Credit where credit is due: I’ve never lived anywhere with nearly as thorough a management team as Cortland. If there’s a problem, they’ll address it in every way they have the power to. I was very comfortable here, and was really hesitant to leave, but the area didn’t work very well for me. But from now on, without a doubt, anytime I need to move to a new area, I will first check if there’s a Cortland property available, because I feel confident that the staff there will make sure I’m taken care of.

Santos Flats was a wonderful place to live. To the beautiful, roomy apartment; to the high-end amenities; and to the safety of the community tucked away from traffic. Our apartment felt like home. I would recommend Santos again and again!! We will miss it!

So far my move here has been amazing. Corey is extremely proficient at her job and stands out above all other leasing professionals I have dealt with. So far the apartment complex is very clean , amenities are available and inviting, and my unit is well worth the rent. Service requests get done almost instantly, the maintenance is clearly on top of their game. Only complaint so far is neighbors. Walls are a bit thin, but that’s what to expect when apartment living. Receiving a note on my door complaining about vacuuming at night on my first week of moving in gives a weird vibe. Obviously moving/buildings things will require cleanup at anomalous times of night, as do most early stage move in processes. Other than that everyone else seems lovely, many people go out and enjoy the pool. Can definitely get loud on the weekends but I love a party, so personally I don’t mind. Therefore 5/5 Stars so far, all materialistic and professional aspects (Leasing + Maintenance)10/10. So far entitled neighbors that leave note

I <3 Cortland. The amenities are open and ready to use. Very great community and safe. Brenda is very helpful. You can tell the front office loves their job. I would give a 5 star review but the walls being so thin I can hear everything which is fine, it’s just the neighbor below me makes it hard for me to sleep, study or watch a movie and actually hear the movie. The person who lives below me has dogs that bark for like 5 minutes straight LOUDLY any hour of the day I’m talking 1 AM 5 AM and the community does have quiet hours 8AM-10PM. I know for a fact the people around her and below her can hear the dogs because I can literally hear them barking when I bring groceries in the house…. Like I’m not even in my house and I can still hear your dogs-_- The lady that lives below me also hits the roof with a broom I’m guessing. When I first moved in of course I had to move heavy things like boxes which isn’t easy on my own she decided to bang on her roof and than come to my door and bang like the police. Which make

We had a few issues when we moved in but the office was easy to work with in resolving the problems. The units/apartment grounds are beautiful and the amenities are top notch. You do hear your neighbors from time to time and I will warn you that the fire alarm system leaves a bit to be desired as it's prone to false alarms, but, overall, this is a great place to live run by an extremely responsive and friendly management team.

Sahel is the best receptionist in the world. Very kind hearted. Lended me her phone charger when my phone died and helped me contact the tow company when my car got towed by accidently parking in a reserved spot. I couldn't thank her enough. Was kind to let me wait for a ride, offered me a bottle water. Went above and beyond her job requirements. If you visit, please ask for Sahel. She's great. And the apartments are beautiful.

The staff is caring and go above and beyond and the maintenance team is top notch. They have made my renting experience enjoyable and I will always recommend this property if asked. Ms. Corey has been amazing and helped me move in with a Hurricane heading towards Tampa and I was coming from another state. She kept in constant communication with me and welcomed my family and I to the area…we will be forever grateful for her hospitality. The area is quiet and the quality of the property is excellent. At just under 60 days on the property, I can say I'm very pleased with the choice I made to live @Santos Flats. The property is quiet, orderly, and very clean. The apartment is comfortable, has a modern design, and has been well kept. The management team, led by Corey Paige, is professional, courteous, and very responsive to questions and concerns. I have found Corey, Brenda, and Sahel to be very eager to ensure a satisfying experience. What stands out, however, is their kindness and personal attention. That element makes all the difference in being able to call a place home, and adds another level of comfort. It takes a special set of skills to work with the public, and I would say Corey and her team have the heart for it.❤️

