I moved here from Mississippi and everyone has been so nice. Corey, Shay and all the maintenance guys are always helpful and kind whenever I ask them for any assistance. The property is just spectacular! I appreciate all the amenities here: the pool, gym, mailroom, social room and if you need a late night snack you can purchase without leaving the property. They also host social events which are always very entertaining. Last month Amazon lockers were placed on the property and that has been a great help to all. I would recommend anyone to come tour and make this place your home.

Literally speechless! I am moving in from out of state, I did not tour the property or ask many questions. I read reviews, watched a TikTok video and was like “yup that’s the one”. Move In day came and the whole community lived up to my expectations. Starting from meeting the lovely Shay and Corey, Shay gave me a tour around the community then walked me to my apartment… when I say jaw was dropped! Beautiful and gorgeous and more. I don’t know what was my favorite when it came to moving in - the beauty of the place, having free range to decorate however you please or how welcoming I felt coming in. Shay definitely succeeded into making you feel like family and I absolutely that. A BIG shout out to Shay, Corey and the specialist Quinten for making my move so easy and welcome. 😊

Their prompt response to any requests and attention to detail is truly commendable. The maintenance team is outstanding and a special shoutout to Osvaldo for his prompt and unwavering support and to Miguela and Aquiles from maintenance, who always addresses issues quickly and efficiently. I love living here it’s always some social event. The pool is amazing it has cabanas. There is also the hammocks that are great too. The size of the apartments are like nothing I’ve seen prior. All my issues are always solved in a quick manner. This is a place you want to call home!

My boyfriend and I just moved in here and we love it! Shay gave us our tour when we first came here and we fell in love with Cortland. Shay is absolutely divine as well! She has been with us throughout the entire process of moving in and helped with my ESA letter for my dog when it felt like nothing was progressing. By far the best apartment I’ve lived at! Everything is so well kept & clean. If you need something done with maintenance they are very quick to get over to your apartment and fix the issue. The apartments are so spacious and closets are basically a whole other bedroom. The gym and pool are so clean and enjoyable. Over all the vibe here is really amazing and the common areas are some of the nicest I’ve seen! Very pet friendly as well 💕 Love the food trucks every Tuesday and holiday celebrations they have. Corey is awesome and keeps everything very well put together. Definitely 10 star and would recommend.

Cortland Santos is the best property I’ve been in. Amazing staff and amenities. Absolutely love it!! I had a wonderful experience there! The people are greatâ€�so welcoming and helpful. The place has so much to offer, including a playroom, cozy spots to sit down and relax, a TV area, and even a pool. It’s a perfect spot for both relaxing and having fun. Highly recommended!

Credit where credit is due: I’ve never lived anywhere with nearly as thorough a management team as Cortland. If there’s a problem, they’ll address it in every way they have the power to. I was very comfortable here, and was really hesitant to leave, but the area didn’t work very well for me. But from now on, without a doubt, anytime I need to move to a new area, I will first check if there’s a Cortland property available, because I feel confident that the staff there will make sure I’m taken care of.

Santos Flats was a wonderful place to live. To the beautiful, roomy apartment; to the high-end amenities; and to the safety of the community tucked away from traffic. Our apartment felt like home. I would recommend Santos again and again!! We will miss it!

So far my move here has been amazing. Corey is extremely proficient at her job and stands out above all other leasing professionals I have dealt with. So far the apartment complex is very clean , amenities are available and inviting, and my unit is well worth the rent. Service requests get done almost instantly, the maintenance is clearly on top of their game. Only complaint so far is neighbors. Walls are a bit thin, but that’s what to expect when apartment living. Receiving a note on my door complaining about vacuuming at night on my first week of moving in gives a weird vibe. Obviously moving/buildings things will require cleanup at anomalous times of night, as do most early stage move in processes. Other than that everyone else seems lovely, many people go out and enjoy the pool. Can definitely get loud on the weekends but I love a party, so personally I don’t mind. Therefore 5/5 Stars so far, all materialistic and professional aspects (Leasing + Maintenance)10/10. So far entitled neighbors that leave note

I <3 Cortland. The amenities are open and ready to use. Very great community and safe. Brenda is very helpful. You can tell the front office loves their job. I would give a 5 star review but the walls being so thin I can hear everything which is fine, it’s just the neighbor below me makes it hard for me to sleep, study or watch a movie and actually hear the movie. The person who lives below me has dogs that bark for like 5 minutes straight LOUDLY any hour of the day I’m talking 1 AM 5 AM and the community does have quiet hours 8AM-10PM. I know for a fact the people around her and below her can hear the dogs because I can literally hear them barking when I bring groceries in the house…. Like I’m not even in my house and I can still hear your dogs-_- The lady that lives below me also hits the roof with a broom I’m guessing. When I first moved in of course I had to move heavy things like boxes which isn’t easy on my own she decided to bang on her roof and than come to my door and bang like the police. Which make

We had a few issues when we moved in but the office was easy to work with in resolving the problems. The units/apartment grounds are beautiful and the amenities are top notch. You do hear your neighbors from time to time and I will warn you that the fire alarm system leaves a bit to be desired as it's prone to false alarms, but, overall, this is a great place to live run by an extremely responsive and friendly management team.

