Wowed by my experience living here since 2017. The office staff are amazing and are professional and go above and beyond with service. The grounds are gorgeous and quiet and the amenities are clean and new. The Maintenance team (John and Augustine) are awesome and requests are taken care of within 24 hours (usually sooner). What makes it amazing is not because it’s clean and well maintained but the staff. The staff literally take the whole cake . Amazing people such as John ( service manager ). Alishan , Augustine and many more folks who always try to make sure everyone needs taking care of . If any from Cortland higher ups read this , you guys better raise these people salary because the amount of work they do and the support they give is amazing. If I wasn’t in the process of building my own property, I would never leave .

Let me start by saying this is one of the best communities to live in. The Assistant Manager Shandira is super sweet and not only that, but shes highly informative and professional as well. The management is very good. They are very quick in responding to your requests. Pricing is reasonable for the amount of square footage youre getting as well as a garage, 3 bedrooms, and a huge laundry room. A huge plus is that there’s also a free car wash inside the community! If you are looking to move around the area, I would highly recommend these apartments. 10/10

I love Cortland Sugar Land! The apartments are modern, spacious, and reasonably-priced. Luxury amenities, including garages, the gym and pool, and a great location just far enough away from the city but close to entertainment/shopping/dining, make it a great property. From the first look at these apartments and meeting with staff they could not of been more helpful and professional. These are not your standard apartment each has an integrated garage and are really “homes” the whole place is meticulously clean and the interiors are upgraded and not wore out. Really enjoyed my tour here with Stephanie. I won’t be moving until May so I have no submitted an application yet but as soon as the large one bedroom is available I’m snagging it! The complex is very clean and maintained. I was surprised it wasn’t brand new. Excited to move in next year!

Stumbled on this place originally looking at houses. Love having an attached 2 car garage and the staff made the move so easy on us. Best complex we’ve lived in so far and the pool is a great feature as well.

My husband and I are relocating from NYC to TX and were super anxious about all the details leading up to it and let me tell you something! We were relieved to find such an amazing apartment complex @CSL but not only because it was so pretty and well maintained upon our arrival, but because the assistant community manager Stephanie was unquestionably accommodating, knowledgeable, upbeat, and welcoming. We stumbled in a day before our appointment and were immediately taken care of. She was very patient with us as we wanted to see a few different layout options and guided us on our best option for our growing family. This community is well maintained and secured which was a big plus for us. She followed up with us after our visit to keep us updated and her thoroughness and attention to our needs sets this place apart from A LOT of places we’ve considered.

Cortland by Sugar Land is a great place to live. Hands down the best apartment home I’ve lived in. Great location, staff, amenities and it is so quiet. The office staff is amazing especially Stephanie, she is quick to respond anything that arises and handles them promptly. The maintenance team is so professional. Things are handled in a timely fashion and without issue. I’d still be living here if not for a work transfer to Austin.

Let me start by saying this is one of the best communities to live in. The management is very good. They are very quick in responding to your requests and fixing the issues. The apartment is very comforting and feels like home. The price is reasonable for these apartments as well since we are getting a lot (a garage, 3 bedrooms, big laundry). The community is clean. There is a free car washer inside the community as well. If you are looking to move around the area, I would highly recommend these apartments.

The fact that it's zoned to a fantastic elementary school for our son is also a major plus. Not too long ago I had a personal problem which made me need to move and everyone said to go to cortland sugar land. Not knowing much I thought they said that for the location. I was wrong. Going on my second year living at Cortland and it's been a great experience so far with no plans of going elsewhere. The entire staff, from office to maintenance, is exceptional!!! Recently moved to another unit after the first year and had a minor issue with the shower pressure. Alishan, Stephanie and their team went above and beyond to get it resolved quickly and professionally. Augustin even took his shoes off at the door, lol. Great community even better staff 👏

After taking a new job and temporarily relocating to the Houston area for a few months I began researching one bedroom apartments as hotel rooms weren’t a long term option for me. I was pleasantly surprised when I discovered Cortland Sugar Land Apartments. The close proximity to my job, access to many businesses, and the safety that the gated community provides were some of the main factors. The property is very well landscaped and maintained. The leasing agent Stephanie was very helpful and knowledgeable in answering all of my questions upon taking a tour of the property. She is always either immediately accessible or very prompt when returning my calls and even helped with making the process of activating utilities and Wi-Fi seamless. I have only lived at Cortland Sugar Land Apartments for a short while but I am happy with my choice as it is a quiet community providing the comfort of safety and many more attributes.

Gate is frequently broken and in the open position. Great facilities, workout room and pool. Nice property. Upstairs neighbors are very loud but community in general is very quiet. Office manager gets the job done but needs some coaching on how to speak with residents.

We just sold our house much quicker than expected, so needed housing while we continue to look for a house. Cortland was a pleasant surprise - offering short-term leases, great floor plans, enclosed garages, fantastic pool…all at reasonable prices. Our leasing agent (Alishan) was extremely helpful - helping us find the right floor plan, and speeding us through the application process. The unit was very clean, and the couple minor issues at move in were quickly fixed by Alishan and his team. Very happy with our choice of Cortland!