I have been living in this property since September 2022, and my experience has been exceptional. Recently, I moved to a townhouse in June of this year, and I must say that I am thoroughly satisfied with my stay here as well. The office staff has consistently been helpful, informative, and kind. We moved in about a month ago and the whole leasing/move-in process was fantastic. We worked with Brenda and have nothing but positive things to say about her. She’s friendly, helpful and thorough. She worked with us when a few weeks before moving in things changed and we found ourselves needing a different apartment than the one we originally leased. The whole process was seamless and we even got additional move-in incentives since a new promotion was being offered. Brenda was very easy to reach and helpful during the whole application and move in process. After moving in she even reached out to see if I needed anything and to see how my move in went. The community is beautiful, quiet, and the gym has everything you would need! I had an incident where the upstairs neighbor flooded their apartment and caused a leak in my apartment. When I called to let the staff know they came to the apartment immediately and took care of the situation. You can't avoid certain situations from happening but you can control how you respond and I was very satisfied with how they handled the situation.

I’ve been here for about 6 months now and I can honestly say this place is amazing! From the amenities to the staff everything is 10/10. Alvin is always so friendly and attentive whenever you see him around and he is always willing to go the extra mile and help. They truly make it hard to even think about leaving. I also love that this is a very dog friendly community. EDIT: If I could give 5 more stars to this place I would. I wanted to specifically shout out Sahel! I locked my keys in my storage unit and unfortunately there were no duplicate keys made for it. We thought we were going to have to call maintenance to assist but Sahel came to the rescue like a boss! With a little creative thinking and innovation she was able to pop the door open and save my keys! I told her it was the greatest thing ever and it really shows how dedicated this team is to the residents here. I’m really going to miss this place and had I not purchased a home I would not be leaving. Thanks Cortland Team for everything!!

The whole team at Cortland Santos Flats are amazing. I moved in to a 1bedroom in April and the process was very smooth and quick. A few months later I did an apartment transfer to a 3 bedroom and it was again a very smooth process. Sahel, Brenda and Corey are amazing! The fact that when I walk in the leasing office they remember the small details about their residents is a plus! Like my name or the last trip I went on. Any maintenance requests I’ve had have been handled right away and the maintenance staff are always friendly. On top of having an awesome staff the property itself is great any gate repairs or issues with grills ect. are always communicated right away via text and email. The elevators and grounds are routinely maintained and cleaned. I’ve lived in a few apartment communities over the years that were subpar and I’m happy to say Cortland Santos Flats has by far been my best experience.

I moved in some weeks ago and everything is still running smooth, I’ve had no issues with my unit, everything looks exactly the same from the website and the leasing office was very fast making sure everything was in order to have me moved in as soon as possible. Just signed my lease for a unit here in Cortland and have been very impressed with the complex and its facilities! It's 2 years old (writing in 2023), but the grounds and unit I toured could have fooled me into thinking it was built yesterday. Apartment turnover was spotless and everything was incredibly clean and in excellent condition. The whole team at Cortland Santos Flats were very nice, welcoming, and helpful during my move-in process! In particular, both Brenda Perez and Corey Paige were super helpful and patient with me as I came to them for all my questions. They made my move-in process very easy and pleasant. My maintenance requests were dealt with immediately. My experience here has been amazing so far!

Everyone needs to experience meeting the people who work here. I was there to support my sister on her apartment hunt. It was such a busy day and the amount of attention and care the office was giving each person was shocking. Sahel had such a sweet and soft approach to everything. It's impressive to see so much patience and care. I wish I was the one moving! The place looks so beautiful and has such good energy. Thank you again for being so great to us! Loved the place, super cute and friendly tour person sahal was so helpful and kind. I will be convincing my friends to move here. I checked out the insta and they have a lot of fun stuff going on for the residents and even pets and I love that. Halls were also surprisingly clean which kind of tells me they keep it nice, we need more of that in apartments! Great place for anyone in the area to consider checking out!

