My wife and I have been living here for the past 10 months. It’s been a pleasant and wonderful experience living in this community. The management has maintained the property well and whenever I raise a service request they have been promptly responding and addressing our concerns diligently. Special shout out to Eric, the maintenance associate. He has been very helpful, friendly and listens patiently to what we have to say and fixes the issues we faced in the best way possible.

I absolutely love this apartment community! The landscaping is beautifully maintained, making every walk around the property feel like a peaceful retreat. The homes are cozy and well-kept, providing a warm and inviting atmosphere. One of the best perks is the location- it’s close to a playground, which is perfect for families, and just minutes from the highway, making commuting a breeze. The management team, especially Gaby, is friendly and responsive, ensuring everything runs smoothly. If you’re looking for a clean, quiet and convenient place to call home, this is it! Edit: Right after I wrote this review, Desiree the leasing office manager called me to know what has happened and to make things right. Desiree heard me patiently and assured me that she is going to talk to the ladies at the front desk especially Rhea. So updating from 2 star to 5 stars now. I am living in this community since Aug 2023. The new management is really rude. I went into ask some questions to transfer to a new apartment within the community. Olivia Mott is being respectful and trying to help me out. However, the other lady who sat next to her, I am not sure what her name is (may be Kaitlyn) is so so disrespectful when I was talking. She was interrupting my conversation with Olivia Mott and being so rude to me in giving me one line answers although I was actually trying to talk to Olivia Mott. P.S: I miss the old leasing manager Haley Fletcher and her team. They were really amazing. This new management is giving me thoughts about even moving to a whole new Cortland.

The experience till now has been mixed. The hard wood flooring in 3rd floor apparently is disturbing the tenants below. Our kid is growing up and once she starts moving, it will be even more difficult for them. The windows were all stained, cleaned some of them. But overall the community is a pleasant place to stay.

I love this particular cortland community. Haley is amazing. she deserves a raise. Immediate response, very helpful, always willing to listen, takes immediate action. Alejandra was my leasing agent and she is great too. There is like no lag in services, communications anything. Eric is great too with all services. I would also want to add John is great too- I had some issues and asked him to help me with delivering an Instacart order at my place- he did that immediately. This is such a nice and positive community.

We just renewed our lease. I love this apartment complex and our large floor plan. Even with some updates, the apartments are a bit older than many in the area. But I will take the amazing maintenance crew and very pleasant, professional, and responsive office staff over a newer complex being poorly maintained and managed any day! No place is perfect, and some things are out of their control, but they make every attempt at making community living near perfect.

I’ve lived here for almost 3 years and I’ve loved it! The staff is great and understanding, especially Haley who is one of the managers. Service requests are always fulfilled immediately, and the service team is so friendly and polite. The community is always clean, and I’ve never had any issues with anyone being loud. Also, this location is 10 minutes away from all your major stores and a quick 15 minutes to the DFW airport. Highly highly recommend this apartment complex :)

In the beginning of this month I toured this place with Cassandra from the leasing office. The community is amazing. The apartments are so well renovated inside, you'd think they are brand new. The pool area looks like a resort, the dog park is big and under tall trees, that is great for going out with your pups in summer! I decided to apply and the whole application process was very easy. I had so many questions and Cassandra and Haley addressed all of them and helped me through the process. The location is another plus for me. It is close to my work in Irving, and you can get on 114 very quick. The neighborhood seems nice, and I simply cannot wait to move in May and to have such great staff in the office if I ever need help with something!

I have always been so blown away by Cortland and their properties. Luxury is in their name and luxury is their game! From the spacious gym, to the HUGE pool, and the wonderful grounds that are kept clean and accessible, which are great for a walk or run! I got to tour with Stormie today and it was such a pleasure to talk to someone that treats you as a human. So many leasing agents and realtors have made me feel really uncomfortable lately and so she was like a breath of fresh air. I felt comfortable asking questions and going over different things that I didn't feel comfortable doing at other places. 2023 Update - Still live here cuz this place is pretty great. Haley at the Leasing office is phenomenal!. Definitely recommend this place, its convenient and roomy We moved here June 2020, love out apartment, the apartment complex and the location. However, they just gave the lease renewal with the rent increase of almost $400 per month. That is insane. When we talked about this, their excuse was renovations, and that we need to pay the extra rent even though we have the "Classic" apartment. How is that fair?, We recommended this apartment complex to all of our friends, but that's going away. Advice, wait till tenants move out of their respective apartments to renovate. Not try to increase the rent just to get people to move out. Giving 2 starts cuz the maintenance staff, and front desk person at the leasing office are great.

