to see that it’s clean no animal droppings . It smells good and it’s just pretty . Apartment complex has Great amenities - the maintenance staff service needed for the apartment is fast and efficient- the front office staff is friendly. The main office and gym areas are kept really clean by Tesla! - So far what I’ve enjoyed the most is daily walks by the pond- Lots of baby ducks, turtles and birds.

I my apartment and living here! The staff is great - Tesla is so nice and sweet, I love seeing her when I go to the gym in the morning, and Alston helped me jump my car when my battery died. There are only 2 things I don't like: there is almost ALWAYS trash in the breezeways and the entrance gate has been broken 90% of the time since I moved here in November. My neighbors never take their trash to the dumpsters on the weekend a (which overflow quite often) and it just piles up and sometimes smells. Honestly hate that.... and I don't mind the gate being open since we are tucked away but we pay the price of a gated community so either lower the fees a bit or get it working.

Negatives: * Some residents are disrespectful of others and property; littering, parking in the car wash, playing loud music in common areas, using glass bottles at the pool, and abusing/breaking gym equipment.

I have not lived in an apartment complex in quite some time and have heard horror stories about both management and maintenance in apartment complexes, so I was inherently a bit skeptical. I moved from out of state and signed a lease prior to even viewing the community, and Ramona made it such a seamless, simplistic, and enjoyable experience. This past weekend our AC unit went out, which, living in Florida presents obvious problems. Rodrigo from maintenance IMMEDIATELY responded, and was incredibly professional, helpful, and speedy. There were issues outside of his control, so he explained what the turnaround time would be, offered us a solution for the interim, and remedied the problem immediately upon receipt of the required part. The communication, timeliness, professionalism, and kindness of every employee that we have encountered has been above and beyond our expectations. We need more like him.. makes it a great place to live.. thanks Ezikiel for all you do!!!! Just had a seemingly serious Air conditioning issue. I would not get cool air in the master bedroom, needless to say it was a torturous two days could not get rest or sleep, my wife drove me nuts. Chris, E. Z , and Austin came over to resolve. The issue would seem to be impossible to fix. Chris found the solution alongside of the rest of the team. He went ahead and got underneath an area that seemed like impossible to get to to fix the air duck that needed fixing talk about going above and beyond.. Words cannot describe the efforts and the value of the service that Chris, EZ. and Austin provide....They are an amazing team. Amazing work. I am super super thankful and my days will be much better with good clean Cool air. Thank you guys. Great job appreciate it.!!!

Great community . No problems living here at all! only thing i recommend is getting the exit gate fixed better . As I was leaving out the gate it was still open from another car going through : twice someone almost hit me head on trying to come in the exit gate as I was leaving . I’m guessing g they couldn’t get through on the visitor side

Had Alston at my apartment today to fix a few things that weren’t working properly. He called before he showed up and gave me a few minutes to situate my dogs and was very helpful and efficient. He got the extra tools that were needed to fix the washing machine and was very informative on what happened and the why. High recommend working with him on your next maintenance issue. Overall the property is great. I give it a 5 because anything I could complain about is pretty minor in terms of what else I’ve seen out there. Haha. Parking is not ideal. It’s a free for all and there are no rules with people owning garages and them not taking up the spots. The pool, gym and amenities are super nice and the staff is really responsive and friendly. Units are big and at the right price point.

From the moment I stepped into Portofino Cortland for my scheduled tour, I knew it was the place I wanted to rent. In fact, I didn’t feel the need to tour any other apartments afterward. The leasing office is very welcoming, and Sabrina greeted us with the biggest smile and a great attitude. She took excellent care of us and showed us all the units we were interested in. Daniela processed and reviewed our application in just three days. On the day we signed our lease, Sabrina provided brochures and plenty of helpful information. My husband and I have enjoyed living here the last 4 years. We will be renewing for one more year once our lease is up next year in May and hopefully purchasing a home. Things have definitely changed when it comes to the on-site team but I have never had a problem with any of them. They have all been friendly and helpful. The new resident services team that is offsite has been responsive when I have had questions. Thank you for the wonderful 4 years!!

