My wife and I relocated to the DC area this summer, and Kenneth made a long-distance move far easier than it had any right to be. He walked us through multiple video tours so we could choose an apartment without being there in person. When there were mistakes on the sales side, he emailed the right people on our behalf and got them sorted out. What was a hectic and stressful move that had to happen in a hurry, his help made possible. What really stands out is that his help didn't stop once we signed the lease. We've been here two months, and he's still the person we know we can count on whenever an issue comes up. Just last week he helped us get a storage unit after none had been available for months. We love the apartment and the location, and especially how dog-friendly the community is. We've met so many great fellow dog owners here. I lived here for a short time and really enjoyed my apartment complex. HONEST REVIEW (from a currently disgruntled tenant) : - The front office is excellent (except for a random dude that works some Saturdays-not Cameron, he's great-that makes empty promises and never follows up) - The insides of the buildings almost always smell like dog piss - The apartment complex does NOT vet animals or screen them in any way and there are multiple aggressive/not well controlled dogs on the premises. - The pool and jacuzzi area is awesome except not always well kept with tons of bugs often floating in the ill-cleaned waters. - The elevator is broken 60-75% of the time, so living on the 3rd or 4th floor is a pain. - Parking is great and you can almost always find a spot. If you can't street parking is nearby. - They throw a lot of events and bring in food trucks which is a nice touch. - My wifi hasn't been working in over a month due to a coax that the apartment claimed wasn't their responsibility but after many attempts for clarification, they found out it was. That really sucks and still do

This is going to be a long review, but worth reading. First, I want to say that moving is hard. Moving to a completely new place comes with a lot of challenges, bumps, and unexpected situations. In my case, there were definitely moments when I felt overwhelmed and didn’t know how everything was going to work out. But in the end, Cortland made what felt like an impossible move possible. This was my first experience with Cortland. Before moving in, I saw the mixed reviews and understood that every apartment community will have its issues. I’m someone who is a problem solver. What stood out to me about Cortland was teamwork. From leasing to management and everyone involved behind the scenes, people worked with me, accommodated me, listened to me, and helped me through a very difficult transition. I had the most exceptional experience meeting Dessi and looking at the apartment complex. Everything was amazing, but the best was the service Dessi gave us as we walked and all the way to the end. I visited one of They’re Competitors, 30 minutes after meeting with her and the experience was horrendous. Nowhere near the excellent service that Desi provided. By far the best apartment complex that I have ever lived in that I will be extremely reluctant to leave. The front office people are all amazing (especially Austin) and proactive/helpful. The property is always super clean (and safe), and everything is well-maintained. This complex also has the best maintenance team of anywhere I've lived. They are all extremely kind, understanding, and efficient. I am especially fond of Gaspar, who treats all of us like we're an extension of his family. He has dropped everything to come help me during late night maintenance emergencies, and I couldn't be more grateful for him. I love it here!

I signed a one year lease but had to move out early due to relocation, the whole leasing team including Macey, Rama is really friendly and very helpful. Overall, I had a great time living in the property, which is newly renovated and is wonderfully located in the heart of pentagon city. Macey is a great manager and she really takes care of all the residents and very easy to work with. If I ever come back to DC, I will live here again.

I’ve been living here for about 9 months now, and overall, I’ve had a very good experience. It’s a great community with excellent amenities, including a swimming pool, gym, and Amazon lockers. The management team communicates well about community events, maintenance issues, reminders, and important alerts. The maintenance service is excellent and, most importantly, very prompt. My apartment’s AC unit broke down in the middle of a Texas summer, on a weekend. Since they needed to order a replacement part, the repair couldn’t be completed until Monday. However, instead of simply asking me to wait, they provided a temporary portable AC unit and even came out to install it. Things can break in any apartment, but I really appreciate how they handled the situation and provided a practical temporary solution instead of excuses.

This is a very nice building and is in a good location. But the staff is what really makes it great! Everyone in the office is very kind and responsive to whatever your needs may be. I worked a lot with Rama when I first moved in. She was so helpful on one of the most stressful days of my life. She answered every question before I even thought to ask it. Also, she takes the time to speak/greet me every time I see her, which is always appreciated! Malik in the office is also very helpful and helped address an issue quickly and without any delay!

I cannot explain in words how great my move in experience was because of Tiffany, Patrick and Q. I could not make it in person and Tiffany did my virtual tour and it was great. She took her time to explain and show everything like I was there. Just her professional presence on the call set a standard for the other apartments that I still needed to see. No one came close to it. Fast forwarding, I happen to be in the area the day I planned to see all apartments and stopped in to see if I could see the apartment in person. They are hands down one of the friendliest and most genuine people I’ve met in any leasing office. Every time I see him, he greets me with a big smile, remembers what’s going on in my life, and makes me feel truly welcome here. From day one, Hailee and Que have been incredibly helpful and patient — whether it was answering all my questions, helping with paperwork, or just checking in to make sure my apartment and stay have been going well. My family and I have been living at Cortland South Mountain for over two years, and we absolutely love it here. The apartments are spacious and beautiful, and the grounds are very nice and well maintained, making them a great place to go for walks. We have a dog, and we really appreciate having a dog park where he can run around and play. The staff in the office are always very friendly, and whenever we have an issue in our apartment, the maintenance team is always quick to come and help, and they are always very kind and professional. We are very happy here and hope to stay for many more years to come !!!

