Maria was awesome! The place really is quality and affordable. All appliances are basically new and work amazing. Had an issue with the sliding glass door.day 1 and had it fixed within 2 hours by a maintenance guy. Super excited to live here now!

I love this place,, staff is amazing! Maria and Gabby are super helpful always!! I have lived here since 2021 and whenever i needed to change or had nay issues they were always there to walk me through it. Cortland Kings Meadow se ha convertido en nuestro hogar desde hace solo dos días y estamos muy felices por haber escogido este condominio. Es un sitio muy acogedor y con una naturaleza q enamora, pero sin lugar a dudas lo mejor de todo es su staff, en especial la señora María Suazo, quien hizo de nuestra mudanza un proceso mucho más fácil, tiene un excelente customer service y un profesionalismo q es capaz de atraer a muchos residentes como lo hizo con nosotros. Estamos muy agradecidos con María y con Cortland por habernos acogidos como familia!!! Hace 7 meses que mi familia y yo vivimos en este condominio y la verdad estamos muy contentos, en especial con el equipo de mantenimiento. Ayer mi aire acondicionado se rompió y estuvieron en mi casa a solo minutos de reportar el problema, Ernesto Vilas fue el técnico encargado y realizó el trabajo con mucho profesionalismo y dedicación, cualidades que siempre un residente agradece! 🙏

I am looking for an apartment for my daughter and I and I went to the property in the Hammocks as well as kings meadow and I realized that the manager was the same for both properties, she remembered me and was so nice to me! Extended her kindness to me and made us feel so comfortable. Her employees Maria and Paul went out of their way to make sure that our expectations and were met and our experience was great. The manager even made sure to check off all my requirements for the apartment that I wanted. I highly recommend this complex to anyone looking for a great place to live with friendly staff!

Cortland kings es un execelente complejo que ofrece una experiencia de vida muy positiva. Me atrajo inicialmente por su excelente ubicación. Sus apto son muy atractivos difrute muchos de sus comodidades como la piscina y el gimnasio suelen estar en buen estado . El personal de la oficina es generalmente amables y servicial y el equipo de mantenimiento suelen responder de manera oportunas. I’ve had such a great experience at Kings Meadow, and a huge part of that is thanks to Maria! From the very beginning, she was warm, helpful, and super knowledgeable. She made the whole leasing process easy and stress-free, answering all my questions and going above and beyond to make sure I felt confident and taken care of. The property itself is beautiful, well-maintained, and in a great location, but it’s the amazing staff, especially Maria, that really makes it feel like home. Five stars all the way!

Great attention and nice place. Me and my boyfriend recently scheduled a tour this past Saturday and were met by Chris one of the leasing officers. He was wonderful, paid attention to detail and considered all our needs for the apartment we were looking for. Ana also contacted me about our application process and has helped me throughout the process. A wonderful office leasing team with amazing customer service. The community was well kept and well maintained. It felt safe and calm compared to all the hustle Miami Dade brings. I truly look forward to becoming a resident here.

I'm a long term resident at Cortland Kings Meadow and really love this community. New management changed the building outside decor several years ago and it turned out so beautiful and also the grounds are beautifully maintained. There is a very nice gym in the community and a Car washing center. Leasing Staff in the office including Community Manager Laura are very nice and gives outstanding customer service to the residents and organizes very nice events for all holidays and also brings different kinds of food trucks to the community which is very cool.

The entire community has a peaceful vibe, and there's a real sense of friendliness here that makes you feel welcome from day one. The landscaping is well-kept, and everything from the layout to the amenities is thoughtfully designed for comfort. One of the highlights of living here is the amazing maintenance crew. They’re always quick to respond and incredibly professional. Shoutout to Javier, the maintenance man who came to fix my AC — he was there almost immediately after I submitted the request! Not only did he get the job done efficiently, but he was also super charismatic, knowledgeable, and just a genuinely pleasant person to speak with. If you’re looking for a place that’s peaceful, well-maintained, and filled with kind people, this is it. Living in this community has been a 5-star experience. Highly recommend!

Es un sitio muy acogedor y con una naturaleza q enamora, pero sin lugar a dudas lo mejor de todo es su staff, en especial la señora María Suazo, quien hizo de nuestra mudanza un proceso mucho más fácil, tiene un excelente customer service y un profesionalismo q es capaz de atraer a muchos residentes como lo hizo con nosotros. Apartment complex is very nice and they are constantly trying to improve the community for the residents. The food trucks are a wonderful bonus. Once you sign the lease, they don't forget about you and check that if everything is good and respond to concerns and quickly. They also have community events scheduled on occasions.

