Morgan and the leasing team actually care about their tenants here. They are knowledgeable, professional, courteous and just great people to be around. Morgan helped find me a home that was right for me and my budget. The amenities here are top notch, there’s more to do than you’d think; several courtyards, a pool with cabanas, a 24 hour gym with new and modern equipment and an office with coffee flowing all day.

If apartment hunting were a sport, I’d be in the league of “undecided champions”… and somehow, Shanikua still shows up like a seasoned MVP every single time. I have toured, retoured, circled back, changed my mind, changed it again, and probably invented new floor plan indecision along the way and through it all, Shanikua has been nothing short of amazing. Her patience? Elite. Her attention to detail? Flawless. Her ability to make you feel like your 5th “final decision” is completely valid? Truly unmatched. She doesn’t just show apartments she curates experiences. She listens, remembers what you like (even when you forget), and somehow keeps the energy positive no matter how many times you pivot. I have lived here for two months and so far it has been a wonderful experience. Coming from West Midtown apartment where parking really wasn’t accessible, and there was only one elevator in the building for the entire community, coming to Cortland has really been a game changer even when they were doing maintenance on the elevators they made sure that there was at least one running elevator for everyone to use. Their communication is amazing and it’s not overwhelming, but they will make sure that you know about things that are happening current events that you’re doing etc… the only noise that I have occurred in my apartment is from my neighbor below. It was Halloween and they were having a function, but it wasn’t unbearable. The staff is extremely friendly and helpful from the manager to the lease agents. So far I love it here .

After 2 years living at Cortland we moved due to relocating to another state for work. We have nothing but positive things to say about our experience here. The community is clean and quiet. The location is safe and convenient. Close to target and Publix . Destin and her team are always quick to answer any questions or address issues. ( I ask a lot of questions ). My expirence at Cortland has been quite nice tbh. No loud noises, no parties, no bugs except the seasonal fruit flies but that’s honestly normal. It definitely wasn’t excessive. Hallways are always very clean, so is the elevators and parking garage. Leasing office staff is nice as well. My packages never get stolen so yeah I loved it here. Wished the units were a little more modern but it’s a great place to be. Older residents too! Which I love personally.

Maria was phenomenal! I loved each and every part of the tour. The community is located in a very accessible and convenient spot with the perfect parking (parking deck). Each amenity was accessed via a fob, and the amenities were extremely well kept and all open! Even the package room was beautiful! A bonus is that the pool is open year round and well maintenanced! I had the pleasure of touring a two-bedroom apartment and I don't even want to look elsewhere! 10/10! Tonight they are hosting a resident event and I was told they hold at least 2 events a month. Amazing! Also, the apartment hallways have a very industrial feel to it which I loved! It barely feels like you are inside of a high-rise building!

Concerns are addressed efficiently and in a timely manner. Shout out to everyone here at cortland for being amazing. Big shout out to Jeremy on the maintenance team. He's always personable when I run into him in the community. He came out after hours to fix a big leak I was experiencing with my AC unit. My husband and I are absolutely blown away by our experience with Cortland at Phipps Plaza. We have lived in many complexes and Cortland by far supersedes anywhere we have ever lived. The kindness, efficiency, etiquette, eye for detail down to catching minor paint touch up’s that as extremely OCD individuals didn’t even catch, to the help speeding up the process of getting our new home ready in the exact time we were promised; our high expectations have been blown out of the water! Develin and Candice have shown us an attention to detail, unbelievable customer service, kindness and have made us feel right at home well before we got the keys. Today we got the keys and are thrilled to call Cortland at Phipps Plaza our new home. The building itself is STUNNING. Moved in about a month ago and have had a wonderful experience here so far. The ladies at the leasing office are wonderful and have helped us so much with the whole moving process. They have been prompt in answering any and all questions and always with a smile. The maintenance team is very quick to come any fix any problems that might arise( not that there has been many). Highly recommend!!

