After having a horrific move in else where and having to find somewhere else to live asap, reserve at Abbie lakes has been such a blessing!! Kate and Chantell have been amazing! They were able to get family into a home within a week. Very quick and easy process for move in. I have no complaints!! They have been very helpful and kind. I would recommend this community to friends and family!

The physical conditions are very nice for the price we paid. There were just some problems mainly our dryer was not working and there were mice in our apartment. We let the staff know and they are doing their best to help and prevent anything like this happening in the future.

Recently my microwave in my apartment wasn’t heating food properly and other minor things needed to be fixed or replaced like a leaky faucet and broken toilet seat. I put in the work order and to my surprise I got a call and was visited the very next day. David from the maintenance team arrived, replaced everything quickly and was very patient, kind and courteous. I have to say I am very impressed with the quick response and professionalism! Not gonna lie when I first moved in a few months ago it was terrible. Things weren’t working and was a hard time out the gate. However, there is a maintenance guy that is the best thing about this place. His name is David and he has fixed every single issue that has came about but is super sweet when doing it. I even saw him out at the pool saving baby ducks were trapped in it. I’ve had suck bad experiences with previous maintenance from my last place that he makes up for it. I’m glad I stuck through the initial transition. Glad to call this place home.

I’ve had minor issues that are usually fixed within the same day, and when there are larger issues they are handled quickly and professionally. The only reason I am moving out is to be closer to work. I would continue living here if I could!

I’ve lived here for a fews months now and I’ve really enjoyed my stay so far. It’s been quiet, office staff has been friendly and communicates well. The unit is clean and in good condition. The only complaint I have is the trash compactor is often overfilled and piles of trash start to pile up outside of it. Not only does it look really bad, it can be inconvenient during the weekends and holidays when the trash service isn’t running.

We moved into Abbie lakes around April and the experience has been amazing since! The leasing office has great communication and pleasant to work with! Kate has been amazing and is literally the sweetest! I love the community overall they do have occasional food truck events and this month they did a raffle for a Halloween basket it’s so great that they are involved with the community and is aware of what’s going on! I would recommend living here! Maintenance is on point and the neighbor hood is overall peaceful! This place is definitely a rare find compared to most and it’s all because of the great people who work here! Keep up the great work!

Kate made the entire experience for my girlfriend and I just absolutely wonderful!!! This is my first apartment and I genuinely wouldn’t have wanted it to be with anywhere else. I just renewed my lease bc I love how safe and quiet this community is. Everyone I have spoken and dealt with at the office, Kate, Brenna and Jacob have been great. Maintenance is also great! I relocated from New England last December, I did everything remote and it was a smooth and easy process. When I arrived I picked up my lease and got the keys to my unit. The unit was very nice and clean. The only problems I have had here is with smoke and residents not picking up after their animals but aside from that lovely, quiet and safe community.

I have been a tenant for over 10 years and I must say the staff is always very professional, prompt and attentive. Any Maintenance Requests have always been given immediate attention. I have enjoyed living my time living here over the last two years. First and foremost, I love my space/ the apartment layout. I appreciate my rent not raising much after the first year and being consistent each month. My part of the neighborhood is peaceful and quiet. I love how involved the front office is with the different neighborhood events and activities. I love the trash service. I love how if anything happens in the apartment, maintenance is on top of it. I love the communication with everything going on in the community either through the app, text and email. This is a great place to live.

There is a wonderful portal for not just paying your rent and requesting maintenance; it arranges you to meetup with various interest groups around the community. Are you a movie lover ? There's a group of tenants who are too. When you make a maintenance request, a very competent crew are generally there the next morning. And the communication between staff and tenants is amazing. You always remain informed about what is happening in the community. If you have a dog, there is a huge fenced-in play area for them. I could go on; but there is not enough space to rage about this community. Highly recommended!

