I usually don’t leave comments but I feel that the maintenance team deserves and have earned to be recognize for the hard work that they do. These guys are responsive, they follow up on issues, and care for the work that they do. I would like to express my most sincere gratitude and appreciation towards Sam. He really puts himself in the tenants shoes and makes the best effort in helping the tenants feel more comfortable here at Cortland. Today, I saw Sam cleaning the pool very diligently and going the extra mile to ensure that the pool is treated and cleaned. Thanks for doing this I know people appreciate this and especially the kids. Also, I had a noise issue that was preventing my family from sleeping at night time. I told Sam about it and he immediately took his time to investigate the issue and solve the problem. Now we can sleep. Thanks to Sam.

My experience from inquiring about a unit up until move in was exceptional. Warren played a huge part of the process in making sure everything was successful and taken care of. Additionally as he was leaving he politely stayed a little bit after to help me obtain an amenities card. If you’re considering Cortland 3131 be sure to lock in with Warren!

Moved in April 2026 and it has been a stellar experience from the touring of unit, to application process to the moving in process and now currently a few months in, it is quite peaceful! Warren made sure to check in on me after I moved in to make I settled in just fine! Maintenance team is amazing! anytime I have a request for something, their promptness to have someone come out and provide exceptional service but, if they are not able to come, I love how the communication they provide to make sure I am schedule on the next business day and they stay true to that! Their food trucks every month or so be dope! I love the community, I knew I would love the apartments when I toured them! Thanks

I have lived here for about a year and have had nothing but a great experience. Sam and the maintenance crew are fantastic and always respond quickly to any requests. Lauren in the front office is also wonderful—he is always available to talk and helps resolve any issues immediately. The communication from management has been excellent from day one. Additionally, the apartment is completely pest-free, and I haven't seen a single rodent or roach since moving in. The location is perfect for quick access to groceries and dining. I highly recommend this complex to anyone looking for a great place to rent!

Warren at the front office is incredible! We happened to be looking in the area and signed up for a self guided tour and when we were having technical problems he fit us in to an in person tour. He was attentive, active in answering questions before they came up, and had great recommendations. He was friendly, professional, and genuine sought to ensure the property would be a good fit.

I had a great experience with my move-in at Cortland 3131, and Warren and Sam were incredibly helpful throughout the whole process. They were friendly, professional, and always willing to answer my questions and make sure everything went smoothly. The move-in process was much easier and less stressful thanks to their help. I lived at Cortland 3131 for four years, and it truly felt like home the entire time. The team here took wonderful care of me from day one , responsive, friendly, and genuinely invested in making sure residents were happy. Any time I needed something, they handled it quickly and with a smile. It says a lot when you can call a place home for four years and still be sad to leave. Truly a great team and a great community. Highly recommend Cortland 3131 to anyone looking for a place that actually cares about its residents.

Arrived to the Cortland 3131 apartments for a tour with such a warm welcome from both Warren and Angela. The units are great size and very reasonable pricing. Love the amenities as well. (Car Wash, Pool, Gym, etc…) Would definitely recommend someone to stay here if they’re looking for affordable rates.

We moved in here a week ago and so far we really enjoy Cortland 3131! The location is excellent, super convenient to get to places, and is very quiet. The move-in process was smooth. We were greeted by Warren who is always super friendly and helpful. There were two minor issues in the apartment but Sam and his team resolved them expediently (once even on the eve of July 4th).

I've lived here for nearly seven years and have always had positive experiences with both the office staff and the maintenance team. When you live in an apartment, knowing your maintenance requests will be handled quickly, professionally and with genuine care makes a huge difference, and that has consistently been my experience living here! During the recent heat wave, my AC stopped cooling properly, and my apartment reached 86°F even though the system was running. The service manager Sam went above and beyond, gladly coming back despite having already gone home for the day, which I really appreciated because I was getting increasingly worried with the rising temperature. He quickly diagnosed the problem and fixed it, and was very kind and communicative the whole time. He told me he thinks about every maintenance request as if it were his own home, and that rang very true from the way he handled everything. At the end of the day, it's employees like Sam who have made living here such a great experience!

I want to give special recognition to the new construction/maintenance manager, Sam, and his team. Sam is very considerate, professional, patient, and truly listens to residents’ concerns, even when the issue may be easy for others to overlook. I had a low vibration noise problem that was disturbing my sleep almost every night. Sam took my concern seriously, investigated carefully, explained everything to me patiently, and worked hard to identify the cause. He even scheduled visits and checked with other residents to help narrow down the source of the vibration. Thanks to his effort, we found that the issue was related to a downstairs ceiling fan, and now I am finally able to sleep well again. Sam and his team have also helped me with other issues, such as toilet water leakage, and they have always been responsible, respectful, and professional. *Only toured, I do not live here!* Warren at the leasing office was very friendly and helpful when touring the apartment floor plans. We saw a Woodruff (2 bed) and Oakland (1 bed) and he explained the differences between the floor plans and what was included in the base rent. He was also happy to answer all of our questions and point us in the direction of the answers if he didn’t have the information available.

I really enjoy living at Cortland 3131 for many reasons. 1) It is conveniently located with many grocery stores and restaurants nearby. Additionally, it is close to Emory University/Hospital (15 minute or less drive during rush hour) and right off the major highways. 2) The complex is clean and quiet. 3) The maintenance team is top notch usually getting to even non-emergency requests within 24 hours (when my dryer went out they replaced it same day). 4) The rent price is good for the area and for the amenities included (the car wash station is very nice). Great spot for students and career focused individuals!

I had the pleasure of living at Cortland for 4-5 years. The environment is always clean, the neighbors are great, and I have never had a bad experience with the leasing office. Cortland looks to make improvements to their apartment and looks to add different amenities as well. Whenever there is a problem, maintenance is very quick to handle things. The only issue I ever had with Cortland was more out of their control. Cortland had a parking company service that would fine you for any minor infraction. Within nine months I paid about $600 in parking tickets. (That parking company is being sued). Other than that, I had no other issues there. For anyone who is looking to move into Cortland, I highly suggest it because they do it right. They do provide good service and they look to actually help you as soon as possible. The leasing office is very easy to get along with and they never do any bad business practices. Now that I am in my new apartment, I very much appreciate and miss many of the benefits that Cortlan

My experience so far has been amazing!! I first met with Mikya for a tour and signed my lease with her!! She was incredible, so nice, and answered any questions I had. She was honest and very knowledgeable and even reached out move-in day because she wasn’t going to be on site but congratulated me and gave me her contact info if needed!! Even when I called for other things along the move in process and spoke to other people everyone was so kind and always made sure I hung up with my questions answered!

The maintenance is super quick to respond and they even replaced the A/C for me so I can sleep better🥹. Definitely consider this apartment complex! They do care!

I did not get a chance to tour the place in-person before moving in, but I was very pleased with the unit I had chosen. From the application process, to the approval, and the move-in day, everything went very smoothly and efficiently. The leasing office is responsive to our maintenance requests and everything about the community is great. There is a pool, BBQ grills, and fitness center conveniently located next to the leasing office and easily accessible.

Stopped by this property while in town. I had no appointment, and it was very close to lunch time. However, none of that phased Mikya. She too k time out of her busy schedule to give me a tour of the complex, two different units, and tell me about other sister properties in the area! I lived at Cortland 3131 for 3 years and I would highly recommend it! It is a lovely community that is extremely well-managed--which is not a given. I did not have many issues with my apartment, but every time I did it was resolved within a few hours. The staff are helpful and kind, and our move out experience was particularly easy. I trusted the consistently high reviews and didn't regret it!
