My wife and I relocated to the DC area this summer, and Kenneth made a long-distance move far easier than it had any right to be. He walked us through multiple video tours so we could choose an apartment without being there in person. When there were mistakes on the sales side, he emailed the right people on our behalf and got them sorted out. What was a hectic and stressful move that had to happen in a hurry, his help made possible. What really stands out is that his help didn't stop once we signed the lease. We've been here two months, and he's still the person we know we can count on whenever an issue comes up. Just last week he helped us get a storage unit after none had been available for months. We love the apartment and the location, and especially how dog-friendly the community is. We've met so many great fellow dog owners here. I lived here for a short time and really enjoyed my apartment complex. I always bumped into one of the maintenance workers,Rosa, in the morning and she is so kind and helpful with any questions/concerns I have about the complex. I've been living at Courtland for three months now, and I absolutely love it! For many years, I've been a huge fan of the Greenbelt, and now I get to enjoy the view every time I look out my windows. HONEST REVIEW (from a currently disgruntled tenant) : - The front office is excellent (except for a random dude that works some Saturdays-not Cameron, he's great-that makes empty promises and never follows up) - The insides of the buildings almost always smell like dog piss - The apartment complex does NOT vet animals or screen them in any way and there are multiple aggressive/not well controlled dogs on the premises. - The pool and jacuzzi area is awesome except not always well kept with tons of bugs often floating in the ill-cleaned waters. - The elevator is broken 60-75% of the time, so living on the 3rd or 4th floor is a pain. - Parking is great and you can almost always find a spot. If you can't street parking is nearby. - They throw a lot of events and bring in food trucks which is a nice touch. - My wifi hasn't been working in over a month due to a coax that the apartment claimed wasn't their responsibility but after many attempts for clarification, they found out it was. That really sucks and still do

This is going to be a long review, but worth reading. First, I want to say that moving is hard. Moving to a completely new place comes with a lot of challenges, bumps, and unexpected situations. In my case, there were definitely moments when I felt overwhelmed and didn’t know how everything was going to work out. But in the end, Cortland made what felt like an impossible move possible. This was my first experience with Cortland. Before moving in, I saw the mixed reviews and understood that every apartment community will have its issues. I’m someone who is a problem solver. What stood out to me about Cortland was teamwork. From leasing to management and everyone involved behind the scenes, people worked with me, accommodated me, listened to me, and helped me through a very difficult transition. I honestly don’t believe my move would have been possible without the Cortland team. I had the most exceptional experience meeting Dessi and looking at the apartment complex. Everything was amazing, but the best was the service Dessi gave us as we walked and all the way to the end. I visited one of They’re Competitors, 30 minutes after meeting with her and the experience was horrendous. Nowhere near the excellent service that Desi provided. By far the best apartment complex that I have ever lived in that I will be extremely reluctant to leave. The front office people are all amazing (especially Austin) and proactive/helpful. The property is always super clean (and safe), and everything is well-maintained. This complex also has the best maintenance team of anywhere I've lived. They are all extremely kind, understanding, and efficient. I am especially fond of Gaspar, who treats all of us like we're an extension of his family. He has dropped everything to come help me during late night maintenance emergencies, and I couldn't be more grateful for him. I love it here!

I signed a one year lease but had to move out early due to relocation, the whole leasing team including Macey, Rama is really friendly and very helpful. Overall, I had a great time living in the property, which is newly renovated and is wonderfully located in the heart of pentagon city. Macey is a great manager and she really takes care of all the residents and very easy to work with. If I ever come back to DC, I will live here again.

I’ve been living here for about 9 months now, and overall, I’ve had a very good experience. It’s a great community with excellent amenities, including a swimming pool, gym, and Amazon lockers. The management team communicates well about community events, maintenance issues, reminders, and important alerts. The maintenance service is excellent and, most importantly, very prompt. My apartment’s AC unit broke down in the middle of a Texas summer, on a weekend. Since they needed to order a replacement part, the repair couldn’t be completed until Monday. However, instead of simply asking me to wait, they provided a temporary portable AC unit and even came out to install it. Things can break in any apartment, but I really appreciate how they handled the situation and provided a practical temporary solution instead of excuses.

