Not a paid reviewer, no incentives given. I have truly never lived in a complex where I felt so at home. Listen- people are gonna people and unfortunately, sometimes you'll have crappy neighbors. But that's not the complex's fault. I have had a ROUGH year, and the office staff here has gone above and beyond to make my life easier. You can tell they actually care and honestly, kindness goes a long long way. If you treat anyone with attitude or unkindness, you may not get the results you wish you had. Then again, I'm not one that believes "the customer is always right". Personally, if you came to me and asked for a favor or exception or something off the wall and you were rude I would be following every rule exactly by the book. Meaning, you ain't getting what you want. Sorry- company policy. Not saying that's what anyone here does, just a personal opinion. As for my personal neighbors, it's pretty much always quiet with the exception of my upstairs neighbors but I believe they have a child or something, which

When I say I’m truly thankful for the entire team here at Cortland Duluth, it still feels like an understatement. There really aren’t enough words to fully express the gratitude I have in my heart. I recently experienced an issue in my bathroom, and from the very beginning, both the office team and maintenance team made me feel heard, supported, and genuinely cared for. The office staff was warm, responsive, and reassuring throughout the entire process, which immediately put me at ease. Our service manager, Paul, is truly a “get it done” kind of person. He handled everything with such professionalism and kindness from quickly coordinating the service request to bringing in incredible vendors who took their time, showed respect for my home, and provided top-tier customer service. I toured Courtland Duluth apartments and I love this place!!! Gated community, clean and each apartment I was shown was beautiful. It was such a pleasure meeting and touring with Christopher Orozco who is the Community Relations Associate. He showed me 3 apartments and was very patient while I toured each apartment. Christopher is excellent. He answered all my questions, very knowledgeable and knows his stuff. The tour was great!!! I am in town visiting a friend and during my visit there was a fire that broke out in one of buildings. I don’t know much details of what happened but I do know that the Cortland team responded proactively. The community managers were present as soon as they got word and escorted everyone to one of the offices to explain next steps. They provided water and space with heat to those affected until the Red Cross came to further assist. Later that day we passed by the office to get further information on those who were affected and they had a full staff assisting those to get them a new unit. Luckily my friend was not affected but one of her friends within the community was and she did confirm that they provided her a new unit and will be in it tomorrow. The Cortland team did an amazing job given the circumstances.

I am a current 4 year resident here and my stay is the best I have had in apartment living. I downsized from a home 4 years ago and they made my transition easy and stress free. The staff is attentive and know my first name and spark everyday conversations. Honestly one of the best if not the best living experiences I have had. JaVaughn was so polite when he came to do a repair in my home. He was respectful of my home (he wore his shoe covers without me asking and rang the doorbell instead of beating on my door), he was informative, he also went the extra mile to ask for a broom to clean up his mess which was much appreciated. I live in the Opera floorplan (2 bed 2 bath), and I LOVE it!!! It is SO spacious, and the walk-in closets are perfect for anyone with a lot of clothes, like me! I love sitting on my patio! The office staff, Dominique specifically, has been AMAZING! She always takes the time and makes you feel like she is really listening to you and cares. The service team is nice. The only complaint I have is that there is always trash at the compactor, even though there is nothing wrong with the compactor, just lazy people, and you can't fix that.

I love my apartment, and it’s been nice seeing the breezeways getting cleaned up with the pressure washing. There are still a few spots that could use another pass, but you can tell they’re really putting in the effort, and I appreciate that. Huge shout-out to Paul for taking my concerns seriously and actually coming by my unit to check things out himself. He’s a solid service manager and really knows how to take care of residents. Overall, I’ve enjoyed my stay here!

As a vendor I have worked a lot of housing properties, but Cortland Duluth's staff are top tier. They made working with them easy and comfortable. Lived here in the past and recently moved back. Difference is night and day. Used to be called a different name but the new company and management has done an awesome job in updating the entire place. They're still working on upgrades and improvements and you can really tell the HUGE difference from when I lived here years ago, definitely a better living experience now!

She is absolutely deserving of it, she is so customer oriented and cares about the tenants! I toured with Ashley S. ( Asherah), and she was a complete joy! Very personable, pleasant, knowledgeable, and kind. She showed me all the updates with the complex,and provided me with the information I asked for! I will be returning in February and I can’t wait!

