I’ve been here almost 2 weeks. The staff is extremely nice and friendly. From the leasing coordinator who handles the application process (who isn’t local) to the people who are in the office. Even maintenance, super nice. There were a few issues when we initially moved in that they rectified and are currently handling. Maintenance is VERY fast. Rent is a bit high but the area is nice and close to everything we need. Nice to be close to Orlando without actually being there every day. Another thing I love is that the gate actually works lol Broken gates are becoming the norm in apartment complexes. So far, so good! Hoping it stays that way . Edit: 8 months later, the maintenance in these apartments is amazing. They come same day if they’re able and get things done quickly. SUPERB

The application process is super easy and quick as well. My roommate and I applied on Saturday evening and we got approved on Monday. We are looking forward to moving in on December. Not every apartment is perfect. There will be some issues along the way because that’s just life. All we care about is that the front office staff and maintenance staff does the very best to their abilities to correct any issues that may arise. Being proactive matters. The layout of the apartment makes it feel so spacious and the kitchen is so cute but what really stands out to me is the way the management and front desk are so approachable and kind. My wife and I relocated to the DC area this summer, and Kenneth made a long-distance move far easier than it had any right to be. He walked us through multiple video tours so we could choose an apartment without being there in person. When there were mistakes on the sales side, he emailed the right people on our behalf and got them sorted out. What was a hectic and stressful move that had to happen in a hurry, his help made possible. What really stands out is that his help didn't stop once we signed the lease. We've been here two months, and he's still the person we know we can count on whenever an issue comes up. Just last week he helped us get a storage unit after none had been available for months. We love the apartment and the location, and especially how dog-friendly the community is. We've met so many great fellow dog owners here. I lived here for a short time and really enjoyed my apartment complex. I've been living at Courtland for three months now, and I absolutely love it! For many years, I've been a huge fan of the Greenbelt, and now I get to enjoy the view every time I look out my windows. HONEST REVIEW (from a currently disgruntled tenant) : - The front office is excellent (except for a random dude that works some Saturdays-not Cameron, he's great-that makes empty promises and never follows up) - The insides of the buildings almost always smell like dog piss - The apartment complex does NOT vet animals or screen them in any way and there are multiple aggressive/not well controlled dogs on the premises. - The pool and jacuzzi area is awesome except not always well kept with tons of bugs often floating in the ill-cleaned waters. - The elevator is broken 60-75% of the time, so living on the 3rd or 4th floor is a pain. - Parking is great and you can almost always find a spot. If you can't street parking is nearby. - They throw a lot of events and bring in food trucks which is a nice touch. - My wifi hasn't been working in over a month due to a coax that the apartment claimed wasn't their responsibility but after many attempts for clarification, they found out it was. That really sucks and still do

This is going to be a long review, but worth reading. First, I want to say that moving is hard. Moving to a completely new place comes with a lot of challenges, bumps, and unexpected situations. In my case, there were definitely moments when I felt overwhelmed and didn’t know how everything was going to work out. But in the end, Cortland made what felt like an impossible move possible. This was my first experience with Cortland. Before moving in, I saw the mixed reviews and understood that every apartment community will have its issues. I’m someone who is a problem solver. What stood out to me about Cortland was teamwork. From leasing to management and everyone involved behind the scenes, people worked with me, accommodated me, listened to me, and helped me through a very difficult transition. I honestly don’t believe my move would have been possible without the Cortland team. I had the most exceptional experience meeting Dessi and looking at the apartment complex. Everything was amazing, but the best was the service Dessi gave us as we walked and all the way to the end. I visited one of They’re Competitors, 30 minutes after meeting with her and the experience was horrendous. Nowhere near the excellent service that Desi provided. By far the best apartment complex that I have ever lived in that I will be extremely reluctant to leave. The front office people are all amazing (especially Austin) and proactive/helpful. The property is always super clean (and safe), and everything is well-maintained. This complex also has the best maintenance team of anywhere I've lived. They are all extremely kind, understanding, and efficient. I am especially fond of Gaspar, who treats all of us like we're an extension of his family. He has dropped everything to come help me during late night maintenance emergencies, and I couldn't be more grateful for him. I love it here!

I signed a one year lease but had to move out early due to relocation, the whole leasing team including Macey, Rama is really friendly and very helpful. Overall, I had a great time living in the property, which is newly renovated and is wonderfully located in the heart of pentagon city. Macey is a great manager and she really takes care of all the residents and very easy to work with. If I ever come back to DC, I will live here again.

