We all know how exhausting its is to apartment shop and visiting Cortland on Orange was such a breath of fresh air. The staff is great, I personally had a tour with Maria and she was amazing! The facilities are great, this property is definitely a top contender!

I recently toured at Cortland on Orange and had a wonderful time. The apartments had very modern smart home features. They have keyless entry and dimmable lights. Everything was clean and the entire office staff was so warm and friendly. I’m going to be moving in later this Summer and I can’t wait. The roof top pool had an amazing view of Downtown, and the fitness center has all the equipment needed as well.

I recently moved into Cortland on Orange and have had an amazing experience so far! The office team is very friendly, supportive and accommodating. Samantha, especially, has made the move in process exceptional! She is breath of fresh air every time I come into the office. I also had a small issue with my apartment when I moved in, the cleaning team did not properly dust the apartment and there was an excessive amount of dust. I let the team know in my move-in survey about the issue and mentioned that my vacuum broke while cleaning it out, and to my surprise, they not only read my response but also got back to me immediately and even replaced the vacuum for me! They have gone above and beyond in every aspect of my move. The property is also beautiful and well kept. 10/10 recommend!

Cortland on Orange has been a great place to call home for nearly 3 years. The location is central to all of Orlando and access to the interstate is convenient. The leasing team is always pleasant and the maintenance team ensures my requests are handled in a timely manner. The building elevators are constantly being repaired, which I was told is a fault with the building and/or weather. Overall, I can happily recommend these apartments for those looking.

This is overall a good place to live in. The location is perfect, close to everything one could need. A short drive to the major highways as well, and right down the street from nightlife in Downtown (but far enough to not be always surrounded by it). The hallways are relatively clean, at least in the first floor. My interactions with management so far have been good, can’t complain. Maintenance seems responsive after about a month and a half living here. The rooftop pool is beautiful and the rooftop lounge is also a great area to relax and bring guests. Some pros: - generally, you dont hear too much outside, or your side neighbors. so the walls are not razor thin. - little to no pests: havent ran across much of anything outside of some tiny fruit flies somehow making their way inside. The indoor hallways help with this. - the garage was an unexpected pro. It’s readily accessible and you can get to your car without getting drenched in rain. The only cons I would say one needs to be aware of: - rooms dont have

My tour of the property was awesome. All of the amenities are great. The grounds were well kept and the leasing agent that helped me was Shamell McLean and she was very nice and informative. Overall, this is a very good apartment complex and we highly recommend considering it while looking for apartments in Orlando. Pros: - Customer service is exceptional. Shamell was excellent when helping us move in and always making sure we are having a great experience. - The location is top notch, with two Publix nearby and lots of great restaurants. Downtown is 7 minutes away, Winter Park is 15 minutes away, and Disney Springs is 25/35 minutes away depending on traffic. - When moving in, your leasing agent will show you the actual apartment you’d move in to, not a model. The process was super smooth once we moved forward. The communication was excellent, and the technology they use is super user friendly, and quite cool. Cortland on Orange caught me right before I was about to sign a lease elsewhere. I randomly spotted it and decided to schedule a tour the same day which was approved almost immediately. I already had my mind slightly made up on another property but something told me give it a try. I was greeted by Leasing Consultant Shamell who was very welcoming and appealing. She broke down all the information for me, gave me a wonderful tour of the property, amenities, and the actual apartment that was available and not a model version which always looks better than the apartments being leased. I threw plenty of questions at Shamell and to my surprise she was able to answer them all and even correct some misguided information provided by the central office for Cortland. The property is in a perfect location, close to downtown and the airport, with plenty of supermarkets and restaurants in the area. We just moved into this property and the staff at this location.. ABSOLUTELY AMAZING!!!!! Nakita has been one of the BEST leasing agents to ever deal with. My daughter an I came in as a walk in because I wanted her to give me her opinion on the property, and even though everyone was busy Nakita made us feel welcome and had me take a seat and told me she’d be right with me after her tour. I visited this community and spoke with a leasing consultant by the name of Nakita Santos. I was a walk-in with no appointment however she was more than welcoming and very patient considering she was about to go on her lunch break. Nakita and her fellow colleagues went above and beyond in showing me available units as well touring me through vacant units I was interested in. I’m not going to lie, I’ve been waiting for this place to disappoint me after seeing it happen so much in the other communities I’ve lived in, but when I tell you they are so consistent here I mean it. I absolutely LOVE coming home. The staff is AMAZING. This is the first time I’ve lived in a complex where the staff actually cares and makes living here pleasurable. Communication here awesome, and issues get fixed immediately. Keondre and Nakita did an awesome job getting me moved in. Andrea and Maria are heaven sent as well. I have been residing in this property for approximately four months and I am very satisfied with the quality of service and facilities. The maintenance and leasing staff have been exceptional, especially Juan from the maintenance team who has promptly addressed any issues that I encountered. Keondre from the leasing team has also been very helpful and courteous in handling my inquiries. This property offers excellent amenities and a supportive staff that make me feel at home. I love my new apartment. When I was searching for a new place to live, I stumbled upon Cortland on Orange and popped in. I unfortunately did not get to tour the complex as they were all booked up with tours and that was my last available day to search. I met Keondre, who provided as much information as possible and I decided to take a chance and sign a lease without ever physically seeing the inside. Keondre was very helpful throughout the entire process and move in day was very smooth. He provided me with all the information I needed to feel comfortable in a new place. The apartment itself is beautiful and was very clean. I couldn’t be happier with the process.

