I've lived here for 7 years. We currently have the best manager and maintenance staff in the entire time I've lived here. She is proactive. Requests for maintence have speedy turn around times. Our gorgeous lakefront has seen vast improvements with grills and seating added for our comfort. It's a great community.

Thank you so much Ethan! We drove up from S.FL to apt hunt and we were so behind on time but he was so understanding and welcoming! Showed us a 1 & 2 bedroom. Great layouts, beautiful forest/lake views and concrete build which means low noise and strong structures. He was very informative and polite. After the tour we walked around a little and ppl smiled at us, kiddos having family time by the lake. Just really wonderful atmosphere all around. Thank you for a great experience Ethan!

The community had a Halloween event that was really fun. The food truck they invited was very good and they set a very fun and relaxed atmosphere to go hang out and speak to other residence while we showed off our pets and took a small photo shoot!

My experience at Cortland has been amazing from the start! Ethan was my leasing agent and gave me a very thorough tour of the property and the community is like the perfect haven, especially here in Orlando where apartment communities rarely have great scenery. The community feels like a storybook with all the trees and the ponds and lake. It feels very peaceful. I appreciate that it is gated and has two pools and clean amenities like the gym. Ethan helped answer all of my questions during the tour and when I went home I was able to email with additional questions and received prompt responses. He and the rest of the office team were super helpful. Thank you for your patience and for being so friendly and welcoming! This has been my favorite of the five communities I've lived in here in Orlando.

I've been at Cortland Lake Howell for 6+ months, and I've had nothing but good times here! The neighborhood is nice, and the people and pets are super friendly. From coming in for a viewing to lease, everything was smooth sailing all the way. The maintenance crew are always out and about in golf carts and friendly as can be. They're proactive with maintenance here and I've never had to call for anything. If I ever did have an issue, I'm positive they would have it resolved in a hot minute. The community has 2 pools. One has beach-side vibes and the other at the leasing office / gym building is a bit more relaxed and chill. Pick the best option depending on your mood that day. They just recently converted their tennis court to pickle ball courts, with a complete resurfacing job, and I'm excited to try it out! Did I mention the food trucks! At least 2-3 times a week, we've got different food trucks coming for breakfast or dinner. So many choices, it's too much, but in a good way! Don't just take my word for it,

This complex is great! Maintenance and office staff are always helpful and attentive. Quiet, safe complex with lots of shade instead of being a concrete jungle which I love. 2 pools and lakefront is a dream come true. Would definitely recommend living here!

The staff is always nice and they are always hosting amazing events and raffles. There are also food trucks that come by every week. The amenities are also amazing. In the past few months, management has really stepped up—policies are being enforced, and the difference is noticeable. The community is gated, well-maintained, and continues to improve. The addition of the new pickleball court is fantastic, and the courtesy officer is proactive and responsive. While some neighbors may complain, the truth is that those issues come from people who don’t want to follow the rules—and now accountability is finally being upheld. I’ve lived at Cortland at the Harbor at Lake Howell for nearly three years, and one person who has consistently stood out is Alex from the maintenance team. He’s been around since I first moved in and has always worked hard, been professional, and gotten things done with care. Over time, I’ve seen their maintenance team grow, and it’s clear Alex has been a solid foundation in that. I appreciate his dedication and the way he carries himself on the job — respectful, efficient, and helpful. Thank you, Alex, for everything you do for this community! However, there are things that make living here frustrating. For one, work orders can take two days or more to be resolved — and that includes basic issues like problems with the dryer. It may not be an emergency, but when I’m paying rent that includes access to utilities, I shouldn’t have to go to a laundromat and spend more money just to do my laundry. Cortland at Lake Howell is one of the best kept secrets in Casselberry. The streets are shaded with majestic oaks and palms that give it an inviting atmosphere that makes walking through the complex pleasant. This relaxing atmosphere along with minor repairs is maintained by a dedicated staff. Joel is the head of maintenance who not only supervises grounds and maintenance crews but also coordinates more complex repairs with competent contractors. He is friendly, knowledgeable and approachable. Joel will ensure that repairs are scheduled to be completed at the earliest possible time and that the work is completed to the satisfaction of the tenants. Alejandro and Rafael are Joel's "A" team. I moved here with my wife and son a little over a year ago. We had a bad experience with our first unit. Lived on the 2nd floor 3 Bd, and our downstairs neighbors despised us simply because we had a 2 year old who bounced around the house. The complex was very Unhelpful/uncooperative when it came to the situation. We did not appreciate that at all. We also had a pipe burst in our MasterBedroom closet/Bathroom. It flooded our room. The pipe burst on the 3rd floor and leaked down to us. Fire department came. They quickly had a 3rd party Carpet cleaning service come, and dehumidify/clean the carpets. We had Pipes leaking in the ceiling in our secondary bathroom, and 3rd bedroom, and leading to the A/C Closet. We went through alot in that unit. But,Everything changed when we transfered to a 2nd floor 2 bd rm with a lake view. Very mi-nute repairs at this unit so far. We understand the complex is older and these things happen at random. The building and neighborhood are quiet and safe, which I truly appreciate. Everything has worked well so far, and we haven’t had any major maintenance issues. We’d especially like to thank Jedryk Mendez for welcoming us to our new home and for being so helpful with everything related to maintenance. Cortland Lake Howell Review – 5 Stars (with a small caveat) I've been living at Cortland Lake Howell for just over two weeks, and overall, it's been a great experience so far. This is by far the quietest and cleanest apartment complex I’ve ever lived in. The community is surrounded by beautiful trees, and there's a lovely nature walk by the lake — a really peaceful touch that adds to the charm. One of my favorite things has been the food trucks that come by almost every weeknight. It’s such a fun and convenient perk, especially compared to my last apartment complex which didn’t offer anything like that. That said, my move-in experience wasn’t perfect. The apartment wasn’t quite ready — the front door didn’t lock properly, and a few appliances needed to be replaced. However, I have to give credit where it’s due: the maintenance team here is fantastic. They’ve been very responsive, quick with emergency issues, and have handled regular maintenance within a day or two. All of my initial issues have been resolved,

