A memories held together with nostalgia the same way the three cheese blend holds together scrambled eggs on a Saturday morning. The A/C died twice that summer, but the warmth that stuck around was from the fireplace in the winter. Seemed like all the junk mail in the state must've made its way through the mailbox and out the flue.

As a young adult, living at Cortland at RTP has been quite good. The apartment I live in is nice, spacious and equipped with the basics appliances needed to live immediately upon moving in- even ensuring that internet is covered in your total rent. I had concerns about price at first, but once I got here, that became less of a concern because the service is top tier, makes sense, and the staff and logistics are equally top tier. If you are looking for a spacious beautiful apartment with amenities and top tier staff and services, Cortland at RTP is definitely the place to live.

I've had a incredible experience living at Cortland RTP. From the moment I moved in, I felt welcomed by the staffing team here. The management is so friendly and professional. They are always so quick to respond and help out. The maintenance is prompt and efficient. The property itself is beautifully maintained. The amenities are good. The neighborhood is great and friendly. The location is super convenient. The living spaces are comfortable. I highly recommend Courtland to anyone looking for a safe, beautiful and welcoming community. Its been a pleasure living here. I want to say again that the staff here is great.

I love the landscaping and quietness of Cortland at RTP. A great community with lots of dogs and dog lovers! Beautiful pool and clubhouse. Great location (RTP/Durham/Cary/Chapel Hill and close to I40). The layout of my apartment is perfect for me and my dog, very attractive and love the screened porch with all my plants loving the sun.

EDIT: Changing my review. Cortland must have changed management, because folks who had worked here for years and loved it suddenly left. I wanted to give it time and give new folks a chance to settle in, but they're not being set up to succeed. The office is now only open every other day, which makes it hard to get packages. The staff seem to change a lot, so you can't form a relationship with any of them, making it feel less like a community. We've had 4 water shut-offs in the last few weeks with almost no notice. (In some cases, no notice at all until it was happening.) I requested a pest inspection and it happened a week later than it was supposed to, without anyone communicating that to me. Also, folks are not picking up after their dogs, and now that it's the summer, you can smell it. My neighbor leaves her valet trash bags out without a trash can, so raccoons get into it and scatter it everywhere. There's usually bits of food trash on the sidewalk when I'm walking my dog. I recently toured with them maybe two months ago and I just submitted my application and I’ll excited to live here. Van made my first apartment search and process as easy as 123. I have enjoyed living here and calling this my home for almost three years. The maintenance crew are super efficient and great. Recent landscaping has made a world of difference and the crew do a nice weekly job. Overall, this is a quiet, pleasant, safe, clean and friendly community.

I’ve lived here for a little over a year and I can honestly say that my experience has been top notch. Everyone in the staff is friendly and helpful but none more than Nakyshia, I feel like she truly goes above and beyond to make sure her tenants are happy and truly feel at home. I recently toured this place and was really impressed by my experience. From the moment I arrived, I was greeted with warmth and professionalism by Brittany, the community manager. She was very kind and took the time to guide me through every step of the application process, sitting down with me to ensure the application was done properly and submitted. It's rate to come across that level of patience and willingness to help in this day and I truly appreciate it. The home itself was clean, well maintained, and had everything I needed. I love the gym and pool area and the fact that it's open all year long. I am truly excited to make this my new home next month!!

After searching through 10+ communities in Durham, I came across Cortland by chance. Very welcoming staff, provided a tour without an appointment. I applied same day. So far, maintenance has been extremely responsive, staff has been very helpful. Apartment is beautiful and community is well maintained. Highly recommend!

Don’t let the 1 star reviews deter you, this property is one of the nicer ones in the area. The maintenance team here is great and accommodates as much as they are able. If you rent an apartment, especially in Durham, rent is expected to change every year. The team do their utmost to give insight and create a welcoming environment you want to stick around for. If you dig into the area and other apartments, you’ll find that this is towards the top of the list - easy!

I fell in love with the Cortland on my first tour. I'm so glad that I chose this complex and I absolutely love it. I'm two months into my lease and I absolutely love my apartment. I've been living here for almost a year now, and this is by far the best apartment I've lived at. The apartment interiors, landscaping, and pool area are all beautiful, but it's really the people that make this place shine. At the front desk, Jalen, Jared, and Whitney are not only incredible when you encounter any issues but also super chill and genuinely fun to chat with. Likewise, the maintenance team is exceptional; most tickets are resolved within a day, and they're both friendly and efficient.

Cortland at RTP is an excellent choice of rental apartments. The grounds are very well maintained all year. Maintenance is excellent and efficient along with being courteous to tenants. The staff is attentive to resident needs and communicates with residents when needed. Great place to call home!

