We moved into Cortland Bluff Springs back in June 2023, and after a year and a half here, we’ve definitely seen the good, the bad, and now—thankfully—a whole lot more of the good! From day one, the office staff has been some of the friendliest and most accommodating we’ve ever dealt with! Seriously, they’ve helped us through everything from move-in questions to financial hardship without ever making us feel like a burden. The maintenance team deserves the same praise—they work nonstop and genuinely care about the community. FIVE STARS for the Team! When we first arrived, the vibe outside the apartment was… let’s just say a little "spicier" than we hoped. There were sketchy neighbors, people dumping giant trash items at the compactor, folks fixing cars in the parking lot, and even someone who kept knocking down light poles and crashing into gates. Going into my 3rd year with them, I can say that Cortland Bluff Springs is an amazing place to call home! The prices are very reasonable for the quality you get; spacious, beautifully designed units with modern finishes. The amenities are top-notch and always well maintained, and the location is super convenient for getting around Austin. The staff is friendly, professional, and always quick to help with anything you need. Overall, a great community with great value!

Actualización: Me mude desde marzo y no me arrepiento, me encanta esta comunidad, es bastante tranquila, no me siento insegura como en el otro lugar donde vivía. La administración es GENIAL, sigo diciendo que VIRI es lo mejor, desde el primer dia q vine a aplicar ella siempre fue amable y de mucha ayuda y continua siendolo, ojala y ella sea eterna aqui❤️. Rafael y los otros muchachos de mantenimiento son súper también, pones un request y no pasa ni un dia para q vengan a revisar y arreglar, de hecho hay veces q trato de esperar a estar lista para poner un request por lo rapido q vienen 😅. En fin, feliz de haber escogido esta comunidad para vivir Aun no me mudo pero estoy muy contenta con la atención de las chicas. Viri fue GENIAL desde el día que la conocimos, ha estado al tanto de todo para ayudarnos a mi y a mi esposo con todo el proceso. La comunidad se ve muy tranquila, ya quiero mudarme ☺️. My stay here these last 6 mos. have been great!, quiet and peaceful! Location is great also! Due to unexpected events I had no idea what would happen or if I would be able to continue my lease. Thank God Viridiana was there when I went in and told her my situation. She was so gracious and helpful with explaining my options that would let me continue my stay! The apartment complex is in a good location with easy access to IH35. Lots of shopping, eateries, convenient stores, medical centers and an HEB grocery store a couple blocks away. I moved here when it first opened in 2016 and have enjoyed living here. The management and staff is very helpful and available for assistance. Viridiana, the Community Manager, is incredible and always helped me when need. The maintenance team is always efficient, maintains a beautiful property and kind as well. The property has many amenities -- 24 hour gym, package lockers, gorgeous sparking olympic size pool, outside grills, dog park and a community center. The main concern at this complex is parking. Finding a parking spot is difficult if you work late nights. You have to park in the dog park down the hill by IH35 and walk to the complex. Best to get home by 10pm to get a parking spot. Bluff Springs is such a beautiful property! I have a friend that lives there and have visit many of times. Love the pool! Last time I was there Levi, the maintenance tech, came to take care of a work order. He was very professional and personable. He got the work done quickly. I would recommend this place to anyone looking for a place in south Austin.

I’ve lived at these apartments for almost a year and I’ve loved it! There’s 2 dog yards that are perfect for my pups. The pool is immaculate with a grill that’s there for open use. I live in the first floor WITH a yard and that’s a huge win for me. There’s a huge open courtyard for the kiddos to run around with multiple grilling areas around. My most favorite thing though, there is a garden with fresh tomatoes and cucumbers and squash. Omg, we had Okra for a season. And there’s rosemary bush. I’m just overall happy with the amenities. Location- 2 ways to get I. And out of the complex is a win for me. They’re located so close to southpark meadows but right off of I35 which is a win for multiple reasons. There’s a family friendly brewery with delicious food within walking distance. Now to move in to management- phenomenal. They answer your requests same day. They’re extremely helpful in the office. Miriam showed us around and got us hooked. She’s wonderful! We love this complex!