I moved in on 1/24/2025, I wrote a review praising the staff but expressed my dissatisfaction at the conditions that all the closet doors were in, rusted and dirty. Today I want to share a positive feedback, I was pleasantly surprised that all my doors were replaced with brand new doors. Javier the maintenance man that came to do the installation was very knowledgeable and professional, he did an excellent job and corrected issues that the previous doors had. Thank you for listening and acknowledging my concerns and thank you Javier for an excellent job.

I love the place, I love the people, I love the community and location and how centered it is in the Kendall area. But the parking situation would prevented me from wanting to renew contract with Cortland. It is truly a nightmare to find parking, and the parking spots are extremely small, my car has been scratched multiple times.

I have been residing here at Cortland Kings Meadow for well over 2 years now, and I have never been happier. From the leasing office to the maintenance crew, everyone here is willing and ready to help. The community is always clean and well maintained. Agradable pero algunas veces llega olor a cigarro o marihuana. Algunos residentes no recogen las deposiciones de sus mascotas. Me robaron un paquete de Amazon en mi puerta, lo informé en la oficina y no tuve respuesta.

Absolutely love this community. I’ve been living here for about 5 years and I must say that this community it’s the true definition of pleasant living. From the environment around us to the most helpful and loving staff. Also they just renovated the gym and OMG you must see it for yourself, state-of-the-art. Had an amazing tour today with Chris. The whole office staff itself is very hospitable and friendly. The apartments was much more nicer and spacious than what I expected, and the property is very clean from the outside to the inside of the apartment. Definitely will be putting my application in soon and the Chris is being very helpful with that process.

Great staff, very friendly and responsive. Apartment is nice and modern. But the community is full of lazy people who don’t know how to pick up after their pets. Expect to step in poop every time you walk in the grass.

Cortland Kings Meadow feels like a home. We are so happy with our decision to move here. Our 2:2 apartment is beautiful and all the remodeled appliances make it feel like an elevated experience. The recent increased costs of the Miami rental market caused a lot of difficulties for us Miami residents, however, the overall experience and quality of Cortland Kings Meadow makes the new rental prices justifiable. I highly recommend everyone to check out the community if they're looking for a new rental.

I recently toured with Lynnette and all I have to say is WOW!!! The staff was very friendly and attentive, the property was very clean, and the apartments were gorgeous! Lynnette was extremely knowledgeable and was happy to answer any and all of my questions. She made my application process an absolute breeze, and I couldn't be more thankful for her kindness. Just moved in August of 2023 and I have no complaints thus far! Laura the community manager made the moving in process an ease! The gym is up to date and always clean, pools are up kept, and the neighborhood is calm. Highly recommend living here !

Honestly, I can only speak on what I have experienced and personally this community has really stepped it up tremendously. Me encanta vivir acá, se siente una tranquilidad, ademas los trabajadores del condominio son excelentes. Si reportas algo, enseguida te solucionan. Hacen actividades en los días especiales, el gimnasio está buenísimo (soy entrenadora y creo que es uno de los gimnasios más completos que puede tener un complejo residencial).

There was such a pleasure and especially an unforgettable experience the Pool day today saying goodbye to the summer and hello to school time. The staf of Cortland King Meadow is beyond our words. I have been eyeing this place for at least 1y and half. I fell in love with this place. The reviews, the service, the vibe and etc ... brought me here. The moment I moved in I knew I made a great choice. A special Thank you to Lily for assisting me during throughout the time I was inquiring until the moment I moved in. So sweet and kind. When I had a slight issue, she was able to resolve it with the manager Laura. A special Thank you to her, too. Customer service is important. The employees excel with customer service. The property is very quiet from sunrise to sundown. They host different event for us which is awesome. Mainteance is there to assist you when needed and no need to wait long days or hours. Beautiful community, new gym, I can’t wait for the second pool to open! We love where we live. All thanks to Maria! Maria works in the leasing office, she explained everything, showed us anything we wanted to see before hand, she’s very caring. What I really loved was unlike other places that send you your lease to sign after you get approved. Maria waited until two days before to make sure that our apartment was perfect and to make sure we were signing for just that, perfection! And it is! We love our apartment. If you are looking to move here ask for Maria. She’s the best!

I would like to share my experience at Cortland and more so since I have never written a review. I have been living in King Colony, now Cortland king meadows since June of 2009, and I need to say that throughout those many years, I never experience the level of understanding and compassion for a tenant that I have ever experienced in my life as a renter . Of course this tenant being my self. I have to mention the names of some of the people i have dealt with that have help me in moments of difficult crisis, highlighting the devastating COVID pandemic that we all had to experience.I am going to start by naming Laura Hernandez, she is a total human being, who is very compassionate and always willing to help accommodate the tenant needs. I’ve been living in this community for around 5 years and since the start they have always been welcoming. If I have any kind of issues or concerns they are always willing to help, when it comes to any appliance issues or anything that needs to be fixed the person that stands out the most is Ernesto and when talking about administrative matters Maria Suazo is the one that has always been there to assist us and is one of the reasons we keep on renewing our lease. Cortland makes us feel like we are at home and with the newly renovated gym which is 24 hours is very convenient for us who work late hours. I love living here!! The complex is very peaceful. It is kept very well cleaned. The pools are one of my favorite amenities also kept very cleaned. The gym is amazing enough machines to get in a good work out and there are machines also for body weight exercises like monkey bars, pull ups, boxing, ropes, tire flip, there is even a turf! The management staff is the most respectful and very easy to speak with. They work very hard to keep the community safe and clean and are very polite. I will be living here for a while that is for sure!

