This building is in an ideal location in Boise, with close proximity to Boise State University and downtown. The building had direct access to the Greenbelt, perfect for outdoor activities. The units are modern and spacious, featuring high-quality finishes and appliances. Also if you're into smart home tech... the units have that convenience included! And the amenities include a fitness center, pool, a community lounge, a few fire pits and secure parking. Great property!

This is an amazing complex. We actually got the apartment for our kids and decided to move to Boise first and have the apartment as our base while we looked for a house. Incredible location with restaurants and the greenbelt literally out your back door. The front office is friendly and easy to deal with and then you have Kenny and Alex keeping everything around the complex humming along nicely. Now our kids get to enjoy this wonderful apartment. I don't think you could ask for a better place to call home. Enjoy.

This is easily the best apartment complex I’ve lived at (and I’ve lived at a lot). The building is very well maintained and clean, the amenities are great, maintenance is extremely quick and on top of it, and the office staff is so responsive! They are great about letting the community know what’s happening with repairs, updates, events, etc. I want to shout out Kiara specifically as she has been soo helpful since we’ve moved in almost a year ago. We joke that she replies to our emails before we even hit send because she’s so fast! We love her! Aurora in the office has also been lovely to work with. The location is perfect, basically downtown but without the more expensive downtown fees for things like parking. And directly on the green belt which makes getting outside so accessible! We love it here, have zero complaints, and 100% recommend to anyone!

I've been living at Cortland on the River for 9 months (since July 2023), and I can't say enough good things about this property and the staff. Every part of the property is very well maintained and clean; the staff are genuine, personable and very responsive; 2bed/2bath apartment is a little smaller than I originally wanted but it actually feels more spacious that I expected. The location is amazing! The greenbelt is literally at the back door, 5 minute walk to BSU, 1-mile-ish walk to downtown (have walked many times to dinner or other events).

The layout and size of the units are quite nice in comparison to other "luxury apartments" in downtown Boise (especially when paired with the cost). Location is amazing being right on the Greenbelt. You are less than a mile from downtown and the foothills.

I moved in during June and had great experience with the office staff while getting acclimated to my new digs. They answered all my questions and were very pleasant. The pool and hot tub are very well maintained and I really enjoyed the sparsely utilized work out room.

My favorite thing about my apartment is having the green belt in my backyard. And I love living in a newer building with modern features and full size washer and dryer in unit. The few minor maintenance issues I’ve had are dealt with quickly and Todd is such a professional and a nice guy. Of course the building isn’t perfect but none of them are. I happily renewed my lease after the first year was up.

I absolutely adore the in home smart system already in place! Don't even get me started on the amazing wifi too. My past apartments have had a difficult time even streaming Netflix, BUT ever since I got to Cortland I've been able to stream my games, watch Netflix, AND download files with ZERO LAG

I’ll start with the good things! All the stars for maintenance. They are wonderful, prompt and so sweet with my dogs! I also love the location of the building and the greenbelt access as well as the amenities in the summer, the pet play place and the many entry/exit access points so it’s never crowded going in and out. Balconies are spacious, and the new management company has improved things such as the weird smell in the hallways and fixed non-functional amenities. They also do community events now and that effort is really appreciated. With that said I’ve at times found the management and policies to be profit driven and bureaucratic vs service oriented. The higher priority seems to be on bringing in new tenants over retention. For example, as a 3rd year tenant I changed units and gave more than two months notice but was required to pay the prorated month to month to month rate of $2400 (normal rent is $1700) for 20 something days while in my old unit because my new unit wasn’t ready until the 23rd of the

But what makes this place stand out among the rest is the EXCELLENT property management, maintenance of grounds and overall outstanding location. Cortland on the River is the place to call home if you are looking for a setting where staff sincerely take an interest in your comfort and well-being. I am very selective in where I choose to live, and when I move to a new town, I checkout only the best living accommodations—eight this time, and Cortland on the River quickly rose to the top. Staff are very professional and friendly and have bent over backwards for me. The facility is clean, well-managed, with a comfy-cozy community room, well-equipped exercise room, and you can’t beat having the Boise River in your backyard. I genuinely love this pace!

I have lived at Cortland on the River for over a year-practically since it opened. It is a great apartment house! It is well located near parks, markets, and BSU. It has numerous amenities such as a pool and hot tub that are always kept clean. The management have been great-they keep the place looking like new and are very friendly. I've been a resident here for 2 years now and will be happily renewing my lease for another. The common areas are maintained very well, and maintenance is VERY quick to respond to any service requests for issues arising inside the unit. Case in point, *Todd* on the maintenance team arrived within hours of a request being entered to fix the kitchen faucet. Not only did he take care of the initial issue, but he went above and beyond to make sure everything else in the unit was right as rain. Prime location, concierge level of service, and a relatively quiet setting nestled on the edge of downtown. What more could you ask for?

Surprised by the previous reviews. This place has the cheapest parking fee in downtown and this isn’t the only property with a smart home fee. Current management was able to get rid of the bad smell and actually responds to me if I have questions. If you don’t want a parking garage downtown is not the place to be.
