I've been living at Cortland on the River for 9 months (since July 2023), and I can't say enough good things about this property and the staff. Every part of the property is very well maintained and clean; the staff are genuine, personable and very responsive; 2bed/2bath apartment is a little smaller than I originally wanted but it actually feels more spacious that I expected. The location is amazing! The greenbelt is literally at the back door, 5 minute walk to BSU, 1-mile-ish walk to downtown (have walked many times to dinner or other events).

The layout and size of the units are quite nice in comparison to other "luxury apartments" in downtown Boise (especially when paired with the cost). Location is amazing being right on the Greenbelt. You are less than a mile from downtown and the foothills.

Cortland on the River is absolutley "THE" place to live if you work in the Bosie, ID area. I have lived in multiple apartment complexes in numerous states and Cortland has EVERYTHING one needs to feel at home (e.g., staff feels like family, responsiveness, a beautiful building inside and out, great parking, excellent location, reasonably priced, I could go on and on. Trust me: give Cortland a try and you will NOT be disappointed.

Love the staff here! The location is great and the amenities are perfect for work / life balance! Love the gym and the pool / spa ! The maintenance team takes care of any issue immediately- and you never know when the team is going to surprise you with a party - or breakfast (like this morning) thank you Team Cortland We really appreciate you !

I've been here about six months and love the location on the river and proximity to the parks and downtown. Also, the amenity level of the pool, Jacuzzi and workout facility is top notch.

I moved in during June and had great experience with the office staff while getting acclimated to my new digs. They answered all my questions and were very pleasant. The pool and hot tub are very well maintained and I really enjoyed the sparsely utilized work out room.

Location, staff, and apartments are fantastic. It's in downtown right next to the greenbelt, in walking distance of tons of downtown venues. The staff are very efficient and friendly, any issues with apartments get fixed right away! Great place to rent for an active life style!!!

My wife and I have been residents here while a year and a half now. The maintenance team rocks: the latest experience included a front door lock that stopped working. I put in the service request late Sunday night, and it was fixed before I got home the next day! Thank you team!!

My favorite thing about my apartment is having the green belt in my backyard. And I love living in a newer building with modern features and full size washer and dryer in unit. The few minor maintenance issues I’ve had are dealt with quickly and Todd is such a professional and a nice guy. Of course the building isn’t perfect but none of them are. I happily renewed my lease after the first year was up.

The Team at Cortland on the River is honestly the best! They are so nice to their residents! They have helped me several times to retrieve packages from the Amazon hub, while I have been out of town. I absolutely adore the in home smart system already in place! Don't even get me started on the amazing wifi too. My past apartments have had a difficult time even streaming Netflix, BUT ever since I got to Cortland I've been able to stream my games, watch Netflix, AND download files with ZERO LAG

Cortland is amazing. I couldn't think of a better move in experience than the one I've had with cortland. The communication between staff and resident is not common. It's beyond genuine and they really seem to care about your experience while living here. The amenities are well taken care of, the hallways are always clean, and the vibe is tremendous. I’ll start with the good things! All the stars for maintenance. They are wonderful, prompt and so sweet with my dogs! I also love the location of the building and the greenbelt access as well as the amenities in the summer, the pet play place and the many entry/exit access points so it’s never crowded going in and out. Balconies are spacious, and the new management company has improved things such as the weird smell in the hallways and fixed non-functional amenities. They also do community events now and that effort is really appreciated. With that said I’ve at times found the management and policies to be profit driven and bureaucratic vs service oriented. The higher priority seems to be on bringing in new tenants over retention. For example, as a 3rd year tenant I changed units and gave more than two months notice but was required to pay the prorated month to month to month rate of $2400 (normal rent is $1700) for 20 something days while in my old unit because my new unit wasn’t ready until the 23rd of the

There are many new and beautiful apartments to consider in the Boise area. But what makes this place stand out among the rest is the EXCELLENT property management, maintenance of grounds and overall outstanding location. I have called this place home for close to a year now and have made the most wonderful memories here with my son and friends. I have lived in many properties and have never quite experienced a more caring, genuine and professional team of property managers like have here. This place is beautiful, well taken care of, and a special place call home.

Cortland on the River is the place to call home if you are looking for a setting where staff sincerely take an interest in your comfort and well-being. I am very selective in where I choose to live, and when I move to a new town, I checkout only the best living accommodations—eight this time, and Cortland on the River quickly rose to the top. Staff are very professional and friendly and have bent over backwards for me. The facility is clean, well-managed, with a comfy-cozy community room, well-equipped exercise room, and you can’t beat having the Boise River in your backyard. I genuinely love this pace!

I have lived at Cortland on the River for over a year-practically since it opened. It is a great apartment house! It is well located near parks, markets, and BSU. It has numerous amenities such as a pool and hot tub that are always kept clean. The management have been great-they keep the place looking like new and are very friendly. Recently, they have started having fun activities for the residents.

I've been a resident here for 2 years now and will be happily renewing my lease for another. The common areas are maintained very well, and maintenance is VERY quick to respond to any service requests for issues arising inside the unit. Case in point, *Todd* on the maintenance team arrived within hours of a request being entered to fix the kitchen faucet. Not only did he take care of the initial issue, but he went above and beyond to make sure everything else in the unit was right as rain. Prime location, concierge level of service, and a relatively quiet setting nestled on the edge of downtown. What more could you ask for?

Surprised by the previous reviews. This place has the cheapest parking fee in downtown and this isn’t the only property with a smart home fee. Current management was able to get rid of the bad smell and actually responds to me if I have questions. If you don’t want a parking garage downtown is not the place to be.

We love our “apart-home”! The Cortland on the River is located on the Boise River – and its landscaping and maintenance complement it. Kristine, Kiara, and Todd are very professional, helpful, and quick to respond to questions or issues. We are comfortable with the staff - and we enjoy their special events. We recently retired. Our goal was to find a community with friendly neighbors and the comforts of our previous home. Cortland on the River has become our home.

I have lived at another Cortland property that was impressive but I must say that Cortland on the River is by far the best apartment that I have ever lived in. There are so many amazing features (e.g. smart home, common areas, gym, etc.) ! I would highly recommend Cortland on the River to anyone looking to live in Idaho, especially the downtown Boise area!
