My Fiancé and I moved from Australia to Live in Manchester and have the best time Living in Colliers Yard, the Front desk staff are always warm and welcoming, the gym is top tier and amazing to have in the building, location is great a really short walk to the CBD, cannot recommend enough! the in building events that are here are great as well!

Love living here in Cortland at Colliers Yard in Manchester. We have such a lovely and social community feel here, with state of the art amenities and gorgeous modern apartments. And the staff are always on hand to help with anything at all. The social side and events are the best part in my opinion. Since joining the team a few months ago, Charlotte, the resident experience coordinator, has done a great job arranging an assortment of mixers and activities for us to do. It’s a great opportunity to meet other residents and make lots of friends. Charlotte is inquisitive and is conscious to listen to what the residents want and would be of interest, and tries to make the monthly calendars inclusive with lots of variety and dates. It means a lot to know that she, along with the whole team, are dedicated to making our experience living here as enjoyable and meaningful as possible. 💕

There’s always something for everyone and they’re spaced nicely throughout the month so if you can’t make one day they’ll be something else for you. We went for a viewing today and absolutely fell in love with this place! The building is incredibly stylish and offers so many amazing amenities — private dining rooms, a large fully equipped gym, a terrace, and a games room with golf and other activities, plus much more. Giandavid was super friendly, welcoming, and helpful throughout the viewing. He showed us around, answered all our questions, and made the whole experience feel easy and comfortable, which will definitely make move-in day stress-free. The area itself is very calm with lovely neighbours. It’s a dog-friendly place with a great park right next door — perfect for fluffy friends to walk and play. At the same time, it’s just a few minutes from the heart of Manchester city centre, with shopping and grocery stores close by. Truly everything you need! A huge shout out once again to Teddy and to Steve! They are the stars of this building. The events run by Kate and then by Teddy when he took over were really fun and the facilities such as gym, spin room, yoga room, dinning rooms, and co working spaces were all amazing. We hired a professional cleaner and got our deposit back in full. It took some chasing due to changes in the team at the time but Teddy- star that he is, sorted it as soon as possible and within a couple of weeks. I took a star off due to some of the other residents we had to deal with while here- inconsiderate is the polite word for it. Hopefully it's changing for the better now but who knows. Also we dealt with a lot of weekend noise from the Salford clubs/restaurants which impacts the whole Colliers yard area util 7/8am on the weekends. Great building but keep that in mi

The building and apartments are really smart. The design is the best that I have seen in Manchester and the apartments are spacious compared to other developments. The facilities in the building are top notch, some of the best in Manchester in my opinion. Parking in the building is truly a terrible set up especially considering you are paying £210 a month for the privilege. We are not even allocated a space after over a month of living in the building, and the automatic registration recognition doesn’t work when it is dark meaning you have to get out of the car, buzz and wait for a response to get into the building. Management seems to be poor. The team are nice enough at face value, but are extremely difficult to contact and any problems, even small ones, seem to be impossible to sort out. I think possibly there aren’t enough in the management team and therefore individuals are too far stretched, but this is definitely what needs to be improved upon.

Amazing apartment and building. Very modern, impeccable living space that is just big enough and pet friendly. It feels warm, private and predominantly quiet. The modern appliances are great. The best things about Cortland though is the amenities and community. Amazing suited, working space, games room, lounge and park - very modern living. There are fitness classes, crafty activities and social events often. Additionally everyone is so friendly and we arrange (WhatsApp) our own meet ups for hobbies, sports or just hanging out all the time. If you want to make friends, just put yourself out there a little and you will do.

The building is designed very well and has great facilities to use including an amazing gym and working from home spaces. The only downside to the building is that it shows some wear and tear in the well used areas such as chipped paint on doors. The building management app is great, it can be slow to get a response but problems are always fixed to good standard.

Facilities are brilliant, I work from home regularly so the co-working spaces are really handy. There are loads of different seating options too for more collaborative space or quieter working. Plenty of meeting rooms to use and then you've even got the board room and entertainment suites you can book, I've used these for client meetings and they've gone down really well! Having a really good gym in the building is a game changer too, I've cancelled my gym membership because of it. The management are also really helpful with any issues we ever have.