I have recently read the latest review by my neighbor, David. I’ve been living here for about 12 years, and I’ve never encountered a better team of managers. While some may complain and moan, the leasing office is bound by their policies. If you witnessed any illegal activity, it would be logical to contact the police. Remember, we all need to take care of our community. It seems like you’re more interested in pointing fingers than addressing the issue. So, goodbye and good riddance.

Overall, my experience at The Howell has been great. I especially want to shout out the maintenance staff, Alex, Jose, and everyone else. First I wanted to point out that if what you're looking for is a modern apartment brand new construction, cookie cutter apartments, this is probably not the best location for you. Cortland has newer more modern apartments at Altamonte Springs and the downtown area that are probably more suitable for you.If that's your taste. However, if you like a peaceful environment, a place with character located in the middle of a reserve, surrounded by trees and nature, you are gonna like courtland lake howell . The place is right on lake howell it's facing east making sunrises very beautiful to catch along theboat ramp that is accessible to all residents. The community is very pet, friendly and my favorite thing to do as to walk my dog along the community, looking at the lake, from the walkway that goes from the boat ramp to one of the pools. I'm going into my 3rd year and I still love it like day 1. It's clean and cozy everywhere we walk around in the community. Joel, the service guys and Jodie in the office are quick to help. I just moved in this week but I've visited and toured the property a few times over the last two years as I was contemplating my options when my lease was up for renewal at my last place. With my recent application process and move-in, I've dealt primarily with Jarolyn and Ethan. Jarolyn is dope and does a lot to make sure the residents feel at home and are involved within the Cortland Lake Howell community. Ethan was very nice and personable when I toured before I applied and seems like a solid guy. Since moving in, I can see that the property is well taken care of, my unit was beautiful, and my unit didn't have any noteworthy issues. The few things I did report, the maintenance supervisor Alex took care of promptly. This is a small thing, but when I moved in, Jarolyn gave me a small gift bag that had a small dish detergent, a roll of toilet paper, and a free pizza coupon to a restaurant nearby. I’ve lived here for about 2 1/2 years now and i hope to continue being part of this community for years to come. Before moving here, I lived in another nearby community with similar sense of hospitality, but Cortland really goes above and beyond for its residents. One of the standout things for me is how often they host events & activities that make living here feel more engaging and like an actual community. It really gets me out of the house, even if it’s just sitting poolside enjoying the snacks provided while there’s a movie night or games going on. It’s very refreshing and something i genuinely look forward to. I recently attended their st patrick’s day celebration, where there was giveaways and residents received food vouchers that could be redeemed at the local food trucks they brought in. The staff and maintenance team have consistently been helpful, responsive, and efficient whenever i’ve needed assistance. I’ve been here almost 2 weeks. The staff is extremely nice and friendly. From the leasing coordinator who handles the application process (who isn’t local) to the people who are in the office. Even maintenance, super nice. There were a few issues when we initially moved in that they rectified and are currently handling. Maintenance is VERY fast. Rent is a bit high but the area is nice and close to everything we need. Nice to be close to Orlando without actually being there every day. Another thing I love is that the gate actually works lol Broken gates are becoming the norm in apartment complexes. So far, so good! Hoping it stays that way .

I recently moved to Orlando from Miami and into this apartment complex, and my experience has been nothing short of amazing. The staff has been incredibly welcoming, especially Rafael Hernandez and Alex, who have both gone above and beyond with every request I’ve had. Rafael is always friendly and makes a point to check in on how I’m doing whenever we cross paths. His kindness has made me feel especially at ease, even with having a large dog at home. Diesel absolutely loves him and is just as comfortable with Alex. Relocating can be stressful, but they truly made me feel like I was joining a community that cares. My experience at Cortland has been amazing from the start! Ethan was my leasing agent and gave me a very thorough tour of the property and the community is like the perfect haven, especially here in Orlando where apartment communities rarely have great scenery. The community feels like a storybook with all the trees and the ponds and lake. It feels very peaceful. I appreciate that it is gated and has two pools and clean amenities like the gym. Ethan helped answer all of my questions during the tour and when I went home I was able to email with additional questions and received prompt responses. He and the rest of the office team were super helpful. Thank you for your patience and for being so friendly and welcoming! This has been my favorite of the five communities I've lived in here in Orlando.