My time at Cortland Duluth has been absolutely amazing. I toured with Alex a few months back and it was easily the best tour for an apartment complex that I’ve ever gone on. Ashley and the whole staff at Cortland Duluth are amazing. My fiancée and I were looking for a new place to move that would be closer to work and I couldn’t be happier with our decision. We had three places in mind but Cortland stood out immediately. I work a busy schedule and they reached out first by text asking how they can help me make the moving process easy for me. I was hesitant at first but I responded what my needs were and they were on it!!!! I was so pleased how fast and friendly Ashley was at responding all my questions and concerns. Update!! After a period of stressful days/nights I can now come home to peace and quiet again. Dominique specifically has gone above and beyond to help find a resolution, listened to my concerns since day one and made sure that I felt see/heard. Thanks to her I am throughly impressed and satisfied with how my situation was handled! I appreciate Dominique’s kindness and professionalism, and management for resolving a very challenging situation, and I now understand that some aspects were out of their control. ——————————— I cannot in good faith recommend this place to anyone that’s a decent human being. Besides a few employees that are great, some of the tenants have made this the worst place to live and you will have to suffer and deal with it until YOU leave. There will be no help for hard working tenants that want to live in peace, just the same song and dance with promises of a resolution. Unfortunately others are allowed to destroy everyone else’s quality of life, violate their lease and live like animals!

The maintenance team is top-notch — always quick to respond and incredibly professional. Every request I’ve submitted has been handled efficiently and with care. The office staff is just as amazing — friendly, helpful, and truly invested in making the community feel welcoming. Whether it’s answering questions, hosting fun events, or just greeting you with a smile, they go above and beyond every day. I’m relocating from Florida early January, so I can’t apply just yet since my move-in date is too far out. But I had to leave my feedback because the customer service I received here is truly unmatched. From the moment I walked in, the smiles, knowledge, and patience the leasing agents showed me were absolutely top tier. At this location, Zuleyka even went the extra mile by introducing me to the resident services office so I could meet the rest of the team and management. They were just as amazing and welcoming. I already feel a sense of community here, and I can’t wait to make Cortland Duluth my new home. It feels like home already!

From the leasing staff to maintenance, everyone here truly goes above and beyond Anytime I had a question or needed help, the office team was welcoming, professional, and quick to respond. ESPECIALLY DOMINIQUE!!! Maintenance requests were always handled fast and with care, and the community itself is always kept clean and well managed. It’s rare to find an apartment community where the whole team works so seamlessly to make residents feel at home, but Cortland Duluth does exactly that. I’ve been living at Cortland Duluth for 3 years now, and I absolutely love it! The community is well-maintained, and the atmosphere is peaceful and welcoming. One of the biggest highlights is the manager, Dominique — she’s truly the best. Anytime I have an issue, she responds quickly and takes care of it right away. First, I would like to shoutout the leasing / management team at this location. Dominique, Chris, Asherah and the rest of the team are warm, welcoming and knowledgeable to say the least. This location has three pools and two fitness centers that is surrounded by a beautiful landscape that makes the location feel like you’re driving into a resort. BFP, LLC appreciates working with such a professional and courteous team as we host Aqua Fit classes for the residents here. Five stars without a doubt !

Run, Don’t Walk—to Chris! I just moved in from out of state, and let me tell you, this has been one of the best leasing experiences I’ve ever had. Before I even came in, I was reading the reviews and thought, “Okay, who is this Chris everyone keeps raving about?” Well… now I get it. Chris is the real deal. Full of grace, charm, and he clearly loves what he does. You can tell he takes serious pride in helping people feel at home and he’s good at it. I came in more than once to tour (yes, I’m that person), and every time, Chris showed up with patience, insight, and the right questions to make sure I found exactly what I needed. He stays busy but even then, he kept me in the loop when he was helping other residents and always followed through. If you’re thinking about moving in, do yourself a favor and get some time with Chris before his schedule is booked out. He is in demand for a reason!

I recently moved in to cortland duluth community and my representative Christopher, and regina were the consummate professionals. when i did my first tour chris was attentive and answered all of my questions and concerns; while i was waiting for my move in date chris was securing my unit, providing me with text updates on what i needed to finalize my move in he found my absolute perfect wish of anything above the second floor facing the trees and not facing a parking lot or another building; and my unit faces nothing but a beautiful canopy of trees, this is exactly what i asked for and chris secured that for me after three weeks on my moving day i saw the unit my new home for the first time and i was pleased at how clean everything was. Christopher and regina did my walk through with love and care.

My husband and I had the pleasure meeting with Christopher Orozco - the leasing agent on site where he showed us around two different units that we were interested in. Before this trip, we've had wonderful experience with Cortland, and his service was nothing less but superb! Chris was attentive, professional, and thorough. He was extremely patient with us during the tour despite the busy schedule, allowing me ample time to view the places and answer all questions promptly. We got a follow up right away the day after which makes us feel extremely valued as a potential tenant. He is certainly a great representation of the place!

