Recently I have been approved and will be moving in a few months. I wanted to give a big shoutout to Paul, he was very helpful in offering several options for my husband and I (and our budget). From the beginning of our tours very helpful and did not make us feel rushed and answered all of our questions thoroughly. The application process was also very simple and straightforward, took about 4 days, (it was also the weekend so I got a response on Monday) finalized the lease documents a day after the approval. The exact unit we have not seen since it is not available, regardless Paul showed us very similar apartments and the photos for the unit we got. Very clean community and the amenities are great. Praying we have a good time being at our new home in a few months.

The maintenance team moved quickly and repaired them in less than 24hrs. Dariel took a personal approach and made sure that everything was to my satisfaction. Romy is the greatest and nicely person that helped me a lot to find a nice apartment in this beautiful condominiums, it was my first time moving alone and she make the process felt smooth and easy, the apartment met all my needs and beyond, she knew exactly what I need and she found it for me, Cortland was just as she described all the crew is excellent and the place is quite with nice views, just as she Said, I would recommended 100%, a nice hint is that even if you go out of Miami and you have a problem you can call Romy or Maintenance team and they will go to the apartment and fixed so when you come, everything will be working efficiently.

Espectacular 👌 lugar, para vivir,muy tranquilo, yo vivo casi 2 años allí y es muy buen lugar. Me gustaría que para mejorar la comunidad, pusieran un parque,en el área del lago, para que los niños puedan jugar,eso sería y le daría más vista al condominio, en la oficina pésima atención,muy mal trabajo, y la que está frente a la oficina ni hablar,pésima atención y muy mal trabajo, me refiero más bien a las que trabajan dentro de la oficina cerrada,y el teléfono es llamar por gusto, jamás lo cojen,tienen pésimo trato y pésimo trabajo.

My husband and I have been bombarding Jessica at the front office, with the 101 questions, and looking at different apartment layouts, yet she’s been nothing but helpful , funny and so nice. There are a few things we are concerned about with all the construction going on, but I must say, her customer service has us hopeful that our time here will be great . Thank you for the millionth time for all that you’ve done jessica , we can’t wait to move in!! :) Property- we’ve seen the whole complex quite a few times and it’s very clean , the apartment layouts we checked were for 1/1 and all of them have great features it just depends on what is more important to you . So needless to say, We are very excited to move in! Update 11/6 - we’ve had a few service requests done by Jorge & Alejandro, they were very nice , efficient and got the job done! Thank you! Update 7/29/2025 - Melvin came to check an issue with the ac, he was really nice , and answered all my questions about the issue .

If I could give Maria Suazo more than 5 stars, I absolutely would! From the moment I first toured the community, she made the entire process smooth, stress-free, and even enjoyable. Her patience, professionalism, and kindness stood out right away. She took the time to answer all of my questions (and I had a lot!), never made me feel rushed, and always made sure I felt confident and informed every step of the way. While the community itself is beautiful and full of great amenities, it was because of Maria that I chose to make this my new home. She genuinely cares about the people she helps and it shows in everything she does. She went above and beyond for me, and I can’t thank her enough. I’ve been living here over a year and my experience at Cortland at the Hammocks has been awesome. Everyone at the leasing office was so helpful. They made the application/move-in process fast and seamless. Recently, Paul especially has been a pleasure to work with and chat with. He’s a gem! Everyone has been so kind, attentive, friendly, professional, and caring. Alexis and the Maintenance team have gone above and beyond for me on several occasions. They’re so efficient, knowledgeable, and helpful! The building is an older build, but I love that because my building is more well-made than the new builds these days. There’s no paper-thin walls here like Ive dealt with in the past with newer buildings. They’re constantly maintaining and upgrading the property, so it’s a well-maintained community. The units here are newly renovated and look absolutely beautiful. The finishes & appliances they chose are top-notch - the Samsung appliances in the kitchen are so luxurious! I also love the modern paint color they use

Vivimos en este condominio hace 10 meses exactamente y hace unos dias se malogro la lavadora, el equipo de mantenimiento hizo la inspeccion y nos menciono que por tema del motor es que ya no funcionaba, iban a dejar pendiente la solicitud para cambiar el equipo. Hoy cambiaron la lavadora por una nueva y debo decir que la atencion del equipo de mantenimiento especificamente del Sr. Fernando y su asistente Mark ha sido rapida y muy amable en todo momento. Cuando tenemos alguna eventualidad en cuanto al servicio siempre responden rapidamente, estamos muy agradecidos con su servicio.