In all honesty, I’m glad I chose this place. I moved from Houston after graduating college and had to blindly choose an apartment based on photos. The location is great if you want to be close to everything but not in it. Upon arrive, the establishment was very neat. The price per square-foot was also very competitive. On top of that the staff here is the best I’ve ever come across. They actually listen to you and act upon requests.

My partner and I relocated to Atlanta from Canada. Devellan in the leasing office was incredible! She made a daunting process quite easy. She answered all our questions. ( We had many!) I was unable to see the apartments as I was still in Canada. She went above and beyond and sent me videos of the apartments we were looking at including views from the balcony. We had a few challenges being international applicants but she was there to help us through the process. Devellan has such impeccable attention to detail. She is a great asset to the Cortland team. We had a few minor issues with our unit but Ken and Jeff(the maintenance team) were very quick to fix them. We have lived here for a month and I would be remiss if I didn't mention Jalinne and Geoffrey as well. They have been nothing short of amazing. I moved here a little over a year ago and had a really rocky start to my time at the Guthrie. I didn’t get along with the lady in the office and found her to be rude and snarky. She left about a month or two ago and it’s been so difference since. I stopped by to meet with the new property manager and he seems really great and on top of things. I hope he can clean up the mess that was the neglect from previous staff.

So often these days apartment buildings are managed by individuals that do not understand how to manage with class and tact. OneEleven bucks that trend and I am happy to say that everyone here and how they manage is a class act. The concierge individuals are so welcoming and eager to assist, it is just like living at a luxury hotel. I have really enjoyed my time at cortland apartments so far. I love having quiet study areas, a swimming pool, grill, gym, and fire pit. The office personnel are very quick to respond anytime I need something done in my apartment. I also love that there's a little dog park for my dogs to socialize with the other dogs around. This community is beautifully maintained and the staff couldn't be more helpfull. Its a very peaceful, quiet living environment but quite comfortable at the same time. The maintenance team are extremely accommodating and compedent .when I did have a slight issue with my air conditioning system it was quickly rectified and over appologized for. The ladies in the office always great you with a warm welcoming smile and eager to help in anyway. Again its a very comfortable place to live. It would be a huge asset to have a small playground for children in addition to the dog park and beautiful ammenities geared for adults. A small play area is also a gateway for neighbors to get to know eachother when congregating around watching the kids play, discussing schools and outside activities. Otherwise I'm very happy with my decision to chooses Barclay Element above the others to live at post relocating blindly from a different state. The staff's friendly demeanor and beautiful grounds was my overall deciding factor....

I have entered my second year living here at Elan City Center and I couldn't be happier! I adore so many things about living at ECC, to name just a few: -- the location, which is close to downtown Moore Square, the Museums, the local Publix grocery store, wonderful dining, beautiful parks and Oakwood Historical District among many more attractions! -- The first-rate appliances, amenities such as the gym (which has a water bottle refilling station), billiards, clubhouse facility where frequent events are hosted, complimentary printer access, pool and grill area, Luxor lockers for Amazon deliveries, a dog park and more that I know I've forgotten! -- Best of all is the staff - Ashley, Brianna, Jacob, Justin and Devin all go out of their way to ensure that living at ECC is seamless and worry free. I have lived here since the property was built, there have been 3 changes in management since I moved in and without a doubt the new management is the best I have experienced in my time here. It was a little rocky at the beginning but after going through the previous management changes this was by far the smoothest. The manager Ashley is very hands on and attentive to resident thoughts on improvements and concerns. The gates weren't working one night when I got home around 7:30 pm, after the office had closed. I saw her office light on so I knocked on the front door to tell her and she immediately came out to see if she could fix it. Someone had hit the gates knocking them off track. I was surprised when she picked up the gate on her own, put it back on track opened the box thing that runs the gate and got the gate up and running again. I couldn't believe it, she didn't even think to call maintenance, she just did it herself. I was so impressed, I decided to renew my lease and plan to as long as she and her t

We have been living at Union Wharf for about two months now. We love the location, with so many things within walking distance. Our apartment is spacious and has lovely views of both the pool and the bay. The amenities are really excellent, though we wish the pool was open later at night so we could make more use of it when we come home from work, and longer in the season - the weather is still going to be quite warm in September! The management has been great about communicating when something isn't working or when a schedule changes, which we really appreciate because it was lacking in our last apartment. Overall, we are happy here - thanks for a great experience!