Edit on 09/17/26: Internet has significantly improved and have little issues for several months. Some brief outages but the signal returns very quickly. Really not an issue anymore. However, the amount of frogs that have spawned in this community is out of control and makes it difficult to enjoy the walking areas and it is unsafe for dogs. Edit on 03/08/26: The internet service here is so bad. I just don’t understand. When it WORKS it’s fine..but many days there are hours of extremely low wifi speed. If I didnt have a phone plan with hotspot i’d be miserable here. Dissapointed that i’m stuck with this service now. Julia assisted my girlfriend and I with our move-in and we are very happy with the process and our new home. We had many questions throughout but were always answered in a reasonable amount of time and she was super nice throughout it all.

I had the privilege to live at this property for over three years before transferring to another Cortland property. Cortland South mountain is a beautiful property I just personally didn't like the area. Cortland always was on top of working with me and fixing any issues that I had going on. When I say that this team did everything and anything to work with me and make sure I was happy I truly mean that. I have never seen such a powerful duo like Anna and Wanda who jumped through hoops for me. I had a certain life situation and these two ladies spent hours finding a resolution for me. Andrew the maintenance gentleman I've worked with a few times has stopped what he is doing to help me countless times. Please make sure Andrew gets praise for the hard work he brings to the community. I have also worked with other maintenance men and honestly the team is strong from what I can see. The staff is incredibly helpful, the maintenance crew takes care of work orders in a timely fashion, the grounds look amazing and they host fun events throughout the year. This community has been a great place to live. It's convenient to shopping and major freeways. And the maintenance staff are always friendly and efficient. I had two separate issues this past week. Both of the maintenance staff memebers, Ricky and another young man I didnt catch his name, responded quickly and resolved the issues in just a few minutes, exceeding my expectations.

We loved living at Cortland South Mountain! We decided to move out of state and were sad there were no Cortland properties in our new state. We would’ve resigned with Cortland South Mountain if we’d stayed in AZ! The apartments were beautiful and had great appliances and strong AC. The parking lot always felt safe and there was typically adequate parking. The maintenance team was superb and very friendly! The office team was responsive and always willing to answer questions. Other residents in the complex were friendly too. Walls are a bit thin but not the worse I’ve experienced in an apartment by a long shot. I noticed others complaining about bugs but we lived on the first floor and had no issues. Really a great complex in a convenient location. Thank you Cortland South Mountain!

Honestly, living here the past 5 months has been great. The property has been on top of it with clearing trees and repairing fences from the monsoons. Any maintenance requests have been fixed within a reasonable time frame. Sometimes they need a little push by calling or stopping by to remind them but it gets done. No safety concerns and the complex is quiet. They also have freebies periodically like free breakfast or crumbl cookies. Everyone including Sarah and Jimmy have been great! Only complaint I have is that dog owners don’t pick up the poop. I even have people walk by the side of our apartment where there’s no sidewalk just dirt. Seems like people really go out of their way so that they don’t have to pick up their dog poop. I hope they get more strict about enforcing this and charge fees.

My roommates and I just put in an application, the apartments were nice, amenities were excellent, as well as the breakdown of cost. The highlight was our attendant Jimmy who really made us feel enthusiastic and at home, he was very accommodating and hospitable, he listened to our concerns and answered each question in detail even with personal reference. Each time we have gone to visit the space and call in we have been attended to in a timely and courteous manner. Definitely recommend this apartment to anyone who is looking for a place to call their own.

Cortland South Mountain Apartments is one of the best complexes I’ve lived in. One reason for this is the amazing maintenance team. If you’re looking for a place that feels both upscale and comfortable, this apartment complex is seriously a hidden gem. The two-bedroom floor plan is beautiful—super open and full of natural light, especially with the big bay window. The upgraded fixtures and lighting give it a modern, polished vibe that fits perfectly with an active lifestyle. The gym is great, the weights need an upgrade. Some are worn and aren’t as heavy as they should be and were missing the 25lb dumbells. The cable machine needs to be secured to use the T-Rex straps safely and if we could make room for a leg press, who needs a big gym? And one more bench and step riser would also be amazing. There is free yoga on Saturday at 9 AM!! I’m the k my one there usually. What really makes living here great, though, is the people. I genuinely enjoyed seeing Samantha and Gennessy in the front office—they were always friendly, helpful, and bring such good energy. I miss them. Making the transition across the country from Ohio to az was a hard process but I’m glad I found the Cortland community. After viewing 20+ apartments across the valley we decided on Cortland and crazy enough it was the first one we saw. So in hindsight we didn’t even need to look after seeing it here. Pools are great, apartments are spacious, and updated. Kourtney and the maintenance team have always been prompt and professional . We’ve never had any problems with getting things fixed in a timely manner. Anyone looking for an apartment in the Phoenix metro area should give south mountain a look! Happy resident!!

I absolutely love this place so far. I just moved in on 3.7.25 and everyone has been so nice and helpful. Edgar as well as Sarah! (I think its Sarah. Sorry im terrible with names). The community is very clean. Very quiet. But what really won me over is the maintenance manager Courtney! I had an issue, or what i thought was a issue, with smoke coming out of my stove. Which caused me some concern. This was just today. On a SUNDAY! I wasn’t expecting anyone until maybe tomorrow. I called their customer service number and put the request in and immediately received a call from Courtney. He was there in about 30-45min. He explained what it was and also adjusted my water to be a little hotter while he was there. I was very impressed. Wish i could give 10 stars.

We have LOVED living at Cortland South Mountain. The maintenance team is exceptional, the leasing off is responsive and incredibly accommodating! My husband and I have recommended this place to so many people and we have 3 different friends that have moved into this complex as well! We did not have an assigned parking lot when we moved in however the leasing office has been so kind to find us a place to park so that we are not having to walk far! We love Cortland!

Very nice apartments with many amenities. The area is quiet, and noise insulation is done well. It is close to almost any store you would need to visit. It’s a little pricier than some other communities, but you really get what you pay for. Edgar in the main office is very helpful and polite!
