Wow! From setting up the appointment with Joshua to taking the tour with Lorea this was a truly excellent experience. To me the first thing I look for an apartment community is the communication and Cortland Royal Palm Beach is obviously making it a priority. On the tour with Lorea I was amazed at the property… It is absolutely gorgeous! At this point, I’m just trying to figure out when I will be ready to move and become a part of this stunning apartment community.

Since I moved to Cortland in 2024, i watched this place develop from construction and old management to a vibrant community with new management (Cortland 2025). I haven’t found a better community than Cortland. Communication between front office and residents is pristine, the units are luxurious with high ceilings, amenities are very well kept, and the move out process was seamless, thanks to Ed. I would have lived in Cortland indefinitely had it not been for work.

We have been living at Cortland for 6 months, and unfortunately it has been a very disappointing experience for my family. While the apartments themselves look nice and maintenance requests are handled quickly, the overall culture and management have made living here extremely uncomfortable. Aubrey in the front office is wonderful and always helpful, but that’s about the only positive I can share. The manager, on the other hand, has been very unprofessional. When I reached out to him directly about serious issues with our upstairs neighbors, he did not even have the courtesy to call me back. Instead, he sent an email and never provided any real resolution. For the amount of money residents pay to live here, that kind of treatment is unacceptable. The floors are very thin, so if you have an upstairs neighbor who dislikes you, you will hear it constantly. In our case, it feels targeted. I’ve really enjoy living at Cortland Royal Palm Beach. I previously lived at Cortland West Palm Beach, but I chose this community because it offers more space, and it was definitely the right decision. One of my favorite features is how pet-friendly it is. There are two large areas for dogs, including a dog park and a dog spa, which make it so convenient and enjoyable for pet owners. It truly feels like a place where pets are just as welcome as residents. The amenities overall are beautiful and well-maintained, and the community has a great atmosphere. Ive moved in and completely fell inlove with the place. My apartment was perfect when I moved in, coming from another STATE was scary but Dessi made sure I was confident in my move and that my apartment would be perfect and it was nothing short of that. Brand new, perfect view and everything as described. One of the things I love about the community so far is the friendly culture. Everyone smiles and says hello which is so nice. I feel that I couldn’t have picked a better community to transition into FL. Highly recommend!!!

Lorea Ibarlucea was our tour guide. Very pleasant friendly welcoming and answered many of our questions. Campus is new and truly beautiful very large and spread out. Great appliances and porcelain tubs a plus. The floor plan was the normal typical layout, nothing different. Most of the Community spaces looked great, Except the Sauna. The designer should have given more thought. It looked to be a small space But with a suspended wooden Plank in the center as a divider? Women on one side Men on the other, But you can still see their legs feet and their shoulders & head. Looked weird. Why not just make it a Co-Ed Sauna with no division barriers, with only one door for Entry/Exit that doesn’t lead to private locker rooms? The Sauna space would then seem much larger. For example we toured Oceanside Lantana and they had a good size Co-Ed Sauna. The other thing was No Elevators on certain buildings, which is not so fun when carrying groceries up flights of stairs. My boyfriend and I went apartment hunting and Cortland Royal Palm Beach was one of our choices to check out. We absolutely loved the property and the units are beautiful and new, unfortunately it wasn’t in our budget. Our leasing consultant Lorea was so sweet and informative. She was the best tour guide and gave us so much information. We would have absolutely loved to move in but hopefully one day in the future. Cortland had a resort vibe and the clubhouse was gorgeous and the pool looked so relaxing. Very nice property and lovely staff!

Living in the Cortland community has been a great experience since we moved in this past September. The amenities are consistently well-maintained, and the entire community is kept clean and orderly, which really makes a difference day to day. The maintenance team deserves special recognition, especially Eddie Murillo. He has been extremely vigilant, responsive, and professional. On one occasion, we submitted a repair request for our garage door late at night, and Eddie had it repaired the following morning. That level of efficiency and care is truly appreciated and shows how much pride the team takes in their work. Overall, we are very happy and pleased with our experience so far and would absolutely recommend Cortland to anyone looking for a well-managed and comfortable place to live.

