We like the pet policy here and our pup has enjoyed the close proximity to the green belt. The complex also has a gated pet area that’s spacious. My pup and I love to come across Gloria, a maintenance employee, who is wonderful to chat with and very friendly.

As a fairly new resident at Cortland on the River, I made my first maintenance request recently. I am SO IMPRESSED with the quality of the staff here! Corbin arrived, very politely introduced himself and explained he was responding to my request. He came prepared with the tools and supplies he thought he might need. We went to work on the projects, most of which were simple to address. For some, Corbin provided options for the service needed. Some just needed educating me on how things work, and he even offered some tips about how to do things simpler! When he was finished, I complemented him and he was very gracious. The Cortland location on the greenbelt close to town is excellent, and the apartments are spacious with perfect amenities for work-life balance! Love the gym and the pool. Kenny and maintenance team take care of any issue immediately - they have always resolved repairs in less than 24 hours (and that has never changed in the 2 years we have lived here) Thank you Cortland staff for making us feel at home - highly recommend to anyone considering renting here.

This building is in an ideal location in Boise, with close proximity to Boise State University and downtown. The building had direct access to the Greenbelt, perfect for outdoor activities. The units are modern and spacious, featuring high-quality finishes and appliances. Also if you're into smart home tech... the units have that convenience included! And the amenities include a fitness center, pool, a community lounge, a few fire pits and secure parking. Great property!

This is an amazing complex. We actually got the apartment for our kids and decided to move to Boise first and have the apartment as our base while we looked for a house. Incredible location with restaurants and the greenbelt literally out your back door. The front office is friendly and easy to deal with and then you have Kenny and Alex keeping everything around the complex humming along nicely. Now our kids get to enjoy this wonderful apartment. I don't think you could ask for a better place to call home. Enjoy.

This is easily the best apartment complex I’ve lived at (and I’ve lived at a lot). The building is very well maintained and clean, the amenities are great, maintenance is extremely quick and on top of it, and the office staff is so responsive! They are great about letting the community know what’s happening with repairs, updates, events, etc. I want to shout out Kiara specifically as she has been soo helpful since we’ve moved in almost a year ago. We joke that she replies to our emails before we even hit send because she’s so fast! We love her! Aurora in the office has also been lovely to work with. The location is perfect, basically downtown but without the more expensive downtown fees for things like parking. And directly on the green belt which makes getting outside so accessible! We love it here, have zero complaints, and 100% recommend to anyone!

My favorite thing about my apartment is having the green belt in my backyard. And I love living in a newer building with modern features and full size washer and dryer in unit. The few minor maintenance issues I’ve had are dealt with quickly and Todd is such a professional and a nice guy. Of course the building isn’t perfect but none of them are. I happily renewed my lease after the first year was up.

I’ll start with the good things! All the stars for maintenance. They are wonderful, prompt and so sweet with my dogs! I also love the location of the building and the greenbelt access as well as the amenities in the summer, the pet play place and the many entry/exit access points so it’s never crowded going in and out. Balconies are spacious, and the new management company has improved things such as the weird smell in the hallways and fixed non-functional amenities. They also do community events now and that effort is really appreciated. With that said I’ve at times found the management and policies to be profit driven and bureaucratic vs service oriented. The higher priority seems to be on bringing in new tenants over retention. For example, as a 3rd year tenant I changed units and gave more than two months notice but was required to pay the prorated month to month to month rate of $2400 (normal rent is $1700) for 20 something days while in my old unit because my new unit wasn’t ready until the 23rd of the

I've been a resident here for 2 years now and will be happily renewing my lease for another. The common areas are maintained very well, and maintenance is VERY quick to respond to any service requests for issues arising inside the unit. Case in point, *Todd* on the maintenance team arrived within hours of a request being entered to fix the kitchen faucet. Not only did he take care of the initial issue, but he went above and beyond to make sure everything else in the unit was right as rain. Prime location, concierge level of service, and a relatively quiet setting nestled on the edge of downtown. What more could you ask for?

Surprised by the previous reviews. This place has the cheapest parking fee in downtown and this isn’t the only property with a smart home fee. Current management was able to get rid of the bad smell and actually responds to me if I have questions. If you don’t want a parking garage downtown is not the place to be.