I've been at Cortland Lake Howell for 6+ months, and I've had nothing but good times here! The neighborhood is nice, and the people and pets are super friendly. From coming in for a viewing to lease, everything was smooth sailing all the way. The maintenance crew are always out and about in golf carts and friendly as can be. They're proactive with maintenance here and I've never had to call for anything. If I ever did have an issue, I'm positive they would have it resolved in a hot minute. The community has 2 pools. One has beach-side vibes and the other at the leasing office / gym building is a bit more relaxed and chill. Pick the best option depending on your mood that day. They just recently converted their tennis court to pickle ball courts, with a complete resurfacing job, and I'm excited to try it out! Did I mention the food trucks! At least 2-3 times a week, we've got different food trucks coming for breakfast or dinner. So many choices, it's too much, but in a good way! Don't just take my word for it,

I’ve lived at Cortland at the Harbor at Lake Howell for nearly three years, and one person who has consistently stood out is Alex from the maintenance team. He’s been around since I first moved in and has always worked hard, been professional, and gotten things done with care. Over time, I’ve seen their maintenance team grow, and it’s clear Alex has been a solid foundation in that. I appreciate his dedication and the way he carries himself on the job — respectful, efficient, and helpful. Thank you, Alex, for everything you do for this community! However, there are things that make living here frustrating. For one, work orders can take two days or more to be resolved — and that includes basic issues like problems with the dryer. It may not be an emergency, but when I’m paying rent that includes access to utilities, I shouldn’t have to go to a laundromat and spend more money just to do my laundry. I moved here with my wife and son a little over a year ago. We had a bad experience with our first unit. Lived on the 2nd floor 3 Bd, and our downstairs neighbors despised us simply because we had a 2 year old who bounced around the house. The complex was very Unhelpful/uncooperative when it came to the situation. We did not appreciate that at all. We also had a pipe burst in our MasterBedroom closet/Bathroom. It flooded our room. The pipe burst on the 3rd floor and leaked down to us. Fire department came. They quickly had a 3rd party Carpet cleaning service come, and dehumidify/clean the carpets. We had Pipes leaking in the ceiling in our secondary bathroom, and 3rd bedroom, and leading to the A/C Closet. We went through alot in that unit. But,Everything changed when we transfered to a 2nd floor 2 bd rm with a lake view. Very mi-nute repairs at this unit so far. We understand the complex is older and these things happen at random. Cortland Lake Howell Review – 5 Stars (with a small caveat) I've been living at Cortland Lake Howell for just over two weeks, and overall, it's been a great experience so far. This is by far the quietest and cleanest apartment complex I’ve ever lived in. The community is surrounded by beautiful trees, and there's a lovely nature walk by the lake — a really peaceful touch that adds to the charm. One of my favorite things has been the food trucks that come by almost every weeknight. It’s such a fun and convenient perk, especially compared to my last apartment complex which didn’t offer anything like that. That said, my move-in experience wasn’t perfect. The apartment wasn’t quite ready — the front door didn’t lock properly, and a few appliances needed to be replaced. However, I have to give credit where it’s due: the maintenance team here is fantastic. They’ve been very responsive, quick with emergency issues, and have handled regular maintenance within a day or two. All of my initial issues have been resolved,

I just moved in a couple of weeks ago and it has been a pleasant experience so far. Rafael in maintenance has been very kind and professional with my maintenance requests, Im happy with his service. Maintenance does ask for a review to be done due to a competition, I don’t mind this but it is a way to get reviews for the property that may not come out of residents naturally and may make their google reviews look better than maybe they should. Regarding the property it is nice, a bit old but that is okay as it is an older property. I enjoy the nature around us and the lake, it makes it very relaxing and I love that being a nature guy. Stairs outside apartments could be cleaner, also I had too many maintenance requests about (5) for someone that just moved in, they can do better before delivering apartments. However Im happy with my renovated apartment overall. In general it is kept clean and people care as I do not see dog waste or too much trash around. Would recommend!