Apartment Review – 2 Weeks In I moved into my new apartment two weeks ago and absolutely love the location. It’s quiet, peaceful, and a major upgrade compared to other apartments I’ve lived in. The staff generally responds quickly, and I do appreciate their communication. However, I’ve had several maintenance issues that have been frustrating—especially so soon after moving in. It was pretty clear the appliances weren’t tested beforehand. My bathroom sink handle has been leaking since move-in and still hasn’t been replaced. My washer was finally replaced at the end of the day Friday, but my dryer is still not working. I’ve had to pay out of pocket to wash clothes and blankets at a nearby laundromat, and I haven’t received any update on whether I’ll be reimbursed for that inconvenience. Additionally, my front door has a lock that doesn't fully secure it—the hole for the lock is too large, so even when locked, the door opens slightly, which raises safety concerns. I just moved in a couple of weeks ago and it has been a pleasant experience so far. Rafael in maintenance has been very kind and professional with my maintenance requests, Im happy with his service. Maintenance does ask for a review to be done due to a competition, I don’t mind this but it is a way to get reviews for the property that may not come out of residents naturally and may make their google reviews look better than maybe they should. Regarding the property it is nice, a bit old but that is okay as it is an older property. I enjoy the nature around us and the lake, it makes it very relaxing and I love that being a nature guy. Stairs outside apartments could be cleaner, also I had too many maintenance requests about (5) for someone that just moved in, they can do better before delivering apartments. However Im happy with my renovated apartment overall. In general it is kept clean and people care as I do not see dog waste or too much trash around. Would recommend!

Although we are not resident's here , we come out every month with our food truck (Rosarios Kitchen) to serve the residents for many of the events they provide to them. Every time we go there the staff is professional & welcoming. We always see the way they go above and beyond to ensure residents feel valued and taken care of . I lived i this property for about a year and my experience was great. I loved my apartment and the view. The property is very centralized and has tons of stores and restaurants around. I want to take a moment to recognize Alex, the maintenance man here at the apartment complex. He has consistently provided exceptional service every time I've needed assistance. Whether it's been a minor repair or something more complex, Alex handles each issue with professionalism and efficiency. He’s always prompt, friendly, and thorough, taking the time to ensure that everything is working properly before finishing the job. What I really appreciate is that Alex communicates well, letting me know when he’ll be arriving and following up afterward to make sure everything is in order. My first month was rough immediately needed a new washer and dryer which took a while to get. Still have problems with my refrigerator to the point I can’t even keep food in there. Most of the service request end up getting closed without resolution. If I’m not home for them to come in it will just disappear. Would be nice if we could schedule an available time so I don’t have to stay home all day just to get issues potentially fixed or delayed until something can be done. Edit most of my issues have been fixed, something’s are just part of living in an older apartment

My air conditioner was not working on a Sunday and maintenance professional Alex Rodriguez came to my apartment and worked through the situation very professionally. As it was a Sunday, he had a difficult time reaching someone because the A/C company was closed. However, he kept calling and left messages for someone to call him back. Fortunately he got a call back, the technician came, and in less than an hour our a/c was working. I want to give Alex 10 stars for his professionalism as well as his commitment to get our a/c working. Alex is an asset to Cortland Lake Howell and I am so thankful for his expertise. Additionally, Alex is ALWAYS kind when we interact, kudos to Alex Rodriguez.

