As a guest, I frequently workout with my friend who is a resident at Cortland. I wanted to take my time to leave this review and to specifically mention Gloria. This building and community are really something special and Gloria is a perfect representation of that. She is always friendly, motivating us during our workouts, and maintaining the building’s gym beautifully. Even when she has to close the gym down for cleaning, she is always kind and respectful about kicking us out ;) all in all, this is a great place to visit and I look forward to hopefully becoming a resident myself eventually!

We are leaving soon because we’ve bought a house! It’s sad to leave because the location is amazing and the staff are so kind! Shoutout Gloria from the cleaning crew and Kiara one of the leasing managers! We will miss our time at Cortland on the river!

After living here for four years, the management and especially the maintenance staff have been very responsive to concerns and service request. I really enjoy the Location being right off the Greenbelt Trail. The aesthetics of the property have been well maintained. I cannot speak of the amenities as I only occasionally use them.

I want to start by saying I’ve been living in Cortland for 9 months. I’d also like to state I had worked in property management for more than half a decade and I want to give huge kudos to the maintenance team here. Specifically Kenny and Corbin. In my career in property management Kenny is one of the most competent, personable, engaging, kind, and every other kind adjective you can think of when it comes to a maintenance manager. Kenny and his team do an incredible job keeping the community running, handling work orders in a timely effective manner, and building a relationship with residents. I have lived in many places and the truth is a maintenance team makes or breaks a property. Kenny and his team have built trust with me and my partner from the get go. While there are tons of changes I would make in the community, mostly mirrors on every level of the parking garage because these residents are wild in that garage. For being a downtown property, you can’t find a better apartment to rent. Very impressed with how clean everything is, the upkeep around the grounds are wonderful. They need to give the guy in charge of that a raise! The apartment layouts are some of the best I’ve lived at and the office staff is responsive, kind, and easy to work with. Can’t reccomend this place enough!

Kenny is the best maintenance guy out there! The grounds and area are incredibly clean and well taken care of. Maintenance issues are handled very quickly. There’s nothing better than having an awesome maintenance guy when you rent! Definitely would recommend living here!

I don't live in Idaho, however I have visited and would live to be there during these how Arizona summers. If I had a choice I would definitely choose Cortland on the River for my summer retreat. Such a lovely complex, caring staff. They do so much to make you feel like family. So many amenities to enjoy. AND The location is perfect..Walks along the river are my favorite thing. Close to downtown Boise where there is no lack of interesting events going on all the time. As well as good places to dine. Nothing missing here. I will look forward to my next visit.

One of the best properties. The team at Cortland on the River exceeds every expectation. The place is always clean and smells amazing! The ladies in the office are amazing and wonderful with communication. The maintenance team is very responsive and very good at what they do. Couldn’t think of a better place to be. Would rate it higher if I could, 10’s across the board.

I absolutely love my apartment at Cortland on the River. When I moved back in September, safety, patio, location, space, big windows and washer/dryer in unit were must haves and I couldn’t be happier. Code or key for front door and I’m able to control my lights and AV/heating from my phone. Enclosed parking, key fob access to get inside only, leasing office and maintenance staff are always prompt with replies and so efficient. The pool/hot tub has Greenbelt view…and direct access, with a large gym that overlooks the pool. There’s a lounge area with a large tv if I need a change of scenery and a huge “fun” room with large kitchen, pool table and large tv for movie nights. It’s still downtown Boise but without feeling like you’re downtown. I will definitely be renewing my lease!

Cortland on the River is one of the best condo and apartment complexes I’ve lived in and certainly among the very best in Boise. I looked at 20 complexes when I moved here. The amenities are first class and you can’t beat the location right on the Greenbelt. The team who manage and care for the property are excetional the best I’ve come across in 15 years of condo apartment living. Got to love it.

They are quick to respond when we have a need or for regular maintenance. The property always looks amazing. We are proud to call the Cortland on the River our home.

Can’t say enough good things about cortland. Management is quick and responsive (especially Kiara!). Maintenance is super friendly and knowledgeable. Amenities are awesome and well maintained throughout the year. Location and greenbelt access is everything you could want. First time living in a “luxury” apartment complex where it actually felt like a luxury experience, not a rip off. We cherished our time here, miss it already!

We like the pet policy here and our pup has enjoyed the close proximity to the green belt. The complex also has a gated pet area that’s spacious. My pup and I love to come across Gloria, a maintenance employee, who is wonderful to chat with and very friendly.

Cortland is an awesome place to live! All the amenities and being on the greenbelt and so close to downtown really creates a great living experience in Boise! The staff is so friendly and quick to help! Shoutout Gloria from the cleaning staff! She’s so kind and I love chatting and seeing her when I head to work!

We've lived at Cortland on the River for a few months now and have had nothing but positive experiences. Kiara and everyone in the leasing office are incredibly helpful. Maintenance issues have gotten resolved quickly. The amenities are great and you will have a hard time finding a better deal close by.

As a fairly new resident at Cortland on the River, I made my first maintenance request recently. I am SO IMPRESSED with the quality of the staff here! Corbin arrived, very politely introduced himself and explained he was responding to my request. He came prepared with the tools and supplies he thought he might need. We went to work on the projects, most of which were simple to address. For some, Corbin provided options for the service needed. Some just needed educating me on how things work, and he even offered some tips about how to do things simpler! When he was finished, I complemented him and he was very gracious. I am so deeply thankful for the help of this young man. I go to my car for an appointment. Nothing. My key fob didnt even work . Battery so dead,nothing works. I was so upset, I couldn't even find the hood latch release. But he helped me with everything. I am so thankful. Excellent . He made.a suggestion of a place to have my battery checked.

The Cortland location on the greenbelt close to town is excellent, and the apartments are spacious with perfect amenities for work-life balance! Love the gym and the pool. Kenny and maintenance team take care of any issue immediately - they have always resolved repairs in less than 24 hours (and that has never changed in the 2 years we have lived here) Thank you Cortland staff for making us feel at home - highly recommend to anyone considering renting here.

This building is in an ideal location in Boise, with close proximity to Boise State University and downtown. The building had direct access to the Greenbelt, perfect for outdoor activities. The units are modern and spacious, featuring high-quality finishes and appliances. Also if you're into smart home tech... the units have that convenience included! And the amenities include a fitness center, pool, a community lounge, a few fire pits and secure parking. Great property!

This is an amazing complex. We actually got the apartment for our kids and decided to move to Boise first and have the apartment as our base while we looked for a house. Incredible location with restaurants and the greenbelt literally out your back door. The front office is friendly and easy to deal with and then you have Kenny and Alex keeping everything around the complex humming along nicely. Now our kids get to enjoy this wonderful apartment. I don't think you could ask for a better place to call home. Enjoy.
