Cortland River Oaks has been home for 15 years and I love it! Location is 1A, close to the Buffalo Bayou, to downtown, to many good restaurants and shops. We have nice gardens and a great pool, plus several services that make our lives easier. The Cortland team is very efficient and friendly!

I recently moved into this apartment community and I’m so impressed! The renovation quality is amazing and everything feels fresh, modern, and comfortable. The leasing process was incredibly smooth and stress-free—Mel was absolutely fantastic and made everything easy from start to finish. The location is super convenient with great restaurants, parks, and shops nearby, yet the community stays peaceful and quiet, which I really value. It truly feels like the perfect balance of city living and a relaxing home environment. Highly recommend living here!

I had to stop by this community to charge my bike and the ladies in the office were so nice and welcoming. They allowed me to charge my bike, offered me water and even gave me a snack. I truly appreciate their hospitality. I highly recommend anyone to lease here because the property is really nice and customer service is A1. Thank you!

I can’t say enough good things about Michelle, Mel, and Stephanie at Cortland River Oaks! From day one, they’ve been so easy to work with and always go out of their way to help with anything I need. The complex itself is beautiful and the new upgrades really make it feel modern and comfortable. One of my favorite little perks is the coffee machine in the office—it’s such a nice touch and I use it all the time. I have to give Cortland its flowers. I've lived here for 4 years, through a management change, and I've never loved an apartment more. The location is EVERYTHING - walking distance to 2 coffee shops, many restaurants, 3 pilates studios, the best gym ever (shout out BFT!!), Whole Foods, and Buffalo Bayou Park for some nature walks (or as much nature as you can get in Houston, at least). Unfortunately for me, the whole complex is getting renovated, including the unit I live in, and I cannot afford the pricing of the renovated units so I'll be moving once my lease is up. I'm devastated to have to leave. But if you can afford it, let me tell you why you should live here! The management has been amazing - Mel and Melissa especially. Every single person on the maintenance staff is super friendly, + responsive and our third party vendors are too (shout out Chris with pest control and Earl with valet trash!). The updates to the pool are so cute and the gym has what you need even though it's small. Maintenance works s

I lived at Courtland River Oaks for about a year, and the only reason I moved out was because I was moving in with my girlfriend. I thoroughly enjoyed my time living here; the white buildings and lush greenery created a sense of being in a different place altogether. I will miss living here. I had to move in quite quickly, but Erica, the leasing agent, was extremely accommodating.

Mel & Michelle are AMAZING. They have been really easy to work with. I love all the upgrades that the River Oaks management group is investing into the complex such as the new beautiful pool patio furniture. This is hands down the best management group that I’ve had the privilege to work with. The location is unbeatable. I’ve gotten use to enjoy nightly runs at buffalo Bayou. I had a wonderful time touring this property! Although I didn't have an appointment and it was a Saturday, Stephanie fit me in and gave me a tour. She was welcoming, knowledgeable, and took the time to answer all of my questions. The amenities really stood out, and the unit has been beautifully renovated: clean and spacious, with tons of natural light. You cannot beat the location. The community had a warm, inviting vibe—I could easily picture myself living here. Definitely worth a visit!

Being new to Houston, the leasing and maintenance team were beyond helpful in making sure my husband and I felt welcome. I rented out an older unit that wasn’t remodeled quite yet - and although it didn’t have every feature I wanted, I leased the home anyways because I knew that the staff on site truly cares about its residents and that’s a rare quality to find. There wasn’t a day that went by that we didn’t see maintenance doing routine cleaning or working on upgrading the property. Communication with the office was always easy and they responded quickly. Maintenance addressed work orders usually the same day we put them in. It’s a quiet, laid back community and we never experienced any disruptive neighbors or parties going on. It’s located by the bayou with grocery stores, restaurants, gyms, and more within walking distance. I’m truly going to miss living here and I’m grateful that Cortland was our first home in Houston!

Cortland River Oaks has been an amazing property, super quiet community and very friendly, always improving common areas for their residents, in a great location with the bayou right across to walk/exercise plus a lot of restaurants around too! The leasing office is always nice and the maintenance crew responds very fast! Have loved living here.

I just moved in my move in process was so smooth Melissa helped me through out I understood everything She clarified where I was not understanding and when I comes to me apartment everything was on point as I expected so clean smells so good I’m so happy and satisfied I love the quietness and peace around here!!!

Recently toured this property a few days ago. Great location with many walkable places (Whole Foods, Starbucks, park). Building is under new management so all units are all being renovated, very clean and new looking. Courtyard area is very nice. Our leasing agent Michelle was fantastic, very professional, truly went above and beyond in answering my questions.

I just moved in and so far it’s fantastic! Management is super friendly and responsive. Alexis showed me around and has been my go-to since I signed my lease. The grounds are really nice, as are the gym and clubhouse. Since I just moved here I can’t comment on how it was before, but I can compare it to the other complex I lived in on Allen Parkway. So far it’s vastly superior. The upgrades in my apartment are so much nicer and newer than those in my former “luxury” apartment. Beautiful white granite countertops, LED mirrors, and brand new high end appliances. Plus it’s close to great restaurants and across the street from the park, which is being improved by the city constantly. The only potential downside for some may be that most of the buildings, including mine, don’t have elevators. But so far that hasn’t been a problem. The Fetch service we have is great, and delivers multiple and heavy packages up the stairs and right to my door. Same for valet trash service. The complex and garage are gated, and both f

Hidden gem. I’ve been here two months and have no complaints. Of all the places I visited this one had the most storage and balcony space. What I’ve enjoyed the most is that it’s walking distance to Whole Foods and my favorite Thai spot :)

Best prices I’ve seen in this area so far . I really like that the pool comes with a Jacuzzi .The renovation are nice but I’m obsessed with the bathroom 10/10.

I’ve lived here for over a year and have loved it. Great location and safe neighborhood. The garage elevator has been broken more than it has worked but that is my only complaint. We had some roaches after the last couple storms (nothing too bad) but had the pest people come and it resolved quickly. The water does get shut off about once a month which is inconvenient but apparently up to the city.

A lot of wasp nests, especially in the summer that never really get taken care of. Just sprayed and the wasps are back within a week. Management made move-in very stressful and were pretty annoying about move-in documents despite it being their fault I didn't get a move-in checklist or resident portal login until move-in day.
