Staying at Cortland has been amazing especially as a student. The community is very quiet and residents are very respectful to each other and any rules posted by Cortland. The maintenance team is always on top of things handling any requests within a day. Management is also very responsive to any complaints from residents and communicates efficiently to address complaints.

I recently toured Viridian, 3131, and Oleander—all managed by the same amazing team, Maria and Fabi. These properties are conveniently located within 10 minutes of each other and close to my job, making them a top choice for me. I’ve been searching for a new place for over a month, and the most important factor for me is excellent customer service and management. Maria and Fabi exceeded my expectations. They took the time to answer all my questions thoroughly and made me feel valued as a prospect. Their professionalism and kindness deserve recognition, which is why I’m writing this review for all three properties. I’ll definitely be keeping these communities in mind for my move—and I’ve already decided on one!

It’s been interesting, I’ve had issues with pest, my dog actually caught fleas here which I’ve never had to experience before. Water coming from the ceiling and maintenance doesn’t know where it’s coming from, very unsure if it’s fixed or not based on the response from the maintenance team. Now my bathroom power circuits are not working… it’s always something! I never had any of these problems before but I guess it comes with it

I love living here. It’s pretty quiet and feels secluded, but there are a lot of shopping centers in the surrounding areas. The amenities are great, and the people are friendly. Maintenance has been super helpful. They have always shown up and fixed the problem in a timely manner.

I just moved in about two weeks ago and I wanted to take the opportunity to share my experience. I was originally considering Courtland 3131 and toured both complex’s. Of note, you do need to make an appointment to tour. As a comparison between the two, I chose Viridian because I felt, overall it had more things to offer (e.g., gated community, better pool, larger complex so better walking area to walk my dog, dog park). However, the 3131 units were bigger and had more storage space. Due to some personal factors, this move was quite stressful for me. Jacara was so patient, helpful, and kind, in the midst of my chaos and indecisiveness. I also worked with Mikya, and she was great! Very personable and helpful. I had this little welcome package here to greet me when I first entered the unit. How cute! Once I moved in there were a couple issues with the unit and I submitted about 5-6 maintenance requests in a day (loud fans, dishwasher making a loud noise, etc). The very next day, maintenance had come and fixed e

I enjoy living here. They keep the grounds very tidy and the amenities are very good. Maintenance is very friendly and always prompt to fix things, often same-day for even simple matters. The leasing office employees are really nice. Faith is the best! The complex is quiet and safe. I know a lot of my neighbors and the leasing office does a lot of get togethers for residents.

In the summer of 2023, I made the move to Cortland Viridian. Approaching my one-year anniversary here, I feel it's time to share my candid thoughts. My leasing consultant, Rachel, was attentive and pleasant, ultimately swaying my decision to choose this place. Despite the price being a bit higher than I'd prefer, the area's safety convinced me to proceed with the rental process, which went smoothly. Opting for the Savannah- screen in porch layout a 2-bedroom, 2-bathroom apartment was a solid choice; it's a charming space. The neighborhood is generally peaceful, despite the nearby train, which is inaudible from inside my apartment. My neighbors have been considerate, and any maintenance issues I've had were promptly addressed by the courteous maintenance crew. Our apartment gate remains operational for the most part, rarely encountering situations where it's left open. I had to transfer apartments due to unforeseen circumstances (not on the communities behalf). Alexandra made sure my transfer was an easy process! She was a tremendous help throughout the whole transfer and made sure I settled in well. The staff in the front office are always warm and welcoming. Maintenance also completes request within 24 hours.

I have lived here for six years and it has been wonderful! The price is good for where it's located. The apartment is nicely laid out and has up to date finishes and appliances. The neighborhood is quiet and wooded with paths to walk your dog. Very pet friendly place! Great pool, tennis court, and fitness area. The maintenance staff are quick to respond and repairs are usually done within a day. The management is nice and plans a ton of events for residents to take part in. A great place to live!