I absolutely love living here! Andrea is amazing and has helped keep my peace of mind with my children living here. She is always ready to put the next get together ready! From our Christmas party to Valentine’s Day breakfast. Maria has been literally the best! She listens and really does put things into action to make our lives here at Cortland better! I’ve been living at Cortland for about three years and truly felt like this is “home”. Although my situation guaranteed that I would eventually have to move my life elsewhere, my home at Cortland always felt like “mine”. I’ve lived in other complexes similar to this one and have to say that this experience has been different. I made the effort to enjoy the amazing rooftop pool, the sky gym, the yoga classes, brunches, competitions, and other community activities that Cortland offers which I may have ignored in other places, but I feel that these amenities and activities made Cortland feel like an actual community. I appreciated that my neighbors were generally mature and my apartment always felt peaceful and that the staff at Cortland (especially Maria) always addressed any issue that may arise over multiple years timely and without question. If you’re unsure of where to go to live in and enjoy downtown Orlando, Cortland is the place to be.

Cortland has been a great experience for me and my wife. This apartment was the first we moved to in Florida, and for the first space of the state for us to live, we could not have asked for anything better. We have a beautiful view of the sunset every evening, lovely and unique events hosted often, and the amenities insanely enhance our life here. A rooftop pool, electronic locks and FOB services for security, and a full gym really keeps us around. The staff is wonderfully friendly and are on top of issues as much as they can be. Thank you Cortland on Orange for everything you’ve given us!

For my first review ever, i'm glad its for Nakita and Cortland on Orange! Looking to sell my house and rent for a while but have been hesitant. My wife had recently toured and raved about it so I said "well why not". This was my final tour in the downtown/sodo area an I hadn't been impressed until now. Property was really nice from the office hubs to the roof top pool sky lounge area. Even more impressed how a current resident stopped us to tell me his experience with Nakita who helped him with his move in process. Nakita, don't forget to call me when a top floor Summerlin comes available. I will be there!

I came in as a walk-in and was greeted by Nakita. She was so bubbly and welcoming and had me sit with her immediately. I sat at her desk and she began to learn about me and what I was looking for, it felt as if I was just talking to a friend rather than a leasing agent. After discussing some options we went on to see the property… oh my , did I fall in love. She was extremely knowledgeable about the floor plans. I was shocked at how great her memory was with the square footage a details of each floor plan we saw. Another great thing was every resident we passed she knew their names and made sure to say hello. They were genuinely happy to say hi to her! Do not think twice come tour with her.

We would highly recommend the leasing consultants and the facility as well. I’m not going to lie, I’ve been waiting for this place to disappoint me after seeing it happen so much in the other communities I’ve lived in, but when I tell you they are so consistent here I mean it. I absolutely LOVE coming home. The staff is AMAZING. This is the first time I’ve lived in a complex where the staff actually cares and makes living here pleasurable. Communication here awesome, and issues get fixed immediately. Keondre and Nakita did an awesome job getting me moved in. Andrea and Maria are heaven sent as well. He showed me two options and all of the amenities. 7 months in my lease and I still love coming home to my apt. The location is super convenient (Publix is literally right next door) and there's a rooftop pool that has a view of downtown Orlando, which is only 5 minutes away driving. Cortland staff are always friendly and professional. I always appreciate the communication that gets sent out when theirs a work in progress or just friendly reminders. They take good care of the property, the hallways and elevators are constantly cleaned, and they've updated our apartments with updated keyless entry. Bottom line, the resident experience is a priority for them and it shows! Thank you for making me feel at home :)

My experience with Cortland on Orange has been great. All the staff members are very polite, helpful, and understanding. Especially Nakita and Keondre. Those two have welcomed me and my family with open arms since day one. Very beautiful complex. The only complaint I would have is the smoking policy. It’s a no smoking property so if you want to have a quick smoke and relax, you have to leave the entire property. If I can’t go on my own balcony and have a quick smoke, I think there should at least be a designated smoking area on property. Other than that though, amazing property with such convenience. I would definitely recommend.