This is a very nice building and is in a good location. But the staff is what really makes it great! Everyone in the office is very kind and responsive to whatever your needs may be. I worked a lot with Rama when I first moved in. She was so helpful on one of the most stressful days of my life. She answered every question before I even thought to ask it. Also, she takes the time to speak/greet me every time I see her, which is always appreciated! Malik in the office is also very helpful and helped address an issue quickly and without any delay!

I cannot explain in words how great my move in experience was because of Tiffany, Patrick and Q. I could not make it in person and Tiffany did my virtual tour and it was great. She took her time to explain and show everything like I was there. Just her professional presence on the call set a standard for the other apartments that I still needed to see. No one came close to it. Fast forwarding, I happen to be in the area the day I planned to see all apartments and stopped in to see if I could see the apartment in person. Patrick was busy and he apologized but told us we could do a self walkthrough of the pool area and when we were done to come back and he should be finished up with the customers he was assisting. They are hands down one of the friendliest and most genuine people I’ve met in any leasing office. Every time I see him, he greets me with a big smile, remembers what’s going on in my life, and makes me feel truly welcome here. From day one, Hailee and Que have been incredibly helpful and patient — whether it was answering all my questions, helping with paperwork, or just checking in to make sure my apartment and stay have been going well. You can really tell he cares about the residents and wants everyone to feel at home, not just like another tenant. Edit on 09/17/26: Internet has significantly improved and have little issues for several months. Some brief outages but the signal returns very quickly. Really not an issue anymore. However, the amount of frogs that have spawned in this community is out of control and makes it difficult to enjoy the walking areas and it is unsafe for dogs. Edit on 03/08/26: The internet service here is so bad. I just don’t understand. When it WORKS it’s fine..but many days there are hours of extremely low wifi speed. If I didnt have a phone plan with hotspot i’d be miserable here. Dissapointed that i’m stuck with this service now. Julia assisted my girlfriend and I with our move-in and we are very happy with the process and our new home. We had many questions throughout but were always answered in a reasonable amount of time and she was super nice throughout it all.

As a guest, I frequently workout with my friend who is a resident at Cortland. I wanted to take my time to leave this review and to specifically mention Gloria. This building and community are really something special and Gloria is a perfect representation of that. She is always friendly, motivating us during our workouts, and maintaining the building’s gym beautifully. Even when she has to close the gym down for cleaning, she is always kind and respectful about kicking us out ;) all in all, this is a great place to visit and I look forward to hopefully becoming a resident myself eventually!

She keeps our building, gym, and business center so clean and enjoyable and she’s always so pleasant to talk with💗 Edit: I would also like to include Corbin specifically in my review. I can’t say enough good things about Kenneth Shwe at Cortland Pentagon City. We visited several apartment communities in the area, and he was by far the most thorough and knowledgeable leasing agent we met. He covered everything during our tour—including things we hadn’t even thought to ask about—and never rushed us, even though our appointment was later in the day. His professionalism and attention to detail really set him apart. Our experience with Kenneth was absolutely five-star. Unfortunately, the concierges at both Pentagon City and South Eads gave us incorrect information when we were trying to arrange tours, which made things a bit confusing. Hopefully Cortland can improve this part of the experience, because the service we received from Kenneth was exceptional.

