We are very happy to be home here at Cortland at Coalton. Joseph, Stephanie, and the Team are so focused on the residents - how we're doing, how they can assist and support us, and how the property/amenities are holding up/working for us. The maintenance technicians are also kind, supportive, and responsive. The common areas are regularly and thoroughly cleaned. The onsite gym, pool, and hot tub are great; we look forward to utilizing the clubhouse, conference room, and movie theater in the new year. All in all, a great place to live!

September 27th, 2025: I’ve been living here since June and I have to say this is the best apartment I have lived in. Joseph is amazing and is always super kind to me when I see him. The maintenance team is also great and super kind and do great work. The complex is always very clean and I’ve rarely had instances of it being dirty. Overall super happy with the apartment so far, they are some of the nicest apartments in the Broomfield area and great for the price. Also the area is lovely and clean and there are so many options for food and shopping. Costco is less than 10 minutes away as well! If you are active there’s lots of places to run and bike with 36 being super close so you can avoid cars. They are also super communicative about things going on around the apartment and proactive. There was an issue regarding loud cars in the Walmart parking lot and they were able to connect with Walmart so they can address the issue and I haven’t heard loud cars as often before so it has improved! I keep my windows open

I really enjoy living at this apartment complex as it is well maintained and quite. Walmart the gym and other restaurants are within walking distance while a quick ten-minute car ride puts you in Boulder on the Flatirons trail head.

Cortland at Coalton is the best apartment community we’ve experienced in our years of leasing throughout several states. Clean, quiet, and beautiful. We love it here! There is some noise from construction being completed nearby, but that’s understandable. Management team is extremely good at communication and we’ve enjoyed it here thus far.

I am into my second year lease and recently moved into a larger apartment. The community as a whole is like living at a resort with clean grounds, kept facilities, and amazing amenities. The behind the scenes magic is why we get to live in a place like this. Kyle has been more than helpful since the day I moved in. He always asks how everything is going and if there is a maintenance situation, he's on it immediately. It seems that while I'm putting in my maintenance order, he's knocking on my door ready to fix it. When he says he will be there. He's there. Then there's Joseph. It amazes me how he remembers names especially with all the resident's who live here! It adds a personal touch and truly makes you feel welcome. His personality it great and made my transfer so smooth and easy. I never feel like I'm being rushed to talk to him even though he's covering many positions at this time. Great community, can recommend wholeheartedly! I’ve lived here for a year, and the apartment is fantastic. The management team led by Joseph is amazing; Taylor and Jazmin are incredibly nice and helpful! The staff is friendly and courteous, and the apartments are very spacious and nice, with great amenities! The few times I’ve had any issues in the apartment were minor, and fixed promptly. This is in a really good location, it’s very safe, and has easy access to Walmart.

I had an amazing two years living at Cortland! The units, amenities, and community as a whole is all really exceptional. The staff is professional and readily available to help with any matter. Kyle, the head of maintenance, is especially great. Anytime I had an issue, he would instantly be available to sort out a fix. He and the whole maintenance team is responsive, timely, and incredibly friendly. Couldn't recommend it enough.

The only downfall is the amount of noise coming from living overlooking Chick-fil-A. Didn't realize the amount of dumpster emptying at all times of day/night. And snow plowing their parking lot at 3am was a real downer. Would've picked a different apartment knowing what I know now about the noise.

We’ve lived here just over 5 months and absolutely love it. The staff is amazing and responsive, and always plan fun little events or contests to engage the community. The apartment unit itself is so nice; very spacious, filled with natural light and premium finishes. The few maintenance issues we had when we first moved in were communicated and taken care of super quickly. The lovely grounds, resort amenities, and location right by Walmart and the mall are the cherries on top. You won’t regret moving here!

This is a great community in a beautiful suburb. Neighbors are all extremely nice and I’ve never had a problem. Joseph the manager and the rest of the leasing employees have been very welcoming and addressed any concerns I’ve had promptly. Wesley and Kyle on the maintenance staff have helped fix anything we've needed with a smile on their face - seeing them around the community and talking with them almost every day has made my experience here that much better. they go above and beyond with things like plowing the sidewalks and doggy relief areas during heavy snow so my pets can go. 10/10 would recommended living here to anyone I know.

