Ms. Tracy was soooo nice. She was accommodating and made you feel right at home. She made me wish I could lease right then and there! The property was nice and quiet and the unit we toured was very spacious and well kept.

We absolutely love living at Cortland Avion at Shadow Creek in Pearland! From the beautiful grounds to the well-maintained amenities, everything about this community feels welcoming and peaceful. It truly feels like home. What makes this place even more special is the incredible staff especially Tracey. She goes above and beyond for residents and always greets everyone with kindness and a genuine smile. Great apartment community, I moved here four years ago from Louisiana. Mrs.Tracey was the first person I met and gave me a tour, welcomed myself and my son and has continued to make this community feel like a family. She and other office staff throw monthly events that foster a supportive family where you can feel safe and raise kids. Our energy costs are half of what they were at our other apartment and just dusting I can tell you that the HVAC in this place is so much nicer and better kept. It’s a clean community that is kid friendly, family friendly, and reasonably priced. I would 100% recommend it based on my own personal experience.

They truly go above and beyond to assist me daily. I really feel like a valuable member of the community. Thank you! This is time to update my review because I’m moving out First of all I want to thanks all the staff like Tracey, David, Leanne, Taigi for the best team that you can have. As my time here as a tenant I have not received notices of breaking in the car or in the apartments. It has been very peaceful, every-time we need help from the office they were open to do it. I really enjoyed using the amenities , like the pool! It has been a pleasure to be here and it hurts to say goodbye after 8 years but I found better opportunities for my self and is time to leave. I have been living at the Avion apartments for three months now and I really have no complaints. The process on leasing was great thanks to David, he took the time to answer any questions or concerns I had before signing the lease and moving in. Cortland Avion Shadow Creek is a nice apt. community with wonderful amenities in a great location. Close to schools, Walmart Neighborhood Market, CVS, Walgreens, and numerous fast food restaurants.

I have been a resident at Cortland Avion Shadow Creek for the past two years and I dont have any complaints. The new staff are always super awesome and very courteous and professional. The Manager Taigi is always there to answer my questions and settle all my concerns. I highly recommend Cortland Avion Shadow Creek if you are looking for your next apartment home. This apartment is a great place to live, offering a comfortable space, although the floor plans may not work if you has a lot of furniture in the living room. The interiors, while nice, could benefit from some minor upgrades. The maintenance of the property is impressive, with the management ensuring everything is kept in good condition, and any issues are addressed. The landscaping is another highlight, and is well-maintained adding to the overall aesthetic of the community. Located in a good area, the apartment offers convenience and accessibility, making it easy to get to shopping. While the back gate has been broken once or twice, it has always been promptly repaired. The neighbors can occasionally be a bit noisy, but it's not a constant issue, and it doesn't detract significantly from the overall experience.

The property is beautiful and meticulously maintained, with lush landscaping, a relaxing pool area, and well-designed interiors that feel luxurious yet comfortable. The amenities are exceptional! One of the best parts of living here is the team, especially the manager, Taigi. Taigi is incredibly welcoming and genuinely cares about the residents’ experience. These guys really go above and beyond create and maintain an experience for the residential community! I wanted to be sure I took out the time to thank them by sending in a review, as I often commemorate their service to the community privately. In particular, the community staff members Ruth, Irene, David, the New Assistant Manager, the Maintenance Team, as well as Taigi, are all consistently kind, and are innately great and valuable people to know. I am blessed! For anyone thinking about making Cortland Avion @ Shadow Creek your home, know that you are in a good- friendly, safe, and quiet neighborhood, and you will be taken care of by the staff here. Any complaints are taken care of most immediately (which there are hardly ever any), and you are celebrated for simply choosing Avion. Not only is it a great location situated near on the outskirts of Houston, in Pearland, but the people you meet once you move in, are the people they are throughout the length of your lease agreement. I love living at this apartment community, the customer service we have received since day one has been phenomenal. Awesome staff and manager. Love the various community events that they sponsor and offer. I truly enjoyed the sip and paint event. Love that they have social events for the adults and kids. Air Conditioning stopped working on a weekend and they had someone the next day to get it fixed. Love the professionalism and quick response for the new staff here.