We recently moved out after living here for a year and a half, and our experience was wonderful. We have no complaints at all. Even the maintenance team was excellent—special thanks to Humberto Soto and Jorge Luis, who were always polite, respectful, and greeted us warmly. The management office, including the office manager, was also outstanding and consistently helpful when assistance was needed. The amenities were great, but our favorite was the volleyball area, where our child spent most of their time playing with the sand and having fun. It truly felt like home.

I’ve lived here for a few months now and everyone has been great! Melvin and Alexis were great help when we needed them to fix a leaky roof. Alexis came right away and also on a Sunday morning. He fixed it quickly! Melvin also helped fix an A/C when it was very noisy and was impacting our sleep. It’s a great team here at the Hammocks!

Excellent work preformed by Mr. Melvin in the repair and maintenance of our apartment dryer unit which hasn’t been drying our laundry. Mr. Melvin professional conducted his inspection and diagnostics and immediately got to work. I have been living here for 4 months and I absolutely love this place! Don’t believe those bad reviews about “no pool” or “no 24/7 gym”. They are from people that DO NOT READ. The office is very communicative and are always informing us of any changes. They have FOUR pools, which two of them have been under construction but they are almost ready and should be opening back soon, but c’mon you still have access to two of them so stop crying. The gym is 24/7 and very well equipped. If you got roaches in your unit is because of the way you live, not because the complex has them. Apart from that, we literally pay for pest control, USE IT. Thankfully, since I moved here I haven’t had many problems with my unit but when I have maintenance has been very helpful. The office has been very responsive and helpful as well every time I’ve needed help. Overall, my experience here at Cortland has been amazing. I would say, the only problem at Cortland is the people that live in here not the complex itself.

Mi madre vive en este complejo y tuvo una emergencia de electricidad bastante grave y Humberto del equipo de Mantenimiento respondió a la petición enseguida. Fue rápido, eficaz y atento. La escuchó al detalle el problema y enseguida supo qué podía ser y así mismo lo resolvió. Muchísimas gracias por la atención y el haber acudido tan rápido!!! Se agradece. Así como el resto del personal siempre amables y cordiales. Se siente seguro el lugar.

Cómo en mi caso, que solicite el arreglo de las luces exteriores de la calle, lo cual fue atendido y solucionado. The complex is located on the hammocks lakeside trail which provides a safe and beautiful place to walk your dog, run and bike. The staff is friendly and helpful. I have really enjoyed living here for the past 3 years.

If you like running, walking, or biking daily this is the place for you. The complex is located on the hammocks lakeside trail which is a huge perk. It was hard to find a place in the area that would allow my medium sided dog, but this place is very pet friendly (the trail is also awesome for walking your dog). I have lived here for almost 3 years and really like it.

My husband and I have been bombarding Jessica at the front office, with the 101 questions, and looking at different apartment layouts, yet she’s been nothing but helpful , funny and so nice. There are a few things we are concerned about with all the construction going on, but I must say, her customer service has us hopeful that our time here will be great . Thank you for the millionth time for all that you’ve done jessica , we can’t wait to move in!! :) Property- we’ve seen the whole complex quite a few times and it’s very clean , the apartment layouts we checked were for 1/1 and all of them have great features it just depends on what is more important to you . So needless to say, We are very excited to move in! Update 11/6 - we’ve had a few service requests done by Jorge & Alejandro, they were very nice , efficient and got the job done! Thank you!

The apartment complex is great if you want to have a nice place and pay an affordable rent. Maintenance is amazing, always fast and efficient, they go above and beyond to ensure your satisfaction. A special mention to Alejandro, George, Humberto, Ronald and the whole maintenance team that have always done a 5 star service. At the leasing office all agents are intelligent and professional, specially Romi and Alexandra who have been very helpful, amiable, and responsive.