I haven’t really done that much yet, since I’m still pretty new here. It’s a nice place, and I like the amenities I’ve got. The kitchen is nice, and it’s great having my own washer and dryer. I haven’t gotten a chance to use any of the public features like the pool or gym, but they also look nice.

This is a fantastic place to live! The staff makes a great effort in providing community activities for residents like food trucks and virtual cooking classes. The apartments are well built and have good quality finishes. **UPDATE** I have been living here for four years and have continued to thoroughly enjoy my experience. The main reason is the staff. The service manager, Kyle, is extremely responsive whenever anything needs attention and work orders are always completed within 1-2 days. He also is active in engaging residents and making sure they are satisfied. I honestly won't leave as long as he is taking care of things. Joseph and the rest of the office team are also very friendly and professional. We recently transferred to a two-bedroom and the process was so smooth! Very happy residents.

The staff has been amazing and the units are lovely and spacious! That is the main reason I chose Cortland at Coalton over other apartments in the area. The gym is fairly small, but there's usually not many, if any, people there. The noise insulation between units on the same floor is great, but the insulation between floors is not so good. The north facing units have a great view of the mountains, even on the first floor.

The level of support, safety, management, and luxury you get here truly makes it worth it. It's always kept nice, its built well, and Kyle runs the most incredible property service team I've ever seen. If I wasn't working so far away I'd stay for at least another year.

This is a wonderful community to live in, I absolutely love it! Apartments are gorgeous and new, spacious, full of light and with luxury amenities! The management is the best, they treat every concern really fast and treat tenants amazingly well. If I have an issue in an apartment it gets fixed very fast and I don't have to worry about anything living in this place. I highly recommend this community :)

They have consistently demonstrated a dedication to addressing resident concerns promptly and effectively. The location of the apartment complex offers excellent walkability, conveniently close to a variety of dining options, Flatirons Mall, and numerous other amenities. My three years at Cortland @ Coalton have overall been enjoyable. The staff, amenities, and sense of community here are top-notch. First and foremost, I have to give a huge shoutout to Kyle, the Maintenance Manager. Kyle is an absolute rockstar. Every time I've had an issue, Kyle has been there promptly to fix it. His efficiency and willingness to go above and beyond to help are unmatched. Another standout member of the team is Joseph, our Community Manager. Recently, while renewing my lease, I encountered some frustrating issues with incorrect charges to my account. However, Joseph stepped in and handled the situation with grace and professionalism. He listened to my concerns, addressed them promptly, and went above and beyond to ensure that everything was resolved to my satisfaction. However, I would be remiss if I didn't mention a couple of frustrations. Occasionally, the dog bath area can be quite messy and left full of hair (entire room, bathtub itself, floors, etc.), likely due to some lazy residents. I

Really enjoy living in our townhome here at Cortland at Coalton. We love the location within walking distance of restaurants, shops, and the mall plus only a 10 min. drive to Boulder and the great mountain hiking. The Cortland staff is not only super friendly but super responsive as well. Kyle the service manager runs a tight ship with requests handled very timely. And it’s quiet - we never hear our neighbors on either side. When we moved here from Texas, our plan was to rent for 6-9 mos. and then buy a house. That was 3 yrs ago - and so glad we don’t have the hassles of house ownership.

My husband and I have lived in our 1-bedroom at this location for 2 years now and have loved it completely. The leasing staff are very attentive and responsive when needed, the amenities are wonderful and a great way to spend time with friends and have them over (they all love the theater room, hot tub, and fire pit - as do I). Moreover, maintenance and cleaning staff are so gracious and thorough (big shoutout to Kyle for always helping us our when needed!). We also love how dog-friendly the apartments are so we feel happy having out dog with us, walking her around the neighborhood, and getting to see other dog parents around too! There is a lot more I can say about our experience here but it is definitely 5-starts, so affordable for all you get in this area, and is in a wonderful location not too far from the airport, the mountains, and friends located all over the DMA.

