I moved into this apartment complex last year and I can’t say enough good things about it! The amenities are top notch, resort like. The little finishing touches in the units are beautiful and above and beyond. The front desk staff is friendly, helpful, and communicative. My favorite apartment complex to date and high recommend to anyone looking for a home!

My entire experience at Cortland Biltmore has been amazing! From the initial tour, to the leasing process, to actually living here, everything has been such a positive experience. Melissa, Paige, and Zach consistently go out of their way to help with anything we need, and their kindness and professionalism truly stand out. Darren and Andrew on the maintenance team are also wonderful. Any time we submit a work order, no matter how big or small, they respond incredibly quickly, often within 24 hours, if not the same day. That level of care and efficiency makes such a difference. What stands out most about Cortland Biltmore is how welcoming and well cared for the community feels. The entire team is cheerful, professional, and always makes you feel comfortable. The grounds are consistently clean and well-maintained, the community is bug-free, which is especially important to me, and the pool and amenities are always clean and inviting. 2026: I love this place. I lived in this 3-bedroom for over four years and it truly felt like home. The space was comfortable, bright, and had plenty of room for everyone while still feeling cozy. So many great everyday memories were made here, and it was a wonderful place to live. Lived at Cortland Biltmore 4 different times from 2019-2026. We experienced maintenance crews led by two different managers and I have to say that Darren is the best leader of this crew. He is on top of major issues (our AC went out and he texted us daily to confirm he / his team refilled our freon before they left, until we got the unit replaced). He leads by example, being friendly, down-to-earth, with a professional attitude. The entire crew smiles and greets you whenever they would see us in the hall. Maintenance requests were dealt with same-day 99% of the time. Darren and his team were the highlights of our most recent rental at Cortland Biltmore. Note: The 5 star review was earned by the Maintenance Crew, specifically, Darren.

I have been a resident at the Cortland Biltmore for five years. There is no other place I would want to live in Phoenix. The management team led by Paige is outstanding. Paige, Zach, Darren, Andrew, Sam, et al. are wonderful caretakers of this uniquely beautiful property. They are friendly and professional, and attentive to the needs of residents, responding quickly and efficaciously to requests. The maintenance staff performs excellent work and is respectful of the resident’s space. The laundry service is a nice touch that makes life easier. Love this property and love the management team. I’ve lived here for several years and it has truly been a great place to call home. The location in the Biltmore area is excellent and very convenient to restaurants, shopping, and everything nearby. The community is very well managed, and Paige Newman does a fantastic job keeping everything running smoothly. The maintenance team is also outstanding and always quick to respond and fix anything that comes up. The amenities are beautiful, including a great pool area, a bar in the lobby, and a well-equipped onsite gym. The apartments themselves are also beautiful inside, with large rooms, big closets, and huge kitchen countertops that make the space feel open and functional. Overall, it has been a very positive living experience and I would definitely recommend this community to anyone looking to live in the Biltmore area.

This is an excellent community and you certainly feel the resort atmosphere when you walk in. The staff know you by name and greet you with a smile. They are always sincere and willing to help. The outdoor common areas are well maintained. The interior common areas are always in perfect condition. Definitely feeling like you’re living in an upscale residence. We are new tenants at the Cortland Biltmore and are beyond happy. We have rented at luxury buildings through the years, but this property is our home. The amenities are terrific, the staff, Paige, Samantha and Zach are patient, professional, and take care of any and all requests. The maintenance staff, headed up by Darren and Andrew have been wonderful to us. The issues we have had have been taken care of either on the very same day of the request or the very next morning. They are efficient with their time and pleasant at all times, really an award winning duo. We are so happy we have made this move.

I recently moved from a house to Cortland Biltmore. I had a list of apartments from my online search, and this was my first stop. I had to look no further after leasing expert Rhonda showed me the available units. She showed me the One! She provided me all the information I needed and has helped me throughout my move-in process and still does as I’m adjusting and learning about my new place. She is a pro and a sweetheart - goes above and beyond. *Fast forward 15 months after moving in: I could not be happier living in my new home. Everyone on the staff and maintenance crew is amazing. The location is hard to beat and I’m grateful to live in this community with all age groups.

