My wife and I relocated to the DC area this summer, and Kenneth made a long-distance move far easier than it had any right to be. He walked us through multiple video tours so we could choose an apartment without being there in person. When there were mistakes on the sales side, he emailed the right people on our behalf and got them sorted out. What was a hectic and stressful move that had to happen in a hurry, his help made possible. What really stands out is that his help didn't stop once we signed the lease. We've been here two months, and he's still the person we know we can count on whenever an issue comes up. Just last week he helped us get a storage unit after none had been available for months. We love the apartment and the location, and especially how dog-friendly the community is. We've met so many great fellow dog owners here. I lived here for a short time and really enjoyed my apartment complex. I always bumped into one of the maintenance workers,Rosa, in the morning and she is so kind and helpful with any questions/concerns I have about the complex. I've been living at Courtland for three months now, and I absolutely love it! For many years, I've been a huge fan of the Greenbelt, and now I get to enjoy the view every time I look out my windows. Having it just steps away is amazing! Kiara, Kenny, and Gloria are superstars. I truly appreciate how prompt, responsive, and helpful they are. HONEST REVIEW (from a currently disgruntled tenant) : - The front office is excellent (except for a random dude that works some Saturdays-not Cameron, he's great-that makes empty promises and never follows up) - The insides of the buildings almost always smell like dog piss - The apartment complex does NOT vet animals or screen them in any way and there are multiple aggressive/not well controlled dogs on the premises. - The pool and jacuzzi area is awesome except not always well kept with tons of bugs often floating in the ill-cleaned waters. - The elevator is broken 60-75% of the time, so living on the 3rd or 4th floor is a pain. - Parking is great and you can almost always find a spot. If you can't street parking is nearby. - They throw a lot of events and bring in food trucks which is a nice touch. - My wifi hasn't been working in over a month due to a coax that the apartment claimed wasn't their responsibility but after many attempts for clarification, they found out it was. That really sucks and still do

This is going to be a long review, but worth reading. First, I want to say that moving is hard. Moving to a completely new place comes with a lot of challenges, bumps, and unexpected situations. In my case, there were definitely moments when I felt overwhelmed and didn’t know how everything was going to work out. But in the end, Cortland made what felt like an impossible move possible. This was my first experience with Cortland. Before moving in, I saw the mixed reviews and understood that every apartment community will have its issues. I’m someone who is a problem solver. What stood out to me about Cortland was teamwork. From leasing to management and everyone involved behind the scenes, people worked with me, accommodated me, listened to me, and helped me through a very difficult transition. I honestly don’t believe my move would have been possible without the Cortland team. Onsite property management is outstanding, caring and kind. Maintenance is spot on. Like every community living there are some issues, but for the most part they're minor. I've resided at Cortland Highcroft for four years and they always make me feel at home.

I had the most exceptional experience meeting Dessi and looking at the apartment complex. Everything was amazing, but the best was the service Dessi gave us as we walked and all the way to the end. I visited one of They’re Competitors, 30 minutes after meeting with her and the experience was horrendous. Nowhere near the excellent service that Desi provided. By far the best apartment complex that I have ever lived in that I will be extremely reluctant to leave. The front office people are all amazing (especially Austin) and proactive/helpful. The property is always super clean (and safe), and everything is well-maintained. This complex also has the best maintenance team of anywhere I've lived. They are all extremely kind, understanding, and efficient. I am especially fond of Gaspar, who treats all of us like we're an extension of his family. He has dropped everything to come help me during late night maintenance emergencies, and I couldn't be more grateful for him. I love it here!

I signed a one year lease but had to move out early due to relocation, the whole leasing team including Macey, Rama is really friendly and very helpful. Overall, I had a great time living in the property, which is newly renovated and is wonderfully located in the heart of pentagon city. Macey is a great manager and she really takes care of all the residents and very easy to work with. If I ever come back to DC, I will live here again.

I’ve been living here for about 9 months now, and overall, I’ve had a very good experience. It’s a great community with excellent amenities, including a swimming pool, gym, and Amazon lockers. The management team communicates well about community events, maintenance issues, reminders, and important alerts. The maintenance service is excellent and, most importantly, very prompt. My apartment’s AC unit broke down in the middle of a Texas summer, on a weekend. Since they needed to order a replacement part, the repair couldn’t be completed until Monday. However, instead of simply asking me to wait, they provided a temporary portable AC unit and even came out to install it. Things can break in any apartment, but I really appreciate how they handled the situation and provided a practical temporary solution instead of excuses.