My husband and I schedule a tour via trulia and when we arrived we were greeted by Desi. We are team Desi here. Desi was nothing but polite and professional the whole tour and was ready to answer any questions we had. It didn’t take us long to decide Cortland Royal Palm beach was right for our family. Desi helped us along the whole process and kept us updated in a timely manner. On move in day, once we got our keys, Desi made sure to let us know she is available if we have any follow up questions and how to reach her. This place is absolutely stunning! Whoever designed it deserves an award. The staff is incredible, the amenities are top-tier, and the bathrooms are unreal. The leasing team here is top-notch, truly the best I’ve worked with. Aubrey is a total pro, Desi is always kind and helpful, and Julia made move-in day a breeze. The entire process was smooth and easy. Love all the tech integrations. The amenities and units are incredible modern, new, and thoughtfully designed. Plus, it’s super dog-friendly. I love living at Cortland Royal Palm Beach! The community is beautiful, clean, and so well-maintained. The apartments are modern, spacious, and feel like home from day one. The amenities are amazing- the pool, gym, and common areas are always spotless and never too crowded The staff and maintenance team are truly great always friendly, professional, and quick to help with anything you need. It really feels like they care about the residents here. The neighborhood is peaceful, safe, and close to everything I’m so glad I chose to live here. Highly recommend Cortland Royal Palm Beach to anyone looking for a place that combines comfort, convenience, and community!

We recently moved into Cortland at Royal Palm Beach, and I cannot say enough about how incredible our experience has been, thanks to Catalina! From our very first phone call to the moment we stepped into our new home, Catalina has been an absolute superstar. Her warmth, professionalism, and genuine care made the entire leasing process seamless and enjoyable. Catalina went above and beyond, taking the time to show us multiple units and patiently explaining all the details, including available promotions, to ensure we found the perfect fit for me and my fiancé. Destiny/Dessi was spectacular and fabulous. Best agent I’ve encountered in my years. I booked a tour for some apartments, was accommodated same day but unfortunately it was a thunderstorm and she still shined through and toured the apartments for us. I can’t say enough great things about Cortland Royal Palm Beach! From day one, the staff has been exceptional. Catalina, Aubrey, and Julia provide such warm, professional, and prompt service — they truly make you feel at home. Eddie in maintenance has been here once and was wonderful, making sure everything was taken care of quickly and with care. The community itself is beautiful — the units are stunning, modern, and brand new. The level of care and courtesy from the entire team really sets this place apart. My Husband and I just moved here a month ago. We absolutely love it, the community is such a good vibe mostly younger couples, everyone is so friendly. The amenities are gorgeous, and the service is wonderful. Anytime I need a service support we get immediate care, Eddie is always helpful and supports us with any need we have in our apartment. Speedy and great energy we love it here and 10/10 recommend!!

This is absolutely the most gorgeous apartment complex I have ever seen! It even has elevators in several of the units. I live out of state and Aubrey did an on site virtual tour of this community and the actual apartment that my hubby and I are hoping to rent. It truly left both of us speechless! So big, gorgeous and the closets and storage areas were unbelievable! So much storage area for linens, clothes etc. And, the kitchen is every woman’s dream! The master bath is huge! The grounds are so clean, pristine and pretty. Aubrey was so knowledgeable and very informative and patient with our questions. We are so looking forward to making this our next new home!

OLD REVIEW (read below for updated) —Although the area is pretty and the lounge is nice, it’s quite frustrating the lack of care for maintenance. As soon as we moved in, we noted several issues - the major one being that our fridge is broken. It’s been 2 weeks since they said they would replace it, but they aren’t coming to do so. Also, when renting out here, make sure to ask them if they actually properly do valet trash because although they make you pay the fees, they don’t actually come pick it up some days. Also want to note that areas that should get cleaned, never ever do. A dirty elevator for example. Looks like a lot of the good reviews are from people who toured here, because that’s where their focus is - get people to rent, but what about the tenants that actually live here? I’ll keep my review up to date if things change because I do love the way the area looks, just frustrated at the lack of care. I absolutely LOVE my new place here at Cortland Royal Palm Beach!! This community is a hidden gem! It makes me feel like I am staying at a resort, only this is where I actually live! I couldn’t be happier. The pool is breathtaking, the amenities are just wonderful. Beyond that, the apartment itself is bright, spacious, and very inviting. I simply cannot say enough about how glad I am that I found this place! Aubrey is the leasing agent that helped me get settled and she was super kind and helpful.