Now, a year later in my apartment after relocating from OH. These folks really DO care. Maintenance employees are on their game if I ever need anything (shoutout to Jason and Edgar) and everyone in the leasing office are equally good people. The people that live here turn out for wine and cheese and I’ve made a couple of great friends that live just a building over from me. We just hit up the brewery around the corner together on Sunday. Ps. Please bring this food truck back y’all had tonight. 🔥🔥🔥

I have nothing but good things to say. This has been the best community to live at. Getting my application completed and approved was quick and easy. I had made a typo and Jared from the office was great about fixing that right away and following up with the approval and needed welcome materials. Also, Jalen was so kind to go over to the unit prior to move in and help me out with some information. Everyone goes above and beyond here. Move in day was the quickest process which was much appreciated! I love the aesthetic of the apartments. They’re well maintained. The property is cared for as well as the amenities such as the gym. The helpfulness of staff has extended past move in. Every request is met with kindness and urgency. Work orders are always completed in a timely manner. Even emergency calls are handled promptly and with a smile. I really cannot emphasize how impactful having helpful staff in the office has been. It’s been a very comfortable experience. I’d definitely recommend to anyone.

We’ve lived here at Cortland for over a year now. We absolutely love this community. Of course no apartment complex is perfect and some things are out of everyone’s control - but when you have a great office/maintenance staff it makes a world of difference. If you ever have an issue they are right on it. I’ve never had an issue that wasn’t addressed the same day and for that we are grateful. If you’re looking for a great community with the staff to back it up - this is your place!

Been living here for a few years and the front office is practically the best you could ask for. Whenever we’ve had problems, they deal with them fast and are always nice about it. Jared is the absolute best manager of any place I’ve dealt with and Jalen at the front is also great. The maintenance guys are also really terrific. Edgar holds this place together and should get a raise lol. The only real con is that our rent has gone up a good amount since we moved in, but that’s more due to Cortland being a huge company, the area, and the market. Great place to live! Would recommend to anyone.

I’ve literally never had an apartment experience this good. The customer service the maintenance the amenities. Neighborhood seems quiet & safe. My only complaint is parking its so annoying lol if you have the xtra money please get a spot or the garage. Also the school zone isn’t optimal if you’re a parent & care about that kind of thing.. that almost scared me away but the school system has lots of options for programs and transfers so that may help your situation.

I've lived here for 10 months now and have had a fantastic experience. From the initial tour to move-in to handling issues as they pop up, Jared and Jalen are super helpful and friendly. And my dog loves them! The maintenance crew are all rock stars! Paul, Edgar, and Jason are phenomenal. Most issues get handled the same day, and often within a few hours. Whether it's lightbulbs, wasps, or water in the apartment, they've always been extremely fast and considerate, always going the extra mile to prevent issues before they occur and work around my schedule. I'm in a one bedroom, and I love the kitchen layout and the floorplan. Visitors always comment on how nice and sunny the inside of my apartment is. And one unexpected luxury is the balcony - it's huge for a one bedroom, and on the third floor it's a great place to drink tea and read. My dog spends all day sunning herself there while I'm at work. We toured Cortland at RTP with Jalen Tucker. The neighborhood is beautifully kept and amazing. The pool area is resort style. Everyone is friendly. It is very pet friendly too. For that reason Jalen keeps dog treats and knows certain dogs by name. One young lady stopped to tell us it is a great place to live and she has no complaints. We are just applying for our apartment and I already recommend it to anybody looking for a place to stay in RTP.

Cortland at RTP is a fabulous place to live for many reasons! The grounds are clean, and the community is safe. There are a lot of classic NC fast food restaurants nearby (Cookout, Bojangles, etc), and Southpoint Mall is within 10 minutes for shopping and sit down restaurants. The proximity to the airport is also a huge plus! The leasing office is filled with kind and helpful people, especially Jared Moll. Jared has gone above and beyond for me (including checking on my kitty when I was out of town and thought she might be locked in a closet LOL), and he is always prompt, respectful, and helpful. I’ve been here for three years and don’t see myself leaving anytime soon!

