My wife and I relocated to the DC area this summer, and Kenneth made a long-distance move far easier than it had any right to be. He walked us through multiple video tours so we could choose an apartment without being there in person. When there were mistakes on the sales side, he emailed the right people on our behalf and got them sorted out. What was a hectic and stressful move that had to happen in a hurry, his help made possible. What really stands out is that his help didn't stop once we signed the lease. We've been here two months, and he's still the person we know we can count on whenever an issue comes up. Just last week he helped us get a storage unit after none had been available for months. We love the apartment and the location, and especially how dog-friendly the community is. We've met so many great fellow dog owners here. I lived here for a short time and really enjoyed my apartment complex. I always bumped into one of the maintenance workers,Rosa, in the morning and she is so kind and helpful with any questions/concerns I have about the complex. I've been living at Courtland for three months now, and I absolutely love it! For many years, I've been a huge fan of the Greenbelt, and now I get to enjoy the view every time I look out my windows. HONEST REVIEW (from a currently disgruntled tenant) : - The front office is excellent (except for a random dude that works some Saturdays-not Cameron, he's great-that makes empty promises and never follows up) - The insides of the buildings almost always smell like dog piss - The apartment complex does NOT vet animals or screen them in any way and there are multiple aggressive/not well controlled dogs on the premises. - The pool and jacuzzi area is awesome except not always well kept with tons of bugs often floating in the ill-cleaned waters. - The elevator is broken 60-75% of the time, so living on the 3rd or 4th floor is a pain. - Parking is great and you can almost always find a spot. If you can't street parking is nearby. - They throw a lot of events and bring in food trucks which is a nice touch. - My wifi hasn't been working in over a month due to a coax that the apartment claimed wasn't their responsibility but after many attempts for clarification, they found out it was. That really sucks and still do

This is going to be a long review, but worth reading. First, I want to say that moving is hard. Moving to a completely new place comes with a lot of challenges, bumps, and unexpected situations. In my case, there were definitely moments when I felt overwhelmed and didn’t know how everything was going to work out. But in the end, Cortland made what felt like an impossible move possible. This was my first experience with Cortland. Before moving in, I saw the mixed reviews and understood that every apartment community will have its issues. I’m someone who is a problem solver. What stood out to me about Cortland was teamwork. From leasing to management and everyone involved behind the scenes, people worked with me, accommodated me, listened to me, and helped me through a very difficult transition. I honestly don’t believe my move would have been possible without the Cortland team. I had the most exceptional experience meeting Dessi and looking at the apartment complex. Everything was amazing, but the best was the service Dessi gave us as we walked and all the way to the end. I visited one of They’re Competitors, 30 minutes after meeting with her and the experience was horrendous. Nowhere near the excellent service that Desi provided. By far the best apartment complex that I have ever lived in that I will be extremely reluctant to leave. The front office people are all amazing (especially Austin) and proactive/helpful. The property is always super clean (and safe), and everything is well-maintained. This complex also has the best maintenance team of anywhere I've lived. They are all extremely kind, understanding, and efficient. I am especially fond of Gaspar, who treats all of us like we're an extension of his family. He has dropped everything to come help me during late night maintenance emergencies, and I couldn't be more grateful for him. I love it here!

I signed a one year lease but had to move out early due to relocation, the whole leasing team including Macey, Rama is really friendly and very helpful. Overall, I had a great time living in the property, which is newly renovated and is wonderfully located in the heart of pentagon city. Macey is a great manager and she really takes care of all the residents and very easy to work with. If I ever come back to DC, I will live here again.

I’ve been living here for about 9 months now, and overall, I’ve had a very good experience. It’s a great community with excellent amenities, including a swimming pool, gym, and Amazon lockers. The management team communicates well about community events, maintenance issues, reminders, and important alerts. The maintenance service is excellent and, most importantly, very prompt. My apartment’s AC unit broke down in the middle of a Texas summer, on a weekend. Since they needed to order a replacement part, the repair couldn’t be completed until Monday. However, instead of simply asking me to wait, they provided a temporary portable AC unit and even came out to install it. Things can break in any apartment, but I really appreciate how they handled the situation and provided a practical temporary solution instead of excuses.

This is a very nice building and is in a good location. But the staff is what really makes it great! Everyone in the office is very kind and responsive to whatever your needs may be. I worked a lot with Rama when I first moved in. She was so helpful on one of the most stressful days of my life. She answered every question before I even thought to ask it. Also, she takes the time to speak/greet me every time I see her, which is always appreciated! Malik in the office is also very helpful and helped address an issue quickly and without any delay!

