We are treated very professional and asked frequently if there’s anything we need , like a light bulb changed etc. in my opinion the crew does as well as they can with the pet situation, the pet owners should clean up after their own pets. But the common areas are taken care of. Thank you TEAM .

Nice location, on the Halifax River and short walk to the Atlantic Ocean, well kept, good staff, and amenities. The rent is reasonable, and it is a safe secure place to live. Recently all rooms have been upgraded with new kitchen appliances and floors.

Me and my fiancée moved into our first apartment together in August of this year. This was the first apartment we toured, and we didn’t have to look anywhere else. The overlook has been such a great an experience and is now apart of our journey together as a couple. Such a good location and great price. Just a walk away from the beach, and steps from the river. On a street with bars and food, I can’t imagine a better place to start off our marriage and life with one another.

We’ve lived here for 2 years we moved in to a 1 bed rm then a year later we moved to a 2 bedroom and the whole team, office as well as the maintenance team have been helpful and willing to help at any time. When we call for anything they take care of it immediately. Even if we don’t call, we get messages asking if there is anything we need like a lightbulb changed. Well recently searching for a new apartment for 4 year old and myself, came into contact with the leasing folks at Overlook and was blown away with the local knowledge and regional advice I was met with. From the closest playground to the nearest local theatre company Kristina was able to shed really helpful advice and my daughter and I couldn’t be happy with the area we ended up renting in. I recently bought a faucet mounted water purifier and tried to install it but realized the faucet was not allowing me to attach it due to how it was designed. I put a ticket in at 9pm on a Thursday and by Friday afternoon they had replaced the faucet and even installed the water purifier! That was going the extra mile kn my book! If you’re looking for prime location and amazing amenities the Overlook is the right choice, the views are spectacular, and the price of the units is reasonable considering everything you get. Our experience with the leasing process was smooth and easy, Christina is super sweet and the Cortland app was very helpful, walked us through step by step and all the papers were processed within the first 48 hours, considering we were coming out of state it made everything easier.

First of all, the apartments are absolutely beautiful. We were apprehensive at first as the apartments are located just before the sea breeze bridge, but everything else more than made up for it. The view from any balcony is breathtaking, with a combination of the sea, the river, or the city. There’s plenty of parking both indoor and outdoor, with so many shops and restaurants in the surrounding area. As soon as we entered, we were immediately in love. The main office is so inviting and fresh, and the staff were so friendly. We talked to Kristina who was very sweet and thoughtful. She showed us both buildings and any apartments we wanted to see, often pointing out the specific differences in layout and views and features. She was incredibly informative and so very helpful, which is a rare find you know if you’ve gone apartment shopping recently. Overall the experience was very wonderful. I’ve been searching for a while, so I had a few different options that I was juggling, but this visit blew all others out o

My husband loves to fish and after touring The Overlook at Daytona in 2023, we both agreed it was the place for us to be. It’s a short drive to my husband workplace; with an 8 minute walk to the beach and 60 second walk to Halifax River. Holly, Christina Rob and rest of the staff are great, responding to all maintenance and other.requests in a timely manner. We are excited about the next chapter of our stay here and look forward to living on the 6th floor enjoying a panoramic view of the Atlantic Ocean every day.

I had a great tour and over all great experience at the Overlook. The building was very nice and clean. The leasing office staff was very nice and helpful. The apartments were well maintained and they had a lot of options for a 1 bedroom. Would very much recommend the Overlook to anyone looking for something close to all the action but still very quiet and beautiful. The river is right outside your door!!!

My experience with Christina, the resident relations manager, has been fantastic. I toured the apartment virtually and she was very patient with showing me multiple units. She went above and beyond by climbing 6 flights of stairs so that we wouldn’t be cut off in the elevator. She always has a smile in person and that can be heard over the phone as well. She has alleviated several of my concerns with her understanding and guidance and appreciate all of her help with my move from Georgia.

