Asherah assisted me during move in and went above and beyond! She stayed after hours to welcome me into my apartment after traveling from out of state. Community is pleasant. Gyms could use a bit more equipment diversification, but outside of that, not a bad place to live!

I moved in recently, and so far, I really like the community and the apartment complex. It’s beautiful, peaceful, and feels like a great place to call home. I also had a great experience with Asherah. She helped me throughout the application and move-in process. On my move-in day, I was coming from Nebraska, and my flight was delayed. I also got caught in heavy traffic from the Atlanta airport to Duluth. Even though the leasing office had already closed, Asherah waited for me for about an hour and a half so I could get my keys. I really appreciated her patience and willingness to wait for me. She made a stressful move-in day much easier.

I cannot say enough wonderful things about Javon and Paul on the Cortland Duluth maintenance team! After experiencing an electrical fire in our home—which was absolutely terrifying—they responded with such professionalism, care, and urgency. They were able to identify and rewire the electrical issues, but what impressed me most was that they also took the time to educate us about what happened and explain the work they were doing. They made us feel heard, safe, and genuinely cared for during an incredibly stressful situation. Javon and Paul are knowledgeable, patient, thorough, and truly represent what excellent resident service should look like. Cortland Duluth is extremely fortunate to have them on the team. UPDATE: The leasing team and management was on the matter and helped me and my family move into an AMAZING unit in less than 24 hours. For that I have changed my review to 5 stars. Me and my family are finally settled, confortable and grateful. The leasing process was easy and the leasing team was amazing. Everyone I interacted with was helpful, professional, and made the move-in process feel smooth. Unfortunately, my experience after moving in was very disappointing. I was only in the apartment for a few hours before discovering a serious roach issue. Roaches were running around throughout the day, and the condition of the unit was not what I expected when moving into a new home. I had to leave around 12:00 AM with my children because we were unable to sleep there due to the infestation. I also noticed that the AC has a strong old, moldy smell when turned on, which is a major concern for the air quality and overall living environment. My mother has lived at Cortland Duluth for almost six years, and it has truly been a wonderful experience for her. There are a few things that really make this community stand out from the competition. First, the customer service from both the office team and the maintenance staff is exceptional. They take the time to listen, address concerns, and always treat residents with kindness and respect. They never make you feel like you’re bothering them, and that level of professionalism is hard to find these days. Second, while this is an older community, it is extremely well maintained. The grounds are cared for daily, and we regularly see staff throughout the property picking up litter. Unfortunately, some residents and visitors choose to throw trash on the ground, and that simply isn’t the fault of the office. It’s obvious the team works hard to keep the community clean despite that. I’ve also noticed some anonymous reviews posting old photos that don’t seem to reflect the current condition of the property.

The 5 stars itself would be for the leasing office agents Chris and Blanco or I believe its spelled Blanca! They did amazing job assisting me with the move as well as Erica from cooperat side. Thank you to all 3 of them for making my experience thus far enjoyable. Now the 4 stars is for the bugs, and things still needing to get done that has not yet gotten done and things in the unit I would would love to see better, but for the most part I still love my unit and the space and making this my home until my lease is up. Thank you Cortland Duluth! Keep up the good work and keep getting better. Im honest if anything changes I will update better or worse. Also, S/O to I believe his name is Paul for starts with a P from maintenance who stepped up when I needed something fix. My daughter and I had the pleasure of working with Asherah. We booked a self tour but couldn’t get in the community and when we finally did we seen that we couldn’t get into the unit. We saw a maintenance man right outside the building, and he gladly helped us and appointed us to Asherah. She was so gracious to give us tour and informed us that they were in fact closed on Tuesday, but she happily Went a step further to give us a guide and inform us of the apartment and the amenities. She is beautiful with great and personable energy! The community is beautiful and I would love to continue to work with her and getting into this unit that will be perfect for us.

My mother and I showed up for a tour this past Tuesday (a day they’re closed) and was kindly assisted and guided through a two bedroom one bath unit. The maintenance man ‘Paul’ stopped what he was doing to get the application specialist ‘Ashera’ and have her assist us with their $1 application fee move-in special. The entire experience was very warm and inviting and i can’t wait to enjoy our new home in this community!

