Stop searching and look no further than Cortland South Mountain. So far, we have been living at Cortland for almost two years. Although the rent prices in the area have been dropping, Cortland’s rent is kind of high, but we still live at Cortland because you get what you pay for. I have never seen any roaches, scorpions, or black widows crawling around. If someone is complaining about bugs, then they most likely need to clean their apartment. You can ignore reviews complaining about bugs because just look at the photos they posted. Do you see how nasty their floors and baseboards look? Yeah okay, that is why they have bugs. They need to clean their apartment up. In fact, I don’t want the rent to be lowered too much because it’ll only attract ratchet folks at some point. And we have a great community here without ratchetry. Say it with me, “you get what you pay for.” Thank you. Honestly, living here the past 5 months has been great. The property has been on top of it with clearing trees and repairing fences from the monsoons. Any maintenance requests have been fixed within a reasonable time frame. Sometimes they need a little push by calling or stopping by to remind them but it gets done. No safety concerns and the complex is quiet. They also have freebies periodically like free breakfast or crumbl cookies. Everyone including Sarah and Jimmy have been great! Only complaint I have is that dog owners don’t pick up the poop. I even have people walk by the side of our apartment where there’s no sidewalk just dirt. Seems like people really go out of their way so that they don’t have to pick up their dog poop. I hope they get more strict about enforcing this and charge fees.

We have been living at Cortland South mountain for several months now and could not be happier with our decision to move here. The grounds are beautiful, the apartment is spacious and has great natural light due to all the windows. The staff here are also absolutely delightful (especially Jimmie) and today they treated the residents to Crumbl cookies!

My roommates and I absolutely loved this place. It was the very first apartment we viewed after touring so many in a span of two days and when I tell you that Jimmie set the bar high, HE SET THE BAR HIGH. The staff was absolutely amazing and super helpful! We found ourselves constantly looking back at this complex! We felt taken care of and I am so excited to call this place our future home! My roommates and I just put in an application, the apartments were nice, amenities were excellent, as well as the breakdown of cost. The highlight was our attendant Jimmy who really made us feel enthusiastic and at home, he was very accommodating and hospitable, he listened to our concerns and answered each question in detail even with personal reference. Each time we have gone to visit the space and call in we have been attended to in a timely and courteous manner. Definitely recommend this apartment to anyone who is looking for a place to call their own.

I have lived at this property for almost two years and never had an issue that wasn't resolved in a timely manor. The maintenance team, especially Kortney is professional and does an exceptional job at fixing request, mostly caused by my children. I can honestly say in all my years of renting this is by far the best maintenance team I've dealt with 👏 👏. I was sad to hear Samantha in the office left the team, but the current office staff seems to do a great job at handling things.

Making the transition across the country from Ohio to az was a hard process but I’m glad I found the Cortland community. After viewing 20+ apartments across the valley we decided on Cortland and crazy enough it was the first one we saw. So in hindsight we didn’t even need to look after seeing it here. Pools are great, apartments are spacious, and updated. Kourtney and the maintenance team have always been prompt and professional . We’ve never had any problems with getting things fixed in a timely manner. Anyone looking for an apartment in the Phoenix metro area should give south mountain a look! Happy resident!!

If you’re looking for a place that feels both upscale and comfortable, this apartment complex is seriously a hidden gem. The two-bedroom floor plan is beautiful—super open and full of natural light, especially with the big bay window. The upgraded fixtures and lighting give it a modern, polished vibe that fits perfectly with an active lifestyle. The gym is great, the weights need an upgrade. Some are worn and aren’t as heavy as they should be and were missing the 25lb dumbells. The cable machine needs to be secured to use the T-Rex straps safely and if we could make room for a leg press, who needs a big gym? And one more bench and step riser would also be amazing. There is free yoga on Saturday at 9 AM!! I’m the k my one there usually. What really makes living here great, though, is the people. I genuinely enjoyed seeing Samantha and Gennessy in the front office—they were always friendly, helpful, and bring such good energy. I miss them. Cortland South Mountain Apartments is one of the best complexes I’ve lived in. One reason for this is the amazing maintenance team. Kortney and his team always do an excellent job maintaining the community. The maintenance work in my apartment has been efficient and completed in a timely manner. I truly appreciate all the hard work they put into the community. Even in the middle of summer, they work from sunup to sundown. I also value how kind and friendly they are to my family and me. The staff is so friendly ,one in particularly is Kortney from the maintenance department .Kortney goes out of his way to say hello to me wife and myself and he always stops to have a friendly conversation and ask if there is anything we every need to let him or his team know. I absolutely love this place so far. I just moved in on 3.7.25 and everyone has been so nice and helpful. Edgar as well as Sarah! (I think its Sarah. Sorry im terrible with names). The community is very clean. Very quiet. But what really won me over is the maintenance manager Courtney! I had an issue, or what i thought was a issue, with smoke coming out of my stove. Which caused me some concern. This was just today. On a SUNDAY! I wasn’t expecting anyone until maybe tomorrow. I called their customer service number and put the request in and immediately received a call from Courtney. He was there in about 30-45min. He explained what it was and also adjusted my water to be a little hotter while he was there. I was very impressed. Wish i could give 10 stars.

