Heather has worked with us since we first toured the building almost 8 months ago. We were floored by the layout and location and, after a couple months of close-but-not-quite experiences at other places, realized we struck gold with the very first place we toured and decided to rent at Cortland Mill District. Heather then proved she wasn't just looking to make a sale as her high-touch approach continued during the move-in process, making sure everything was as smooth as it could be despite a perfect storm of technical issues on move-in day. She's the first property manager I've worked with in a long time who clearly cares about what she does. Everyone we've interacted with from the CMD staff made us feel very welcome. This apartment is a great option downtown that I would recommend to anyone in the market. I’ve lived here for years and have enjoyed my time here. The units are nice, great amenities, and the skyway connection is very convenient. The leasing office is accommodating and nice to work with. Maintenance is helpful and timely. Matthew on the maintenance team provides exceptional service with an incredible attitude, even when called in last minute after hours. He has helped me a great deal and his efforts are very much appreciated. Lastly, the concierge, David, will always welcome you with a big smile and make you feel at home. Devon made moving into Cortland Mill District smooth and amazing. Coming from out of state hos hospitality was on point. Clear communication on what was needed. Checking in if I had any questions along the process. When I got here after a 15 hour drive they got right into the apartment so my pets could stretch their legs. Great place to live! The maintenance staff is great. We recently had to submit a service request and they were so quick to respond. Matthew came and right away was able to identify the problem and knew exactly what to do. We had our dishwasher back up and running the same day. He explained any follow up needed and answered all our questions. He made a stressful situation much easier to deal with.

I love living at Cortland! The location downtown is great— walking distance to North Loop, Trader Joe's, and the Stone Arch Bridge. The staff is amazing, particularly David!! I lived in Cortland for seven years before moving to Las Vegas this summer. Great pool, great dog park, and great location close to the river in a very safe part of the city. Also doesn't hurt that Eato is right downstairs for a great HH. I wanted to call out David, the concierge/party planner. He is top notch and we never missed one of his events. These events we really elevated ever since Cortland took over and I hope they continue to expand the amazing resident events.

We moved into Cortland Mills about 4 months ago. Beautiful apartment and social spaces, but what really makes it amazing is some of the work David does to put together amazing events for residents. Devon was fantastic-- if you are looking to lease here, I would highly recommend requesting to work with him if possible! I had toured this building before and didn't have a great experience with another leasing agent but Devon completely turned my opinion around. Super knowledgeable about the community and neighborhood, and was such a good sport with my parents who were tagging along on the tour from out of town and had lots of questions. As someone who sold real estate for many years, he is top notch and definitely who you want to work with, and this building is lucky to have him. Cannot say enough good things about Devon!

Amazing property, beautiful views, and close to everything! The pool is fantastic with a superb grill/party deck. The staff is 2nd to NONE! They work hard to keep the place spick & span and strive diligently to do the best for their residents and guests. The dog area is a very nice touch, especially downtown, where there is very limited Greenspace. Also, THE SKYWAY LOUNGE! Oh man, that is truly the cherry on top. Watching storms roll in, a sunset or sunrise with something tasty to drink, is a little slice of paradise. You won't find anywhere else as nice or well staffed!

I recently moved into Cortland Mill District a couple of days ago. Even though I just moved in, my journey with Cortland began a few months ago when I applied for my apartment and took a tour with Devon. Devon did great with the tour and explaining the application process, to the point that I didn't have to ask any questions because he had been so thorough in explaining everything. Then as the time got closer to moving in, as I communicated with Devon to submit all of the required things for move-in, I received responses within a day (sometimes within an hour) which is much better than my previous apartment community. On the day of move in everyone on staff that I had come across was extremely friendly, helpful, and showed that they care about the residents of the community. The move-in went seamlessly with the service elevator and access to the garage to unload the moving truck. When I realized I needed to add a storage unit, Devon was responsive and was able to get me setup quickly so that I could finish mo

Travis Clark was super helpful with my move from Chicago and was very attentive and responsive to my questions. Set up a great virtual tour for me and answered all of my questions. When I arrived, there was a little blip with my key fob not working, he was there before office hours and rushed to expedite the solution. The apartment was clean and exactly as advertised. I still cannot get over the view and the prime location of the building! David, working the concierge immediately assisted me with helping me get my car in an easy location to offload whatever I brought with me in person and blocked off the freight elevator. It made the process very painless. The only improvement I would like to see is in the parking situation. There is underground parking connected to the building, but there is a waitlist to join, and only 1 car per apartment can be added to that list. However, there is a parking garage that is connected to the building via the skywalk, so it is a quick 4–5-minute indoor walk to get to the car.