I recently relocated to the Durham area from Pennsylvania. In one short January weekend, my mom and I toured over 15 apartments. Cortland at RTP and Jared were our 2nd stop. Before visiting ANY other locations, we were both sold. Jared went above and beyond providing myself, and mom, with years’ worth of Durham knowledge. Jared's charisma, altruism, and knowledge of the area gave me, and my mom, a level of comfort we felt nowhere else. Having now lived at RTP for 3 months now, I am elated I made the move. I visited Cortland at RTP as a walk-in without scheduling a tour on my trip to NC. I had visited many apartments earlier that day so I was completely surprised by how impressed I was by this community and the leasing agents. I immediately felt welcomed when I walked in. Jalen was the leasing professional who administered my tour and he did a fantastic job, being attentive to my needs in an apt, and answering all my questions. The community was quiet, well-taken care off, and so beautifully decorated. One of the floor plans here really gave me that WOW factor that I hadn't had with the other apartments I toured. And based on the other highly-rated reviews I think this will be an amazing choice for my big out of state move - Thanks!

I have lived here for 2 years, and I would just like to say I’ve had a wonderful experience here at Cortland RTP. They have treated me like family and are always there when I need them! I most definitely appreciate the efforts Jalen, Jared and Nicholle everyday. Highly recommend!

I am looking to relocate to Durham from Boston and I just had a video tour with Jalen. The apt he showed me, The Columbia, was beautiful. The tour was great!! He showed me everything, and was so knowledgeable. He answered every question and provided so much extra information about the Courtland RTP community that I wish I lived there now. I am so excited to view the apt in person!! He made such a great impression on me, and was very professional. As a matter of fact, I am cancelling all of my other tours with other leasing agents because I think I will be wasting my time. Thank you Jalen, I am looking forward to becoming a Durham resident!!

I have lived here 2 1/2 years now and I am so sad to be leaving. The management and the maintenance staff are the best. This is a clean, quiet, safe, and beautiful place to live. I just hope that the next complex that I am going to live in is just as wonderful. they have certainly set the bar high.

I rarely write reviews; however, I felt it was essential to do so, given the overwhelmingly positive experience I’ve had with the leasing professionals at Cortland RTP. Recently, my marital relationship ended unexpectedly, and I needed to relocate immediately. I had toured the complex about a year earlier, and when I came back with new circumstances, the same leasing agent, Jared Moll, was working and remembered who I was. I explained my situation to Jared, applied for a unit, and was approved the next day. My matters sadly escalated, and I needed to move into my new apartment even sooner than I had initially anticipated. Jared made it happen without any issues. They have been so compassionate and responsive during an emotionally taxing period of my life. The leasing agents and maintenance crew have been incredible whenever I’ve needed assistance or encountered them around the complex. I am very grateful that kind-hearted people and companies still exist in this ever changing world.

I have lived here for 3 years now! I have really no complaints! Good area, super quiet neighborhood! Quick relief and communication with management , the club house superb clean , smell good all the time and the activities to include all the resident are a great idea , never seen done in another community . The Maintenance crew they are very professional and knowledgeable in there are , They always make me feel at home , Nice pool and workout room! Love the trees and green areas of the community , everyone that lives here are so nice , decent , Allows pets! 10/10! Thank you guys!

I just loved living here! After 9 months of bidding, I finally got a house! My apartment at Cortland was so quiet and convenient to work in RTP and everything you can experience in the triangle. You are 15 minutes at most from anywhere . I worked about 8 minutes commute away in RTP. Great restaurants close by. This is such a nice place to call home! Moving is stressful. But the team here always has all gone out of their way to make me feel right at home. Even the landscaping is so nice and actually makes me feel good and proud of where I live. And proud to show it off to my family visiting. I’ll miss my cozy space. 🙂

Apartments location is very desirable (near RTP, Raleigh, Cary and Chapel Hill and easy access to I40). Overall appearance is attractive with beautiful trees and natural areas, flowers. Layout of apartments is nice and spacious and screened porches for sitting and displaying beautiful plants. A gorgeous pool is open year round for lounging or taking a relaxing swim.

I visited this community without scheduling a tour about a week ago. I very much appreciated that Jaylan and Jared were able to accommodate me to show me around the community. The apartment features are beautiful and they do a wonderful job at maintaining the grounds/amenities. I ultimately decided to lease somewhere else as Cortland was a little bit over my price point at the moment. But I really appreciated the attention to detail and time that Jared took. I could tell that he had an amazing attention to detail as he made sure to show me apartments that offered a lot of light, as I have a lot of plants. He even gave me a cutting from his pothos in the office! Cannot recommend this community enough if you're looking to lease. It's a hidden gem and the office staff/community is phenomenal.

Floorplans online can be deceiving! We moved from Kansas City and were unable to view the unit in-person prior to move in. All the floorplans show hardwood floors, but those are only in first floor units. When asked about the discrepancy, property management blamed us for not asking if the features shown on all their images/videos were in the unit we were given. HOWEVER! The unit, complex, and community are still very nice. Just beware of misleading information from property management, and you should be good.

