Moved here in July of this year and so far it’s been really good. Staff is friendly and helpful, Especially Neha! Before I even moved in she went above and beyond to make sure I got the unit I wanted, answered all my questions before, during and after I moved in. We love living here. The staff are friendly and helpful, the maintenance team is great. The apartment condition is fabulous. Our only complaint is regarding water, which probably can't be fixed, but there's no cold water, in Summer. Always get hot water from tap. There's also garbage juice all over the ground and it looks disgusting. I sometimes clean it using broom and sprinkle water, but it's everywhere. Overall, I like living here.

I am living here for not than 2 years and love this place. Last month I moved from my 1 bed apartment to 2 beds one and have some troubles as there was a change in management in the same time of my moving. Cortland is most definitely held together and kept in high standings because of the people that work there… specifically the maintenance guys who usually go unnoticed . Any time ive ever had an issue, they are all super friendly and extremely helpful. I love living at Cortland P83 . From the moment I moved in in January 2024 the staff . , Myannah from the office and Matt the maintenance have been exceptional . Very Friendly .Considerate, they go out of their way to help you . The place is always clean . Cameron and the two Matts always work hard and have a smile on their face. This place reminds me of resort. It’s always so quiet and relaxing around here. I don’t think I’ve ever been this happy living at a place all because the people that work here make you feel wanted and cared for.. I love the fact that they have different activities all the time. You can tell the people that work here enjoy their job and when something breaks down, it gets fixed right away and they leave you a note and let you know that it’s been done which I appreciate.

A great place to live with a management team that actually cares and does their job well. The office staff were always very helpful and friendly, after dealing with terrible management at previous rentals, this was a breath of fresh air. Special shoutout to Myannah and Rose in the front office. Overall, it is a nice community with a prime location to most of what Peoria and Glendale have to offer!

My lease is up and I’m thankful for the experience at Cortland p83 Issues were resolved quickly, professionally. All of the staff and Maintanece have been very attentive and friendly. Parking was an issue at the beginning of the lease, as the lease continued it seems like the issues have been resolved due to the new rules they put in place. They also keep up the landscaping and cleanliness of pool and other amenities.

I moved in just a week ago and I'm already loving everything about this apartment community. My leasing agent, Myannah, was fantastic. She made the whole process smooth and easy, and she's always happy to answer any questions I have. The apartment itself is amazing too. It has so many great features, like daily valet trash pickup (which is a huge plus!), smart home technology, and a beautiful interior design among many other things. They really work hard to provide us with nice events that really bring our Cortland community together. This complex offers so much from amenities to just a positive environment ! One of THE BEST moving into our new apartment we could of experienced. The Staff, office and outside, clean grounds, everything new. People are people and they do what they want no matter what type of tenant screenings do. We have met all around great folks here. We were happy to get help prior to move in and selling our house just north of here and awaiting our move to California and new house purchase. This place was great and liked the apartment interior and so much more modern than our 2000 Shea Home! We review so many cafes, coffee shoppes and restaraunts that we only have this apt home since we live in houses. Service was great, we always recieved email about prior entry and work that needs to be done, by the way, only an air filter! We could of done that. Don't know what else to say but everything was taken care of , oh we did have a garage so we could store some household items. We just loved this place and IF apartment living was permanent we'd come back! Close to everything including Spring Training

Cortland at P38 is a perfect apartment community for me. Safe and secure. Excellent response to service requests, very clean and modern appearance, in a super location. The swimming pool and workout rooms are handy. Nearby trails for cycling, jogging, or walks.

Going through the apartment process can be extremely stressful but Bryant made my experience absolutely wonderful! His customer service is some of the best i’ve come across. Went and looked at these apartments yesterday and was greeted and toured by Lexi Torres. The apartments look amazing and have a nice modern touch to them. I liked that the 2 bedroom apartment that I was looking at had a lot of space in both of the room to even put a computer desk in them along with other amentities. Lexi Torres really helped out a lot and even gave me a rough estimate on what the total cost would be (ball park figure) with utilities and even gave recommendations to my needs and preferences. Could really see myself living in this area!