My experience is over all good for apartment living. Every apartment I’ve had here I’ve had bad neighbors which ultimately taints my perspective of the complex. The location and maintenance are hard to beat. I used to have neighbors that would yell at their crying baby, now I have neighbors across whose kids I can hear screaming from my bedroom, a man that yells, and that play loud music. Not exactly luxury living.

I have lived here for a year and this apartment complex is amazing! The office staff are all so kind, accommodating, and responsive. Same for the maintenance staff, every request I have ever put in has been fixed within the day or the next day. The complex itself is very well-maintained, with landscapers coming twice a week, and I see the pools and grills cleaned regularly. The apartments are renovated with new appliances and nice cabinets, very spacious and lots of storage space in general. Neighbors are mostly quiet and courteous. The only obnoxious noises are music and fireworks, usually on the weekend, coming from the nearby neighborhood in Guadalupe. The community is very safe and well-lit. They also offer security services as needed. I would be staying except my renewal rate was increased. Overall, would highly recommend! The one thing that could seriously be improved is the gym. The water dispenser has been broken since I moved in. The treadmill and bike broke shortly after and have never been returned

I just moved in during heat advisory, the office staff made it smooth and easy. Props to Edger and Genessy for guiding me to my new home. Junior the lead technician was so helpful during my move in and provided water to us during this heat and helped with some heavy items up to my apartment. I really enjoy the amenities and convenience to the freeway and the privacy since the community is tucked behind main roads.

We have LOVED living at Cortland South Mountain. The maintenance team is exceptional, the leasing off is responsive and incredibly accommodating! My husband and I have recommended this place to so many people and we have 3 different friends that have moved into this complex as well! We did not have an assigned parking lot when we moved in however the leasing office has been so kind to find us a place to park so that we are not having to walk far! We love Cortland!

Very nice apartments with many amenities. The area is quiet, and noise insulation is done well. It is close to almost any store you would need to visit. It’s a little pricier than some other communities, but you really get what you pay for. Edgar in the main office is very helpful and polite!

It’s been great experience from the day I move in. Except some weekends, I can smell smoked. And the pool has leaves on the bottom. People here are nice, all staff are welcome. Overall it’s a great apartment and leave me a good impression for Cortland apartments if I move to another place.

Nice family & pet friendly community that's well maintained. The apartment is very nice, rodent and pest free, and soundproof. There are great amenities such as the 24 hour fitness center, pools, and clubhouse that's well kept. The neighbors have class and live in peace so there's no loud music and chaos. Management doesn't ignore property rules and sends out reminders to make sure the area is maintained.

Update: I removed 1 star so far. After moving in there was this fee on the Conservice software they use. The fee was $32.36. I asked a worker what was it for when we paid the move in cost already? She said we have to go by the move in cost emailed by a worker and not what Cortland sent us. What is the point of Cortland sending an email afterwards with a lower amount but the workers send a different amount for move in cost? The numbers they sent doesn't even make sense. Next, there's only one internet company you can use so you might as well add another $75 to rent listed. The lease states the rent will be one amount, but I already noticed for April rent there is an extra $20 for additional "taxes.". Cortland South Mounatin goes out of their way to keep up the maintenance and grounds of the entire property. The entire grounds is lit up well at night and we feel safe walking throughout it at night. They are super responsive whenever we wanted to report a work order or something. This property has many amenities that I have not quite had in previous apartments, helping it make the best I have ever stayed in.

The community in general is friendly and energetic. However some residents are quite loud and the no smoking policy is not enforced enough. The accommodations for pets is wonderful though. The apartment itself is clean, maintenance responds in 24-48 hours and the landscaping is done well.

