I recently toured Viridian, 3131, and Oleander—all managed by the same amazing team, Maria and Fabi. These properties are conveniently located within 10 minutes of each other and close to my job, making them a top choice for me. I’ve been searching for a new place for over a month, and the most important factor for me is excellent customer service and management. Maria and Fabi exceeded my expectations. They took the time to answer all my questions thoroughly and made me feel valued as a prospect. Their professionalism and kindness deserve recognition, which is why I’m writing this review for all three properties. I’ll definitely be keeping these communities in mind for my move—and I’ve already decided on one!

I did not get a chance to tour the place in-person before moving in, but I was very pleased with the unit I had chosen. From the application process, to the approval, and the move-in day, everything went very smoothly and efficiently. The leasing office is responsive to our maintenance requests and everything about the community is great. There is a pool, BBQ grills, and fitness center conveniently located next to the leasing office and easily accessible.

She too k time out of her busy schedule to give me a tour of the complex, two different units, and tell me about other sister properties in the area! I lived at Cortland 3131 for 3 years and I would highly recommend it! It is a lovely community that is extremely well-managed--which is not a given. I did not have many issues with my apartment, but every time I did it was resolved within a few hours. The staff are helpful and kind, and our move out experience was particularly easy. I trusted the consistently high reviews and didn't regret it!

If you want to live in this part of Decatur, don’t look anywhere else. The apartments at 3131 are huge, clean, very-well furnished. The property managers and whole front office are fantastic. Other choices nearby (just down the road) are far worse for the same price. The area is quiet and very nice + relatively affordable. Would have loved to stay longer.

I would highly recommend Cortland 3131. The staff here is very helpful and the maintenance team is very responsive. They are clear about payment issues or any changes in rent dues. The apartment space is great for Emory students as it is only a 8-10 min drive away.

Location and safety is a huge plus when my husband and I were considering apartments and Cortland 3131 have just that! The complex is strategically situated along retail establishments and groceries and has in-house police from DeKalb County that roams around regularly as well. Management on the other hand is EXCELLENT! Shannel and her team were equally responsive, knowledgable, and helpful during our entire application and move-in process. Special shout out to Jacara! We were caught on a tight situation with the delay in paperworks for our Georgia Power connection and she went way above and beyond to help us and make sure we were in on our preferred move-in date! An efficient team like Cortland 3131's definitely creates a more comfortable and stress-free environment for residents.

Jennifer is the BEST. I started doing apartment search in March/April and she was already the kindest and most patient agent I met in that process. She was one of the biggest reasons I chose Cortland and especially 3131. The contract signing process in May was super smooth and she made everything very transparent and very clear and easy for me to follow. The move-in process in July was great, too, and so has all our communication since that. This is a very welcoming community and Jennifer is a great example of Cortland 3131's amazing staff. Everyone in the leasing office has been nice, patient, and helpful. The maintenance staff, Michael in particular, are always respectful and efficient. I could see their strong sense of responsibility and I feel really safe and comfortable living here alone as a woman and as a foreigner.

There is a reason Cortland 3131 gets such a high rating. Great staff, great maintenance team, great community! The 2B/2B unit (Woodruff) is very spacious, and I LOVE the balcony! The kitchen is so well-styled and new. So are the ceiling fans. There are plenty of parking spots around and the entire community makes me feel super cozy, quiet, and safe.

All my questions were answered. I did not read the first emails as thoroughly as I should have--they have a LOT of important information, and I skipped over a few important details, but the front office folks, Darius in particular, were patient and kind. Which is great for the weekends and there’s plenty of places to grab a bite to eat. As a current resident I must say location is everything and cortland 3131 is conveniently located. Centrally located between Duluth and Downtown Atlanta which is where I work! Also safety is a main concern for me and I don’t have to worry about that here. The units are a decent size and everyone in the leasing office is amazing! I must shoutout Jennifer she has been super helpful and has a great attitude! If you’re thinking about moving to this community I highly recommend it!

Cortland 3131 is a nice, quiet, and beautiful apartment complex in a quiet neighborhood with lots of restaurants and activities around the area. Maintenance response time is pretty fast and Jennifer who is a leasing agent has been such a wonderful help.