Sinceramente tuve la oportunidad de vivir aquí por pocos meses en Cortland Kings Meadow en el 2021 y me gusto mucho, por algunos motivos personales tuvimos que mudarnos pero ya que culminó nuestro contrato allá hemos decidido regresar y nos hemos encontrado con la sorpresa de que todo esta remodelado y más bonito que antes. Y la verdad es que no solo fue eso si no que gracias a la señora Maria Suazo quien nos atendió desde el primer momento en que tomamos la decisión de regresar con mucha amabilidad y compromiso realizó nuestro proceso y eso estoy muy agradecida con ella, excelente trabajadora y excelente persona.

Before we got approved for the application at Cortland Kings Meadow, Maria Suazo has been an amazing lady guiding us thru all the process. She has been more than helpful when my husband noticed the air conditioning unit was making a loud noise and she kept on it until it got fixed before we moved in. Moving can be stressful, especially when it's cross-country. The leasing office staff, Maria and Zuly in particular, were super helpful and made the transition as smooth as possible for us. The office staff is extremely helpful and I’m particularly grateful for Maria Suazo’s assistance. She goes above and beyond expectations. When we moved to another unit at Kings Meadow she was instrumental in getting AT&T fiber in the unit. AT&T customer service told me fiber was not available in the unit. Maria knew it was available and put me in touch with AT&Ts rep for the community so I was able to get the internet service I wanted. This is just one example of the professional service she’s provided me.

Omg, I am seriously grateful of how easy and fast this move in process was. The women in the leasing office( Maria, Lili, and Vicky) held my hand every step of the way with keeping me updated during the approval process and even after I moved in with any concerns I had. The property is beautiful with great amenities like a pool, a lake, a gym, community center, and we are close to so many shopping places. I am so happy to call Cortland King Meadows my new home!

Saskya la manager es simplemente amazing siempre dispuesta a escuchar y hacer lo mejor para que yo en mi caso este feliz ,sus niñas ( asistentes) , LILI, MARIA muy amables siempre con una sonrisa y haciendo su trabajo muy bien ,su equipo de mantenimiento ( Omar y Yiorvis) son espectaculares, muy buenos y respetuosos. Creo que lo que ellos no puedan cumplir es por que simplemente estaría fuera de sus manos. A mi me consienten mucho. Creo cortland la corporación debería de apoyarlos más! My time at Cortland Kings Meadow has been great. Lili helped me throughout the whole move-in process making it an easy transition into Kings Meadow. Lili, Vickie, and the rest of the leasing office staff continue to provide excellent service whenever I have a question or a matter arises. The management team is always prompt when it comes to requests and provides excellent care around the property making sure everything is as it should be, including keeping the property clean.

Quite place… nice trees around community. Your parking area will be nice and fresh ( Miami is hot ). Maintenance crew will fast respond when necessary. They even bring a food trucks once a week. Wine ?? tasting anyone? 21 and older…. Great activities. Yoga and more. Apartments are huge. Rooms super wide. Short terms and long term rentals…. Its Miami. It’s hard to find nice places like this one.

The Arbors is my favorite place! I feel like I live in a beautiful park,surrounded by mature shade trees, where families of turkeys graze in the morning and evening. My "house" has a big storage shed and a front fenced in patio and a back yard covered & fenced in patio. I feel safe waking my dog at night or day. They have a nice dog park, but I prefer to walk my dog so we both get exercise.

The process to apply and move in was super easy to understand. Everything was done online which is good for me because my work hours are the same time as the office hours. My new apartment looks really good and the renovation was done well. I did have a few issues that I brought up to the office, they immediately sent maintenance over and got the minor issues fixed.

Zuly was super helpful in helping me get my place. Always gets back to me quickly to help even when I’m already moved in — all I do is text her & she calls me right away. She’s the best. Since moving here, I have no complaints. Quiet neighbors, never hear anything. Parking is only hard to find right at your door at night but still not too far to walk. There’s always extra spaces, you just have to look. Maintenance is great, they come quickly & solve your problems quickly. Thank you again Zuly for finding me a great place to live!