The first thing I look for an apartment community is great communication and Cortland Royal Palm Beach is obviously making excellence in communication a priority. On the tour with Lorea I was impressed with how welcoming and knowledgable she was, as she thoroughly answered all my questions and showed me a truly amazing property. Have to give a shoutout to whole team, including Macey for such an awesome job as I have been a tenant here for 3 years. Living on 12th floor. For management to identify me Macey has commented that she sees me at the gym, offered by apartment, all the time. Yes that is me. Overall, loving the living space and good management, plus everything you want is close by and within walking distance from food to entertainment. This place has a quiet Sanctuary room and Wine and Whisk for social events, both on 18th floor of main building. 1221 has a pool on 16th floor and 1331’s pool is on 15th. Finally, in 1221 there is a grill area on 3rd floor and we just got an updated garage door with no clickers needed. Much nicer than what it used to be for garage.

I’ve lived here 3 years in the same apartment. I’ve only had to request maintenance service twice, both were really simple issues. I don’t recall who helped me the first time, but Corbin assisted for the second issue. He dealt with it within an hour, asked if there were any other issues I forgot about, and he answered other questions I had. He was great. I haven’t recently interacted with the ladies in the front office but when I have, they’ve always been cordial with me and answered any questions I had. I appreciate the hard work Gloria puts into keeping the halls, gym, etc. clean. I live on the first floor and thankfully have had decent neighbors above and next to me who were not obnoxiously loud. The location is great with plenty of options for groceries and eating out, and being next to the Boise Greenbelt is great for getting out when the weather is nice. I love having an on-site gym and it has enough of what I need that I currently don’t desire getting a gym membership elsewhere. I don’t have any issues

I’ve lived here about 9 years ago & I had just decided to move back to move in the the 2 bedroom 2 car garage floorplan which has been a dream since forever. I’ve never felt so at home, it’s such a nice complex with good energy, scenery, and it’s very quiet. Of course with older apartments come with some issues but that’s common. Any issue I may of had the maintenance crew was one it & made me feel like they cared for me to be comfortable here. I recommend this place to anyone looking for a good home for themselves or family. The garage is a plus since it has a great storage room inside and it connects to your unit! Which helps because I have two little ones & safety is super important to me. I plan to stay here several years until I buy my house ❤️

The property is beautifully well kept, and the pool is absolutely stunning, so clear, calm blue, and inviting. It feels especially perfect today on the 4th of July. I absolutely loved touring this community! The clubhouse smelled amazing the moment I walked in, and everything was so beautiful, clean, and luxurious. Overall, we’ve had a good experience living here. The only concern I would like to mention is the entrance gate. It hasn’t been working properly, and since the area is very busy, fixing it would really help improve the safety and security of the residents. UPDATE!!!! The gate has been fixed! Just two days after I spoke about my concern, it was already repaired. Wow, that was fast! I have never lived in such a beautiful place where they truly care about their residents. I feel completely at home and safe here with my family, which is the most important thing. They definitely have my 5 stars. Everyone on the team here is wonderful, and maintenance is very quick. I especially want to thank Kristen, who is excellent at her job. She truly cares about every detail and is always attentive to residents’ concerns. This place makes me feel heard, and I am very grateful. It’s definitely a place you should stop by and visit.

My apartment had a water leak caused by a clogged drain in the air conditioning system. It happened at 9:15 on a Sunday night. I contacted the 24/7 number for this apartment complex. Within an hour Wilfredo arrived and fixed the problem and cleaned up the water. He did a GREAT job and was very polite and had a positive, can-do demeanor. Update: Maintenance takes less than 24 hours to respond. Leasing agents are nice and always take of us/ follow through. And there’s always food trucks. It’s worth the $$ to live here. Plus they are dog friendly and lots of tenets have dogs. This is a beautiful community but my only complaint is that I needed a new AC because my cps bills were well over $450-$500 every month in the summer. that is ridiculous for a 2 bedroom 2 bath. I did ask for a new AC unit multiple times and I just got brushed off. It’s definitely not fair that I had to dish out so much money over the summer because the apartments blew me off about a new unit. I have seen other units with new ac units so why can’t I have one? It is very clear to the maintenance staff that my AC is running on fumes and it is causing me so much money every month with CPS and all I want is to get a new AC so I can get my bill down So with that being said, I don’t think I’ll be renewing because I cannot go through another summer of $500 CPS bills because they’r

I don't go into the office often, but when I do the office staff is very helpful and understanding. Cortland is a great place to live! Very clean grounds and the maintenance staff is prompt.