Sahel is the best receptionist in the world. Very kind hearted. Lended me her phone charger when my phone died and helped me contact the tow company when my car got towed by accidently parking in a reserved spot. I couldn't thank her enough. Was kind to let me wait for a ride, offered me a bottle water. Went above and beyond her job requirements. If you visit, please ask for Sahel. She's great. And the apartments are beautiful.

The staff is caring and go above and beyond and the maintenance team is top notch. They have made my renting experience enjoyable and I will always recommend this property if asked. Ms. Corey has been amazing and helped me move in with a Hurricane heading towards Tampa and I was coming from another state. She kept in constant communication with me and welcomed my family and I to the area…we will be forever grateful for her hospitality. The area is quiet and the quality of the property is excellent. At just under 60 days on the property, I can say I'm very pleased with the choice I made to live @Santos Flats. The property is quiet, orderly, and very clean. The apartment is comfortable, has a modern design, and has been well kept. The management team, led by Corey Paige, is professional, courteous, and very responsive to questions and concerns. I have found Corey, Brenda, and Sahel to be very eager to ensure a satisfying experience. What stands out, however, is their kindness and personal attention. That element makes all the difference in being able to call a place home, and adds another level of comfort. It takes a special set of skills to work with the public, and I would say Corey and her team have the heart for it.❤️

Recently, I moved to a townhouse in June of this year, and I must say that I am thoroughly satisfied with my stay here as well. The office staff has consistently been helpful, informative, and kind. We moved in about a month ago and the whole leasing/move-in process was fantastic. We worked with Brenda and have nothing but positive things to say about her. She’s friendly, helpful and thorough. She worked with us when a few weeks before moving in things changed and we found ourselves needing a different apartment than the one we originally leased. Brenda was very easy to reach and helpful during the whole application and move in process. After moving in she even reached out to see if I needed anything and to see how my move in went. The community is beautiful, quiet, and the gym has everything you would need! I had an incident where the upstairs neighbor flooded their apartment and caused a leak in my apartment. When I called to let the staff know they came to the apartment immediately and took care of the situation. You can't avoid certain situations from happening but you can control how you respond and I was very satisfied with how they handled the situation.

I also love that this is a very dog friendly community. EDIT: If I could give 5 more stars to this place I would. I wanted to specifically shout out Sahel! I locked my keys in my storage unit and unfortunately there were no duplicate keys made for it. We thought we were going to have to call maintenance to assist but Sahel came to the rescue like a boss! With a little creative thinking and innovation she was able to pop the door open and save my keys! I told her it was the greatest thing ever and it really shows how dedicated this team is to the residents here. I’m really going to miss this place and had I not purchased a home I would not be leaving. Thanks Cortland Team for everything!!

The whole team at Cortland Santos Flats are amazing. I moved in to a 1bedroom in April and the process was very smooth and quick. A few months later I did an apartment transfer to a 3 bedroom and it was again a very smooth process. Sahel, Brenda and Corey are amazing! The fact that when I walk in the leasing office they remember the small details about their residents is a plus! Like my name or the last trip I went on. Any maintenance requests I’ve had have been handled right away and the maintenance staff are always friendly. On top of having an awesome staff the property itself is great any gate repairs or issues with grills ect. are always communicated right away via text and email. The elevators and grounds are routinely maintained and cleaned. I’ve lived in a few apartment communities over the years that were subpar and I’m happy to say Cortland Santos Flats has by far been my best experience.

We know it is not easy, too many different perspectives to handle, but they've been doing a great job. This is a great place to live, extremely convenient for us, and it really had all the amenities we need to enjoy the place.

Absolutely beautiful community! I moved in some weeks ago and everything is still running smooth, I’ve had no issues with my unit, everything looks exactly the same from the website and the leasing office was very fast making sure everything was in order to have me moved in as soon as possible. I have been working with Brenda, very helpful and understanding. Maintenance does a great job keeping up this community! I would highly recommend these apartment homes.

Since moving in and even prior to moving, everyone here at this complex has been incredibly helpful. Brenda in the leasing office has addressed any concerns that have come up and offered a solution in a timely manner. My husband had the chance to tour Cortland Santos Flats, and would definitely recommend anyone to visit. The community had lots of character, we loved the industrial/brick vibe of the setup. The setup of the buildings felt very homey, yet modern. Sahel gave us a tour and was very helpful!

