The layout of the apartment makes it feel so spacious and the kitchen is so cute but what really stands out to me is the way the management and front desk are so approachable and kind. Gervon was the very first person I spoke with when scheduling my initial tour, and from that first interaction, he was welcoming, knowledgeable, and incredibly helpful. My wife and I relocated to the DC area this summer, and Kenneth made a long-distance move far easier than it had any right to be. He walked us through multiple video tours so we could choose an apartment without being there in person. When there were mistakes on the sales side, he emailed the right people on our behalf and got them sorted out. What was a hectic and stressful move that had to happen in a hurry, his help made possible. What really stands out is that his help didn't stop once we signed the lease. We've been here two months, and he's still the person we know we can count on whenever an issue comes up. Just last week he helped us get a storage unit after none had been available for months. We love the apartment and the location, and especially how dog-friendly the community is. We've met so many great fellow dog owners here. I lived here for a short time and really enjoyed my apartment complex. I always bumped into one of the maintenance workers,Rosa, in the morning and she is so kind and helpful with any questions/concerns I have about the complex. I've been living at Courtland for three months now, and I absolutely love it! For many years, I've been a huge fan of the Greenbelt, and now I get to enjoy the view every time I look out my windows. Having it just steps away is amazing! Kiara, Kenny, and Gloria are superstars. I truly appreciate how prompt, responsive, and helpful they are. HONEST REVIEW (from a currently disgruntled tenant) : - The front office is excellent (except for a random dude that works some Saturdays-not Cameron, he's great-that makes empty promises and never follows up) - The insides of the buildings almost always smell like dog piss - The apartment complex does NOT vet animals or screen them in any way and there are multiple aggressive/not well controlled dogs on the premises. - The pool and jacuzzi area is awesome except not always well kept with tons of bugs often floating in the ill-cleaned waters. - The elevator is broken 60-75% of the time, so living on the 3rd or 4th floor is a pain. - Parking is great and you can almost always find a spot. If you can't street parking is nearby. - They throw a lot of events and bring in food trucks which is a nice touch. - My wifi hasn't been working in over a month due to a coax that the apartment claimed wasn't their responsibility but after many attempts for clarification, they found out it was. That really sucks and still do

This is going to be a long review, but worth reading. First, I want to say that moving is hard. Moving to a completely new place comes with a lot of challenges, bumps, and unexpected situations. In my case, there were definitely moments when I felt overwhelmed and didn’t know how everything was going to work out. But in the end, Cortland made what felt like an impossible move possible. This was my first experience with Cortland. Before moving in, I saw the mixed reviews and understood that every apartment community will have its issues. I’m someone who is a problem solver. What stood out to me about Cortland was teamwork. From leasing to management and everyone involved behind the scenes, people worked with me, accommodated me, listened to me, and helped me through a very difficult transition. I honestly don’t believe my move would have been possible without the Cortland team. I had the most exceptional experience meeting Dessi and looking at the apartment complex. Everything was amazing, but the best was the service Dessi gave us as we walked and all the way to the end. I visited one of They’re Competitors, 30 minutes after meeting with her and the experience was horrendous. Nowhere near the excellent service that Desi provided. By far the best apartment complex that I have ever lived in that I will be extremely reluctant to leave. The front office people are all amazing (especially Austin) and proactive/helpful. The property is always super clean (and safe), and everything is well-maintained. This complex also has the best maintenance team of anywhere I've lived. They are all extremely kind, understanding, and efficient. I am especially fond of Gaspar, who treats all of us like we're an extension of his family. He has dropped everything to come help me during late night maintenance emergencies, and I couldn't be more grateful for him. I love it here!

Morgan at Cortland at Phipps Plaza is outstanding ! I went in for a tour in September and believed it would be another typical Atlanta apartment tour nothing special but she exceeded all my expectations going above and beyond each time I needed assistance from her exceptional professionalism, prompt responses over email and the phone, to her passion of making sure I was taken care of in my new home. I signed a one year lease but had to move out early due to relocation, the whole leasing team including Macey, Rama is really friendly and very helpful. Overall, I had a great time living in the property, which is newly renovated and is wonderfully located in the heart of pentagon city. Macey is a great manager and she really takes care of all the residents and very easy to work with. If I ever come back to DC, I will live here again.