Came here for a tour without an appointment and was astounded by the professionalism and hospitality of the staff here. Definitely considering moving here in the near future!! UPDATE: We have now been living here almost an entire year and we still love it here! Most recently, we had a few bulbs burn out and our maintenance tech, Alex, not only came and replaced the bulbs but upgraded the whole light fixture. It looks and works better than ever! Jodie, the property manager, has become more of a friend. She always knows each resident, greets us by name, and organizes a ton of fun resident events like coffee and breakfast or paint and sips so we can all get together! It's nice feeling as appreciated by the community as we feel about them. I recently got a promotion out of state and we have loved it here so much we will be transferring to another beautiful Cortland property. I hope the team there is as wonderful as our team here. We can't say enough great things about living here. Do yourself a favor and move here so you can relax a bit and just enjoy life. Been here since May 2024, definitely a better complex than most in the area. We love the quiet, the great and fast maintenance (shoutout to Alex for always making everything great again) the amenities are nice and they listen to what we have to say about any improvements or suggestions. This community is fantastic! The management team is kind and responsive. Our service techs Alex and Rafael are knowlegable and quick with repairs. We enjoy the spacious apartment and screened in balcony. The community is private, kept clean, and well maintained. We don't hear or see 436 so we forget that Cortland Lake Howell is on a major road. The community is constantly hosting events and food trucks. We love calling this place our home.

I have lived here for about five months now. I have personally really love this apartment complex. The units are nice and spacious, and maintenance is really good. I believe Alex is the maintenance guy that helps maintain my apartment and he does a superb job. Every time I do submit a maintenance request it is done in a timely manner. He is also very friendly, and always has a good attitude. Another worker that does a really good job is Allison. She showed me around when I was looking for apartments and has always been my go to about anything. She is very friendly and handles everything in a very professional manner. Overall, this apartment is really nice to live in and I’d recommend it to anyone

We are ready to for a 2nd year and love that how clean our neighborhood is kept. There are resident parties and food truck for us every month, almost every weekend we get special discounts with Papa Johns and pick up our Saturday night pie. The office ladies are helpful and the maintenance guys are quick with repairs, friendly with my family. The apartments here look more like a house and fit our furniture perfectly. Love that we have a private beach next to the pool, I refer people here all the time.

I moved in about a few weeks ago, same day a relative passed away. Cheryl + team have been incredibly accommodating, making exceptions for my situation and resolving any issues immediately, while other complexes I’ve lived at take a couple of days to even return your call. The team also plans events and invites food trucks which is helpful as a working professional so I have options in my backyard some days if I don’t want to cook 🤙🏽 The entire maintenance team (I only know Alex by name, but I have met a few other team members) has been so friendly and diligent, resolving requests as quickly as possible (1 to a few days depending on the type and scale of the issue). Overall it seems like Cortland (at least this location) is treating the staff well, which I also look for before I move somewhere. The office hours are not the usual but I’m glad they give the staff realistic work hours and in my situation nothing has come up out of their business hours that couldn’t be addressed by the Cortland support line. But

We moved in back in August and since then the community continues to exceed our expectations! The maintenance is amazing and fixes issues the next day after you put in a work order. Everyone in the office is extremely friendly and kind! The community has food trucks and events for the residents to participate in. They also have a guest suite for residents to rent to allow for family or friends to have a place to stay during their visit! Another big factor for us, we feel safe here. We would 100% recommend!

We really enjoy staying in our community. Only thing could be improved is noise from neighbours and cleanliness of outside (corridors) areas. We really love pools and lake areas, walk areas and events organised by community.

I've had the pleasure of living here for close to two weeks now, the community is well maintained and staff are easily accessible and a phone call away. While the apartment was not as i would have expected at the time of move in Allyson Rolon from the onsite staff was very attentive and helpful especially in showing me around the community and addressing any issues within the apartment. Jedryk Mendez the service technician was quick to remediate any of the small issues at the time of move in and was extremely friendly and professional. My only reason for not giving a 5 star rating is that the master bedroom bathroom doors were painted very close if not the same day of move in and i have not been able to sleep in the bedroom due to the smell of paint fumes coming from the bathroom.

I really like living here. The services for the community like party, celebrations and the Maintenance services are awesome. I need to mention Rafel Hernandez as a good Handyman, he is one of the guys in Maintenance team, and always let the things get ready and fixed so good and fast. The pools and three lake view are amazing. My only complaint is that Sometimes I only wish the hallways of the building could be cleaned most frequently, this pollen season is not good and everything seems yellow and dust, and dirty. The maintenance team is amazing at what they do and will take care of your requests relatively quickly! The property itself is very lovely from the landscaping to the main pool area by the leasing office. To me, it feels like an actual neighborhood and not just another apartment complex. I hope to continue calling Cortland Lake Howell my home for years to come!

It has been great so far. Neighbors are friendly and it’s a safe community. Cleaner hallways and better pest control in general would be better. Another downside is a lot of the attractive amenities are closed which is a big bummer.

The apartment complex has a lot of trees for shade, a nice view of the lake and well maintained. Service request are easy to submit and the front office is solid. The inside apartments are spacious and clean.

Lived here for 3 years and loved it. Had a couple maintenance requests and they were always fixed within a day or two. Anthony at the office was always responsive and helpful. I got to enjoy different resident events at the pool that were pretty fun. Great location, great place to live!