On an “almost move,” we went to tour the apartments at the Overlook. From the moment we walked in, we liked what we saw. The main lobby was offered calm and relaxing vibes. We were quickly welcomed by Kristina who showed us around. Once in the apartment, we were very impressed with the beautiful views of both the ocean and the intracoastal. All of the tenants who we met seemed super friendly too. As it turns out, we ended up staying where we are, but I wanted to write this because we were so impressed by them and would recommend to anyone looking in Daytona.

I have lived at The Overlook for the last year and honestly for the first time in a very long time I can say I have no negatives. Issues are handled with a sense of urgency and the staff is always ready to help. From my original tour, my move in, and now my early move out; Hollie and her staff are truly great to deal with. The only reason I'm leaving is a job transfer, which was very a surprise and caused me to have to move very quickly; Hollie (during the hurricane none-the-less) answered every question I had, gave me solid facts and solutions to my situation and honestly just gave me the piece of mind that it wasn't something that wasn't easy to deal with. I've never said I'm going to miss an apartment, but I'll miss The Overlook.

The overlook is a beautiful place to live. The food truck nights and being near the water is definitely a plus indeed but the office staff and management is what really makes the pleasure of living here even better. Everyone is very understanding and helpful and they don’t miss a beat when it comes to maintenance requests. At first I wasn’t very happy or comfortable living here as the environment just wasn’t what I was use to.. like living near a somewhat busy road or in an enclosed building like a resort. Simple things. But I was rushing to find a place and landed here. After while, it became normal and I adjusted to my new living environment. Eventually it grew on me and became my home. Now I’m a happy camper! I want to thank Kristina, Holly & Christina for all of their help and support. They are the engine that keeps this place alive and thriving and they not only see us as tenants but also as friends and family. I have lived at the Overlooked now for about 4 years and I must say they really maintain the property very well. When something goes wrong they are on top of it immediately, the location is fabulous and I really enjoy living here. There is some noise from Seabreeze Blvd. But that's the price you pay to live in the middle of everything. Overall my experience here has been wonderful and I will be signing another lease!

The Overlook is a fantastic place. I really like living here. Very convenient to restaurants and most important a ten minute walk to the beach. I’m also so thankful for the ladies, Kristina, Samantha and Holly for always being amazing!

Great team at the complex, everyone is always helpful and have gone out of their way to make us happy. Given that the building is a little older the maintenance crew is top notch and fast to handle any issues. Nice location and great views for the price, definitely recommend.

I've lived here for 2 years now and I love it!! The apartments are nice and the views are AMAZING. The location is prime being so close to the river, the beach, and all of the fun that keeps Daytona thriving. Living here makes me feel like I'm on a beach vacation! I spend plenty of time on my balcony, the fishing dock, walking my dog by the river, and frequenting the many shops and restaurants just a minutes walk away! The staff is excellent, friendly, and helpful! The maintenance staff is also very helpful and quick to look at any needs I might have! I see myself continuing to live here for a long while :)

I love my home at the Overlook! My view of the river is beautiful and my apartment so bright and cozy. The office staff is par excellence. Thanks to Sam whose kindness lights up the leasing office and Holly the manager who is extremely thoughtful and professional. The maintenance guys are the best always with a smile and quick to fix anything that needs it. I’m going on my second lease here and hope to stay a long time as I’ve grown attached to this place, the views, and the people. Who wouldn’t want to cross the bridge from the mainland to see the ocean and our building on the river and proudly call it home! My kitty meh also is grateful to be pet of the month. We’ve lived here for a few years and the maintenance team is wonderful as well as the office staff for the most part. Holly is very unpleasant and unprofessional so it puts a damper on wanting to live here but , as far as the building itself it’s in a good location just minutes to walk to the beach! There is a pool on site that is never crowded which is nice! Also spacious apartments! Besides the one unpleasant part living here isn’t too bad!

Wendy was so friendly and welcoming! 2 days before my move in day Wendy and Stephanie helped me change my apartment to my more preferred location! They worked so hard and just smiled the entire time. Diane is super and friendly too! I met Matt from maintenance the first day and let him know about a few small issues in my apartment. He came right up and started fixing what needed to be done. Rob also came and helped with the rest of the issues. Everyone has been fantastic and I love my apartment!!! I hope to stay for a long time.