I had an issue on day one with my water heater and he was already at my apartment before I could return from the main office. Great response time. Will be sure to update as my lease progresses. Update 08/31/2024: I want to give a HUGE thanks to Eze in maintenance. He came on his day off to unclog my AC unit which was shutting off because it was clogged. A couple of the other service guys tried and didn’t have luck but he appears to have solved it! Thank you

This morning, I encountered an issue with my water faucet that left me in quite a panic. After finishing my shower, I tried to turn off the faucet, but it wouldn't budge. The water kept pouring out rapidly, and the tub began to fill up. I remembered that during my initial orientation, Sabrina mentioned that in case of an emergency, I should call the emergency number provided. I called the number immediately and was relieved to get an answer right away. At that moment, all I could think about was how this situation would be a true test of Cortland’s emergency response. Still anxious, I rushed to the leasing office, hoping they could contact maintenance even faster. While at the leasing office, the lady that sits next to Sabrina (I really should get her name) heard my issue, she immediately contacted maintenance. To our surprise, while she was on the phone making contact with maintenance, we learned that the maintenance technician, Easy, was already at my door! I lived here for 5 years and it’s a wonderful community to live in. We only left as we were moving out of state. There are 4 pools and the gym is great. The lake is beautiful and hosts a variety of wildlife like turtles, wood storks, spoonbills, herons, otters, etc. They have free yoga classes and other community events happening all the time. The office and maintenance staff are great. Maintenance requests are handled quickly and the staff is very friendly and helpful with any requests you have, often times going above and beyond- like the time I had put in a service request for something and Ezekiel (the maintenance staff member who came to address it) noticed that a bulb was out and replaced it for me. The property manager Teresa is very helpful as well- she even notarized my documents for free which I was so grateful for. Would highly recommend this community.

Just had a seemingly serious Air conditioning issue. I would not get cool air in the master bedroom, needless to say it was a torturous two days could not get rest or sleep, my wife drove me nuts. Chris, E. Z , and Austin came over to resolve. The issue would seem to be impossible to fix. Chris found the solution alongside of the rest of the team. He went ahead and got underneath an area that seemed like impossible to get to to fix the air duck that needed fixing talk about going above and beyond.. Words cannot describe the efforts and the value of the service that Chris, EZ. and Austin provide....They are an amazing team. Amazing work. I am super super thankful and my days will be much better with good clean Cool air. Thank you guys. Great job appreciate it.!!!

First moving into apartment, it was dirty and lots of things broken such as cracks and holes in bathtub, toilets did not work, water in fridge was not working, and more so my roommate and I were a bit disappointed. I went to the leasing office to address my concerns and luckily they had an amazing maintenance team who came in and fixed every single problem and were so friendly and kind. They got to my apartment before I was even there to help out with everything. Ez and Chris were the main guys that fixed everything and they were wonderful and so helpful. Also shout out to Sabrina who immediately contacted them and was understanding and helpful with communicating the concerns, she is wonderful as well.

I will say that I would give 5 stars to the maintenance personnel @ CPP however, as a resident of just over 4years I am discouraged @ the property as a whole. Hence why they get 4 stars. From the gates not functioning countless weeks @ a time to the short staff they employ- which I have been informed of in the past is the reason for delays to work orders and getting my issues in my unit resolved in a timely manner. I pay over 2k in rent monthly but yet not much improvements have been made on the property since my move-in -they have added a playground area along w a pickleball court, which has been a big hit for the residents here I will point out. There are flowers/plants changed out every month or so yet we cant divert that money to fixing the gate, which is a more imperative concern than flowers for appearance at the moment? There are TOO MANY willing workers but if the pay is not right for the duties of the job u are posting then the fact of the matter is that it will take longer to fill the position. Cost

Great tour with Jeffery today! I stopped in today looking for a 2-bedroom apartment. I arrived a few minutes before the office opened. Jeffery invited me to wait inside the office until they opened which was nice. He showed me several apartments and the two-bedroom was my favorite. The apartments are very spacious and the model was decorated very well. The property is really large so it’s good that they offer two pools and a plethora of amenities to accommodate their residents. As a transplant moving from the north I was so excited to look into the florida apartment market ( im not going to speak on price and amenities because if you're from Philly you know we get zero bang for our buck) so all that to say I was fine with the price but my boyfriend from the south was definitely a little sticker shocked, but after touring the property with Ramona we knew this would be our future home and ceased our search immediately after. Im also starting a new job so between a move and a new job my brain is all over the place and there were a lot of moving parts to make all this happen. What I want to highlight in this particular review is Romana professionalism and above and beyond helpfulness, while I figured everything out and got my documents together. I love the apartments here, especially that they offer ones that are two story with a loft. The units have unique features like built-in shelving, entertainment center, and wet bars. There are also soooo many amenities, and they even have an indoor basketball court AND a brand new pickleball court!