I work with fire protection equipment company. I was working at Eato Restaurant and it's connected to Cortland mill district. Ricky (Maintenance) was really helpful on getting me to the fire alarm panel in Cortland mill district ,so I could put the fire alarm on test. Ricky gave me a fob to get in and out of the building so I could perform my inspection at Eato Restaurant. With Ricky's help, I was able to complete my task for the day.

First I’ll say THANK YOU. I have been at home since the moment I went to Cortland Mill District! The leasing team is so kind, personable, helpful and knowledgeable. Travis took me on my initial tour. Instead of just showing me the apartment I was applying for he showed me different floor plans, views and really let me take my time and ask a lot of questions. Moving can be so hard but he eased a lot of anxieties and even helped me with decor ideas I actually used. After Travis helped me with all the paperwork and getting setup to move in, he felt less like someone on the leasing team and more like a friend. Thank you! I love the deep bathtub, countertops, and white cabinets with adjustable lights. Aesthetics are very important to me. All of the community members are cool. Seeing them in common areas and on the elevator is easy I haven’t had a bad vibe or bad experience at all. I never hear my neighbors, but when I see them in the hallway, its always friendly. We really appreciate the care that the team put into getting everything ready for us. The facilities are very nice and well maintained. The other residents are friendly too! I definitely recommend this apartment building.

Just renewed my lease for a fourth year living here and cannot recommend it more. The building is kept up well, neighbors are generally quiet (the thick walls certainly help), the location is convenient if you work downtown or in the University area, and the cost is very reasonable.

My partner and I scheduled a tour to see an apartment that was marked as available that morning, and we were extremely pleased with our experience. Asjah immediately sent me a text to ask what we expected from the tour and Devon had shown us around when we arrived. Just wanted to share with you my amazing experience at Cortland Mill District. I had the pleasure of staying in their guest suite for a few days, and let me tell you, it's pure luxury living! The office staff has been so helpful, making my stay even more enjoyable. The amenities are top-notch, and everything is kept nice and clean. Oh, and the building smells absolutely amazing! I would highly recommend considering living here for a truly fantastic experience.

I moved in about two months ago, Devon helped me from start with video/ virtual tour. He is very professional and friendly. My husband likes the floor plan and we decided to move in quickly. Although the leasing office does not open on Sunday could be a drawback, otherwise I am pretty happy to live here. It is close to my office and convenient. Gym and security is 24 hours. So far so good!

I moved in about a month ago and I'm loving it. The staff has been remarkably professional and helpful since my first contact with them. They were totally transparent about pricing and did a very good job of informing me about the few minor things that some people take issue with (pets, parking, etc.). The apartments and amenities are beautiful and very well maintained. The location is fantastic - it is connected to the skyway and everything I need is just a short walk away. There is a waitlist for their dedicated parking spaces, but it hasn't been an issue park in the garage across the street (also connected via skyway). I really can't speak highly enough of my experience here so far.

Some friends of mine live here so I visit often and from what I’ve seen this place is really nice. I’m considering moving into these apartments because I love spending time in the pool area and the convenience of grabbing a delicious meal & drink at Eato. The management team is kind and helpful, especially Brent. The location is convenient and the building is always clean. I highly recommend Cortland Mill District.

couldn't be better located in the city, but above all else, the team managing the building is so, so great. service/maintenance calls have been quick to be resolved, common areas have been updated while we've been here (1.5years) and David, Hiba and the rest of the team always have a great attitude and host some cool community events throughout the year!