A couple of weeks ago I visited Cortland Viridian. I met both Faith and Matthew and I was looking for an new apartment to move into. Matthew showed me both the Savannah and I think it was the Wisteria. I loved the Wisteria because it had the roommate floor plan that I need. Faith was great about explaining the amenities and what to expect with leasing process. It’s definitely an older property but I loved the character that it had. The interior of the apartment was really nice from the upgrades that they must of installed over the past couple of years. I’m planning to move next month into my new home and Viridian is at the top of my list. Be sure to ask about the events they have there because they have so many over the month. I love that because my current place does not offer that for my neighbors or my family. I also really love they have a dog park because my dog needs the space to play! I will definitely visit this property again to figure if this is my next home.

I have been at this location for almost six years, so it goes without saying that I’m happy here! I know a lot of people don’t necessarily stay at an apartment complex for so long, and I think that’s because they often don’t feel like “home.” I know that has been the case for me at previous locations. That’s what sets Viridian (and Cortland) apart. No matter what changes come, they always do a good job of making you feel like you’re home. Over the years, I’ve witnessed a lot of changes here. That includes policies, staff, etc. I have been lucky to form close bonds with several of the staff. This has included catering for the office and maintenance staff from me, and I’ve also been able to share connections that have saved the property money on resident appreciation nights. The staff has always been so gracious. Additionally, several of them have become friends. I went to visit my friend at Viridian and attended the Wine Down Wednesday event, which was amazing! She constantly talks about how much she loves living here and all the events and how well the property addresses her needs. I have been to the office and events a couple of times with her when I am in town, and am always impressed by how attentive and welcoming the office staff is. Also, special shout out to Matthew for making me feel at home while just visiting and for spreading some "Disney Magic". If I lived in Atlanta, I would live here.

I lived here for about a year and a half and absolutely loved it. The staff were personable and very helpful, especially Faith and Tracy. The amenities (pools, gym, tennis courts) are great and so clean. The community is quiet, safe, and pet friendly. There are great areas to walk in the complex as well as at the nearby park. The maintenance staff was always so quick to fix things and very professional/friendly. The complex also had fun community events every so often. I would definitely recommend living here!!!

The community is kind. We had to leave a large couch outside near the staircase for a night because we could not get it in. Nearly everyone in the building approached us offering help or advice or their own move in stories. Our upstairs neighbors came down and helped us take the legs off and carry the couch in; I in turn baked them a pecan pie.

After a fire left my home of 25 years completely uninhabitable, my dogs and I needed somewhere to live over the next nine months while the house was rebuilt. Living near the Cortland Viridian, I was always impressed at how well-maintained the complex appeared. I worked with my temporary housing agent to place us there. Have we been happy! Although I rented my apartment sight unseen, it far exceeded my expectations! Tracy Bennett and Faith have been so accommodating in getting us settled, and everyone on staff has been so friendly. I have been a resident since the beginning of March and I have nothing but positive things to say. Faith in the leasing office was so helpful! And they made me feel special by leaving little welcome goodies for me and my dog. The rent is a bit pricey for my 1 bedroom BUT it has so many amazing features like a screened porch, Nest thermostat, valet trash, 2 pools, and more. They also do cute little events frequently! I moved to the apartment before six months. My experience has been very satisfactory so far. I moved in from another state and did not have time to visit the apartment personally before moving in. This was the only place that could arrange for an online video tour of the apartment! I was little nervous as it was not possible to check everything (such as working condition of the appliances) during the video tour, but I found the apartment in a good condition. The neighborhood is quiet, clean, and safe. I really like the security gate that prevents any unauthorized car entry, car washing facility, and outlets for charging electric cars. The management attends service requests promptly. I would like to mention some shortcomings also. However, it would not prevent me from renewing my contract in the future. The website did not convert my documents properly in a PDF format when I submitted my application; the website combines documents in one PDF file. I've been living here for about 1.5 years now, and I love it. The leasing office and maintenance staff is super friendly. Maintenance requests are usually resolved within 24 hours. I love spending my free time taking my dog to Lullwater Preserve. My apartment is quiet and my neighbors are friendly. I have been in this community for a little over a year now. I transferred my lease and although the process of a lease transfer is generally stressful, the staff was very helpful in easing my nerves and working with me. Cortland Viridian has been very accommodating with our idiosyncratic requests. For instance, we asked for a top-level apartment on the 3rd floor for convenience's sake, e.g., to avoid problems with bugs, flooding, and security, but they did one better by finding us a top-level, 2nd floor apartment. That makes the trek to the top floor a lot less taxing on both my wife and myself. After living in Cortland Viridian for 4 months, I can tell you that the beauty of this apartment complex lies in its simplicity. It is a true diamond in the rough, nestled comfortably between I-85, I-285, and Lawrenceville Highway. It is not brand new and it is not in close proximity to ATL's major thoroughfares. For the foregoing reasons, it can be all too easy to sleep on Cortland Viridian. However, it is well-documented that living within 5 football fields of an interstate can be detrimental to one's health. Viridian is the best community around Decatur. Its a very dog friendly community that I know of. Apart from that they have a great maintenance team - who 99.99% of the time are available and try to fix it in a day or two. Thats a pretty good turn around time i have come across. The landscape in & around the community is exceptionally well maintained. The pool on both sides is well maintained and very much regularly cleaned. The community lighting has been improved over last year which is great because previously we couldn’t find our apartment number in the dark and we have no problem now. However, the security through the night is limited. Even though its a gated community, thieves/robbers find a way to get in and break into couple of cars. So, it would be great to have cameras installed in places of entry/exit so that the perpetrators are caught later. Overall, I would recommend Viridian for its dog friendly ness, landscape, internal trails, safety, great community members.

