I recently toured Cortland Oleander and had a great experience from start to finish. Joshua Bailey conducted my tour, and he was exceptional. He was professional, knowledgeable, and made the entire process feel comfortable and not rushed at all. He took his time explaining the different floor plans, features, and answered all of my questions thoroughly. The community itself was very clean and well-maintained. I really liked the overall vibe—it felt modern but still comfortable. The apartment I viewed had a nice open layout, updated kitchen, and great natural lighting. The amenities were also a plus. The fitness center and pool area looked well kept, and everything seemed designed for convenience and everyday living. Overall, Joshua made a big difference in my experience. If you’re planning to tour, I definitely recommend asking for him.

We lived here for 4 years while I went to Emory, and I will say, we didn't realize how great this place was during our stay until we moved back home. The units themselves have great layouts and great appliances. Very spacious for a 1 bedroom 1 bath. As we were on a hunt for a new complex when we moved back home, we noticed that we kept looking for a place that was similar to oleander and it has been hard to come by. The jack and Jill concept from the bedroom into the bathroom was perfect for when guest spent the night. The walk in closet is very spacious. I also used the gym frequently, it was always clean and not super busy. The pool was great to host friends. The parking was very easy, no one has assigned spots so it's first come first serve. Maintenance were always very quick with requests. Neighbors were very friendly, we even had a neighbor watch our dog while we were gone. As a pet owner, the area surrounding the complex is very walkable, there's a park right next to the building that pets usually roam

Absolutely loved my 5 years at cortland. I lived in both west and east. Both properties have been great to for husband and I. I’ve seen leasing agents come and go and the last few hired were great. The apartment was quiet, clean for the most part, and great customer service from the staff. I wouldn’t hesitate to move back if needed.

I lived here for 15 months and it's the best apartment conplex I've ever lived in! Maintenance is good (only needed them once), I almost never needed the leasing office, had no issues. A lot of residents are health care workers or emory students and are therefore really quiet and orderly. Only qualm is the package service is not great and packages are often delivered on the parking garage floor- open to the public. So I always had my packages sent somewhere else. Otherwise, it's a really quiet, nice, clean, orderly place to live.

The on-site staff and maintenance teams are doing their best to be very friendly, courteous and professionally helpful, and you will not have any serious issue with them. There are so many good things about this building which I don't feel necessary to list here and I am sure you will hear about those from the lease agents, so please don't take my critics below as the whole picture, I will just share some little points that may not be important to all but a few people out there. I have to preface it also with saying that generally the maintenance requests are addressed immediately no matter what, which to most of you might be very important. Also whenever I asked the on-site management anything, they did their best to help within their authority which unfortunately is sometime very much restricted by the Cortland company, as mentioned further below. I’ve lived in many apartment complex’s in Atlanta and The Oleander is by far one of my favorite experiences. From the very beginning Fabi have been nothing short of amazing. Any complaints or issues got dealt with in a timely manner. The maintenance crew is always on point with fixing anything needed in the units, the cleaning lady keeps the co-working space and all amenities extremely clean everyday. I honestly wish I could stay, but can’t due to family emergencies. To anyone that’s thinking of moving look no further , the units are beautiful and easily one of the best in the area. Thank you again to the office staff for making my experience here something my daughter and I won’t ever forget.

The staff at Oleander is like a family. They have created a space where I feel like I’m home. Not just in my unit but, the entire building was comfortable to be in. Fabi, the manager, has resolve problems for me with very little drama and a lot of care. I’ve felt the most safe in cortland establishments and in the past year and a half, the staff have been unbelievably kind, friendly and supportive. Ashley is the resident manager and she really helps you feel heard and understood. I love working out at the gym, the location is very convenient and one of the things I love about the location is that you can go on walks both in the evening and morning, they do a really good job about keeping the place clean. Although I lived at West, you could always find me at east. The lounge also feels like a coffee shop and this is a conducive community for Emory or Mercer students, young professionals, healthcare workers , etc. Thank you for being a home away from home .

I first met Latrice when I was looking for an apartment in Atlanta. Latrice is very professional and welcoming so you immediately feel at home and comfortable speaking with her. After a few conversations on the phone, she found not one, not two, but three apartments that fit into the criteria I was looking for. She is very accommodating and will work around your schedule to make sure she can get you in to see the apartment and the entire complex. After the tour, she sat me down and explained to me the costs of rent (including fees) needed to move in. She is very knowledgeable and truly suited for this profession. She ensured that I got my application and all the fees needed in on time to get the unit that I wanted. I have been staying here since October and I can truly say that she has made my experience here truly enlightening. If anyone is looking for a friendly, courteous and extremely capable person, Latrice is who you should seek out.

This property has been cool. I'm able to get help when needed. I have been coming into problems with LuxerOne and the driver marking y packages wrong by either putting my package in the wrong locker or marking as delivered and it wasn't. It's a bit irritating. Everything else have been fine.