We lived at Cortland RTP from 2016 until we moved to buy a house in 2021. When we moved in, it was chaotic and in the midst of renovations. There was a LOT of turnover, resulting in things falling through the cracks. Finally, once it all quieted down, and the shipping containers were gone, you could see the site for what it was. The apartments are nice. The grounds are kept clean with cut grass and rotating plantings of flowers. But, an apartment is only as good as its staff. There have been people who seemed to be there for the paycheck, or for a stop off on the way up a corporate ladder, and I'm sure some may still be there. But, there are key people that you KNOW you could reach out to if you had a maintenance problem, resident issue, anything. If it was maintenance, Willie was (and to my understanding, still IS) your man. We had an electrical issue, and he was there late one night to get it fixed. We lived at Cortland RTP for a short time while we were house hunting. We chose it because of the convenience to my husband’s work & the welcoming neighborhood feel of the complex. It was also super pet-friendly & we loved taking our dog for walks along the paths & courtyard areas. We had a unit near the pool, which I felt was the ideal spot!! But what really made living there so nice was the professionalism & hospitality of Gabby, Bianca & Jared!! They are an outstanding team. And the service team lead by Willie was also fantastic- always prompt & friendly. I’d totally recommend renting here.

They do a great job of keeping the community nice and always working to keep the place well taken care of and maintained, they are totally plugged in to the community here, they take the time to know everyon by name and I love that we have Elevate on site fitness classes, it's a great place to live.

I will say , I was eyeing different communities around the area but when I visited the office they were very kind and helpful and this made my decision easier to make. Cortland was one of the first properties I leased at as a young adult. Jared Moll Is the man. He goes above and beyond to the point where I still reach out to him to this day. I moved to the Cortland at RTP earlier this year (in April) and I have been pleasantly surprised. The units are well kept and in a great area. The office staff and especially the Maintenance staff are very friendly and responsive to any/all concerns. I’ve enjoyed it thus far and would gladly recommend these apartments.

Toured with Jared Moll on Saturday and it was a fantastic tour. We asked for a 2 bedroom but he showed us why a 3 bedroom would be a better option for us. Walked us through the website, asked questions about what was important to us in a home and then showed us them all. Gave us information without feeling like a sales pitch, you could tell he genuinely cared about finding us a home.

The customer service at this complexes was the best customer service I had. I wish this place was in my price range but it’s $25O over what I can afford. Really nice place just over priced.

My wife and I lived here for two years before work moved us to a different state. We had an absolutely fantastic experience as residents at The Hamptons RTP. Hands down the staff on hand, from the leasing office to the maintenance team, is one of the best teams I've ever had in over 10 years as a renter in different cities and states. Always courteous, always eager to help, and very responsive. Our apartment was comfortable and clean. The appliances and amenities were excellent and any issue we ever had was solved promptly. I have nothing but good things to say about this community and the people who staff it. An excellent place to live.

The amenities are very nice, too! If something breaks, the maintenance team is on top of it and will assist in a timely manner. The staff will go above and beyond to make sure their residence are taken care of. I’m from the northeast so to be candid I am not easy to please by nature. When I moved in, I was looking for things to complain about because I felt so uneasy about moving away from the house I grew up in. 8 months later and I can call this place home quite similarly to my home that grew up in. It is comfortable, spacious, clean, there is literally no crime at all. The place host activities for the residence and events it’s just an overall great place to live. Jared and Joy are nothing but professionals. They take their job to the next level and I have a lot of respect for this place. I’m very happy with the experience it’s hard to put it into words. 10/10.

I moved to the RTP area quickly within 2 weeks after receiving my new job offer. After looking at numerous apartments in the area a friend referred me to check out where she currently lives, The Hamptons @ RTP. I was instantly greeted by Catherine, she was so helpful during the entire process/tour. The apartments have beautiful renovations and are just as good as one of the new communities that are being built in the area. Plus, its a close commute to work and the mall.

Absolutely an amazing place to call home!! The Hamptons at RTP is in a great location and close to everything you will ever need. The facilities and grounds are kept pristine, the apartments are all recently updated and most importantly, everyone is always friendly!!!! Having relocated from AZ, we were previously unfamiliar with Durham and unsure of what to expect. Upon our arrival, the staff made it their mission to make us feel right at home, and even went as far as to familiarize us with the local area! Every single staff member consistently goes the extra mile to make certain their residents stay happy. We have been living here for 6 months and everyone here is as great as day 1! There is no doubt in my my mind that we chose the perfect apartment complex!