With oversized windows allowing for so much natural light, open floor plans, more square footage than most other communities in the area, and plenty of opportunities to meet and mingle with other members of our community, we are grateful to call this home! I consider it great luck that I discovered and was able to secure an apartment in the predecessor to North Forest Apartments when I moved to Wake Forest,, and that my good fortune has continued under the current management. My experience with North Forest has been that it is efficient, friendly and maintains a first class operation. Life is quiet and easy here. Maintenance of the grounds and individual apartments is first class, and when some need occurs the response is rapid and well done. Add to that an amazing location, tucked away amid many trees yet within easy walking distance of a major shopping center, and you have a package hard to beat.

The Bend at Broad has always provided excellent customer service, an efficient and easy move in process, and caring and efficient maintenance. I am always comfortable walking into the office or sending an email with any questions or concerns I have. However, there are tons of unnecessary and excessive fees. We just renewed our lease and our rent went up, the $30 "valet trash fee" for a service that is unneeded and inefficient is still mandatory, an additional $8 trash fee has been added, and there are several "convenience fees" for the online portal and paying rent. All these extra fees add up to about $600 extra a year--I would carry my own trash for that!! At least make these amenities optional so that people who can't take advantage of them (we literally don't generate a bag of trash every day; we're happy to provide a paper check to avoid online payment fees) don't have to pay for them.

I moved here from Texas. I virtually toured the apartment and moved in without seeing truly in person. I read many reviews. I would like to add my experience as an out of state resident. My initial communication was on point. They walked me virtually through a similar model of apartment that I was interested in. Two weeks prior to my move my settled on apartment became unavailable and I had to choose a new unit. The team was understanding of my situation and worked with me to make sure I got a unit that fit my needs. Since then I have enjoyed every minute of my stay here. If there is an issue they remedy it with their awesome on site maintenance crew. They make sure to follow up and give feedback. I am currently moving my child into the complex with me and they have been super supportive and given that same standard of work ethic to make sure I got a unit that fit our wants and needs. She explained everything thoroughly and made sure we were well aware of any fees so there were no surprises. Anytime we have an issue, we can call or email Jalinne, and she immediately helps us. I love living here at Cortland Phipps plaza! The ENTIRE staff is amazing and very attentive! Jalinne helped us during our selection and move in process and honestly she was one of the reasons we decided to move. She was so pleasant and was much nicer than any other leasing agency from the other places we were considering. Anytime I have an issue with ANYTHING, it’s handled quickly and professionally. Upon walking in we were greeted by a friendly curly haired girl named Jaline (I think that's the correct spelling). She was very informative and was very happy to give us a tour. I recently went to Courtland inquiring about one of their luxurious apartments and was greeted by an amazing employee by the name of Jalinne Mendez. She answered every single question i had with ease, she gave me all the information i could possibly need and was very thorough. She was very informed about her job and the complex, extremely patient and incredibly kind. She definitely deserves a raise in my opinion, she is extremely dedicated to her work. If anyone goes there ask for Jalinne Mendez, you’re sure to get exceptional service.

Maintenance at Cortland at Phipps Plaza is exceptional. We had some minor repairs fixed by Aaron who went above and beyond for me and even assisted me with a little side project. He returned with Ken another day to finish up repairs and they are both outstanding. Cheerful, friendly, helpful and they do excellent work.

I currently live at the Cortland Phipps Plaza and the team here is so kind and flexible! I would definitely recommend this place. The appliances are great, the building is always clean, there's plenty of parking, your packages are secure, and there are always fun apartment events! Occasionally they will even give away free chick fil a biscuits so if that doesn't tell you what kind of group works here I don't know what does!

