I have lived in a Cortland complex for a year now, and I believe it to be an excellent example of how pleasant apartment living can be. The office and service staff are wonderful. Friendly, but professional, and always helpful. I’m certain that the residents reflect the quality of service in that the ones I’ve met have also mentioned the exemplary service here. I’m very happy I chose Cortland on Coalton!

I’ve really loved living at Cortland at Coalton! The apartments are beautiful, comfortable, modern and well-maintained, and the same goes for the amenities. But honestly, one of my favorite things about living here is the staff. They are always so friendly, helpful, and welcoming. They make you feel like more than just a name or apartment number, the relationship feels very personal — they remember you, check in on you, and genuinely seem to care about the residents. I also love how they’re always coming up with new and creative events for the community. There’s always something fun going on, and they do a great job of keeping things fresh and giving everyone opportunities to meet and connect with their neighbors. Overall, I’m very happy here and would definitely recommend Cortland at Coalton to anyone looking for a place that feels more like a community than just an apartment complex!

I've been living here for over a month now, and it has been a great experience so far. Before choosing this place, I toured seven other apartments and ultimately found myself torn between this community and one other. In the end, I decided to go with this one largely because of my experience with Zayra during the tour. She was incredibly accommodating, helpful, and welcoming, and even after I moved in, she has continued to provide exceptional and consistent service. Management has been great as well, I appreciate them offering assistance during my move-in process. The property is always clean, with regular cleaning and maintenance, and communication and announcements are clear and timely. Everyone I've interacted with has been friendly, and whenever an issue comes up, the repair team is quick to address and resolve it. Honestly, I can’t say enough good things about Coalton and the management team. I hadn’t lived in an apartment in over 20 years and wasn’t sure what to expect. Not only do I love my little apartment, the floor plan, the amenities, the location…but the responsiveness of this management team is on point! I’ve been here a few months now and I feel like I always know about any potential issues in advance, any time I’ve reached out I’ve gotten a quick and helpful response, and when I’ve chatted with any of them in person, they are warm, kind, happy people. I don’t have a single complaint. I love living here and am grateful to the amazing team that helped make it happen!

September 27th, 2025: I’ve been living here since June and I have to say this is the best apartment I have lived in. Joseph is amazing and is always super kind to me when I see him. The maintenance team is also great and super kind and do great work. The complex is always very clean and I’ve rarely had instances of it being dirty. Overall super happy with the apartment so far, they are some of the nicest apartments in the Broomfield area and great for the price. Also the area is lovely and clean and there are so many options for food and shopping. Costco is less than 10 minutes away as well! If you are active there’s lots of places to run and bike with 36 being super close so you can avoid cars. They are also super communicative about things going on around the apartment and proactive. There was an issue regarding loud cars in the Walmart parking lot and they were able to connect with Walmart so they can address the issue and I haven’t heard loud cars as often before so it has improved! I absolutely love living here! The amenities are great, the location is just perfect (FlatIron Crossing Mall and Walmart are literally 1 minute away) and the mountain view is truly unbeatable. Joseph and the whole management and service team are amazing. It's such a beautiful and comfortable place to call home. Highly recommend!

Excellent place to live! The community is very safe, quiet, and well maintained, and the neighborhood feels secure. The location is amazing - Walmart is within walking distance and there’s a shopping center nearby. Management and office staff are very friendly and always helpful. Maintenance responds quickly and resolves issues right away. The complex is large, has plenty of parking, a beautiful pool, and a great BBQ area. We had a great experience living here and highly recommend this community.