I have to say I have been looking for apartments for quite some time now, and visited quite a few properties, in the process visiting this property I was extremely pleased. I have to say that they gave the best customer service possible and attended to me and my family and we’re very tentative to our needs and what we were looking for. They took the time out of their day to show us some apartments and some layouts and go around and show us the property and the wonderful amenities that it has. Paul , one of the new employees there was very knowledgeable and really did go out of his way to make sure that we were very comfortable and Assured us that we would be very happy. He chose to move there. All in all I have to say, but if I end up choosing this property to move to, I know that I won’t regret it.

He sido residente por más de 2 años, es buen buen lugar para vivir, caminar por el lago es hermoso. Y en los últimos meses se ha visto un cambio muy positivo en el condominio con la nueva administración, Alexa es muy cálida siempre al atender mis solicitudes. La anterior no podías ni acercarte a ella. Puedes vivir en un lugar muy lindo pero si no hay calidad humana no vas a tener una experiencia agradable y eso ella lo ha hecho diferente.

We moved in to our third apartment in the community a couple of weeks ago, and we couldn’t be happier with the apartment and the office staff, the maintenance staff Humberto and Melvin they’re always willing to help! Aptos muy cómodos es tranquilo el lugar en cuantos solicitas servicios para tu apto trabajan rápido me hicieron trabajo en mi bañera y quedo super el gym ya esta abierto pronto con aplicación se podrá entrar 24 h piscinas en uso 2 y 1 en reparación total los parqueos están un poco escasos lo que si deben poner cámaras de seguridad en la 3ntrada y los parqueos

I started to look for apartments in January 2024, I came to Cortland not knowing if this was the place I would call home. Upon arriving at the front office I was greeted by Lesslie Rodriguez who walked me through the entire process , showed me multiple apartments that were available. She made me feel very welcomed and made sure I had all the information I needed to consider making Cortland my next home. She asked me all the right questions and made a conscious effort to take all my needs and wants into consideration. I didn’t even need to take more than a day to put in application because of her. Since then I have lived here in Cortland for a few months and the staff and community have been great as explained by lesslie. I love living Cortland . The service has been impeccable and anything I have had issues with or concerns about have been addressed and handled by the staff in a very timely manner. I recently moved in. There were some adjustments I needed for the apartment. The staff was great. I notified them the leasing staff cause I was still new to the community and wasn’t fully acquainted with what to do yet. The staff reached out to the maintenance staff and all the adjustments were fixed within the next 2 days. My move in process was so smooth as well. Lesslie was great. Kept me informed and upto date on the entire process on what was needed and by when. The managers were supper helpful as well. The entire staff is great. Everyone is friendly, professional and very welcoming. I highly recommend this community.

LOVE LIVING HERE! Beautifully renovated apartments, great location, amenities and service! I am going on my second year and wouldn’t go anywhere else. The office has a very friendly atmosphere, and Residential Manager Leslie Garcia is amazing! Extremely informative, helpful and goes beyond the extra mile to help you - your move-in process is not stressful, on the contrary, Leslie makes you feel like a true Cortland family member. She is a genuine gem and asset to this community!

The service here is great. But there is one person who works for Courtland Kendall. His name is Jorge Luis Hernandez he is one of the facilities worker. I've lived here for years as I like the area and having easy access to the lake. The complex is clean and quiet, and management seems eager to keep it that way. It's well maintained and you don't hear yard work every single day. For the issues I have had, the office seems to legitimately care to look into and address them. I would have had to leave a lower review if the various issues I've had were unaddressed, but they've all been promptly solved, and I'm so grateful for that. You don't want to be stuck living somewhere with problems, and so it's great being in a place where they try to make sure you're comfortable! Jessica the resident experience specialist is a godsend. She does an unbelievable job and with her help, it's been a lovely place to live.

