I had the best experience, I was living in Va and needed to secure a place to live for my upcoming transfer to Raleigh from Virginia, I, I wasn’t able to do a in person site visit so the staff on the property gave me a Virtual tour of the property and I signed the lease from Va and was able to begin working in the Raleigh branch the very next Monday. It was a very successful process and I’m pleased with the entire process.

I met Ms. Karen! :) for a 10am tour, she was very personable. Although she wasn't able to show me a one-bedroom apartment, I still appreciated her for taking the time to show me the two bedroom apartment to give me an idea of the type of space it will be. Very good conversationalist. I felt very comfortable and welcomed during the tour! This apartment is definitely at the top of my list.

The property at Cortland Falls River truly impressed me! The features are top-notch — from modern appliances to well-maintained amenities like the gym and pool. The agent I spoke with (Cristina Diaz) is incredibly professional and welcoming, always ready to help with any questions and even followed up since the last tour. The location is great offering easy access to just about anywhere you can think of. Close by to hospitals, and great food! The Coffee bar and common spaces are well maintained and clean! As a prospective renter, I just toured my 2nd Cortland Properties apartment complex-Falls River and was blown away by everything it offers. The community amenities are truly top-notch – there’s a modern fitness center (with a yoga/spin studio) and a gorgeous resort-style pool with a sun deck . The location is another huge plus – it’s in a prime spot just minutes from Triangle Town Center mall and several other shopping centers , making errands and shopping super convenient. To top it off, the leasing staff was excellent. Cristina Diaz was extremely friendly and helpful, answering all my questions and making me feel right at home. Overall, this was a 5-star first impression, and I can’t wait to hopefully call this place home!

Cortland falls river definitely blew me away! Cortland falls river is a beautiful complex that has such a welcoming and comforting atmosphere. Not only are the amenities so great, from their wonderful pool to a great gym, but they are also so well maintained! Cristiana Díaz was so helpful in this process. Her professionalism as well as her very friendly nature made everything so easy, informing us of all the amenities provided, and pointing out how close everything is to the complex to avoid the long drives! I don't give reviews, because they are so often only there to express negative perspectives, especially with Apartments. I will say, I feel compelled to leave a review for the vast improvement on the organization and thoroughness of the maintenance team. We have a new maintenance manager, Jason, and when he gives his word something will be fixed, it gets done. As a renter for the last 20 years, it's typical to have apartment maintenance teams do a "fix" that is more likely a band-aid & not a real fix. Due to this, we tend to try to fix things ourselves and hesitate to ask for Maintenace to come in and help. This last experience with a couple of items being more than I could do myself, had me cautious on the quality of work. I was blown away by the response time and how quickly things are being FULLY fixed or replaced, not just patched for now. Jason and his team have turned our opinions around and made this apartment complex so much better for us. Where trust was previously lacking, it has been regained.

Our maintenance person promptly helped us with our plumbing issue on a Saturday evening (the same evening that we called about it) recently (April 5, '25); he also arranged to get a vendor to our apartment to fix a mold issue in the guest shower, and the vendor was at the apartment within 48 hours to fix the issue.

Love this apartment complex, I have lived here 5 months and have not had any major problems. Anytime I use my app to get maintenance to fix something they are always there very timely manner. One day I had maintenance knock on my door at 3am bc our water heater was leaking and was soaking into the apartment below us! They very quickly fixed the problem turned off the water for a couple of hours till morning, they came back bright and early and fixed it immediately where I didn’t even notice or have a problem with no water! When we first came in really wish I remember the guys name but he gave us a tour and was super sweet and professional and answered all of our questions. When we applied for the apartment Van was on top of his game! I literally had to call him or text him multiple times a day and he was super sweet and knowledgeable the entire time not seeing bothered at all! The apartment itself is very clean very modern and spacious. The only 2 complaints I have that is nothing to do with the apartment peo

I lived at this complex for 8 years. Because of Tina and her leadership this is a much better complex than when I moved in. She brought much needed stability to the leasing office. The maintenance staff is the best I have ever seen.

I had to leave a review after the amazing service I received from Cliff in maintenance. I put in a service request early this morning for a clogged disposal within a hour I received a call for Cliff for permission to enter. I usually do not receive the call when I put it on the work order. He was the first maintenance man to do so in my 2 years of living here. Cliff completed the work order quick. He was also very kind and professional. He even explained how the disposals can get clogged and how to properly clean them. It’s been awhile since I’ve seen EXCELLENT service and Cliff provided that today!

We have just signed another year here and to be honest I’m much happier than I initially was when we re-signed. Tina and Tori have been great in taking my calls and making sure that we have the smoothest transition possible. At first I wasn’t very happy with the initial size of the apartment. we didn’t see a model due to the fact that they didn’t have one to show at the time (not really their fault and I wasn’t in communication with tori or Tina when asking to view apartments.) And because we didn’t see the model, storage in the kitchen and bathroom was significantly less than we anticipated. I stepped back and came to the understanding that we were moving from a 3 bedroom (with a roommate) down to a one bedroom (on our own) and that the amount storage space isn’t that bad for a one bedroom. Now that we are settled in and have had some standard move in “issues” addressed thanks to the property staff I feel much more comfortable and at home here. Me and my girlfriend moved in a few months ago and I wanted to wait to post this to give a full review. From day one Tori was so helpful and gave me many options on apartments that would fit us best. Move in was smooth, the place was very clean, and everything met expectations. Right away our AC was shot and I can’t say enough how exceptional the staff was on giving us a temporary indoor ac unit and had the new permanent AC installed within a week. Any issues we have ever had they are extremely quick on responding and helping out. The community is very friendly and quiet. I highly recommend to anyone!