I am a resident who has experienced challenges living here. In the past the elevator that gave you access to the amenities was not working. It has been a challenge for my son, who is in a wheelchair was not able to access. I have to say the turn around that has been made! The elevator works and I feel safe seeing our security here more, making sure we are safe. Everyone here , staff and neighbors make me and my family always feel that we are all family! Also, can’t forget the convenience within this plaza of restaurants and Publix being next door. Everyone is so friendly and helpful. My family and I are very happy to be here.

During my tour my agent made it a point to note that the main elevator, pool and all amenities are currently working and showed me around and answered my many questions! I love the smart access to get inside your apartment incase of emergency, then you go in and I like the fact that every wall has outlets on them even the island, master has his and her sinks with big mirrors, both rooms are nice in side and can accommodate king size beds which is a plus. I like the fact that you have different options on placement reviews and balconies sizes. Maria did a good job picking her staff. Moved in about 2 weeks ago and so far so good. Sam was a huge help in helping me choose the right apartment and ultimately helped me choose Oleander as home. Parking garage is a game changer from my old apartment -- easily accessible and right on the same floor as my apartment. Appliances are new, but the oven isn't very great, but the kitchen itself is beautiful and my apartment has lots of space. Wifi was also difficult to hook up because the apartment was actually missing its box -- but I figured it out with the help of AT&T. The building is quite and in a good area. Overall would definitely recommend the apartments and would recommend asking for Sam to help you!

Placed a work order and Spencer came. Not only did he get the job done in a swift manner he cleaned up behind himself. He didn't disturb me as he worked. He was kind and courteous. I try to request him when I make service calls. He has a great spirit and is always kind when I'm in the building. Once I was taking my trash and he saw me. It's hard to find an apartment complex that really impresses you! I watched Cortland on Orange get built from the ground up and always thought it would be cool to live there. I finally moved in and was definitely happy with my choice! The layout of the apartment was perfect, it was energy efficient and the amenities were awesome and well maintained. Every interaction I had with the team was pleasant. Even when dealing with issues from Hurricane Ian the team made sure to keep everyone updated on the status of the community. They do a great job in organizing community events, like bringing food trucks and having small festivals. The only negative to my experience is that I sadly had to move. I would certainly not hesitate to sign another lease here if I have the opportunity in the future. Great job to all, I really felt at home at Cortland on Orange!

I moved in December of 2021 and while they were working to repair the pool, the community was very modern, clean and inviting. I watched Cortland being built from the ground up and love the design of the building. The team does a great job in organizing community events, and keeping everyone updated on any repairs or maintenance going on. Every encounter I had with members of the team were excellent and the layout of the unit I had (studio) was perfect. I loved my apartment and quite frankly was the best experience I have had with any apartment I have lived in. Of course every community is not without issues, its just the nature of the beast. Things break or malfunction, ultimately its how the team handles it and they definitely do a great job at resolving issues as fast as they can. The only negative to my experience is that I sadly had to move. If given the opportunity in the future, I would definitely sign another lease with them! Keep up the good work!

Grateful for our wonderful tour guide Nakita with Cortland on n orange. Really loves the rooftop pool and all amenities. Bedrooms are large with great space. Big enough for a king size bed as well kept since opening in 2019. Love it here.

Office staff is always on point and ready to help! Keondre and Nakita always make me feel welcomed no matter the reason for my visit. Andrea keeps things interesting by planning the best events for us. I’ve never felt such a sense of community at any other apartment!

I love Cortland on Orange! The management staff is so friendly and professional. I have lived here for almost 3 years and have truly enjoyed it. Management continues to have events and engage residents they also address any issues and service repairs in a timely manner.

Have been living here for a while now and can definitely see the difference in new management. Nakita, Keondre and Maria are always happy to help with resident needs. Two out of the four elevators are still down but team is keeping us updated on all upcoming repairs.