Just signed my lease for a unit here in Cortland and have been very impressed with the complex and its facilities! It's 2 years old (writing in 2023), but the grounds and unit I toured could have fooled me into thinking it was built yesterday. Apartment turnover was spotless and everything was incredibly clean and in excellent condition. Sahel gave me my tour and has been helping me with the onboarding process, making my leasing experience easy and my welcome to the community warm. Loved the place, super cute and friendly tour person sahal was so helpful and kind. I will be convincing my friends to move here. I checked out the insta and they have a lot of fun stuff going on for the residents and even pets and I love that. Halls were also surprisingly clean which kind of tells me they keep it nice, we need more of that in apartments! Great place for anyone in the area to consider checking out!

First off I would like to thank Sahel for being such a relatable person. I was not expecting to go look at an apartment and meet someone like her. She greeted me with a huge smile and just gave off such a warm welcome. She answered all my questions before I even asked and she made me feel like the most important thing was for me to find something that would be best for me and what I need. I really hope she can inspire people others to be more like her because it is not everyday you meet someone with the soul she has. The amenities are so pretty, there are so many different spots to sit and relax and it seems like such a resident and neighborhood oreiented place, if you want to be surrounded by kind amazing people all you need to do is probably walk to the office. The pool is maintained, the fitness area is the perfect size, my dogs love the grooming station/dog park, and the valet trash service is incredible. This is by far the best experience I've ever encountered with apartment living. The staff is very welcoming and understands the true meaning of "family" to include fur babies. The encounters that I've had were always pleasant, reassuring, and welcoming. Maintenance concerns were always addressed timely as well. We moved from NJ to Tampa and have looked at three different apartment complexes. The third one we saw was Cortland Santos Flats and we didn’t have to explore any other. It was like love at first sight !! We walked into an office area that looked like a family living area, so neat and organized. The team was full of energy and eager to show around the facilities. The property looked very well maintained. We immediately signed the lease for nine months and moved in the same week. The facilities at Santos Flats are no less than a resort style setup. The only thing lacking is a chef to cook the meals !! We have lived here for nine months so far and its hard to leave this place. The maintenance team is also excellent and they are always seen on the property taking care of things. Santos Flats is a 5-star living at its best !!!

The amenities, staff, and apartments are miles ahead of any property I saw during my search. In my short time here, they've had karaoke night, brunch, group activities, and more scheduled. The gym is excellent, and the courtyards are beautiful, clean, and relaxing. I can't say enough great things about Cortland Santos Flats as a property, but the excellence, the glue that takes this place over the top, is the people. The entire staff is professional, accommodating, and welcoming, from the maintenance crew to the property manager. They treat it like their home, and it shows.

I was visiting a friend who lives in an apartment in Cortland Santos Flat in Tampa Florida and the place is very clean and well maintained. I had the pleasure of meeting the service manager, a very nice and helpful guy. In just the only two weeks with my friend in his unit I felt like I spent my two week in a hotel. It is a very nice place to live.

Have been waiting since June to move into these beautiful Townhomes. Brett has been with us every step of the way, being helpful and patient with all our questions. Now the time has finally come and we will be moving into our new place very shortly. Excited beyond words. Thank you Brett for everything from day one. Rents sky high, excessive charges for things you don't even use and now tow family cars from spots we were advised could use when they took two spots for electric charger. Renters beware

In all my years of renting, this is one of the most pleasant and “awesomest” leasing offices I’ve encountered! Beautiful community and extremely pleasant staff all around. I was able to do everything remotely while moving from another state. Corey was phenomenal and assisted with my move, IN THE MIDST OF A HURRICANE! The whole team has gone above and beyond since then. Alvin always greets with a smile (even when he said he had just come from the dentist…lol) Madi was a joy to meet and she took care of my maintenance issue IMMEDIATELY…while I was yet explaining the problem. The maintenance team is quick, thorough, and professional. Every time I come to their office, everyone is cordial and the residents are courteous and respectful. Resort like amenities and just an overall comfortable place to live. The town homes are very nice! My unit is very insulated and you can’t really hear your neighbors unless they are blaring music or screaming. Madi is the absolute best, she’s been super responsive to any of my questions!! We moved from Texas to Florida after selling our home. It was all planned in advance and, like all other plans, it changed and kept changing because the original appartment complex we signed up for was delayed due to city permit issues, after postponing it for a third time we decided to change companies and took a flight to Tampa and drive around visiting various sites. Courtland Flats exceeded all our expectations and after a great tour we felt we found the right place. Within 24 hours we signed up and moved in. The elevators made the move to the 3rd floor a breeze and the staff was incredible, professional and no nonsense. Now, after almost 5 months we clearly made the right decision. A great place to live and to get your bearings in the area, 5 minutes to major interstates and 20 minutes from the Airport.

