Fantastic Service/Community Team & Well-Maintained Community! I want to take a moment to appreciate the outstanding service & Community teams at The Palmer at Las Colinas! Though the apartments are older, they are very well maintained, thanks to the hard work and dedicated service team of Ricky, Christian and other maintenance crew and front office community team. Every time I've needed assistance, the team has been prompt, professional, and efficient in resolving any issues. Their attention to detail and commitment to keeping the community in great shape truly make a difference. It’s clear they care about the residents and take pride in their work. Living here has been a great experience, and I truly appreciate the effort they put in every day. Highly recommend this community for anyone looking for a well-kept and welcoming place to live!

I lived here for a year and really enjoyed it. The apartment was nice, valet trash came every day, there is covered parking, and the office staff was friendly. The staff was always helpful and overall the community was safe and clean.

I have lived here a little over 6 months, the property is located near everything you could possibly need from shopping, every day living to going out and hanging out. The property is very nice and the service team is great. It has been great with the new senior maintenance tech Jacob who went above and beyond when I moved in, there was several tickets that I had to put in and he got those resolved promptly.

Very good apartments. They are nice apartment complex with an average quality pool and a kid's pool. Average because the pool isn't drained/cleaned regularly. There are always leaves, dust, dead bugs floating on the pool. Has a small playground for kids. More than 90% of the population here is Indians. Overall it is a nice community to settle in for a while. The repair management team for fixing house issues are quite quick most of the times. The roads need less sharp speed bumps and a more smoother bump. It also needs tarring as the cement has been broken in many many places and basically create a mini hole on the roads. Although what we do miss compared to other apartment complexes is that there are no festive lightings managed by anyone for the community. Each individual home has to decorate their own balcony/porch. We would have loved to see some common lighting at the entrance of the community for at least festivals like what the other communities around Palmers do, namely Bridges, Hackberry Creek, and a

Alvin, our leasing agent was WONDERFUL throughout the entire process from touring, leasing, and moving in. Our apartment was not in great condition upon move in, which was pretty upsetting. However, the maintenance team worked quickly and efficiently to fix everything we requested. Alejandra also helped us greatly through the process. After being here for a little less than a month, it feels more like home. If our upstairs neighbors weren’t so loud, it’d be 100% perfect, but not The Palmer’s fault. I would absolutely recommend these apartments!

UPDATED: Been here for 2+ years. The Palmer started out rough for me and my family, but after they switched management to Cortland it completely changed. They even replaced my dishwasher after previous management constantly made minor repairs that barely helped. Shelbie is the head community manager and he clearly cares about the residents here and their well being. Nice amenities here too. Only thing I'd change is I wish the gym was bigger. But it has everything I need so I use it daily. Would definitely recommend to others

I have been living in this property from last 5 months and I can now give my honest feedback. Sometime service takes more than expected time but it happened 2-3 times only. If anything don't work then they change it straightforward without asking much questions. They changed my complete AC system, dishwasher and blinds etc. Some of the technicians are really great, quick and friendly like Luis and Karlos. Front-desk Gabriella is so supportive and helpful. So overall I am satisfied with all services and support. Delta: 1. If can have showers at swimming facilities area then it will be helpful otherwise have to take bath at home after swim. 2. Should increase frequency of cleaning common area 3. Should add some sports facilities like table-tennis table, basketball court etc.

Wife and I have lived here for 3 years now. The old team was bad but the one they have now is great and very nice. They fixed a lot of issues in my home and help us when we need them. I have referred two friends to the community now.

Though the apartment complex is old current management is trying best to make tenant experience good. They have addressed all our issues, have been very supportive. There are 2 pools here and a gym with equipment in good condition, close to major grocery stores, airport.

The staffed really worked with me on my last minute move and I couldn’t be happier!! They’re always super helpful and my maintenance requests are always entered in a timely manner. The area is also very quiet and safe to walk around at any time of day. Overall, I definitely recommend this property!

I moved in Palmer more than a month ago. The moving experience is great, though the leasing agent I was in touch moved out of Palmer, Gabby was helping tirelessly for my move in on time amid Snow storm. Peaceful and calm neighborhood. Living here at Palmers has improved a lot since Cortland took. over. Disciplined and accoomodative staff. Property manager Shelby helped us a lot during moving out and coming back again. I would definitley recommend this property and Cortland.

I recently moved here a month ago from Florida. The rooms are spacious, very modern look, and good for a small family. The price is worth it, comes with washer, dryer, nice kitchen, parking space, and it’s a gated a community! Definitely worth and I look forward to enjoying my stay here at the Palmer!

When I first got here I did not like my experience, there were roaches, maintenance never got done, you name it. But since Cortland has taken over in May I have had a positive experience with everything going on. They take care of my requests in a timely manner and the front office staff is amazing. Kelsei has helped me when I was behind on my rent, and Sade and Gabby are awesome to answer all my questions!

I had SUCH an amazing experience with Sade ! Not only was she very knowledgeable and was able to answer and acknowledge all of my questions and concerns but she gave a wonderful tour. My husband is usually hard to impress and she definitely sold him as well. So excited to relocate and highly recommend a tour with Sade. She is personable, professional and very passionate about what she does. The amenities are great and the layout is nice and similar to our last place in Kentucky but better!