I cannot explain in words how great my move in experience was because of Tiffany, Patrick and Q. I could not make it in person and Tiffany did my virtual tour and it was great. She took her time to explain and show everything like I was there. Just her professional presence on the call set a standard for the other apartments that I still needed to see. No one came close to it. Fast forwarding, I happen to be in the area the day I planned to see all apartments and stopped in to see if I could see the apartment in person. Patrick was busy and he apologized but told us we could do a self walkthrough of the pool area and when we were done to come back and he should be finished up with the customers he was assisting. They remained consistently responsive and helpful throughout our entire time here. We also really appreciated the landscapers and how well they did their jobs at keeping the property looking so welcoming and beautiful year-round. Had maintenance come out and replace some drywall, painting and molding. AJ came in and was prompt and on time, handled everything in a quick orderly manner and left the place a little cleaner than when he first arrived. Definitely will be asking for his assistance again.

While we are only in our infancy stages of moving in, the staff on-site at the Cortland Delray have been tremendous. Keith's commitment and service has been exceptional. They are hands down one of the friendliest and most genuine people I’ve met in any leasing office. Every time I see him, he greets me with a big smile, remembers what’s going on in my life, and makes me feel truly welcome here. From day one, Hailee and Que have been incredibly helpful and patient — whether it was answering all my questions, helping with paperwork, or just checking in to make sure my apartment and stay have been going well. You can really tell he cares about the residents and wants everyone to feel at home, not just like another tenant. Because of these two great staff members in Cortland Rosslyn, I’ve really enjoyed my time living here. The building and amenities are great, but the community feeling he creates is what makes Cortland Rosslyn stand out. Edit on 09/17/26: Internet has significantly improved and have little issues for several months. Some brief outages but the signal returns very quickly. Really not an issue anymore. However, the amount of frogs that have spawned in this community is out of control and makes it difficult to enjoy the walking areas and it is unsafe for dogs. Edit on 03/08/26: The internet service here is so bad. I just don’t understand. When it WORKS it’s fine..but many days there are hours of extremely low wifi speed. If I didnt have a phone plan with hotspot i’d be miserable here. Dissapointed that i’m stuck with this service now. Julia assisted my girlfriend and I with our move-in and we are very happy with the process and our new home. We had many questions throughout but were always answered in a reasonable amount of time and she was super nice throughout it all.

As a guest, I frequently workout with my friend who is a resident at Cortland. I wanted to take my time to leave this review and to specifically mention Gloria. This building and community are really something special and Gloria is a perfect representation of that. She is always friendly, motivating us during our workouts, and maintaining the building’s gym beautifully. Even when she has to close the gym down for cleaning, she is always kind and respectful about kicking us out ;) all in all, this is a great place to visit and I look forward to hopefully becoming a resident myself eventually!

We have really enjoyed our residency here! The amenities are incredible and so well maintained, namely by Gloria! She keeps our building, gym, and business center so clean and enjoyable and she’s always so pleasant to talk with💗 Edit: I would also like to include Corbin specifically in my review. We’ve had multiple encounters with him and they’ve all been pleasant. The maintenance in this building is always prompt but we’ve found Corbin to be honest, respectful, knowledgeable, and kind each and every time he’s entered our home! I can’t say enough good things about Kenneth Shwe at Cortland Pentagon City. We visited several apartment communities in the area, and he was by far the most thorough and knowledgeable leasing agent we met. He covered everything during our tour—including things we hadn’t even thought to ask about—and never rushed us, even though our appointment was later in the day. His professionalism and attention to detail really set him apart. Our experience with Kenneth was absolutely five-star. Unfortunately, the concierges at both Pentagon City and South Eads gave us incorrect information when we were trying to arrange tours, which made things a bit confusing. Hopefully Cortland can improve this part of the experience, because the service we received from Kenneth was exceptional.

Been at Cortland Seventy Seven for about a month now. Moved in initially to one unit and then switched to a ground floor apartment shortly after, so I've gotten to see a bit of both. The building's a little older, so I did run into some issues — shower head didn't fit right, garbage disposal stopped working, dishwasher wasn't working, washer had problems, and the oven's still broken (that one and the occasional roach sighting are still pending, though everything else got fixed pretty quickly once I put in a request). Other than that, honestly really happy here — it's calm and quiet, and Costco, Walmart, and other everyday shopping are just a mile and a half away, so a quick drive. The pool and gym are great too, my kid has the best time in the pool, and I really appreciate the community events they put together to get people together. Henry and LaKeya at the front office, whom I interact with often, have been super courteous and helpful the whole time. Only real complaint is the deposit process and how strict

Ms. Morgan spoke with me with professionalism and kindness to address several concerns about the conditions of several appliances in the unit. I arrived to the office prior to it opening and she stepped out to speak with me and provided an immediate solution. Mr. Ryan and Mr. Brendan, provided excellent customer service when installing the new appliance. They were careful while moving in and about the unit. They assessed the installment prior to leaving and asked if there was anything else needed. Front desk attendant was friendly and helpful. Communication flows well within the staff. All staff seemed kind and eager to help, office was clean and stocked with tea and coffee. Maintenance should have their own office or space with a computer.