I haven’t moved in yet but from what I saw during my tour, it’s beautiful, has great amenities, spacious apartments with high ceilings and modern finishes, and just overall definitely looks like somewhere I would want to start a lease with! I want to give a big shout out to Alexis Torres—she was my tour guide and helped me find an apartment that fit my needs, as well as a monthly rate that fit my budget. She was super helpful, welcoming, and answered all of my questions. I had such a great experience working with her and touring the property and I’m so excited to be moving in soon!

Couldn’t hope to live in a better community. This complex is the most beautiful I’ve found in Peoria and surrounding areas. They really try to make it feel like home/our own little community. They always have fun little events/parties/food trucks. They also have a free yoga class on Wednesday’s! All the girls in the office are so sweet. Myannah has always made me feel so comfortable since day one! D (I think is the maintenance manager) is also amazing! He fixed multiple little things in my unit and even offered to come get the hair out of my shower drain lol you definitely get what you pay for and more at Cortland @ P83.

I love living at cortland P83. My apartment is very luxurious and since I work from home it's also a great work environment. I love the soaking in the large hot pool and cooling off in the pool. Barbecues are great for entertaining for a small or a large Group. Very pet friendly and my dog's love the park and amenities for them. I enjoy the community room with free name brand coffee! Fantastic gym and classes in the 2 gyms/work out rooms! I have to remember that I am not on vacation, but I actually live here! It's a special and well balanced place to live!

The servicemen came to change my toilet from a standard one to a handicapped toilet. They were very courteous and knowledgeable. They did an excellent job and were concerned for my safety on the new toilet. The work area was left in excellent condition, and they went out of their way to make everything worked well for me. Being new to the state of Arizona, I needed to find a new home to reside. I’ve been looking around for the past few days without any luck. Every time I went to a community, everyone portrayed too busy to take the time to help me. I was blown off several times and treated poorly. I was ready to give up, until I met Bryant. Talk about welcoming!! His customer service was outstanding and his energy was contagious!! He took his time with me and didn’t make me feel rushed, like everyone else did. And trust me, I had a lot of questions. He went above and beyond with all the information and hospitality he provided. I am DEFINITELY going to choose Cortland as my new home thanks to Bryant!!

The community is extremely clean and very lively and close to great shops and restaurants. Myannah, Rose, and Sam have all been amazing. Myannah was the first person to show us the community and and give us all the details and specs. She is extremely knowledgeable at what she does and very down to earth. We 100% recommended checking this place out and seeing what it has to offer. Update** I love living here at Cortland @P83. My favorite part about living here is the staff in the office! They are all so amazing and attentive and get things taken care of very fast. I honestly have nothing bad to say and I’ve been here for 3 months. I recently took a tour there an the tour agent Myannah Davis was the sweetest, i seriously love the area an community seems peaceful! Shoutout to ms Davis she answered all the questions i wanted! Definitely recommend

Previously was a resident and property is always well taken care of and grounds look great and always clean. Loved the amenities and the office people are suuuuuper friendly and nice. Property is also the calmest quietest and nicest other residents of any other apartment I’ve lived in

I recently did pet sitting here, at a client's apartment. I was impressed with how well the common areas are maintained and the high-end amenities available to the residents. Plenty of lighting at night and an enclosed dog park. 😊🐶🐕🐾

I love living here. Great location. We are so close to the mall, Target, food, and theaters. We can walk to our favorite places. I love the inside of my apartment. Its open and I love the windows.

My experience with Cortland at P83 so far has been amazing. My boyfriend and I signed our lease and move in in September. We couldn’t be more excited. The community is extremely clean and very lively and close to great shops and restaurants. Myannah, Rose, and Sam have all been amazing. Myannah was the first person to show us the community and and give us all the details and specs. She is extremely knowledgeable at what she does and very down to earth. We 100% recommended checking this place out and seeing what it has to offer.

Overall Cortland has been an amazing apartment complex to live at! The staff is so friendly and assists with any needs. The community itself feels very safe, welcoming and positive. The amenities are awesome, from the resort style pool, hot tub, workout room with a separate workout class room and the various little park/city areas around the apartment that are all unique. From living in other apartments prior this has exceeded our expectations.

