I’ve really enjoyed living here. The apartments are nice and the property is well kept. Maintenance is great as well. I had an urgent repair this past weekend and Richard came out on a Saturday and took care of it quickly. He was friendly and did a great job. I have lived here since August of 2025 and it has dawned on me that I’ve never submitted a review. I can truly say I enjoy my experience here at Cortland. From the moment I stepped foot on the property to tour, to today these people have gone above and beyond to help me out every single time. I feel as though everyone I have ever spoken to regarding my rent or that it might be late, they have always accommodated me. Always. They value their residents and don’t want to lose them. The property itself is beautiful. The only complaint I have is the dog waste. But I won’t put that on Cortland. Yes, they have people to clean that. However, it is the pet owners responsibility to clean that up. There’s a little convenience store on property if you want a little snack. Monthly community events, food trucks, etc. I love it here.

We had a lease at another apartment that turned out to be a disaster — the unit they gave us was completely different (and much worse) than the one we toured. With only three days left before our lease ended, we were scrambling to find a new place fast. That’s when we found Cortland Santos Flats and connected with Charlene. Charlene was amazing from the very beginning. She explained everything clearly, was super responsive, and made the whole process quick and stress-free. Thanks to her, we were able to secure our new apartment just in time. If you’re planning to apply here, definitely ask for Charlene — she made all the difference! We’re so grateful for her help and excited to be part of the Cortland community. Quick update. Richard from maintenance was amazing. He quickly replaced our loud fan and was super nice, friendly, and respectful. Really appreciate his help and professionalism!

Staff is so friendly, love the pool and the outdoor space but the tenants are the best part. If we are hanging out by the pool, we’re making new friends! Everyone is so friendly and welcoming! Smiles all the time by everyone. Truly is an amazing environment ☺️ Their activities and events are really great too! My favorite was the Christmas party where my friends and I came and sang some karaoke 😍 This place is all around great!

This is a great place to live at. The staff are very pleasant and attentive. You can tell the hard work the Clubhouse/maintenance staff do to keep the grounds clean. Front desk staff always greets with a smile. The service they provide has been the best compared to any other apartment i have lived at. The amenities are great, you get pool tables, poker tables and some other games. The pool is beautiful. The gym is brand new. The staff have fun event nights that are scheduled.

WOW! Xia is phenomenal, give that lady a raise! I came for a tour, and when I left it felt like I had moved in. Beautiful floor plans, amenities are great (the gym is outstanding!!). Xia was friendly, answered all my questions, listened to my concerns about my current apartment and SHOWED ME, how if that were to happen at Cortland, how it’s addressed! That gave me so much relief! I absolutely loved it.

Coming from up north, Santos Flats has exceeded my expectations as its not only safe and quiet place to live in but also very comfortable. It recently opened and has plenty to offer. Also want to give thanks to the leasing agent Alvin who has a great personality, is informative and like the rest of the staff is very helpful! Adding the following (a few years later): A major reason this community continues to have great reviews is due to the people running it, including those at the office as well as the maintenance crew. They're friendly and very responsive when it comes to any issues you may have. A great example of this is Rey, of the maintenance crew, who's worthy of recognition due to the ways he's helped me and other residents here at Santos Flats. Him, along with the rest of the staff, have made home feel like home!

Literally speechless! I am moving in from out of state, I did not tour the property or ask many questions. I read reviews, watched a TikTok video and was like “yup that’s the one”. Move In day came and the whole community lived up to my expectations. Starting from meeting the lovely Shay and Corey, Shay gave me a tour around the community then walked me to my apartment… when I say jaw was dropped! Beautiful and gorgeous and more. I don’t know what was my favorite when it came to moving in - the beauty of the place, having free range to decorate however you please or how welcoming I felt coming in. Shay definitely succeeded into making you feel like family and I absolutely that. A BIG shout out to Shay, Corey and the specialist Quinten for making my move so easy and welcome. 😊

I moved here from Mississippi and everyone has been so nice. Corey, Shay and all the maintenance guys are always helpful and kind whenever I ask them for any assistance. The property is just spectacular! I appreciate all the amenities here: the pool, gym, mailroom, social room and if you need a late night snack you can purchase without leaving the property. They also host social events which are always very entertaining. Last month Amazon lockers were placed on the property and that has been a great help to all. I would recommend anyone to come tour and make this place your home.

I love living here it’s always some social event. The pool is amazing it has cabanas. There is also the hammocks that are great too. The size of the apartments are like nothing I’ve seen prior. All my issues are always solved in a quick manner. This is a place you want to call home!

My boyfriend and I just moved in here and we love it! Shay gave us our tour when we first came here and we fell in love with Cortland. Shay is absolutely divine as well! She has been with us throughout the entire process of moving in and helped with my ESA letter for my dog when it felt like nothing was progressing. Shay is sensational, professional and super hardworking! Also, the community here is great and my dog loves the dog park. We are happy to be here!

By far the best apartment I’ve lived at! Everything is so well kept & clean. If you need something done with maintenance they are very quick to get over to your apartment and fix the issue. The apartments are so spacious and closets are basically a whole other bedroom. The gym and pool are so clean and enjoyable. Over all the vibe here is really amazing and the common areas are some of the nicest I’ve seen! Very pet friendly as well 💕 Love the food trucks every Tuesday and holiday celebrations they have. Corey is awesome and keeps everything very well put together. Definitely 10 star and would recommend.

Credit where credit is due: I’ve never lived anywhere with nearly as thorough a management team as Cortland. If there’s a problem, they’ll address it in every way they have the power to. I was very comfortable here, and was really hesitant to leave, but the area didn’t work very well for me. But from now on, without a doubt, anytime I need to move to a new area, I will first check if there’s a Cortland property available, because I feel confident that the staff there will make sure I’m taken care of.
