I love living here! Community is very clean and the management team is very helpful. They have kept this community safe and smoke free. The ammenities are all beautiful and the gym is amazing i love it. The apartments was much more nicer and spacious than what I expected, and the property is very clean from the outside to the inside of the apartment. I just renew my lease this year because of how I always get treated María always makes sure we are taken care of, the process is smooth and easy and whenever there is any issues such as maintenance service is provided right away. I enjoy living here will 100% recommend

I had toured with Lynnette from Cortland Kings Meadow and all I absolutely love the professionalism that is being represented by her and her staff. The staff was very kind and the property was very clean, and the apartments were stunning. The office staff is always very responsive to any questions or concerns, and the maintenance team always comes out right away to assist with any issues in the apartment. Great staff, very friendly and responsive. Apartment is nice and modern. But the community is full of lazy people who don’t know how to pick up after their pets. Expect to step in poop every time you walk in the grass.

Cortland Kings Meadow feels like a home. We are so happy with our decision to move here. Our 2:2 apartment is beautiful and all the remodeled appliances make it feel like an elevated experience. The recent increased costs of the Miami rental market caused a lot of difficulties for us Miami residents, however, the overall experience and quality of Cortland Kings Meadow makes the new rental prices justifiable. I highly recommend everyone to check out the community if they're looking for a new rental.

The maintenance team has been so efficient, the events have been so fun & creative, and the office staff has been so welcoming. Maria works in the leasing office, she explained everything, showed us anything we wanted to see before hand, she’s very caring. I have been living in King Colony, now Cortland king meadows since June of 2009, and I need to say that throughout those many years, I never experience the level of understanding and compassion for a tenant that I have ever experienced in my life as a renter . If I have any kind of issues or concerns they are always willing to help, when it comes to any appliance issues or anything that needs to be fixed the person that stands out the most is Ernesto and when talking about administrative matters Maria Suazo is the one that has always been there to assist us and is one of the reasons we keep on renewing our lease. I love living here!! The complex is very peaceful. It is kept very well cleaned. The pools are one of my favorite amenities also kept very cleaned. The gym is amazing enough machines to get in a good work out and there are machines also for body weight exercises like monkey bars, pull ups, boxing, ropes, tire flip, there is even a turf! The management staff is the most respectful and very easy to speak with. They work very hard to keep the community safe and clean and are very polite. I will be living here for a while that is for sure!

Laura she is so wonderful and very dedicated to help you. She always receive you with her big smile and make you feel welcome. All the staff is friendly and the service they provide is over 100%. I been living in this community for 6 years so far and I feel safe and surrounded by great residents . They all become like family and friends this is how you feel living here. The modern kitchen and spacious living quarters are second to none in the local area, with an updated gym and 2 picturesque pools, this neighborhood is of top quality for any living situation or lifestyle. Sinceramente tuve la oportunidad de vivir aquí por pocos meses en Cortland Kings Meadow en el 2021 y me gusto mucho, por algunos motivos personales tuvimos que mudarnos pero ya que culminó nuestro contrato allá hemos decidido regresar y nos hemos encontrado con la sorpresa de que todo esta remodelado y más bonito que antes. Y la verdad es que no solo fue eso si no que gracias a la señora Maria Suazo quien nos atendió desde el primer momento en que tomamos la decisión de regresar con mucha amabilidad y compromiso realizó nuestro proceso y eso estoy muy agradecida con ella, excelente trabajadora y excelente persona.