Tracy is absolutely fantastic! We moved here from California in May. She was the last person we met in our apartment hunting and honestly she is one of the main reasons why we moved here. Since the first time walking into the leasing office I have been welcomed by the office staff and my new neighbors. They had the floor plan available for me that I asked for and even removed the carpet before I moved in. This location has the perfect location w/easy access to the medical center. The property is beautifully landscaped and maintained. I moved in about 6 months ago & have loved every minute of my time here. I looked at over 15 different communities in the area and the minute I walked in the door of the leasing office I knew I had found my new home. Leasing agent listened to my concerns & showed me a unit that was perfect! It has a large balcony with a nice view. Maintenace has been great with maintenance issues, and they always follow up to make sure everything is working as it should. Most of the residents in my building have been here many years. That pretty much says it all. I have found my new “happy place”.

I have been living here a year. It is a solid choice. It is in a great location in terms of access to everyday things you need. It is located right off of 288 which gets you into downtown pretty quickly. There are normal apartment issues in terms of maintenance and neighbors, but all are handled quickly and in a professional manner. Interiors are great, parking is plentiful (at least from my experience), maintenance staff is respectful when entering your home. I did need emergency maintenance at night once and the call was answered and resolved in under 30 min. I appreciated that! Leasing staff is helpful and clearly explains lease terms and such when you have questions. As someone who is on their third apartment after having to relocate cities for work, Cortland Avion Shadow Creek is a great choice to call home!

We have been living here for 1 month and it has been a nice adjustment. Ms. Tracey M in the front office assisted us through everything, and has been such a pleasure to work with. Had issues with our dishwasher; but they worked diligently to repair. The amenities are nice and have not had any issues with the complex residents. This place is highly recommended if you are looking for somewhere to feel comfortable, safe, luxurious.

We moved to Houston and had a last minute change of plans that left us needing a new apartment on 24 hours notice. Thanks to Tracey and Morgyn, we had the keys to our new place in the knick of time. We loved living at Cortland Avion Shadow Creek. Between the pool that makes you feel like youre on vacation, to the grills, dog walking trail and prompt maintenance request fulfillment, its very easy to feel right at home here. Plus, everyone gets an attached garage--a real convenience for extra boxes, rainy days and keeping your car extra safe at night. They even offer 3 mo th leases. Would rent here again if work brings us back to Pearland in the future

I have lived here at Avion Cortland for almost 3 years this August. The front office staff and upper management is very supportive and treat you with respect. They’re always available when we need them. I enjoy or Wednesday night food truck options and we frequently have raffles, holiday gatherings and the really cater to my kids regarding activities, especially during the summer months. I truly appreciate Mrs. Tracey and Mrs. Stephanie for getting back with me so promptly and making my kids and I feel like family. Whenever I put in a maintenance request it is handled within a good timeframe and they are very friendly. Lastly, I appreciate how management makes sure our grounds stay clean and well groomed.

I have to say, this has been the most comfortable and relaxing place I've ever lived. My favorite place is my connected garage, that makes it feel like a home. And the constant compliments by my visiting company, about how nice Avion/Cortland looks. The cleanliness of the property is very important to me as a renter. The other most important thing to me as renter, is to have a good relationship with your management team. This last year and a half has really put all of us to the test, due to Covid-19, I have to give credit where it's due. Mrs. Nicole Poole has been by my side helping me get through the difficulties and adjustments needed, I'm just one person Nicole deals with a community of people, but each and every time she made me feel important, her, patience, diligence, is outstanding. Thank you Nicole, and all of Avion/Cortland staff.

I’ve lived at Avion for over 2 years. I love it here. Nicole P. (Leasing manager) is so helpful and accessible anytime I’ve had issues. The maintenance department works so hard to keep the place looking nice and while I don’t have favorites, Gerardo is pretty awesome too! I love the new Bluetooth gate access system and the section I live in is so quiet and everyone smiles and talks to each other. Definitely better than other complexes in the area!

