I've lived in four luxury apt buildings in Arlington and DC over the past 8 years. I've been at Cortland Rosslyn in both the East and West buildings in 1 and 2 bedroom layouts for the last 5 years and planning to renew for a sixth year. The apartments themselves are great with floor to ceiling windows, Bosch appliances. The amenities (two pools, two co-working spaces, poker table, rock climbing wall, two huge gyms, several lounges, and package rooms) are incredible, and unmatched when comparing to the other luxury buildings I've lived at. I'm impressed that food is almost always delivered straight to my door. Reception is always there and able to assist delivery services up to the residents unit. The staff is very friendly. There are resident events that are well attended. Given the amenities, location and conveniences I actually think rent is a great value.

They are hands down one of the friendliest and most genuine people I’ve met in any leasing office. Every time I see him, he greets me with a big smile, remembers what’s going on in my life, and makes me feel truly welcome here. From day one, Hailee and Que have been incredibly helpful and patient — whether it was answering all my questions, helping with paperwork, or just checking in to make sure my apartment and stay have been going well. You can really tell he cares about the residents and wants everyone to feel at home, not just like another tenant. Because of these two great staff members in Cortland Rosslyn, I’ve really enjoyed my time living here. I've been living at this property for two years now, and while it hasn't been perfect, I’ve definitely seen the strides that Cortland has made to become more resident-centered. A lot of that change came when Hailee and Que arrived around last year — they’ve really brought a refreshing approach to the management, and it shows. The building itself is fantastic, with amazing views, especially from the rooftop pool. I’m always excited to spend time up there! The building is surprisingly clean for its size, which is something I really appreciate. It’s easy to tell that the staff cares about maintaining the place. The only downside for me has been the lack of guest parking — I know it’s a common issue at many places, but it would be nice if that were addressed somehow. But then again, what’s free these days? Overall, I’m happy with my experience here and looking forward to seeing how things continue to improve!

The buildings are beautiful, the amenities are top-notch—especially the gyms—but what truly stands out is the team. Hailee Thurber, Assistant Community Manager, was consistently responsive, friendly, and genuinely helpful with any concerns I had. She’s a fantastic representative for the building and made a real difference in my experience. I also had the opportunity to work with India Deahl, the General Manager, on a lease-related matter. She resolved the issue quickly and handled it with professionalism, efficiency, and care. Her courteous approach and strong customer service left a great impression. All around, a great place to live with a wonderful team behind it.

I had an amazing experience touring Cortland Rosslyn! Our tour guide, Ronnie, was very informative, detailed and patient. He was able to show us multiple floor plans in the buildings, along with all the wonderful amenities they have to offer, like the two gyms, sky lounge, pools, and golf simulator room. The building is incredible and the staff members are as well. Would definitely recommend making Cortland Rosslyn your new home !

The neighborhood is also pretty nice and safe, in a short walking distance of Rosslyn metro station, Georgetown, D.C., and multiple convenient and grocery stores. There have been a few minor issues like the broken door which took a while to get fixed that is mentioned in reviews or the printer or golf simulator not working, but they were so subtle or negligible, at least for me, considering many other positive aspects. This is a relatively large community with many tenants, but the neighbors are mostly super nice and if you like pets, every time you enter the lobby or elevators, you will be immersed with so much lovely ones!! I would definitely recommend living here with no hesitation!

Above all else, the best part of living here is the incredible team of staff - everyone is incredibly kind and goes out of their way to be helpful. Great apartment building to live in — I love that there’s 24/7 receptionists & packages are handled securely. The gym & co-working study lounge are also very convenient amenities to have! And it’s pet friendly 🙂🙌🐕 The $$ pricing is a bit higher than the average modern all-inclusive high rise in the area, but well worth it since the square footage of units are also quite bigger than the average 1 bedroom in the area (800-900+ sq ft). Floor-to-ceiling windows are also exceptional for ample lighting 🪟 For me the small details are what makes it worth living here — the shower pressure is exceptional 🚿, there’s staff that regularly vacuums the hallways, occasionally the receptionists put out cookies in the lobby for residents, I get notified when packages arrive💬, the treadmills in the gym can sync with your Apple Watch ⌚️ directly so it tracks exact mileage…. the list goes on!