Although we are not resident's here , we come out every month with our food truck (Rosarios Kitchen) to serve the residents for many of the events they provide to them. Every time we go there the staff is professional & welcoming. We always see the way they go above and beyond to ensure residents feel valued and taken care of . It has officially been one month of calling Cortland Lake Howell home, and I have to admit, I really love it. Here’s a thorough breakdown of why. The process to move in was seamless. From day one, Allyson gave us tours back to back and made herself to answer all questions we had about the property. The team is lovely, and even if you’re trying work with just one person, they make themselves available to fill in and help out if someone is not available. As someone who usually has a million and ten questions, I felt reassured knowing each one was answered timely. From picking up the keys and inspecting the unit, they really make you feel hyped and excited to move in. Cheryl and Jodie both are cheerful and attentive to their tenants and will find an opportunity to remind you to enter community raffles to win things, and also ask how you’re getting along and to invite you to community events. It’s very sweet. This gave us a great impression, and still does! The apartments are beautiful. Whether renovated or not,

Whether it's been a minor repair or something more complex, Alex handles each issue with professionalism and efficiency. My first month was rough immediately needed a new washer and dryer which took a while to get. Still have problems with my refrigerator to the point I can’t even keep food in there. Most of the service request end up getting closed without resolution. If I’m not home for them to come in it will just disappear. Would be nice if we could schedule an available time so I don’t have to stay home all day just to get issues potentially fixed or delayed until something can be done. Edit most of my issues have been fixed, something’s are just part of living in an older apartment

My air conditioner was not working on a Sunday and maintenance professional Alex Rodriguez came to my apartment and worked through the situation very professionally. As it was a Sunday, he had a difficult time reaching someone because the A/C company was closed. However, he kept calling and left messages for someone to call him back. Fortunately he got a call back, the technician came, and in less than an hour our a/c was working. I want to give Alex 10 stars for his professionalism as well as his commitment to get our a/c working. Alex is an asset to Cortland Lake Howell and I am so thankful for his expertise. Additionally, Alex is ALWAYS kind when we interact, kudos to Alex Rodriguez.

Came here for a tour without an appointment and was astounded by the professionalism and hospitality of the staff here. Definitely considering moving here in the near future!! I moved in about 1 month ago, this review will be honest and accurate based on MY personal experience. Danielle was our leasing agent, she was friendly, professional and very helpful. There was a slight delay in getting our application processed, but Danielle, Anthony and the other manager were very communicative. There were a few work orders I had to put in (AC, bathroom outlet, stopped tub, dishwasher not functioning) but Rafael was VERY responsive, quick with the repair, courteous and professional. I’ve emailed the office with a few concerns, and Anthony has offered a prompt responses each time. “How do you feel 1 month later living here?” I’m glad you asked… After living In a house for over 12 years, I was apprehensive about moving into any apartment and did my homework. I can say I’m happy in my apartment, it’s comfortable, the trees offer plenty of shade which is a huge plus in Florida. UPDATE: We have now been living here almost an entire year and we still love it here! Most recently, we had a few bulbs burn out and our maintenance tech, Alex, not only came and replaced the bulbs but upgraded the whole light fixture. It looks and works better than ever! Jodie, the property manager, has become more of a friend. She always knows each resident, greets us by name, and organizes a ton of fun resident events like coffee and breakfast or paint and sips so we can all get together! It's nice feeling as appreciated by the community as we feel about them. I recently got a promotion out of state and we have loved it here so much we will be transferring to another beautiful Cortland property. I hope the team there is as wonderful as our team here. I have lived here for about five months now. I have personally really love this apartment complex. The units are nice and spacious, and maintenance is really good. I believe Alex is the maintenance guy that helps maintain my apartment and he does a superb job. Every time I do submit a maintenance request it is done in a timely manner. He is also very friendly, and always has a good attitude. Another worker that does a really good job is Allison. She showed me around when I was looking for apartments and has always been my go to about anything. She is very friendly and handles everything in a very professional manner. This community is fantastic! The management team is kind and responsive. Our service techs Alex and Rafael are knowlegable and quick with repairs. We enjoy the spacious apartment and screened in balcony. The community is private, kept clean, and well maintained. We don't hear or see 436 so we forget that Cortland Lake Howell is on a major road. The community is constantly hosting events and food trucks. We love calling this place our home.

