I searched extensively for a one-bedroom apartment in the area that offered a good layout and a reasonable price-to-quality balance. Because I was short on time, I did a video tour of my unit, and Joe was my guide—he was excellent. He walked me through everything in detail and answered all my questions patiently and thoroughly. Once I decided to apply, the experience from start to finish was seamless. The entire team was supportive, easy to reach, and made the application process smooth and stress-free. The move in was easy, I had some details to be fixed and Joe promptly helped me with maintenance to fix them. I don’t have any major complaints about the complex, so far so good! Overall, I’m extremely satisfied as a resident and grateful to Joe and the entire staff for helping me every step of the way.

From start to finish, the team was supportive and made the process smooth and stress-free. A special thank you goes to Joseph at the front desk, who gave me my first tour. He made sure my new apartment was spotless and that everything was done properly before move-in. For anything that wasn’t quite right, Joseph personally made sure it was taken care of quickly and efficiently. His attention to detail and genuine care really stood out, and I’m so grateful for his help. He even went the extra mile to help me find a moving company the same day so I could get all my belongings in without delay. Just recently moved here & have nothing but great things to say about this complex. Everything is near by and quiet. We had a few hiccups moving in with some maintenance issues, but this apartment complex was built in the 80s, so keep that in mind but thankfully maintenance has been super prompt! Customer service is excellent & they host events for their residents which is super sweet of them. I love that they have weekly food trucks every now & then. This place is everything we had hoped for and i’m so glad to call this place our home. :)

I’ve only been at Cortland for a couple of months and so far I love it. Prior to move-in, my lease agent Joe (Joseph) has been such a huge help from beginning to end, he is always a phone call or message away, and doesn’t hesitate to answer any and all questions and concerns. Also shoutout to maintenance (Lane & Claude), who are always available, especially when I need them to fix things around my apt.

Living at Cortland has been a great experience so far. Since the day I first moved in, Joseph has been so helpful and always ready to assist with whatever I need. First of all, I just want to say how elated I am to live here but beyond that I am obsessed with the Cortland’s Pembroke Pine’s amenities, their gym is amazing! I go there faithfully! All of the equipment is updated and clean, and I love all of the community events that they have, they’re always feeding us! There’s always cute little gifts or parties or engagements and the food truck is great aswell! But most importantly I am grateful for the team that works in the leasing office especially Bianca Greene. She is amazing and very understanding. She’s very knowledgeable. She’s fair And she has a beautiful personality! From day, one she has insured that every part of my move down to any issues I may have as well were taken care of in professionalism and a timely matter! The property has great amenities, a very calm community and it's just perfectly located when going anywhere in South Florida. Great place to live been here for many years. I wanted to recognize an individual who has really made a difference in our complex. Although the rent is high like everywhere else in our area I put a value on service and Lane Ward the supervisor of the crew that maintains the complex is great. You can speak to him on the complex about any problem and he is right there. He goes above and beyond to take care of things and there are no delays. A++ experience. We lived in the condominium next door to Cortland Pembroke Pines. It was deteriorating, due to negligence. We loved the location, though. Everything we needed was nearby. So, we decided to look into Cortland Pembroke Pines. I'm so grateful we did. Joseph B., was awesome! When I called the office, on a Saturday, for rental information, no one answered. He called me back within 10 minutes! He listened. We scheduled a meeting for that same day. Then, he helped me determine if we would be a good fit. We value stability and want to STAY where we end up. I was very impressed with the property and its maintenance. I was decisive and ready to move on the application process. Joseph moved faster and got it done. Overall, we are highly pleased.

And the staff is very human, nice, understanding and compassionate. Whenever we've had any issues they've been more than willing to discuss them and to find a good solution.

We have lived in this community for 3 years. It’s very quiet. Great location that is close and convenient to everything. The property manager Joe and office staff Bianca are good at fixing any issues. We enjoy the brand new smart appliances and AC. The garden tub/shower gives us the spa experience at home. Overall, it is a decent place to live.