For this being my first time ever moving into an apartment, Asherah made it the best experience i could’ve ever asked for. Anytime I had a maintenance request it would be resolved in a day, they always made sure our facilities & landscaping were neat & clean, the rate was good, the staff is communicative, they have events all of the time, and they keep you in the loop with everything. I am very happy with my move-in experience at Cortland Duluth. My unit is exactly what my family and I were looking for. It's renovated and spacious. I live on the terrace floor, so bugs are to be expected. I have not seen any roaches- thank goodness. Just the occasional rollie pollie/pill bug and pincher bug, which I'm sure can be repelled with some home defense bug spray around the perimeter. I would also like to shout out my leasing agent, Chris Orozco! He was the best during the whole process. He is very knowledgeable, professional, and a great help. I would recommend Cortland to anyone!

It’s been about 5months living in this community and I'm so happy we chose this spot! The only thing I say was a bit of an issue at the beginning was having the people pick after their dogs but it’s improved ALOT ! We’ve had the pleasure of living here for almost 4 years, and I can honestly say that Dominique is one of a kind. She’s been here for what feels like forever, and that consistency truly shows. Dominique is incredibly solution-oriented, sweet as pie, caring, and still maintains a high level of professionalism in everything she does. My family and I are so grateful to have her, she genuinely makes a difference. As for the community, while it may not be brand new, it is extremely well-kept. The office does a great job maintaining the amenities, units, and landscaping. One thing we really appreciate is the renewal carpet cleaning, it’s such a thoughtful touch that you don’t see everywhere. I’ve lived in multiple states and experienced all types of apartment communities, but Cortland Duluth truly stands out. Not a paid reviewer, no incentives given. I have truly never lived in a complex where I felt so at home. Listen- people are gonna people and unfortunately, sometimes you'll have crappy neighbors. But that's not the complex's fault. I have had a ROUGH year, and the office staff here has gone above and beyond to make my life easier. You can tell they actually care and honestly, kindness goes a long long way. If you treat anyone with attitude or unkindness, you may not get the results you wish you had. Then again, I'm not one that believes "the customer is always right". Personally, if you came to me and asked for a favor or exception or something off the wall and you were rude I would be following every rule exactly by the book. Meaning, you ain't getting what you want. Sorry- company policy. Not saying that's what anyone here does, just a personal opinion. I toured Courtland Duluth apartments and I love this place!!! Gated community, clean and each apartment I was shown was beautiful. It was such a pleasure meeting and touring with Christopher Orozco who is the Community Relations Associate. He showed me 3 apartments and was very patient while I toured each apartment. I am in town visiting a friend and during my visit there was a fire that broke out in one of buildings. I don’t know much details of what happened but I do know that the Cortland team responded proactively. The community managers were present as soon as they got word and escorted everyone to one of the offices to explain next steps. They provided water and space with heat to those affected until the Red Cross came to further assist. Later that day we passed by the office to get further information on those who were affected and they had a full staff assisting those to get them a new unit. Luckily my friend was not affected but one of her friends within the community was and she did confirm that they provided her a new unit and will be in it tomorrow. The Cortland team did an amazing job given the circumstances.

I love my apartment, and it’s been nice seeing the breezeways getting cleaned up with the pressure washing. There are still a few spots that could use another pass, but you can tell they’re really putting in the effort, and I appreciate that. Huge shout-out to Paul for taking my concerns seriously and actually coming by my unit to check things out himself. He’s a solid service manager and really knows how to take care of residents. My time at Cortland Duluth has been absolutely amazing. I toured with Alex a few months back and it was easily the best tour for an apartment complex that I’ve ever gone on. He answered all of my questions and was able to get me into an apartment that checked all of my boxes. The team as a whole has been nothing short of perfect. I’ve dealt with some bad apartment complexes in the past and was worried about having another repeat, but the Cortland Duluth team handles all of my questions and concerns quickly and with the utmost care. I spent the last two years at this property and would leave 10 stars if I could. The maintenance team never took over a day to complete any work order. Their grounds keeper does an amazing job keeping such a big property clean. The office staff are extremely welcoming and knowledgeable. The amenities were almost always available and well taken care of. I would recommend this property to anyone. Thank you for taking care of us for two years Cortland.

