The perfect place to live. I’ve been here for 8 months and I am more than satisfied with living here. Everyone in the leasing office, especially Noah, are knowledgeable, helpful, friendly and fun. The grounds, pools (2) and community areas are well kept and clean. The lake is beautiful and has a walking path around it creating an immensely peaceful feeling and, yes, you can fish too. There is a Dog owner group that help each other out and meet at the, on site, dog park. One BIG plus is the 48 hour maintenance guarantee so you’re never waiting long for repairs. I’ve had the pleasure of living in this community for over 15 years. Everyone from management to service technicians, groundskeepers, etc. is consistently attentive, accommodating, and courteous. There’s so many positive things I could include but I’ll focus on my most recent experience. I recently moved to a townhome within the community. As part of the move-in checklist, I submitted several minor service requests. As always, the techs took care of my requests promptly. I’m usually not home when they come, but this last time I happened to be here when Greg was working on the HVAC. I was impressed with his expertise, professionalism, and friendly attitude. When I asked if he had a minute to look at a couple of other things, he was so patient and accommodating. My fiancé and I have only been here for a week and we already love it! - The Cortland staff and maintenance team are very friendly, attentive, and approachable. The unit we are renting had been vacant for a bit, so there have been a few maintenance tasks that we wanted to address early on. All of these have been resolved quickly or are in the process of being resolved. The communication from all parties involved is timely and professional. S/O to Laura in the office and Carlos and Greg on the maintenance team. - The community is very friendly and neighborhood-like. We have already met many of our neighbors in passing, all of whom have been kind and welcoming. - The units are very spacious and parking doesn’t seem to be an issue at all, two things that have always been an issue for us at previous rentals. The units are definitely older and the bugs aren’t ideal (haven’t had many inside thankfully), but Cortland has done a good job of maintaining the community and units to the point where you barely notice it.

The community landscaping is well maintained. They offer many nice social events. Dog poop is an issue that is hard to tackle. The wood on the balconies and stairs is peeling and needs some TLC. Carlos, one of the employees in the community, is AMAZING. He goes out of his way to make things right. He knows the people that live here and is courteous; truly an asset to the complex. He is loyal to his job; I hope that corporate recognizes loyalty. I am concerned about corporate intervention in this community as I've seen staff being shifted around. It seems corporate may be more about the bottom line than about their employees, but I'm not an employee so I couldn't say for sure. Just my perspective.

I have stayed in this community for a little over three years now , and it was great . Got to know my neighbors and many people around the neighborhood. It was the perfect location to live , it isn’t too fair from grocery stores , restaurants or fitness clubs which I loved . Never had many problems with the community outside of small things that were out of management control . Overall , I would definitely recommend staying at Courtland of watermark, and if you do decide to move here make sure to attend one of the many community events hosted always a lot of fun .

Cortland Watermark is a place where I feel at home...children, families, young couples and older adults like me! I feel safe even when I am out after dark. I see people walking all the time (their dogs, their children or just by themselves). People that you see say hello and smile even if they don't know you. Management is always responsive to any questions or requests that I have. When I first moved in, I was just staying for a year but decided it was a better investment than trying to buy a home with all the worries that come with home ownership. Many of my neighbors have lived here 5 years or more. I feel very blessed that God helped me find Cortland Watermark!

It’s a nice and quiet family friendly place to live. The location is a little to busy traffic wise and the Crunch fitness center can be loud at times, but other than that the community is respectful and pleasant.

We have lived in this community for 3 years now. We have lived in 2 buildings we upgraded to a two bedroom and neighbors in both have been great. No loud noise no problems with breakings or animals. Maintenance is fast and great. Like all there can be improvements like changing appliances to stainless steel or having a better dog park but the peace I feel in this place is amazing.

I’ve lived here for a year and a half and I really like it. I sold my house and have lived in the area since 2000. I really like this part of Marietta and this apartment complex is only about a mile from my former house. The property is always well kept. It’s got really nice amenities. The office likes to do little events for the renters. Everyone at the office is really nice and easy to talk to. I’ve recommended it to several people.