Wonderful place. The apartment itself is modern, spacious, and beautifully designed, making it feel like home from day one. One of the standout features of living here are the incredible amenities. The pool area is well-maintained and incredibly clean. The fitness center is well-equipped, and also very well-kept thanks to the continuous efforts by Gloria with the custodian team. Maintenance is also quick and efficient; any issues have been resolved promptly, which makes living here worry-free. Additionally, the community events organized by the staff have consistently brought everyone together and helped build friendships. The current state of this place owes its success to the extraordinary cleaning efforts of Gloria, the welcoming greetings from David, Addy, and Reggie at the concierge desk, and the dedicated work of the management team, including Brent, Hiba, and Devon, who have all worked tirelessly to maintain everything smoothly. Without their contributions, this place wouldn't be what it is today.

Update: Since I’ve moved in, the staff at Cortland Mill District have been nothing but superb! Dorian, Devon, Hiba, and David have made me feel more welcome than ever and are always quick to respond to any concerns or questions I may have! Now 6 months in but they have helped with making me feel at home and safe! Dorian is great service tech manager, extremely kind and never makes you feel like you’re bothering him! I had great experience with Cortland Mill District so far. My leasing agent Devon is very helpful and responsive, making my leasing and moving-in process quite a breeze. Everyone on the concierge team is also quite friendly. I had a couple of maintenance requests and both are resolved in a timely and professional manner. The building is very centrally located, near transit, grocery stores, and trails. The community area is spacious with lots of amenities including fitness center, a pool, a rooftop lounge, and even connected with the Skyway system. Overall Cortland Mill District is a fantastic place to live.

Cortland Mill District is a wonderful place to call home! Its located in the heart of the city, with so much walkability. The apartment layouts and amenities are great. I’ve called Cortland mill district home since 2020! The primary reason I chose Cortland was because of the incredible amenities and beautiful community. My partner and I have two Great Danes and I have yet to see another apartment that has pet accommodations that can compare! This is by far my favorite apartment to live in! Staff really tries to make sure that all concerns are addressed promptly. HUGE SHOUT OUT TO DAVID for creating super fun experiences for us! This is by far the only apartment that comes up with the most creative events that are fun and never low budget at all! I went to tour Cortland Mill District with a coworker recently and was extremely impressed. A super friendly nice smelling (his cologne) gentleman by the name of Devon assisted us with our tour. He was very pleasant and was very thorough in showing us the facility and answering all of our many questions. He was patient and didn't rush through the tour which I very much appreciated. I would definitely recommend Cortland Mill District/Devon to anyone looking for a future apartment. The building seems well kept with great amenities.

I love living here! The community is always clean, and the staff is friendly. They consistently host fun and free community events for the residents. David, the concierge, does a fantastic job. He is always upbeat, positive, and on top of everything we need. One morning, David and the team even brought breakfast for the residents! The shared spaces are also kept very clean, and the cleaning crew is friendly. I have only had to call maintenance once during my time here, but they were on top of the issue and corrected it ASAP. Overall, I love living here!

I toured Cortland Mill District last month with a friend just for fun one day. I live in downtown now, but we were curious to see what the apartments and amenities were like. First of all, the apartments are spacious and the amenities are wonderful! Everything is super modern but cozy and the pool/lounge is AMAZING!! The concierge, David Hodges was so helpful and welcoming. He gave us a tour of the lobby and amenities while we waited for a leasing agent to free up for an actual tour (we were a walk-in appointment). You can just tell he cares so much about the tenants and the building and was so much fun to tour with! I will likely come back when my current lease is up. It’s the perfect location and feels like a safe and fun space.

I would definitely recommend Cortland Mill District to anyone searching for a future apartment. It's a well kept building with great amenities and skyway access in a convenient location downtown. The maintenance staff works incredibly fast to address any problems. The office team is super friendly, responsive and will go above and beyond to help with any concerns. They're pretty transparent and do a great job of communicating anything going on. They also do a great job engaging with residents with monthly events that they put a lot of effort into. Cortland genuinely cares about making sure their residents have a good experience, and it's by far my favorite place I've lived since moving to Minnesota.