Pros: Overall, I had a good experience living here (Oleander West) from July 2022 through July 2023. The unit was very nice, and I had almost no problems while living here. It was newly renovated, the neighbors were quiet, and the location was great. Cons: for a large portion of my lease, the gym and common areas were under renovation (they were fine and updated before). There were also some abandoned cars in the parking garage covered in a thick layer dust. Several of the grills did not work. I would have renewed my lease, but at the end of my lease term, there was a significant increase in the rate, although similar units in the building were still renting closer to the rate I had been paying. I decided to purchase a home after that.

Excellent place, nice neighbors, great location, nearby shoping and I would recommend it. Note that the hallways are not air conditioned, so just be aware of that. Also there are differences between East and West buildings in terms of common areas, pools, fitness areas and entryways.

Went on a tour of the building with my future roommate. We arrived early while leasing staff was on lunch but Wayne stopped what he was doing to give us an amazing tour. I went cortland oleander for a tour, and not only I liked the property location, amenities and the reasonable prices, but Latrice, at the leasing office was so attentive and genuine, that restored my faith in the existence of real people and the possibility of connecting with honest human beings....scarce thing nowadays... Besides that the property is well taken care of and has charm. I didn't rent there because of a personal situation, but I will in the near future.

He’s always very helpful with any of my questions and concerns. Living at Cortland Oleander is arguably a great source of making the quality of life better. all the staff members are very friendly, especially manager Fabiola Babio-Dufoo, who thoughtfully discussed occasional payment troubles and other financial problems, is very hospitable. She worked with me to solve those issues and concerns step by step. I requested for an early move-out because I had to go back to Korea before the contract period, but even then, she explained the procedures I have to take in detail, so finally I was able to make the best decision for me. In a time of huge growth and fast construction there are many options for a new Atlanta resident, but for the true southern hospitality and customer experience, you will want to call Cortland home. Administration staff is always warm and friendly, and quick to assist with even the smallest concern with real attention to detail! I had a light switch by my door that wasn't perfectly level and Vince with maintenance happened to be passing by and before I could finish asking, he had it fixed and squared away. Attention to details and genuine courtesy like this make the big city move warn and easy! Thanks Vince!

Natasha Robinson showed me a one and two bedroom apartment. Both were very nice and spacious! I love the amenities at this complex as well. They give a resort style vibe and everything is so modern. The newly renovated apartments in the older buildings are just as beautiful. The staff was so pleasant and I loved Natashas spirit! I would like to take a moment to express my sincere appreciation and gratitude to the Maintenance Staff here at Cortland Oleander East/West . We live in the East section and even though it is new and only little over 3 years old there are still times we need someone to repair a faucets, a refrigerator needs leveled, cabinet doors needs a minor leveling adjustment or our latest issue the front door lock had damaged the interior wood frame. Over period of couple months I kept forgetting to send a maintenance request to the office for processing. . I happen to see Spencer Gillespie , Maintenance Staff Member out on property and mentioned to him my issue . He immediately dropped by my apartment to take pics and said he would be following up with his manager and they would get this issue resolved quickly.. Well no more than a few days past and with Spencer’s good follow up the trim has be repaired and looks like it did the first day we moved in. She has provided exceptional customer service from the moment we stepped into the leasing office until the end of our tour. I love her energy! Since I have been in this apartment, my experience has been so far so good. The staff at the leasing office are courteous and accommodating. Cynthia Cabrales has been amiable and helpful. Moved in about 2 weeks ago and so far so good. Sam was a huge help in helping me choose the right apartment and ultimately helped me choose Oleander as home. Parking garage is a game changer from my old apartment -- easily accessible and right on the same floor as my apartment. Appliances are new, but the oven isn't very great, but the kitchen itself is beautiful and my apartment has lots of space. Wifi was also difficult to hook up because the apartment was actually missing its box -- but I figured it out with the help of AT&T. The building is quite and in a good area. Overall would definitely recommend the apartments and would recommend asking for Sam to help you!

Placed a work order and Spencer came. Not only did he get the job done in a swift manner he cleaned up behind himself. He didn't disturb me as he worked. He was kind and courteous. I absolutely love this community. The amenities are great, always well kept, the units have great & modern upgrades! The staff is amazing, and Cinthya is always ready to help residents. She’s always warm and inviting, and always smiling and great to see around the community. I recently inquired about another one of their Cortland properties, and she was so knowledgeable and helpful. Great management make all the difference when choosing your next community. Highly recommend!

I’ve been living at cortland oleander for almost 2 years and still currently residing here. I absolutely love the apartments not only because of the beautiful layout and designs of the apartment but because of the staff. Cinthya the leasing manager has been absolutely amazing with always answering my questions and following through if I need something urgent. When I put in a work order it gets done immediately you don’t have to wait like most apartment complexes. Also cortland has amazing theme parties for us that live here which creates such a comfortable feeling knowing people and getting to know new people that move in. I love cortland and I will probably be with them until I buy a house, but for right now they are home and I love it here .