I love this property so much! The location is beautiful but the staff are amazing 🤩 superstars!! I sold my home over the holidays and had nowhere to go. Allison was so kind and attentive and very patient explaining everything to me and how to use the online portal to process all of my new lease transactions. Allison even went above and beyond and cleaned the beautiful unit for us prior to moving in. We are now in an absolutely gorgeous apartment as we build our new construction home. We are safe in this amazing gated community with a private lake view. Panoramic windows and cathedral ceilings will make you fall in love!! Mostly though this property is a superb because the management team and Allison will absolutely do backflips to ensure you are safe and comfortable in your new home. We came for a tour a while back and our car battery died, Alexis drove over with her own car and called the groundskeeper to try to help us get it jumped off for over 30 mins. I’ve been here about 6 months now and I absolutely love the place. It’s a safe community other then minor life situations happening, the property stays on top of it. I am extremely grateful for Allison, not only did she make my cross country move seamless with my kids from start to finish, her character has not changed at all. Just wanted to take the time to say I’m very happy I made the love I did and would suggest for anyone especially if you have kids. The bus stops inside of the community for all graded levels and there are so many events that allow us to meet our neighbors. I am at peace at home!

I didn’t end up choosing to stay here reasons unrelated to this property but Allison deserves to be recognized for keeping in contact through the whole app process! The best place to be. I had to do a last minute move from Macon, Georgia and I called complex after complex. Courtland Watermark not only was very responsive, but they were patient and empathetic with all of my frustrations (obviously none of my frustrations had anything to do with them). They went the extra mile to make sure I’d have a roof over my head and they hadn’t met me until move-in day. On top of the great staff, the location is quite literally perfect. Anything you want/need is within walking distance. I would recommend this complex to anyone!

Easy process, well-documented so you can read the details again later. Leasing agent (Allison) was knowledgeable and quick to address any move-in concerns. Everything was ready for us - clean, well-maintained, and no delays with the move - with the exception of a loose knob on the stove which was fixed within a day. No complaints, which is a first for us. We are detail-oriented and usually have a lot of service requests when moving in somewhere, but not this time!

He was friendly and even went out of his way to make sure that the service was still working properly and checking on us. My entire experience from move-in to residency has been absolutely amazing. The entire team has always been happy to assist with any questions during the application process and move-in process. After move in I found a few minor repair items and the front office along with maintenance was super quick and responsive. There are several activities and events throughout the community which allows the ability to meet other residents to help give a true sense of community. The community is also very well kept and peaceful. Sasha and the entire front office along with maintenance are amazingly professional and I highly recommend this apartment community.

Cortland Watermark is awesome!! The staff are so friendly and personable- even remembering your name and addressing you personally when you’re in the office. The grounds staff are stellar as well, all smiles and quick to assist in any way. One day I was carrying my trash to the dumpster and someone on the gold cart stopped to take it for me - saving me the trip. I love it here! :D

