I’ve lived here 8 months and it has been amazing. My roommate and I have had a great experience with our leasing team, they’re friendly and professional. Our community manager Viri is great and the leasing consultant Precious has helped us with packages. The amenities and overall quality of the community is great, would highly recommend!

Shoutout to the amazing great leasing office. Viridiana, Precious, and Lena have been nothing but nice to me. Moving in was a smooth process and while there may be things that’s go broken as the other reviews mention, they update us constantly and do everything in their power to get things fixed as fast as possible. Easy access to the highway and plenty of grocery stores and things to do nearby. As for the apartments themselves they are modern and beautiful with plenty of spacing. My neighbors are quiet and really nice. I often see beautiful families moving in which is always a good sign. I had to do a virtual tour and do everything online and they were more than willing to accommodate. All in all, shoutout Cortland bluff springs.

As a tenant here of 5 years now, this complex has some of the best front desk leasing office staff I've ever encountered. A major standout is Precious, who is the most welcoming, kind and helpful woman you will meet. After having a terrible experience at Capital Hills Apartment Homes, where even the store manager (Not stating name) but was a male, was unhelpful and made an already stressful moving process even worse, I was honestly expecting more of the same. Thankfully, my experience here was the complete opposite. My friend and I toured this community, and this beautiful young lady was so precious! And whats even better is that’s her name!! She welcomed us with a smile, took her time showing us around, answered every question we had, and never made us feel rushed. She was patient, professional, and genuinely cared about making sure we felt comfortable throughout the tour. My friend even mentioned afterward how much she enjoyed the experience and how great Precious was. After dealing with the nightmare of trying to move, meeting someone who actually cared and treated us with kindness meant more than she probably realizes. Props to this young lady!!

Going into my 3rd year at this community and no complaints to speak of. Beautiful apartments and very kind staff - I'd honestly say they actually do far more to communicate than I personally expect! Maintenance is always extremely quick and helpful, although I've very rarely needed to submit any tickets. Additionally, when property-level issues crop up, such as a malfunctioning gate, they're great about initiating repairs quickly, and sending lots of updates on progress in the event that a repair takes more than one day of work to resolve. For all the fun stuff that people generally want to know about from the reviews section: - Never encountered any pest issues whatsoever, nor have I heard complaints on this from others - Plentiful hot water and pressure, and have never had guests mention running out if multiple showers are being taken in a row - I've never experienced theft or anything that has made me feel remotely unsafe around the property - Truly can't say I've ever had noise issues, though I'm sure it

I have lived at Cortland Bluff Springs for about 1.5 years now. Every time I submit a service request or have to contact the office I always get a quick and effective response! CBS constantly has renters appreciation events to look forward to. Whether it's having a food truck come by, a wine tasting event, or even pizza at the neighboring brewery, they consistently have things to look forward to. Thank you Cortland!

We moved into Cortland Bluff Springs back in June 2023, and after a year and a half here, we’ve definitely seen the good, the bad, and now—thankfully—a whole lot more of the good! From day one, the office staff has been some of the friendliest and most accommodating we’ve ever dealt with! Seriously, they’ve helped us through everything from move-in questions to financial hardship without ever making us feel like a burden. The maintenance team deserves the same praise—they work nonstop and genuinely care about the community. FIVE STARS for the Team! When we first arrived, the vibe outside the apartment was… let’s just say a little "spicier" than we hoped. There were sketchy neighbors, people dumping giant trash items at the compactor, folks fixing cars in the parking lot, and even someone who kept knocking down light poles and crashing into gates. My stay here these last 6 mos. have been great!, quiet and peaceful! Location is great also! Due to unexpected events I had no idea what would happen or if I would be able to continue my lease. Bluff Springs is such a beautiful property! I have a friend that lives there and have visit many of times. Love the pool! The apartment complex is in a good location with easy access to IH35. Lots of shopping, eateries, convenient stores, medical centers and an HEB grocery store a couple blocks away. I moved here when it first opened in 2016 and have enjoyed living here. The management and staff is very helpful and available for assistance. Viridiana, the Community Manager, is incredible and always helped me when need. The maintenance team is always efficient, maintains a beautiful property and kind as well. The property has many amenities -- 24 hour gym, package lockers, gorgeous sparking olympic size pool, outside grills, dog park and a community center. The main concern at this complex is parking. Finding a parking spot is difficult if you work late nights. You have to park in the dog park down the hill by IH35 and walk to the complex. Best to get home by 10pm to get a parking spot. They do offer car garages or carports for an additional fee. With the rent increases, it can be hard to afford a paid spot, but an option if it i

I’ve lived at these apartments for almost a year and I’ve loved it! There’s 2 dog yards that are perfect for my pups. The pool is immaculate with a grill that’s there for open use. I live in the first floor WITH a yard and that’s a huge win for me. There’s a huge open courtyard for the kiddos to run around with multiple grilling areas around. My most favorite thing though, there is a garden with fresh tomatoes and cucumbers and squash. Omg, we had Okra for a season. And there’s rosemary bush. I’m just overall happy with the amenities. Location- 2 ways to get I. And out of the complex is a win for me. They’re located so close to southpark meadows but right off of I35 which is a win for multiple reasons. There’s a family friendly brewery with delicious food within walking distance. Now to move in to management- phenomenal. They answer your requests same day. They’re extremely helpful in the office. Miriam showed us around and got us hooked. She’s wonderful! We love this complex!

I love Cortland Bluff Springs!! Viri is the best!!!! The management is great. If you ever have a problem Viri will get it done. She worked at my old community too and she was awesome. They used to have different leasing agents and I can confirm that the current people are amazing. 10/10 living experience, everything is so clean. Give Viri a raise🙏🙏

Just finished my lease here and definitely loved the community the location and all the convenient markets that are less then 8 mins away like heb,target and Sam’s to name a few! Really wanna thank the front desk associate Fabiola for making my stay so much more welcoming and easy when it came to service request, issues or whatever popped definitely recommended this place to anyone looking for a affordable and nice place to live

I'm the mail carrier for this apartment complex, and I must say it's one of the best I've had the pleasure of delivering to. The maintenance team is responsive and efficient in addressing issues, and the front desk staff is always helpful and supportive. I've witnessed them providing timely assistance to residents, which speaks to their commitment to excellent service.

Los departamentos son de lujo !!!! Acogedores !!! Tienen una buena estructura y son bien amplios !!!! Llevo 18 meses viviendo en esta locación !!!!! Y para mí estoy muy satisfecho con el servicio !!!!! Contamos con una excelente manager q atiende y ayuda a sus residentes !!!!! Me siento feliz y tranquilo en esta comunidad

⚜️⚜️⚜️ I had the pleasure of taking a tour of the complex and it's worth the 5 star review. I dropped in without an appointment and I was given a vip treatment anyway. Beautiful areas, modern spacious apartments, smart amenities and neighborly service. Viri was talking to me as a friend and focused on was I was concerned with instead of making a flat sales pitch. I walked away with clear understanding of cost and value. Her follow up was also stellar. She didn't spam me or send me a template email. Very detailed, super friendly. Another huge factor is that construction on I-35 sucks sometimes, but these apartments have access through the back so the highway can be avoided when entering/exiting. Definitely worth considering ⚜️ ⚜️⚜️

I was recommended by my sisters friend about apartments that I’ve been wanting to look into and I came across Cortland Bluff apartments. I was welcomed by Fabiola. She showed me around around the apartments and I was amazed on how clean it was and what really caught my attention was the little dog park with turf they had. Honestly really nice apartments