I honestly don’t even know where to begin — this place has been such a special part of my life. The apartments have incredible views, the area is absolutely gorgeous, and as an artist, I found this community truly inspiring. There’s something about the light, the surroundings, and the atmosphere here that just feels creative and alive. No matter where I went, I always found myself coming back — nothing compares to this place! What really makes it feel like home, though, are the people. Joseph is truly the best manager — caring, attentive, and he treats everyone like family. You can tell he genuinely cares about the residents and the community. Stephanie is wonderful as well — kind, professional, and always helpful. In four years living here, I haven’t had any real issues. And even small things — like a clogged sink — get fixed the same day, faster than you can imagine! The maintenance and management team are incredibly responsive. This place has been our home for the past 5 years and it was the best. I wish we didn't have to move out because I don't think any place could top it. Not only are the apartments and views beautiful, but also the services and amenities are great. We are very happy to be home here at Cortland at Coalton. Joseph, Stephanie, and the Team are so focused on the residents - how we're doing, how they can assist and support us, and how the property/amenities are holding up/working for us. The maintenance technicians are also kind, supportive, and responsive. The common areas are regularly and thoroughly cleaned. The onsite gym, pool, and hot tub are great; we look forward to utilizing the clubhouse, conference room, and movie theater in the new year. All in all, a great place to live!

This is genuinely one of the best apartment complexes you can find! The units are updated, spacious, and very clean with everything you need. We absolutely loved living here! The amenities are also some of the best you can find. The gym was always clean and had a lot of equipment for an apartment complex. The pool/hot tub are also incredibly nice. Also, the staff at the Cortland are so kind and responsive!! Thank you so much to the whole team. Highly recommend living here! Location is also a plus being close to grocery stores, huge mall, restaurants, and just a short drive to Boulder!

I am into my second year lease and recently moved into a larger apartment. The community as a whole is like living at a resort with clean grounds, kept facilities, and amazing amenities. The behind the scenes magic is why we get to live in a place like this. Kyle has been more than helpful since the day I moved in. He always asks how everything is going and if there is a maintenance situation, he's on it immediately. It seems that while I'm putting in my maintenance order, he's knocking on my door ready to fix it. When he says he will be there. He's there. Then there's Joseph. It amazes me how he remembers names especially with all the resident's who live here! It adds a personal touch and truly makes you feel welcome. His personality it great and made my transfer so smooth and easy. I never feel like I'm being rushed to talk to him even though he's covering many positions at this time. Great community, can recommend wholeheartedly! I’ve lived here for a year, and the apartment is fantastic. The management team led by Joseph is amazing; Taylor and Jazmin are incredibly nice and helpful! The staff is friendly and courteous, and the apartments are very spacious and nice, with great amenities! The few times I’ve had any issues in the apartment were minor, and fixed promptly. This is in a really good location, it’s very safe, and has easy access to Walmart.

We’ve lived here just over 5 months and absolutely love it. The staff is amazing and responsive, and always plan fun little events or contests to engage the community. The apartment unit itself is so nice; very spacious, filled with natural light and premium finishes. The few maintenance issues we had when we first moved in were communicated and taken care of super quickly. The lovely grounds, resort amenities, and location right by Walmart and the mall are the cherries on top. You won’t regret moving here!

This is a great community in a beautiful suburb. Neighbors are all extremely nice and I’ve never had a problem. Joseph the manager and the rest of the leasing employees have been very welcoming and addressed any concerns I’ve had promptly. Wesley and Kyle on the maintenance staff have helped fix anything we've needed with a smile on their face - seeing them around the community and talking with them almost every day has made my experience here that much better. they go above and beyond with things like plowing the sidewalks and doggy relief areas during heavy snow so my pets can go. 10/10 would recommended living here to anyone I know.

This is a fantastic place to live! The staff makes a great effort in providing community activities for residents like food trucks and virtual cooking classes. The apartments are well built and have good quality finishes. **UPDATE** I have been living here for four years and have continued to thoroughly enjoy my experience. The main reason is the staff. The service manager, Kyle, is extremely responsive whenever anything needs attention and work orders are always completed within 1-2 days. He also is active in engaging residents and making sure they are satisfied. I honestly won't leave as long as he is taking care of things. Joseph and the rest of the office team are also very friendly and professional. We recently transferred to a two-bedroom and the process was so smooth! Very happy residents.

The management is the best, they treat every concern really fast and treat tenants amazingly well. If I have an issue in an apartment it gets fixed very fast and I don't have to worry about anything living in this place. I highly recommend this community :)

The level of support, safety, management, and luxury you get here truly makes it worth it. It's always kept nice, its built well, and Kyle runs the most incredible property service team I've ever seen. If I wasn't working so far away I'd stay for at least another year.