I want to get a big shout out to Joelle Baez for the great customer service that he provided me. My family and I lived at Cortland at Lake Howell for 5 years, and it was a truly memorable experience. The convenience of the location was one of the highlights for us. It’s within walking distance to multiple shopping areas, restaurants and bus stops, making daily errands and dining out incredibly easy. The surrounding area is also relatively safe, providing peace in mind. The complex hosts regular events that bring residents together, creating a sense of community and making it easy to meet new people. The various amenities were newly renovated during our stay, providing pleasant spaces to relax or have fun. One of the standout features is the breathtaking sunrise and moonlight views over Lake Howell. The lake is perfect for all kinds of water activities and wildlife observation, offering a serene and picturesque environment. Overall, our time at Cortland at Lake Howell was filled with good memories. I hope the complex continues to grow.

I’ve been searching for an apartment for about 2 months now. Came across this gem of a property during an internet search. Allyson, the leasing agent who toured the property with me was great! She was very patient and seemed very knowledgeable, had a great attitude, and an even better smile. The property has boat parking which is pretty unique and the apartments themselves are very cozy with updated appliances. I’m not too familiar with the Casselberry area but it looks to be a quiet neighborhood.

I’ve been staying here with my mom for about a year or so and it’s been a pleasant experience. While adjusting here at first was very hard, I came around to liking it here. They’ve got food trucks almost every day with a variety of food, they have different events like a paint and sip that they let me host. The neighbors have been 50/50 for me but most of them have been very nice people. The office has some of the kindest people in the world and are very accommodating if you ever need anything from them. They also have a nice lake towards the back and it’s beautifully peaceful. You can just sit on the dock and feel the amazing breeze. Overall, I’m very happy staying here and want to thank the staff for everything they’ve done for not just me but the community!

I moved in about a week ago, relocating from Colorado. I have to say wow!!! The amazing welcome I got from Mads and the very helpful advice from Rafael have made this experience even better. The apartment complex is even more beautiful and impressive in person and the apartment is in great condition. I was a little apprehensive taking other reviews into account before moving in but my experience has been nothing short of wonderful. I wanted to take a moment to recognize two of your maintenance workers, Alex and Raphael. They came out to service a dryer that wasn't turning on and my breaker box which was making funny noises. They quickly diagnosed the issue as a faulty breaker and promptly retrieved the part which they did not have on hand. When they returned, I had left a note on the door letting them know to be quiet as my baby was taking a nap. I was contacted via text they were at the door and the two of them entered the apartment very quietly. They even worked very quietly which was a very pleasant surprise. My baby is a very light sleeper and didn't wake up one single time. I was thoroughly impressed by their service, friendliness, and level of professionalism. You should be very thankful and proud to have these two on your team. Please recognize them generously as they most definitely deserve it.

From the moment my partner and I walked into the property, we felt very welcomed! We came in for a Walk-In tour as we were touring different apartments around the area and Cortland at Lake Howell was an instant “Yes” for us to apply. Our leasing consultant, Madeline, has been the one that helped us tour the property and has been helping us with the application process. The property honestly speaks for itself; it looks amazing and the apartment we toured checked off all of the boxes we had in mind! We haven’t moved in just yet, but we are beyond ecstatic to have been approved. (I will update my review once we’re settled in.) Great staff from leasing to maintenance. Anthony help me and my roommate with our lease and helped us with everything we needed. Even times he wasn’t in office the rest of the staff was also very helpful and email Anthony so he could get back to us as soon as he was back. We lived here for 2 years and our experience has been phenomenal. We love the community, events, amenities, and apartment space. Our truly favorite aspect is the setting with so many trees and natural features. The maintenance team has always been wonderful. When we had trouble with our AC, Alex and the team always came up to assist us and were in constant communication to resolve the issue. There are many ways to leave a review, some will leave one based on emotion with a hint of truth. Others will leave a false or inflamed review while a few will leave a fair, accurate review which will actually be helpful. The staff at Cortland have been nothing but helpful. I’ve never been turned away when I needed to speak to someone about a concern or a need. Maintenance requests are handled promptly and professional. Rafael and the rest of the maintenance crew care about the quality of their work. The staff makes many attempts to provide a variety of food trucks and activities. The grounds are clean and well kept, absent from tenants or guests who decide to throw garbage in areas in doesn’t belong. If you call and no one answers the phone, maybe it’s because they’re out showing a property. If the pool is closed, perhaps it’s due to maintenance. The experience is what you make of it and the attitude you bring. Overall…I won’t say my time here has been perfect, after all we don't live in a perfect world. I'v

If you want to live somewhere where the management and all of the staff care about providing you with the best livelihood possible, then you might want to submit an application here. I say this for 3 main reasons: 1. Management has great communication and addresses concerns immediately. 2. Maintenance has incredibly quick response times, they’re courteous upon entry, and make sure you’re satisfied with the resolution. 3. Amenities and buildings are clean and very well kept with regular community events. Bonus: the thick walls give you peace and quiet in your new home. I’ve never experienced a team put so much effort into maintaining the best quality of life for its residents on all fronts.