Wonderful community with an incredibly friendly and supportive staff! They’re always on top of things and constantly organizing events for everyone to enjoy. Nearly every day, there’s a different food truck serving fantastic food, and every Saturday, Papa John’s offers discounted pizzas exclusively for residents. The entire team (especially Allyson, Patricia, Cheryl, Jodie, and Joel) were amazing and has been there for my family every step of the way since we moved in. When I originally went through an exhaustive search process over a year ago, when I decided to move from New York to Florida, after reviewing about 60 communities in the area, this community, at Lake Howell was first on my appointment list when I came down, after disregarding at least 40 from the get go, as many sound very concerning and scary. I only hoped that I would be right. Anthony was the best at the onset of our first meeting, and though I had some really upsetting first move in problems with conditions, once Anthony got involved, he was a man of his words, and worked hard to resolve each and every issue that we had. Since then, Anthony has been the most professional and pleasantly personal person that is a credit to the Cortland corporation. Over a year now since living here, I see a community that has been constantly upgraded with improvements like the 24/7 gym being renovated, along with both pools having brand new masonry stone work walkways around them, with all new pool furniture. I moved in about a few weeks ago, same day a relative passed away. Cheryl + team have been incredibly accommodating, making exceptions for my situation and resolving any issues immediately, while other complexes I’ve lived at take a couple of days to even return your call. The team also plans events and invites food trucks which is helpful as a working professional so I have options in my backyard some days if I don’t want to cook 🤙🏽 The entire maintenance team (I only know Alex by name, but I have met a few other team members) has been so friendly and diligent, resolving requests as quickly as possible (1 to a few days depending on the type and scale of the issue). Overall it seems like Cortland (at least this location) is treating the staff well, which I also look for before I move somewhere. The office hours are not the usual but I’m glad they give the staff realistic work hours and in my situation nothing has come up out of their business hours that couldn’t be addressed by the Cortland support line. We moved in back in August and since then the community continues to exceed our expectations! The maintenance is amazing and fixes issues the next day after you put in a work order. Everyone in the office is extremely friendly and kind! The community has food trucks and events for the residents to participate in. They also have a guest suite for residents to rent to allow for family or friends to have a place to stay during their visit! Another big factor for us, we feel safe here. We would 100% recommend!

I've had the pleasure of living here for close to two weeks now, the community is well maintained and staff are easily accessible and a phone call away. While the apartment was not as i would have expected at the time of move in Allyson Rolon from the onsite staff was very attentive and helpful especially in showing me around the community and addressing any issues within the apartment. Jedryk Mendez the service technician was quick to remediate any of the small issues at the time of move in and was extremely friendly and professional. My only reason for not giving a 5 star rating is that the master bedroom bathroom doors were painted very close if not the same day of move in and i have not been able to sleep in the bedroom due to the smell of paint fumes coming from the bathroom.

I really like living here. The services for the community like party, celebrations and the Maintenance services are awesome. I need to mention Rafel Hernandez as a good Handyman, he is one of the guys in Maintenance team, and always let the things get ready and fixed so good and fast. The pools and three lake view are amazing. My only complaint is that Sometimes I only wish the hallways of the building could be cleaned most frequently, this pollen season is not good and everything seems yellow and dust, and dirty. My family and I lived at Cortland at Lake Howell for 5 years, and it was a truly memorable experience. The convenience of the location was one of the highlights for us. It’s within walking distance to multiple shopping areas, restaurants and bus stops, making daily errands and dining out incredibly easy. The surrounding area is also relatively safe, providing peace in mind. The complex hosts regular events that bring residents together, creating a sense of community and making it easy to meet new people. The various amenities were newly renovated during our stay, providing pleasant spaces to relax or have fun. One of the standout features is the breathtaking sunrise and moonlight views over Lake Howell. The lake is perfect for all kinds of water activities and wildlife observation, offering a serene and picturesque environment. Overall, our time at Cortland at Lake Howell was filled with good memories. I hope the complex continues to grow.

I’ve been searching for an apartment for about 2 months now. Came across this gem of a property during an internet search. Allyson, the leasing agent who toured the property with me was great! She was very patient and seemed very knowledgeable, had a great attitude, and an even better smile. The property has boat parking which is pretty unique and the apartments themselves are very cozy with updated appliances. I’m not too familiar with the Casselberry area but it looks to be a quiet neighborhood.

I am making a cross country move soon and Gilbert has been phenomenal with making sure my move is as seamless as possible. He has been quick to respond to my emails and texts, professional, friendly, clear with directions and expectations, and helpful. The follow-up has also been exceptional. I am very excited to move into my new home at Cortland and thank Gilbert in person for his hand in making this process a little less stressful!

I am very please with varios services received by Joel, always very polite and professional. Today Leo brought me my dog who wondered out of the apartment due she being blind and knowing it belong to me. I was very worried but they brought my confidence in this community that really care about their residents. Thanks Joel and Leo for the safety of my Ita.