When I first started living here we had issues with trash in the hallways and the green spaces, but Cortland has worked really hard to resolve that and the trash issue has gotten much better. Whenever you make maintenance requests they are resolved quickly and the maintenance men are kind and respectful (even offering to take off their shoes when they come inside.) Candice is the front office goes way above and beyond to make sure my questions get answered and any issues are resolved. I will say sometimes the neighborhood is noisy and parking is lacking occasionally but it’s a big complex so that’s to be expected.

I just completed a major move from FL to Ga and needed an interim residence / remote work setting ASAP, all while shopping for what is to be, my new residence in Ga; I visited approximately 4 rental properties, Christopher O. from Cortland Duluth, blew me away with his exemplary courteous and professional attitude, I explained the urgency of my situation and he was on it, making recommendations on what the property offers and what would be most appropriate for my individual situation, I was sold! Chris O., expedited the process, guided me on setting up utility services, he went above and beyond, to ensure all that was necessary for me to take occupancy, were in place. The apartment was not move-in ready. My biggest mistake was paying my move in fees during the application period. I should have waited until I saw the unit. I definitely wouldn't have moved in. There was a lack of urgency to get the issues resolved in a timely manner. After 2 two weeks of constantly going to the office, some actions to the list started. 3 weeks since I moved in, and things still have not been resolved. I received more apologies than actual actions to get the issues resolved. Due to the amount of stress this situation has caused me, I don't even care anymore about things being resolved. Home is supposed to be a place of peace, and this complex really ruined that for me. Update: After having a horrible first month, my experience got better. The maintenance crew is incredible. Anytime I put in a request, it was handled in a timely manner and completed. Considering all the units they cover on this very large property, I don't know how they do it so quickly. I have been living here for 11 months and there is no other place I’d rather live. I have never had any issues that wasn’t resolved within 48 hrs. The staff is wonderful and I just love Mr Parrish. The community always have activities for you and your family with so much more. I give this complex 5 stars. If you’re in the market and looking for a relaxing and peaceful environment this is your place

I can’t say enough good things about my experience with Christopher. From the moment I walked in, even though he was wrapping up with another client, he made me feel acknowledged and welcome. The way he handled my arrival showed a level of professionalism and attention to detail that is rare in leasing offices. I have been living here going on 4 1/2 years and anytime I had any maintenance problems it always was handled professionally and within the day of or next day, the residence care team is always there for me any time I have questions, and answered adequately to my satisfaction and today 10-23-24, I have been working with Sierra Garrett to down size to another unit that is going to fit my new living situation and she’s been very helpful and understanding, she has been working with me back and forth all day, and I believe that things will work for me due to her being skilled in her profession

Updated June 2024: I have been living here since 2022 and overall have enjoyed living here despite the issues. The best part of this complex is the staff. The team that has made an exceptional impression consist of Dominique, Cassandra, and Luz. Even my maintenance team, Pierre and Mike are always going above and beyond to address concerns. However, I had to update my review after my ceiling started leaking AGAIN (3rd floor). This past summer my mailbox was locked for OVER A MONTH. I had legal documents and packages I couldn’t get to and that was a bit frustrating. Here are some pros and cons of living here. PROS: Nice and spacious layouts for one bedroom. The package center is pretty good, my packages are always handled with care. There are 3 lovely pools! The small dog community is nice. The valet trash is on time each morning. It is a fairly quite complex, no crazy parties, or loud disturbances. The greenery is a nice sight around the complex. The team throws events in the offices pretty often like wine or

Ok so first off...Dominique is AWESOME!!! She definitely worked her MAGIC with me! As a matter of fact...all the ladies in the office including management are awesome and also very helpful when I enter! It’s only been a month since moving in but my mental has been positively through the roof! My first apartment experience since moving to Georgia was a complete nightmare! I was finally able to move on from that once I found Cortland Duluth! Oh! And Ms. Dominique! :) When I toured the community, I felt very welcomed and knew I wanted to rest here awhile. Dominique answered all my questions and was even patient with me when I had...what I thought would be unrealistic expectations! But Yes! she magically found exactly what I described to her and truly wanted! :) A week later she called to check on me and to ensure maintenance did everything to my liking. Yes! I lived here several years ago and found myself moving back to this area. Out of curiosity I stopped by to see any changes and I must say I was in AWE!!! I was greeted by Yaneth she was AMAZING !!! I love that I could speak with her in English or Spanish. She was spot on with all of my questions. I did not feel rushed. I moved from Illinois to Georgia about 4 months ago. Days after moving here, I began looking for an apartment when I came across Cortland Duluth. From the time I met Parrish Sims, he has been very professional, helpful and kind. After moving into my apartment, when I had any problems or concerns he went out of his way to rectify them. Weeks after moving in I had the opportunity to meet Candace the manager. She is also professional and kind. There's no perfect place, but it's nice to live in a place were the staff cares. Great staff and maintenance crew. Maintenance has answered every request I have put in since I have been here. Most of the time it was the next day. And for those who want to post about security issues. THIS IS A SAFE PLACE! I have lived here 4 years with NO issues concerning my safety. My one and only issue is the gate, I don't like the gate. Would prefer no gate at all. I could go on, but it is a great place to live.

