The development is the best I’ve stayed at. The gym is excellent and unlike other apartment gyms it’s actually good enough that I’ve been able to quit my gym membership saving me money. I’ve also saved money through the Wi-Fi being provided for no extra cost. The apartment complex also has Pilate, barre and yoga classes which are good fun and very social. There’s always something going on at the apartment with social events coming and going constantly, great way to get involved and meet others. Also the apartment itself is a 10/10, very new and modern and also spacious.

AMAZING, AMAZING, AMAZING!!! A special mention must go to Nina, who made the entire process of viewing the amenities and apartments an absolute delight. Her enthusiasm and knowledge were amazing as she took me through the various facilities, showcasing the attention to detail and quality that Cortland at Colliers Yard. Nina is very welcoming and it made me feel like home, her ability to highlight the unique features of each space was impressive. She truly went above and beyond to ensure that I felt informed and excited about the prospect of living here.

High staff turnover leads to new inexperienced replacements, which struggle with the English language. I feel the management is probably the main let down. I hope this can be rectified soon. Facilities are great and with an overall stunning design and layout

Really nice building in the heart of Manchester—potentially the most luxurious in the city. The front desk staff—Katie, Amira, Steve, and Teddy—are super friendly, awesome, and always helpful when they can be. They truly add to the positive experience of living here. I’m giving it 4/5 stars because there are some areas where Cortland could improve the resident experience: Resident Behavior: Some residents cause significant disruptions, and despite being reported, there rarely seem to be any consequences to address or change their behavior. Key System: The key system for accessing doors is unreliable, with frequent issues that can leave you locked out or stuck in random parts of the building. Back Office Responsiveness: The back office team isn’t very responsive when it comes to resolving issues or answering questions, which can be frustrating. With a few improvements, this could easily be a 5-star living experience. Really grateful to call this place home

Mark the Service Manager was on the ball and had no issues in coming to look at the issue in my apartment. Sorted it and explained in a matter of seconds and also advised me on the other facilities available and what to do with any other issues!

Great management super friendly quick to respond, decent amount of issues that need attention. I love the amenities and they are easy to book. The coworking, gym and club room get great usage but the suites are underutilized. I feel that the space could be left open when not booked out

Great building with useful amenities and 24/7 staff. Good design - nice architectural features including brick plinth with Class E uses. Can see the vision for the neighbourhood and imagine that it’ll have a similar feel to Denasgate square in 3-5 years.

The residents and maintenance team are great and do their best to help. The move in process from a leasing perspective was long and drawn out because of the referencing company that was used. Generally speaking the shared spaces are kept to a great standard.

Design of the building is great, lots of co-working spaces and gym is fantastic. Reception area is stunning and our 1 bed apartment is lovely and reasonably priced. Cleaners are amazing too, the place is always spotless. Events are hosted well and the maintenance team were very tentative and helpful when we needed them. Management (both daytime and nighttime) are friendly and polite although the parcel room situation is very unorganised.

The design of the apartments, development and array of amenities on offer at Cortland are excellent. We moved from a large 2 bed 2 bath apartment to a 1 bed 1 bath at Cortland are shocked at the amount of space and storage that the apartment offers for a 1 bed 1 bath. The reception area of the apartment is very well designed and welcoming along with very friendly staff. I have lived in a few apartments now and the amenities that Cortland offer are excellent. From the gym and fitness studio to the dining rooms, games room and co working spaces, they have all been designed to a very high standard with all types of people in mind. The staff are always welcoming and very helpful especially Amira that has always gone above and beyond for us. The maintenance team are also excellent. I have not been in an apartment before where a problem is looked at and fixed within a couple of hours by the team, absolutely great service and again very welcoming and helpful! The building is lovely. We are in a furnished one bed on the 11th floor and the furniture that is provided is great (although the blue velvet sofa holds onto every bit of dust!) The apartment its self is super spacious, it doesn't feel cramped at all and has lots of storage options with the ottoman bed, wardrobe, store cupboard and huge kitchen spaces. The building its self is stunning, its like living in a hotel and is always super clean. The gym is fantastic for a apartment gym and has a big range of machines and weights, the Pilates studio is also great for barre classes. The only thing that lets this development down is the Building Management and other residents. The front of house staff themselves are really friendly and some are as helpful as they can be which is great, but the communication between the building management and residents is poor, the residents app is useful but doesn't work properly when trying to book suites, submit maintenance requests etc and we don't get notifications from the app a

Living in my apartment building has been an excellent experience! The local area offers a fantastic range of shops, restaurants, and bars, all within walking distance, making it incredibly convenient. Open spaces nearby are well-maintained and perfect for relaxing or outdoor activities. The whole building has a high quality fit out and design. The gym and communal areas are great and we use them a lot. Inside the apartment they are also luxury quality and the views are incredible. Been here for over 14 months since it first opened and really enjoy it.