We’ve moved here a year ago. Our lease was up . 5 month ago a new team took over. Paige the general manager, outstanding in every ways! This is a very high class community, and she has delivered on every occasions. Friendly, listens , fixes any concerns. We decided to transfer to another unit , it couldn’t have gone any smoother! She is very professional and approachable. Takes the time to interact with the residents while paying close attention to all is being communicated with her. She immediately passes on all messages to all appropriate team member for an immediate solution. She goes above and beyond ! Great experience in the last couple of weeks living here. Fun activities hosted by management like movies by the pool and live music. The maintenance team is great! Quick response to any requests. On Wednesday after work the maintenance team member came to fix my A/C after-hours and stayed on the property an extra hour just to confirm the temperature in the apartment was going down 👍🏼 High-fives for everyone!

Very beautiful apartments! My granddaughter was looking to move and this is one of the apartments we came upon. Very much so beautiful and nice scenery. There was a younger guy who was very helpful within our tour. I can’t remember the name, but he had longer hair, locks maybe and was a lighter complexion. So sweet and kind of him!

Beautiful complex. Loved the bar feature and gas range stove. All the amenities were great and the building looked very well kept. The Hispanic guy in the suit was super helpful and answered a lot of questions for me. The 2 ladies in the front didn’t seem interested in helping or like they didn’t want to be there. The one on the far left looked like she was watching something on her phone and very disconnected. There was another lady with short hair who seemed bubbly, but she was with someone so didn’t get to interact with her. Either way, beautiful place. Will definitely come back when it’s time to make my move next year. Suggestion- go to the Hispanic guy or bubbly lady. They seem more interested and personable.

Wow. Impressive community, informative staff. Flew in to scope the area for a potential business move. I know we'll more than likely rent first until we get a better idea of where we want to plant our flag. I was drawn to the architecture and lights when I first arrived that evening, so I knew I wanted to tour it during the day. I was greeted by a gentleman in uniform with the company logo. I can't remember his name but very welcoming and offered water or coffee while I wait. I didn't have an appointment but thankfully there wasn't a wait to tour. I noticed a lady with short blonde hair talking to a couple and I was impressed that she still acknowledge me while also saying hello to others as they walked by. I assume they lived there because she knew all of them by name! There was another woman sitting at the front desk but they didn't say much. Another gentleman came out, shook my hand, introduced himself as the manager and was very happy to welcome me. I asked a lot of questions about the apartment community

Cortland Biltmore crossed our minds today in a discussion about our recent move. We had an amazing experience with Stephanie here, and remember it fondly. She entertained our touring not once, but TWICE, so we could make a good decision. She was genuine and really made us feel at home. We regret making the decision we made to live where we are now as it has cause due both immense emotional distress, and discomfort in our own home, but we look forward to reconsidering Cortland Biltmore once our lease is up or it has been broken. The building is beautiful, the surrounding area is everything you could ever want, the amenities are top-notch, the maintenance staff is efficient and respectful, there is a security guard watching over us every night, and I have yet to meet a neighbor that wasn't friendly! Also very importantly, the office management staff is extremely friendly, welcoming, organized, professional, and they plan super fun events! They truly set the tone for the building. The leasing agents Stephanie and Anthony really made the decision to move here an easy one. Lastly, I have to mention the bar in the lobby - a perfect way to meet my neighbors; it's so fun! I had to look no further after leasing expert Rhonda showed me the available units. She showed me the One! She provided me all the information I needed and has helped me throughout my move-in process and still does as I’m adjusting and learning about my new place. She is a pro and a sweetheart - goes above and beyond.

I have lived at the Cortland Biltmore now for several months. It is my first multi-unit apartment complex I have ever lived in, was nervous, did some serious research, and I am so happy to say I succeeded in finding the perfect place. I truly love the apartment, the building, the amenities, the proximity to shopping and eateries, and what makes the residence truly phenomenal is their staff! They recently hired a new manager who I have not had the pleasure to meet yet...but Rhonda and Stephanie are a delight to know and so happy they are providing oversight for all our needs! 6 stars for staff!

Great luxuary apartments. Quiet and clean building. Pool is great, grills, TVs. Pet area. No foul odors. Awesone gym. Everyone is friendly. Office staff is super nice and responsive! Happy hours so residents can get to socialize. Location is great! Beautiful apartments.