Nestled away in the corner of Duluth a hidden gem indeed I absolutely love this complex I have been living here almost a year now and I truly have to say I love this place. Where to start how about the beautiful apartment homes with amazing home features and amenities throughout. From the garden tubs and stainless steel and granite kitchens to the beautiful clubhouse gym pool and lounge for residents to enjoyed a gated community that is worth every the very affordable prices for all that you get it’s truly a place worth living. I absolutely love the attentiveness of the staff from Mrs. Candance J, to Mr. Parrish S, to Mr. John and the entire Maintence and leasing staffing team I can truly say I am glad to be apart of this wonderful complex and to be able to call Cortland Duluth my home.

*Edit* Had a bit of a rough start from the time I moved in due to a few things that I felt needed fixing in the apartment as far my carpet and some touch up paint plus a few other maintenance issues. Initially not pleased with the miscommunication and also how long the issue took to be resolved but I am grateful that both the manager and assistant manger reached out to me and got my concerns resolved. Wanted to hold up on reviewing until I spent some time living here. I have been living at Cortland Duluth for a year and will be for another year. It is a great community, with excellent amenities and a wonderful leasing staff. The lease process was smooth and straightforward. Esteban and Parrish helped a lot! The rent is affordable and the community is close to a lot of shopping and entertainment locations. Being close to I-85 is convenient. Above all else, maintenance is great, service is performed timely and done well. Community is kept very clean. I thoroughly enjoyed staying at Cortland Duluth, and I hope this review helps you to make the decision to stay here as well!

I moved in July 2023 and have minimal issues. The issues I have had have been resolved in a quick manner. Recently I broke my right ankle and cannot drive or walk. I called the office in desperation needing some packages that had been delivered to the package room. Perla and Luze were able to retrieve my packages and deliver them to my door for me. That is five star service!

Esteban did a huge thing when he showed an actual apartment we will be staying in vs a model home.The customer service at this community was outstanding. We felt so welcomed from the entrance to the end. Cortland Duluth is such a beautiful community. The calmest had me sold. We definitely are moving forward with the application process. From South Florida to Cortland Duluth!!!! Here we go

EDITED: I have been living here 2 years now and have enjoyed my new home. The complex has taken the time to fix all of my issues below. Ever since my original post the staff of the complex has showcased teamwork and great customer service. Cassandra has been an absolute JOY to have support my living needs! Anytime I need maintenance, pest control it is completed the next day or the SAMW WEEK. It’s been amazing! They communicate and stay on top of my requests. The community is mainly quiet, dog friendly and I feel safe. My packages are always handled with care. I feel like I am valued and I think I will renew this upcoming year if this continues. The one thing I must critique that has been upsetting is the large $100 increase I received on top of my renewal rent. I signed for a certain amount and then THE SAME MONTHS I was being charged for all other residents water bc their has been a decrease in residents. So now I am spending an extra $200 on top of original rent I signed for 1 year ago as a 1 bedroom. It’s

I’ve been pretty stressed out apartment hunting for the longest and I decided to check out Courtland Duluth today. Soon as I walked into the leasing office, it looked & smelled great! Then Ms.Dominique greeted me with a big smile and started guiding me through the floor plans & eventually took me on a tour. Also, she helped & explained with the application process. Dominique answered all my questions. I would definitely recommend this team. Happy to become a future resident:)

I recently downsized to a one bedroom and had to put in a few work orders over the past couple of weeks. There hasn’t been anything major but the office always communicates with me promptly and makes sure my orders are taken care of right away. More importantly, the maintenance team is awesome. Tim always does a great job! For example, he helped me set up my Nest Thermostat and made sure it was connected to my Wi-Fi before he left. He was very patient and walked me through it. Always very polite and professional. I can tell he’s knowledgeable when it comes to the repairs as well. I appreciate that he goes above and beyond. Overall I’m happy I decided to stay at Cortland Duluth!

It's been a little over a week since I've moved in. From starting the application process, to setting up utilities, Valerie and the staff were able to make the entire process incredibly smooth and stress free. The unit itself is in great condition! Haven't had any issues with bugs. I reported a small issue with my dryer (late in the day) and maintenance was over first thing the next morning to fix the issue. They're very responsive. Overall property is clean and well kept. Sending a huge thank you to Valerie and the Cortland Duluth staff!