I really do love living here! The location is super convenient and as someone who works from home, it makes it so much easier to grab lunch or a coffee when there’s a Publix or restaurants right next to the building. The staff is amazing, and Maria and Nakita are super sweet and extremely active in getting this place to be back in good shape. I know it’s an inconvenience right now to have the elevators down and a few services like the package pickup screen out of order, but the amazing staff and maintenance team is working really hard to pickup the slack from previous management and I can see the progress they are making. I hope to see more events in the future!

1rst let me start by saying i feel safe and everything is around like stores and groceries that at this time is a gas saving thats a plus. Meintenace is great the guys are always plesent and frienly but I just want to take the time to say that I am truly sad that Melvin Morales is leaving Cortland no offense to any other employee, but he has been a blessing for me since i moved here, when it use to be Ecco on Orange. If i ever have had any concerns or anything that had came up he was always there to assist me. Not to forget when i had covid. he was quick to assist me with phone numbers web sites for help I have to thank you for your kindness and I will defenetly miss you in the office. wish you the very best GOOD LUCK IN YOUR NEW JOURNEY MY FRIEND ::(

Let me start off by saying the maintenance team and leasing office are amazing!! They have gone above and beyond to make my move smooth and stress free. Maria and Melvin assisted me in making sure everything I needed to do prior to move in was completed correctly. Maintenance walked me through my home and explained everything to me as well as corrected any discrepancies on the spot. The building is clean and well maintained. There have been a few unexpected community issues but you can tell the staff is on top of it and communication is clear through emails and texts to the community. They really do care and listen to concerns. Very impressed with what they’re doing given they are short staffed and running into unexpected issues. They definitely deserve recognition in the company. A truly amazing team. I look forward to my time here.

Great place...the bad first and the very good... The elevator breaks almost daily and the pool was closed recently. The parking garage is so dirty you have to bang your feet off before you get in the car. The pool is on the roof and beautiful with lots of chairs and usually nobody is there. They have large bedrooms and bathrooms with plenty of space....large closets and a broom closet and pantry closet too. It's all upgraded granite counters and an open kitchen living room. Just visited a friend and was surprised it was so nice. Location is the best with a Publix literally downstairs and other necessities all nearby. Down the road about a mile there is an outdoor mall with restaurants and a Target and TJ Maxx and more.

I would have to rate Cortland on Orange as a great place to live. It's a community where you have a professional office staff and an outstanding maintenance team. Joel, Hector and Jose are very responsive and timely when it comes to maintenance requests. I like that they are always attentive to the needs of residents. It’s for these reasons that I'm happy 😊 to call Cortland on Orange my home.

Visited 5 other locations near by looking for cottage style apartments. Nice shade trees,looked well kept. Some of the marketing photographers are straight up magicians but this location matched the online pictures well!

I am so glad I went with Cortland on Orange. My mom stopped me from moving into a bad apartment complex before I found Cortland and I'm so happy. From the start the staff has just been SO nice and helpful. Like, the best front office staff. All of them are awesome but shout out to my girl Carlina. When I came to see the apartment I had thirty minutes to get back on a plane and they were right there for me. Loved the place, of course. I'm really impressed with the security and the lighting at night. My dog loves it. There's a doggie spa which is so cool. Reminds me of a little resort! My place is beautiful. Washer and dryer are worth the rent alone---and it's not that expensive. I've lived in a lot of states and this would go for a lot of money anywhere else. The pool is beautiful, the Cyber Lounge is really cute. It's nice and quiet and so close to theme parks and important places. I'm really happy. I could go on forever but just know this place is legit. Thank you!

This place is amazing, great service, always happy to help and the move in process was very smooth no trouble at all. When I was getting ready to move in Valeria (Leasing Consultant) made sure everything was set and ready. She went above and beyond. Weeks after I moved in and I needed maintenance for something simple José (one of the Maintenance guy) came by and fixed the problem right away, same day and was very kind. Whenever I need to ask a question and I call the office for assistance they are kind and always willing to assist me (Everyone in the office). Overall this place is amazing. Great view, great amenities, everything is close by (walking distance). Definitely recommend to anyone. 😁

My move back to Orlando was smooth with assistance from my leasing consultant, Valeria Rodriguez. I can tell that she loves her job, which speaks to the heart of the company. Cortland has the best modern units and amenities. It’s quiet, clean, safe, and most importantly, in a prime location in Orlando. The grocery store (Publix) is within walking distance, and great restaurants are all within walking distance. I am glad to call this home! 10/10