I lived at Cortland Santos Flats from 11/2021 to 8/2022. I LOVED living in this community it was by far my favorite apartment. The amenities such as the gym, yoga studio, salt water pool, and club house were so nice to have access to 24/7. I loved all of my neighbors they were so friendly to me and my dog. The community is very pet friendly so I felt right at home from the moment I moved in. I also felt very safe with the security Santos offers such as gates and the latch app system. The management team is so nice and they do an amazing job to make sure your needs are met. The only reason I moved out is because I purchased my first home this August. I would recommend Cortland Santos Flats to anyone 5/5!

I don’t even know where to begin. As a Marine Corps veteran I have lived in more than a handful of different apartment complex throughout the country. I tell you that this one is by far the best. My family and I moved here before Cortland took over as the management team. The difference of this place pre Cortland and post Cortland is night and day in a good way. They were given a complete mess and they came with a mission and turned it around. Corey, Madi and Alvin as well as all the maintenance crew are really the dream team. They care about the residents and they get things done. And they get it done fast. Any issues they take care of them, and if they can’t right away they make sure we stay up to date on when it’ll be completed. They’re the reason this place is so great! Thanks guys!

I am a new graduate and was looking to find my very own first place and initially I was against apartments due to past experiences. But one day I was delivering to a tenant in these apartments and as soon as I pulled in I was taken away! I immediately fell in love and told myself these are the only apartments i would move into in this area, BEFORE I even toured the place or talked to anyone! When I got home I scheduled a tour so fast. Madison is who I toured with and honestly her professionalism was the cherry on top. She was super helpful and I am glad she was my tour guide. She had answers to all of my questions and was really nice. This place has a salt water pool, dog parks, a dog grooming spa, monthly events and activities for tenants, a huge 24 hour gym. And usually the lobby and hang out lounge is irrelevant like I would never hang out there but this one was so nice and warming! I loved it. I will 100% be moving here no doubt. This place is awesome.

I just have to brag on this team real quick. My husband and I have been living here since the beginning and the switch from the original team to the current (Cortland) and there has been growing pains, as with any new buildings. Our experience has be outstanding! Corey, Alvin and Maddie work their butt off to make sure each resident is taken care of. The events are fun, the community is extremely dog friendly and overall just love the atmosphere here. I had a package stuck in a parcel locker for well over a month (my mistake, I gave the sender the wrong unit number) but everyone took part in helping me receive it, especially Maddie! They're so personable that it almost feels like they could be family friends. They know how to keep it professional and lighthearted at the same time. Our dog Kaiser loves them too! Thanks for being an awesome team!

I have never lived in a community that cares so much about their residents. They offer exercise classes and fun events to get to know your neighbors. I have made so many friends since living here. I would recommend this community to anyone.

We love this place, it’s officially been 6 months since we’ve moved in! Cortland management is spot on, I had issues with the package room and Alvin was patient and helpful!

Santos Flats has been a great place to live so far. We moved in a couple months ago. The front office staff is particularly helpful and has made the transition much easier. Alvin & Madi are great!

This property was clean and nice when I did a tour. The amenities offered on the property are great as well. This property is definitely on the top of my list to move in once my lease is up in August. Also, the leasing agent, Alvin was very helpful and knowledgeable of the property and surrounding area. Customer service, dedication, honesty, and friendliness are definitely priorities of Cortland. I met a beautiful soul at this location who fits the above description. She did everything in her power to respect my needs and exceed my expectations. Madison Morris is the best in this buisness and Cortland is so SO lucky to have her (don't let her go!). She answered all my questions (BIG or small) with no irritation or negative "vibes". She was so happy, cheery, knowledgable, and kind. I can't say enough good words about her. I did a tour with Alvin Weldon and he made my time very worth while making it so hard for me not to want to go and see any other properties, his tactfulness and on the spot familiarity of everything with the property made for and experience well worth while. I’m looking to move in the next few months and after leaving from seeing the property with such the knowledgeable leasing consultant he was, The Cortland Santos Flats are at the top of my list especially knowing I’ll receive superb customer service from Alvin. This community is BEAUTIFUL, from great amenities to great office staff. Always eager to assist and truly focused on customer satisfaction. The grounds are clean everyday, the pool is always on point. There’s nowhere I’d rather live than Cortland Santos Flats.

I called in to inquire about townhomes. I spoke with Alvin, who was extremely knowledgable and professional. Seeing and hearing about the layouts of the apartments were amazing and to die for.