I had a fantastic apartment tour at Cortland at Coalton, and I couldn't be more impressed with the property. Melina was extremely knowledgeable and friendly. One problem that we did not foresee: We were not permitted (or perhaps the complex was not allowed to let us see the exact apartment we paid for to rent). I never saw this apartment until the day of our moving. IF we had seen the apartment ahead of our committing to renting it, we might have reconsidered moving here BECAUSE THE FLOOR WAS ICE_COLD. Because of the very cold floors, my husband and I have had to invest in rugs, floor coverings, etc. i order to not have to walk on ice-cold floors. I REPEAT: Had we known about the cold floors and our need to make an investment in floor coverings, we would not have rented this apartment. Otherwise, I would not live anywhere else - we are very content here. It's almost perfect. I'm sorry I could not give a 5-star rating (because of the cold floors).

Beautiful apartment complex with the dream management team. We feel very taken care of in whatever way possible. This is our first time living in an apartment and it’s taking some getting used to the noise coming from upstairs neighbors. Concrete floors would be lovely but guess you can’t have it all these days and we’re super happy with everything else. Thank you Cortland team you guys are absolutely amazing.

I recently toured Cortland at Coalton with Jaelyn, one of the leasing agents. I was interested in a few different styles and had lots of questions. She was extremely helpful, kind and made my first experience at this location a great one. I was very pleased with the cleanliness of the show rooms, clubhouse and the outside grounds. The style was inviting and I felt at home right away. The professionalism and quality of the staff here is top notch. I truly cannot think of a time I’ve experienced better customer service than this. I’m impressed with all Cortland has to offer and grateful I found such a warm and inviting place to call home!

03-16-2023 Update: I really appreciate the maintenance team here at Cortland! Kyle N. is my dog's favorite person and is always so friendly and willing to help with any requests. They're especially responsive with urgent requests which I haven't personally experienced but have heard other neighbor's stories and positive experiences. There's a collective respect for our maintenance team here and that creates a lot of trust within our little community. Thanks to the super thorough and welcoming help of Austin Collester, my dog (Soba) and I moved into my apartment 3 weeks ago and could not be happier! My expectations are more than met. My unit and the complex itself is far better than what I envisioned when trying to find a home in a new state (moved here from California). Overall, management is awesome. Everyone here is SO warm and welcoming. Coming from San Francisco (where that was not so much the case), I am just thrilled with all of the accommodations and amenities. My fiancé and I have had no help with our lease agreement so far. Please do not rent here. The apartment complex will renew your lease without any approval and charge ‘month to month’ rates that increase your rate by over 30%+ Complex won’t work this is to find middle ground even after living here with on-time payments of over 2 years. More than anything, the Assistant Community Manager, Melina, is one of the warmest, kindest, most hospitable hosts for the community. I have lived in multiple apartment buildings in my lifetime and this team is far and beyond the best I have encountered. Kyle is by far the most pleasant maintenance manager who has helped us with multiple issues since we moved in May. Austin and Melina in the front office always take care of us. Especially when we can’t pick up our packages because my girlfriend and I are away so much. There is a reason this property has such high reviews and it is by far the staff. We will 100% stay at this property until the day comes to buy a home.

My wife and I moved to Colorado, and specifically Cortland at Coalton, this past February. I did not know anyone in the area but we quickly became great friends with the apartment staff here. Our leasing agent, Austin Collester, gave us a warm welcome on our move-in day, and thereafter never failed to help us help with any issues that came up. And he also never failed to have treats at his desk for my doggy, and he always made a strong effort to give my dog attention and treats anytime we swung by the office. In fact, there was one time when I swing by the office and he wasn't there, but then he later showed up at my apartment door with a treat in hand for my doggie. Our assistant community manager, Melina Espinoza, was also terrific. Melina is highly organized and responsive to any community concerns, big or small. I recall one time that I suggested adding instant coffee to the community room in lieu of a more costly coffee station. She had some room in her budget and had the coffee ordered within days. More

I absolutely love living here. Courtland's newest property does not disappoint. All recreational facilities are top notch. The salt water pool and hot tub (my favorite amenity) are always meticulously maintained and cleaned, make for the best relaxation place after a long work day. Further more, the indoor amenities are second to none. The workout center has a better selection of gym equipment than some actual gyms. The community center has a pool table, shuffle board and other games that are always available, the cinema room offers a truly enjoyable cinematic experience that is better than many movie theatres, and the office and conference rooms are great for productivity when taking online grad courses and you need to focus away from the distractions of home. The apartments themselves are very well built. To date I have not had to request any maintenance service, there are never any noise issues, and the view is unparalleled. I have since moved to a different apartment complex and god do I miss this place, I remembered because of a current problem I have at my current apartment complex. Clean, quiet (except on Saturday’s for all the cars at the Walmart that make a bunch of noise, which may be the only downfall) but overall a great experience and a great stay.