This is a beautiful community! The leasing staff are so friendly and helpful. I love using the car wash in the back and walking around the nature trails in the neighborhood. The Resident events are also very nice, I love the bagels for breakfast and popsicles by the pool!

I have lived at Cortland La Villita for going on 4 years. We have seen the team change slightly over the years as management companies have changed, but it seems to have improved year over year. We appreciate the upgrades and facelift to the exterior of the community. Additionally, John and Haley are always pleasant to work with when we visit the office or attend community events. Our service requests are completed within a timely manner and the interactions with the technicians are always very nice. It is wonderful to live within a community where they care and you feel valued as a resident. As much as everything has increased in our economy, finding quality in where we live takes a bit of the sting out of paying the rent that we do. It's a peaceful and friendly community in a fantastic location, minutes away from the Toyota Music Factory and with quick access into Dallas. The apartment itself is nice, modern, and has great natural light, and the grounds are well-kept and peaceful. Everyone from the leasing office has always been kind and helpful and the maintenance staff is truly the best we have experienced. My fiance and I have lived at this location for a while now and it has been wonderful. The community is beautiful and clean. There are a lot of amenities including a gym, pool, rec area, and dog park. We have dogs so having waste stations around the community is super convenient. The team here is extremely friendly and open to helping any needs. They have GREAT communication with residents regarding anything from local events to community changes. They also host several community events, such as Food Truck days or Breakfast on the Go days. We moved here December 2021 and we’ve been happy here since. It’s quiet, clean and family + pet friendly. When I moved in, the staff personalized my welcome including a toy for my dog and a welcome sign for me and my daughter. That meant so much for me. The apartments are updated and the amenities are well maintained.

I LOVE it here. You get what you pay for- the best and most peaceful living experience, a beautiful area, and convenient access to highways and shops. Mail/packages are delivered accurately, service requests are taken care of within 48 hours. Management has frequent resident events and communicates information to residents consistently. 10/10 recommend Cortland La Villita!

I've been living at Cortland La Villita for six months and it's been a great experience so far. The staff is friendly, attentive, reliable and always thinking of creative and fun exercises to engage the residents. The apartment complex is clean, always in pristine condition, the community is friendly and family oriented. Great place for pets too! The apartment themselves are modern, spacious, units come with washer and dryer along with stainless steel appliances. BEST part of my apartment is the balcony! It offers an abundance of space for me and my dog to enjoy together. I'm happy to call Cortland La Villita home!

I've lived here for almost a year and have zero complaints! The leasing staff is the best and the service team keeps the community in perfect shape. I'll never forget the morning my car needed a jumpstart and Esau and Eric stepped in to get it running again. There was even a time when Alex helped carry a really heavy package up to my apartment because I couldn't carry it myself. If you live here, you'll be in good hands!

We've had such a great experience here at Cortland La Villita the last two years. The office staff is always available and professional. The amenities are high quality. The surrounding area is safe and beautiful. The only downside is how much rent increases from year to year.

We toured here but ended up leasing at waters edge for the attached garage. It was so beautiful and newly renovated so the finishes were great! If we didn’t go with waters edge, we would have probably moved here!!

We love living here! Cortland is easily one of the cleanest, safest, and most comfortable apartments we have rented! While rents are expectedly high, you get exactly what you want in a luxury apartment. Besides the obvious amenities and apartment features, I especially like how quickly management and everyone who works here are to fix any issues. Pest control works more efficiently than I’ve ever seen, and roaches are nearly nonexistent (even at times when other apartments are swamped with them). Maintenance is complete much faster than you’d expect (sometimes just an hour after placing a service request). Management (shout out to Haley) is always kind and communicative! While other complexes have management that extend kindness only to get you to sign a contract, Cortland employees (literally everyone) are 100% the same each and every day. I respect their integrity and dedication to amazing service! Lastly, neighbors here are generally much better than other complexes. While you may have a loud neighbor abov

Lived here for about 4 years. Cortland renovated the community and have given the place a nice face lift. Maintenance team is top notch and the office is always friendly. I’m really pleased with my new backyard turf. Nice bonus to having a yard.

I have visited the community recently and toured a two bedroom home and I was amazed on how great it looked! The community looked really great from the exterior when we passed by Riverside. It caught our attention for sure and we were so glad to be able to walk in and tour with out an appointment! The team approached us really well and offered us coffee! I will be back to look for a home in March 2023! I can tell the team appreciates their guests!