Cortland Roslyn is an excellent building in the heart of Arlington. After living here for six months, we have really come to appreciate the ease of walking to the grocery store a few blocks away or hopping on the metro to get to work. I’ve lived in 4 apartment buildings in the DMV and I can confidently say you should truly look no further than Cortland Rosslyn as this is one of the best-if not the best apartment building in the area. Every staff member I have interacted with at this building was very professional and helpful. I want to extend a special thank you to my leasing agent Que who went above and beyond to make my application process seamless. Firstly, my application turn around time was literally less than 24 hours. Second, he followed up with me during the entirety of the application process and was very responsive (via phone, email, and text) to any questions that I had. Besides, the maintenance team here is awesome-any issues have been addressed mostly within a few hours and maximum the next day.

Great place to live in the DMV area! Close to metro, groceries, gyms etc. Staff is great as well overall, although sometimes difficult to reach someone by phone. Que in the leasing office is incredibly helpful and patient, my move-in experience was very pleasant.

I can’t believe how luxurious this apartment complex is. I was able to get all my questions answered during my tour. Kathy & Mikaela were both very polite & welcoming when i came in. I have a couple more properties to tour this weekend but it sure will be hard to beat this place.

I’ve truly enjoyed living at Cortland Rosslyn and appreciate the outstanding rental office team and modern appliances that make this place feel like home. The team here is incredibly attentive and friendly, always striving to enhance the resident experience. One area that could use improvement is the trash room. Despite the cleaners’ diligent efforts each morning, some loose trash is often left behind by other tenants and not put into the chute itself. Although it is worth noting that this issue isn’t the fault of the office team but rather a matter of tenant responsibility. On a brighter note, the community is actively working to improve the living experience. Resident events are a fantastic touch, and I am eagerly looking forward to the next one. The convenience of commuting is also a major plus, with easy access to bus lines, the metro, and a prime location that makes getting around effortless. I was touring a few apartment complexes with my friend who is considering moving to the area. We met Ronnie who gave us such an amazing experience as we toured the property and answered all of our questions, which really helped since neither of us are familiar to the area. The property is very beautiful and amenities are amazing so this would be a place I would consider moving to so hopefully my friend chooses this place so I can visit!

I wish I could have purchased my unit to keep for years. I was so grateful to have lived here for a year and I still miss it. For ~7-15% more rent cost per month compared to more typical Rosslyn apartments, the upgrade is completely night and day. If you want overall top quality living/amenities/work spaces/etc. this is the best place in Rosslyn by a healthy margin, and I believe that the sticker price is a relative bargain (relative to the value offered). - Both rooftops are absolutely out of this world. Sunrise/sunset, full panoramic view of DC/Potomac/airport/Pentagon/Capital, all windows, awesome rooftop pools, etc. - The gym only has dumbbells up to 50lbs and has no barbell, no pec fly machine, no abs machine, but otherwise has everything that you need for standard hypertrophy/resistance/strength training - Tickets/incidents are fixed within 24 hours probably 95%+ of the time - No issues with packages getting lost or stolen - Elevators are very fast and rarely have major issues - Coffee machines are out

It's staff is also excellent. Very helpful with very clean and well-maintained common areas. I am constantly seeing staff cleaning, including the carpets, and doing a great job.

****Still here! Having fun with the events - bring back 4 corners again and again. Love living here. Please more comedy Been here since January and overall pretty happy! Some snags when moving in but all were resolved. Everything always feels clean, there are great amenities and having fitness classes is really great. I have never heard noise from a neighbors and it’s overall quiet. Sometimes the road is blocked to get into the garage from delivery drivers, Ubers, trucks… That can be frustrating but probably not something the building can enforce.

