Since we have recently moved in, we have experienced very friendly people and very neat surroundings. The staff is very good when we visited the community with patience they gave information about everything.

I've been a resident here for over a year and this place is beautiful. There have been many phases of staff and my experiences have ranged quite a bit, but, overall I LOVE it here! Most recently, Jessica Restrepo has taken over as property manager and has been nothing short of amazing and personable. My requests are met with friendship instead of feeling like it is a burden. Prior to me meeting Jessica the other week, Alison Armstrong and Joseph were the only two constant presences in the office. Park83 has been our home since March 2020. We will never forget pulling up and driving through the community and feeling that sense of home, warmth, comfort, and security. Alison has been a huge part of our experience in feeling welcome and that any issue we have will be resolved immediately. If it does not happen same day, there will be some form of communication provided. She has and continues to go out her way to answer any questions we have and even took time out to answer questions for my brother and sister in law who are looking to move this year. All of the activities, events, and friendliness from all the staff has been amazing! After touring so many apartments in the area, Cortland Park 83 became our top contender because of a few different reasons. 1. Lisa at the front office was amazing! Incredibly friendly and professional, and made me want to move in RIGHT AWAY solely based on how accommodating she was. 2. Lisa made it clear that there were several different options when it comes to scenery, floor plans, and amenities and that she was committed to finding me the perfect match!

Cortland Park is truly a great place to feel safe and secure. I have moved in and in just two months I feel at home. Between the views out my window and amenities at our clubhouse, some days I have little to no reason to even jump in the car. Cortland has made it very easy to ask questions and be directed to the results you are looking for. The apartment for me is spacious and allows for me to create my own style and comfort. The best days are sitting in the attached sunroom off of my liviing room where I can grab a book and just unwind. I truly recommend more people taking a look at what Cortland has to offer.

The community is super quiet and serene, it even has a walking trail. The apartments are recently renovated using high end finishes. The staff is absolutely amazing. It’s been 5 months since we moved in and the move in process was taken care by Brittany (no longer with Park 83) who did exceptionally well. The community is well equipped with almost everything renovated (Gym, clubhouse, package room, mail room, the entry gates - recently). The landscape is amazing and the drive into the community is lovely. The newly renovated apartment (2023) interior is great and well built. The maintenance team here is exceptional especially Rashid, Richard, Eric and others. They address whatever issue you raise through the Cortland+ app very promptly and professionally. The app is another great thing! The admin/ leasing office management team alongside Ashley Mundy is great. Ashley to me is like the best and the most amazing leasing office person I’ve ever met of all the apartments I have been TBH. She takes care of everything and addresses my concerns in no time! I have been living here for coming up 3 years now and actually signing another lease into the new renovated apartments. I love the neighborhood and I have no complaints, I feel safe, it’s always clean, when I have a maintenance issue they come and handle it very quickly. There’s even some officers who live in the neighborhood so makes you feel a little safer if anything were to happen. Very big shoutout to one of the staff in the leasing office (Ashley mundy) she is so sweet and really puts residents first. Ran into a issue and she was able to look into It and fix it right away for me, if your thinking of moving here I would definitely recommend her to help you lease

I moved into my new apartment at Cortland Park 83 in November of 2022 and I absolutely LOVE IT! I love that the community is located near everything I need from parks to restaurants and shopping. The neighborhood is always clean and the staff is always helpful. Every single time I've entered the leasing office I'm immediately acknowledged and warmly greeted. Anytime I have an issue that needs to be addressed (and thus far I've had very few) it is always easily and effortlessly resolved. I love that during the current renovations tenants were taken into consideration and specific services like Planet Fitness gym memberships were offered to readily accommodate us. There are always community events for tenants and I love the daily digest emails that keep me abreast of what's going on in our community. I have been blessed with great neighbors too! I moved into Park83 a little over 3 years ago and had to move out due to work location. I wouldn't say it was perfect and it had its ups/downs but every complex will have its issues. It's about how the staff treats/helps you. The current group they have in there is fantastic. They were extremely nice and helpful in every situation. The only complaint I would have (if I am being picky) is the gate and the light at the entrance. Only having one way in and out can make it tricky to navigate with renters flowing in and guest trying to use the keypad as well. Plus the gate will occasionally be broke. However, 99.9% of the time that is out of their control (EX: Weather). I just hate that light during peak traffic hours. Again, those are two small things that really doesn't reflect how great Park83 has been!