I appreciate the new culture that they are creating here so much so that I just completely deleted my last review one of them as you know I have been having a consistent ignoring issue but I just wish to start a new and I only want positive energy, so I’m only going to put out positive energy. Apartments are well taken care of, and if anything does happen to be damaged the maintenance is very quick and thorough with their work. The front office staff are very nice and the neighborhood is always peaceful.

I am originally from New York City and was advised by my colleague to come out and view this beautiful rental community. I was a bit nervous not knowing what to expect but as soon as Esteban E. Showed me around I was sold immediately. He was attentive, informative, and went out of his way to take me around the property because I was so anxious to view it. He answered all of my questions, and made me feel at ease. I am big on safety, and security for my two daughters, Esteban reassured me that me and my two daughters will be very comfortable residing at this marvelous place. If anyone is looking for a place to live in the suburbs, rest assure the Cortland Duluth is the place for you. There’s ample amenities and even a car wash on the premises. I honestly felt like a kid in a candy store this afternoon. Thank you so very much Esteban your positive energy today, along with your mannerisms enabled me to make a final decision. My eldest daughter is completing the application process as I am writing this review. AW

I just moved into the Cortland community and so far, so good. The staff definitely deserve five stars! I worked with Esteban for roughly a month to get situated into my new living space and it was a genuine pleasure to work with him. He was very attentive and patient. All of the interactions I've had with other staff members have been pleasant as well. Unlike previous apartment complexes I've lived in, the staff here actually answer the phone and return emails! :)

Love living here. ONLY complaint is my balcony wasn’t pressure washed when I moved in but they completed that literally a day later after I put the request in. Everything gets done in a timely manner, the office ladies are nice & the gym is perfect. I would suggest you move here if you have the funds. It lives up to the price.

Moved here with my girlfriend in Aug 2022 and have loved it since day 1. Have 0 complaints and truly enjoy the community. It’s very peaceful, a staff that doesn’t hate their jobs, facilities that are always clean and if for some reason something hasn’t been taken care of, the staff isn’t far behind to take care of it. I see Daunte (maintenance) all around but mostly the gym facilities and he takes pride in maintaining a clean environment and I definitely appreciate him and the entire staff for everything they do!

I had the pleasure of meeting Parrish today as he provided a tour of the property. The property appears to be very well maintained - clean breezeways and property, FUNCTIONING amenities including their gate and fitness equipment, and a modern, well-equipped business center. Other properties in the area charging the same rents or higher should really pay this place a visit to get a true understanding of what SHOULD be offered at these price points and how to keep their grounds clean. Parrish a real gem! His welcoming demeanor and warm personality is what all communities should have as their face to the public.

Cassandra is the best!!! She’s very dedicated to the community. She’s personable and resolves all the issues given to her. She’s amazing!!!!!! She makes living here better and I can always trust that things will be done! I had a quick move in because I had to find something immediately. I haven’t lived in an apartment in over 9 years. Dominique was extremely helpful and she was also empathetic to my situation due to me having a very emotional move. She went above and beyond and made sure my move was smooth. I literally was approved within 24-48 hours and was able to move in the following day. Communication was amazing. Chloe was also very helpful and made the impossible, possible. I would recommend this complex to anyone. The apartments are also very nice. I have a sectional that could barely fit in the townhome I moved from and surprisingly it fit with even more room. Thank you so much, Dominique for being patient with me during this bittersweet move. My son loves it here.

My move-in process was made easy due to the assistance of Valerie. She would call me to help with the sign up and to ensure that I met all the prerequisites. Valerie was very courteous and accommodating, made me felt assured that I was making the right decision to move here. I have had to put in work orders twice since my move-in 10/22. Each time the response was prompt. The last incident was 4/15/23, I visited the office almost midday, and I was pleasantly surprised that by the very same evening I got a call from Valerie that Maintenance was on the way. Quincy came and did a splendid job in fixing the issues I had with my refrigerator, he also repaired a leak in my bathroom floor, and as a bonus, added new shower fixtures. Overall I am pleased with my apartment and the Cortland community. 🥳🥳

I’ve lived here for 5 years now and it’s been a pretty good experience compared to other apartment complexes I’ve been in. The apartments seem well built so you don’t hear your neighbors a ton, there’s not many bugs that get in the apartments so their pest control is on point, the maintenance team has been pretty stellar, they fix everything pretty quickly and do a thorough job, Donté is one of the groundsmen and he’s always doing a really awesome job keeping the pools, gym, and grounds clean, and the apartments themselves are nice with appliances that rarely have issues. I’ve liked it a lot so far. The only things that have been frustrating for me are two incidents almost exactly a year apart where SWAT have evacuated me from my apartment because some insane neighbor downstairs is holding their girlfriend hostage (the neighbors and I have concluded that perhaps that particular apartment is cursed or something), the constant gate issues are a bit of a headache, the gate codes sometimes work and sometimes don’