I have been living in this community for almost 4 years. The community is nice and safe I never had any issues with safety. I have never been scared when coming home late or when I have to leave super early. The website for paying rent and putting in Maintenance tickets is easy to navigate and convenient. Maintenance issues get handle pretty quickly. The biggest complaint I have is the wild life because i am not a nature person but it's expected when living around water. The location is good close to Pembroke mall and the turnpike. The building I stay in is mostly quiet and my neighbors are friendly.

Mr. Shadvack Victor came over today bc I was concerned our refrigerator stopped working. He was able to fix the issue for us and many other issues in the past. We are grateful for the time our maintenance team puts in to help resolve our issues. 5 stars across the board!

Shadrock Victor is amazing, very helpful, professional and just the best. Without him I'd be living in a sauna. He did everything he could to help me feel comfortable when the AC went out in my apartment. He worked around my job schedule and even checked in afterwards to make sure I was satisfied.

If you're looking for a nice place to stay where the employees genuinely care for you Cortland is it! I had the pleasure of working with Bianca and she was phenomenal throughout my entire move in process. I've never felt such a connection with a management team. Bianca was very friendly, welcoming, knowledgeable and most importantly PATIENT. I wish I could give her a 10 star!

This place is truly a great place! I literally have no issues with this place at all. Everything and everyone is awesome! The staff are super helpful; there is one who is named Joseph that is super helpful as well! All the neighbors are super sweet! We get food trucks every week and the environment is nice as well and it’s quiet too.

Lived here for a year and the price and location was great! The whole property is beautiful and has two large ponds that look great. Had to move because of work unfortunately. The staff is really good at cortland which is rare nowadays. Jazz in particular is amazing and helped make my experience at cortland 5 star.

The Cortland Pines has the best office staff!! Me and my family were looking to find an apartment quickly. Stephanie was amazing and made sure we got approved and was such a pleasure to work with she is truly amazing. Mind you my husband called a week later and she still remembered us and took the time to make sure everything was going as planned for our move. Joseph is another staff e member who goes above and beyond when showing us the complex he answered all my questions and my kids questions made sure to give us all options. Both Stefanie and Joseph show a lot of care and not just trying to rent an apartment but are there to make you feel heard and like the Cortland is the best place. Now for the actual complex we toured twice and both times it’s very quiet, clean, and feels like a tucked away oasis from the busy life of pines. Cant wait for the fishing and tennis games!!

I am going into my 3rd year living here. I don't have any complaints or anything negative to say about this place. It's quiet and no one bothers me here. The office sends out emails & texts letting me know about what's going on around the complex (general repairs, etc). Front office: Although I have interacted more with Jazz than Joseph in the rental office, I find them both to be very pleasant to deal with. Jazz has been very understanding and accommodating. They both certainly do not act as though you are bothering them when you enter the office. Unlike some other places I've lived at. Maintenance: Every maintenance call has been responded to in a timeline fashion and my issue has always been resolved. Grounds/facilities: The grounds are always well kept, and you can't beat the trash valet service! I don't use the pools so I can't comment on that. From what I've seen, they appear to be well kept. The fitness center is exactly what it is, a fitness center. In other words, do not expect an actual full-sized g

I've been living here for awhile and have never considered writing a review till now which is funny since I've moved out. Probably because of how Mavis treated me upon my departure, if I didn't move on I would've probably stayed longer. Every staff member I've dealt with since I had moved here before the new management has always been good to me. From the new members such as Mavis to the old ones such as Joseph. This is really a good place to live in if you ever plan to move with a small family and are looking for a quiet and safe neighborhood where you won't encounter any troubles or loud noises amongst those that live around you. There's hardly ever any issue all in all for the years I've been here and hopefully it remains like that since I'm gone. People truly do love to take pictures by the pool since it's always clean and the gym is fairly decent to use if you know what you're doing as a whole and need to get a quick workout out the way when other locations are closed. Can't forget about the tennis court

Being here lately has made me appreciate living in the East Side of Pembroke Pines, most properties I've visited tend to be overpriced with all the new construction going on. The city seems to be getting heavily populated lately but at least I'm currently in a gated neighborhood currently. I like the front office and how they've tried to assist me throughout the whole process, from teaching me about how to pay using online payments so I don't have to go inside 24/7 or wait on times I might miss a payment since I don't have the luxury to go to locations and acquire money orders. The young lady Mavis has been a lot of help as well to name a few, she was helpful even when she let me vent about my car issues to her. I love how there's a police station about 2 lights away going West as well so I feel safe here. Living in a location safety comes first but it's always wonderful to know that the staff that manages the location cares about you as well.