I have to give huge props to Gilbert at the front desk and Alex in maintenance. Gilbert was absolutely fantastic getting us through the application process and was very helpful at answering questions along the way. Once we moved in, he was also very helpful at getting our concerns worked through. When we moved in, our oven wasn’t heating and he immediately had someone looking at it and ordering the part for it. Alex was great with maintenance when we needed our vents replaced and was able to address other concerns while he was in our apartment. The only negative thing I have to say is the trash, the trash area is messy and there are a lot of Walmart shopping carts, as well as trash thrown on top of the compactor. Also noticed that the dog part doesn’t have a dog poop bucket inside of the fence, the only one is outside so when I went in there, lots of people just leave their dogs feces all over the ground.

Lived here for a year and had a couple visits from maintenance. Today Alex from the maintenance team came by and it was hands down the best experience we have had. Did everything he could to be sure everything was done in a timely manner and communicated everything to me while it was happening.

I really like living here. The services for the community like party, celebrations and the Maintenance services are awesome. I need to mention Rafel Hernandez as a good Handyman, he is one of the guys in Maintenance team, and always let the things get ready and fixed so good and fast. The pools and three lake view are amazing. My only complaint is that Sometimes I only wish the hallways of the building could be cleaned most frequently, this pollen season is not good and everything seems yellow and dust, and dirty. The other complaint is about the rent

I just had to take the time today to say the maintenance team and the office staff at this place is CHEF'S KISS!! I have been renting for about 10 years since I sold my house and each of my children have their own apartments where I have a room in each place. When I say Harbor at Lake Howell out does my apartment complex and my other two kids apartments, I mean it. My son rents here and I am here a lot due to his health so I can definitely attest, they do not disappoint. I hope Cortland is aware of the amazing team they have. Shout out to Alex in maintenance! I really love the quick turnaround time with the staff, management team and maintenance team. It’s usually same day or within 24 hours. The community is cleaned and maintained. The community is very quiet. The courtesy trash service is nice to have. The community is close to major stores and eateries. I highly recommend Cortland - The Harbors at Lake Howell

Leobel Contino from Cortland Lake Howell helped us resolve a serious problem with the water heater. Our water heater had been leaking and the water was getting under the carpet. Within just a couple of minutes of reporting the issue, Leobel came to the rescue and got us a new water heater hot and running before night. He saved us from getting a hotel room and from more damage from the leaking water! I’m very grateful for his help!

The place is nice but it takes them forever to fix anything important like fixing the screen on my patio so my father can enjoy sitting on the patio and not worry about snakes or bugs or anything getting into the patio.

I moved in about 1 month ago, this review will be honest and accurate based on MY personal experience. Danielle was our leasing agent, she was friendly, professional and very helpful. There was a slight delay in getting our application processed, but Danielle, Anthony and the other manager were very communicative. There were a few work orders I had to put in (AC, bathroom outlet, stopped tub, dishwasher not functioning) but Rafael was VERY responsive, quick with the repair, courteous and professional. I’ve emailed the office with a few concerns, and Anthony has offered a prompt responses each time. “How do you feel 1 month later living here?” I’m glad you asked… After living In a house for over 12 years, I was apprehensive about moving into any apartment and did my homework. I can say I’m happy in my apartment, it’s comfortable, the trees offer plenty of shade which is a huge plus in Florida. I recently had the pleasure of touring the community. Danielle was awesome! She was very thorough about all that was included and did not leave anything out. She has been great with communicating with me since the visit! I cannot wait to call this my new home in September! Update: I moved in about a week ago. For the most part everything has been good. There was an incident during the week, that has hopefully been taken care of. I will say, they need to clean up the volleyball and lake pool area. Just looks very unappealing. Otherwise they have been repainting the buildings and power washing, so it is all starting to look really nice!

Danielle from the day she took over my move-in has been absolutely amazing. She followed up to make sure after I moved in if there was anything I needed or any concerns about my apartment which was above and beyond my expectations. I had to call for maintenance because of my AC they were there on a holiday weekend within 30 minutes of me putting in my issue request. We thought we had the issue resolved and an hour later the AC stopped working again within 30 minutes they were back and had it up and running again. Again this team in the office and the maintenance staff go above and beyond to ensure that the residents are taken care of. I love the weekly food trucks and all the extras that you add to make our stay as residence amazing! Mads is the best! When my roommates and i came looking for an apartment here, we originally met with Kaishon but he rubbed us all the wrong way. He was rude, he treated us like the means to his next commission check rather than people looking for a home, he gave us a long dragged out tour and then did not give us all the information we needed to move forward. He actually lied about the move in specials that were going on. Thankfully, we met Mads shortly after and Mads was insanely helpful. She gave us so much information and was direct and knowledgeable about everything she discussed with us. Thank you Mads. We will be moving forward with moving in here ONLY because of her.