This is a very clean apartment complex. When I moved in, the place was clean and spotless. My roommate and I expected to have to do some move in day cleaning, but were surprised not to need to other than some vacuuming after we moved in our stuff and started unpacking. Since move in, service requests I have submitted have been handled promptly. The staff is supportive and takes care to know your name and say hi to you after you've moved in.

I was a resident of Cortland Viridian in Decatur for one year and just now moved to a different state as planned. I lived in a quiet one-bedroom and absolutely enjoyed my time there. The neighbors are friendly and professional. The leasing front-office staff (Tracy and Alexandra among others) are warm and welcoming and organize fun events and are very responsive. The maintenance staff (Michael, Kevin, and CJ among others) are also kind, professional, knowledgeable and trustworthy. The grounds are kept up nicely. The rent is pretty high but there are a lot of amenities and perks that help to make it feel worth it. There is a 24 hour gym and beautiful pool. There's valet trash. Every unit comes with a washer and dryer, a balcony/patio, and stainless steel appliances. It's also a very convenient location and the security of the gated access makes me feel safe. The community events are nice too and the community app is convenient for connecting with neighbors.

Disclaimer: they did NOT ask me to leave this review with some form of incentive. Now, I only lived at the property for a few months, so I’ll list the pros & cons of my experience. Pros: Application process is very quick. The leasing consultant Hailey is superb. She’s very enthusiastic. Homegirl loves her job and it shows! Her attitude was positive with every experience I had with her even after I signed the lease and moved in. I also understood that she was very busy at times. I think I reached out to her once about a concern & didn’t hear back in a timely manner but I didn’t take it to heart because there are days where I would actually see her running around the neighborhood getting things done for other people as well. She’s a hard worker. period. Another pro: The apartment I had was towards the backside of the neighborhood so it was very quiet over there. No commotion. My family and I moved from Miami 8 months ago and we discovered Cortland Viridian. We had viewed over 10 properties looking for the right place for us to settle in. From the moment we stepped foot in the leasing office the experience has been excellent! Hailey helped us. I was very nervous about moving to another state without knowing where we'd land and she made sure we felt at ease about the entire process. We've been living at Cortland Viridian for 8 months and maintenance is always quick and helpful. The property is quiet and clean. The leasing staff is always willing to help. My rating is more like a 3.7. I lived here for 15 months. I absolutely loved the location of this apartment & its neighborhood, but with every place you stay in it was not perfect. I was not a fan of how often roaches would enter our unit no matter how many times we had maintenance come. It was not a terrible issue, but it was nerve-racking due to the lack of natural lighting in our living room/kitchen. We would walk out in the morning to a dark living room to open the blinds to be greeted by a dead roach. Sometimes they would fall out of the vent or be in the bathrooms. I wanted to consider moving to another unit on a higher floor to get away from the trees, but I don’t know if that would solve the problem. Our laundry room door always became jammed, and the dryer always took 2 to 3 times to fully dry clothes. Valet Trash is over priced. If we’re paying that much we should be able to have our recycling picked up at the door as well instead of having to walk or drive there. Also, when we moved out, we were ch