When I first moved here in 2021, the buildings were just built and under a different management (Greystar) which was a phenomenal experience from concierge to leasing, etc. Shortly after, Cortland bought it and management completely changed, things went downhill for quite a while but I feel like it’s been stabilized recently. Pros - Location and commute. This is a personal one. This location works really well for me as it is close enough to DC where my work is and has 3 different metro lines, bus stops around the blocks. Bus 38B is right in front of the building and takes you to Georgetown and DC eastbound and Courthouse, Clarendon, Ballston westbound. CVS, post office, Target, Safeway, Foxtrot and One Medical just right downstairs. - Not an amenity person so I can't say I love them. But the gym is convenient with great equipment. East building has more amenities than the w

Ronnie has been exceptional and a pleasure to work with in finding my next new place! He was very knowledgeable on everything, although at the time he was on the newer side. I'm picky and came back many times to tour or go over things and he helped me figure it all out with patience and ease. I saw this building while still in construction. To see it done while apt hunting was an experience for me. The building is very beautiful and has the best views here in rosslyn. The building has been built very well so I've never heard a neighbor what so ever. Everyone is friendly and I am highly surprised at some of the children's manners while in the elevator. I've been shocked many times to have a child or young adult tell me to have a great day or good evening when leaving the elevator! I always gasp or look in amazement that they have been parented so well! This isn't the case in other buildings I've lived in so it's nice to know there are some good parents who care here. ****comedy night was great . Lots of fun and many neighbors came out . It made Friday more fun … Being here for year and half .27th floor on east building view is amazing I just moved in. Application process was little longer than expected; however, leasing team was great. Very nice neighbors and well designed common area to share with. Roof top looks awesome and can't wait summer. Bus stop right there and metro is walking distance like 5 min . I am enjoying gym and yoga corners on second floor. and moreover the comfy study room on common area is one of my hang outs

It’s funny when people say to look elsewhere and that there are better places in rosslyn, since I’ve lived in two other apartment buildings in this neighborhood (Bennett Park and Sedona Slate) and toured all the others, and Cortland Rosslyn is objectively the best. My review is too long to post, so please see the pics for screenshots of my actual review. AMENITIES: Amenity wise, undefeated. My biggest complaint was that the aqua spa indoor-swim in place pool was closed for ~ 8 months straight due to one excuse after the next. It’s finally fixed and functioning though, and all the other amenities have been open and great, no issues. The east gym is excellent and actually has lots of strength training equipment. Equipment: dumbbells to 50, fixed weight barbells to 110 lbs, smith machine, full body cable machine, leg press, knee ext, ham curl, chest press, row machine, hanging leg raise, etc. East rooftop pool is excellent. Not heated sadly, but gets enough sun to be tolerable. They should consider opening earli

This place is beautiful & the amenities are top tier! I’m moving to the Virginia area for work and decided to tour here. I toured with Ronnie and he was very informative and a great guide. Ronnie B. is always so awesome and is one the friendliest staff member in the office to always say hello to. the entire team is amazing and I just want to commend them for all their hard work! When I first moved here in 2021, the buildings were just built and under a different management (Greystar) which was a phenomenal experience from concierge to leasing, etc. Shortly after, Cortland bought it and management completely changed, things went downhill for quite a while but I feel like it’s been stabilized recently. Pros - Location and commute. This is a personal one. This location works really well for me as it is close enough to DC where my work is and has 3 different metro lines, bus stops around the blocks. Bus 38B is right in front of the building and takes you to Georgetown and DC eastbound and Courthouse, Clarendon, Ballston westbound. CVS, post office, Target, Safeway, Foxtrot and One Medical just right downstairs. - Not an amenity person so I can't say I love them. But the gym is convenient with great equipment. East building has more amenities than the w

Just moved in for over a month and my experience is pretty good. Nice building, helpful staff, and sweet front desk lady who always great me with “welcome home baby” “no problem sweetheart”. Although it’s a rental property, thank Roxanne, thank Cortland, makes me feel like being in a real home.

