I have been weighing my options in returning to apartment/rental living. Seeing the Peachtree Battle property and how much Sarah cares for it definitely makes it an appealing living environment. The amenities make it feel as thought it wouldn’t be just a great community to live but also a vacation like escape. I look forward to re-visiting my decision in the near future knowing that a place like this exists.

this is my 3rd lease here, I’ve seen all of the changes and was reluctant to move completely because of the changes, but I’m so glad I decided to stay and transfer units. I love my new unit, it’s cozy and safe. sarah has outdone herself going above and beyond with communication and also making this christmas at the community special. definitely recommend

I recently toured Peachtree battle while apartment hunting in Atlanta, and I have to say it left a lasting impression from the moment I stepped into the leasing office. I was greeted by Alexandra, who is both incredibly warm and welcoming. She took the time to understand what I was looking for and a wonderful tour. The property itself is gorgeous and has a time of southern charm to it with beautiful landscaping and elegant architecture that feels both classic and fresh. The interiors are thoughtfully designed with spacious floor plans, and modern finishes, but really stood out to me where the amenities and the pool area is my favorite because it was tucked away like a private oasis. I also was a big fan of the fitness center. It is well equipped and clean and perfect for any genre of working out. I’ve been living at Cortland Peachtree Battle since April while my house is being renovated. Honestly, I wasn’t looking forward to apartment living again — the last time I lived in an apartment was back in 1989 in New York City! But it’s turned out to be a great experience here at CPB. The leasing and maintenance team does an excellent job keeping the property, amenities, and landscaping in top condition. Whenever an issue comes up, they respond quickly and professionally. My dogs had to adjust to community living — trading a backyard for shared green spaces — but it’s worked out well. There are plenty of walking areas throughout the property, and the pet waste stations are conveniently located. For longer walks, the quiet neighborhood streets behind Cortland PB are a nice bonus. I’ve especially enjoyed the pool, grill area, clubhouse, gym, and library — all recently renovated and very well maintained. Cortland Peachtree Battle is a wonderful community! Not only am I a Cortland resident, but also a Cortland employee. My husband and I chose CPB as our home away from home while renovating our house. It is a quiet and pet friendly community within walking distance to great shopping and restaurants. The management staff goes above and beyond to serve residents and cares for us like family.

TLDR: Change is uncomfortable. Progress takes time and patience. Cortland has us on a steady uptick. I was a resident here on my 2nd lease before Cortland took over. While the last group was incredibly friendly and personable, I could write a book on why the property was a disaster. Office managers never lasted more than a month or two, we basically had ONE maintenance man who was working ridiculously long hours, the pool was never open for the whole summer and the grounds were disgusting (maggots all over the recycling room level disgusting). For the most part, we've had consistent staff over the last year, with a few leaving to move up within the company. Everyone has been friendly, kind and helpful. The community events have been a nice touch and usually kid/family friendly. A lot of what you may read in other reviews are things that are truly uncontrollable. Anyone complaining about the fire alarms under Cortland's management must not have lived here before they took over. The alarms would trip twice as o

Sarah, Malik, and Serenity are rockstars who really care about tenants and their experience. I've loved living here and just renewed my lease. The quiet, accessible, walkable, and safe location is really valuable in Atlanta in my opinion. Maintenance is incredibly prompt, helpful, and respectful of your space. Amenities are really enjoyable; the pool, gym, and clubhouse are really lovely (and recently redone) and since this is a low-rise building, they are rarely crowded if ever! Other things I would want to know if I was considering moving: I've never had any bugs, you can either valet your trash or put it in the chute yourself, I've never had a package stolen (we have lockers) and the office communicates promptly and well. Lastly, I feel like my car and I are both totally safe. I think the rating of this complex is being driven down by the previous owners (any review prior to October 2024 or so) which isn't fair to the fabulous new team who do such a great job and have improved so many areas.

I've been living at Cortland Peachtree Battle for a few months now and my experience has been great. Sarah and Micah went out of their way to make the move-in experience quick and easy. It's a quiet community for being in the center of Buckhead, and has a lot of great shops directly across the street. The property grounds are always clean and the amenities are great + never crowded. The apartments are nice and modern and the one maintenance issue I had was fixed same day (on a Saturday too!).

This review will be lengthy, but I'll keep it as concise as I can ('TL;DR' at the end if you're short on time). Lived here for little over 2 months and I'll say Cortland does a nice job managing this property from what it once was. That said, I'm giving CPB a 5-star rating, w/several caveats to take note of... AMENITIES: Can't speak too much on these, as the only amenity I really use is the fitness center/gym, but my experience with that has been great. Good range of equipment & an overall nice space that I frequent multiple times in a week PEST CONTROL: Since moving in, I've seen two roaches in my unit after coming back from being away (i.e. - for a weekend)—both dead. Like many others, I don't care to see *any* type of roach, but at least they were dead... I called maintenance to take preventative measures for pests and they sprayed my unit down (very quick, only takes about 5 minutes); since then, I haven't seen any bugs at all, in my unit or anywhere else here. I’ve been here since it was the Haynes house and I can say that my experience started off a little rocky but since Cortland took over , Sarah and her team have been AMAZING. All my maintenance stuff gets handled usually within 24hours and they are all super kind and caring. The area is convenient in every way possible , but what’s best to me honestly is how much this new team communicates and care for us a residents. I’ve got to move to a 2 bedroom and debated leaving to other places that may “have more “ amenities , but it’s the people that really make me want to stay. So I’ll be staying at least for another 2 years.

I have had an exceptional experience living here! From the moment I moved in, the staff has been nothing short of amazing. Sarah, Malik, Serenity, Jermey and Bobby go above and beyond to create a welcoming and well-managed community. The property is always beautifully maintained. The attention to detail and professionalism is top-tier! For example, I mentioned a few concerns about my apartment to Jermey in the hall and he stopped what he was doing to take care of everything on the spot! I also appreciate how the team keeps us updated on the exciting renovations happening with the amenities. It’s great to see continuous improvements, and their commitment to keeping residents informed shows how much they care. Overall, I am truly happy to come home to this property everyday. Christmas came early thanks to Cortland. I have lived here 5 years, and the past several months under Cortland ownership have been some of the best. The property manager and office staff are EXTREMELY attentive. Every time I turn around there’s a new upgrade or improvement being announced. I have lived here for 2+ years - the Cortland management has done a great job over the last few weeks, since taking over the property. They have already made big changes (fixing the East elevator being #1) to improve the property ... and are committed to continuous improvement as well (gym being re-modeled, exterior painting, upgrading access systems). The new management has been very responsive (shout out to Sarah Cash, especially) and pleasant to work with. I would recommend Cortland Peachtree Battle as a good place to live again, under the new management.

Since Cortland has taken over, the quality and atmosphere has started taking a turn for the better! It is very evident as soon as Cortland took over, that tenant satisfaction is number one. Immediate changes took place that residents have been wanting for forever. Renovations, trash valet, better access entry, and no more frequent elevator breaks!! Sarah, the property manager and Malik are super sweet and personable and open to any and all feedback. If you’re thinking about moving to Atlanta, please consider these residences!!! The maintenance team has been incredible. Jeremy gets our maintenance requests taken care of as soon as, hours after we’ve placed them! And he took care of everything from lose faucets to bringing us a new washing machine.