had to move last minute and came across Cortland Portofino. My encounter with Ramona since I've entered the leasing office all the way to the completion of my application was beyond amicable!! She was very prompt with responding to my emails, calls and text in a timely manner and she was beyond patient with my 101 questions. The property itself is beautiful and the apartments are filled with natural light and the Sq footage is worth the rent. I enjoy living here. Yes, there might be some issues but what place doesn’t have them? Majority of the time the amenities are available. I mainly use the gym here and it’s the best I’ve seen in a while! I truly enjoy the food trucks that are brought out.

update from 5 stars to 4 stars - I've been living here for a year. Cortland raised our rent from $2199 to $2545 for a 1BR plus loft 1BA apartment if we were to extend our lease another year. Meanwhile, the front entrance security gate has been broken and left open for more than half of the year (is currently broken right now) yet they still require you to pay $50 to register your car, and the hot tub at the pool has been broken for the entire time. clubhouse amenities are only open during weekdays regular work hours so working residents can’t use them. They should be open until 8 or 9pm IMO or at least on the weekends. I wouldn’t complain if they offered some sort, any sort of reimbursement for their shortcomings however the do not and instead increase the rent price. Maintenance is still great when needed and grounds are kept up well. Apartment is nice and comfortable. Community still feels safe! I can’t speak highly enough for the Director of maintenance Chris’s ability to complete a job. In our most recent problem with the apartment complex, he took matters into his own hands. Upon assessing the unit for issues that might be problematic for our dryer, he climbed up into the attic, covered in insulation, found that the air intake was not connected to the roof vent. He explained everything clearly and gave us a timeline. He then noticed we had an outdated dryer and told us he would bring an entirely new dryer to the apartment. In a matter of a day, he upheld his promises and resolved the issue by putting in his own sweat and work with Alston! Thank you Chris!!!

Current community Manager, Camille, is the best one in the 5 years that I’ve lived here. All it takes is one call or email to her, no matter the topic, it’s always handled on the spot. Juan Batista has been the most personable and efficient maintenance person since day one of meeting him. The community, in my opinion, has the best amenities in the area along with events and different food trucks. There is constant communication about community maintenance. Having good neighbors is always important but how a community is run is crucial. After 5 years here I just renewed my lease again!

I’ve moved here 10 months and so far things have been really good! EZ and Wes on the maintenance team always fix any issues that arise in a timely manner with a smile on their faces. Amenities are great although one of the two hot tubs has been broken since we moved in and the second works every so often (was broken for the first 7 months of our lease and now works sometimes). The dog park is well appreciated! Neighbors are nice and I feel safe here. The pools could be cleaned more often as it gets very cloudy for days, especially after holidays or big weekends. That said, we love the Cortland community and will stay here as long as we live in west palm beach, FL. Thanks Cortland!

This has been my favorite community that I’ve Iived at! My pup loves seeing the neighbor dogs on our walks around the community and the lake. Since I’ve moved here, the beautiful leasing office and 3 story gym was built and the other clubhouse was remodeled along with the pool behind it, which is amazing - looks like a resort. I love the interior of my apartment as well. The teal in the kitchen is so cute and I have it decorated in coastal theme. I have had very few needs for service, which have always been taken care of promptly. The staff there, especially now, has been awesome. This is a huge place and I’m sure it’s not easy to manage. There have been a couple different managers here before the current one Camille, and I can tell that she and her team have made a lot of effort to improve things around the community since the pandemic. Anytime I come in to the office, the girls are super friendly, professional and accommodating. All in all, I definitely recommend Portofino Place your home.

GREAT COMPLEX! Easy access to restaurants, bars, entertainment, etc. Large array of workout equipment, expansive pool area with NEW barbecue grills/lounge chairs/pillows, as well as a car wash bay. Staff is always VERY friendly and prompt to handle any and all maintenance requests. Great experience so far. I've lived in Portofino about a week or so. I worked with Ed in the leasing office for months while my house was on the market, and he was so helpful and professional. Fast approval process, fast move in, clean apartment. I looked at other properties, but Portofino was the nicest. Probably one of the most expensive, but DEFINITELY worth it. Gorgeous apartments, kitchen to die for, huge tub in bathroom, decent neighbors. Food trucks a couple nights a week. Only issue is the valet trash. Cheap bags from neighbors = garbage leaks all over the ground and down the stairs-disgusting. My only complaint so far. I've had a couple minor maintenance issues in the apartment that were resolved same day or next and the maintenance guys are great. Very pet friendly and pools are nice. Community is well maintained. Very quiet apartments and neighbors are nice. All in all, definitely worth it so far. As a side note, I think I've read reviews for every apartment complex from Palm Beach Gardens to Boynt