First off I would like to thank Sahel for being such a relatable person. I was not expecting to go look at an apartment and meet someone like her. She greeted me with a huge smile and just gave off such a warm welcome. She answered all my questions before I even asked and she made me feel like the most important thing was for me to find something that would be best for me and what I need. I really hope she can inspire people others to be more like her because it is not everyday you meet someone with the soul she has. The amenities are so pretty, there are so many different spots to sit and relax and it seems like such a resident and neighborhood oreiented place, if you want to be surrounded by kind amazing people all you need to do is probably walk to the office. This is by far the best experience I've ever encountered with apartment living. The staff is very welcoming and understands the true meaning of "family" to include fur babies. The encounters that I've had were always pleasant, reassuring, and welcoming. Maintenance concerns were always addressed timely as well. I would highly recommend living here to anyone seeking a quiet and peaceful place to live. Restaurants and entertainment are also nearby as well. We moved from NJ to Tampa and have looked at three different apartment complexes. The third one we saw was Cortland Santos Flats and we didn’t have to explore any other. It was like love at first sight !! We walked into an office area that looked like a family living area, so neat and organized. The team was full of energy and eager to show around the facilities. The property looked very well maintained. We immediately signed the lease for nine months and moved in the same week. The facilities at Santos Flats are no less than a resort style setup. The only thing lacking is a chef to cook the meals !! We have lived here for nine months so far and its hard to leave this place. The maintenance team is also excellent and they are always seen on the property taking care of things. Santos Flats is a 5-star living at its best !!!

The amenities, staff, and apartments are miles ahead of any property I saw during my search. In my short time here, they've had karaoke night, brunch, group activities, and more scheduled. The gym is excellent, and the courtyards are beautiful, clean, and relaxing. I can't say enough great things about Cortland Santos Flats as a property, but the excellence, the glue that takes this place over the top, is the people. The entire staff is professional, accommodating, and welcoming, from the maintenance crew to the property manager. They treat it like their home, and it shows.

I was visiting a friend who lives in an apartment in Cortland Santos Flat in Tampa Florida and the place is very clean and well maintained. I had the pleasure of meeting the service manager, a very nice and helpful guy. In just the only two weeks with my friend in his unit I felt like I spent my two week in a hotel. The best apartments where you can live. They have a very good staff. They always ask you what you need and they are there for you. I totally recommend cortinas santons flats. I love that place.

Absolutely Beautiful community! The stuff is a pleasure to work with and keep the community stunning! The community manager Corey is wonderful to work with and is always willing to assist in any way possible! Definitely recommend to stop by and tour!

Very great apartments. They have the best team ever and the service manager Osvaldo is the best, he always work to complete his job at the end of the day. He is always happy and smiling to everybody. Everyone at santos flats are willing to what the residents need. Best place to live.

I wasn’t able to get off work early and came in right before closing. I know associates hate when people do that, but Sahel was so great about it. She was so pleasant and answered all my questions! Great customer service

Sahel is AMAZING!! She has answered all my questions and she is very quick to respond which is so nice compared to other experiences I’ve had at other places. She’s extremely knowledgeable and kind. On top of that the complex is BEAUTIFUL its breath taking

I toured with Sahel last Saturday to see the property and not only was I blown away with how beautiful this apartment is. But the level of care, knowledge and patience Sahel has shown me. She has answered all my questions while applying and touring and has been so kind and helpful to me and my roommates. Going on my experience alone with Sahel makes me want to live here even more. She’s amazing!

My tour was amazing with Sahel. Girlfriend and I felt so comfortable with her and decided to apply sooner than later so we didn't miss out. The apartment and amenities are such a plus. During the time our property manager was out, Alvin really stepped up and helped me out. He assisted me in signing up for a reserved spot and also informed me of the community events occurring. He is truly awesome!!!

THIS COMMUNITY IS OUTSTANDING ! When I tell you this is complete resort style and the office looks like a living room. I want to shout out the leasing consultant Alvin he was Well mannered and knew everything about the property he answered all my questions without me even asking I love how he refers to the property as HIS PROPERTY shows me that he takes PRIDE in santos. I was pleased when he offered me a refreshment / snack. Very pleased with the services I received today my daughter is looking to move and this place is NUMBER 1 !

Have been waiting since June to move into these beautiful Townhomes. Brett has been with us every step of the way, being helpful and patient with all our questions. Now the time has finally come and we will be moving into our new place very shortly. Excited beyond words. Thank you Brett for everything from day one. What a year makes, terrible since new property managers took over. Rents sky high, excessive charges for things you don't even use and now tow family cars from spots we were advised could use when they took two spots for electric charger. Renters beware

Alvin is the best! We enjoy living here so much, from the amenities to the staff, it's all top-notch. Anything you need fixed is usually same day or next day, and the maintenance staff goes above and beyond every time.