It starts w/ the Community Manager, Brittani. She is amazing. Her staff is courteous and very customer focused. Maintenance turnaround time is tops. They say its all about location, location, location (North Raleigh). Its really all about the folks that manage the property.

It is a property thats full of great people including the neighbors. The staff does an amazing job at up keeping of the property. I would highly recommend River Falls to anyone. I am now on my second long-term lease with autumn falls and enjoying every bit of it. My daughter and I moved here from New York after the passing of my wife. From the moment we walked into the front doors of the rental office Britney was there to treat us like family! she is truly amazing. My apartment is stunning, and I am in want for nothing. She has a fantastic team in the office and the maintenance staff here is top notch. Thank you River Falls for allowing us to live here.

When U walked in the office at Watermark Jackie Pitts, leasing consultant took a stand and introduced herself. Jackie is as friendly, personable, welcoming & comfortable talking with me. She is a excellent communicator to relay information in regards to the community & apartment. Detailed info was a breeze giving info about the lease. All if the staff members are friendly & knowledgeable. They are willing to go the extra mile. I have enjoyed the beautiful scenery. The grounds are kept up in a timely manner. I am a retired teacher and I sold my home and moved into my Watermark at East Cobb home in September of 2020. Upon meeting Sasha and Jackie in the leasing office I immediately felt at home and at ease on making a major lifestyle change from living in my home for 30 years. I love the amenities and the location of my new apartment home on the lake and the spacious layout of my new home! If I have ever submitted a request it has been taken care of quickly and with personal attention promptly! Such a great and friendly community for all ages. I love it at Watermark!!!! I am home and feel blessed and safe and so very happy so far.

I am so proud to call Watermark at East Cobb my home! I scheduled my appointment at Watermark at East Cobb and met with Sasha. Upon meeting her I felt welcomed and very comfortable about my new adventure. Sasha and Jackie are awesome and professional and very helpful. The amenities and apartment home layout and location on the lake was awesome!!!! I knew I had found my new home. Everyone who works here is very friendly and professional and helpful and willing to make you happy and comfortable and proud to call Watermark home. When I have have had questions or needed repair they have been prompt and professional and courteous. I feel blessed to live here and the residents and all the Cortland staff are huge parts of why I am proud to call this home!!!

We are living at River Falls for around 9 months, and I can say that it have been a great experience to be here. Starting with the nice apartments and the very beautiful surrounding, plus the very nice amenities that we have here. The office staff are amazing. Kyle definitely rocks when he have to solve any issue and make every resident to feel comfortable and important here. Always nice and polite. Same with Casey and Brittani. They are definitely an awesome professional team. I want to mention to the maintenance guys. They are nice, professional, fast and very efficient. Thank you so much Eddie, Brandon and Zay. All of you guys are amazing keeping up with the great work, I am posting some pictures of this beautiful complex that without any doubts I can call home. Some pictures from summer and fall times. We were only at Falls River for a short time (6 months), but the experience was wonderful! From day 1, the staff were very accommodating and made sure our family (including 2 dogs) were comfortable and happy. The amenities are terrific - the pool, dog park, and fitness center are all clean and modern, and the location near 540 is perfect! The pups will miss their walks to the rental office for some snacks and belly rubs! The unit we were in was perfect for our needs. Quiet and spacious. Hard surface floors and granite countertops were so nice! Our neighbors were all super friendly and respectful. Can't recommend Aurum highly enough!

I highly recommend River Falls! From the introduction of the property with Kyle to the signed leasing agreement with Brit, my experience was seamless and stress-free. Their professionalism and personal care was absolutely top-notch. I selected the property due to it's spacious and quiet environment. Having been a homeowner for 25+ years, trepidation minimally describes my level of anxiety about renting. But, since move-in, all of my personal worries have been quelled. My neighbors are lovely, the quiet environment has proven true, and the turn-key property is beautiful! I also must acknowledge the immediate attention to any needs by the maintenance crew, though only minor, Rick and Scott's attention to details and their concern for my satisfaction has affirmed my choice. I am pleased to call this community home!

I am very impressed with this place. My entire process was stress free and thanks to Tori Rawitz. We have moved from Colorado to North Carolina and we are having a house built. While most all places requires a 6 month to a year lease, this community does not. We are in need of a lease less than six months as our house will be ready before the endo of the year. They welcomed my 95 LB chocolate lab without weight restrictions and they have treats in the leasing office where my boy loves to go see the leasing staff and gets a treat. Where do I start with the amenities: Pool, Workout Rooms, Package room for packages to be safely delivered when your not home, designated dog areas that provide dokie bags and trash can to cleanup after your pet. There are so many good things ad awesome amenities to list about this complex, the review would be a book. Check out their website for the rest, it's a pretty great place to live.