We moved in here at the end of December,2019 and we love living here.The community is very clean and they keep the community very well maintained.The apartment office staffs are very well behaved and very helpful, if you reach them with any problem they will try their best to solve them.The maintenance team is also well behaved and if you raise any issue they solve it immediately.As we have pet dog park is super fun are for our paw baby.

We moved in at the end of June and couldn't be happier! The community is quiet and friendly and super clean. We love having the Bark Park for our sweet doggo to run around and the pool is beautiful! The community team is very communicative and made our touring and move-in experience 10/10. Our apartment was recently renovated and has new appliances and clean looking finishes. We love the layout and hope to stay here for the next couple of years!

Love it! When I moved in, a couple of the maintenance men, Eric and Alexis, were SO helpful. We were done unloading within probably 20 minutes! I would’ve been unloading all day if it weren’t for them, especially considering they had to climb stairs all the way to the 3rd floor (including a very THICK king sized mattress). I can’t thank them enough for such a smooth move in! Also, Tamara Steel and Haley Fletcher were SUPER helpful and friendly prior to move in. They always answered any questions I had super quickly!

I LOVED my short stay here for so many reasons. First off, we moved from Seattle to Texas for a job and we did our research online before coming to tour. All the other properties we visited didn't live up to the expectation and we found Cortland LaVillita on our wayto a tour at a community nearby. So after that tour we went to Lavillita Cortland and toured with Haley. We were impressed with the quality curb appeal off the bat. The pool, the gym, the resident lounge area are all so beautifully well kept and clean. What you see on the website pictures are definitely what you see in person. There a lot of things I loved about this community but let me name a few. First off the staff, they are amazing! They respond quick to requests, leasing team is very accommodating and helpful. Kudos to the maintenance team as well because they do an amazing job at attending to our request quickly. The parcel locker service made it convenient to securely have our online orders delivered. So far me and my Fiancé have loved living here. The move in process was very simple and the staff has been excellent to work with and very helpful with any questions or concerns we have had. We needed a few minor things to be taken care of inside the apartment, maintenance wise, but the process to fill out work orders was very easy and they have all been handled very quickly, efficiently and professionally. The property technician Eric Rodriguez has been the one to handle all of our work orders and did great work! Get that guy a raise!

We are 5 months into our stay at La Villita, after running into a few hiccups at move in, I was expecting to not enjoy my time here. In all honesty, I was completely wrong. I cannot give Haley and Caroline enough praise for their customer service. Now in days that is hard to come by. The maintenance guys are top tier as the handful of request I’ve had, we’re completed the same day if not the following morning. While the pricing might seem a bit higher than their competitors, you really do get what you pay for and more. I’ve been in property management myself for years and have never seen a property run so efficiently and customer oriented. They are constantly transparent with anything going on, or any adjustments being made and I can assure you any negative reviews are from things out of their control. Thanks La Villita team, as I’m sure you don’t hear it nearly as much as you should !

The amenities and common areas are very kept up and clean. The apartment is spacious and newly remodeled. Feels like a resort honestly. A lot of families and young professionals live here. I moved here few months ago , few factors help me tó make this decision .. from the nice upgrades. The nice lay outs , the community outdoors and the service i got from the Team , .Erika was extra awesome on my visit and Everytime I came back for more questions and even after i become a resident she still awesome everytime I need something.. service here is awesome . Only one thing I'm not too exited about is the neighbors running up and down the stairs while I'm trying to sleep . My bedroom wall is holding the stairs so my entire room shakes everytime that happens and is very often unfortunately. Also slammed doors all day .. even my wine bottles shakes everytime my neighbor slammed his door . But I know Cortland can't control who lives by me or how the act . Otherwise I'll give 6 stars ! Also besides my neighbor . The property is real quiet and always clean . Good job Cortland La Villita !

Stay at Cortland! Beautiful apartments and I love the balcony, it's so nice to experience the fresh air and walk around the area, there is lots to see and also Dominos is so close by. I love the staff at the office, Erika and Gabi are super friendly and helpful in all aspects. The application process was quick and done entirely with email which was super helpful for me.

I want to say that Erika in the office is amazing. I came to look at the complex to transfer from another property. I had explained to her that I had been having a horrible experience at another Cortland property. Erika went above and beyond for me. There was 2 reasons I didn't sign. 1 I needed a unit at the end of December which there was none at the time. 2. The charge for covered parking. But my choice was mostly due to the time frame. My current situation was getting worse where I already was and I wanted to be out by the end of December. All in all, Erika was outstanding!! Thank you so much!!
