I have lived at this apartment complex since May of 2019. The amenities are really nice, especially the valet trash service. The staff in the front office are accommodating and really nice. Most of the staff even know me by name. Although this is not important to most when looking for a place to live, this adds value to the property, in my opinion. When I moved in, Ariana and Austin were in the office (both really lovely and helpful). Most recently I have noticed that Graham, Jordan, and Melissa have been working in the office. They have all been awesome and really helpful - especially during this pandemic. Picking up my packages from the front office went smoothly and the property kept in constant contact about updates and community guidelines during the mandated shut down. I know that when I have an issue, the staff will respond quickly and make sure that the problem is taken care of - whether it be something as simple as a question all the way to maintenance requests. The Bend at Broad has always provided excellent customer service, an efficient and easy move in process, and caring and efficient maintenance. I am always comfortable walking into the office or sending an email with any questions or concerns I have. However, there are tons of unnecessary and excessive fees. We just renewed our lease and our rent went up, the $30 "valet trash fee" for a service that is unneeded and inefficient is still mandatory, an additional $8 trash fee has been added, and there are several "convenience fees" for the online portal and paying rent. All these extra fees add up to about $600 extra a year--I would carry my own trash for that!! At least make these amenities optional so that people who can't take advantage of them (we literally don't generate a bag of trash every day; we're happy to provide a paper check to avoid online payment fees) don't have to pay for them.