The design of the building is fantastic, it’s ultra modern and really comfy everywhere you go. The facilities are really good too as there is a lot here like suites, golf sim, games room. Although these are getting really hard to book. I can never book a suite at the time I want as it’s all booked weeks in advance. I know of a few residents that book slots back to back and don’t get found out so essentially they book a suite from 8am to 10pm which I think is really unfair and should be looked into. The building management are really helpful here but they are just super busy. I think they might need a bigger team to look after the whole building. Property management are good, although they don’t always respond to emails so going into the leasing suite helps but the reception staff are always very helpful.

I recently visited Cortland at Colliers Yard, and I was genuinely impressed, not just by the beautiful apartments, but by the warm and professional welcome from Yasmina, who truly made the experience exceptional. The best part of the apartment was the modern design paired with stunning city views, it’s clear that a lot of thought has gone into creating a luxurious yet comfortable living space. Everything from the layout to the finishes felt high-end and thoughtfully designed. But what really stood out was Yasmina’s incredible hospitality, she was friendly, knowledgeable, and went above and beyond to make me feel at ease and fully informed. Yasmina is an absolute credit to the Cortland team, her passion and professionalism made all the difference and left a lasting impression. Very modern and high-end design, with top-class amenities, which is part of the reason why we chose Cortland. Although it can be quite difficult to reserve some of the amenities such as the golf sim and private dining rooms. Cortland is the perfect place to live. We moved in recently from the countryside and after viewing a few different options this one really stood out for the amenities and the location. The onsite gym is one of the biggest we’ve seen in the complexes, the coworking space is fantastic and really makes a difference for a couple who work from home daily - it gives us the opportunity to “leave the house” to go to work. The communal areas are always spotless and finished to a really high standard - most people who visit comment on how “luxurious” and “boujee” our complex is!

I was in Manchester for one year during which I lived at Cortland at Colliers Yard and I have to say I absolutely loved it! The flats are stunning, property management were incredibly nice and helpful, and I very much enjoyed using the facilities — the gym was state of the art and better than most you’d normally encounter in residential buildings. They also host regular events which make Cortland feel like a community rather than just a home. It is also incredibly convenient location-wise: under 5min to your local supermarket and coffee shops, only about 10min to Manchester City Centre and Arndale so all you could ever need is easy to access. You can also see how new the area and the developments there are as new things keep appearing on the regular! My only negative observation was with the bin chute management – as the bin chutes were frequently out of order or „busy“ over an extended period of time – and some of the parcel room system (although that was mostly down to the delivery companies and Cortland di

The facilities are great especially if you work from home as you can go downstairs where there is so much space to work so allows you to split home/work life. Whenever we have had any issues, the maintenance team are always do quick to respond (we've literally had 2 very minor ones). Everyone on the team are always so friendly.

Cortland is a lovely building designed to a high standard. The facilities are great. The gym is a great size and has a lot of equipment in and also classes throughout the week. The working spaces are nice and all communal areas are always kept clean. The team at Cortland are really friendly and always do what they can to help. Only issue we’ve had is with window cleaning, we’ve been here nearly 11 months and only had the windows cleaned (very badly) once during our time here.

Design is great. The building is modern and it always gets compliments when people come round. It is definitely feels like luxury living in a lot of areas. The facilities are brilliant - games room, bar, co-working space, rooms to rent. I really couldn’t ask for more in terms of facilities. In my opinion, however, none of this is worth it without there being air con in the apartments. The sun glares in all day and it turns the apartment into a sauna that you can’t escape! It is impossible to sleep at night in the summer. Because of that I wouldn’t sign on for another year unfortunately.

The building and facilities are very good and usually well kept. The building maintenance team are always really helpful and genuinely care about the residents comfort and safety. The reception staff are always friendly and there to help when required. Unfortunately some aspects the reception team are unable to help with due to the control of these lying with the overall building management team that are not regularly available. The design of the building is very thoughtful, modern and comfortable which other apartment buildings lack.