While living here at The Overlook, there hasnt been anything but smiles around here. The staff here are wonderful. Any maintenance issues the may come up are immediately handled with courteous maintenance men. Just recently moved in and I can’t find a single thing to complain about. My apartment was ready for me, clean, and perfect location. I think what makes this place standout though is the staff, who are absolutely amazing at assisting with everything from paperwork to general questions to just making you feel welcome. My lease consultant Wendy couldn’t have made the process any better, along with another woman from the office named Diane. Between the two of them I knew I had to move in here. They are the two best people you want to walk into an office and see. Helpful and friendly is an understatement.

The amenities and speed of service is far beyond any other rental experience I’ve had in the past. For people looking at this location who aren’t from Daytona - it is absurdly loud. Like, the loudest area you can possibly imagine from 9am-2am pretty much every day. If you are sensitive to noise, I strongly advise not moving to Seabreeze. If that’s no issue, this place is unbeatable

Price correctly for 2 bedroom 2 bathrooms where you don't feel locked in to stay there all the time as the rents are to high and you are not wasting your money. They're almost TOO good :).....I moved in to one of their penthouse units last month; the quality of this property, especially for the rate is unbelievable. Starting with the rock star leasing staff (Diane is my new favorite person :) and Holly have been amazing. I had a special request upon move in, which they handled flawlessly. Also, a Rental Deposit service named Jetty (contracted, and I don't believe affiliated,) handled my move in cost with ease (deposit portion). Moving is EXPENSIVE....just having that resource offered was a "feel good" moment and reflects well on Cortland. The common areas are immaculate and so tastefully decorated, making for a quality experience right from your first step in. The key fob functions for the amenities, the laundry service app, and parcel lockers make all the mundane details up to date and convenient. My personal unit is ridiculously gorgeous, with a million-dollar view and is QUIET!!! I don't think I'm ever leaving :) I decided I really needed to write this review as o

I first moved in to The Overlook in November of 2022 with my boyfriend, and I didn’t have a physical copy of my lease since I signed electronically. I went into the office today and Diane was so helpful! She printed a copy for me while I was guessing how many heart candies were in the jar. She’s always been so nice and sweet to me, and I always love getting the chance to talk to her when I come to the office. She definitely gets things done – she’s a pro and I believe she should get a promotion!!

The community manager Holly came out to the office and was able to calm him down, Holly always smiles, speaks in a soft calming tone. When I talk to her she makes me laugh!! The staff at the Overlook are wonderful! They went above and beyond to make sure my move was as smooth as possible. I moved from out of state, and they moved quickly to get me out of a hotel room and into my apartment . The location is great, minutes to the beach . And the staff is wonderful, from the front office to the service crew, very attentive. I loved living there❤️

Great experience with move in, these people will go above and beyond. I happened to have an appointment to tour the building the day after a massive hurricane. There was a slight issue and I had not been notified that my appointment had been canceled, but Kimi still gave me an impromptu tour and apologized numerous times, despite me being completely fine if she hadn't been able to show me anything due to the weather. Excellent service on her part. The staff is extremely communicative and I've had some excellent experiences recently with Ms. Diane in the leasing office. She is incredibly friendly and understanding and has been working quickly and diligently on a handful of issues I've been having. That means a lot to me. As far as the actual rental experience goes, the units are all insulated very well and there is no noise transfer from any of the apartments above, below, or on either side of you. I almost forget I'm living in a really large building sometimes. There is always a lot of parking available, and

Before I rented here I was reluctant. I read some poor reviews and it seemed like a gamble. I'm glad I took the gamble. My stay here has been far better than I would have anticipated from the reviews I read three years ago when I first signed the lease. The staff has been extremely helpful in ways above and beyond their job descriptions. A couple of times a year it can get noisy with bike week and other celebrations but that's the nature of Daytona Beach and out of the control of the Cortland staff. It's a wonderful place to call home.