This is by far the best rental community I have ever lived in. I have lived here for over a year and I don’t have any plans of going anywhere else. The staff is absolutely AMAZING, from the office staff to the maintenance staff. John, in particular, goes above and beyond every chance he gets. He’s even helped me with things around my townhouse that fall outside of his purview. Always extremely professional and always with a smile on his face. He’s clearly happy to be here. That speaks volumes for the community.

I have lived at Cortland Sugarland for almost 2 months and everyday has been awesome. The staff is kind and professional. The grounds are maintained on a daily basis. Today the daily temperature reached 109 degrees and I could see the Maintenace staff checking the units and walking the grounds to make sure everyone was taken care of. This is wonderful community to be apart of, the staff here truly cares about their residents.

I really love living at the Courtland. We signed for a 1 year lease....were now signing another 1 1/2 year lease. JOHN and his crew are the best. You never have an issue when John is around. He is even dog friendly...lol. my boxer LOVES John too.

Every staff member is so welcoming and community spaces are always kept impeccably clean. I have lived at Cortland Sugar Land for over 2 year's now, and just renewed our lease. We love living here. The amenities are superb and well taken care of. The apartments are nice and the maintenance staff is quick to handle any issues that come up. John in particular is fantastic! I see him every morning where he's always tending to the property. He's got a great attitude, is friendly, thoughtful and makes every effort to accommodate. We had to chose between a short term stay or an air bnb, we ended up signing a long term lease after our visit. We have the nice pool area that my family really enjoys and I get to work out 24/7 which helps with my work schedule. I scheduled a tour with this nice agent Stephanie. She is very nice and kind. The apartment looks very cool with the attached garage. This feels home. I didn't move in because I personally don't like first floor apartment and at that moment there were no upper floor apartments available for me. Wow been here for almost 3 years !Feel so blessed I remember walking in and Sydney made me feel like I was home .Let’s not forget Mandy ,John , Steph and Chad …..They have truly loved on the residents including me because they are family .They truly have the community sparkling with so much sunshine ☀️☀️Maintenance team John and Augustine never let the Residents down they have always been like 5 star service .What I love is that I feel safe .Gates are secured and gym is so convenient and , peaceful .There is a church next door it’s so peaceful and Rudy’s and so many stores close by .This place is not basic it truly feels so private and many more hidden gems here .No regrets Thank you Cortland you guys Rock !!!!

I love Courtland so far! It’s been 2 months going on 3, I know it’s very early but so far so great! The staff is literally amazing from head to toe! We saw our property on a weekend, by the next week we were approved and moved in! Since then, it’s been pure bliss! Me and my husband can’t wait to start our family here! If you’re looking for a real true genuine, mature, peaceful and outstanding community to live or start a family, this is definitely the place! Just a tour will be the best decision you make!!

I like to walk outside and enjoy the property and with the security gates and attached garages, I feel very safe. I have lived here since 2017 and could not be more pleased. The management team is FANTASTIC, they make me feel like family! Always responsive, professional and friendly environment, Chad, Mandy and Stephanie are always happy to help and truly care about their residents. The maintenance guys, John and Augustine are wonderful and super responsive. 24 hours or less turnaround! The grounds are maintained and beautiful and the property is quiet and safe. I love the proximity to Sugar Land and other services, I just hop on the highway. HIGHLY RECOMMEND!!!

My family and I were so discouraged when we could not find a rental home in the area. Never thought we'd be living in an apartment but we absolutely love it! The service team works so hard to keep the property clean. It's so quiet considering we are close to 59 and 99. The inside office guys are super cool as well, they are always smiling and cracking joke with my kids.

We moved in August of 2022. The staff here are welcoming, friendly, and helpful. Mandy does a great job of managing the property. The grounds are always kept clean, and the community is nice and quiet. The maintenance requests we put in are always handled promptly and efficiently. Overall, a great place to live. Very good place to live when I was first searching for an apartment my budget was lower than what these guys advertised online but a friend recommended I at least check them out in person. So I drove over and this is the highest end apartment complex I’ve seen at this price point the value definitely exceeds the price I pay per month. Most other apartment complexes I’ve been at have rude/ standoff ish staff Maintenance takes forever, very little regulation of who does what in the complex leading to loud neighbors and people blasting music at night. The only issue I’ve ever had here is 2 door to door salesman and both times I called the front office and they immediately drive over and kicked them out. And the value to price aspect I mentioned earlier is a combination of the quality of the units (no cheap cabinets or appliances), the general complex (always well kept and maintained as well as serviced like putting new mulch in over the whole complex), and the amenities not only do you get more stuff here but it

My husband and I just recently relocated to the area for work. We are both in the medical field and the location is perfect for both of our jobs. Memorial Hermann is right next door and my husband has a quick commute to the Med Center using highway 69. Great bang for your buck and you can’t beat this location at all!