Living at Cortland at Fredericksburg was a positive experience for us over the past three years. The location is excellent, and the amenities like the pool, gym, and clubhouse are well-maintained and make life here very comfortable. The services provided by the management team are efficient, and I want to give a special mention to Cindy Carroll. Her patience and dedication truly stand out, and she works tirelessly to make this community better every day. One suggestion for improvement would be to add a dedicated space for kids. While it's great to see facilities for pets, families with children would definitely benefit from a designated area for play and activities. We understood that living in an apartment complex is different from owning a property. However, as a resident, I can confidently say this is a safe, welcoming, and pleasant place to call home. Thank you for opening your doors to us when we moved to San Antonio three years ago.

Angel Lopez has been exceptional!!! This has been the most smooth move-in experience I’ve ever had. In addition, the community itself is at a great location and checks all the boxes. I’ve had many questions and Angel was able to answer every single one of them. Her professionalism and communication is 10/10 and I would totally recommend people to take a look into this community.

Felt very welcomed the minute I walked in the leasing office, Angel Lopez took great care off me, I had a long drive from Houston and it was nice that she even offered me coffee, she was clear about every detail about the property and leasing information, the moving process was fast and smooth just as someone moving from another city would expect, thanks again Angel.

The staff is all extremely supportive and kind. Angel was the first one who introduced me to the community and had me fall in love immediately. I moved here from Midtown Houston and the quality of life is night and day! The location is within 10min of HEB, a plethora of restaurants, health services, basically everything one could need! The grounds are very well kept and include 2dog parks, as well as a walking trail and much more creating a beautiful aura of comfort that you feel as soon as you drive into the gate! This is a wonderful, beautiful, safe community to raise a family or grow as an individual and the amenities are a great bonus. The management team is extremely responsive, understanding and attentive. Luis in maintenance is incredible and treats all issues as urgent! Overall Cortland at Fredricksberg is an amazing community that I would recommend to everyone moving to San Antonio! I love it here👍🏽👍🏽

I just sent an email to the Cortland Team via the Residents Portal and want to share here .. it's a THANK YOU to the Cortland Team for completing some of my service requests today!!! Yay! The maintenance team did a great job! And the Team Lead checked in to make sure things were going well. The leasing agents on site also responded to my many requests this summer. I appreciate the great work, the follow up and all of the care and the smiles. I truly appreciate everything that was done.

I stayed for a year, and my experience was overall positive. The complex itself is well-maintained and offers a few amenities that were always functional and convenient whenever I needed them. The area felt safe, which added to my overall peace of mind. I would like to give a special mention to the office manager, Justin. He went above and beyond his duties to assist me on more than one occasion, showcasing his dedication and kindness. His willingness to help truly made my stay more comfortable, and I truly appreciate his efforts.

I've been living here for two months now and here are my thoughts: Application/move-in: From the time of application submittal to the time I signed my lease was about a week. Angel was my leasing agent and she was amazing. I was trying to get moved in by a certain date and she went above and beyond to make it happen. She is really the model for exceptional customer service. Everyone in the office is very friendly and helpful which makes for a very welcoming environment. Upon move-in, I had a few minor issues (mostly cosmetic) with the apartment that were resolved within the first few weeks of living there. Apartment Unit: My unit is great. I'm in a one bedroom with a garage and I love the layout. Lots of windows, location is great by some trees and lots of green space and close to one of the dog parks. VERY well insulated, I rarely hear the neighbor above me and never hear anyone on either side of me which is great considering I work from home. Patio space is ample to put some furniture and plants,