This is a very nice building and is in a good location. But the staff is what really makes it great! Everyone in the office is very kind and responsive to whatever your needs may be. I worked a lot with Rama when I first moved in. She was so helpful on one of the most stressful days of my life. She answered every question before I even thought to ask it. Also, she takes the time to speak/greet me every time I see her, which is always appreciated! Malik in the office is also very helpful and helped address an issue quickly and without any delay!

I cannot explain in words how great my move in experience was because of Tiffany, Patrick and Q. I could not make it in person and Tiffany did my virtual tour and it was great. She took her time to explain and show everything like I was there. Just her professional presence on the call set a standard for the other apartments that I still needed to see. No one came close to it. Fast forwarding, I happen to be in the area the day I planned to see all apartments and stopped in to see if I could see the apartment in person. Patrick was busy and he apologized but told us we could do a self walkthrough of the pool area and when we were done to come back and he should be finished up with the customers he was assisting. We’ve had all sort of requests from things as small as fixing some weather stripping and as large as major water leaks/damage from the unit above. They remained consistently responsive and helpful throughout our entire time here. We also really appreciated the landscapers and how well they did their jobs at keeping the property looking so welcoming and beautiful year-round. Additionally, we enjoyed the layout of our unit very much (Shorewood), how safe the area felt, and the general location of the property and its proximity to everything. We're grateful to have had the opportunity to live here. Had maintenance come out and replace some drywall, painting and molding. AJ came in and was prompt and on time, handled everything in a quick orderly manner and left the place a little cleaner than when he first arrived. Definitely will be asking for his assistance again.

While we are only in our infancy stages of moving in, the staff on-site at the Cortland Delray have been tremendous. Keith's commitment and service has been exceptional. José is second to none. 10/10 for these two. We aren't from the area so that extra help goes a long way in helping us to become acclimated and making this our home. They are hands down one of the friendliest and most genuine people I’ve met in any leasing office. Every time I see him, he greets me with a big smile, remembers what’s going on in my life, and makes me feel truly welcome here. From day one, Hailee and Que have been incredibly helpful and patient — whether it was answering all my questions, helping with paperwork, or just checking in to make sure my apartment and stay have been going well. You can really tell he cares about the residents and wants everyone to feel at home, not just like another tenant. Because of these two great staff members in Cortland Rosslyn, I’ve really enjoyed my time living here. The building and amenities are great, but the community feeling he creates is what makes Cortland Rosslyn stand out. Ms. Karen was the leasing consultant who gave me a tour of the property, and out of what feels like a hundred apartment tours I’ve been on, this was by far the best experience I’ve had. From the moment I arrived, Karen made the tour feel personal and welcoming. It never felt like just a business transaction. Instead, it felt like I was already becoming part of the community. She took the time to get to know me, shared a little about herself, and thoroughly explained the property, which made the entire experience feel genuine and comfortable. Not only is the property beautiful and well-maintained, but Karen’s professionalism, kindness, and attention to detail truly set this tour apart. She consistently made sure all of my questions were answered and encouraged me to reach out directly if I needed anything else. Karen, was great she did a wonderful job with the tour of the community and clubhouse. Karen mentioned the little things about the apartment that were helpful. Also, everyone who worked there were friendly and cordial. The size of the apartment unit were spacious and the grounds are maintained and quiet, a nice area for taking a walk anytime in the morning or afternoon. The tour was very enjoyable and Karen added to the experience.

Tina Ham and her crew deserve a special shout-out for going above and beyond to be understanding and accommodating, and they actually know/interact with their residents in the office and at residential events! I'm generally not too impressed with apartment complexes, and none are immune to issues (the walls/floors here are thin, and sometimes there unsupervised kids running around and dogs off-leash), but out of all the places I've lived, my unit here and the office staff was my favorite.

I had the best experience, I was living in Va and needed to secure a place to live for my upcoming transfer to Raleigh from Virginia, I, I wasn’t able to do a in person site visit so the staff on the property gave me a Virtual tour of the property and I signed the lease from Va and was able to begin working in the Raleigh branch the very next Monday. It was a very successful process and I’m pleased with the entire process.