I had to transfer to this property from another Cortland property earlier this month. The transition process was pretty smooth with no major issues. There was a hiccup with the move-in date. Due to it being an issue on their part, they went above and beyond to fix the problem in a timely manner. I worked mainly with Dominique. She was really nice and very informative. Every person I worked with when she was not available was just as helpful and kind. I really love the customer service of the Cortland properties in general. You can tell that management takes customer service extremely seriously and trains all their staff accordingly!! I personally like to call Cortland the Chick-fil-a of apartments because the service is always top tier!!!

Upon initially finding Cortland Duluth, I decided to apply because the ratings were high, not only for the apartments themselves, but for the leasing staff as well and they did not disappoint. From the time of my first tour to our move-in day, Valerie Barrios has been a tremendous help and resource for all our needs. AMAZING place to live & even more amazing staff! I'm going to be honest the move-in process was a little shaky but the team in the leasing office were more than accommodating. Fast forward to moving in and my unit is absolutely PERFECT! Not one issue since move in. The resident services team called to follow-up after move-in which was very thoughtful. EDITED: I have been living here 6 months now and have enjoyed my new home. The complex has taken the time to fix all of my issues below. Ever since my original post the staff of the complex has showcased teamwork and great customer service. It’s been amazing! They communicate and stay on top of my requests. Anytime I need something fixed it’s handled within one week or less. The community is mainly quiet, dog friendly and I feel safe. My packages are always handled with care. I feel like I am valued and I think I will renew this upcoming year if this continues. ————————————- I have officially been living here two months. When my mother and I viewed the complex we were told the one I wanted was ready yet we couldn’t see it due to the 45 day guarantee. My mom immediately told me this worried her as it means if there are issues (which are bound to be) within the first 45 days of the move. From there my leasing agent would sometimes not even be in the office when I was trying to get all of my application complete

Cortland Duluth is such a nice place to live! The units are a good size and are upgraded with beautiful modern finishes like granite counters and new cabinets. I love living at Cortland! The team here is incredible! I highly recommend this community! Cassandra and the rest of the team really go above and beyond for their residents. Very professional, knowledgeable and work orders are completed so quickly here; hats off to maintenance! Just know if you decide to live here you will be thoroughly taken care of. Moved in February 2022 & Cassandra in the resident services office has made my entire experience here easy! Very supportive and attentive to my needs. On time with any request I have. Friendly energy with all the employees here at Cortland Duluth. The rent here is very much worth the quality apartment home, amenities and perks! Chill community! I moved into this beautiful apartment last month and I can't stop loving it . This community is an extremely beautiful, well kept, serene, quiet and peaceful community. Everything look so beautiful that I felt like I am at a resort. The office staff Valerie Barrios is an excellent, friendly and professional person, she is very good at what she does. Not at any point did l have to complain about anything. She made the move-in process so easy even when l changed my apartment before move-in. Very swift with all her response via emails and telephone calls. I appreciate and love how beautiful and clean my apartment look when she handed the keys to me. Valerie you are the best ' THANK YOU'.. Don't go further looking for a safe place to live, Cortland Duluth is better located and amidst a lot of shopping, restaurants and schools.

Cortland Duluth is the best. Our Community Manager Javier is the true definition of going above and beyond. It shows in his determination to find a solution and execute it perfectly. His dedication and passion for residents is unmatched. I have to give a major shoutout to the entire staff at Cortland Duluth from day one my entire transition to becoming a resident has been flawless. The way our leasing agents and managers welcome you from the time you hit the door and even addressing work order issues is amazing. The communication is very much appreciated. The one thing I valued most is even though they probably had many things to do, the fact that they gave me their time and actively listened and engaged in addressing my concerns meant a lot to me. Cortland truly did something special when they selected each and every person for this property. I can’t say thank you enough.

I had to move quickly and Cassandra was nothing short of amazing. She was so polite, professional, & friendly. She gave me all the info I needed to apply and processed it in a timely manner. Once I was approved she called me after hours to let me know, and to me that says a lot. She could have simply waited until the next day but she had told me she would have it done by that day, and she kept her word. She has been so helpful with any questions I’ve had. This is a great apartment complex to live at in a very safe and trustworthy community. The mail delivery system is top-notch, and I've never had a package misplaced or stolen. The amenities are also quite nice: access to the fitness center, pool, and community grills are included with rent. It's pet friendly as well. Not to mention valet trash pickup 5 days a week!