Beautiful areas, modern spacious apartments, smart amenities and neighborly service. Viri was talking to me as a friend and focused on was I was concerned with instead of making a flat sales pitch. I walked away with clear understanding of cost and value. Her follow up was also stellar. She didn't spam me or send me a template email. Very detailed, super friendly. Another huge factor is that construction on I-35 sucks sometimes, but these apartments have access through the back so the highway can be avoided when entering/exiting. Definitely worth considering ⚜️ ⚜️⚜️

I was recommended by my sisters friend about apartments that I’ve been wanting to look into and I came across Cortland Bluff apartments. I was welcomed by Fabiola. Cortland Bluff Springs has made us feel like we are home and we definitely feel valued. My husband and I have rented elsewhere before and they’ve never matched the service like Cortland. We started at a 1 bed 1 bath here last year and now going on our second year as a transfer to a 2 bed 2 bath unit. They’ve made everything run so smoothly. We don’t plan on leaving until we purchase our home in the future. Thank you Cortland Bluff Springs!

Enjoying the location and the cost of rent is substantially less than the apartments just being built in the area. The front desk and maintenance people are so nice and quick to complete repairs. The new pool is really nice.

Pool and gym are well maintained, maintenance is fast when my AC went out (back working within the hour). My old place would take days and start blaming that people do not want to work anymore while I stood there sweating - this place just makes it happen and I appreciate it.

Having previous experience in property management I can understand how difficult it can be to manage such a large community especially when the previous ownership failed to manage it well. The office personnel are friendly, helpful, and professional. The property came under new ownership when I first moved in and I have seen nothing but improvements to the grounds, amenities, and building exteriors. The residents here are friendly and neighborly too.

Just like I said - it’s a nice location and the staff in the office and on maintenance are top notch. Pool is kept clean and is managed so that it gets locked and I’m not kept up with loud parties, someone cleans it each weekend day so trash is not overflowing, grills are kept clean each day - it’s the little things done right that add up to a quality place to be. I remember my old apt in downtown never had propane at the grills, caked on cooked meat from months ago, office people that would not respond when 3AM bangers were happening in the pool and the list goes on. It’s not flashy like downtown high rises, but it being managed well make for better and lower cost living.

Cortland Bluff Springs has been an outstanding community to be at where you will find some of the most open layouts of a complex from units, pool & grill areas. Very unique to say the least. The leasing office where you will find David & Miriam to be very accommodating and helpful . The new gym, pool and 8 grill areas are my favorite spots. Friends cannot believe the night and day difference from when i moved in 2 years back.

I went for a tour with David and he was amazing and the property was great! He answered all my questions and was so knowledgeable about the property, he informed me that the pool just got re-vamped w new pool furniture and it looks great! As does the gym and the entire club house. Still have one more property to look at but I have a feeling this one is going to win and I’ll be back to sign my lease!

I like the modern kitchens, new gym and pool area that is wide and gets light through most of the day. They put in new grills in the middle and back courtyards and I like they are electric. All in all a good spot.

The office and maintenence team are amazing. They come same day and even helped me being in groceries one day despise me not wanting to bother them and I enjoy meeting my neighbors at the apartment functions. New gym is never full with plenty of machine's. Good value for the money.

The management and support is what earns this place 5 stars from me. There are issues, just as there are in any apartment/community - but this team goes above and beyond to do their best to fix them. I don’t even want to list the few problems I’ve had because they really did stay on top of it and correct each one as quickly as possible - even offering me a free covered parking spot while they worked to resolve the lack of availability within the complex - which it seams they have because it has no longer been an issue for me. The apartments themselves are beautiful, well maintained, and well priced. Additionally, This new management crew has been going hard on upgrading the amenities and creating a real community, hosting drink nights and other events, adding lounge and bbq areas with high end grills and finishes, lighting that creates a really nice atmosphere around the pool and walkways, all new gym equipment, pool upgrades, completely redesigning the courtyard in the middle of each building, and regularly

Having previous experience in property management I can understand how difficult it can be to manage such a large community especially when the previous ownership failed to manage it well. The office personnel are friendly, helpful, and professional. The property came under new ownership when I first moved in and I have seen nothing but improvements to the grounds, amenities, and building exteriors. The residents here are friendly and neighborly too.