Update!! After a period of stressful days/nights I can now come home to peace and quiet again. Dominique specifically has gone above and beyond to help find a resolution, listened to my concerns since day one and made sure that I felt see/heard. Thanks to her I am throughly impressed and satisfied with how my situation was handled! I appreciate Dominique’s kindness and professionalism, and management for resolving a very challenging situation, and I now understand that some aspects were out of their control. ——————————— I cannot in good faith recommend this place to anyone that’s a decent human being. Besides a few employees that are great, some of the tenants have made this the worst place to live and you will have to suffer and deal with it until YOU leave. There will be no help for hard working tenants that want to live in peace, just the same song and dance with promises of a resolution. Unfortunately others are allowed to destroy everyone else’s quality of life, violate their lease and live like animals!

Run, Don’t Walk—to Chris! I just moved in from out of state, and let me tell you, this has been one of the best leasing experiences I’ve ever had. Before I even came in, I was reading the reviews and thought, “Okay, who is this Chris everyone keeps raving about?” Well… now I get it. Chris is the real deal. Full of grace, charm, and he clearly loves what he does. You can tell he takes serious pride in helping people feel at home and he’s good at it. I came in more than once to tour (yes, I’m that person), and every time, Chris showed up with patience, insight, and the right questions to make sure I found exactly what I needed. He stays busy but even then, he kept me in the loop when he was helping other residents and always followed through. If you’re thinking about moving in, do yourself a favor and get some time with Chris before his schedule is booked out. He is in demand for a reason!

I recently moved in to cortland duluth community and my representative Christopher, and regina were the consummate professionals. when i did my first tour chris was attentive and answered all of my questions and concerns; while i was waiting for my move in date chris was securing my unit, providing me with text updates on what i needed to finalize my move in he found my absolute perfect wish of anything above the second floor facing the trees and not facing a parking lot or another building; and my unit faces nothing but a beautiful canopy of trees, this is exactly what i asked for and chris secured that for me after three weeks on my moving day i saw the unit my new home for the first time and i was pleased at how clean everything was. Christopher and regina did my walk through with love and care.

The apartment was not move-in ready. My biggest mistake was paying my move in fees during the application period. I should have waited until I saw the unit. I definitely wouldn't have moved in. There was a lack of urgency to get the issues resolved in a timely manner. After 2 two weeks of constantly going to the office, some actions to the list started. 3 weeks since I moved in, and things still have not been resolved. I received more apologies than actual actions to get the issues resolved. Due to the amount of stress this situation has caused me, I don't even care anymore about things being resolved. Home is supposed to be a place of peace, and this complex really ruined that for me. Update: After having a horrible first month, my experience got better. The maintenance crew is incredible. Anytime I put in a request, it was handled in a timely manner and completed. Considering all the units they cover on this very large property, I don't know how they do it so quickly. I’ve lived here for over 10 years and I’ve had such a pleasant experience. Dominique and the rest of her team are always helpful. I love my community and apartment. Cortland Duluth is truly my home.

I have been here almost 3 years. I love this place. The community has lots to offer. Fun stuff for you and your fur babies. The staff is always there to help if you have any questions or needs. DOMINIQUE is AMAZING. Loves my pup almost as much as me. Candice is like the BFF I was looking for. I highly recommend joining the fun.

I would love to say Cortland Duluth management team are amazing anytime my family needed anything they were there to help and Dominique was always there to listen. I wanna also say I’ve seen them help others. I’ve seen them take groceries that were delivered not to the apartment, but to the front office, so Dominique and her team are amazing

I can’t say enough good things about my experience with Christopher. From the moment I walked in, even though he was wrapping up with another client, he made me feel acknowledged and welcome. The way he handled my arrival showed a level of professionalism and attention to detail that is rare in leasing offices. Unlike other places where agents can come off as standoffish or unapproachable, he took the time to understand exactly what I was looking for, answering all my questions with incredible knowledge of the property and its amenities.