I want to share my experience with Cortland Duluth. I was in search of apartment hunting and when I came across this complex website, I was wowed with their renovated home and floor plans. The amount of details put on their website, along with other peoples positive feedback helped me make a decision to apply at Cortland Duluth. Immediately after doing that about a day later I had Dominique Rosa reach out and help me with my application. When I say she has been there from beginning to end even after I moved in to my apartment she hasn’t let go. She is so punctual and efficient when it comes to customer service. She communicated every step of the process and followed up every time even just to say hey I am still working with your application was so good to just hear that and not be left in the dark. I was able to get my application approved and a move in date of 4/15 and it was a matter of a week or so that I submitted my application. I recently moved here two weeks ago. So far my experience here has been great. My leasing consultant, Dominique was great to work with. She is very courteous, kind, and it showed in every phone call, text, or email we communicated through. I must give credit to Cortland Duluth's staff, both those in the office, and maintenance. Any time my leasing consultant was out of the office, every staff member who answered the phone helped me with whatever I needed. Also, my move-in staff member, Talli is absolutely amazing!!!! Talli helped me so much during my move-in appt, and was attentive to any concern I had while moving in. I will say that I have had a few maintenance issues since I moved in, but Cortland Duluth's maintenance staff has been on it! They are quick and take care of what needs to be adjusted or fixed. They either come the same day I call, or the next day. They are great!

I had a quick move in because I had to find something immediately. I haven’t lived in an apartment in over 9 years. Dominique was extremely helpful and she was also empathetic to my situation due to me having a very emotional move. She went above and beyond and made sure my move was smooth. I literally was approved within 24-48 hours and was able to move in the following day. Communication was amazing. Chloe was also very helpful and made the impossible, possible. I would recommend this complex to anyone. The apartments are also very nice. I have a sectional that could barely fit in the townhome I moved from and surprisingly it fit with even more room. Thank you so much, Dominique for being patient with me during this bittersweet move. My son loves it here.

The move in process what a breeze. Dominique was very professional and efficient when it came to the application and move in process. Definitely 5 stars for the Dominique and the office staff. Also, 5 stars for the maintenance staff. They always respond same day to requests and finish the job within 2-3 days. The reason I gave 4 stars overall is because of the neighbors above me. They constantly are smoking and screaming on their balcony. Also, it sounds like a family of gorillas are jumping around above us all day and night. I’ve made the office aware, and they did send a notice, but it has yet to improve.

The leasing office has always been responsive to my calls and emails and never had any issues. Monthly rent is reasonable here and location is good. The downsides here are the lack of parking spaces. It sucks knowing that coming home a little after 8pm will mean no parking spaces. Second things are the lack of cleanliness in the building hallways. One swoop of leaf blower will help a lot. Spider webs are everywhere and the office told me that they put in the service order but no on came because all the spider webs are still there. Sometimes weed smell comes from the air ventilators in the bathrooms and I can't do anything about it.

My move-in date was about a week ago, and Dominique was so sweet and helped me so much with this process. Her amazing personality, attentiveness, and compassion made me feel comfortable and safe. I feel like I could trust her, and I'm happy to have Dominique as one of the amazing people in this community. She kept me informed with emails and calls on what steps I needed to take and answered all my questions that I had quickly. She even went out of her way to fix up stuff before my move-in day that I didn't realize was there. I really appreciate Dominique—I'd give her 100 out of 5 stars if I could. There are fellow neighbors who would wave and smile at you while you're driving or walking. Also, there is an online community wall where you can connect based on interests like arts, sports, cooking, business, fitness, books, movies, etc. I haven't utilized it yet, but it's nice to have an option to do so. In that forum, you can also make a post if you lost/found something (e.g., keys, packages, wallet) in the neig

I had a great experience with Cortland in Duluth. Talli was extremely helpful from start to finish. Had exceptional customer service with communication and finding the right apartment unit for me. Unfortunately I now have to move to West side of Atlanta and can not live in that area. Cortland Duluth is in a great location and beat out every single apartment complex in that area. Trust me, I went to every single on of them and none of them came close. Highly recommend if you want to live on the East side of Atlanta!!

My name is Darryl, and I am currently going through the application process, and would like to say that the individuals within the office have been really helpful. Dominique has been a pleasure to work with! She gave a great tour of the community and has been prompt to return phone calls, text messages, and answer any questions I have had. In cases were Dominique has not been available, due to showing apartments or taking a lunch, the rest of the team have been amazing at resolving any issues or answering any questions, which I really appreciate! Talli has also gone above and beyond with helping us to get whatever needed to get us into the apartment. Im very glad I chose to move into cortland duluth. The entire process was very easy to get approved for move in. What's even better is that I got to work with Lidia, one of the leasing agents. From the minute I met her I knew I was going to be taken care of and she treated me like a friend and not as a customer. Best part was that on move in, she even put a little sign in my apartment welcoming me home. From there it go better as every service request I put was taken care of within a day of putting them in. 10/10 customer service!