I have lived at Park 83 for over a year now and I love it! It is a great place to stay if you are looking for a peaceful neighborhood with great outdoor spaces and multiple dog parks. The community is gated with lots of amenity spaces which have been recently renovated. Management is great and special shout out to Ashley Mundy for exceptional customer service! She is prompt at handling and solving issues so you never have to worry about delays. I would definitely recommend living here!!!

The property is always clean, I feel very safe, maintenance requests are handled quickly, and all of the staff have been friendly and helpful. I also really appreciate the community events. It's like living in your own serene paradise!! From the maintence staff to the office management-- they have gone above and beyond and exceeded my expectations! Been at this place for 4 months so far, I love it here! I worked with Alison and Jordan to look at my apartment and sign the lease, they were the most patient leasing managers I have worked with! Highly recommend them 11/10. They always check in to see if I am happy with the place. Some of the good things about this community: 1) Neighbors are super nice and corteous. I absolutely enjoy seeing them day to day. I have never had any noise issues etc. 2) Maintenance requests are handled super quick! I submitted 2 requests so far, one was taken care 2 hours after I submitted the request. 3) Lots of fun events that makes it feel at home 4) Taking out the trash, picking up packages and mails are very convenient

Update: We just moved out after over a year of living in the apartment and my original review still holds up. We had issues along the way because the apartment is older but Cortland was quick to fix things. As part of the move-out process I ran into some contractural issues (like hiking up of rent based on going month to month) and when I spoke with them at the office they sorted it out and treated me fairly - even doing a last minute extension at the regular rate. Older apartment complex that is well maintained and well managed! We have been here for about a month and plan on staying a total of 6 months while we are in between houses. The grounds are beautiful - lots of hills, greenery and groupings of apartments around the property. Been here for several years and it's been great. I've had plenty of negative apartment experiences in the past but Park83 is easily the highlight. It's a good location. The front office is friendly and helpful. The facilities are all good and well maintained as well. My only advice is to seek out a top floor unit.

Love my new apartment here! This is the first time I've rented a place where the transaction was completely virtual!!! However, I must say that Park 83 did not disappoint!!!! From start to finish Chelsea was right there to assist, guide, and answer any questions my sister and I had. Trust me we had a lot of questions! But nevertheless both she and Mikaela were patient, knowledge, and attentive to our needs. The last year has been extremely tough with having lost our mom due to COVID-19, but I want to express my sincerest gratitude to the Park 83 team for making this one thing something effortless and special for us. The newly renovated apartment is simply beautiful!!!! It's everything we expected and then some. Thank you thank you thank you Park 83 for all that you do to make new residents feel more than welcomed but making us feel right at home!!!

Our oven caught fire and Ashley was AMAZING when it came to helping with the fallout. She called us as soon as she was in the office the next day and assured us our oven would be replaced, and she helped us organize some cleaners to clean the fire extinguisher residue. We moved to Cortland Park 83 in January of 2018 and still live here. As a community we've had our fun times and sad times. The folks who live here with us as neighbors are kind, considerate and loving people. The folks who work in the office do their very best to take care of our concerns, the property and our apartment. The folks who work in Cortland Park 83's Corporate Management Office worked with us when we were at our bare minimum. we nearly lost everything in our lives and Cortland did not evict us. They worked with my husband and me as I managed working Contract Paralegal jobs when I lost my regular employment job during the Pandemic. Today... July 15th 2022, I had a knock on the door this morning before I went to work. It was a Maintenance Staff Member. He told me there were some urgent needs for the building I live in, related to natural gas lines. I had no idea. I did not smell gas. It was another unit in the building and it affected us all. Park 83 is a beach community, it's convenient to a lot of shops, Management and the Service Request team have been great. I feel safe here and my apartment with the nice upgrades are really beautiful. A tad bit pricey but overall I still recommend it for sure.

I have met some very nice people since I moved to Park 83, and I really enjoy talking to them. Love Park 83. The team is phenominal, the community grounds are goregous. Even though it's apartment living we feel like we have our own space! They utilizte mulitple avenues to communicate and get involved with the residents. I feel like I live in the woods all while being 3 minutes away from everything I could ever need (including taco take out!).