I absolutely love it here! It took a while for me to find a place that feels like home but I’ve had this place in my top 3 while looking and I don’t regret it whatsoever. The property management team are sweet and helpful people that don’t make me feel like I can’t talk to them about anything about my unit. It’s my first time have real amenities and I love how they keep up with the property regardless of the pool or club house, they even throw events for the community which is something I wanted to experience more and they show that they care for their tenants. I’ve had two issues with my unit and maintenance was able to fix both issue very quickly ( ac broke and was fixed under a hour ) I’ve only been here a couple months but I’m well taken care of here and would recommend this place to anybody

I was was walking my cat and Nibbles ran away and ran up a tree! The maintenance crew was so helpful and helped Nibbles climb back down! After a few months here, I can confidently say that Cortland South Mountain is a beautiful and friendly community. The premises are kept rather clean and well-lit at night. The maintenance team (shoutout to Eric, Levi, Mark, & Tyrone) is quick to fix any issues, and they are always working to maintain a nice environment in the common spaces as well. The leasing team/office crew is also amazing. I want to particularly recognize Ana, Sam, and Genessy for helping me so much throughout my experience here! I've since moved out, but I was truly sad to go. Nothing is perfect, of course. There's usual pet ownership issues like you'd see at any other apartment. Sometimes it's littered pet waste and sometimes it's barking. It's not management's fault, and they do their best to address any problems. Parking can be hard to find depending on your building and the time of day. There are ample spots near the mailboxes though can be a bit of a walk depending on your building. Still, it was nice to know there are options for

Overall I really enjoy living here. I live on the side where maintenance spends most of their time so it’s very loud in the morning. It does cause issues since I’m working from home some days. I haven’t needed maintenance, so nothing to mention there. They are always friendly on the property. I did have a problem with my gate code not showing in the call box. Took a few months since the office staff never informed the manager of the problem. I finally did and it was taken cared of within the day. Neighbors are all nice and everyone is quite. Parking is an issue for my building. We have to walk a ways due to their only being a two non covered spots. Every apartment gets one carport but when you’re a family with 2 or more cars, it’s a hassle. There are a ton of garages but maintenance takes up a lot of them near are building and there is never any available. I really love our apartment. It’s spacious and all updated. It’s perfect for my family. I like it enough that I’ll probably will sign another lease here if

My boyfriend and I fell in love with this Cortland property on our tour! We were looking for a 2 bedroom for ourselves and a 1 bedroom on behalf of my brother. Of the many apartment complexes we toured, Cortland South Mountain was the only tour that we had where the leasing specialist (Samantha) connected with us personally. Not only that but Samantha walked us through the location of each of the apartments available for our move-in date and was very attentive throughout the application process. When it turned out that the apartment my brother applied for was unavailable due to construction, Samantha helped switch him to a different apartment easily. Samantha and the rest of the leasing office have made our move easy and enjoyable!

The apartments are very nice with high end appliances and fixtures. They are very expedient when you submit repairs and if maintenance couldn’t solve the problem, and sent the problem to the manager so the problem could be taken care. They always have something going on for the tenants and everyone is so nice, I mean everyone, not just management. Only thing that is lacking is enough adequate parking space. Most households have at least 2 vehicles, and with only one allowed covered parking, you sometimes end up walking a long way from your apartment which isn’t convenient. Two assigned uncovered parking space would have been nice. So far, since my family and I have been here only a short time, I’d give 5 stars.

I've been living here for 3 years now and had a positive experience overall. The property management and maintenance staff are really on top of things. The one time I did have a significant problem with my apartment, it was fixed the next morning. The rent prices are a bit on the higher side, however if you can fit it in your budget I think it's worth it, considering the amenities and location. I had originally moved here to be closer to my work, but decided to stay because of where the apartments are located. I'm able to easily walk to all the restaurants at the Priest/Elliot Rd intersection, and if you take a short drive there's AZ Mills to the north and Emerald Center with IKEA to the south. When I heard the news of Cortland buying up a ton of rental properties like this one ~2 years ago, I was skeptical about how it'd go over. Thankfully, I can say the quality of the apartments and management staff has not gone down since then.

Best apartment complex, period! I have renewed here several times and the staff have been nothing but attentive and supportive to all inquiries (not to mention quick), and offer plenty of extra curriculars in the forms of weekly free food trucks and yoga classes. Genesee and Samantha are amazing and will make you feel right at home in the front office along with the rest of the Courtland staff, highly recommend a visit

I’ve been thinking about moving to Arizona so a relative of mines thought it be a good idea to visit and check out some apartments here. During my crib seeking I toured here with Samantha. I never write reviews, but this one needs to recognized. I have been looking for a new place to live and was nervous due to bad experiences at other places but Samantha Santiago assisted me. She took me for a tour of the complex and answered every one of my questions and concerns. The people that work in the office set the tone for the complex in my opinion. I say thank you for having such a great person like Samantha working for your company. She went above and beyond. A+ customer service.