I've yet to see an apartment with a layout quite like this. I fell in love the moment I walked into the beautiful foyer. Having an entrance place like that felt like a home. I've been living at (formerly Latitude45) Cortland Mill District (Downtown Minneapolis location) for 3 years now and just signed up for my 4th lease term. Ownership changed last year, which has lead to a better tenant experience all around, from tenant events to cleanliness and just overall care. The location can't be beat and the view from my 11th floor apartment never gets old. While you can say the same about many buildings in the neighborhood, what makes Cortland different is David Hodges. He OWNS that front desk during weekdays. David's energy is infectious and he's gone out of his way to be helpful for whatever I've needed. I look forward to our nearly-daily interactions (and getting caught up on the latest gossip). If it wasn't for David, I would be in the process of moving right now. Instead, I'm enjoying the sun from my generously-sized balcony before getting ready to heading downstairs to grab a perfectly-balanced cocktail at Eato.

I will say I truly love it here. I have worked and lived here, but since I left, I decided to move here from Brent, the property manager Hiba, the assistant manager from David, the leading concierge, the two maintenance guys; and the fantastic lead leasing consultant Devon. I love it here super friendly they make our life easy, and let's not forget our pet owners. They even make it perfect for our furry babies. I will be renewing my lease here. I feel this location is better than anybody's apartments, and I have lived in downtown Minneapolis for years.

We visited a family member that lives in this building and the company has a guest suite available for rental, making it much more convenient and comfortable to stay with this family member. The suite rental is extremely affordable. The building is located in the heart of downtown, only a block from US Bank stadium and very close walking distance to the river and many restaurants. Highly recommend!

I started living at Cortland in October of last year and so far most things have been great. The leasing team is phenomenal especially Hiba (she helped me with an issue after their office were already closed), and the maintenance staff is quick and efficient. I had a heating issue and the day the problem came up Dorian (a maintenance staff worker) had taken care of it. My only issue (because I’m nitpicky) is that the building’s pool is outside. Which isn’t an issue for most but I love to swim year round. However, all things considered this is a wonderful place to live I would highly recommend it.

I highly recommend this apartment building. The leasing team is great specially Hiba and Devon, they host many events for the residents. The maintenance staff is also quick to solve problems, especially Dorian. Great place to live!!!

Excellent community! Maintenance is on top of things even when I say it’s not a big deal (huge shout out to Dorian and crew). The leasing office is helping guide me through a transfer to another unit, and they’ve made the process as transparent and seamless as possible (thanks Hiba!). There’s always open communication even when there are certain issues or delays in the building. The resident events have actually helped me form some amazing friendships, which has been huge for me! This feels like a legitimate community, and the people here really care despite the fact that it’s technically run by a larger management company. That’s a feat in itself! Highly recommend.

Highly recommend. I’ve lived at Cortland for about 7 months now and I’m happy that I made the choice to move here. The leasing team was very welcoming when I first came and every time I need something taken care of they respond immediately. The building hosts numerous events for their residents. Pros of living here are the skyway access, concierge, off street entrance, and the building’s proximity to everything I need in the city. So far the only con I’ve experienced is the fact that they have an outdoor pool so while Minnesota does what it does best the pool is closed. Other than that though I think it’s a great place to live.

Wonderful building. Have been a resident for a few years and each year it has progressively gotten better than the last. The staff is always welcoming and helpful, they also go above and beyond to host monthly community events (including movie nights, breakfasts, pool parties, etc.).

