My husband and I have been here for over a year, and there are pros and cons. The biggest con is that the noise insulation is rather poor for a newly built complex marketed as luxury. If you live on a lower level, you can hear practically every footstep from the unit above you. It seems that the buildings were constructed cheaply. This, in all fairness, is an issue lots of apartment complexes suffer from not just Cortland. But when we lived on the 2nd floor it became excessive since our upstairs neighbors would stomp, run, and continuously bang heavy objects onto the ground for hours at a time. Other smaller issues are that some people smoke on property and/or don’t pick up after their dogs. But the leasing office puts up signs and sends out frequent notices reminding residents of the rules. They’re limited in what they can do without having proof of who is causing the problem. Marissa did a great job answering all questions and providing important information I was completely unaware about in which benefited me greatly ! thank you for the tour looking forward to coming on board in this community Been here a month now this place is amazing the service they provide is with great perception on what is required big shoutout to the maintenance supervisor Michael came in with communication that to my belief is exceeding of what is normally delivered elsewhere he is very alert to his surroundings removing his shoes without me home along with requesting any additional repairs not listed to prevent back and forth this team goes the extra mile for their residents and it shows

I’ve lived at Cortland Riverview for about a month and I absolutely love it! The community is quiet, well kept, and the amenities are comparable to a 5-star resort. The amenity rooms are jaw dropping. Bonus for having a hot tub and propane grills (not electric)! We’re centrally located to shopping in Brandon and it takes me about 15-20 minutes to get to Channelside/Ybor. I previously lived at Cortland Westshore and greatly enjoyed my time there. When I had to relocate for work, another Cortland property was the only option I considered. Thanks CeAsia for helping me find my apartment!!

I wanted to give a fair review and after 2 months I think I am able to do that. office staff and Maintenance are amazing. I had a couple of hiccups and they were on top of it. Trinity was so kind and everyone in maintenance was always respectful and eager to help. Corey is amazing and so sweet. the community itself... is very nice and beautiful. common areas are cleaned often by staff. hallways are on a biweekly vacuum which is nice because dirt and stuff builds up quickly from the foot traffic. if you have a dog the paved path around the pond is nice for walks. they have dog waste stations all throughout. the only down side is there are residence here who don't always pick up after their dogs but that's not the communities fault. Noise: I live on the third floor and try to be courteous of my downstairs neighbors as I know it can be annoying to hear footsteps. all apartment complexes are built like that. this is an issue you will find anywhere you live. I do face the Faulkenburg side and traffic can be noisy

My husband and I have been at Cortland for over a year, and there are pros and cons. The biggest con is that the soundproofing between floors is poor. For several months we’ve had issues with excessively disruptive noise from our upstairs neighbors that goes on for long periods of time. This includes running, screaming, and continuously banging heavy objects on the ground. We haven’t been putting in complaints since it’s not as bad at night, but it still makes it hard for us to enjoy our living space. With that said, I’m leaving five stars because the onsite staff here has been great. I know that the front office and maintenance teams are not the people who decided how the buildings should be constructed. And we still really like this complex overall, so instead of moving out altogether we’re currently working out a transfer process to a top floor unit. The transition was smooth, and the community is absolutely beautiful, well-maintained, and full of new, social amenities. A special shout-out to Trinity, the leasing consultant, and Marissa, the assistant manager, who were both fantastic throughout our application and move-in process. They made the transfer easy and stress-free and were always helpful, responsive, and professional. We’re especially excited about the new amenities, particularly the gym, which was a big reason for our decision to move.