My experience has been ok i do feel like the dog poop needs to be under control. The pool could use an adult day it’s overt taken by kids nothing for the adults we like to swim as well. I highly suggest assign parking or tows for people who do not have a parking pass they stay overnight or for days taking up parking for residents the dog poop is out of control

I lived here from 10/2016-7/2023. Everything was fine up until 2021-2023. The staff was great and I would recommend the community but I moved because rent was increasing but nothing to show for it. They remodeled which I had to ask for and that was in May 2022. Also in 2022, we had the snow storm and the parking lot was not plowed, I had friends come to get me out. They never cleared the sidewalk and steps but they use to up until a few years ago. I paid for valet trash but it was rarely picked up. I called and put in numerous complaints. When I moved out I cleaned the unit, had minimum wear/ tear but I’m only getting $13 of my security deposit back? Why. They said $80 for a blind which was in my daughter’s room. Even if the blind was okay I would only get $93 back because of the water, sewer , common electric which is a month behind. I asked specifically how much would my last month be so this could be avoided. Tell me why $157 is being applied for water, sewer, common electric, a MOVE OUT FEE of $10. How is

I've lived here for almost a year. Zoey at the front desk made getting an apartment super easy and answered any question I had. Whenever I've needed service done, they've always been super friendly and as fast as possible. The apartments are really nice and the amenities like the Valet Trash Pickup are really nice to have. We just moved in here at Abbie Lakes a few weeks ago and the whole process has been very easy and efficient thanks to Andrew from the office team. From our initial tour to our move in day and everything in between Andrew was always available to answer questions and make our experience here as positive and seamless as possible. We’ve only spent a little time here but we have zero complaints and recommend these apartments to anyone!

We lived in Reserve Abbie lakes at Canal winchester for almost 3 years. It was such a wonderful experience. The houses were neat, clean and comfortable. The pool amenity was great. Whenever we had a problem the service guys were always there for help. Be it anything. That’s what I most like about it this space. I would definitely recommend it to people/families looking for quality spaces for cheaper rent. I loved the patio too.

I’ve lived here for about 6 months now and it’s been great! Maintenance is quick to respond and the office staff is friendly. They give my dog treats when we visit the office!

Maintenance is fast, I submitted a ticket two days ago and they were out today and the job took no time at all. The man that replaced my showerhead was nice and he told me everything he did.

The two maintenance men that visited today to change my air filter and smole detector batteries were fantastic! They were very understanding of my schedule and adjusted their work to accommodate. They were very sweet and silly making it more comforting having strangers in my home. They even looked into something I brought to their attention before leaving. It's comforting knowing there are kind and genuine people entering your home and that they respect that it's your home and not their work site.

Wonderful place to live. The staff is top notch. I've never had a problem at all with getting any issues resolved administration or maintenance-wise. Zoey in the main office has been an enormous help and is always positive and goes above and beyond to answer questions or address needs. Martez and the other maintenance staff are always 100% positive, prompt, and they solve issues the first time I can't recommend this community enough.

We enjoy living here, the apartment staff is very friendly. We've just had issues with a very strong Marijuana smell from next door that we've dealt with since we moved in. However when we bring in to the office staff's attention, they now seem to be very diligent in sending them written notices. We are going to check in with the apartment team to see if we can switch apartments. Without the Marijuana smells it definitely would be a 5 star review, and hopefully will be once we change units :)

My experience has been stellar. The staff goes above and beyond to accommodate. I have been living here for over a year and I'm very impressed with the staff, my neighbors, maintenance and I absolutely love the trash valet. Don't be fooled by the square footage number. The layout is great. Better than most in are area.

I would highly recommend touring at reserve at Abbie with Zoey! She is phenomenal, she gave me so much information and helped me she also referred me to some sister properties! It would’ve been a perfect fit, it just wasn’t in the right area for me.

Had a great experience getting the hot water heater in my unit checked out. Thanks to Matt Concha, he was willing to work around my wife’s schedule while I was at work and really went above and beyond to make sure we are comfortable and the things in our apartment operate as they should. The Cortland team, more specifically at the Reserve at Abbie Lakes, is by far one of the best.

The community is also just opposite of a multi-use path, which can take you to several parks, and on the blacklick trail from Groveport to Reyboldsburg. If you have a bicycle, this allows you to get to many places, including several grocery stores, without needing a car.

This review is a long time coming. This has been a great place to live. The staff has been so incredibly helpful and friendly; from taking great care of use when our dryer wasn't working at 100%, to literally helping to get my car out of being frozen in the ice. The neighborhood is very quiet. Any issues I have are more with some neighbors: Not picking up dog poop (sometimes its reeeally bad) and some vaping/smoking when it's a specifically non-smoking neighborhood. But hoping to be here for a long while with my wife and my newborn!

Enjoyed my one year stay. Another awesome Cortland property. Office staff was nice and I had no problems. Only left to save money and pay off any debt by living with a relative. Tara is nice. Maintenance team is very helpful and helped me move an item when moving company failed me. I might move back later in year.

