The property is beautiful, from the landscaping to the interior, the amenities, etc. I had such a wonderful tour and was able to envision my future in my new home.If you’re wondering if it’s worth it, make an appointment and see for yourself. Trinity and Laura are great. Will be applying.10/10

Every maintenance request I’ve submitted has been addressed and fixed within 24 hours, which is absolutely amazing. So far, I’ve had such a wonderful experience living here!

My elderly Mother and I had a great experience touring this community and wanted to leave a review because it left a positive impression upon us both. First and foremost, Trinity has been very accommodating and amazing throughout everything. She consistently reaches out to us with different units that come available that might fit our specific apartment needs. I appreciate her flexibility to show us different floorplans and her knowledge about the complex. She doesn't push you into taking a unit you may not want. She makes sure to know what it is you need in a unit and does her best to find something that fits your needs. The amenities were a great highlight of the complex. The 2-story gym and Sky Lounge really stood out. Everything was clean, well maintained and felt like an area you would enjoy spending time in after a long day of work. The enclosed hallways were clean and the temperature was nice and cool (great for these hot summer months). It was a pleasant surprise to see the valet trash built

I’ve been a Cortland Resident for over 4 already, and transferred to Cortland Riverview 2 years ago, and my experience as a resident has always been 10/10 thanks to the incredible Corey who is the best community manager you can dream of. She is everything!! And it’s so well backed up by the best team, Trinity and Marissa are incredible and always on top of everything. Cortland Riverview has been our dream apartment for 2 years now and will be going for a 3rd. The amenities are perfect and well kept. Pool is amazing. But where they shine the most is their staff. My husband and I have been here for over a year, and there are pros and cons. The biggest con is that the noise insulation is rather poor for a newly built complex marketed as luxury. If you live on a lower level, you can hear practically every footstep from the unit above you. It seems that the buildings were constructed cheaply. This, in all fairness, is an issue lots of apartment complexes suffer from not just Cortland. But when we lived on the 2nd floor it became excessive since our upstairs neighbors would stomp, run, and continuously bang heavy objects onto the ground for hours at a time. Other smaller issues are that some people smoke on property and/or don’t pick up after their dogs. But the leasing office puts up signs and sends out frequent notices reminding residents of the rules. They’re limited in what they can do without having proof of who is causing the problem. I’ve lived at Cortland Riverview for about a month and I absolutely love it! The community is quiet, well kept, and the amenities are comparable to a 5-star resort. The amenity rooms are jaw dropping. Bonus for having a hot tub and propane grills (not electric)! We’re centrally located to shopping in Brandon and it takes me about 15-20 minutes to get to Channelside/Ybor. I previously lived at Cortland Westshore and greatly enjoyed my time there. When I had to relocate for work, another Cortland property was the only option I considered. Thanks CeAsia for helping me find my apartment!!

I wanted to give a fair review and after 2 months I think I am able to do that. office staff and Maintenance are amazing. I had a couple of hiccups and they were on top of it. Trinity was so kind and everyone in maintenance was always respectful and eager to help. Corey is amazing and so sweet. the community itself... is very nice and beautiful. common areas are cleaned often by staff. hallways are on a biweekly vacuum which is nice because dirt and stuff builds up quickly from the foot traffic. if you have a dog the paved path around the pond is nice for walks. they have dog waste stations all throughout. the only down side is there are residence here who don't always pick up after their dogs but that's not the communities fault. Noise: I live on the third floor and try to be courteous of my downstairs neighbors as I know it can be annoying to hear footsteps. all apartment complexes are built like that. this is an issue you will find anywhere you live. We’ve had a great experience at Cortland Riverview so far. We are transferring from another Cortland community where we lived for three years, and we couldn’t be more excited about this move. The transition was smooth, and the community is absolutely beautiful, well-maintained, and full of new, social amenities. A special shout-out to Trinity, the leasing consultant, and Marissa, the assistant manager, who were both fantastic throughout our application and move-in process. They made the transfer easy and stress-free and were always helpful, responsive, and professional. We’re especially excited about the new amenities, particularly the gym, which was a big reason for our decision to move. Overall, we truly appreciate the team’s support and are happy to be calling Cortland Riverview our new home.