We traveled from out of state looking for a place to call home and was recommended here + luxe. Ms. Tracey + the whole Cortland staff was AMAZING! We didn’t even bother to look at any other properties because it was such a great experience. Being newly weds, we were looking for updated features and love how the homes look and feel like houses. We can’t wait to move in! If you’re contemplating, don’t.. it’s worth it!

I absolutely love Cortland Avion Shadow Creek, the apartments are uniquely made and very spacious and majority of the apartment homes comes with a garage. The staff is very helpful in making sure you find the right apartment home suitable for your needs.

I've been with Cortland Lux Shadow Creek for greater than 2 years now and has recently moved to Cortland Avion Shadow Creek (owned by the same people). I needed a bigger place, but didn't want to move elsewhere since I find the staff here is so kind and helpful. Thanks to Nicole Aaron, Tracy, and Jeraldo my transition was easy and smooth. I really love my spacious apartment with the 2 car garage!!! I especially like it here also because everything is so conveniently located.

Highly recommend Cortland Avion Shadow Creek because they have spacious apartments and they are uniquely stylish meaning that each unit is very well designed and built differently. the amenities are great, the staff truly cares about all of their residents and go above and beyond to make sure you are enjoying your living at Cortland Avion Shadow Creek in Pearland.

This is a great Pearland community with reasonably priced apartments, Wonderful amenities, and kind staff. If there is ever an issue either in your apartment or in the community the management and staff are quick to resolve any issues. You also will get to live in a quiet, clean and well manicured community that you will enjoy staying for any period of time.

I had the pleasure of moving into this apartment community in January 2021. I absolutely love it here, the units are made so beautifully and they are styled differently, very unique. My move in process was easy, hassle free and no pressure whatsoever. The leasing staff are beyond amazing! Each one of them made sure we were helped and made us feel very welcomed to the community. I want to give a special Thank you to the leasing staff: Nicole A. , Nicole P., Tracey and Gerardo for making sure we were taken care of every step of the way helping us make sure we had everything we needed to get our apartment. I also want to thank an another amazing staff member, Brittany who was there on our move in day to make sure we had our keys and remotes. she also did a courtesy visit to make sure our move in was successful. The amenities are great! Fitness center is very nice, the pool area is amazing, immaculate social room, and a car care center for washing and cleaning your car.

I love this community. I’ve lived at Cortland Avion for five years now and the stay has been outstanding from Tracey to Nichole and Stephanie, everyone has gone above and beyond to assist me no matter what the circumstance. I’m a healthcare worker and this year has brought on new challenges and the need for flexibility with living arrangements and the staff have been more than accommodating to ensure that a safe place to stay wasn’t something I needed to worry about. For anyone looking for a nice, clean community in the Shadow Creek area look no further the Cortland Avion is it!

They have one of the best leasing office staffs I have ever worked with! From the time I walked in I felt like I was talking with a good friend. Tracey was so warm and understanding, I needed an immediate move in, and she pushed for it to happen. Timely, effective, and completely integrity-based! I'm always recommending this property to friends and family to lease here! Oh and Nicole P. omg the absolute best shoulder to lean on, totally works with you in your time of difficulty and so professional.

Tracey is a gem! From the moment she answered the phone, I knew she was going to help me find the perfect home. The community itself is so beautiful and well-maintained. So happy I found such a modern place. Edit after 6 months living here: I’m reinforcing my original review! In the time we’ve lived here, we’ve been 100% happy with our decision! Not only is Tracey amazing, but Stephanie and Fernando (maintenance team) are always there as well. I’ve been lucky to have great neighbors and am still impressed by the overall cleanliness of the community. Moving from Georgia, it was terrifying to commit to an apartment without seeing it. We are grateful we committed to this community. The customer service is unmatched. Ms. Tracey and Stephanie came to our door to hand deliver a cake for my husband's success in passing the Texas Bar Exam. That level of kindness and care is something I am so grateful for. Looking forward to staying here for years to come.

I absolutely LOVE my town home! I just renewed my lease for another term. Avion is a beautiful property! Ms.Tracey has been a complete delight from the beginning (VERY well-versed in her profession)! They have one of the best leasing office staffs I have ever worked with! Timely, effective, and completely integrity-based! I would definitely recommend my friends and loved ones to lease here!
