When people ask where I live, I can’t help but brag! This apartment has everything I could need. A big balcony, large pool, covered parking, and best of all is the location! I can walk to a lot of restaurants and parks. I do not want to forget the amazing staff! Amy and Cruz are friendly, helpful, and kind. Cruz has become a daily highlight to us since my puppy loves him so much!

I've been living at Park28--now Cortland Biltmore-- since about a year after it finished construction, right as the second building was added to the property. It has gone through many property and management changes during my time. Though I certainly have had negative experiences (including almost skipping out on Park28 entirely after a terrible discriminatory experience with my first property manager), they've been overshadowed by the amount of positive since then. The location is primo--I enjoy living so close to the 51, 10, 202, downtown, etc. I can walk across the street to Sprouts, Starbucks, Manuel's, keep my eyebrows crispy, and get a foot massage, all in one center. Whole Foods, Fry's, The Vig, Trader Joe's, Nordstrom Rack, all of my jams are within minutes. Los Olivos Park is immediately across the street, and I sometimes get to chat with the residents from the Devonshire. As an avid hiker and outdoor enthusiast, I can stay in town and hit Piestewa or Dreamy Draw, or leave the noise of the city and head to the amazing trails, wilderness, ruins, and off roading of Coconino or Tonto National Forests. World renowned Red Rock Country is a stones throw away. I also love the amenities, modern design, and luxury of Cortland, which was my final and ultimate draw. The gym is just big enough without being unnecessarily large just to say there's a gym, the pool is heated in the cool months and stays open, the fire pits and lounge chairs are great, and the spa is everything I need after hikes, work, and addressing my own physical medical needs. Lastly, customer service is topnotch. I can, have, and will often take my hard earned coins elsewhere if a business has terrible customer service, even if I love it. As a Louisiana native, manners, positive human interaction, a general acknowledgment when you enter or leave a space, and chill vibes are routine and expected. In my beloved New Orleans, you will often see (in LOCAL shops) "Be Nice or Leave." All of that to say I'm rather intolerant of ill-mannered or disrespectful people, and will execute that intolerance by taking my business elsewhere without discussion. As previously mentioned this has only been a major concern once, and was made right by the assistant manager at the time (s/o to Jasmine for making it right!). Amy and all of her crew are amazing, thus my continued lease renewals. My neighbors are chill, from all walks of life and backgrounds, and the overall vibe of the community is not at all pretentious (given our location and price point, it easily could be), which is another major for me. It's really a dream apartment living situation! TLDR: Park28/Cortland Biltmore is affordably reasonable luxury, prime location, diverse community living, modern design, and excellent customer service. I have lived all over the world, and Park 28 ranks high on my list.

When it came time for me to renew my lease at Park 28, which is now Cortland Biltmore, I did not even hesitate. First the property itself is well maintained and the amenities are some of the best in the way of luxury apartments. Secondly, the location is the best!! Sprouts is directly across the street as well as other shops and restaurants. Third... well... you always save the best for last... the management is THE BEST!! The property manager Amy treats the residents like family. She manages the property with a "human" approach. Her assistant Sarah is always personal and welcoming. They do the little things that make you feel like you belong to the community and not just your apartment. If you are looking for something in the Arcadia or Biltmore area, you definitely need to check out Cortland Biltmore. You will not be disappointed.

Being one of the first residents at this property it has been a great experience. There have been some management changes through the years, but of all the apartments I have lived, this property is by far one of the best. You will always have some bad apples when you live in an apartment community, but overall I would say it's a great property with great amenities that are well cared for, convenient location and the management is professional and attentive.

This is a great place to live! The office and maintenance staff are superb and go out of their way to fix anything. It's extremely well kept, and has bar-b-que grills and fire pits by the pool. When my AC broke last summer, the maintenance staff spent 2 hours installing a portable AC for me until mine could be fixed. If interested, there are social events and contests (door decorating) with gift certificates as prizes. There is no better place in Phoenix with a great location, great rent, and great people!! Everyone should be so lucky to live in a place like this!!!