The building itself is lovely, you can tell a lot of thought and hard work has done into the design. It is clean and tidy, the building management is great. The work spaces and suites have also been well thought out. The gym is clean and of a high standard too.

The amenities are excellent, particularly the gym - the spec is higher than some commercial gyms. Friendly and warm feeling to the place, with real attention to detail on the design throughout the building. Large co-working space is particularly handy if you work remotely.

Good amenities, particularly the co working spaces including quiet pods and meeting rooms which are useful. The gym is one of the better gyms I have seen in these sort of apartments. I like the addition of the park outside which is perfect if you have a dog.

The building is done so well. The style has been done very cleverly and I think it’s a building that won’t become outdated and outshone by further local developments. All staff within the development are incredible and friendly and get things done as soon as you ask. They’re great!

The building itself if stunning, very well designed from the outside and inside, every little detail inside the building is thought out, it has a luxurious feel to it from the moment you walk in like a hotel has, there’s a space to sit and chill out everywhere you look, the gym is amazing for an apartment gym, the reception team are very helpful and friendly

Living here has been a really positive experience for me, I’ve been here since December 2023 now and just renewed my lease again! The apartments are bright, clean and well designed. When I had an issue with my previous apartment, the staff were incredible, they moved me into a new flat within days and made the whole process smooth and stress free. I genuinely felt supported and cared for. The communal areas are clean and tidy, and the building management team are approachable and helpful whenever anything comes up. It feels like home.

Everyone is very friendly in the apartments and helpful, including the reception team. The communal areas are kept clean at all times and the interior of the building is well done. Amenities are good, the gym is spacious and good equipment, dining suites are available to hire which is handy when friends come over.

Great place. Very friendly staff - big shout out to Geordie Ste, Nightshift Dillan and Teddy. They have regular events on to keep you entertained, they have a bin shoot so you don't have to travel everytime you wanna take out the bins (it works 60% of the time) and the gym is amazing. Seriously it's the type of gym that you could pay £50 a month for. Bit expensive but it is a great place to live.

The development is the best I’ve stayed at. The gym is excellent and unlike other apartment gyms it’s actually good enough that I’ve been able to quit my gym membership saving me money. I’ve also saved money through the Wi-Fi being provided for no extra cost. The apartment complex also has Pilate, barre and yoga classes which are good fun and very social. There’s always something going on at the apartment with social events coming and going constantly, great way to get involved and meet others. Also the apartment itself is a 10/10, very new and modern and also spacious.

Really nice building in the heart of Manchester—potentially the most luxurious in the city. The front desk staff—Katie, Amira, Steve, and Teddy—are super friendly, awesome, and always helpful when they can be. They truly add to the positive experience of living here. I’m giving it 4/5 stars because there are some areas where Cortland could improve the resident experience: Resident Behavior: Some residents cause significant disruptions, and despite being reported, there rarely seem to be any consequences to address or change their behavior. Key System: The key system for accessing doors is unreliable, with frequent issues that can leave you locked out or stuck in random parts of the building. Back Office Responsiveness: The back office team isn’t very responsive when it comes to resolving issues or answering questions, which can be frustrating. With a few improvements, this could easily be a 5-star living experience. Really grateful to call this place home

Mark the Service Manager was on the ball and had no issues in coming to look at the issue in my apartment. Sorted it and explained in a matter of seconds and also advised me on the other facilities available and what to do with any other issues!

The residents and maintenance team are great and do their best to help. The move in process from a leasing perspective was long and drawn out because of the referencing company that was used. Generally speaking the shared spaces are kept to a great standard.

Design of the building is great, lots of co-working spaces and gym is fantastic. Reception area is stunning and our 1 bed apartment is lovely and reasonably priced. Cleaners are amazing too, the place is always spotless. Events are hosted well and the maintenance team were very tentative and helpful when we needed them. Management (both daytime and nighttime) are friendly and polite although the parcel room situation is very unorganised.

