My wife and I relocated to the DC area this summer, and Kenneth made a long-distance move far easier than it had any right to be. He walked us through multiple video tours so we could choose an apartment without being there in person. When there were mistakes on the sales side, he emailed the right people on our behalf and got them sorted out. What was a hectic and stressful move that had to happen in a hurry, his help made possible. What really stands out is that his help didn't stop once we signed the lease. We've been here two months, and he's still the person we know we can count on whenever an issue comes up. Just last week he helped us get a storage unit after none had been available for months. We love the apartment and the location, and especially how dog-friendly the community is. We've met so many great fellow dog owners here. I lived here for a short time and really enjoyed my apartment complex. HONEST REVIEW (from a currently disgruntled tenant) : - The front office is excellent (except for a random dude that works some Saturdays-not Cameron, he's great-that makes empty promises and never follows up) - The insides of the buildings almost always smell like dog piss - The apartment complex does NOT vet animals or screen them in any way and there are multiple aggressive/not well controlled dogs on the premises. - The pool and jacuzzi area is awesome except not always well kept with tons of bugs often floating in the ill-cleaned waters. - The elevator is broken 60-75% of the time, so living on the 3rd or 4th floor is a pain. - Parking is great and you can almost always find a spot. If you can't street parking is nearby. - They throw a lot of events and bring in food trucks which is a nice touch. - My wifi hasn't been working in over a month due to a coax that the apartment claimed wasn't their responsibility but after many attempts for clarification, they found out it was. That really sucks and still do

This is going to be a long review, but worth reading. First, I want to say that moving is hard. Moving to a completely new place comes with a lot of challenges, bumps, and unexpected situations. In my case, there were definitely moments when I felt overwhelmed and didn’t know how everything was going to work out. But in the end, Cortland made what felt like an impossible move possible. This was my first experience with Cortland. Before moving in, I saw the mixed reviews and understood that every apartment community will have its issues. I’m someone who is a problem solver. What stood out to me about Cortland was teamwork. From leasing to management and everyone involved behind the scenes, people worked with me, accommodated me, listened to me, and helped me through a very difficult transition. I had the most exceptional experience meeting Dessi and looking at the apartment complex. Everything was amazing, but the best was the service Dessi gave us as we walked and all the way to the end. I visited one of They’re Competitors, 30 minutes after meeting with her and the experience was horrendous. Nowhere near the excellent service that Desi provided. By far the best apartment complex that I have ever lived in that I will be extremely reluctant to leave. The front office people are all amazing (especially Austin) and proactive/helpful. The property is always super clean (and safe), and everything is well-maintained. This complex also has the best maintenance team of anywhere I've lived. They are all extremely kind, understanding, and efficient. I am especially fond of Gaspar, who treats all of us like we're an extension of his family. He has dropped everything to come help me during late night maintenance emergencies, and I couldn't be more grateful for him. I love it here!

I signed a one year lease but had to move out early due to relocation, the whole leasing team including Macey, Rama is really friendly and very helpful. Overall, I had a great time living in the property, which is newly renovated and is wonderfully located in the heart of pentagon city. Macey is a great manager and she really takes care of all the residents and very easy to work with. If I ever come back to DC, I will live here again.

I’ve been living here for about 9 months now, and overall, I’ve had a very good experience. It’s a great community with excellent amenities, including a swimming pool, gym, and Amazon lockers. The management team communicates well about community events, maintenance issues, reminders, and important alerts. The maintenance service is excellent and, most importantly, very prompt. My apartment’s AC unit broke down in the middle of a Texas summer, on a weekend. Since they needed to order a replacement part, the repair couldn’t be completed until Monday. However, instead of simply asking me to wait, they provided a temporary portable AC unit and even came out to install it. Things can break in any apartment, but I really appreciate how they handled the situation and provided a practical temporary solution instead of excuses.

This is a very nice building and is in a good location. But the staff is what really makes it great! Everyone in the office is very kind and responsive to whatever your needs may be. I worked a lot with Rama when I first moved in. She was so helpful on one of the most stressful days of my life. She answered every question before I even thought to ask it. Also, she takes the time to speak/greet me every time I see her, which is always appreciated! Malik in the office is also very helpful and helped address an issue quickly and without any delay!