Really nice apartment block with great amenities and staff. The apartment has a really good social atmosphere with events held regularly. The co working spaces and gym are second to none! Only concern area is the lack of responses to complaints/ concerns since moving in a couple of months ago i have raised two complaints non of which have received responses.

The gym, furnitures, design, management, safety, amenities and many more are absolutely satisfactory. I’m very pleased with my decision of choosing this place as my new home. The only thing I don’t like is the car park fees and limited space. The New Cross is also very nice to have and Kallos is on the way!

The building and property management are best in class. If you need a repair they will quickly support and sort it for you. The building is located in a good area with facilities near by, 10 min walk to the city center, supermarkets, pharmacy’s, restaurants and pubs. The amenities are comfortable and have amazing space for remote workers. The Cortland team is always supportive and welcoming. My favorite part is the gym, it has all necessary equipments, spin studio, yoga and barrer classes and it’s open 24/7. I love living here.

The development is great with modern and good quality fixtures and fittings throughout the Communal areas and in the apartments themselves. The gym is great and has everything you need, no need for another gym membership. Golf simulator is a massive bonus, not sure of any other developments in town with that. Maintenance team are really helpful and the use of the app to request and manage maintenance jobs is great. Resident experience team are also wonderful with a number of great events held each month which really creates a community feel.

We have lived here a month and love it so far - we are just quite disappointed with the quality of the WiFi in the communal spaces as it is very hit and miss, and we are remote workers who rely on this. The WiFi in the apartment is great but we don’t want to have to work there every day but are finding we have no choice as it’s patchy elsewhere. It would be great for this be fixed. We have also found that the rubbish chute is not always usable and there is a build up of trash in our refuge room a lot of the time.

Design and facilities are great although rooms to hire do get booked up quickly. Staff are super friendly and helpful. Apartments feature great appliances and are high spec. The view from the apartments are incredible and one of the best features. Cleaners are routinely Cleaning ground floor after dogs to keep fresh.

Design is good, and works well. Areas of potential development include temperature control in areas of exercise such as the gym/ golf simulator. Also automatic doors through the the lifts would help when moving big items. Also I free areas of the working from home /business centre would benefit from monitors/docking Stations.

Properly management could be more on top of their jobs such as bin shoots as there are always complaints on this - put more accessible bins in the building maybe ? Or have someone check a couple times a day ? Design on the building and how they designed all the spaces is stunning and helped my decision to move in.

We’ve been here since the building first opened and were one of the first residents in. The building is beautifully designed, it feels contemporary but homely. The interior communal spaces such as the lobby, residents lounge and amenity spaces are all cleaned very frequently. Although, beautifully furnished and equipped with the amenities you’d expect of a high spec apartment, some of the bookable suites are lacking things such as hot mugs, wine glasses etc. The main issues that we’ve encountered living here are mostly down to consideration of a few other neighbours, which has led to the rubbish chute and communal areas being damaged/blocked. Management has tried to combat this behaviour but it does still happen. We think CCTV in the bin rooms would help deter this kind of behaviour. As it’s hard for management to take action without knowing who is causing these issues. The building management has seen a fair bit of turnover of staff since we first moved in. The building and team that work here are amazing. It’s a beautiful design with lovely facilities including a gym and games room. There’s a club room golf simulator and dining suites that can be reserved. Sadly some of the residents cause issues when they block the bin chute or don’t clean up after their dogs. It’s a shame as it’s a nice community but there’s always someone that has to ruin it.

Luxury living on another level The leasing team were great during both the move in and he moved out. Residents are now offered either a key card or use of a mobile application to make entry to the property. This is a great addition, however it is a shame.that it took so long to implement this system.