Love this community and everything it has to offer. Very safe and close to everything! Jennifer at the leasing office has been a great help and goes above and beyond! Mason Mill park is close by and a great place to walk your pups. Love this area!

Cortland 3131 is a nice, up to date, and quiet apartment complex. The staff is very helpful and the maintenance team is quick and efficient with any problem that you have. Also the area of North Decatur is quiet with a bunch of shopping centers and great restaurants.

Have loved living at Cortland 3131 the past few years. The front office is amazing and staff always goes above and beyond to handle any issues or concerns. The maintenance staff is also great and extremely efficient. I also really like the monthly events for residents. And super kudos to Darius for working with me help me find and switch to a unit that was a better fit for me. Really like this community.

Kinda expensive, but the people in the office are very kind, helpful, and willing to work with you. Tia Thomas (Assistant Community Manager) and Jennifer Alvarez (Leasing Consultant) have helped me several times with any rent payment or mailing questions/issues in a professional and straight-forward manner. They’re great and personable! Overall a good place to live, and a good vibe. Also, police occasionally circle the community and guard near the entrance at night, which helps with safety.

Compared to previous landlords and properties I have stayed at this is luxury at a price comparative to others apartments in the Dekalb county. They go above and beyond to keep the property up with weekly landscaping to seasonal maintenance to the dryer vents. One thing that still surprises me is how fast you can get someone out for service requests. Previous places would take weeks, but here it is a day! I would choose Cortland again.

I love how quiet the community is. The service team and leasing team are very responsive and helpful. Update: Been here over a year and still like it. There was parking lot repairs going on and the staff were communicative about the issues which was appreciated.

If you want to live in this part of Decatur, don’t look anywhere else. The apartments at 3131 are bigger + cleaner and the property managers are fantastic. Decatur Highlands and Clairmont Reserve are FAR worse for the same price. The Decatur area is mostly quiet and very nice + relatively affordable. Would have loved to stay longer. One downside is a lack of good public transit.

I have never lived in a place as friendly, accommodating, and overall exceptional as Cortland 3131! The office staff is always welcoming and responsive, and maintenance rapidly fixes any issues that may arise - although few do! It’s a beautiful environment to live and a very convenient location. The community members themselves are always friendly and kind. The apartment itself is a great layout and I love having the patio attached. The amenities including the gym and pool are convenient and well maintained. I truly don’t have a single complaint! I love living here.

I have been living at 3131 since before Cortland took ownership. The whole team here is the best of the best which has made staying here an easy decision. The Friendly & Responsive office staff and the Absolutely Amazing maintenance staff make living here a great experience. Any maintenance issues are handled quickly and professionally. Miguel and Chuck always go above and beyond and leave things just as neat and clean as when they arrived. The landscaping is well kept and the grounds are always neat and clean. All this combined with a perfect location make Cortland 3131 a Great community.

We've lived here for 2+ years and it's easily been the best apartment experience I've had. Service requests are taken seriously and handled immediately, staff are always extremely friendly, helpful, and professional, and the apartment grounds are well maintained/kept up. 5 stars for sure :)

This is a great place to live! Friendly, quiet community. Well-maintained apartments and a very responsive management team. I moved to Cortland 3131 in the middle of the pandemic and didn't have an opportunity to visit in person, but was able to schedule a virtual tour. Emily was so helpful in answering my questions and making me feel welcome throughout the virtual tour and move-in process. Living here has exceeded my expectations - service requests are responded to promptly and the team does a good job of communicating with residents.