I don’t typically leave reviews but this called for one. A lot for management to improve on! Horrible state of my apartment on move in day was the worst I have experienced anywhere by a country mile! This is a really low standard for any apartment let alone a Cortland apartment. I do hope that living here is a much better experience than the move in. For posterity, management should have a tenant focused quality driven approach, for starters do a thorough walkthrough of the apartment unit before handing over the keys to a new tenant. Communication after applying to my unit was not great to non existent, I had to call in to get the ball rolling and reaching someone on phone to talk to is difficult, emails didn’t get timely responses. Move in was on a holiday and I was able to get in seamlessly, credit to the team. Moved in to a space dirty with debris from presumably the fixing up after the contractors, the door latch was hanging on one nail, didn’t securely keep the door closed, there was hair and pee stains

I'm about to sign my third 1-year lease. Is the apartment perfect, no, but I have enjoyed living here. I tend to move every time my lease is up. I liked the apartment and location so much, I decided to stay a while. I LOVE THE GYM!!!! I have had a few issues that were quickly resolved by the maintenance crew. The usual maintenance stuff. One thing I really like about the apartment is how much they keep up with the maintenance outside of the apartment throughout the entire complex. Usually, apartments only focus on the areas by the office and around the pool. A recent addition makes the complex very well lit. I feel safe going for walks at night.

I have just renewed my lease for the fourth year. My fiancé and I have been more than happy with calling this place home thanks to the staff. It seems like this place is getting better every year we’re here and for the issues we have encountered during our stay (which is a short list) , They have been resolved properly and fast! It is about a 15 minute drive to downtown but still far enough away where it’s quieter. There are usual factors that surround us that’s unavoidable on the outskirts of a major city, but the Cortland community Does an amazing job making us comfortable here. Brian in the office is great!

I’ve had a great experience living here. I’m resigning my lease for a third year. We had a change in the family’s income that was out of my control and I was super sad that I was going to have to find somewhere else to live. Initially when I had put in my 60 day notice they reached out to me immediately to see how they could assist or accommodate to my needs. They were able to work with me in order to let my girls and I stay, which allowed me to resign for another year. I can’t tell you how thankful I was for that. Being a single mom and having to move shortly after Christmas, this took a tremendous weight off my shoulders. The apartments are clean, well-maintained, and comfortable, and the overall community feels safe and welcoming. I’ve really enjoyed my experience living at Southpark Terraces. The community is quiet, well-kept, and in a great location with easy access to South Austin and downtown. The apartments are modern, clean, and thoughtfully designed, and I’ve always felt comfortable and safe here. Honestly, my wife and I love living here. Brian and his team do an excellent job creating a sense of community and it actually feels like they work to serve their tenants instead of treating us as a source of income and nothing more. The maintenance team is also outstanding, which is something that is lacking in many other apartment complexes. Most of the time they show up the same day to fix something unless I put in the request late in the day. There are a lot of little things here that management does that really go above and beyond what other complexes do, such as having holiday events and serving cold brew coffee in the office. Living right behind Southpark Meadows is also amazing. I'm glad we moved here and I'll definitely be renewing my lease next year 👍🏻

I just wanna say that I love Living at Cortland. It’s close to everything that you need and it’s a safe neighborhood. One of the things that impressed me the most right now after living here since November 2024 is my AC was broken and put in a work order at 3pm by 3:45 pm they had fixed it and changed my air filter. I’m pretty sure you will not find another apt building that works that fast. If you are second guessing getting a place here, don’t. You won’t regret it

I’ve lived at this Cortland property for 4 years and there is a reason that I keep resigning my lease here. The neighborhood is super lovely and I love having the ability to walk to the super target and walk my dogs in the surrounding neighborhoods. I don’t have very many maintenance needs, but when I do, they get taken care of practically same day. It’s a great location, affordable, and it’s a great place to live.