My review is to highlight the great job that Nancy, who works at the front desk in the East building, does. I have lived in Cortland for two years and have met several good receptionists, but none like Nancy. She is a great professional, sweet, proactive, kind and she always goes above and beyond to help the residents. Many people live in this community, so it is easy for the relationship between neighbors and Cortland workers to become a little impersonal. However, Nancy makes an effort to learn the resident’s names and their units, making dealing with her feel more personalized and warm. It is nice to arrive at the building and have Nancy greet us with a big smile and by our names, chatting with us about daily life and recognizing us immediately to let us know if we have any letters or packages pending at reception thanks to the fact that she remembers which unit we live. I would like to thank Tino for the amazing job he did when I went to tour , he was amazing to me and my husband explained everything took his time , and I was very funny and patient with us , he did an an amazing job on our tour and I wish him e could have leased but the apartment we wanted was not available, while was also waiting on my husband I got to see him help a resident and to say I was impressed would be an understatement . I moved here around last week and I have to say, all the team members at cortland Rosslyn have been extremely helpful in making sure I have the smoothest move in process. The apartments ant cortland are upscale and modern and the amenities are very clean and well maintained. I had the pleasure of working with the leasing professional Roxanne Glover who had guided me every step of the way since I first toured here and has been a delight to work with since. She is extremely professional and has gone above and beyond—even after I moved in—to make sure I was satisfied with everything in the apartment and in the building and to ask if I had concerns about anything. Cortland Rosslyn is a new, beautiful, clean, and spacious apartment complex, with amazing ammenities. We just relocated out of the area, or we would have renewed our lease. Brad and Tino were always friendly, professional and addressed any questions or concerns we had during our stay. It's the best value for the money compared to other apartments in the area, and the views cannot be compared. We watched the DC fireworks from our building two years in a row - just spectacular!

I just recently moved for work to Washington DC and originally booked an AirBnB in the city to stay. The experience proved to be horrible, and I desperately needed to get into an apartment as soon as possible. Mykelle in the leasing office was exceptional! She constantly communicated with me and answered every single one of my questions (I had hundreds of them). Even when a circumstance forced me to leave my AirBnB early (a day before I was originally set to move into Cortland) Mykelle took time out of her busy schedule to expedite the entire move-in process to allow me to move into the apartment a day early. She truly was amazing throughout this entire process and always had an incredible demeanor over email, the phone, and in person, even with my many calls, questions, and requests! I am currently in the process of moving all my stuff in but I had to take a break to write this review because of how appreciative I am to Mykelle for saving me the time and frustration associated with trying to find a new place

I've been living in this apartment for a year now, and it's been fantastic. The building is new with top-notch amenities, including plenty of friendly spaces for remote work. And I think only they got this amazing dedicated children's playroom, which is a real lifesaver on bad weather if you have kids. The management team is excellent. They organize several monthly events that help neighbors connect, including some kid-friendly ones that have been a great way for parents to arrange playdates for their little ones in future. The manager is incredibly kind and empathetic. She is always attentive to our suggestions and quick to assist when needed. The maintenance team is on point. They fix stuff fast and keep everything clean. They're really sociable and love to make friends within the community. I would stay another year. It's a fantastic place for families, thanks to the playroom, the friendly management team, and the responsive maintenance crew.

This should really be 4.5 stars. not 4 stars. I don't know if the negative comments are coming from people who don't want new residents or if it's something less sinister. I have lived here for 3 months now and it's been great. Maintenance response time is generally the same day. The apartments are huge, airy & well designed. The appliances are top of the range and my view, at least, is beautiful. I have read through some of the comments and I am baffled as to how resident excesses are blamed on management. On the complaint about hard to find parking, while I do not have a car, my storage unit is on B4 and it is practically empty whenever I go down there. Also, I have friends come visit and there is plenty of parking on B1, for entire weekends at some point. I am surprised to read comments about broken glass around the pool area because there are strict rules about bringing bottles to the pool and the lifeguard politely asks that bottles be removed. I wanna write an honest opinion on this building, and will update it as we go forward. We lost the floor plan we liked because of the cold feet that we got after reading the negative reviews. However, we ended up renting another plan. The neighborhood was nice in the first glance and the building is also nice. Anyway, we moved in. Our leasing agent, Marion, was extremely helpful. She was very responsive and was there for us. I am not sure if that would stay the same after we moved in, but she was honestly extremely helpful and nice. Our move-in was also pretty smooth, and even though we did not book a loading dock, we were helped by the concierge. Some people complained about the prices, and I am with them. Who does not like more affordable options? But prices were way more in other buildings and communities than this. So far, everything has been great for us. I will update my comment as we go forward.