Feels like I’m living in a preserve here, canopied trees, eagles, rabbits, covered parking, boat and kayak storage available, and boat ramp. Everyone is friendly, and pet friendly with all breeds welcomed! Large porches compared to other complex’s. The front desk staff goes about and beyond, “K” will help you with anything! Absolutely love it here, I don’t want to leave!

My family and I toured here looking for an 2 bedroom apartment for when my current lease is up and I have to say these apartments are great! Love the modern luxury look and feel of the apartments. Wood floorings and kitchen cabinets, with a balcony that has an amazing view and scenery. Can’t forget about the amazing leasing consultant Kaishown Knox. He answered all of our questions and made what’s normally a long process seem effortless and entertaining. The Harbor At Lake Howell will be having my family and I as upcoming residents.

This is by far the best apartment complex I have lived in out of the six I have lived in total. I have had very few issues, and those which I have had are standard maintenance issues that were resolved quickly and efficiently within a day. We moved here quickly because the place we originally planned to move to (AT A DIFFERENT COMPLEX!! NEVER rent from The Sapphire) was full of roa ches. Although our things were only in the infe sted apartment for 4 total days, we still ended up bringing some of the roa ches with us. I was desperate to find a new place that was affordable, safe, and high quality and I had to do so within 4 hours of getting the approval to break my lease. Anthony helped us tour and signed our lease within 2 hours, and Dayana helped us with everything else. I cannot recommend either of them enough — they were both extremely kind, understanding, honest, and helpful. Update as of April 2023 After 15 months at this community I can say that I feel comfortable living here. The community team has been very responsive to all service requested and the Maintenance team demonstrates to be knowledgeable. This is still the place to call home. Old post I recently moved in at this community. I must say overall the place is somewhere you can feel like Home, the leasing office is incredible and very efficient. The leasing process was very smooth and it can be completely done online without any issue. The community is strategically located in a perfect spot if you're someone that don't like to go far to do your daily shopping. The valet trash service is very efficient on their work. The Landscaping company contracted by the property maintain the buildings clean constantly which it makes you feel comfortable with the environment around. Any service requests we have put in have been answered so promptly, the staff Anthony and Kay were so helpful and accommodating helping us to secure our apartment and they have continued that in helping my spouse and I with anything that we have needed in our time living here. They also bring in great food trucks on a regular basis, and the trees provide solace and tranquility in busy Orlando. This is a great community for families, students, and older folks alike, we would recommend the Harbor at Lake Howell highly to anyone who is considering renting in the Orlando area. It is so easy to get to great restaurants, downtown Orlando, i-95, and i-4. We have been safe and comfortable to call this community home for the season of life we are in.

I recently moved out due to the increase in rent. My experience at the apartment was good and I was sad to leave. I will say that Anthony was awesome and worked diligently to resolve any issue I had. For example, my gutters were clogged and it was causing the breezeway to flood. He immediately worked with the complex to schedule a gutter cleaning. I moved in at the Harbor in October 2022. Knox helped me through the entire process - from looking at different apartments to discussing my budget to make sure I could afford it. He was professional, and patient, and addresses all of my questions and concerns. I recommend asking for Knox directly if you're apartment hunting. He will tailor the experience specifically for you and ensure you get what you're looking for that fits your budget. six months later, Knox checks in and provides an overall great customer experience. The Harbor at Lake Howell is now a home thanks to my interaction with Knox.

Great location! Very seclusive due to forestry and lake. But also right in the middle of everything. You can’t hear anything from the street either. I also feel pretty safe since it’s a gated community and mostly families reside here. Anthony who is one of the staff members has been very helpful, and accommodating to all of mine and other residents needs! He and the team of staff are also super friendly and always respond quickly whenever I have any questions. This is also a great place for pets as well, there’s a beautiful trail that’s right along the water for you and your furry friend to enjoy. :)

Erika and I have called Cortland Lake Howell our home for 9 years, 2023 marks 10! If that doesn’t tell you enough, Anthony White, part of management and the office staff, can ALWAYS put a smile on your face. Even if you had a rotten day, he will wave and say hello and you can’t help but feel that joy. The property itself is amazing, has withstood multiple hurricanes, and the staff truly do care. Come by, take a tour, trust me, you’ll make this your home too!!! Update: April 2023; We just renewed our 9th lease which now puts us at 10 years with Cortland Lake Howell. Tareo & Ryan, two of the new maintenance men, are really putting in the work to making this place EVEN MORE of a home than it’s been for A DECADE! Thank you for all you do!

Tareo, the maintenance manager, is awesome. He went above and beyond to resolve all of my issues. He is so nice and is really good at what he does. When he first arrived at my apartment, I was really upset and frustrated that my dryer stopped working and I have been having ongoing problems with my air conditioner. Tareo took the time to listen to all my concerns, he was so understanding and he addressed and fixed every one of my problems. And he did it all with a smile. T the maintenance manager is the best. He honestly turned what would’ve been a one star experience to a five-star experience. Over the past six months I’ve been having ongoing issues with my washer and one call to T resolved all of my issues. I’m extremely grateful that he took the time out of his day to replace my washing machine. Christmas came early this year. Thank you T.