I cannot explain in words how great my move in experience was because of Tiffany, Patrick and Q. I could not make it in person and Tiffany did my virtual tour and it was great. She took her time to explain and show everything like I was there. Just her professional presence on the call set a standard for the other apartments that I still needed to see. They are hands down one of the friendliest and most genuine people I’ve met in any leasing office. Every time I see him, he greets me with a big smile, remembers what’s going on in my life, and makes me feel truly welcome here. From day one, Hailee and Que have been incredibly helpful and patient — whether it was answering all my questions, helping with paperwork, or just checking in to make sure my apartment and stay have been going well. You can really tell he cares about the residents and wants everyone to feel at home, not just like another tenant. Because of these two great staff members in Cortland Rosslyn, I’ve really enjoyed my time living here. Edit on 09/17/26: Internet has significantly improved and have little issues for several months. Some brief outages but the signal returns very quickly. Really not an issue anymore. However, the amount of frogs that have spawned in this community is out of control and makes it difficult to enjoy the walking areas and it is unsafe for dogs. Edit on 03/08/26: The internet service here is so bad. I just don’t understand. When it WORKS it’s fine..but many days there are hours of extremely low wifi speed. If I didnt have a phone plan with hotspot i’d be miserable here. Dissapointed that i’m stuck with this service now. Julia assisted my girlfriend and I with our move-in and we are very happy with the process and our new home. We had many questions throughout but were always answered in a reasonable amount of time and she was super nice throughout it all.

As a guest, I frequently workout with my friend who is a resident at Cortland. I wanted to take my time to leave this review and to specifically mention Gloria. This building and community are really something special and Gloria is a perfect representation of that. She is always friendly, motivating us during our workouts, and maintaining the building’s gym beautifully. Even when she has to close the gym down for cleaning, she is always kind and respectful about kicking us out ;) all in all, this is a great place to visit and I look forward to hopefully becoming a resident myself eventually!

We have really enjoyed our residency here! The amenities are incredible and so well maintained, namely by Gloria! She keeps our building, gym, and business center so clean and enjoyable and she’s always so pleasant to talk with💗 Edit: I would also like to include Corbin specifically in my review. We’ve had multiple encounters with him and they’ve all been pleasant. The maintenance in this building is always prompt but we’ve found Corbin to be honest, respectful, knowledgeable, and kind each and every time he’s entered our home! I can’t say enough good things about Kenneth Shwe at Cortland Pentagon City. We visited several apartment communities in the area, and he was by far the most thorough and knowledgeable leasing agent we met. He covered everything during our tour—including things we hadn’t even thought to ask about—and never rushed us, even though our appointment was later in the day. His professionalism and attention to detail really set him apart. Our experience with Kenneth was absolutely five-star. Unfortunately, the concierges at both Pentagon City and South Eads gave us incorrect information when we were trying to arrange tours, which made things a bit confusing. Hopefully Cortland can improve this part of the experience, because the service we received from Kenneth was exceptional.

I have loved this complex since the first day I saw it. The office staff has always been so helpful and friendly. The maintenance team works so hard and gets things completed quickly. I have lived here for about 5 months now and I have loved every second of living here! Would recommend this place 10/10. The first thing I look for an apartment community is great communication and Cortland Royal Palm Beach is obviously making excellence in communication a priority. On the tour with Lorea I was impressed with how welcoming and knowledgable she was, as she thoroughly answered all my questions and showed me a truly amazing property. Cortland Royal is absolutely gorgeous and everyone there made me feel so at home! Have to give a shoutout to whole team, including Macey for such an awesome job as I have been a tenant here for 3 years. Living on 12th floor. For management to identify me Macey has commented that she sees me at the gym, offered by apartment, all the time. Yes that is me. Overall, loving the living space and good management, plus everything you want is close by and within walking distance from food to entertainment. This place has a quiet Sanctuary room and Wine and Whisk for social events, both on 18th floor of main building. 1221 has a pool on 16th floor and 1331’s pool is on 15th. Finally, in 1221 there is a grill area on 3rd floor and we just got an updated garage door with no clickers needed. Much nicer than what it used to be for garage.