After living here for a little over a year now, I can confidently say, that we love it here. It’s very clean, amenities are beautiful and convenient. The cortland team is very responsive and maintenance is carrying this entire neighborhood (they’re great!). The neighborhood is still on the newer side, so lots of perks with that. Some other pros are having elevators (only in 4 floor buildings), trash valet, smart door and AC, and pass-coded buildings. Some cons: the dumpster is a hot mess, they need to get a bigger compactor because it gets filled within days, and trash overflows, becoming such an eyesore! The walls.. are thin as paper. BEWARE. If you’re not staying on the top floor, you will probably, very likely hear your neighbors or worse, their dog(s) walking and running all throughout the day. It’s LOUD. The cortland team does their best to help though. Corey is awesome! We had noise issues, and she helped and listened to us. Mail room is a mess lmao! Packages are always everywhere! I just signed my lease for my second year here and that should tell you a lot, I love it here and upgraded to a bigger apartment. If you are like me, you might be stalking these reviews, wondering if it’s a good place to live and I promise you my review is genuine and it is definitely a great place to live. The amenities are pretty awesome, have you seen the gym!? It’s 2 stories and has pretty much every piece of equipment. How about the pool or the sky lounge?? Not to mention the things they do for their residents. They have regular events that include food and fun (they just recently had a music bingo night with food from BJ’s and a Halloween movie night by the pool) If that’s not your thing I understand but they definitely try to keep their residents happy. The location is great because it’s kind of away from the crazy roads, but incredibly close to hop on whatever highway you need. The staff is so friendly, and every morning the cleaning crew works so hard to keep the amenities and facility very clean. My AC stopped working the other night and maintenance dropped by at 10 pm to help me fix it! Great location because it’s “in the cut” so it’s very quiet living here.

This complex is stunning (and clean!)! By far one of my favorite places I’ve lived at and I’m going to miss it. The staff from front office to maintenance are wonderful and are quick to address any issue. The only things I have to mention is that the back gate tends to break often and to double check your lease. I originally signed for a 14 month lease but ended up having to change apartments due to construction not being completed on my original unit in time. When I signed my new lease for the different apartment it had an extra month on it. I have copies of multiple emails with the original move out date but because I don’t have the original lease they will not honor that date. While it is frustrating, I should have double checked everything prior to signing the new lease. If I was not moving to a new state it would not matter to me because I would have loved to stay, but it has definitely thrown a wrench in a lot of my plans. Overall I would still recommend this complex to others!

They’re a great apartment complex. I love that the units are indoor and they have 3br/3 bath as an option instead of the usual 3/2. The grounds are always maintained and very clean. As for the features; they offer the beautiful rooftop lounge which is on the fourth floor that the gym is attached to and the gym is 2 floors, lastly the jacuzzi. Now the only thing I dislike is that they decided to put one elevator towards the back of the complex only for the 1/2 bedrooms (just one bldg has an elevator).

I’ve never had issues with either Cortland community I’ve lived at. Only thing about this one is that the back gate to come into the community doesn’t work when I try to use it, and the security guard that’s at the pool on the weekends always gives me an issue about having guests at the pool with me. Otherwise, I never have noise issues or anything else. :)

My move to Cortland has been as seamless as possible, from the application process to my move-in date. The community is peaceful, with quiet neighbors and easy parking, and the amenities are truly impressive. The staff’s communication has exceeded my expectations—they are responsive and always quick to assist. Cons: The walls are thin, but I do not have any loud neighbors. Update: Additional Cons Every week my internet goes out. Since you don’t login to spectrum to just reboot the modem you have to contact multiple people just for them to reset the system weekly. This has affected my work tremendously.

The tour was beautiful and Britney was an amazing tour guide! She was very nice and made sure to show and explain everything! :)

I have been here for a few months now and can leave an honest review since I’m not in the touring or honeymoon stage. The apartments are nice. The staff have been nice to me, so far. My issues are with the development, I can hear my upstairs neighbors every move. I’m not sure if it’s because they are just loud for no reason, the floors were cheaply done or BOTH. Parking is first come first serve so I expect there to be parking issues once the last bit of construction is finished. There’s barely parking now. There should have been at least 2 parking spaces per room in each apartment throughout the complex to accommodate residents and visitors. The pet owners do not like cleaning up after their pets and I’ve seen others trash the grounds. I guess that is expected from a lot of young adults. The buildings and all gates should be secured when construction isn’t here after hours or on the weekends to make for a true safe environment. Overall, I love my apartment and understand no place is perfect. I must add: I do

We moved one week ago, so far we've had a good experience. Marcos and Richard came to remove a wasp nest that was forming in the patio and did a great job, they're also very polite

David from the Courtland maintenance team was incredibly helpful in fixing my AC unit. He arrived promptly after I submitted a request through our app and quickly resolved the issue. Not only did he fix the problem efficiently, but he also took the time to explain the details to me, which I found very informative. I truly appreciate his professionalism and expertise.