I have lived here since May of 2019 and I have to say it is the best apartment community I have lived in my entire life, I have lived in MANY apartments in my time. The front office is amazing. Always there when we need them. Erika (the property manager), Anthony, Dayana, are always making sure that the residents are happy with their community. Mr. K, one of the new amazing office staff, is there for you, like really, when your having any issue whatsoever. The front office management also set's up community events such as "food truck wednesday". Who can beat a night without dishes! The maintenance staff is the most attentive group of personable maintenance in my history of living at apartments. Raphael and David always have a smile on their face, and honk "hi" on a daily basis. I feel like I live in the "Cheers" community at times. Since I've moved into this community back in Oct.2018 I have nothing but a great experience. The front office staff/team to include Erika the manager,Anthony ,and Mr K. and the always greets you with a smile Dianna, have all been respectful and assist me whenever there's a need to be meet without questioning. The service team which is lead by Jay has always been there for ever need from the smallest to the not so small request submitted. They get the job done right away, I cant say enough about the service guys here on property like Adolpho and the other guys. Each year that my lease is due I renew it without hesitation due to I don't know where I would move to and get the same hospitality and treatment and the same square footage that I am currently getting here at The Harbor at lake Howell

I really like this complex. It is very well maintained and the office personnel really care about their residents. Ryan from maintenance came by today to complicate my request to repair my blinds way ahead of schedule. I figured this minor routine work order would be pushed back but it was not. In spite of all the hurricane cleanup Ryan came in and quickly completed the order and then checked around to see if I needed anything else. He found several light bulbs that needed to be replaced and fixed that. Great service.

My experience living here has been good , they fix most things in a timely fashion , Ryan came on the weekend just to make sure my AC was okay. Mr. K from the office is very polite, personable and courteous. I love they came around to make sure everyone is okay before the storm . I moved in almost two months ago and i cannot say how much I love this place! the staff in the office have been the best to work with! Madeline was one who helped us move in and she was there every step of the way, answering any and all questions we had and i can’t thank her enough for making this move in process so easy! the maintenance is amazing too, we put in a maintenance request on a sunday night, and they called almost immediately to get more info and were here the next morning to fix it! this is easily one of the best places i’ve ever lived, and i would 100% recommend it to anyone thinking about moving here!

I toured here looking for an apartment for when my current lease is up and this place is great! I got got a tour of the 2x2 model and loved the layout. It has a large kitchen with great storage, two large walk in closets, and a pretty large screen in balcony. The community also has two nice pools and a playground. The leasing consultant was also very helpful and was able to answer any question I have. I’m definitely considering renting a place here.

I would say my experience so far has been pretty good. They fix things on time, they hear you when you have a request, and they’re friendly and attentive. Only downside is the rents went up a lot the passed year (that happened everywhere I guess). It’s a beautiful place to live. It’s pretty safe for the most part, I’ve seen cops inside maybe 3 times in the last two years. Overall it’s a nice neighborhood. We had a fun lil summer bash this weekend, they brought an inflatable, dj and food 😊

I recently moved in at this community. I must say overall the place is somewhere you can feel like Home, the leasing office is incredible and very efficient. The leasing process was very smooth and it can be completely done online without any issue. The community is strategically located in a perfect spot if you're someone that don't like to go far to do your daily shopping. The valet trash service is very efficient on their work. The Landscaping company contracted by the property maintain the buildings clean constantly which it makes you feel comfortable with the environment around. The maintenance team if great and they try their best to perform their job as quick as possible. I must say the third party company they have for doing the renovations doesn't do their best, so as a new resident I had to report couple of things to maintenance. If looking for a great community to live in, should take a look.

Recently, I had a problem with my Washing Machine; they tried to fix it; but it continued to give problem. Promptly, they replaced it with a new Washing Machine that works very well and my maintenance issue was resolved. I had an issue today regarding the bathroom light fixture, it had fallen and shattered all over the sink just after I finished showering and brushing my teeth. I had glass everywhere. I contacted the maintenance team and they dispatched David immediately. He came out and cleaned up the mess and replaced the fixture quickly. Our maintenance team here is great! The get your work order and triage it for priority and get it done. Our service manager Chris runs a awesome crew here. I could not be happier.

I’ve lived here since February and we love it! It has its quirks like all apartment complexes but overall I think this is the best in the area without paying an exorbitant amount! Maintenance is awesome and responsive. Anthony was our leasing agent and even though he was fairly new to his position he was amazing at getting us what we wanted and being patient with our many questions! I also like that the complex has a variety of residents of different ages. I left out one star for small things like the gate not always working and especially the dog park because residents let their dogs dig huge holes that make it sandy/gross and dangerous for anyone that wants to walk in there or play with their dog. Overall a nice place to live!