In my career in property management Kenny is one of the most competent, personable, engaging, kind, and every other kind adjective you can think of when it comes to a maintenance manager. Kenny and his team do an incredible job keeping the community running, handling work orders in a timely effective manner, and building a relationship with residents. I’ve lived here 3 years in the same apartment. I’ve only had to request maintenance service twice, both were really simple issues. I don’t recall who helped me the first time, but Corbin assisted for the second issue. He dealt with it within an hour, asked if there were any other issues I forgot about, and he answered other questions I had. He was great. I haven’t recently interacted with the ladies in the front office but when I have, they’ve always been cordial with me and answered any questions I had. I appreciate the hard work Gloria puts into keeping the halls, gym, etc. clean. I live on the first floor and thankfully have had decent neighbors above and next to me who were not obnoxiously loud. The location is great with plenty of options for groceries and eating out, and being next to the Boise Greenbelt is great for getting out when the weather is nice. I love having an on-site gym and it has enough of what I need that I currently don’t desire getting a gym membership elsewhere. I don’t have any issues

Over the 2 years we had no issues with bugs or anything too bad and if we did need maintenance they were always available same day to help and always been polite and helpful! As I departure from cortland westshore for a closer place to work I’d like to say a few things. The last 2 years was absolutely amazing here. The amenities are awesome from the convienent store to the piers on the water , dog park is huge and 2 story gym. Sandra was extremely helpful with my last minute departure and worked with me diligently and ensured a smooth process even though I gave her a difficult situation to help me out with last second. I also liked that they had weekly food trucks for residents and hosted community events throughout the year. The events were fun and a nice way to bring residents together. I recently toured Cortland Bowery and while I’d love to shine the light on the well maintained property and all the wonderful amenities it offers, the true highlight was Sadie. From the first interaction, up until the very end, she was extremely personable, knowledgeable, and thorough with the tour. I would definitely recommend scheduling with her :)

I had an amazing experience touring Cortland Bowery. The apartment complex was very well maintained, and the amenities were clearly well cared for. The staff were friendly and welcoming, and our leasing agent, Sadie, truly stood out. She was incredibly helpful, patient, and charismatic throughout the entire tour, and she took the time to thoroughly answer all of our questions. Really kind and helpful staff, I was able to move in to my new apartment on very short notice. Very clean and well maintained; the trash valet and all the amenities like pools, gym and car wash area are a huge plus.

I’ve had a great experience living at Cortland Bowery. The maintenance team is outstanding. They diagnose issues quickly and fix requests rapidly and effectively every time. The amenities are phenomenal, especially the pools and the nature trails, which really set this community apart. The leasing office is also excellent and very responsive. I want to specifically shout out Sandra from the leasing team, who recently helped me transfer units. She made the entire process quick and painless. My new unit is in great condition, and the transition could not have gone better. Overall, Cortland Bowery is extremely well managed and has been a great place to live.

Overall good experience coming from someone who moved across the country and had limited insight. Main complaint was additional fees not advertised on initial rent rent listing prices for things like sewage fees, valet trash, and common area electricity. My rent was advertised at 1600/month and ended up being 1800+/month which really sucked. It is a quiet community with two pools a sufficient weight room and my favorite part was the convenience mart they make great food but be aware of the additional fees. Other than that I really have no complaints

What I love most about living here is the maintenance team led by Nate the maintenance manager. They are phenomenal. Anytime I have an issue they are quick to get it done.. I'm especially fond of Jose because he is very efficient & always patient with me if I have any questions. Plus they keep the complex looking great.

Good quality apartments, clean premises outside the building. Staff, both office and maintenance were knowledgeable and helpful. Office staff came to check on me when I was having a bad day. All the other tenants were cool people to live around as well. When my washing machine stopped working, a technician fixed it within hours, during game 7 of the 2021 NBA eastern conference semifinals. And I remember this because I put the request sometime in the first half, and it was fixed by the end of the game! Elite maintenance team. I moved out because the rent increase was too much but it was an enjoyable place to live for a year.