I have lived here for 10 months and counting. Nice place to live in. The staff members are very courteous and helpful. I interacted the most with Cinthya Cabrales, she is just an angel! This community is great! Huge shoutout to LA and his maintenance team! LA is the maintenance supervisor at this property and he always has a positive attitude and actually cares about any issues I come across in my home and comes up with a solution and solves it very fast. The office team is great as well! Great energy and always very helpful. This gives me the comfort I need as a resident here to know that no matter what the Oleander team will take care of me. I stayed here (Cortland Oleander East) for about 2.5 years, moved in during their soft opening and stayed through the Cortland take-over/transition. The good: Very beautiful property. Loved all the common areas, including the gym, beer garden, pool and lobby area - lots of nooks for those working (or schooling) from home. Luxe - great delivery system for packages. No packages ever went missing. Staff - both property companies were pretty friendly and responsive during my time here. Move out process - pretty seamless as a process overall. Had no issues. They also offer a cleaning service for when you move out that takes the hassle out of getting everything super pristine (you can use you deposit for this). Location: Near the interstate, lots of eateries, good, safe neighborhood - great for walking or jogging. The bad: Noise - while there is some level of noise expected with apartments, everyone knows that apartment living in Atlanta is very dependent on who your neighbors are. I absolutely had to leave a review!! First of all, I have always loved the property, this is my second time moving here and it seems like everything is still beautiful about the property. They are also going through renovating all of the apartments so that is always a plus!! Secondly, my experience working with XANTHE and CINTHYA was nothing short of amazing. I explained to them my situation and needed to move ASAP... they gave me my options, were flexible, and got me moved in the next day after viewing the options. That is the type of responsiveness and customer service that you need.. TRUST ME you do not get that everywhere, especially in Atlanta. I actually regret moving from this property the first time, but it feels so nice to be back.

It definitely takes some getting used too but it super cool…oleander west was previously owned so they are making changes to the units and building over time…I requested maintenance once to fix my sink they came the same day so that’s great. So far so good I will review again in 5 months

Beautiful and new...Location good for getting around when shopping...Nice coffee area...New management needs to B more responsive to any issues...Not sure why they have garbage picked up by each apartment for an additional cost to each apartment as there R garbage chutes for free!

Cortland was my first apartment after I moved away from home, and it did not disappoint. The clean, accessible commodities of Oleander are well worth the price of admission: one can work out in their gym, relax at their pool, then grab a cup of Chai tea from the lobby. The employees are very friendly and responsive, I have always felt that my questions would be answered promptly and completely. While the rent of Oleander may be out of reach for some, it is worth it for those who can afford. My only criticism of Oleander is a slight lack in a sense of community. The place could really use some more community events, they are great when they happen, but a bit too rare. If I felt more of a sense of connection to my neighbors, I would add a fifth star to my review.

I drove by Oleander West yesterday after dropping off my friend in the area. I've been on the market for a new apartment home for a few weeks now so I randomly walked in the leasing office. I didn't have an appointment so I was expecting to be turned away. I was greeted by Zayna after she was done helping someone else. Although what I'm looking for is not currently available Zayna was attentive and answered all of questions and I was still able to see the property even without an appointment. She mentioned a lot of upgrades being made, the Latch system seems cool. She promised to follow up when more units become available. A little over a month ago I moved to Oleander West with my family. The start of the moving process was challenging because we were in another state, and lost out on a unit we desperately needed. After a couple of hiccups and a lot of headaches Zayna stepped in and has been phenomenal to my family and our non-stop calling, not once did she ever show frustration towards our request. She’s amazing to my entire family, and knows everyone by name, even our newborn. When my husband and I comes by the office for anything she’s so eager to help us with a smile on her face. My mother, who also lives on property just adores Zayna, to add my little sister name is Zeina too, obviously we’ll never forget her name. So far we are enjoying our living situation at Oleander West and we feel welcomed thanks to Zayna and all that she does to go over and beyond for my family.

I love living here! It's located in a quiet part of the Brookhaven/North Druid hills area, and it's close to all of the main pockets of Atlanta (Midtown, Buckhead, Downtown), so you get the convenience of living close to the city without the noise and bustle. The building itself is very modern, clean, and has a relaxing upscale vibe. The staff are all very responsive and kind. No complaints!

The Cortland Oleander West is a Great place to live. The apartments are very nice and well maintained . The grounds, pool & club house area's are very nice as well. The management staff is very courteous especially, Monique & Reggie. The maintenance guys are very professional. This property is close to restaurants, shopping, hospitals & highways. Longtime Resident here & I must say this property looks better than ever!!