I always give credit where credit is due, especially since it's Christmas so I just want to give kudos to the leasing staff here. It's really rare I see a leasing office that is always working and always answering phones. Lived in dfw all my life, they are one in a million. Kudos to Sade for helping find my perfect place. She was nice, always professional and noticed how well she works with lots of different people coming thru the door. Service, staff, property grounds are A++!

This community was an extremely beautiful, well kept and peaceful community. Everything was so beautiful that I felt like I was at a resort. The office staff was extremely accommodating and friendly also, I recommend Kelsei Favors ! It could not be better located and was amidst a lot of shopping, restaurants, transportation and schools. It offered amenities that most communities did not.

Good place to live. It’s been 5 months so I think I am eligible to give my review now. Pros: 1. Good specious apartments 2. Small but good park for kids 3. Nice and clean pool ares 4. Dog park 5. Ample parking 6. Good office staff 7. Good move in deals for 1st year. Cons: 1. Very high maintenance and water charges. Almost 120$ a month. I don’t find it worth it. Overall I’ll recommend this place.

Agent names : Kelsei, Leo, Gabby, Folasade They all are very friendly and kind, they respond quickly and fix any problems as quick as they can and last but least they don’t do any extra charge which is very kind of them to do for us.😃 Plus they keep the kids happy like events and cookies and pizza and more then you can think of. They give importance too pet animals . I feel happy living here .

Ive been living in this community for 4 years now and it has been very peaceful and pleasant. Love the lay out of my apartment, love the amenities. The new management that has taken over has been Amazing!! The manager Jason goes above and beyond to make sure things are great! I most def recommend this community

I was apprehensive about coming to Palmer due to the maintenance issues in the past as reported by residents. However since Cortland group took over things seem to be better. I would like to appreciate Kelsei who is an awesome resource in the Leasing office, and very prompt, and knows all the process inside out. Keep up the good work guys and wish to see this continue.

Since Cortland has become our new team and ownership. My work orders have been getting serviced promptly and in full. The entire staff has been professional and informative about the necessary maintenance that you need to have completed monthly. I enjoy living here now.

We love it here ! This a beautiful quiet community . I really wanna thank Kelsei on welcoming me and my family to our new home ! We needed somewhere to move in a short time frame , I contacted her on a Wednesday to complete an application and no lie that following Wednesday we were picking up our keys !! She helped me through the entire process! She is such a sweet and outgoing person ! I would also like to thank Leo for helping me get back into my apartment asap the day I got locked out !! You guys rock !! We definitely made the right choice choosing The Palmer at Las Colinas !

I truely appreciate Kelsei LuBom being as residential experience manager, for prompt response and fixing the issues/concerns whenever raised. Very much satisfied with amenities provided like Gym, Kids play area and swimming pool, I loved this place to stay and as current resident, I highly recommend others, who are looking for renting/leasing an apartment at Irving, Texas, go with Then Palmer By Cortland.

The staff was prompt and helpful. I truly appreciate Kelsei LuBom in the front office for facilitating the lease agreement process and getting it completed within 4 days. The move in was just as smooth and simple with her support. They gave references for Electricity discounts and got the minor things fixed promptly upon our request. The playground and two mid sized swimming pools are good for adults too for daily swim . I truly recommend The Palmer by Cortland for the beautiful property and supporting staff

Unbiased review. Lived here 3 yrs already. Pros - safe place to live, minor issues with bugs (really depends on your unit), friendly neighbours, pool is mostly clean. New mgmt doing a better job than last in terms of major community repairs (lights and fixture) Cons - water leaks as well as water shutdown is common, maintenance work slow at times, weeks to complete. 90% of the time no answer from the admin staff, walk in needed

I must admit, I was a bit skeptical when Courtland took over management this year as prior management seemed to always struggled to keep afloat and actually get things done for tenants. Thus far my husband and I have been very pleased with the changes! Since the switch we’ve gotten every need met in a timely manner and we are really satisfied with upkeep of the grounds and functionality of all of the amenities.

I have lived here for more than a year now and I absolutely love it! The new management and maintenance staff are great and super prompt to answer any questions or maintenance requests. The amenities here like two pools , playground for kids, pet park, 24/7 gym are great. The complex is beautiful, and always well kept up. It is a really great community to live in!

The Palmer started out pretty rough for us but since they've been under new management it has been pleasurable living here. Maintenance is prompt and cares about the work they do within the apartment. Plenty of nice amenities, specifically the large pool and 24/7 gym. I'd recommend living here to anyone.

I have been a resident at palmer at las colinas now for 6 months and I really enjoy it! Any maintenance request is completed in a days time maximum. Very helpful and courteous staff. Good facilities that include pool and workout gym .

I moved in on the end of April and had moved in with the previous owners. My experience was not the greatest with them. As soon as Cortland took over they have been making positive changes and have been working diligently to prove that this community is great! All my work orders to conversations with Tyler and some of the maintenance team has been great, very communicative and helpful. Due to the change to Cortland I am looking forward to living at The Palmers at Los Colinas and possibly renewing at the end of my lease. Definitely love it here!!!