Cortland has been a great home for us over the past 2 years. Staff is professional and very friendly. It is a well kept community and maintenance requests are completed quickly. It is a safe and quiet area, and there is a sense of community among residents. Location is also great--cross the street and you're at Walmart/Flatirons Crossing (mall).

After a negative apartment experience in 2020, my partner and I made a list of over 50 apartment complexes in the Denver Metro area and set off on a quest to find our next home. We had a really specific list of thing we wanted, and after such a negative experience in our last place, we were being really picky. When we arrived at Cortland at Coalton for our tour, we knew almost immediately that this would be our next home. Austin was amazing right from the beginning! He answered all of our questions, seemed to really care that we ended up somewhere we loved, and was just super kind and intentional. We moved here last summer and couldn't be happier! Austin is now someone we really look forward to seeing when we walk our pup over to the office, as well as the rest of the staff! They put on some really fun events and are always working to make our community feel like home. I seriously could not recommend this place more!

I’ve been renting from Courtland for about two years now and I couldn’t be happier. Definitely ask for Melina when you go in! She took the time to walk us through the whole process and helped us find exactly what we wanted. It was refreshing to meet Melina after touring so many places where you could tell that the person was there just to earn their paycheck. Not Melina. She wasn’t going to push us into a place that that didn’t fit us. Melina was genuinely interested in making sure she could get us into a place that was right for us. She also didn’t just disappear once we signed. She checks in with us from time to time to make sure we’re happy with our place or see if we need anything. Although I know it’s definitely not part of the job requirements, Melina has been one of those ideal neighbors you could only hope for. From the moment we saw the apartments at Cortland at Coalton, we knew this is where we wanted to call home. Coming from NY where it is difficult to find any apartment that checks off every box, Cortland at Coalton was like a breath of fresh air. From the amenities, to the location, to the staff. Everything about Cortland at Coalton was perfect for us and our needs. Melina who was extremely attentive went over everything with us including floor plans, fees, and amenities. She also made sure to give us an in depth tour of the apartment types we wanted and made sure to explain things we may have missed otherwise. Brand new built apartments, convenient 24/7 gym and year round open pool/hot tub which is pretty rare for CO. Very pet friendly complex, which really helps with our super high energy puppy. I have lived at Cortland communities for almost two years and I could not be happier with my home or the staff! The maintenance team is truly top notch! Kyle (the supervisor) does a great job with responding to work orders and making sure our community is always clean! Maintenance as a whole did such a wonderful job during the blizzard that just hit. We were all able to leave the buildings at all times and we had clear paths to walk our dogs as soon as the snow stopped. Being from Florida and never dealing with snow I was incredibly grateful to not have to worry about mine and my dogs safety! I could not recommend this community or honestly this company any more! Toured Coalton a few weeks ago and immediately fell in love! They really made me feel safe with everything being clean and hand sanitizer everywhere. My husband and I absolutely, positively LOVE living here. Eve has been the best community manager of any apartment complex we've ever lived in, and we've lived in quite a few. When we wanted to move from a 1 bedroom to a 2 bedroom at Cortland, she was incredibly helpful and made the transition super smooth for us. This is actually the first place we've lived at for over a year in a LONG time, and Eve, the amenities, the convenient location, and the beautiful neighborhood all play a part in that.

Well, we are finally settled in our new place and couldn't be happier. Eve and Austin helped make our transition super smooth. If we had any questions or concerns, they were there to help us navigate through them. My husband and I really feel like this is our home, not just an apartment. We couldn't be happier with the customer service of Eve, Austin, maintenance and the cleaning crew. They are on top of it all. If you are reading this, that means your looking for a place to live. After an 18 hour drive, the Cortland team was critical in facilitating a stress-free and smooth move-in. Eve was a great help and super responsive with any requests and tracking down our wayward mail/packages. Kyle was on the scene asap to fix any maintenance issues we had- of which there were barely any! Overall, the Cortland Team was a proverbial oasis at the end of a long, arduous move.