Before we got approved for the application at Cortland Kings Meadow, Maria Suazo has been an amazing lady guiding us thru all the process. She has been more than helpful when my husband noticed the air conditioning unit was making a loud noise and she kept on it until it got fixed before we moved in. Moving can be stressful, especially when it's cross-country. The leasing office staff, Maria and Zuly in particular, were super helpful and made the transition as smooth as possible for us. Such a nice property with an awesome staff! I just signed another lease and moved into a renovated apartment. The Cortland Kings team is hands down the best leasing and property management team in Miami. Vicky, Laura, Maria, and Lily's professionalism, responsiveness, and friendliness is next to none. The office staff is extremely helpful and I’m particularly grateful for Maria Suazo’s assistance. She goes above and beyond expectations. When we moved to another unit at Kings Meadow she was instrumental in getting AT&T fiber in the unit. AT&T customer service told me fiber was not available in the unit. Maria knew it was available and put me in touch with AT&Ts rep for the community so I was able to get the internet service I wanted. This is just one example of the professional service she’s provided me.

My time at Cortland Kings Meadow has been great. Lili helped me throughout the whole move-in process making it an easy transition into Kings Meadow. Quite place… nice trees around community. Your parking area will be nice and fresh ( Miami is hot ). Maintenance crew will fast respond when necessary. They even bring a food trucks once a week. Wine ?? tasting anyone? 21 and older…. Great activities. Yoga and more. Apartments are huge. Rooms super wide. Short terms and long term rentals…. Its Miami. It’s hard to find nice places like this one.

The Arbors is my favorite place! I feel like I live in a beautiful park,surrounded by mature shade trees, where families of turkeys graze in the morning and evening. My "house" has a big storage shed and a front fenced in patio and a back yard covered & fenced in patio. I feel safe waking my dog at night or day. They have a nice dog park, but I prefer to walk my dog so we both get exercise.

The process to apply and move in was super easy to understand. Everything was done online which is good for me because my work hours are the same time as the office hours. I visited this apartment complex with my friend today and was very impressed. The amenities caught our eye, the prices were fair, the units were amazing. But what really made this tour an actual experience was the lovely woman who helped us, Paola. She absolutely crushed it, and could not have been more personable. She gave excellent insight and but it was also genuine, whoever she works under should know she is representing this location at the highest level.

Zuly was super helpful in helping me get my place. Always gets back to me quickly to help even when I’m already moved in — all I do is text her & she calls me right away. She’s the best. Since moving here, I have no complaints. Quiet neighbors, never hear anything. Parking is only hard to find right at your door at night but still not too far to walk. There’s always extra spaces, you just have to look. Maintenance is great, they come quickly & solve your problems quickly. Thank you again Zuly for finding me a great place to live!

El equipo de la oficina junto con el de mantenimiento altamente calificado, de manera especial refiero a María no conozco su apellido pero se que es hondureña, siempre dispuesta a resolver inquietudes y problemas, el personal de mantenimiento responsablemente resuelven reparaciones consideradas urgentes y son atendidas de inmediato. The Apartment complex has greatly improved over the years and that’s thanks to the owners Cortland. The best pool is the one located near the entrance of the complex, as the one located near the back of the complex needs upkeep and maintenance. There is a lake on the adjacent of the complex which unfortunately is full of plastic, Coke cans, garbage bags, and more. There are dogs allowed in the neighborhood which is nice however there are some neighbors who have 100lb + dogs that live on the balcony. You can imagine how nice it would be living near them and listening to their dog bark every morning. Besides those minor things, the neighborhood turned out to be way better than we expected. The gym is maintained and cleaned frequently. And the pool by the entrance of the complex has a barbecue area which will usually have an empty propane tank. 4/5 stars. The ladies in the leasing office and maintenance crew are very kind and do their best to solve any issue.

My girlfriend and I have been a part of Cortland Kings Meadow’s community for almost a year and it has been the best choice we have ever made. The transition was super swift and all of the people from the office have been amazing. The office staff are friendly and quick to find a solution to guarantee your stay here is no less than perfect. The maintenance crew are kind and efficient at doing their job. Any maintenance request that we have done in the past has always been quick and resolved within the same visit. I have lived in Kings Meadow formerly Kings Colony, for three years. I had the experience with three different property management teams, and this one is the best by far. My time here is enjoyable, and the Cortland staff has been excellent. Laura Hernandez has been a great asset to the office staff. She been super helpful, attentive, and has tremendous assistance. The maintenance team all around is excellent. The moment you call or submit a service ticket request, they show up the same or the next day. After hours, I've had two urgent issues, and they quickly called me back to assist. Parking can be tight in some areas but havent had an issue. I love that they send communication via Text. I am looking forward to renewing my lease.