Not only has Cortland 3131 given me a phenomenal living experience, it consistently surpasses my expectations. From day one, the office staff has been welcoming, kind, patient, and responsive. I have been living here for over 8 months, and truly do not have a single complaint. My apartment itself is spacious, comfortable, well-equipped, and stylish. It is in a convenient location, right by Toco Hills shopping center, which makes everything from grocery shopping to finding a delicious restaurant an easy task. It's also nearby multiple trails, which is perfect as a runner. If I ever have a maintenance request or any question, I get a response immediately. The apartment complex has many top facilities - I am a regular at the gym and look forward to the pool when the weather warms up again. Cortland 3131 on N Druid Hills in Decatur, GA is the best apartment complex me and my wife Nathalie we have ever lived in. The staff and management at this Cortland 3131 are also the most accommodating and friendly staff we've encountered. I would like to give a special shoutout to Emily Santana our leasing consultant who has always gone above and beyond ever since touring and moving in. She has always answered all our questions and she has helped us with any issues if any that we have had in our apartment in a timely fashion. She does all of this always with a smile on her face and she makes such an effort to really get to know the residents always addressing us by name and asking us about how things are going with current events in our lives. She was a HUGE help when me and my wife were driving down to Orlando for our wedding. Before I moved to Cortland 3131, I looked at 9 different apartment complexes in person, and did extensive research online. I chose Cortland 3131 because the apartments are beautiful and the grounds are well-kept. The community features, like the pool, look fantastic. What I like most about living at Cortland 3131 is that maintenance does their very best to resolve any issues you may have at the apartment within the same day. When I had an issue with my washing machine that could not be resolved the same day, I was offered an alternative for doing my laundry in the meantime. I have lived at other apartment complexes where maintenance took days and even weeks to respond to issues. Further, the neighbors are friendly, and the staff at the complex offer monthly social activities should you wish to participate. The staff are super responsive and friendly when you have a question or comment, which is also a very different experience for me from other places I've lived.

I enjoy living here! It's quiet, friendly, not a far drive from frequent stops like QuikTrip, Target, the bank, and multiple grocery stores, not to mention a good selection of restaurants and other necessities. It's a dog friendly community which is important-- I want my pet to feel welcome and not like a nuisance, so it's nice to see other dogs all over the neighborhood. We are in super close proximity to a well-maintained dog park, walking path, and creek area where dogs can run and swim off-leash. It's very safe, and maintenance requests are always addressed in a friendly and timely fashion. Leasing office team is extremely friendly and always willing to help or just chat with when passing through for packages or events. Really appreciate all the staff does to make it a comfortable place to live!

I have been a resident at Cortland 3131 for over a year and can't praise them enough for how hard they work to keep the residents happy. The leasing office communicates regularly with residents and all issues are taken seriously and handled promptly. The maintenance team is visible all the time and they are extremely friendly. The grounds are kept clean, the renovations inside the apartments are tasteful, and the locations can't be beat. It is within walking distance of a dog park and beautiful trails. It has a quiet, residential feel in a big city.

Where do I began? Well, from the moment I stopped by the office in February I knew this was the community for me. The grounds are well kept and the appearance of the community is beautiful. I believe there are less than 300 units so this is a small community. Upon entering the leasing office I was approached by Emily and let me just say she had a welcoming smile and took her time to find out what my needs are. She took me to tour two apartments, one being the model and the setup was very nice and it help me make by decision. The apartment were renovated and I think they did a really nice job and I was loving the black appliances and backsplash in the kitchen because it was a change for the normal stainless steel. It took me some time to commit because I was not sure as to what my move-out day would be at my current residence. I did however, tour numerous communities within the N. Decatur Road, Emory and Clairmont area and I kept coming back to Cortland 3131 website to make sure they still had units available

I wasn’t asked to give this review but wanted to anyway to speak highly of Cortland 3131’s management. The management at Cortland 3131 were by far the most helpful and informative people I spoke with in comparison to management at other apartment complexes in the same area. Luzolo and Emily were awesome! Both were very nice and attentive to any questions I had about the property. While my plans changed and I didn’t sign with the property, Cortland 3131 is definitely a place you should look into.

UPDATE: After 5 glorious years living at this sanctuary of a community, It was to say goodbye. My soon-to-be future wife (a fiancé, some would call) and I decided that it was time to move on to our first house. This was not an easy decision, as it was heartbreaking to have to say bye to the neighborly staff, always on point maintenance crew (especially the lovable Chuck) and the luxurious living arrangements of Courtland 3131. One thing we did not count on, was closing on our new house during a global pandemic.... This made moving a bit more complicated; involving resources and financially. Well guess who came to the rescue? Good ol' 3131. Community Manager Todd worked with us, to make sure our transition into becoming new homeowners was a smooth one. Even though we were leaving our apartment. Why? Because, simply put: they care. I love 3131 and miss them already. They will always hold a special place in my memories as a cherished place to live.