Upon entrance, into the Reserve At Abbie Lakes community, the beautiful landscaping warmly welcomes you. It is a quiet community, where the grounds are kept immaculate and the units are well kept. There is a variety floor plans to satisfy everyone's taste. The staff is very friendly, knowledgeable and helpful, in working with you, to find you what you want. The Ammenities are good, including a dog park, for those who have pets. The location is close to multiple shopping venues, restaurants and parks. It's really a great place to live.

Reserve at Abbie Lakes is a wonderful community to live in! I love my apartment, everything newly updated and modern. The office staff is super helpful especially Tracy. Anytime I call or have a need she handles it immediately! Maintenance calls are handled quickly and efficiently usually the same day. The property is clean quiet and best of all right beside the towpath! Overall a five star experience!

As a previous resident at Reserve, I had a great experience, Loved the HUGE dog park as I have a golden retriever that LOVES to retrieve!!! We could take our walks at any time of the night or day it was such a beautiful, peaceful property with lots of green space that you don't find everywhere! The staff were Great as well, loved my experience!

We’ve only lived here for a month and so far have had a wonder experience. The move in process was super easy and Kristin was awesome to deal with. She was super helpful and friendly. The only issue we had was our washing machine stopped working and being a couple days before Christmas I was worried it would take a long time to fix. But I called the maintenance hotline and within 30mins we had someone at our door to fix it. The maintenance guys were super friendly and had replaced it within 2 hours of the initial call! Also all of our neighbors have been super nice and welcoming. I have young kids so it’s really nice living in a place where we feel safe and welcomed.

We have never lived in a apartment and for our first time at Abbie Lakes it feels like home. When we first came to Abbie Lakes Debbie Kunkel was waiting outside for us with the biggest smile. With that being said I knew this was the place. Please ask for Debbie to show you around you will love it.

Debbie (office staff) has been absolutely amazing. My family and I appreciate her great communication skills when it comes to addressing any maintenance problems. The maintenance staff is amazing as well. My dog is crazy when others she doesn't know come into our apartment. They always will give me a call 5 minutes before to make sure she is put up before entering. I have only had to deal with them twice. Once for my sink and the other time for my washer. They did great making sure only residents were at the pool this past summer due to COVID. Thankful they made a plan to reopen it safely. We moved in March 2020. We have been at two other apartment complex and Reserve at Abbie Lakes truly feels like home. I love all the green space. Would love for the playground to be updated sometime. We have a baby and a toddler so we would really enjoy that more. We enjoy the nearby paths, but wish there was a sidewalk heading to the bike paths. Overall, this is the place to live.

I believe that Abbie lakes reserve is a very nice place to make your home. The staff is very friendly and helpful. Whenever I had a maintenance request, it was taken care of promptly. They always take care of the landscaping by mowing, planting flowers, etc., and I certainly enjoy the waterfall. Again, I have certainly enjoyed my time here!! 🥰

I've lived at Reserve @ Abbie Lakes for a few months now and I really love the apartment layouts and color scheme. The office is always helpful and they have a good turn around time on maintenance request. Besides the overflow of geese and the mess they leave throughout the parking lot, I don't have any issues here and I would recommend to a friend.

I love living here at The Reserve at Abbie Lakes! From first speaking with Debbie in the office, to moving in, to living here for the past 5 months things have been great. It’s very quiet and well maintained. The office staff goes above and beyond as does the maintenance team. In fact the maintenance team is the best! They work hard to make sure everything in your apartment is in working order. They are quick, efficient and extremely polite all while giving you the best customer service possible. I am very happy to call The Reserve my home. How did I forget to share my dog Midnight’s opinion? My dog Midnight absolutely loves living here at The Reserve at Abbie Lakes. He loves the layout of the property and walks almost the whole thing every day. Plus there is a wonderful, large bark park for him and his friends to run and play in. Best of all he loves the staff here. The maintenance team, Ben, Chris, Evan, Ian, Jack and James treat him like family. He is very glad we moved here.

Recently moved into one of the two bed 1 bath units here and we love it so far! We waited to get into a freshly renovated unit and we're glad we did. All the rooms are very spacious and the included washer/dryer is so convenient. We can't wait to use the complimentary gym membership as well! Debbie was extremely patient with us and helped to get us into the perfect apartment!

I love it here! You get a good amount of space for a reasonable price, the maintenance staff is amazing, and everyone in the office is great! I’ve never had an issue with neighbors. The dog park is great, and I love being across the street from so many trails! I’ve been here for over four years and have never had any problems.