The property has been in constant renovation since we moved in, and we are very happy with the way the complex is turning out. The staff has made sure to take care of us anytime we have had an issue arise. Our leasing agent, David, has been especially helpful. Anytime we contacted him with an issue or question he was always happy to help us. Overall, if you are looking for affordable living in Austin that is quality, this is a great choice. Make sure to ask for David!

Pretty good experience so far. We have a small maintenance list that they'll be processing thru. I do think the floor could have been swept alot better at move in. Gym is super nice, gated entry so that's great, parking spots are rough. I do think they should transition some of the covered Parking to normal parking, then repaint with extended lines. Couldn't get into the car once 😂 pool looks really nice, but would be cooler if it went deeper than 4 ft. Hot tub instead of 1 of the pools?! Pretty please, guys?

Management is awesome I've never had problems. The residents though are trashy. Try not to get a floor apartment because you will get a littered backyard. My backyard/patio has water bottles and beer cans thrown down and I'm sure it's from the residents above us. Especially hearing the parties they have every now and then. Dear Trashy residents, Do you all know what the littering fine in Texas is? Obviously not. At least not yet ;)

The staff here were absolutely amazing. They were awesome on the move in. Had a couple issues in my apartment and they came out the next day to fix everything. I had to break my lease early to move. They were so nice about the move out. No unexpected fees or anything. I got my security deposit back from them. Cannot emphasize enough how well I was treated from them.

I had trouble finding a place to stay and talked to some of my friends who were planning on moving here, and David did an amazing job of helping change the lease to allow me to stay with my friends. The pool is very nice, our apartment looks very nice for its price. My other friends who come over are always impressed by the looks. David has helped us out with some minor issues we’ve had.

David was AMAZING in helping me look at the complex. David took the time to walk me through different units and get an expectation of what I was moving into - which other complexes I looked at did not. Anytime I had questions or problems in the application and move in process David was quick to help. Highly recommend talking to him if you are thinking about moving here. Had a rough start moving in but the staff was helpful in solving the initial problems. Once I was moved in and settled I have had no complaints since! Overall a very relaxed and enjoyable complex to live in.

I’ve been at this apartment complex for almost two years. I’ve always received helped when I asked for it. The neighbors in my building have always been friendly. When walking in the halls, you can hear some loud music from neighbors, BUT here’s the awesome catch, you can’t hear anybody anywhere once you’re inside your apartment. Amazing sound proof walls. The complex had a rough management company prior to Cortland and you can tell they’re doing their best to remedy all trust and meet their own standards. The office staff is so nice and their maintenance workers are professional. Four out of five stars overall. One star knock off for parking spaces and general communal areas being rough-housed. Still overall, a good pick for South Austin.

The apartment complex is in a good location. The challenge here is parking as it gets dark. Non-tenants (no parking stickers) take up parking spaces, you get dings on your car from people parking so close to you, or cars double park. You either have to park outside of the complex and walk to you apt or keep circling in hopes you find a person leaving. It's hard to get someone to reply or email an acknowledgement to a service request.

Of all the places I've lived, I've never had management as responsive and caring as this staff at Cortland @ Bluff Springs. Found a beautiful complex, affordable pricing, and a spacious apartment worth it's price point all thanks to Fabiola, she helped my roommates every step of the way from touring the complex and unit to signing our lease. Location Location Location! We Move to Austin at the end of March and we have been pleased with the customer service that has been provided to us the amenities this place has have been very convenient for us. We have shopping centers, restaurants, parks easy access to the HWY and so much more things around us that make it a very convenient location to get to know Austin and its surroundings. So far my time here has been very pleasant can't wait to see what the next 10 months have for us.