I recently toured this apartment complex and had a great experience! Eryn was my tour guide, and she was incredibly helpful throughout the entire process. She took her time to walk me through the property, answered all of my questions, and explained everything in detail. At first I thought she was aura farming, but she definitely cares about helping people find the right fit. The amenities were great, especially the gym—it was clean, well-equipped, and definitely a highlight for me. Overall, the atmosphere felt welcoming. I am planning to move into Austin sometime in the Fall for work, and Cortland Southpark Terrace is the ideal place I am interested in. When I arrived for my appointment, Eryn immediately greeted and was filled in with some minor details from Cameron who I was on call before I showed up to the leasing office. While on the tour with Eryn, she was really helpful and answered all my questions and concerns related to Cortland Southpark but as well as the city of Austin itself since I'm completely new to the city. She made me feel at ease and was easy going while talking and touching things on first basis for me to know. I'm really grateful she gave me a hard copy of not just the community fees, but as well as the rest of the floor plans with all the necessary budgets/finance's I should be aware about. I have yet to make a final descension since I am trying to keep things open minded, but I left pretty happy and satisfied from the tour and communication from both Cameron and Eryn.

The service team here is amazing and deserving of 5 stars. My bedroom got some water damage after a faulty repair job was done on the water heater above me (repair was not done by Cortland). My carpet was soaked and a good portion of one of the bedroom walls was damaged. Thankfully, Joe was there at a moments notice to shutoff the upstairs water and start ripping up my carpet to get thing dry. Joe made himself available to answer any questions and kept me in the loop on when outside contractors would be coming in to replace the carpet and sheetrock. Anyone who has lived in an apartment at least has one bad service story to tell. I have a fair share from living at other complexes in Austin. But I have only good things to say about the service team at Cortland Southpark Terraces.

I'm very happy we decided to live in Cortland. My husband and I chose this place over many other options, and we're very happy with it. The maintenance service is excellent, the neighborhood is quiet and welcoming, and there's a good vibe here. The employees are kind and friendly. Kath, the listing agent who helped us with the entire process, was excellent. She was always attentive to every detail, very professional, and kind to us. In conclusion, I highly recommend this place 100%.

I was able to tour the Travis Model & was very impressed with the layout & size of the apartment for a 1bed/1bath. Kat at leasing was amazing, she was patient, made me feel comfortable & answered all the questions I had regarding my transfer. I have lived here for almost two years now and I love that I get to call this place home. Office staff is friendly and always respond in a timely manner to emails or questions with my resident portal/ lease. Maintenance requests are always handled within a day of placing the order. Amenities are well taken care of and clean. Office hosts lots of fun resident events. Would highly recommend!

This was my first time renting an apartment sight unseen and Manny was so helpful with the entire process. Once I arrived for move-in day he gave me a quick tour (all I had time for with the movers) and had everything ready to go. The apartment met my expectations and any issues I pointed out (small) he quickly had maintenance up and attending to them within the next day or 2. Maintenance reliability is huge and they have been very quick and good at updating me with the requests I made. I've only been here a few months now but they are constantly landscaping and cleaning up the property. My neighbors are quiet and I feel safe. Making this the best decision!

As someone who has a lot of experience in the property management world, my expectations are pretty high when it comes to the functionality of a leasing office/maintenance team. I would give 10 stars if I could, especially to the maintenance team who went above and beyond for me yesterday! I've only lived there a few weeks, but my whole experience thus far has felt incredibly friendly and efficient. I really do believe that the onsite team can make or break a resident's living experience and can be the deciding factor in resident retention. Overall, I'm so happy with where I live and would highly recommend it to anyone who is currently looking for a new place to call home.

We drove five and a half hours to get to Austin and when we arrived, I was blown away. This is a luxurious apartment complex. I have seen apartment building before and the conditions were very poor. I was truly impressed by the flower beds at the entrance. The flowers are not lavish but simple, neat and so warm and inviting. The hosts, Mr Cameron, Ms Renee and Mr Robinson were graciously welcoming. I was very satisfied with the way they handled all my questions. Brilliantly addressing all my concerns. The main entrance is so appealing, refreshing scents, spick and span restroom areas. A club house stocked with refreshments and beautiful furniture to relax and chill out on. The gym so packed with up to date machinery and music and a rock wall to climb on. Oh my goodness, and three pools. I sleep easy and peacefully at nights because there are so may gadgets and security measure installed. The place is so modern. I use an app on my phone to open the gates. Brian worked with my husband and I in getting the perfect apartment just for us! Brian even made sure that I got a raised toilet to meet my disability without a problem; as well as making the process so easy in order for us to get the apartment!!! When we asked at other apartment complex about raising the toilet,we were told NO, WE CAN'T DO THAT! THE GOOD LORD kept reassuring me this was Our place to live!!! AND I THANK GOD AND BRIAN FOR IT!!!