Merielle Guerra, was excellent from start to finish. Our transfer process was seamless due to her involvement. Although management is extremely lacking, Marielle has stepped up to fill in any gaps that management has left open. She was not asked to do this rather she did not allow for anything to go wrong or to be missing in order to truly service us. She has exceeded all expectation when it comes to giving excellent customer service but has also actively listened to our concerns and has truly changed our mind when it comes to living at Cortland. We were about to leave this community and if it wasn’t for her I can honestly say we wouldn’t still be here. I will highly encourage anyone to only deal with Merielle as she knows how to handle any resident but also any situation that may come across her way. Management should consider themselves very lucky to have an individual like her.

Very fast and proper Alexis and Melvin made the change quickly and discovered my water lines were swapped so I won’t have the issue of having a hot wash when I need a cold one. Very professional crew and friendly Initially I was having a rough time due to needing multiple appliances failing me. Notably my washer dryer and air conditioning. If it wasn’t for the efforts of Fernando and Manuel quickly replacing my units and ensuring they worked properly I honestly would left the community. They also haloed the situation with my breaker constantly tripping and replaced it to ensure I am as comfortable as possible in this apartment. Manuel and Fernando showed exceptional professionalism through all times and weather conditions.

I love the community with the surrounding lakes to enjoy the atmosphere and a nice walk. The location is also convenient to stores and great places to eat . The staff are always friendly and willing to help answer any concerns you may have .I just love the place

I am in the process of moving to Florida and stopped by the property for additional information. The manager (I believe her name was Priscilla or something else that started with a P) was friendly and knowledgable. She answered all of my questions and concerns and said she understood how overwhelming moving is, especially when you are moving from another state. I really appreciated how she took her time and didn't make me feel pressured to make an immediate decision. I am currently waiting for my offical offer letter before I commit. But based on my experience with the manager, this property is my top contender.

I just went to tour the property and the energy in that office is outstanding. I loved every single moment there two ladys named Andrea and Marielle made me feel very welcomed from the moment, I entered and answered every question i had. The two mangers in the back were also very helpful with anything i need if i can give this property 10 stars i would. I recommend coming here if you are looking for an apartment very affordable.

Overall, I'm very happy living at Cortland Hammocks. I have lived here for three plus years The apartments are spacious and the landscape and main pool area are beautiful. They have a small gym but it's well equipped .The administration team is courteous and helpful. They also have an excellent maintenance team. Any issues with the apartment are fixed promptly and efficiently. Finally, the location couldn't be better. It's on Killian (104 St.) and Hammocks Blvd. There is a shopping center across with a Publix, CVS, a Public Library and two restaurants: Peruvian and Italian. Rent has gone up but that is everywhere in Miami. At least, here, you get your money's worth

I recently stopped in for some information since I’m looking to sell my home. The office team was extremely welcoming and warm. They offered me some cafecito and each one greeted us with a smile. I moved to Cortland in August 2022 but started searching for a place in June 2022. Merielle In the leasing office was so helpful from start to finish. She was knowledgeable on everything related to the property and always made me and my partner feel welcomed. The property is beautiful and quite with more than enough parking. The valet trash service is life changing. Once we moved in, we had a couple maintenance requests and they were on it on a moments notice. If you are searching for a place to call home, I highly recommend Cortland at the Hammocks.

There’s a beautiful lake I take my kids to play & they love it, no need to leave my community to go to a park. I feel safe living here & plan on staying until I buy a house.

The entire staff (leasing agents, managers, maintenance) went above and beyond to make sure we were settled into our new unit and 100% satisfied. They moved extremely fast and kept us in the loop during the process. I am very impressed with this particular Cortland location (Hammocks) and extremely grateful for Merielle, Maria, and Jorge for all their hard work.

Cortland at the hammocks is a great place to live, i moved in to phase 2 by the lake, im loving this place. The area is si convenient, the location is close to grocery stores, schools and restaurants. The staff is beyond amazing, and the maintenance solves service requests right away. I highly recommend this place, the renovation is going to change this place.

This is a great place to live, great location and schools. The office staff is beyond nice and helpful, they make you feel very welcome, at home. I just moved in 4 weeks ago so my rating is fairly new. But so far my move in transition has been great! Everyone has been friendly, had a small issue with a fee that shouldn’t have accumulated and management took care of it right away. I LOVE the trail that intertwines with the lake and homes surrounding us. It’s a great area and really besides the gate not working on our side I have zero complaints so far! Thank you everyone for making miami feel like home so far.