I wanted to get out of the suburbs and live in the city in a nice place. The main thing that drew me here was the direct skyway connection - an absolute lifesaver during the cold Minneapolis winters! Since I’ve moved here though, the experience has been the best I’ve had in any apartment building, and it’s not even close. I put in maintenance requests that I specify as “no huge deal”, and Dorian and the others will still come up and make sure it gets addressed. I’ve been in smaller buildings that try to downplay maintenance issues, so this is super refreshing! My lease is coming up for renewal, and I’ve signed an extension! I’m actually transferring to a 2 bedroom in a couple of months, and Hiba has guided me expertly through the process to make it as easy on me as possible! Huge shoutout to Hiba! The resident events are a ton of fun too! I went to a karaoke event in November that was a blast, and there’s a weekly anime group where I’ve legit formed some new and lovely friendships. Moving here was one of the best choices I’ve ever made! The location of the building is unmatched with skyway access to most of the city - I’m able to get to work without needing a car and without having to walk outside, especially when it’s cold out. The team here also does their very best to make the living experience here enjoyable (especially Hiba whose been hosting Anime Night every week during her personal time). And the maintenance staff - shoutout to Dorian - are responsive and efficient to resolve maintenance issues. The entire staff here works hard and you definitely see the effort, despite the unexpected events that may happen. Another reviewer mentioned the incident with the guy that had to be removed from the building. Living in the city, especially one that spends half each year in sub zero temperatures, is always a challenge; But Cortland does it right! I have lived in several apartments in Minneapolis over the past few years and Cortland has the best office and leasing staff you could ask for. It never feels like I am being a bother when I go into the office with an issue and the maintenance team is always timely and efficient, if Dorian can't fix my issue right away (our new laundry machine was shaking like crazy) he will do whatever he has to and make sure the job gets done. Their resident events are also amazing; because of the weekly Anime Night event hosted by Hiba, the assistant community manager, I have been able to make actual friends in the building. That is something I haven't ever gotten from any other apartment I have lived in. The community here rocks!

5 stars for Dorian, the service manager, because he is SO kind and patient! I didn’t like my cabinets when I first moved in. They were peeling in some areas and he didn’t complain WHATSOEVER.. literally took his time (over a few days) to fix them and made sure that I was satisfied with the results… Overall, I think that management really tries to work with you to come up with resolutions and that is really all that matters to me. They also work hard to keep the building clean and that is AWESOME in my books! Keep it up Cortland Mill!

I have lived here for about a year and this building is awesome. The front desk people, leasing and even the maintence people are extremely friendly. They hold building events about 1 or 2 times a month with great food and games. If you have a dog this is the place for you, the dog park is amazing which includes a heated turf and weekly cleaning. Devon and Hiba in leasing are always there to listen to your problems and get them solved quickly!

Living at Cortland Mill District has been a great experience so far! We got this cute little welcome package when we arrived and the apartment is so nice! The apartments do come unfurnished, so it will take a bit of time to get settled but I love living here! I love the amenities and the staff are super friendly. Also, nothing can beat this view!

I moved here in October and I’ve been nothing but satisfied with my experience here. The events are amazing, the staff are exceptional and actually care about your living experience. Hands down the best apartment complex I have ever lived in! Not only is it super fancy looking and modern. It is in a great location, connected to an Italian restaurant as well as the skyway, has amazing amenities to include (pool, gym, billiard, shuffle board, 2 coffee stations, sky lounge, 24/7 concierge, dog park/spa, and study rooms). Likewise, the team are all super facey and friendly, Brent, Devon, David, , Hyba, and dorian have been so welcoming and attentive of all my needs. They have a lot of fun community events and are very interactive with the tenants! Do not think twice, just sign the lease and you won’t regret it !

Beautiful place, I've had amazing experience in this community. The leasing office keeps regular engagement events which is fun. The apartment has a beautiful downtown view and you can see the Mississippi river from there. The management is super friendly and maintenance requests are served fast. The building is also connected via sky walks to Target and other major shops. I would definitely recommend staying here

I have lived at Courtland Mill District for over a year and have to say it has been my favorite place to live in Minneapolis. People are very friendly which cultivates a great community for all the fun resident events Courtland Mill offers. The complex offers a great gym, skywalk access, roof top lounge with an amazing view, and a pool with plenty of outdoor space that is perfect for hosting guests or getting to know your neighbors. The staff here has always been incredibly helpful and takes the time to listen to your concerns and come up with solutions together. I would highly recommend moving here!

Really fun and engaging apartment complex. Not only does it have a great pool, fitness center, and sky-deck overlooking Minneapolis, but they have a great team at the face of it all, including Brent, Devon, David, Ashley, Hyba, and many more. I've had some questions in the past that the team has helped resolve with no push-back - in fact, they are more than willing to go above and beyond to help meet any needs that do arise. There are also a variety of events that are put on for the residents, such as breakfast, pool parties, and evening socials with food and drinks. It is also located directly above Eato, which offers incredible pizza, and is only a few blocks from the Stone Arch Bridge. Beautiful building and I am excited to call it home for awhile longer!