I would rate this property a 10/10! I am so glad that I made the decision to move here. From my first time on the property until almost a full year later, I have experienced nothing but the best. The ladies and gentleman in the leasing office (shout out Stephanie) go above and beyond for their tenants! My favorite amenity is the gym! I would 100% recommend!

Cortland at Phipps is fantastic. The apartments and amenities themselves are great, and the area is wonderful. Everything is walkable and/or bikeable. Our husky loves the dog park and we love the rooftop, our unit, and the complex itself. The only drawback is the visitor parking. There are like 8 spaces and there’s around 330 apartments here. It would be much better if visitor parking were extended. HOWEVER, other than that, the place is wonderful. Shoutout to Jalinne, Noah, Stephanie & the speedy maintenance staff for going above and beyond in making this place a wonder! PS: The leasing office staff is SKILLED. They address each resident BY NAME and they know who you are. They truly care about this community and it’s residents. I remember the day I locked myself out of the building and Noah took my call cheerfully, walked the distance to where I was, and let me in with no issue. Again, the leasing agents here are UNMATCHED.

I have never had an issue with any of Cortland’s properties! But this location is easily my favorite simply because of the responsiveness and quality of the staff. Particularly Noah, he is super responsive and accommodating and always goes above and beyond to meet my needs. He made my entire process of moving in way less stressful and I’m super grateful to have help me through this process!

Working with Noah was a delight. The property is beautiful and well kept. The Maintenance 👨🏾🔧 team is very helpful and quick to respond to requests. Everyone is generally friendly & willing to embrace new residents. Everything is so close! Food, shopping, entertainment. My favorite feature is the lounge/grill area. It’s a vibe 😉

The move in experience was so easy and the folks in the leasing office were very accommodating. Had a couple of issues I needed fixed during the move in and they were resolved right away. I am going on 4 years living at Cortland at Phipps Plaza. Recently I have had an experience that made me want to reach out to Cortland with feedback. There is a maintenance worker named Austin who works for the property. No matter what is going on any time you walk by Austin he greets you with a smile and wave, asks how your day is going, and is always there to help. It is workers like this that make a huge difference when living at an apartment complex. Cortland is lucky to have him working for them.

I moved to Atlanta from out of state, and they were helpful, accommodating, and made the move-in process easy. My dog loves running around in the dog park area of the complex too! My experience with Cortland at Phipps was amazing from the very beginning! Jalinne made me feel at home from the moment I came to tour. She truly tried to help me find the best deal/unit to meet all of my needs, was so responsive in answering all of my many questions and getting my move-in date set. Stephanie was also such a joy to work with on moving in and was so understanding, helpful and just a pleasure to be around. I will say I was disappointed with the condition of my unit upon move-in, but the maintenance team is AMAZING! Everything was addressed and taken care of literally right away. I can only assume any service requests going forward will be handled the same. Plus, it seems like there are some super fun community events and that they foster a great community environment. And also feels very COVID safe here. Highly recommend living here! Thank you Cortland at Phipps team!!

I’ve lived here almost a year now and it’s been a great experience all across the board. The maintenance staff is quick to resolve any issues and everyone on the leasing staff is awesome. They really go above and beyond to help you and make you feel at home in any way that they can. It also doesn’t hurt that you’re literally in walking distance to everything that Buckhead has to offer. Overall, 5 stars, I love living here.

I’ve been living at Cortland for two months now. When I came in for a tour Stephanie was the one to help me out. She has been absolutely amazing, honestly! I’ve had so many questions over the last couple months and little things I’ve needed help with and she has made everything so easy. I really can’t say enough about how helpful she’s been. Her attentiveness and patience has played a big part in how comfortable I’ve felt living here. I also love my apartment and how quiet the building is. You really can’t beat the location with it being right next to the mall and things being walkable. I’m so happy with the decision I made to live here. I would absolutely recommend moving to Cortland!!

Great experience so far. I moved in Sept '19 and wanted to wait to do a review. Leasing staff is very friendly and responsive. When I applied, Caitlyn Dye was my leasing agent and made everything easy and clear cut. She was a blessing. Maintenance responds very quickly. Overall great experience.