I was very pleased with my experience at Cortland at the hammocks. Everyone in the office was so welcoming and even offered to give me a cafecito! Im not from the area, but i was passing by to look at a few apartments on my way back home. I fell in love with the property, even though they didn’t have what i was looking for at the time, i would still come back in the future in the case that they do. The lake is beautiful, and i really appreciated the leasing agent taking me to view it, considering i love going for walks with my dogs & Merielle suggested this is the best place to take them. She wasn’t kidding! Thank you to the team for the warm welcome.

My mother is a resident there and we had some issues with the apartment, thankfully enough the ladies in the office were nice enough to assist and have everything resolved in the matter of a few minutes. I really appreciated their patience & compassion on the matter as my mother is Elderly and needs assistance sometimes. They were compassionate, and extremely helpful. I’ve already recommended the community to my friends, because it’s a beautiful place to live especially with the view of the lake. Thank you to all the ladies in the office, i really appreciated all of their help.

I recently visited The Hammocks with my mother to help with her relocation from DC. The apartment community itself is pretty common from other communities we have seen in the area and the apartment itself offered what my mother would need. We chose to look in this area because of it's location, but I must say that the most appealing factor of the apartment was it's staff. The team at The Hammocks were so helpful in answering all of our questions and gave us good insight on living in the area. Maria and Leslie were nothing but patient with my mother and Silvana answered all the concerns I had. For as much time that we spent there looking at several floor plans I as surprised they did not kick us out, but they were so friendly and even helped us to take measurements we had so that we may visualize the furniture we would bring. I would definitely recommend this community and my mother will definitely be calling it a second home in the fall.

I don’t normally leave reviews, but Maria Mesa & and the team here deserve 5 stars! I recently moved to hammocks after shopping around for the right place to live and I love how close this community is to the lake and nearby food. I was super impressed with the office staff and the overall experience I got while renting. Everyone was super friendly and Maria answered all my questions and showed me 4+ units until I found the right one. I definitely recommended renting here if you’re looking around the area.

I'm giving it 4 stars because the maintenance and office team are not helpful and they take forever to fix any issues that you may have. The place itself is absolutely breathtaking and beautiful to live in. The only person that has ever helped us and stayed on top of the problems we've had at the apartment has been CARLOS in the maintenance team. Thanks to him, we had 2 issues fixed in 1 day, which we waited 3 months for and no one ever came to fix. He did it on his own and actually took his time to fix the problems instead of putting "bandaids" on them. I really love this place so much, it's full of nature, I just wish the office and maintenance was more helpful and were on top of the issues better. ( except for Carlos)

Merielle is definitely a pro at work! I happened to stumble by Cortland at the Hammocks by sheer coincidence after numerous failed attempts of searching for a rental in today's market. Needless to say I was in and out with a secured deposit, moved in within a few days. I can't say enough about her efficient and expedient process, she captured my trust instantly, everyone there seemed to enjoy their job which is a reflection of the place. Happy customer here!

I am a resident of this beautiful community in which I have lived for 3 years and I do not plan to leave until I buy my own property. It is a place where you go for a walk and forget all the problems just by appreciating the beauty of the environment in which you live. I recommend this place 100%. The new manager Silvana is excellent every day, she works with a smile and the best disposition to offer you an excellent service, the whole team does an excellent job. super fast maintenance crew comes and fixes everything. The truth is that my family and I are very happy with the new management that is running this property. Without a doubt, it is the perfect place to live with the family. A perfect paradise!!!

New Management!!! I have been living in this apartment for 12 years it was Broadwater (not bad), Lago Paradiso(awful). Now COURTLAND and I got to communicate with the new manager Leslie Garcia. She's exactly what this place needs. I'm impressed by the new management because the past one really just made my life very complicated. But I feel we are on the right track now the apartment can be a great place and I love the location . Looking forward to the future with COURTLAND. Lots of improvements have already been made.