I recently moved to the area for a new job and did not realize how difficult it was going to be finding a place. It wasn't so much that there were not options, it was the absolute horrible customer service, lack of care and professionalism all around. This was until I found Cortland King Meadows. Words can not explain how helpful and gracious the staff is. Lidicet is an absolute angel. She was personally invested in helping me out and making the move-in process smooth as possible. I had just moved last week and was new to the whole service requests thing. SO HAPPY. Any problem I have, they quickly come either same day or the next day. Orlando was so helpful. He changed out the battery to my smoke detector and replaced the fan in my bathroom. When he finished in the bathroom, I was SHOCKED to see he cleaned up after himself! Honestly, 5 star service here. I feel so well taken care of. Thank you so much Orlando. You went above and beyond.

I have very much enjoyed my time living in Kings Meadow! It's quiet, well-kept and the staff is amazing. Laura Hernandez helped me when I first leased my apartment and she was amazing from start to finish and continues being a huge assistance!

I lived in Kings Meadow formerly Kings Colony for this past year. My time here was very pleasant, unlike my other experiences with other apartments in South Florida. From the moment I applied to the moment I moved out, Laura from the office made everything smooth and easy. The community is kept very clean, with maintenance working everyday, I've even seen some maintenance workers picking up trash from the property on Sundays which is unheard of in Miami. The gym is brand new and during my time here I frequently used it. They have 2 pools which are kept very very clean. I only ever had (1) work order made and they literally resolved it in less than 24 hours. Overall, I loved living here and unfortunately had to move out due to job relocation. I wish my new management company for where I currently live was as thorough as the one for Kings Meadow! Thank you all.

Cada vez que voy para la oficina busco a la Señora Maria Suazo, ha resuelto todos mis problemas de manera muy eficaz, recomiendo preguntar por ella para que sea super bien atendido. Fui a la oficina por la renovación de mi contrato y todas las chicas fueron muy amables.

Kings Colony is one of the best communities in West Kendall. I have worked with both Maria's and Laura and they are some of the most professional, hard working, and respectful ladies in the industry. Amazing community that I'm proud to call home.

En hermoso lugar para vivir, desde el primer momento que llegamos todos han sido súper súper amigables y súper atentos en todo, en el proceso de adquirir muestro departamento nos ayudó maría s. Y siempre con una sonrisa y muy buena predisposición. El barrio esta cuidado y lo mantienen día a día para que se vea genial, el gimnasio me encanto, súper completo con equipos nuevos y re bien ventilado ni hablar de las 2 piletas que tienen, el agua se ve súper limpia siempre. Estamos súper felices de haber elegido este lugar. 10000% recomendable.

I would love to leave my review for Kings Colony. I lived here from 1991 until 2003. During that time, the office staff was always highly professional and very courteous. Any time I had any kind of minor maintenance issue, I made one phone call and I would come from work to find a work order on my kitchen counter showing that the repair had been completed that same day. The maintenance staff was top notch. *Additionally, and perhaps most importantly, after Hurricane Andrew in 1992, EACH & EVERY DEVELOPMENT on all sides of Kings Colony had SO much structural damage that they were deemed uninhabitable and residents were displaced. HOMELESS. Kings Colony, however, was absolutely fine and not a single resident had to abandon their home. Also, at a time when most of South Florida went weeks and months without restoration of electricity, Kings Colony had power back on within 48 hours. I had friends, family and coworkers ALL coming through the revolving door of my house to sit in the air conditioning, take hot showe

Requested maintenance on my dryer because it was having several issues on Sunday 4th of July and had someone at my apartment the very next day on Monday morning. Very professional, was able to locate the issue and fix it quickly. I was very pleased with the overall experience.