Although she wasn't able to show me a one-bedroom apartment, I still appreciated her for taking the time to show me the two bedroom apartment to give me an idea of the type of space it will be. Very good conversationalist. I felt very comfortable and welcomed during the tour! This apartment is definitely at the top of my list.

I’ve had nothing but positive experiences with Cortland Falls River since moving in. The community is always clean, well-maintained, and peaceful—which I truly appreciate. Most recently, I submitted a maintenance request, and Jason responded quickly. He was courteous, professional, and respectful of my space. He took the time to explain the issue and had it resolved much faster than I expected. It’s reassuring to know that when something needs attention, the staff here takes it seriously and acts promptly. From the office team to the maintenance crew, everyone I’ve interacted with has been friendly, helpful, and committed to making this a great place to live. Cortland falls river definitely blew me away! Cortland falls river is a beautiful complex that has such a welcoming and comforting atmosphere. Not only are the amenities so great, from their wonderful pool to a great gym, but they are also so well maintained! Cristiana Díaz was so helpful in this process. Her professionalism as well as her very friendly nature made everything so easy, informing us of all the amenities provided, and pointing out how close everything is to the complex to avoid the long drives! I can truly say here at Cortland Falls river they care and give their all to create and maintain a wonderful experience and environment

The property at Cortland Falls River truly impressed me! The features are top-notch — from modern appliances to well-maintained amenities like the gym and pool. The agent I spoke with (Cristina Diaz) is incredibly professional and welcoming, always ready to help with any questions and even followed up since the last tour. The location is great offering easy access to just about anywhere you can think of. Close by to hospitals, and great food! The Coffee bar and common spaces are well maintained and clean! You can tell they care about creating a great living experience. Highly recommend checking it out!

As a prospective renter, I just toured my 2nd Cortland Properties apartment complex-Falls River and was blown away by everything it offers. The community amenities are truly top-notch – there’s a modern fitness center (with a yoga/spin studio) and a gorgeous resort-style pool with a sun deck . The location is another huge plus – it’s in a prime spot just minutes from Triangle Town Center mall and several other shopping centers , making errands and shopping super convenient. To top it off, the leasing staff was excellent. Cristina Diaz was extremely friendly and helpful, answering all my questions and making me feel right at home. Overall, this was a 5-star first impression, and I can’t wait to hopefully call this place home!

I don't give reviews, because they are so often only there to express negative perspectives, especially with Apartments. I will say, I feel compelled to leave a review for the vast improvement on the organization and thoroughness of the maintenance team. We have a new maintenance manager, Jason, and when he gives his word something will be fixed, it gets done. As a renter for the last 20 years, it's typical to have apartment maintenance teams do a "fix" that is more likely a band-aid & not a real fix. Due to this, we tend to try to fix things ourselves and hesitate to ask for Maintenace to come in and help. This last experience with a couple of items being more than I could do myself, had me cautious on the quality of work. I was blown away by the response time and how quickly things are being FULLY fixed or replaced, not just patched for now. Jason and his team have turned our opinions around and made this apartment complex so much better for us. Where trust was previously lacking, it has been regained.

Our maintenance person promptly helped us with our plumbing issue on a Saturday evening (the same evening that we called about it) recently (April 5, '25); he also arranged to get a vendor to our apartment to fix a mold issue in the guest shower, and the vendor was at the apartment within 48 hours to fix the issue.

Love this apartment complex, I have lived here 5 months and have not had any major problems. Anytime I use my app to get maintenance to fix something they are always there very timely manner. One day I had maintenance knock on my door at 3am bc our water heater was leaking and was soaking into the apartment below us! They very quickly fixed the problem turned off the water for a couple of hours till morning, they came back bright and early and fixed it immediately where I didn’t even notice or have a problem with no water! When we first came in really wish I remember the guys name but he gave us a tour and was super sweet and professional and answered all of our questions. When we applied for the apartment Van was on top of his game! I literally had to call him or text him multiple times a day and he was super sweet and knowledgeable the entire time not seeing bothered at all! The apartment itself is very clean very modern and spacious. The only 2 complaints I have that is nothing to do with the apartment peo

Cortland River Falls is beautiful, well kept community. It’s quiet, safe, and peaceful. The staff are amazing and always willing to go the extra mile to assist you. The property manager, Tina, is very hands on and do not hide in her office. I’ve worked in property management and is amazed with how she interacts with her residents. I recommend this property to anyone who’s interested in living in a community that cares about their residents.