I just moved into the Cortland Rosslyn and I could not be happier. First of all, Roxanne as amazing to work with. She was responsive, welcoming, and extremely attentive to all my questions. I changed my move in date and floor plan several times and she was patient and more that eager to help. I had one small hiccup during the move in process and she went above and beyond to fix it. The building itself is beautiful. After an initial walkthrough the apartment I can tell it is build better than other so called "luxury" buildings in the area. Solid wood floors, better cabinetry, etc. The amenities are great and thought out. The location is great, central. and convenient to both DC and Arlington. Above the new Foxtrot, next to CVS, and very close to the Safeway. I am looking forward to my time here. The front desk staff I've met so far have been incredibly warm and extremely knowledgable about the building eager to help the residents. I couldn't recommend it more.

I've lived here for 6 months now, and it’s honestly the best place to live. There are loads of one star reviews from the time that the management changed, but it’s been nothing short of amazing since I moved in. They constantly host fun community events with free food and drinks, the staff is super friendly and accommodating, and the amenities are top notch. Beautiful community spaces, nice finishes, high-end washers and dryers, and large units for average prices. There's a basketball court just downstairs, Target across the street, and it's in a generally great location.

I tell my friends it's like living in a 5 star hotel here. The building is clean, units have all new appliances, and the pool and views are great. This is easily one of the top buildings in this area, and one of the best location wise since it's close to everything. The staff are all great, and they take care of us by throwing events a few times a month. Events like offering live entertainment like a comedian, offering drinks and snacks, and breakfast to the residents. I'm very happy to be part of this community.

Everything you could possibly need is conveniently located within a short walking distance, including numerous dining options, cafes, CVS, Safeway and the Metro station. Its a 15 min walk to Georgetown. Having lived here for almost a year, I would definitely consider renewing my lease if the terms were to my liking.

Great amenities, nice and helpful concierge stuff, new apartments. All you need is located within a walking distance (caffee, CVS, safeway, target, restaurants, metro). Its a 15 min walk to Georgetown. Living here for almost a year, if Im able to renew the lease with the same price and change to a similiar apartment, I will stay for another year.

I have been living at Cortland Rosslyn for more than a year now. It's like living in a very nice hotel with the friendliest and most attentive staff ever. Also, first class amenities including a complete gym with new equipment, swimming pool, library, work/study rooms, and entertainment areas make this a place that will satisfy anybody’s wants or needs. There is even an automated package retrieval system that the front desk staff tirelessly works hard to keep organized and secure. Cortland Rosslyn is located within easy walking distance to Georgetown and Clarendon, where there are many fine restaurants and nightlife. A major supermarket and Target are only a block away, and for convenience items there is a CVS in the same building. We park our car on Friday night and almost never use it until Monday morning. I literally could not be happier. The staff takes pride in the building and are caring and accessible. The building is great and one of the newly constructed buildings in Rosslyn. Staff from the concierge to the leasing office are all helpful with anything you need. Amenities including both gyms have all new equipment and it’s clean. There’s some nice views from the sky lounge and plenty of work space and lounge areas. Unit has all new appliances and is in great condition. No noise from other units nearby, which is important. Location is great. The leasing office is busy so you just need a little patience and they’ll work with you to make sure you’re happy. Had a maintenance request and a guy showed up the next day. These other reviews that are negative are over exaggerated. While it’s true the coffee machine hasn’t worked in one of the areas, that’s not a good reason to write a negative review. This is a great building.

I understand people have their complaints and all but I bet you that if you try to go to any other apartments within the DMV area you would notice it is one of the people complain about facilities that where not working at some point but guys come on,people will be people.I noticed that at some point they where understaffed but the effort I saw from the Management office was impressive. I had a really positive move-in experience. My leasing rep was highly responsive and helped navigate me through the process. I had some small issues at move-in, which were responded to and fixed within 12 hours of my entering them into the work-order portal. I will say that I looked at 6 apartments in the same area, and all had same or higher prices than Cortland, without nearly as nice apartments nor amenities.

Been here since January and overall pretty happy! Some snags when moving in but all were resolved. Everything always feels clean, there are great amenities and having fitness classes is really great. I have never heard noise from a neighbors and it’s overall quiet. Sometimes the road is blocked to get into the garage from delivery drivers, Ubers, trucks… That can be frustrating but probably not something the building can enforce.