The design of the apartments, development and array of amenities on offer at Cortland are excellent. We moved from a large 2 bed 2 bath apartment to a 1 bed 1 bath at Cortland are shocked at the amount of space and storage that the apartment offers for a 1 bed 1 bath. The reception area of the apartment is very well designed and welcoming along with very friendly staff. I have lived in a few apartments now and the amenities that Cortland offer are excellent. From the gym and fitness studio to the dining rooms, games room and co working spaces, they have all been designed to a very high standard with all types of people in mind. The staff are always welcoming and very helpful especially Amira that has always gone above and beyond for us. The maintenance team are also excellent. I have not been in an apartment before where a problem is looked at and fixed within a couple of hours by the team, absolutely great service and again very welcoming and helpful! The building is lovely. We are in a furnished one bed on the 11th floor and the furniture that is provided is great (although the blue velvet sofa holds onto every bit of dust!) The apartment its self is super spacious, it doesn't feel cramped at all and has lots of storage options with the ottoman bed, wardrobe, store cupboard and huge kitchen spaces. The building its self is stunning, its like living in a hotel and is always super clean. The gym is fantastic for a apartment gym and has a big range of machines and weights, the Pilates studio is also great for barre classes. The only thing that lets this development down is the Building Management and other residents. The front of house staff themselves are really friendly and some are as helpful as they can be which is great, but the communication between the building management and residents is poor, the residents app is useful but doesn't work properly when trying to book suites, submit maintenance requests etc and we don't get notifications from the app a

The only thing I don’t like is the car park fees and limited space. The New Cross is also very nice to have and Kallos is on the way!

The building and property management are best in class. If you need a repair they will quickly support and sort it for you. The building is located in a good area with facilities near by, 10 min walk to the city center, supermarkets, pharmacy’s, restaurants and pubs. The amenities are comfortable and have amazing space for remote workers. The Cortland team is always supportive and welcoming. My favorite part is the gym, it has all necessary equipments, spin studio, yoga and barrer classes and it’s open 24/7. I love living here.

The development is great with modern and good quality fixtures and fittings throughout the Communal areas and in the apartments themselves. The gym is great and has everything you need, no need for another gym membership. Golf simulator is a massive bonus, not sure of any other developments in town with that. Maintenance team are really helpful and the use of the app to request and manage maintenance jobs is great. Resident experience team are also wonderful with a number of great events held each month which really creates a community feel.

We have lived here a month and love it so far - we are just quite disappointed with the quality of the WiFi in the communal spaces as it is very hit and miss, and we are remote workers who rely on this. The WiFi in the apartment is great but we don’t want to have to work there every day but are finding we have no choice as it’s patchy elsewhere. It would be great for this be fixed. We have also found that the rubbish chute is not always usable and there is a build up of trash in our refuge room a lot of the time.

We’ve been here since the building first opened and were one of the first residents in. The building is beautifully designed, it feels contemporary but homely. The interior communal spaces such as the lobby, residents lounge and amenity spaces are all cleaned very frequently. Although, beautifully furnished and equipped with the amenities you’d expect of a high spec apartment, some of the bookable suites are lacking things such as hot mugs, wine glasses etc. The main issues that we’ve encountered living here are mostly down to consideration of a few other neighbours, which has led to the rubbish chute and communal areas being damaged/blocked. Management has tried to combat this behaviour but it does still happen. We think CCTV in the bin rooms would help deter this kind of behaviour. As it’s hard for management to take action without knowing who is causing these issues. The building management has seen a fair bit of turnover of staff since we first moved in. The building and team that work here are amazing. It’s a beautiful design with lovely facilities including a gym and games room. There’s a club room golf simulator and dining suites that can be reserved. Sadly some of the residents cause issues when they block the bin chute or don’t clean up after their dogs. It’s a shame as it’s a nice community but there’s always someone that has to ruin it.

Luxury living on another level The leasing team were great during both the move in and he moved out. Residents are now offered either a key card or use of a mobile application to make entry to the property. This is a great addition, however it is a shame.that it took so long to implement this system.