Fantastic management and staff all around -- this includes the front office and the maintenance crew. Extremely attentive, polite, professional, and expedient when it comes to handling tenant issues. Cortland South Mountain is one of the best apartment complex’s I have seen. Alexis was able to show me the property in great detail and she was able to answer any question that I had! The apartment complex was really clean, had really nice amenities and the model home was a great example of how I can envision myself living here. Can’t wait to submit my application here and get approved to live here! Thank you so much Cortland and Alexis, will recommend other Cortland properties to friends/family!

Talk about amazing apartments. The facilities are great! With apartment complexes the size of Courtland it can be difficult for maintenance to be able to help tenants in a timely manner but boy do they do a great job here. It is also hard to find maintenance employees that know what they are doing. Not only are they fast to respond to service requests but the maintenance team is amazing. They definitely keep the complex clean and looking super. Marc responded to my service request he was very friendly, respected my apartment, and got my toilet unclogged. Thanks Marc!

My partner and I have lived here for about a year and a half! Recently we have had to have some maintence done to the apartment, and the maintence people (particularly the manager Eric) are so prompt and friendly whenever they come by. The front office has also been friendly and brings in free food trucks and events regularly as well. I love living here! Thank you Cortland Staff! 😊

I used to live there and the other day I ordered something and got it shipped there by mistake. Eric the maintenance person, he was so professional and helpful and helped me retrieve my package. The complex is nicer than I moved out and the staff is nice and friendly. Highly recommend this place.

I've lived here for the past year, love my renovated 1 bedroom. The renovations feel like a house! Maintenance staff is awesome and Alexis in the office is the best!! So sad to be leaving! Highly recommend Cortland South Mountain!!

I have lived here over 3 years the staff is very helpful especially Alexis she was very professional when we had to move to an updated apartment. All the amenities and the updated apartment is very nice maintenance are the best. They are always hosting events starting with food trucks, yoga, movies by the pool area I will be here for another year.

I've lived here for over 4 years, and love the staff and community. Whenever I have a question the front office is always available and gets back to me quickly, which is the same with maintenance - always very helpful! The common areas are always clean and kept updated (pool area is great) and since the pandemic there have been more food trucks/holiday events that everyone is welcome to join. I know rent has sky rocketed across communities in Tempe, but my rent is comparable with those nearby so I'm sticking around for another year.

Moved in recently. Samantha was the one to give me and my partner a tour. She was so thorough and very patient with us. The grounds were beautiful and clean. I especially loved the pool area. I’m in the pool all the time and I absolutely love it! My dogs love it here also! Adorable dog park and lots of dog friends. I had an outlet I needed fixed also and the maintenance guys came the SAME day to fix it. Over exceeded my expectations. I love this place

Such a beautiful community! The newly renovated homes are gorgeous and the main pool up front is so fun to bring guests too. I loved utilizing the pool table, ping pong table, and corn hole near the pool as well. Maintenance is always super quick and friendly as well as the office staff! I loved living at Cortland South Mountain!

The first thing that I noticed is that this property is IMMACULATELY manicured. The floor plans are just right and the complex has ALL of the amenities that one would expect with price plans that are INCREDIBLE! I just can't WAIT to move in!

My partner and I just moved here from New Jersey and have been working hard to find an affordable place in a decent area. After what felt like a million apartment tours we came across Cortland South Mountain. The moment we stepped in the leasing office the decor was dazzling and the space smelled amazing. A young woman named Samantha helped us. She answered all of our questions and was so knowledgeable and pleasant my boyfriend and I were basically sold! The prices were great! Samantha then gave us a tour of the property and the amazing amenities they offered and when she showed us the actual apartment me and my boyfriend made the decision right then and there… THIS IS WHERE WE WANT TO LIVE ! Samantha was amazing at her job and the property was gorgeous. I can’t wait to move in !

I've lived at this community for years and absolutely love it. Everyone in the office is always so friendly, and maintenance always gets my service requests done quicker than expected. The staff is the main reason why I have stayed here so long but also because of how beautiful the community is kept. There are so many grassy areas and the sunsets are best with South Mountain in our back yard.

Moving across country is scary enough, but moving to an apartment community sight unseen puts it on a whole new level! The ladies in the leasing office were with me every step of the way and put my stress at ease...even when I ended up getting delayed and arrived after hours, they made it work so I didn't have to stay in a hotel. Now lets talk about my new home...obsessed!!! The kitchen is enormous and beyond obsessed with the white quartz...it looks exactly like the pictures on the website!! You wont be hearing any horror stories from me! I haven't had to put any service requests in yet, so that says a lot about how hard the maintenance team worked to get my home ready for me. This is definitely a great start to my next chapter here!