Every time I’ve welcomed guests for the first tine to the Cortland Biltmore, they’ve said some version of “Wow! This is gorgeous!” And it is. The property is beautiful and well-maintained. But the property management team is what makes living here a luxury experience. They are engaged, responsive, nice, fun. They clearly care about the people who call the Cortland Biltmore home. I cannot say enough about my experience living here and how positive it has been. The entire staff goes out of their way to make you feel welcome and like a part of their family. Jamiah and Stephanie just to make a couple have made me feel welcome from day 1. The building itself is beautiful, the apartments are gorgeous and the location is AMAZING. I can get to anything I need in the Valley within minutes and there is so much within walking distance. The other thing that I would add is the amazing residents. There is a community bar that makes it easy to meet new people and everyone is so nice. And there are people from all walks of life which is great so it’s not full of just one demographic. Do yourself a favor and move here. You won’t regret it.

The community is absolutely wonderful and the team at the front desk is always accommodating and helpful if issues or conflict ever arise. Stephanie Gersper is always my go-to girl if I ever need anything. She provides excellent customer service and always greets me and other guests with a warm welcome whenever we come to the front! Firstly I just want to say that I love staying here. It’s one of the most beautiful complexes I’ve stayed in. The team is so friendly and efficient when I need things done. I’ve seen a new face around lately and every time I see her there is a welcoming smile on her face. I believe her name was Rhonda! But she was very sweet and had no problem helping me figure some things out about my unit. I hope she stays around for some time :)

I probably viewed about 25 other complexes before landing on this apartment and nothing else could compete with the quality of the apartment unit, the gorgeous decor and the wonderful leasing team. I moved into Cortland Biltmore about 2 months ago and I could not be happier. The building is beautiful, the surrounding area is everything you could ever want, the amenities are top-notch, the maintenance staff is efficient and respectful, there is a security guard watching over us every night, and I have yet to meet a neighbor that wasn't friendly! Also very importantly, the office management staff is extremely friendly, welcoming, organized, professional, and they plan super fun events! They truly set the tone for the building. The leasing agents Stephanie and Nate really made the decision to move here an easy one. Lastly, I have to mention the bar in the lobby - a perfect way to meet my neighbors; it's so fun! Camille the bartender rocks!

Firstly, people make a place wonderful and the staff here is amazing, stellar, knowledgeable and just the kindest people you will ever meet! We moved in when the property was still under construction and called The Angela. We love living at the Cortland Biltmore! We've lived in similar communities before but none have been as well-managed or well-maintained at this one. The property is beautiful and feels cozy; it's not a typical sprawling apartment complex. I's easy to get to know your neighbors, especially with having a bar in the lobby! The units are more like homes rather than apartments, with beautiful finishes and nice touches with shelving and lighting. As dog owners, we love the dog park and having the walking path around the community is really nice. When our lease recently was about to expire, we considered moving to another property, but we love it here! We know we'll be hard pressed to find another management crew (led by the amazing Emily Mueller) as wonderful as this one!

We moved in last April it’s our first time renting in 30+ years our concerns were noise, safety, parking and cleanliness, Cortland has exceeded our expectations in these concerns. The staff here is very professional and friendly quick to answer and address all of our concerns. They stay on top of their clear written policies which in my opinion keeps this location a top choice for renters. While we have been here Cortland has done some major upgrades with little or no impact on the residents but only to enhance our experience. We use some of the amenities and they are in excellent shape.

The turnaround time for any maintenance request no matter the nature of the issue in the unit has the most consistent and prompt response with complete resolution. Robert the Tech Manager is a true professional. The front office listens to all their tenants and takes feedback constructively in a rich exchange that leads to the best interest of the entire community.

The process to gain a new home at The Angela was flawless and simple. Mariel is a pleasure to work with. Now......just can't wait for the place to open! Here's an update from my review a year ago (the single paragraph just above.) And..........a year later, I renewed my lease. Cortland Biltmore is even better than new. All has been great here not the least of which is the apartment itself , everything about it and the operations of the property. Consistency especially when positive is always a food thing. Mariel and Emily continue in that leadership role for Cortland a year later - great! Having lived in a few nice properties around the valley this one stands out above the rest. The management takes a genuine interest in making your life here smooth - they care.

Five STARS is not enough to show how happy I am with Cortland Biltmore! More specifically, I love the Management team at the complex. I was already scheduled to move then COVID19 came and everything was shutting down to the point where I considered not moving in at all. Thanks to Mariel and her team members -shout out to Mariel, Emily, Robert and Michael- made the transition fun, funny at times and basically made me feel at home that I moved in anyway. These humans are the cherries on top of the beautiful, peaceful, safe, centrally located place I now call home.