Beautiful complex & friendly staff! Moved to this place from another complex in the nearby area. The leasing staff always answers any of my questions and the maintenance staff has always been friendly, fast, and prompt with any of our ticket items. The complex/grounds are awesome! Very much in the middle of nature here. Shoutout to Joe - he always has a treat for my dog when we run into each other during our morning walks and always answers any of my questions about the complex etc. (Only issue: No laundry onsite)

Honestly I have just never dealt with a more honest staff at any apartment than I have at Park83. They have been responsive and courteous the entire time we have lived there. Recently we had troubling moving into a a new place who didn’t have our room prepared on move in day, luckily Kenzie from the office was so awesome and in two days was able to get us another place at Park83 and help us with just about anything we needed. She really went above and beyond what she was required to do and we are extremely grateful for that. If you want fairness from the place you live, consider Park83 in Roswell.

A great place to call "Home". The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . Special Thanks to Charisse who made sure that we had the home we wanted as well as needed. The grounds and facilities are kept clean every day by friendly courteous workers. The maintenance guys here are great! Very impressed with Jerrell and Davis. They take care of issues efficiently, and they’re very nice and polite. Also, the ladies in the management office ( Ashley and Devin) are very helpful and super friendly! Which is very appreciated these days. There was also a blond woman there, I didn’t get her name but she also was very friendly

He greets myself and my dog every morning with a warm smile and conversation. To top it off he always provides doggie treats to my dog to make her feel comfortable. I have been living at Park 83 since May 2021. I started my apartment search in March 2021. Devin has went above and beyond to ensure that I had all of the information I needed. She is also very prompt when I had any questions or concerns. Devin is a natural. I love it here.

The property started as being a perfect home. Over time, management turnover, service team turnover and other dynamics...I no longer find Park 83 as a viable place to call home and for the rates we are charged, the return is significantly less each year.

The grounds are very beautifully landscaped and is like a park which is what I love most. However the apartments are not well monitored as the pools are not monitored and closed at the end. This is a no smoking community, however most people smoke here and there are cigarette butts allover the place so it is not enforced. Some the amenities in which we were to enjoy have not been working for over a year such as the laundry room and there is inconveniences such as the community water often being shut off constantly. There is a gate, but people often tailgate behind you and it defeats the purpose of the gate. Sometimes the gate is broken, but they try to fix it quickly. Pet areas are often overflowing but there are always bags there which is good. The residents do not pick up after the pets which is very unsightly and it is not enforced. There does not seem to be an active courtesy officer available as stated and very difficult to reach someone after hours.

I wanted to give a big thanks to one of the maintenance guys at Park 83 named Joe Mayo for his assistance the other day. I came out of my apartment to my car battery being dead. I called down to the office and Joe came came with a portable charger. Unfortunately it did not have enough power to get my car started and I was beginning to worry this would take all day. Joe told me not to worry and then he called some of his coworkers, left and came back with regular jumper cables and a very kind neighbor gave me a jump. I could not be more appreciative of their assistance. It was the day before Christmas Eve and I was already stressed out. Joe’s assistance with a smile and kindness really made a difference.

Park 83 is a beautiful apartment complex with resort style amenities. They ensure the grounds are always well manicured and take pride in the community. The apartments are spacious and well cared for despite not being newer construction. They are always planning activities for the residents, their children and even their pets! I have lived in other apartments in this area and Park 83 is way ahead of the others!!! If I had to complain about anything it would be that the pool area is open until 10 pm but there are no lights in that area. That would be the only improvement they could make.

I am so happy that I randomly decided to stop by Park 83! I was pleasantly surprised by the scenery of the property and I especially love the lake. The leasing staff was so considerate and nice. I would recommend this property to anyone who wants a quiet yet pleasantly beautiful place to live.

I loved Park 83! It was such a quiet and beautiful community. It was especially great after meeting and touring with Charisse. She was so personable and honestly really funny! She made me feel like i was already at home. I couldn’t wait to go online and apply so that i could make Park 83 my home. If you’re ever in the area check out Park 83 and ask for Charisse.

Me and my boyfriend spent a good amount of time apartment hunting in the area. After all the crazy high prices, we finally found Park83 Apts, and we could not be happier. Not only was it affordable, but the staff were super friendly and so eager to help.