I have visited a lot of properties and this one is extremely well kept. The staff was gracious and accommodating and I could tell they really care about their residents. First, let me start by saying the Cortland at the Water is bomb, (FBI agent reading this, this means a good thing) the facility is neat, clean, and the workout facility is pretty awesome. Allison M, one of the leasing agents is a pretty awesome person. She possesses the communication of a Airplane traffic controller person. She will communicate with you until she gets you in. Thanks Alli! The apartment, was super clean when I moved in, and the maintenance is also top notch. One call will do it, however, my linen closet door is still swinging open. Im sure they will get that repaired. Whatever you do, please do not go to the Franklin Gateway Apartment complex. Trust me on the words that are coming out my mouth, come here, and be happy. Cortland Watermark is an extremely beautiful and well kept community. I have felt right at home since the first week we moved in. For Valentine’s Day, they had a bouquet buffet with flowers, custom cards, and stickers. It was a very pleasant experience. As soon as I walked in the door I felt the love. I stayed at Watermark at East Cobb by Cortland for almost a year and my experience has been overall very positive. With their positive attitude, the office staff made the entire experience very welcoming. Special mention for Sasha, Jackie and Michelle. Leasing office staff, especially Sasha Schafler, Jackie, Pitts, Michelle Price were wonderful, extremely courteous, ever smiling and very very helpful. Right from the leasing process, move-in and then move-out, the entire process was very smooth. It was so easy to communicate with the entire staff, whether on phone or email or in-person. My move-in was from across the state, but Jackie was so helpful to provide a video tour, explain the entire leasing process, get us all set-up...it was the smoothest move-in I've ever had within US in so many years! Later Michelle and Sasha handled the initial payments/keys handover etc. and Sasha handled the move-out...everything super smooth!! I lived here for one year and only moved when moving to a different city. It’s a great community to live in, with a very comfortable lifestyle. Did not experience any issues that are common in other apartments such as mold, car break ins, unresponsive maintenance, lack of parking, pest issues - nothing. The apartments are well built and well kept, and maintenance is extremely prompt and friendly. Special shout-out to Sasha, Michelle, and Alexis in the leasing office for always addressing any matters efficiently and respectfully. Everything was easy from move in to move out procedures and no tricks or hidden fees, like you would find at many other places. It’s also super quiet, no construction noise or noise from a busy road or anything like that. I think this would be a good home for an individual or family at any stage of life. Friendly office staff. Very dog friendly community but tenants do not often clean up after their dogs. Due to recent knee surgery, I rented a first floor unit and it has been a nightmare. I barely get 4hrs of sleep with the tenants above me. They are constantly dragging around their furnitures at all hours. The building is old and the floors squeaks from above units (you literally hear everything and I have people above me who are up until 2am). Was told this was a very quiet community (must have been placed in the loud section).

My son resides at this residence I really wish I could but my credit isn't all that however it was a sad day he moved out today to work overseas but if you were to return back to Cobb county Georgia he says that he'll move right back in to this beautiful community, it's always quiet when I go over there there's never cops over there there's no thugs walking around over there people actually have their animals on leashes at this place it's just a lovely wonderful place to live and I sure as hell wish that I could get approved to live here. It's actually looks a lot better in person and then on the internet.

this place has been wonderful. As a student and young adult, they have been very helpful with us and haven’t taken advantage of the fact that we are young and this is our first place. The move in process was great and the place was extremely clean and fresh when we went to move in. The neighbors are nice as well and this all feels like home. I’m excited to keep living here. Sasha and Jackie are awesome and professional and very helpful. The amenities and apartment home layout and location on the lake was awesome!!!! I knew I had found my new home. Everyone who works here is very friendly and professional and helpful and willing to make you happy and comfortable and proud to call Watermark home. When I have have had questions or needed repair they have been prompt and professional and courteous. I feel blessed to live here and the residents and all the Cortland staff are huge parts of why I am proud to call this home!!!

6 months update: okay so let me start off by saying that initial when we first had the sink hole situation we wanted to move. However I want to applaud the entire staff at watermark from the leasing office to the maintenance crew. They have done a great job. These people actually really care about this community and went above and beyond to help better the situation. Maintenance is great and they are pretty prompt about resolving issues. This community is also amazing the people that live here will really make you feel at home. I would recommend this place 100% even with the issues we’ve had we have grown to really love living here. UPDATE: Sasha is amazing. Shortly after my review mostly everything was fixed. Now our apartment is in a way better state and we are super happy with our apartment and the community. Everyone is super friendly and the entire complex is maintained very clean. I diff recommend. It’s a very nice community to live in. We have felt very welcome at Watermark at East Cobb. The people are friendly. They always wave and say hello. The office staff and service/repair staff are quick to respond to issues and are diligent with followup.

Beautiful place to live - very quiet and maintained extremely well-lots of amenities, walking trail, pools, conference building, tennis courts, dog friendly with waste bags placed throughout the complex for the owner to collect their pets waste - dog park to let your furkid play in a confined safe area-playground for children, exercise room at the office, etc.

We had very pleasant stay at watermark. Wished we could stay longer but had to move because of job situation. They have very beautiful apartments and lake where you can take walk. It’s very nice community where the staff members are very friendly and helpful. Best apartment I moved in so far.