This review is solely based on my experience of interacting with Cortland Duluth organization and its staff during my apartment hunt. Unfortunately, due unavailability around my moving dates for apartments that were in my budget I wasn't able to sign a lease with them. However, I want to leave a positive review as I was very impressed with the way the Organization handles inquiries and engages with potential residents. Their website was very easy to use and setup virtual appointment, which they honored punctually. The agent that we interacted with - Amila Karajcic was professional and courteous. She answered all our questions with no haste. She was attentive to smallest of my concerns and followed up with me on them. Just based on her professional conduct I was convinced that this was going to be a good decision to move but things couldn't work out for aforementioned reason. I recommend this place.

Although I didn’t settle on Cortland this property is extremely nice! The units are upgraded! The staff was very friendly and checked up on me throughout the home hunting process. I loved the gym and that they had free training! Also love the valley trash! Seemed very safe! I think you’ll love it here if you decide to call it home! I liked the East side more than the West because of the renovations. However they were spacious! Talli was extremely helpful through the process.

From the moment I stepped inside those huge glass double doors, the staff in the leasing office made sure I understood all information pertaining to the move. I never felt overwhelmed, and each question I had regarding the application was answered quickly and clearly. After approval, Drea and Henry, sent me clear instructions/next steps to complete the move in process without any hindrances. On my move-in day, Lydia did a fantastic job giving me the layout of the property, along with the specifics of tenancy. I didn’t feel rushed to do the walk through, and she ensured no box was left unchecked. Thank you all for a great moving experience and for helping me get into my new place. Overly satisfied with the service, especially considering this is my first apartment.

Just moved in here and DREA made the process amazing! Anything that we needed Drea has been here helpful as ever no matter the million calls I placed. Drea did a great job of making sure our unit was ready for us and in perfect condition. Was able to apply and get moved in all within a week. The property is well maintained, quiet, and so diverse! Great deal for condition of units and the pricing! Would definitely recommend to anybody looking to live in this area!

Lidia was amazing to work with! She was very professional from start to finish and answered my emails in a timely and pleasant manner. After moving in she personally called me to check on the apartment and to see if I have any issues. Moving is hard, especially during a pandemic but Lidia helped to make things a bit easier. We moved in from out of state in the midst of COVID. it wasn’t easy but Talli has made the transition incredibly smooth. She has been readily available to assist with any problem or question we may have. We've lived in quite a few other apartments & have never encountered someone as helpful as Talli. She’s incredibly kind & welcoming. Maintenance has solved every request we’ve submitted. They make it super easy to submit maintenance request, & even have a line for emergency issues. I’m glad we may the choice to live here. While it is a humongous complex, we feel safe living here. 10/10 recommend.

I was in a serious time crunch to find a place (I’m talking less than 72 hours). I called and scheduled a tour with Lidia and was greeted with the most genuine experience! Lidia was so understanding of my sense of urgency and got me approved for my unit the same day! The grounds of the complex are so well kept even down to the valet trash which I thought was a bit excessive at first but having a little one and rushing out in the morning it’s truly a convenience! While things are still opening up across the city the complex is reopening some of the amenities as well! We haven’t made it down to the one of the pools but I can see it from my unit and it looks so nice! We’ve been here for a little over two weeks and overall there are no complaints! Maintenance responds to request quickly, there aren’t any noisy neighbors, and there appears to be quite a few families and you’ll see them walking with strollers and dogs! It’s quite peaceful and I am so glad we landed here! Again, have to thank Lidia for the seamless

Omg omg this place is so great ! I’m so happy I moved here! I worked with LIDIA one of the leasing consultants . (Ask for her she is on point ) I told her what I like , price and when I was ready to move and bam!! I’m here and happy as ever ! The apartment looks exactly like the model ! ❤️❤️❤️

I absolutely LOVE living here! Upon moving in, I had a few issues that I wanted tending too(nit-picky stuff)and the staff at Cortland took care of every detail without any hesitation! Which I appreciate knowing that they care about their residents and want to offer the best service possible to each person. The complex’s grounds are amazingly well kept and always beautiful! The dog park is great and I have met so many other friendly dogs! All the staff members have been extremely helpful and all of my maintenance requests have been tended to very quickly even during these weird times. All in all, I absolutely love living here! Neo Wilde is the sweet young lady who helped me, so if you’re looking for a home here, ask for Neo! She’ll also introduce you to other members that truly care about your needs.