I’ve lived at Cortland 77 since May 2023. I love my apartment. The floor plan and size of the rooms are much larger than the newer units in Charlotte, which I greatly appreciate. I have interacted with the staff on numerous occasions, and I have consistently found that the office staff, Charity, Henry, and the Property Manager, Morgan, are professionals who work tirelessly to provide residents with the pinnacle of customer service and a welcoming resident experience, regardless of the myriad personalities and issues they encounter. Last summer, when I was convalescing from a surgical procedure, I received a notice that I had a package at the office. Typically, after notifying the resident that they had a package, you would go to the office and pick up your package. However, at that time, I was unable, and Charity brought the package to my home. This is going on my fifth year residing at Cortland 77. There have been ups and downs to that experience. However, working with Charity (5 stars), Experience Manager, is always a good experience!! She has a relatable personality, making issues manageable and always pleasant with a genuine demeaner. Extremely pro-active at following up and making sure all questions are addressed and answered. I’ve been in Charlotte 8 years and out of the places I’ve stayed this has been the best complex and environment I’ve stayed. I’ve lived in this complex a year and a half and the staff here has been nothing but informative and helpful; to the point that all my needs are met. The maintenance team waste no time to get things done. Charity B. (Manager) has been a big help with every question I have had regarding miscellaneous issues…the small complaints (minor noise here in there) I’ve had really didn’t feel like a complaint after speaking with her because she listened and resolved it. This place is a hidden gem. It’s a non-smoking diverse environment. The upkeep is in condition from my prospective, clean lots and not much going on besides kids at play from time to time. Not to mention it’s actually in a convenient location. I would recommend you staying here unless you’re with the dramatics (No Vacancy).

I have been at Cortland Apartments for 26 years. I do enjoy my apartment, but I do feel that it is time for an upgrade to the outside of the apartments. Otherwise, the apartments are very modern. I have seen many of the management come and go and there have been some nice ones and not so nice ones. It is a real nice place to reside, and it is close to my job where I work in SouthPark. I must give Kudos to one the management team members, Charity Baxter. She is the resident Experience Manager. No matter what problem I experience, she is on the ball and takes care of my issue. She never fails to get back to me when I call or email Cortland. She really knows her job and will get it done for you. I also am well pleased with the maintenance crew, especially Ryan. I chose Cortland as my first apartment moving out of home, and I have been really impressed and happy from the application process to living here. The renting process was super smooth, and it was wonderful working with Eurekia! She was so kind, responsive, and made sure to answer all my questions. I love my apartment too! It's really nice with updated appliances, granite countertops, and neat additions like under kitchen cabinet lighting and built-in bluetooth speakers. I've had a great experience with maintenance who work quickly, communicate effectively, and make sure things get done right. As for the community, I feel safe, even walking around late at night, and haven't had any issues with loud or disrespectful neighbors (in fact I haven't really heard a peep since living here outside of friendly greetings!) As someone who deals with anxiety, Cortland has been such a positive experience for me and I highly recommend it here! Especially for those looking for a solo apartment.

Her energy was amazing, very professional and always had a smile and was very informative about the process. Charity is amazing as she had to juggle multiple people at the same time .. they both were a dynamic duo! They give all the info you need to know, application process was a breeze and everything was handled in a timely fashion with the apartment!! As a young female I feel very comfortable living here. The C77 community is the most diverse group of people I have ever seen all the way from families with young kids, to elders, to college-aged kids, every race you could think of. I think it is common for you to "get what you give". As long as you follow the policies and procedures set out by the community, things will always go your way. In my whole 14 month lease I did see ONE roach. I asked maintenance if they would replace the bottom sill on my door, and they did no problem and I never saw another bug in my apartment again. I saw that the corridor outside of my apartment was dim, which made me feel uneasy, I asked if we could get a new light bulb, we had one by the time the sun went down the next day. The maintenance team around here ROCKS. There was a period of time during this lease where I went through a rough patch, and ended up having a wellness check called on me.