We have been living here since 2021, but we changed apartments (from a 1:1 to a 2:2 w/ loft) in 2022 and are about to renew our lease for another 15 months because, frankly, there is nothing better around for the value and asking price factoring in additionally the cost to move. However, they are raising our rent here by another $200+ per month and are unwilling to budge on the price, which isn’t unexpected but disappointing. The community itself is relatively friendly but has flaws that they try to fix but do take quite some time, i.e., the gates not working for the past few years (or if they do only for a few days until they’re broken again) up until March 2023, the bars end up broken by people tailgating and all the community does is write another announcement without much consequence. They even installed a speed bump in front of the gate, though it doesn't do much. Similarly, all they do is send routine announcements about the trash valet/ compactor dumping/ recycling, people’s poor parking jobs, and peop

From the moment I arrived, I felt so welcomed and embraced by this incredible community. The people here are some of the friendliest and kindest I've ever encountered, always going out of their way to say hello and make me feel appreciated. One of the things I love most about Cortland Portofino is how safe and secure it feels. I always feel comfortable parking my ice cream truck here and spending the afternoon with the residents. I’m actually upset that I don’t get to live here. Long story short I was in the search of a new home for a relocation of a new job in my search I came to this neighborhood and met with Edward. He was extremely professional and informative and empathetic to my stress levels of trying to make sure I had everything completed before I started my new job. Unfortunately, they ended up sending me more north in Florida, so I was not able to secure an apartment here but if I ever do find myself south again, this is where I will be. Wanted to provide a thorough and honest review. Overall, Cortland is a reasonable place to live. I've had excellent times living here and some incredibly frustrating times over the past 2+ years. Pros/Good: - Overall safe community. Can walk around without concerns - Amenities are very nice. Pools and resident houses are very good. Gym was fantastic. Frequently used instead of paying for outside membership - Some staff are more helpful than others. But some certainly go out of their way and that's always appreciated - Interior of the apartments are VERY nice. Kitchen was beautiful. We had a loft which was nice. Washer/dryers were good. No issues with bathrooms. - Food trucks frequently is a fun part. Overpriced as all food trucks are but nice to have options when you don't wanna cook Cons/Bad: - Overall maintenance was good and timely. But there was one occasion where our washer broke down. Took 4-5 weeks to get them even in the door. I understand COVID made it hard to recruit workers. I get it. But I called

I’ve been having an intermittent issue with the door lock, not turning properly and getting locked out despite having my key! The first man to address the issue, was not able to help and it was currently working when he came to look at it (like how your car stops making that funny noise when you bring it to the mechanic… Lol!) He mentioned the issue to Kris, the head of maintenance, and he wasn’t satisfied with leaving it as is, as he was concerned for my security and the fact that I might get locked out again. So Kris came by personally to take a look and changed the lock completely. He is super nice and you honestly feel like he cares about your situation. I will also say that I have found all of the maintenance people I’ve encountered to be polite and courteous. Janis in the front office is also super sweet and works hard to address any issues that you bring to her.

I have been a resident at Portofino almost a year now and my experience here has been very welcoming. The leasing office helped with all of my questions and helped me find the best price apartment I could get considering prices are so high nowadays. Once I became a resident I was introduced to the resident services office where Camille, Teresa, Chelsea and Janis are such a huge help with anything I need. All of my maintenance orders are done in a timely manner and the guys are really friendly. I must add that the amenities here are worth the price you will be paying as they do have 4 pools on the property with hots tubs as well as a 2 story gym. I have attended a few resident events and met lovely people that I call neighbors as well as the team when they set up these nice outings for us to get together as a community. They are also pet friendly and the dog park is one of my favorites as well, my doggie loves to be there! This is definitely a place to call home.

We recently moved into Portofino and so far we love it! Our first tour was at the beginning of September and since then Ketshanee (Kee) has help us all the way up to move in. She was incredibly helpful, always looking out for us and making sure we had our questions answered. Our other interactions with employees there have been great too, they have amazing customer service and sense of community. Apartment wise — it’s honestly the best we’ve seen in the area, the other Cortland locations are beautiful too. Great amenities and pet friendly.