I've lived here for about a year, and every day has been great. The staff—both in and out of the leasing office—have been incredibly friendly and always willing to help. Anytime we've had a major issue, they’ve been proactive in addressing it and have successfully managed to fix it. Living on the first floor, I've never experienced any problems with water or flooding, even during hurricanes—I've been through two since moving in. While we've encountered minor issues with the water sprinklers and the dog park, they haven’t significantly impacted my experience. The dog park fence could use some repairs or replacement, and the sprinklers on the south side near the corner parking lot need some attention. Some of these concerns have been mitigated, though they still require further improvements, which I’ve been told are included in the 2025 budget. Despite these small issues, I truly love this area and plan to continue renting here for a while. I'm transferring units soon, and I hope my next apartment is just as gr

I have lived here for 4 wonderful years and I'm renewing for a 5th year. The maintenance team stands out to me because they areall so friendly and quick to respond! Jose has been my main squeeze from the beginning! He does an outstanding job! Very professional and kind. Anything I throw at him, he can tackle “no problem”: thanks Jose!! The neighborhood is very well-maintained and they are always working on different ways to spruce it up. It may be older compared to the Cortland Westshore and other apt complexes close by but there are so many great amenities here including the two pools and little convenience store (with a grill!). As a young woman, I feel safe here. It’s a nice quiet neighborhood and if you want to be social you can definitely meet your neighbors but you can also keep to yourself.

Such a lovely community! Applying for and signing the lease was a breeze, and the community agent Milly was very helpful and compassionate. She is great with communication and very informative. The pools are gorgeous, the bay walks make nature easily accessible, and the units are clean and well-designed. I especially appreciate the storage the units have, very convenient for the space. Our family a few months ago found ourselves in a difficult situation after being displaced by Hurricane Helene in September 2024 and losing our home. During our search for a new place, we had several specific requirements, and I’m pleased to report that our experience at Cortland Bowery has been quite positive. Talia, our leasing agent, was attentive and took the time to understand our needs. She listened carefully to what we were looking for and worked diligently to help us find a unit that met all our criteria—Bayview sunsets were a pleasant bonus. While this may not be our forever home, we appreciate the welcoming atmosphere at Cortland Bowery during this transitional period. The community feels comfortable, and we have found the amenities and conveniences to be valuable. The management team is responsive and has promptly addressed any issues we’ve reported. Thank you to Talia for her support throughout this process, as well as to the maintenance crew, who work hard to keep the community running smoothly.

For the location, the price, and the view of the bay for every Florida sunset its mostly everything I was looking for! Plus you throw in the two pools, fire pits on a pond, functioning grills, lil bark park and a delicious sandwich from the on site family owned market. :) Thank you especially to Sandra and Joseph who always welcome me and have helped me a lot! 😊 It is an older property but I feel the newer management have been doing what they can to improve it. Just come and tour it with Joe and see how you feel!

Cortland Bowery is a beautiful community! Grounds are exceptional and clean, pools look amazing, I fell in LOVE with the trail leading to the bay! Beautiful 2 story fitness center and kayak launch/storage area and great BONUS a dog park that my Shih Tzu loves. Apartments have a beautiful finish and renovation, feels like home. Customer service is excellent. The team, Melissa, Sandra, Liz, Millie and Joseph make this property shine and the service team is amazing and always soo friendly! Amazing guarantees that only Cortland offers! I HIGHLY recommend!

I recently moved into the "Cortland Bowery." I have nothing but outstanding things to say about this impeccable apartment complex. The amenities are outstanding, with two beautiful nature trails that lead to Tampa Bay. The complex is well maintained, with beautiful landscaping and bright, open spaces. My apartment was in PRISTINE condition upon move in, with carpets cleaned and not a speck of dirt anywhere. The move-in process was made stress free, due to JOSEPH SABATINO! I have nothing but wonderful things to say about this man. His professionalism and expert knowledge about the facility; South Tampa; and, overall leasing concerns and questions of mine, were all put to rest due to this man's authentic and genuine care.