I moved into this place from Cleveland, Ohio. I would highly recommend it. Raychel is amazing and always responds to requests within 24-hours. She FaceTimed me to make sure I liked my new place before moving across the country. The maintenance team hung up all my mirrors and curtain rods professionally when I moved in. They also sprayed for bugs on request the following day. The maintenance team is incredible and super friendly. They come so quickly and are very diligent. Overall I've had a great experience. I lived at Viridian for about a year and loved it. I was actually very sad to leave! As a grad student at Emory, the location was great, while providing easy access to most things I wanted to do in Atlanta if needed. One of my favorite things to do nearby was utilize the PATH trails in Decatur. I will say that the immediate area isn't the most walkable, as North Druid Hills Rd is often very busy, and there are short stretches without a sidewalk. For us, that was initially a concern, but we were able to work around it most of the time. The community is actually separated by North Druid Hills, and I highly recommend living on the North side of the road. This side was smaller, but seemed more easygoing and less busy. The leasing office was wonderful and willing to address any concerns or questions we had throughout our lease. I've only lived here for a month, and overall it's going well but I have seen roaches which is a concern. I will update my review over time. I really like the location, the complex amenities, and the unit itself. Raychel in the leasing office was a breath of fresh air during my search/move in process. Very kind and responsive. Answered all my questions in a timely manner. My only pain point is that I have seen about 3 roaches over the past month despite maintenance spraying for them. I laid out traps a few weeks ago and caught a couple more. I've also seen these small black bugs (oriental or smokey brown roaches) many times over the past month. *6 Month Update* So far so good. I still see bugs every now and then but pest control seems to be effective at killing them as I've seen a few dead ones around my apartment. Maintenance in general is very responsive and quick to address issues.

From the initial inquiry to the application to the confirmation, everything was easy. Raychel is literally the best thing I could have come across during my apartment search. Her spirit is amazing, she communicates very well, and she is very thorough. Everyone needs someone as genuine as her when apartment searching, especially given the angst that comes along with the process, because of the peace of mind that accompanies it. I moved into Cortland Viridian three weeks ago and it has surpassed my expectations. The apartment itself and the community was everything Raychel promised it would be. It is very well-kept, the trash service is efficient, and people are nice. I literally have had no issues to this point and I hope it continues to be that way.

I’ve been here for about 9 months and it’s been a pretty stress-free experience. The neighborhood feel safe, even at night, the leasing office staff is hands on as a few of them reside here as well; even off-duty they’re sweet when they see you. Lastly the maintenance team is wonderful. You’ll always see them out working with a smile on their face. Mr. Kevin has been to my residence a few times to fix various things, he’s always efficient quick and thorough. I’m teaching from home during the pandemic and he’ll work around my schedule and circle back to me at the end of the day if necessary. If the prices don’t increase beyond my budget I will definitely be renewing next year!

I needed to relocate for work and was in the process of selling my house to accommodate my new location. I knew from the moment I met Cindy that this would be the place for me. Cortland Viridian is unmatched. My apartment is large and update and the space is perfect. The amenities including the pool and fitness center are amazing. The community is very dog friendly and it’s been a warm welcome for myself and my dog Harlem. The staff is very attentive and bit just focused on leasing an apartment but also creating a great living and community experience. The complex is conveniently located to all things fun to do in Atlanta, Toco Hills and Downtown Decatur. Maintenance issues are quickly and efficiently addressed. The grounds are neat and clean and you can tell that management cares.

We moved here two months ago and it's been a really great experience. The rent is reasonably priced, the property is well-kept and clean, and the maintenance staff respond quickly to service requests. Our leasing consultant was Cindy Ruiz and she's incredible! Cindy walked us through every step of the process and was patient and very quick to follow-up on any questions that we had. I'd recommend Cortland Viridian to anyone!

Moving from out of state, apartment hunting can be so stressful! I've looked at what seems like hundreds of apartments in Atlanta. Cortland Viridian stood out by far. Raychel was an absolute pleasure to work with. Her virtual tour was excellent! I definitely recommend this property!

My sister lives at Cortland Viridian and I visit her often. I love all the amenities that they have to offer. The pool and clubhouse are AMAZING. Plus, the location is close enough to everything downtown.