Remarkable apartments. Beautiful community, amenities area you name it. Staff and Mx awesome! Customer care residents care, all in order in timely manner all is taken care of. From leasing consultant to management and maintenance. Awesome!

Living here is a good thing, minor complaints is just the gate not operating at times or people blocking it since they don’t have stickers and there’s no possible way for them to make a U-Turn. Aside from that I love the interior of the household, the tennis court & there’s a nice Jamaican instructor that comes from time to time to train anybody that wants to join his classes. The pool is wonderful as well & the office has a pool table if you want to play against someone and take their rent money or lose yours. I recently moved here and can say it’s always full and there’s hardly any apartments available but the community is quiet and clean to the point you’ll think you’re the only one living there. The office has some good workers honestly, so if there’s ever a problem it’ll just be the gate & that’ll be blamed on the negligent drivers but they always get it fixed. Maintenance workers are also good, they assisted me several times with getting things fixed around the apartment. So I’ll recommend this being a

I’ve been a resident for a year, and I must say that it’s so pleasant to live in this community! the staff at the leasing office are great, especially Priscilla she’s always there for you whenever you need her. She always make me feel at ease whenever I have a question or an issue in regards to my apartment. The community is quiet, it stays clean, and the maintenance are always available when you need them.

I’ve been a resident here for about 4 months and I can tell you this is one of the best apartments I’ve lived in. The move in process was so quick and easy thanks to joe. Any issues I’ve had maintenance is so quick to respond and fix. Mavis in the office has been such a big help. She worked with me on a situation I had and really helped me get everything together. Overall the people at Cortland care and I feel extremely comfortable living here with people I know have the tenants best interest at heart. 10/10

I’ve been a tenant at Cortland for 4 years and Mavis has been a godsend to me. Whenever I’ve had a problem with anything she is very resourceful and makes life a lot more comfortable. Mavis is the best.

I’ve lived here for some years now since 2017. Before the complex was repainted to what it is before. I can truly say I love the new color of the complex as well as the management. I truly dislike changes when they come out the blue. I was accustomed to those I normally dealt with in the office but meeting Mavis & Phil was truly delightful. I normally don’t go to the office since everything can be paid for online as long as needing maintenance but I didn’t feel like dealing with that recently and wanted to see anything that was changed inside. Mavis truly helped me get things in order in a professional manner, almost felt like I knew her for some time. I appreciated her assisting me with reactivating my card since I couldn’t enter the gym anymore since it randomly started acting up. Phil is also a nice individual, he assisted me when I need to put in a work order for the apartment when I was dealing with issues with my cellphone and couldn’t do it online. I’m glad we have 2 understanding individuals here now

Hello everyone! My name is Catherine and I've been living in Cortland Pembroke Pines for about 1 year now. and let me just say "I LOVE IT, NO COMPLAINTS FROM ME". I moved all the way from Wynwood, Miami FL. This place definitely makes me feel at home and safe. I literally love the staff! It was such a smooth process to move into this apartment. They're super helpful with answering any concerns you might have with late payments for rent; etc. And The prices were PERFECT! At least compared to where I lived and how much I had to pay! THIS PLACE WAS THE ICING ON THE CAKE FOR ME. and I ADORE how close everything is to this place. You can literally drive for less than 3 minutes into the area and you'll IMMEDIATELY start finding so much to do and see. There's just so many convenient stores nearby! Definitely better than living in Miami where everything is FAR. The community in Cortland Pembroke Pines feels so much like a family! Everyone is so nice and respectful towards one another. They are by far the best apartments I’ve ever lived in, they are very attending and always get the job done in a matter of minutes. The living conditions are remarkable, there’s always events for kids and families to attend. You can tell the company loves their community.

I love the complex minus the iguana’s (which are HUGE), and the none working gate. It’s quiet an peaceful! After a long stressful day at work, I feel as if I’m on vacation every day. I love it here!!!