The Apartment complex has greatly improved over the years and that’s thanks to the owners Cortland. The best pool is the one located near the entrance of the complex, as the one located near the back of the complex needs upkeep and maintenance. There is a lake on the adjacent of the complex which unfortunately is full of plastic, Coke cans, garbage bags, and more. There are dogs allowed in the neighborhood which is nice however there are some neighbors who have 100lb + dogs that live on the balcony. You can imagine how nice it would be living near them and listening to their dog bark every morning. Besides those minor things, the neighborhood turned out to be way better than we expected. The gym is maintained and cleaned frequently. And the pool by the entrance of the complex has a barbecue area which will usually have an empty propane tank. 4/5 stars. The ladies in the leasing office and maintenance crew are very kind and do their best to solve any issue.

My girlfriend and I have been a part of Cortland Kings Meadow’s community for almost a year and it has been the best choice we have ever made. The transition was super swift and all of the people from the office have been amazing. The office staff are friendly and quick to find a solution to guarantee your stay here is no less than perfect. I have lived in Kings Meadow formerly Kings Colony, for three years. I had the experience with three different property management teams, and this one is the best by far. My time here is enjoyable, and the Cortland staff has been excellent. Laura Hernandez has been a great asset to the office staff. She been super helpful, attentive, and has tremendous assistance. The maintenance team all around is excellent. The moment you call or submit a service ticket request, they show up the same or the next day. After hours, I've had two urgent issues, and they quickly called me back to assist. Parking can be tight in some areas but havent had an issue. I love that they send communication via Text. I am looking forward to renewing my lease.

Hemos estado viviendo aquí por 7 años, el condominio muy limpio siempre, me encanta que es muy fácil solicitar un servicio de mantenimiento a través de la aplicación por el teléfono y ellos lo resuelven rapido, hasta el momento ha sido muy cómodo vivir aquí, el señor Orlando en especial pero todo el equipo de mantenimiento son muy amables y cuidadosos al hacer su trabajo. Recomiendo definitivamente este condominio.

I recently moved to the area for a new job and did not realize how difficult it was going to be finding a place. It wasn't so much that there were not options, it was the absolute horrible customer service, lack of care and professionalism all around. This was until I found Cortland King Meadows. Words can not explain how helpful and gracious the staff is. Lidicet is an absolute angel. She was personally invested in helping me out and making the move-in process smooth as possible. Such professionalism and decorum is hard to find these days. I truly feel taken care of and would highly recommend. Thank you Lidi! =)

I had just moved last week and was new to the whole service requests thing. SO HAPPY. Any problem I have, they quickly come either same day or the next day. Orlando was so helpful. He changed out the battery to my smoke detector and replaced the fan in my bathroom. When he finished in the bathroom, I was SHOCKED to see he cleaned up after himself! Honestly, 5 star service here. I feel so well taken care of. Thank you so much Orlando. You went above and beyond.

I lived in Kings Meadow formerly Kings Colony for this past year. My time here was very pleasant, unlike my other experiences with other apartments in South Florida. From the moment I applied to the moment I moved out, Laura from the office made everything smooth and easy. The community is kept very clean, with maintenance working everyday, I've even seen some maintenance workers picking up trash from the property on Sundays which is unheard of in Miami. The gym is brand new and during my time here I frequently used it. They have 2 pools which are kept very very clean. I only ever had (1) work order made and they literally resolved it in less than 24 hours. Overall, I loved living here and unfortunately had to move out due to job relocation. I wish my new management company for where I currently live was as thorough as the one for Kings Meadow! Thank you all.

En hermoso lugar para vivir, desde el primer momento que llegamos todos han sido súper súper amigables y súper atentos en todo, en el proceso de adquirir muestro departamento nos ayudó maría s. Y siempre con una sonrisa y muy buena predisposición. El barrio esta cuidado y lo mantienen día a día para que se vea genial, el gimnasio me encanto, súper completo con equipos nuevos y re bien ventilado ni hablar de las 2 piletas que tienen, el agua se ve súper limpia siempre. Estamos súper felices de haber elegido este lugar. 10000% recomendable.

I would love to leave my review for Kings Colony. I lived here from 1991 until 2003. During that time, the office staff was always highly professional and very courteous. Any time I had any kind of minor maintenance issue, I made one phone call and I would come from work to find a work order on my kitchen counter showing that the repair had been completed that same day. The maintenance staff was top notch. *Additionally, and perhaps most importantly, after Hurricane Andrew in 1992, EACH & EVERY DEVELOPMENT on all sides of Kings Colony had SO much structural damage that they were deemed uninhabitable and residents were displaced. HOMELESS. Kings Colony, however, was absolutely fine and not a single resident had to abandon their home. Also, at a time when most of South Florida went weeks and months without restoration of electricity, Kings Colony had power back on within 48 hours. I had friends, family and coworkers ALL coming through the revolving door of my house to sit in the air conditioning, take hot showe