First and foremost, friendly and helpful staff. Secondly this community is not only new and looks amazing with its pool area and other amenities but just feels safe and good to see people being kind and waiving to each other as they pass. Your packages will actually be at your door when you get home and a pet friendly area with huge dog park. Community events are a common thing which helps bring the neighborly vibe to this community. Would highly recommend and glad i chose this complex over all the others

Cortland at the P83 have such Beautiful apartments such outstanding service my agent was very knowledgeable and made sure our move-in went very smooth everything here especially pools fireplaces just make you feel so cozy I love it !! The exercise rooms arr beautiful and so is the grounds!! Everything is just well kept and clean!! Trash is always done on time !! Very respect place with lots of ?? lol ?? to call your home!!! This is my home. I like to thank you Cortland P83 !! Especially for great services!!

I’ve been here for awhile and I’ve had nothing but AMAZING experiences with the front desk staff, everyone is so kind and genuinely wants to help you. Natalie and Sam especially have done SUCH an amazing job and even when it’s something small they are always there for you and will check in to make sure you’re ok! It’s truly a family feel here and I can’t appreciate them enough! Even the maintenance is so willing and happy to help, shout-out to dale for always being so kind!

My husband and I recently moved from Illinois to the Cortland P83 community. We absolutely love this place. It’s close to so many opportunities for dining, shopping, and outdoor recreation. Our apartment is spacious with modern features. The amenities at the complex are fantastic. The staff in the office, the maintenance crew and the trash valet are so kind and helpful. We could not be happier with our decision to live here.

I’m in between houses so I was trying to figure out the best balance to have a reasonable rent and still leave when my new house is built. I contacted the office and they were amazingly helpful to me. They gave me great advice and I was able to make an informed decision that I’m very happy with. This is just one of many positive interactions I’ve had with the office staff. They are great!

Really nice brand new apartment, brand new appliances. Gated community automatic gates with key code entry or use the call optionon the screen. Security on each floor as well so you can feel a bit safer walking at night. Balcony on second floor up, I did not notice if ground floor had a patio or not. The interior on the second floor is grey I have not seen the other floors. Stainless steel appliances, flat top electric stove, stainless steel single door refrigerator freezer top. Stainless steel dishwasher, huge bathroom and closet. Master bedroom is big, the apartment has high ceilings. Digital thermostat with wifi probably bluetooth as well? Kitchen is really nice with quite a bit of cabinet space. There is a microwave, I think it is above the stove top? Can't remember exactly. It is so quiet and relaxing there during the day or night, you really don't hear a lot from outside.

I’ve been living here almost a year now and so far everything has been great. Natalie helped with our lease last year and also our transfer to a larger unit recently with the new management company including Samuel. We love that Natalie remembered us from our initial move in! Both Natalie and Samuel are amazing and very responsive!

Cortland P83 is a beautiful community! The new management and office team are delightful. Samuel is the manager and ensures that residents concerns are being cared for. Their maintenance manager is Dale. His work ethic in making sure the work orders that are put in are done fast and correctly. You can't ask for anything more with what this community has to offer. Will definitely recommend this place to friends and family of mine!

Cortland P83 took this complex over the day I moved in. My move in appointment was at 9am and Cortland did not open until 10am. Natalie was there and ready for my move in. My electronic door lock had not been used by the prior residents, So Samuel, the manager, came to my apartment four times in one day to get it operational. The head of maintenance, Dale, has been very helpful with any little thing that needed attention. I could not be any happier that I decided to move here. My apartment is operating perfectly and has a wonderful view. Everyone here has been super helpful, and they have a free Starbuck's coffee machine. How could it get any better?

NATALIE IN THE OFFICE IS ABSOLUTELY AMAZING! She has helped me with anything and everything i could need from the moment I stepped foot on the property to tour. Cortland taking over the property has been nothing but a success story. I have never had a better experience in an apartment, I would recommend this place to my family, friends, coworker, and beyond. I love living her the staff is very friendly especially Natalie, Cheri, Bill, and Paul! They always take time to talk or help me, which makes living here very enjoyable and homey :) My dog also loves it here, the staff is very dog friendly. There are poop stations everywhere and a bathing area to wash your dog. I do wish the dog park was real grass instead of turf and had water for the pups, but it is a nice fenced in area. The pool is also amazing, great for hanging out and swimming laps. I would recommend living here to my friends and family :)

I deliver here quite often. It is the only apartment complex with an elevator! Not only that, but it's insulated pretty well! It's a nice change from hiking up and down stairs to deliver.