The Overlook in Daytona is an exceptional place to live..only blocks to the beach, overlooking the Halifax river, walking distance to shops and restaurants. Excellent and well maintained facilities, amenities with a pool, work out rooms, etc. But what truly separates the Overlook from others is the Management and service staff. They on a daily basis go above and beyond to insure that any concerns we might have are dealt with immediately and professionally. Great place to live y’all!

The best move-in experience I’ve ever had. Kimi is the best. The hospitality and kindness did not stop after the application and move-in process. Kimi continued to help me get situated, she ensured my deliveries were safely delivered directly to my apartment when I wasn’t home, and she got me a parking permit for my rental car when I called at the last minute. Coming from downtown LA I was not aware that anyone from a leasing office could be helpful beyond the application process. Also, the building is extremely clean and the mailroom has lockers to keep your packages safe. 100% would recommend The Overlook to anyone moving to Daytona.

Living @ the overlook is like living in Malibu except better , it’s 5 star living for 2 star prices . As a snowbird this is the perfect nook to come every couple months. Kimmie has a positive attitude & is warm & very kind. She is definitely an asset to the overlook.

One of the most inexpensive and safest places to live in daytona. Been living here for almost 10 months now and I couldn't enjoy it more. Highly recommend if you are looking for a place that sits directly on the intracoastal and is only a 5-10 min walk away from the ocean it also sits on one of the main drags in daytona so plenty of things to do all within walking distance. Plus the manager Holly is one of the nicest persons I have ever met. She is very polite and professional and will answer every question you may have with a smile.

This has been one of the most awesome places I have lived.The community is very clean and very well maintained. The amenities that are offered are very easy to access and convient to use. The office personnel are very friendly and will help you however they can. If there is a maitence issue it is addressed immediately. I highly recommend The Overlook at Daytona.

I love living here for many reasons. I cancelled my gym membership because there is a gym in each building.i don't have to worry about porch pirates, there is a parcel center that takes a key fob to access. If I want to go to the beach or experience new restaurants/night out, it's in walking distance! If I want to go fishing or put my paddle board in the water, the river is literally at the parking lot. I can sit on my balcony with my dog and watch the gorgeous sunsets and the dolphins play that live in the river. I don't have to worry about climbing endless flights of stairs while carrying groceries because there are elevators If I want to relax and not deal with traffic or leave home, I can go sit by the pool or go to the clubhouse and play a game of pool. Heck, I have even sat out by the pool, had a steak delivered to me and watched the sunset and the dolphins and fish jump.The property is always clean and maintained. My apartment is gorgeous, I feel good coming home after I've worked a long day. The floor

The Overlook has been my home for 5 years. I can’t imagine living anywhere else. Everything from the beautiful lobby, the fitness room and the pool are top notch. We have a code package room so all my deliveries are super safe. Most importantly is the view. It’s incredible. Holly is amazing and will take care of all your needs.

I've been here 6 months now and everything has been amazing. Besides the towing aspect. I had my father come visit from out of town and stayed with me for the weekend. His car was towed from the parking lot of which he was a guest in at 1am on the first night of arriving, and he was charged $125 towing fee, $50 for storage, $25 handling fee and other fees included to a total of $213.. it doesn't seem right. And the fact that they don't offer any guest parking and no guest parking passes is a big issue. Especially from a father's stand point that did nothing wrong. The only intention was to come spend the weekend with me and he ends up on the bad end of a crooked towing scheme.

Beautiful response to our slow drain issue. We used the app yesterday afternoon to report a slow drain and this morning before 11:30 AM the maintenance person arrived and cleared the drain. Fast, friendly and fantastic... who could ask for more.

What's not to love? This is a lifestyle and a home. You have no excuse to be bored. Other peoples vacation is your norm. People and Pets are perfectly regulated and not one problem for me at all. I can't imagine going back to ground level again. Just signed 7th lease. Let's go fishing.