Cortland at Coalton is such a gorgeous property in every way! My husband and I had to make a really quick move and they were so fast and accommodating. Sara and Eve are the best and always so helpful and welcoming anytime we come by the office. The maintenance team keeps the property in tip top shape always! Coalton has the best amenities, views and ambiance. Definitely our favorite apartment by far. We love it here and love the leasing team (Austin is also amazing)! Thank you for keeping our home so beautiful!

We moved here nearly a year ago and we couldn’t be happier! The amenities are great, neighbors are great and we absolutely love the staff here. Evelyn has done a fantastic job solving any and all things we throw at her. A nice quiet place. We live poolside and rarely hear anything. During the summer with the windows open we sometimes hear kids at play. We gave neighbors above, below and on both sides. We rarely notice them. We love the Thursday Food Truck variety as an option for dinner. A text reminder from the office tells me it’s a great day to relax in the Hot tub after work because dinner is being prepared!!

My wife and I moved here from another community and could not be happier. The office staff (Eve and Austin) have always gone out of their way to say hi and help if I had any questions. The place is very well maintained which is why I left my old place. Hands down I feel like this is more of a home than just a rental.

My experience here has been great so far. Evelyn has been so helpful and responsive. The location is close to restaurants and shopping and the community is very nice. I would recommend Cortland at Coalton.

We love Cortland at Coalton. Our unit is very nice and the amenities of pool, hot tub, gym and common area/game room are really great! While there are some flaws with the living situation, they are mostly due to some of the residents not being very courteous and you can't pick your neighbors. It's part of apartment living. The best part of Coalton is the friendly and courteous staff. Evelyn Nimmo, Austin Collestar and the guys that do maintenance around the property are always there to answer a question, help out with an issue or just to give a friendly hello.

Thanks to the super thorough and welcoming help of Austin Collester, my dog (Soba) and I moved into my apartment 3 weeks ago and could not be happier! My expectations are more than met. My unit and the complex itself is far better than what I envisioned when trying to find a home in a new state (moved here from California). Overall, management is awesome. Everyone here is SO warm and welcoming. Coming from San Francisco (where that was not so much the case), I am just thrilled with all of the accommodations and amenities. The maintenance crew is quick to respond to any questions/concerns. Kyle N. came by to switch out my kitchen lights to LEDs (thank goodness - they are Eco-conscious). He also showed me how to reset some lights on the control panel so I could do it myself, it was a super quick 30 second fix. If you are moving from out of state and in need of an efficient, affordable, safe, and functioning place to call home - you should highly consider Cortland at Coalton.

Looking into leasing an apartment for my son and his wife, I spoke with Austin, who was extremely knowledgeable, kind and professional. He made us feel very comfortable. The assistant manager Evelyn was very friendly and courteous. Although we chose to go in a different direction I would highly recommend Cortland at Coalton!

This community has been the best place to live. The staff is friendly and accommodating. A great living experience, everything we had hoped for when we moved from NJ! The Cortland Mgmt & Leasing Office is TOP NOTCH, with Eve N. and Austin each being super helpful. Eve is supremely responsive & informative, she just made our renewal seamless. Austin is always super courteous and eager to assist with anything. I recently relocated to Colorado and had flown out to look at apartments back in the fall. After looking at several luxury apartment complexes, I made my way to Cortland at Coalton. As soon as I walked in to the leasing office, I was sold. The professionalism of the staff (I toured with Michelle) and the quality of the property was unmatched. I immediately cancelled all of my other scheduled tours at other apartment communities. I have lived in over a dozen apartments for the past 20 years and this is by far the best apartment I have found. The unit itself is so well laid out. It maximizes the space so well, that units I have lived in that had more square footage (and even two levels), felt so much smaller. Additionally, the unit has no carpet which is incredibly rare in apartments and the quality of the appliances and the fixtures and the doors and construction are as good as you will find in any apartment. I love that the washer dryer is side by side and full size!

This is a fantastic place to live! The staff makes a great effort in providing community activities for residents like food trucks and virtual cooking classes. The apartments are well built and have good quality finishes. Evelyn and Danny are fantastic to work with (office & maintenance). I have enjoyed my time here and am so glad I chose Cortland at Coalton.