About the building, I would say this is the newest and probably most comfortable in the area. I've toured nearly every comparable building in Rosslyn over the last couple of weeks and Cortland was hands down the best for the price. Beautiful community spaces, nice finishes, high-end washers and dryers, and large units for average prices. There's a basketball court just downstairs, Target across the street, and it's in a generally great location. The concierge hasn't often been at the front desk though, and they don't often answer the phone when I call.

Just moved into this building. I love it so far. I came from central place and they really do a good job putting on events for residents. I love the comedy shows. Absolutely outstanding and I hope they do this more frequently!!

I have been living with my family in the East building (formerly EVO) since August last year, one of the first residents. We recently moved to the West building and our experience so far have been great. Excellent place to live, great amenities and very helpful and friendly staff

Overture is more than a rental. It’s a community of people who care. Everyone is friendly and caring. The facility is immaculate and extremely well organized. It’s interesting that the exterior is very nice but the people and staff outshine even that!!

I love this apartment! Brando is very kind, caring, professional & such a helpful person that has really taken great care of me and has made the move in process for me as smooth as possible. All the residents I’ve encountered have been really nice people also. The place smells amazing and the staff does a great job with keeping everything clean. Front desk is very responsive & the maintenance team is great! X Miami is a great place to reside!

We sold out house and are now empty nesters with 2 dogs. If you like waking up and having water views and awesome sunsets this is the place. Besides the indoor gym, common area, rooftop deck and outdoor pool and BBQ, the staff and support we get from the team here is great. The bldg Mgr. Joseph goes out of his way to solve any issues and make sure you are happy. Usually people act like it is an inconvenience if you come to them with a problem but Joseph knows my name and follows up that the problem has been solved. He and his team make the place even better.

First off let me start with Shadia. Her customer support has been above and beyond any other companies I've had experience with. She is helpful in providing a long distance transition with additional pictures and sizing for us and everything. She is an absolute killer for the firm. Evo offers a diverse amount of amenities and they all exceed any type of standards. The gym.. just great.

Evo is a great new apartment complex that just started leasing in the last year or two. It has amazing amenities and a great staff. My leasing agent Shadia was super helpful and, after I moved in, is still going above and beyond to make my experience here as best as she can. It also has the perfect location - 20 min walk to Georgetown and 15 min walk to Courthouse. Has three subway lines 2 blocks down the street and multiple buses that stop pretty much right in front of the apartment.

I've been happy here, but I haven't needed much either. My studio apartment is well-constructed and has plenty of storage and natural light. I have a large bathroom and a tub, a good countertop, nice appliances. The gym is adequate for my needs, now that it's open. All the important things! Like others, I'm leaving off a star for gripes about certain amenities. I was disappointed that they didn't build a hot tub as advertised, and I wish we could "swim at your own risk" after the lifeguard ends his shift. The pool is only open between 12 and 8 pm, and the gates are locked outside those hours. I understand they may not want to employ a lifeguard more than a certain number of hours but it's pretty silly to not be able to use the pool in the morning or at night.

I rarely give reviews, but since this was a long distance move from California without seeing the property first, we had a rocky move-in experience when arriving at Rosslyn. We weren’t supported with any type of move-in orientation or scheduled timeframe to help us be introduced to the team or to the building, leaving us feeling confused and frustrated. Making a move over 3000 miles across the country is a big commitment so I shared this frustration with the team but wasn’t provided much support or resolve. However, a week later Cortland purchased Rosslyn and with that came in a transition team led by Marc Doblanski who later that day called me to discuss my feedback and frustrations I had previously share about my move-in experience. He quickly offered me to setup time to provide my daughter and myself a guide tour of the community and all of it’s amenities. Since Marc and the Cortland team has been onsite at Rosslyn, I have already seen their impact in regards to resident relations and truly listening to ou

I've been a resident since August 2021 and I've had a great time living in Evo Rosslyn so far. As mentioned in other reviews, some of the amenities were not available when the first wave of residents moved in, but management has done/continues to do an excellent job in keeping open communication with the tenants. All apartment furnishing and building amenities are top of the line (the golf simulator room is my second home), and the Evo management team does a fantastic job hosting multiple well-organized community events every month. Shoutout to Sandi and Shadia for all their hard work behind the scenes in providing a seamless onboarding experience and making sure the Evo community thrives!