We sold our house not too long ago and moved into the Cortland Sugar Land location. Expecting mediocracy because we were coming from a house, however, we have experienced nothing but high-end living and a super friendly management group. The support that management has set in place is top-notch, especially from John! He'll remember you and your dog's name and anyone new to the complex. You’ll find many dog lovers here too. Cortland is indeed a place you can call home.

I drove by this community and loved the look of the exterior so I decided to stop in. I was pleasantly surprised by the quality of the staff who were so sweet and pleasant. I met both Stephanie and Mandy who are actually the office managers. I haven’t visited a community yet where both the manager and assistant manager made it a point to say hello and ask what I was interested in. Stephanie took me on the tour and it was like we were old friends. It’s the little things that matter so much!

Love how the location is hidden enough however it has the best access to the major highways. Best kept secret! Every unit has an attached garage, such a huge bonus. Cortland has been great to us! We don’t even want to purchase a home yet

The pool area is nice with the big palm trees, the managers were so helpful and friendly. Our son got too excited and they kept him so happy! We know we have picked the perfect apartment, we will recommend this place to all our family and friends.

I just wanted to let the whole office know how much I appreciate the hard work they put in from the beginning of the process, I felt right at home in my new apartment. We were welcomed in with a nice sign with our names, this made my daughter happy. Maintenance has been great! Super attentive and fast service. They have been reliable and always with a kind attitude. The amenities are well kept and the apartment is spacious and very private. We have really enjoyed the community and everyone has been friendly and we feel safe in the neighborhood. The shopping centers near by has made everything very convenient. I would 100 percent recommend Cortland at Sugarland.

I toured this property with Stephanie and I’ve never felt more welcome and appreciated during an apartment tour. She took the time to listen and really understand my wants and needs. The property is amazing and so well kept. I can’t commit just yet since my lease isn’t up for a few months but we’ve already decided that Cortland is our pick! If you’re looking in the area, make sure and ask for her!

The attached garage is the biggest bonus here. Totally a hidden gem! It's like having a little house but with the added bonus of an actual community with the coolest neighbors and the best apartment complex pool I've ever seen. Appreciate that below my apartment is my garage and there are no third floor apartments and it gives a nice feeling of privacy and homliness.

At the end of visit, she wanting too know if I has anymore questions, and shared a business card to feel free and call her at anytime, she really was the best. Such a beautiful complex I loved everything about it but the bonus is the agents there! I was helped by Katrina. The treatment I received from her is something you don’t find much of. Excellent service, made me feel so welcomed. She’s very professional & kind. Because of her I will be living here soon. She has an answer to every question, when it was time for a tour she was in no rush & detailed with the complex & what it offers, an eye- catcher. I had her full attention the whole time. 🤩🤩🤩. My company has been preparing to relocate a few of our employees - which would include me - to the Houston area. I was in town for an Astros home game this past weekend and had the chance to explore apartments in the area this week. I had the pleasure of meeting a young lady by the name of Sydney. She explained the application process for the complex, up sold the amenities, and provided amazing insight into the cultural environment of Houston and the surrounding area. I, not being a native of Houston, felt comfortable after this interaction that I will definitely return for further consideration should I be relocated. I definitely felt welcomed by this encounter with the staff.

I've been here nearly 6 weeks now. This is a great community, quiet, and very comfortable. The office staff are terrific! The maintenance staff goes out of their way to say hello. (No I have not needed any maintenance) There is so much to walk to, we rarely drive in the evenings.

I love living at Cortland Sugar Land. Mandy Garcia and Isela Martin are wonderful managers and no question or request is too much trouble. They are friendly and lovely! The grounds are gorgeous and my apartment is spacious and light. My dog Rex enjoys walking around the neighborhood and I find it quiet and relaxing here. Maintenance is also responsive within 24 hours! Highly recommend.

Isela is honest, fair and has definitely gone above and beyond to make my family and I feel welcomed. 2020 was hard for a lot of families and I’m so grateful that Cortland Sugar Land was and will continue to be my home through 2021. Our apartment home is large and very comfortable; it includes all of the latest amenities, with state-of-the-art décor... private garages, awesome courtyards/ landscape...huge, family-oriented pool area … and various activities for tenants! This is a wonderful multicultural environment! Mandy; the Manager, Lana and Kayla; Associate Managers, as well as Augustine, the Environmental Engineer, are all the best! My husband, Ronnie and I have lived here for 4 years and we LOVE it! The prior manager, Jason, was also the coolest! The grounds and landscape are spectacular! The noise level is next to none existent...fellow tenants are kind and courteous! Ronnie and I still own a home in Missouri City, which we have had for over 30 years...but, we enjoy our new home so much, we want to live here for a long time, with God's blessing!

I love living here! All the ladies in the office are great and so is the maintenance team! Everybody goes above and beyond to make sure you’re happy. The maintenance team always has a quick response and repair time. Thank y’all for all that you do!

The peace and serenity, as well as the office personnel and staff are all positive attributes for our Cortland @ Sugar Land complex. Oh, did I forget to mention the landscape is absolutely gorgeous!! So much so that I will take it upon myself to pick up any occasional loose piece of paper or debris, as I want nothing to take away from the beauty and splendor of it all!