I have rented for over 20 years and moved around the country a lot, FL was the last place I wanted to be, and finding these fantastic apartments made my stay here comfortable! We absolutely love our apartment, on the lakeside overlooking the pool. We have been fortunate to have good neighbours with very little noise. Even our autistic son, who is noise sensitive, finds the neighborhood calm and relaxing when he visits. We have received exceptional service from both the service team. At the office and the maintenance team. I can not speak any more highly of the wonderful team. Of professionals if I tried. Especially Anthony! Anthony has been very instrumental and helpful in assisting us with just about everything. From tracking lost mail, when we lost our keys, arranging notary services, and checking our deliveries when we are away on deployment.. This property is beautiful! I am thinking of moving here in the near future after having my sister in law show me around. The property is very clean and friendly (especially maintenance staff). I’ve noticed that the team are very helpful when you need them. My sister in law had pest control done in her apartment by Adolfo and his supervisor, Jairo, and they were both friendly and professional with their job. It’s few and far between genuine customer service still exists these days, however, my experience at Cortland Lake Howell was above and beyond just that. I felt like I was visiting with family. After visiting so many other places I was so impressed with everyone who works there I decided to move in. Since then it’s no doubt I made the right decision as my expectations have been exceeded. Great job to Dayana, Maria and Erika and office staff along with the superior service and pride Jay and the Maintenance has shown.

I am moving in early November so I will update once moved in. But I had to write about the entire application process and signing the lease process as it was a little bumpy as I have multiple 1099 contracted jobs and it's hard to show that income. BUT, Dayana was AMAZING in making sure I was getting what they needed for income and the correct things submitted. She is literally the reason I chose to apply when I toured and why I was able to get approved and was able to sign my lease just last week. I am so excited to be moving to this community and I could not be more thankful to Dayana for ALL of her time and help.

I have lived here since April, and I have to say it is the best apartment community I have lived in my entire life, I have lived in MANY apartments in my time. The front office is amazing. Always there when we need them. Maria, Lelia, Dayana, are always making sure that the residents are happy with their community. The front office management also set's up community events such as "food truck wednesday". Who can beat a night without dishes! The maintenance staff, run by Jay, is the most attentive group of personable maintenance in my history of living at apartments. Chis and Gregory always have a smile on their face, and honk "hi" on a daily basis. I feel like I live in the "Cheers" community at times. Service requests are completed just as soon as I get them in. More serious issues are taken care of without hesitation. They are respectful of my home (even wear masks and gloves when asked), and clean up when they are complete. There is not maintenance staff better!

It’s been Two years leaving at The Harbor. The office management Erika and Maria and the girls had been working and providing all the information needed to go thru in this difficult times. I thank the maintenance staff for working promptly and resolving the situation that I had with the air conditioner. Keep up the good work!!!!

Been here a couple of months and it’s been great! Had two small requests and were handled within a week . Also there is always maintenance people day n night- I feel safe . Staff is kind and attentive and would recommend to anyone .

Office staff is awesome, Dayana is the best! Haven't been able to use it due to the shutdown but the pools look great and the view of lake howell is beautiful.

Just want to give a quick shout out to the staff here at The Harbor. Erica, Maria , Diana and Chris and others have given our home here a breathe of fresh air. They are so diligent when it comes to matters of this property. The changes they’ve made have been noticeable and they are really concerned about their tenants needs. Chris and the maintenance staff are on top of all request which is greatly appreciated. Thanks guys for all you do. Makes living here such a charm!

Just wanted to drop a quick note of kudos to the staff at the Harbor. Chris and Dayna do a great job and are always helpful. The staff is working through this COVID situation well and helping to keep the community informed and safe. I have been working from home and do a couple of daily walks through the community to get exercise, so I have gotten to know Chris and the other maintenance guys on the walks. I always enjoying saying hello and a quick visit on the walk.

I’ve lived at harbor for 7 months now and recently with the pandemic going on my husband and I were forced to work from home. Our home was NOT setup for this as we didn’t have the space, Erika went above and beyond to make sure we were able to switch units ASAP. We love our new 3 bedroom unit, the staff in the office is great as well!! Great job guys keep up the good work!

I visited this property three times before actually inquiring about it. Once, I met Dayana and toured the property in person I was sold. I was convince as a newbie to the area this would be the perfect place to start my new journey in the Orlando area. Dayana, is very professional, knowledgeable, and friendly. She stayed on top of my transfer from beginning to end. And got it done in the time I needed to be in a unit. Erica, and Maria are the BEST manager team I have yet seen at any property to date. These three ladies are awesome, they're friendly, professional and are the most welcoming leasing staff I've met yet. My stay thus far has been very pleasant. The location is very convenient to work and shopping and I enjoy the lake view. I absolutely love this complex. Each of these ladies have beautiful personalities and they care about their tenants, and they take your concerns seriously. It is always a warm welcome when greeted in the office.