I have been living in Portofino West Palm Beach Apartments since January 2019. Staff is very responsive. They always do what they say they will do. If I have any issues, they have always been there to resolve it immediately. Frank, The Senior Service Technician goes above and beyond. He’s is extremely good at. getting to whatever needs to be done to make your living experience a good one. Follows up with you to inform you that things have been resolved and to make sure you are satisfied with the results. He won’t stop until it’s to your satisfaction. I recommend Portofino to anyone!!!

I am moving into Cortland Portofino Place on Saturday and I must say, I have had an amazing experience with the leasing process. Kee is honestly amazing, I had an issue with my background check that I had to get investigate and she was amazing during the entire process. It took almost 3 weeks for everything to get sorted out and I was not rushed or pressured for more money. Kee emailed me almost everyday to let me know that she was waiting for a response from the company. When everything was finally sorted out she called me first thing in the morning, which I appreciated so much. When I went into the office to tour the property and see the apartment, everyone was so kind. This has been the best leasing/welcoming process I have every experienced. The apartment (3bedroom, 2 bathroom w/ loft) is a lot bigger than, I could have every expected which is exactly what I need. I met with Camille this morning to discuss availability for a 1/1. When I arrived the leasing agents were all preoccupied with tenants or potential tenants who arrived before I did. I was greeted by Gabby who kindly asked that I take a seat and advised someone would be with me shortly. I sat in the lobby that was festively decorated for the holiday season, which made me happy and made me feel at home. Camille (who I did not know at the time was the property manager) approached me and asked if I was being taken care of and offered her services. She showed me the available units, pricing, requirements and amenities the community had to offer. She meticulously walked me through the application process and made me feel comfortable. This is my first time renting an apartment on my own and I genuinely feel after my approval I will enjoy living here. Thank you Cortland Staff, but more importantly thank you Camille.

Neighbors sometimes complain about music but I don’t never hear anything and anytime security is called they come right away. I have had an overwhelmingly good experience living in this complex. Despite being understaffed at times, I never struggled to get in touch with the folks in the office, maintenance requests (which I had a few of) were addressed and resolved in a timely manner, and I really enjoyed my unit (the layout was great, kitchen appliances had all been renovated and updated, and I definitely had plenty of room). As far as the amenities go, I mostly used the gym which is well-maintained. Management also makes a concerted effort to build community within the complex. There are regular community events (at the former peaks of the pandemic, these events were even held virtually) and there is also a food truck at the front of the complex on a regular basis (bi-weekly I want to say, but don't quote me on that). Also want to give a shout-out to Chelsea Coscia, the representative that helped me with all of the move-in logistics - she's super awesome and very on top of things, she made the move-in process exceptionally painles

I highly recommend moving to Cortland Portofino Place in West Palm Beach. After touring about 15 places up and down the east Florida coast, this was a stand-out property because of it's proximity to great food and shopping, its 4 resort-style pools, plush gardens, and overall stunning beauty. I fell in love instantly and am so glad I made the choice to live her. As a single woman, I feel safe and secure with the gated entranceway and sense of community here. The neighborhood is full of hard-working, friendly people. The staff here is amazing too! They have gone out of their way to make sure my move went smoothly and have made adjustments to any things I needed attention to in the apartment. The apartments are also gorgeous and modern - more modern-looking and spacious than any places I saw in a 30-minute drive from here. I highly recommend choosing Cortland Portofino 100%! ~Abigail

I am a new resident to Cortland Portofino Place in West Palm Beach FL. We ( my boyfriend and I ) moved in our new apartment in the height of the corona virus epidemic. Our experience here had been nothing but amazing thus far. Very professional leasing agent ( Chelsey ) accommodated us via FaceTime video to tour the apartment prior to moving in and made our transition into our new home as smooth as possible. We were already pleased with our new home but the following experience really topped it off for us: We went out for a few hours running errands and when we returned the A/C was not functioning properly. We have rented in the past and new that this could potentially be a really bad situation. We called the 24 hour emergency maintenance line and put in a request for the A/C to be fixed. We were in the process of packing our things to stay at a friends house because the apartment was growing increasingly warmer when we received a phone call from BERNADIN who was the maintenance professional on call that nigh
